ECONOMIC WEIGHT REMAINS ON PROPERTY OUTLOOK by JAMES LEWIS The latest FNB Property Barometer for the second quarter has brought some good news, pointing to a moderate uptick in sentiment regarding the property market back to the level of the fourth quarter of 2018 which is also higher compared with the corresponding quarter in 2018. Price growth remains low but seems to have stabilised. While this gives hope for the market to improve as the year progresses, it is important to remain mindful that the economic challenges will remain a weight on the property market outlook for this year. The news that the SA GDP fell by 3.2% in the first quarter, the biggest drop in 10 years, was disappointing for sellers and investors, especially following what is seen as an investorfriendly elections outcome. While there is expectation of improved economic data for the second quarter, the property market continues to be stymied by the weight of the economic challenges.
To understand the challenges, it is worth unpacking these a little. Firstly, the role that the National Election played this year was significant. It was one of the most anticipated National Elections since 1994, and while it did not bring about the largescale populist surge that some feared, a number of trends emerged including a shift away from the centre to more nationalist forces; this being in line with the global trend. The gains by the EFF is seen to be a good challenge to the ANC on service delivery and land policies. The ANC also just managed to hang onto the economic heartland of Gauteng and will be under pressure there. The DA, while it suffered losses, retained the Western Cape. While not much has changed in SA, we have seen that politics and the economy are uniquely linked. Presenting to the recent Seeff National Licensee Conference, leading political analyst, Daniel Silke noted that one of the benefits of the rise of the EFF, is that it will keep the ANC in check with regard to delivery. The DA retaining the Western Cape is an endorsement by local voters of confidence in the running of the province and we have seen the positive impact that this has had on the property market during the upward cycle of 2014-2017.
Cyclical nature of the economy and property market We know that all economies move through cycles and these seldom last beyond 3-5 years. Most economists believe that the SA economy is bottoming out and if President Ramaphosa’s government can steady the course of the economy and management of the SOEs (State Owned Enterprises), we should see stability return, paving the way for economic recovery. The property market does not exist or operate in isolation. It is intrinsically linked and interdependent on the economy. This was clearly demonstrated in the initial economic and property market pick-up towards the end of last year on the back of President Ramaphosa’s appointment. The lead-up to the elections this year, however, saw those gains drop back as a period of stagnation set in and buyers became hesitant to put pen to paper. Most buyers wanted to wait until after the elections before making their move. Given the first quarter GDP figures, this consumer apathy was certainly not confined to the property market, but has had a significant dampening effect on the economy as a whole. Without a thriving economy, it is unlikely that we will have a thriving property market. That is not to say that the property market is in the slumps, far from it. The cream is off the top

property angle
though and the premium that buyers and investors placed on investing in bricks and mortar is out of the market for the time being. Most analysts believe that after five years of runaway growth in the Cape, and in view of the declining incomes and investment returns, a market breather is necessary. Consider for example that while GDP growth has averaged at around 2% on average at best over the last six years, the mini-boom in the property market of 2014-2017 yielded price growth well above the GDP growth, outstripping it by a margin of up to 50:1 in some high demand suburbs and areas. Naturally, this was not sustainable.
Africa and emerging economies opportunity Although South Africa is currently regarded as underperforming in relation to its peers in SADC and the Emerging Market economies, the potential is there according to Daniel Silke who highlighted that Africa remains of great interest to investors and the continent is seen as a growth hub over the next 5-10 years. Six of the ten fastest growing global economies are in Africa and with a growing consumer class, the continent along with Emerging Markets remain on the radar of global investors as they see these economies as offering the best prospects for good investment returns. From a South African perspective, there is work to be done as the country has fallen behind other African countries. Drawbacks according to Silke centre around the difficulty of doing business and he believes that government needs to cut the red tape and taxes to stimulate the economy.
Scanning the horizon for what’s next The first quarter economic data has certainly not brought much good news, but it is not just bricks and mortar investments that are feeling the economic pinch. Property funds, while doing better compared to many other funds, are also not delivering stellar returns right now. The weak equity market has meant that investors have not made the extra cash that they may have put into property. That said, there will always be a level of property demand and the Southern Suburbs, Constantiaberg, Hout Bay and Llandludno represent a high demand residential real estate belt which offers a desirable location, excellent schools and solid property growth. FNB’s latest Property Barometer notes that the outlook for the housing market remains fairly flat, but there are some signs of improvement. It also continues to cite economic factors as weighing on the property market. Given the high levels of stock, and flat price growth combined with the 25 basis points’ interest rate cut, taking the base mortgage loan rate to 10%, means that conditions in the property market are very favourable for buyers.
If you do own property in SA, then the Cape is probably still the best place in terms of the mix of location and growth. A recent analysis by Lightstone (Deeds office property transfer data) for example shows that the City of Cape Town has the highest value property in the country, accounting for R 1,6 trillion of the value of all residential property.
Higher stock levels equate to flatter prices While there are always area differences, by and large the Southern Suburbs, Constantia, Hout Bay and Llandudno property markets have all seen a notable rise in stock on the market while buyers have held back which has placed downward pressure on offers and sales volumes. As the year has progressed, there has been an increase in the number of sellers who have to drop their price to conclude a sale, especially at the higher price levels. Propstats data for January to May for example shows that the market has weakened year-on year from taking on average 8 weeks to sell a property last year, to 10-20 weeks (76-146 days) during the first half of this year. Where sellers had to drop their asking price by around 7%-8% last year, it weakened further to 8%-12% to as much as 20% on high end deals this year. While looking forward to buyers returning to the market, the reality remains that with more stock to choose from, we expect asking prices to remain under pressure. The fundamentals of these areas remain strong – a quality lifestyle combined with top schools and an inherently strong property market means that as sentiment improves people will continue putting their money into bricks and mortar.
There will always be a market for well-priced property, but the days of overpricing are gone for now. If you are serious about selling, put your trust into an experienced local agent who has successfully navigated the ups and downs of the market and who are best placed to provide optimal guidance.

FLAT PROPERTY MARKET AHEAD, BUT A GOOD TIME TO BUY As the year has progressed, the property market has been characterised by a great deal of buyer apathy and low demand while stock levels have risen considerably. At the same time, price growth has weakened to around 4% at best, barely keeping tread with inflation. While there are always exceptions in any market, most areas are reporting that with the demand side of the property equation down and the supply side up, conditions have now swung in favour of buyers, and it is a good time to buy. ABSA and FNB’s recent property market commentary have also confirmed this. The interest rate has remained flat, although we would have liked to have seen a cut in the rate to give the economy a positive injection. The bank lending climate remains favourable and driven by increased competition among the banks for the limited pool of mortgage loan applications, it should be a little easier for buyers to obtain mortgage loans. It is a great time for buyers who should now start taking advantage of the opportunities in the market. If you are ready for your next property move, but have been waiting, then now is a great time to get hold of your local agent to have a look at the good deals on offer in the market.
Sellers will continue to find resistance to high prices. Buyers are likely to continue looking for an irresistible price and if serious about selling, sellers should be ready to capitalise on that.
While there is an expectation that sentiment will improve on the back of what is seen as a successful election and a continued focus on reform and rejuvenation by President Ramaphosa, the economy seems set to remain relatively muted. The recent Reserve Bank Monetary Policy Committee presentation on the interest rate noted that the economy will remain under pressure with the bank adjusting the expected GDP growth rate down further to 1% for 2019, from a previously adjusted 1,2%. Under these circumstances, we expect that the property market will continue trading fairly flat throughout this year with price growth forecast to remain in the range to 4% at best. The reality of an overstocked market and climate of weak economic growth is that the focus will remain on asking prices.
SAMUEL SEEFF Chairman, Seeff
“Plenty of good stock on the market, a flat interest rate and increased appetite among the banks to grant mortgage loans, makes it a good time to buy.” – Samuel Seeff, Chairman of Seeff

international markets, a second passport offers peace of mind and security for wealthy South Africans, says Nadia Read Thaele, Managing Director of LIO Global, a specialist firm in Residence and Citizenship by investment programs. Kerzner Estate
Kerzner Estate,
exclusive residential housing estate launched by Sol Kerzner The Kerzner family has launched one of the most anticipated developments in Cape Town, the new Kerzner Estate which is set to be one of the most exclusive residential estates in the country.
THE LOCATION
THE ESTATE
Conveniently located between Camps Bay and Constantia, Kerzner Estate is close to Cape Town’s world famous beaches, a short drive away from the V&A Waterfront, the city centre, and the wine farms of the Constantiaberg Valley.
The Kerzner family are famous worldwide for luxury hospitality, and residents at the Estate can arrange to enjoy unique, resort-style services such as horse riding lessons, catering services, housekeeping options and airport transfers.

Kerzner Estate
T
he 10ha estate is located high on the slopes of Leeukoppie, just off Victoria Road with stunning views towards Chapman’s Peak, the bay, valley and mountains. The estate offers 48 luxury houses with three, four and five bedrooms, priced from just over R20 million inclusive of VAT with no transfer duty payable. Ross Levin, Seeff Atlantic Seaboard and City Bowl developments director, says that Seeff has enjoyed the opportunity to work closely with the Kerzner family again. Given that this is the Kerzner’s home here in South Africa, this is a project close to their hearts, so much so that this is the first development ever to carry the Kerzner family name. Kerzner needs no introduction and is a hotelier of world standing who has brought enormous prestige to South Africa. He bought the original property in 1983 and it has served as his Cape Town home since and is famed for hosting visiting celebrities and delegates and for his New Year’s Eve parties. Developed as an eco-estate, each plot is around 1500sqm. The luxury houses feature unique designs with greening elements and the use of natural building materials such as wood and stone, tailored to suit each individual site, all under the careful eye of Sol Kerzner and his daughter, Andrea, says Levin. In typical Kerzner style, six architectural firms are involved in designing the homes of the first release. These include Dennis Fabian from Fabian Architects, who has a long-
68 | Seeff Property Pages | Edition 43
standing history with Sol Kerzner along with Stefan Antoni from ARRCC, Sean Mahoney from studioMAS, Jon Jacobson from Metropolis, Sally Tsiliyiannis from Gapp and Ian Gray from COA (Craft of Architecture). Each home is designed in a manner that it cannot be picked up and placed on any other plot, because the architecture of each home is tailored to the site like a great suit. This means that every home maximises on the unique features that the particular site has to offer. All houses enjoy air conditioning, fireplaces in the living areas, en-suite bathrooms to every bedroom, provision for grey and rain water harvesting and top of the line finishes. House sizes range from 374sqm-738sqm, but there is no onesize-fits-all here and each house will be unique, designed by a different architect to fit the plot perfectly and bring out the best views/features possible. Aside from the top class architectural designs by some of South Africa’s top architects, the finishes will be of superior quality. This will include EuroCasa Kitchens and Miele appliances, aspects such as stone and wooden flooring, top quality bathrooms, double glazing, air-conditioning in bedrooms, fireplaces in the living areas, a swimming pool, an allocation for rain water and greywater harvesting and landscaping allowances. One of the core principles that Mr Kerzner built his hospitality success on is to ‘blow the customer away’ and Levin says that the same attention to detail and the highest standards applies to this estate.
Kerzner Estate
The estate will have top security, a fitness centre, and access to a host of Kerzner Hospitality services that residents may want to make use of. The indigenous vegetation of the estate will be restored with fynbos replacing all alien pine trees. The estate is just a 15-minute drive from the Atlantic Seaboard attractions and Blue Flag beaches and also from the top private schools here and in the Southern Suburbs. Levin says that he expects significant interest in the development to come from buyers within the Cape looking for a luxury security estate home as well as from upcountry areas such as Johannesburg and Pretoria. The estate will also appeal to international buyers looking for a second home in South Africa.

MAKE A CONCRETE FIREPIT FOR WINTER EVENINGS OUTDOORS With chilly evenings heading our way here’s how to build a simple concrete firepit that will add a dash of style to an outdoor patio, while warming up cold nights in the garden.
Article source: http://www.easydiy.co.za
The inspiration for this project came from an old metal fire bowl that was headed for the trash. Instead of throwing out they decided to reuse the metal bowl. By creating a square concrete frame and filling it with gravel and pebbles, the bowl was set in place and can be used to burn wood or charcoal.
PREPARATION: You need a solid area for building the concrete firepit. Add a sand bed if you need to make a level area.

diy for the home
STEP 1
Make up a form for pouring the concrete. You can nail together pine or shutterply (cheap plywood) to make the form and will find this at your local Builders. You need to build an outer and inner frame and secure with stakes set on the outside of the form. Use two stakes per side. These will also secure the form to the ground and keep it from moving around. Use a spirit level to ensure the form is level on all sides.
STEP 2
Use a hammer to drive steel rebar into the form at the corners and at 20cm intervals along the sides. Make sure the rebar is securely in the ground and sits below the edge of the frame. Run lengths of rebar horizontally between the vertical rebar and tie these together with steel wire to make the reinforcing grid. For extra reinforcement, add chicken wire mesh. Cut pieces to fit inside the form and tie to the rebar grid with wire. Steel rebar and chicken wire can be found at your local Builders.
STEP 3 Pour concrete inside the frame. Use a wood batten to tamp down the concrete so all holes are filled; you don’t want any air bubbles trapped inside the form. Smooth off the top with a wood trowel. Once the form is filled, tap with a rubber mallet while still wet. Leave to dry for 48 hours. After 48 hours you can carefully remove the forms and use a steel trowel to clean up and smooth the outside.
STEP 4 To finish off, pieces of slate to fit the top of the frame and mortar in place and then add gravel about three quarters of the way full, so the top of the fire bowl will be flush with the top of the concrete frame. Add or remove gravel until the bowl is at the correct height. Top up around the bowl with decorative pebbles so that only the top rim of the bowl is exposed.

recipes The art of Lebanese cooking spans thousands of years and has its roots in Levantine culture the term Levant entered the English language in the late 15th century deriving from the Italian word levante meaning ‘rising’ and referring to the rising of the sun in the east. Never has this been more significant than at the present moment, with the world waking up to the richness of Lebanon and its cuisine! Having grown up in a Lebanese home here in South Africa, my culinary journey began at age five, and I have never lost the excitement. Hope you enjoy these recipes from my grandmother’s kitchen.
HUMMUS BI TAHINI WITH ROASTED BEETROOT
SERVES: 8 (MAKES ABOUT 2 CUPS)
INGREDIENTS 400 g can chickpeas 300 g beetroot (and a little olive oil to roast) sea salt flakes 6 tbsp tahini 3 large cloves garlic, peeled & crushed 60 ml fresh lemon juice ¼ tsp ground cumin 60 ml olive oil
METHOD Preheat the oven to 180°C. Peel the beetroot and cut into quarters. Toss in olive oil and sprinkle with the salt flakes. Place in the oven and roast for about 30 minutes or until tender. Set aside to cool. Drain the chickpeas, retaining some of the liquid, and place in a blender. Peel and crush the garlic and add to the chickpeas, along with the tahini, lemon juice, cumin and oil. Add the beets and blend until the mixture has combined, adding some of the liquid, a drizzle at a time, to get a smooth consistency. Drizzle with olive oil and serve on a mezze platter.

BABY MARROWS STUFFED WITH LAMB MINCE AND FRAGRANT RICE SERVES: 6 to 8
INGREDIENTS 8 medium/large sized baby marrows olive oil 1 medium onion, peeled & cut into eighths 2 cloves garlic, peeled 2 x 240 g cans peeled & chopped tomato 1 tbsp sugar salt to season 1 tsp sumac 250 g minced lamb 1 cup fragrant rice, uncooked Âź tsp ground nutmeg
METHOD Wash the courgettes well. Hollow out as much of the courgette as you can by using a manakra. Place the inside bits to one side. Heat the oil in a deep saucepan. Fry the onion until transparent and add the garlic. Fry until the garlic begins to release its flavour. Add the chopped, peeled tomato and allow to heat through. To cut the acidity, add the sugar and then season with the salt. Add the sumac and the courgette insides and allow the mixture to come to a slow simmer. Mix the mince and rice together and add the nutmeg, salt and pepper. Mix well using your hands. Stuff the courgettes loosely, leaving about 2 centimetres free at the opening. Place them in the sauce and cook on a low simmer for about 40 minutes..
CHEF’S NOTE: A manakra is a special tool that looks like a long apple corer.

sa-vour a weekend getaway
Being in the midst of winter, with no holiday on the cards, I was in desperate need of some down time. I had been to the Longtable at Haskell Vineyards a few times some years back and I just loved the location, the views, the wine and the food. When I discovered that they had accommodation on the farm, it was an incentive to get a girlie weekend planned. We arrived at Haskell in the bucketing rain with a low cloud covering the mountains... I love the long drive up Annandale Road to get to the Estate as it feels like you are heading way into the country.
to our tables. Winemaker Rudolph Steenkamp welcomed us. He explained that we were going to be drinking 10 year old wines that evening – and that they had all been carefully paired with beautiful dishes prepared by chef Cornelle .
Haskell has two properties on their farm, The Residence and The Cottage. We were staying at The Residence, which is an elegant tastefully decorated country house. It really feels like a Grand Olde Dame. The homestead is very spacious, with a lovely large lounge with a huge and very effective fireplace. There is an open plan formal dining room which adjoins a modern and very well equipped kitchen. There is a large covered stoep with loungers and a long table perfect for a lazy lunch and the property is surrounded by a beautiful garden area with braai facilities. In summer, I would undoubtedly lay a blanket on the grass under the trees and spend the afternoon enjoying the view! The house has two en-suite bedrooms (one with a King bed and the other a Queen). One has to walk through the one bedroom to get to the other, so the house is best suited to a group of good friends or a family. Saying that each room has an external door so you can easily walk across the stoep to get to the common living area. The one bathroom has a freestanding bath and shower and the other a freestanding bath. There is also a third washroom.
The first course was asparagus on a bed of smoked salmon topped with a crispy egg and elderflower and lemongrass dressing. The dish was paired with a 2009 Sauvignon Blanc … the complexity of which was incredible, as one rarely drinks an aged Sauvignon Blanc in SA. Rudolph explained that we should taste the wine on its own and then take a mouthful of the food (ideally a combination of all the flavours on the plate) and then we should try another sip of the wine. Amazing to experience how the food and the wine complemented one another so beautifully!
The second property, the Cottage, is a gorgeous loft style apartment with one bedroom, an open plan kitchenette, dining room, and bathroom with shower. It also has magnificent views and a lovely veranda and outside braai area. Our timing couldn’t have been more perfect as it turned out that there was a Winemaker’s dinner at the Longtable Restaurant on the Friday of our weekend getaway. Bliss! After a welcome Kir Royale around the fireplace, we headed 82 | Seeff Property Pages | Edition 43
Next up was a goats cheese and lemon ravioli topped with crispy proscuitto and truffled honey. It was a toss up between this and the dessert as to which was my favourite course. The lemon cut through creaminess of the goats cheese , the crisp prosciutto added just the right saltiness and crush and it paired just perfectly with the 2009 Dombeya Chardonnay. The third course was an earthy Mushroom and Pearl Barley Risotto with chestnut foam and textures of mushroom. This was paired with the 2009 Dombeya Merlot. The fourth course was Venison Wellington (made with Kudu) with burnt blood orange and star anise jus with cinnamon pumpkin puree and blood orange crisp. The flavours of this dish paired beautifully with the Haskell II 2009, which is a blend of Cabernet, Shiraz and Mouverde. The final course was a Salted Dark Chocolate tart with caramelized hazlenuts and Nutella ice cream. I was in heaven as chocolate and hazelnut are my favourite dessert
foodlifestyle combination. The texture of the tart was perfect and the sweetness of the Nutella ice cream complemented the salted dark chocolate so well. The crunchiness of the hazelnuts finished it off beautifully. The wine was the Dombeya Fenix 2009 which is a Cabernet and Petit Verdot blend and it was a somewhat surprisingly awesome match as I generally don’t tend to drink reds with dessert All in all an amazing experience – beautifully prepared food and a real privilege to taste the 2009 vintages We headed back to The Residence, lit a fire and poured a last glass of wine so that we could share a post mortem of the incredible meal we had shared. Then it was to bed in crisp white linen and very, very comfortable beds.
We were very tempted to stay for lunch as the menu was so enticing and we had experienced such incredible food on Friday evening. The Longtable is all about small plates and sharing and the menu changes with the seasons We resisted and opted for scrambled eggs, avo and toast on our verandah. We were then ready to re-engage in our canasta game and we spent the rest of the afternoon playing cards, laughing, and soaking up the sunshine, fresh country air and incredible views. As the sun started to drop it was home time. We had shared a special weekend of food, wine and friendship in a beautiful location and left happy and with our batteries re-charged.
We awoke to pouring rain, and so we had the perfect excuse to remain indoors with coffee and rusks. The Residence has both a Nespresso machine and a coffee machine to enable the morning caffeine kick The beauty of staying at Haskell is that you feel as though you are in the middle of the countryside yet you have great restaurants and shopping ten minutes away. To take advantage of this we headed into Stellenbosch for breakfast. We stumbled across Café Furlough … which has a great menu and fabulous coffee! The Eggs Benedict were proclaimed to be excellent by the girls and I had the folded eggs with feta, bacon and leeks. TOTALLY Delicious! There was a tempting array of sweet treats. Next time! We decided that a wine tasting was in order and we headed to one of my favourite estates, Waterford. I love doing a tasting there as you can sit in comfortable couches, there is a roaring fire, the décor is beautiful and always changing, the staff are phenomenal and then of course there are the wines !! Murray – who served us was knowledgeable and engaging and treated us to a little extra wine. A perfect way to while away a rainy Saturday afternoon. Back home we played backgammon and dozed alongside the roaring fire whilst we watched the changing view of the mountains as the rain and mist came and went! One of the magical things about The Residence is that there is a magnificent view from every window! The rain even stopped for long enough for us to venture outside and take some pics and capture the magical rainbow After a late lunch of mushroom soup it was time to teach the girls the card game, Canasta. They were a little skeptical at first but soon the challenge was on and the rules were well understood enough to pour the first glass of wine! I had marinated some lamb that morning to make a lamb curry so dinner was super easy to prepare. The kitchen at The Residence had everything we needed and we couldn’t have asked for a more perfect evening – a roaring fire, great company, an entertaining card game, delicious food and great wine. Next morning we woke up to brilliant sunshine. Everything was clean and fresh after the rain so we donned our walking shoes and headed into the adjoining vineyards for a brisk and beautiful walk. We engineered our route to ensure that our walk ended at the Long Table Restaurant so that we could enjoy a welldeserved cup of coffee. The flat whites were served with the most delicious lemon and poppy seed biscotti and were so good that we had to order a second round! Sheer happiness sipping coffee in the sunshine with good girlfriends taking in the spectacular views.

A SENSE OF PLACE is to us a concept that succinctly captures the essence of Haskell Vineyards. It is a feeling, a perception of potential and possibility, built on immutable truths. Haskell Vineyards – our sense of place – is built around many of these. Our Boutique Winery makes its home on the slopes of the “ Golden Triangle” sub region in Stellenbosch and is 23 hectares in size of which 14 hectares are planted under vine. Whilst Syrah and Cabernet Sauvignon are the mainstays of production, Haskell Vineyards also has some of the oldest Chardonnay vines in South Africa. At LONGTABLE we have created a relaxing and convivial venue amidst the vines where you can take time to savour unpretentious yet mouthwatering food, and wine!

THE IDEA OF A ‘SMALL PLATES’ MENU is to allow you to experience a kaleidoscope of flavours, sharing tastes and sensations at your leisure The original idea behind Longtable was what was implied in the name alone: a shared table, communal dining, the opportunity to converge and enjoy the delight of fine food and good company, as one. The concept still applies and we encourage our guests to share and compare, to take themselves on a food adventure across the diversity of flavor that is the new Longtable menu. As always there will be outstanding wine to match your food journey. Whilst the name remains, significant changes has been made to the restaurant building to give way to a fresher, lighter and more vibrant atmosphere. The kitchen team is led by Head Chef Cornelle Minie, who started her career at Terroir Restaurant under the tutelage of Stellenbosch legend, Michael Broughton, followed by a senior position at Cuvée Restaurant/Simonsig Estate and finally leading Babylonstoren “ Babel” for many years. Cornelle is passionate about finely crafted food and brings with her a palate attuned to food and wine matching. “We look forward to welcoming you at the Longtable and will do our utmost best for an amazing and wonderful experience at the farm”. amazing THINGS TO DO Hop on your bike Girl with bike AmsterdamThere are over 800,000 bicycles in Amsterdam. That’s more bikes than people! Cycling in Amsterdam is a way of life, made easier by the city’s unbeatable network of cycle routes and flat landscape. Amsterdam regularly comes out on top in lists of the world’s most cycle-friendly cities, and there’s no finer way to explore the city’s streets, canals and attractions than by pedal power. Cycling in Amsterdam is safe, enjoyable and invigorating - so join the locals and hop on your bike. Find out more about cycling and bike hire in Amsterdam.
Get lost in the arty Jordaan Often cited as Amsterdam’s most charming neighbourhood, wandering into the Jordaan feels like stepping back in time. Originally a working class area, the Jordaan’s narrow streets and quaint buildings now make up one of Amsterdam’s most desirable quarters, dotted with independent art galleries, antiques shops, courtyard gardens and atmospheric bars and restaurants. Ditch the map and lose yourself in the labyrinth of narrow lanes that sprawl eastwards from Prinsengracht canal known as the 9 Streets; one of Amsterdam’s most rewarding shopping experiences.
Soak up some culture in Museumplein Home to the Rijksmuseum, the Van Gogh Museum and the Stedelijk Museum, Museumplein is the cultural beating heart of Amsterdam. Recently renovated to a world-class standard, the leafy 19th-century district of Oud-Zuid is an art lover’s utopia. The open square between the buildings pulses with activity all day, with open-air exhibitions, markets and a large paddling pool to dip your toes into on warmer days. In the winter months, the square transforms with a vast outdoor ice rink.
Catch the ferry to Amsterdam North Many visitors to Amsterdam never manage to venture north of Amsterdam Central Station - which is a shame, considering the vibrant food, drink and cultural scene that’s burgeoned across the water, along the banks of the IJ. A short (free) ferry trip will take you to a number of drop off points, including cultural hotspot NDSM, where you can enjoy a host of hip waterside hangouts, frequent festivals and events.
Take a canal cruise Created in the 17th century to keep the sea at bay, Amsterdam’s UNESCO protected canal belt is the quintessential picture-postcard vision of Amsterdam, and an unbelievably pretty sight by both day and night - when the bridges are lit up by fairy lights and the whole area takes on a magical feel. Floating along the canals by guided boat tour is a great way to get under the fabric of the city, and you’ll learn lots of fascinating facts along the way – such as why the tilting homes along the canals are known as ‘dancing houses’. There are many different canal cruises to choose from, from hop-on-hop-off sightseeing tours to atmospheric candlelit night time cruises with food and wine. Get a free canal cruise with the I amsterdam City Card, or book a canal cruise online with the Canal Cruise Ticket. Seeff Property Pages | Edition 43 | 87
travel - amsterdam Try herring from a herring cart Raw herring may sound a little scary to the uninitiated, but every visitor to Amsterdam should give it a go. You’ll spot haringhandels (herring carts) serving up this Dutch speciality all over the city - ask for a ‘broodje haring’ to get the fish served in a small sandwich with pickles and onions. The best time to try raw herring is between May and July when the herring is said to be at its sweetest.
Discover independent shopping streets While many visitors head straight to the busy chain-store mecca of Kalverstraat, those in the know get their retail therapy at one of the city’s more locally flavoured shopping meccas. The most well known of these is De Negen Straatjes or ‘The Nine Streets’ at a quaint warren of cobbled streets that connect the main canals between Leidsegracht and Raadhuisstraat. Here you’ll find over 200 retailers, including a fine selection of independent boutiques, vintage shops and specialty stores selling everything from designer dresses to handmade cosmetics.
Visit Anne Frank House Reflect on the atrocities committed against the Jewish people during World War II at the Prinsengracht house where diarist Anne Frank and her family hid from the Nazis for two years after feeling persecution in Germany. The front of the house is now a thought-provoking museum but the back annex has been preserved to give an idea of what life was like for Anne and the families she hid with. Waiting times are often lengthy; so visit early in the morning or book online in advance to beat the queues. Find out more about visiting Anne Frank House.
Go beer tasting under a windmill There are eight remaining windmills in Amsterdam, the most easy to visit being de Gooyer in the Oostelijke Eilanden (Eastern Islands) neighbourhood. And this isn’t just any windmill – for under the sails of this striking landmark is Brouwerij‘t Ij; an award winning artisan microbrewery with a large outdoor drinking terrace and 30-minute guided tasting tours. The brewery produces a range of organic standard and seasonal ales that you’ll find in many Amsterdam bars, though nothing tastes quite as good as beer brewed on the premises. Find more of the city’s top craft beer bars and microbreweries.
Immerse yourself in food, drink and culture at Westergas Located at Westerpark, this sprawling complex of former industrial buildings used to be the city’s municipal gasworks. Now transformed into a colourful cultural hub, Westergas is home to a variety of tempting bars, restaurants, coffee roasters, a microbrewery, art house cinema, and a whole host of creative businesses. Look out for regular food markets, mini festivals and events held here, such as the vibrant Sunday market held on the first Sunday of every month.
Wake up and smell the tulips Yes, they’re as clichéd as clogs, but tulips are a definitive symbol of Dutch culture, and a trip to the Netherlands wouldn’t be complete without feasting your eyes on these beautiful blooms. The most famous place to buy tulips and bulbs in Amsterdam is at the Bloemenmarkt – the world’s only floating flower market which lines the Singel with 88 | Seeff Property Pages | Edition 43
travel - amsterdam colourful flower stalls. If you’re visiting Amsterdam in spring, then take the short 20-minute trip out to the world famous tulip fields (Bollenstreek) – stretching out in colourful stripes across miles of lowland fields between Haarlem and Leiden.
Discover Amsterdam’s parklife With over 30 parks to choose from, you’ll never be short of a picnic spot in Amsterdam. More than just leafy escapes from the urban hustle, parks are at the heart of Amsterdam culture – and every time the sun rears its head you’ll see locals packing up the disposable barbecue and bunting and heading down to their nearest garden. The 47 acre Vondelpark is the largest; housing an outdoor theatre with live concerts in summer, three bars and restaurants and a range of other attractions. Other notable parks are the cultural hub of Westerpark, Sarphatipark in De Pijp and Rembrandtpark in the West – home to the oldest petting zoo in the city.
Visit a market in Amsterdam
Whether you’re looking to snag a bargain, try some local delicacies or just soak up the atmosphere, visiting one of the many markets in Amsterdam is a unique and unforgettable experience. Markets selling everything from antiques to books and artisan food to vintage clothes are held all over the city every day. Some of the most popular Amsterdam markets include the Albert Cuypmarket in De Pijp (Mon Sat) Lindengracht market in the Jordaan (Saturdays), and the Waterlooplein flea market (Mon – Sat).
Eat your way around 30 food stalls in a former tram depot Located in the hip Oud-West neighbourhood, De Hallen is a brand new centre for the arts, crafts, fashion and food in a recently refurbished industrial building dating from 1902. De Hallen houses a cinema, independent stores and a boutique hotel, as well as the impressive Food Hallen – a food and drink heaven where visitors can munch their way through a selection of upmarket street food from one of many vendors located around a central bar. Every other weekend, a fortnightly local goods market sets up stall in the building’s central passageway.
Come face to face with original Van Goghs No trip to Amsterdam could be complete without paying homage to Dutch impressionist Vincent Van Gogh. The modern building on Museumplein is home to more than 1000 of the artist’s paintings, drawings and letters, and offers visitors the chance to not only get up close and personal with some of his instantly recognisable works, but also to track his development and learn more about the artists who inspired – and were inspired by – him. Find out more about visiting the Van Gogh Museum and get free entry to the Van Gogh museum with the I amsterdam City Card.
Discover a secret courtyard in the heart of the city The Begijnhof is one of Amsterdam’s oldest inner courtyards, and is a surprisingly tranquil escape from the city commotion. Formerly home to the Beguines – a group of unmarried religious women who chose to live together in a close community – this quaint medieval enclosed court houses a group of historical buildings arranged around a central green, including the oldest wooden house in Amsterdam. It’s a surreal experience and well worth finding the discreet entrance via the Begijnensteeg, off the Kalverstraat. Seeff Property Pages | Edition 43 | 89

14 WAYS TO AVOID GETTING SICK WITH A COLD OR THE FLU
Are you avoiding your co-worker with that hacking cough, cold, or flu in the cubicle next to you? Do you draw your hand back from every doorknob? Have cold-and-flu phobia? Get a grip before the grippe gets you. We’ve consulted dozens of medical experts to bring you 14 ways to avoid colds and flu this season. EVERY TIME YOU SHAKE SOMEONE’S HAND, WASH YOURS
This article was originally published on www.health.com
But don’t stop there. Wash them as much as possible, says Mark Mengel, MD, chair of community and family medicine at Saint Louis University School of Medicine. Running lots of water over your hands will dilute any germs and send them down the drain.
KEEP YOUR HANDS OFF Touching your nose and your eyes may hurt you, Dr. Mengel says. Those are the most common places for germs to get in.
GO TO BED As if getting enough sleep on a normal basis isn’t hard enough, you need more zz’s when you’re feeling under the weather. When you’re tired, your body isn’t fighting as hard, so Dr. Mengel suggests getting 8–10 hours a night.

BUILD UP WITH HEALTHY FOOD You may think its hard to eat healthy on a regular basis, but eating plenty of fresh fruits and vegetables supports your immune system, says Jeff Robertson, MD, chief medical officer for health insurer Regence. And that’s a lot easier than fighting off the flu.
WORK OUT Get those sweats on and exercise, says Ann G. Kulze, MD, CEO and founder of Dr. Ann and Just Wellness. Working out regularly enhances immune function, she explains.
STAY AWAY Keep your distance from people displaying symptoms like sneezing and coughing. While that strategy may seem obvious, it applies to more than just strangers and colleagues. Stay away from sick friends and family when possible, Dr. Robertson says.
health&fitness
GET YOUR SHOT Yes, every year. Here’s where to get your flu vaccine for free.
SANITIZE YOURSELF Keep sanitizing gel or alcohol-based hand wipes on you at all times. But read the label before you buy, says Dr. Robertson: Some wipes are not alcohol-based and won’t be as effective.
ANOTHER REASON TO QUIT Smoking increases the risk of infections by making structural changes in the respiratory tract and decreasing immune response, according to a study of smokers and infection published in the Archives of Internal Medicine in 2004. In particular, Dr. Mengel says, smoking destroys cilia, the little hairlike fibers inside our noses; this can help increase infection risks.
DID YOU JUST DOUBLE DIP THAT CHIP? Beware of the dip. It may be harboring more than savory salsa. Double-dippers may be passing germs to those who eat after them, Dr. Mengel says.
ANOTHER REASON TO SHOP Our purses pick up germs like we do, according to Joseph Brasco, MD, author of The Great Physicians Rx for Colds and Flu, so you could be re-infecting yourself every time you pick up your handbag. His suggestion: Put away your cloth purse during the winter months and carry one made of easier-to-wipe-down vinyl or leather. (Of course, you could always just buy more bags.)
I HEAR YOUR MOTHER CALLING This article was originally published on www.womenshealthmag.com
Biting your nails may be hurting you, Dr. Brasco says. Germs get under your nails and nibbling is a fast way to ingest them.
TRY TO SMILE New research has found that happiness may help you. Carl Charnetski, MD, professor of psychology at Wilkes University, found that sex, positive thinking, playing with a pet, and other pleasurable behaviors boost your immune system.
YOU WANT ME TO SNEEZE WHERE? When you have to cough and sneeze, do so into the crook of your elbow, not into your hands. Since your hands are a common source of germs, doing that will prevent them from spreading, Dr. Kulze says.

PREPPING OUR GARDENS THROUGH WINTER FOR SPRING
With Winter fast approaching there is no better time to get out in the garden and start planning and preparing for Spring planting, so take some time to have a walk around your garden and plan any additions, changes or improvements you could make, whether large or small! With the likelihood of droughts becoming prevalent the need to conserve valuable water is so important. Rain barrels and drip-irrigation systems will make use of any rainwater. ‘Grey’ water, from showers, baths and washing up water can be used. Indigenous plants that will cope with drought conditions are an excellent choice for borders. Do you have a compost heap? It’s an easy, affordable organic method of making compost which will enrich your garden with nutrients when spread over your soil and around your plants, shrubs and trees. It will also help moisture retention. If you still have a lawn you could, maybe, consider replacing it with some paths, gravel, paving or decking. Lawns are thirsty and high-maintenance and spend a lot of time looking very ‘brown’! There is a large variety of fabulous drought-tolerant plants such as native grasses, shrubs and perennials which look stunning when planted to soften the landscape. Give your borders a well-earned Winter boost by loosening the soil and spreading some organic manure from your compost heap over the top. Shrubs and trees will benefit from pruning now during the colder months of the year. Do remember, though, when pruning shrubs with berries to leave them for the birds! Pruning now will encourage strong, lush Spring growth. Mulch well after pruning, keeping the mulch away from the bark as this can cause rotting. 92 | Seeff Property Pages | Edition 43
gardening tips
Most fruit trees, such as Apple and Pear, can be planted anytime through Winter so the tree can become established and you will be able to harvest the fruit from next Summer. This is the best time to plant some colour in your garden as the soil is still relatively warm. If you are planting seedlings plant them out either early morning or late afternoon when it is cooler. Be careful not to bury seedlings too deep, and water well. Alyssum, Snapdragons, Dianthus, Gazanias and Petunia seedlings planted now will bloom for months in a sunny spot, with regular feeding. Winter and Spring flowering bulbs are ideal to plant now. Bulbs like a well-drained soil with some compost added to the area. Once planted bulbs will pretty much take care of themselves and flower over a long period.
Perennials that include Lavender, Aryranthum, Brachyscome, Osteopermum and Perlargoniums are reliable ‘gap’ fillers in borders. Lift and divide established perennials such as Agapanthus and Crocosmia. Vegetables that will grow well in the Winter are Carrots, Beetroot, Radishes, Turnips, Leeks, Onions, Broccoli, Peas and Broad Beans for some tasty homemade soups and casseroles! Herbs that you can grow are Rosemary, Parsley, Thyme, Winter Savoury and Basil. Make a start now and you can be sure your garden will be ready to welcome Spring!

DO CATS REALLY LOVE YOU LESS THAN DOGS?
R
ecently, I’ve seen a rash of concerning Internet headlines in reference to a new research study. The headlines might lead you to believe that cats love you less than dogs, however, these headlines are misleading and don’t give an accurate overview of what the study really found. According to the PLOS One website, where the study by Alice Potter and Daniel Mills is published, it involved twenty guardian-cat pairs. The cats were placed in two rooms with two chairs (one for the guardian and one for a stranger) along with some cat toys and covered windows. A video camera taped the interaction between each cat, the guardian and the stranger during a variety of behaviors (guardian leaving and returning, stranger leaving and returning, etc.) The researchers used a test known as the “Ainsworth Strange Situation” to gauge the behavior of the cats in terms of how much attachment the cats appeared to have with their guardians.
Article source: www.pethealthnetwork.com
The ‘Secure Attachment’ study results Researchers found that cats in the test did vocalize more when their guardian left, compared to the stranger leaving, but they “didn’t see any additional evidence to suggest that the bond between a cat and guardian is one of secure attachment.” The researchers indeed found that “many aspects of the behavior of cats…are not consistent with the characteristics of attachment.” However, they also noted that the test did not look into whether there may be differences in attachment between cats that are indoor only and indoor/outdoor, and they also noted that the test they used may not have been an effective instrument to determine cats’ attachments to guardians. Specifically, they stated that “…we do not wish to imply that cats do not form some form of affectionate social relationship or bond with their owners…only that the relationship with the primary caregiver is not typically 94 | Seeff Property Pages | Edition 43
characterized by a preference for that individual based on them providing safety and security for the cat.”
What does all of this really mean? What this means is that cats do not display the same sort of attachment to their guardians that dogs do in terms of seeing the guardian as a source of safety and display more behaviors that we would term “independent.” This does not mean at all that cats do not enjoy their relationship with their guardians – they simply seek human companionship for different reasons and in different ways from canines. For example, the study found that when using the Ainsworth test with dogs, standing by the door, where the guardian had exited, was a key measure for determining attachment and even separation anxiety. They did not see this behavior among the cats in the study, but that may not be because cats don’t miss you – the researchers note this could be due to the fact that “cats do not show distress in this way.” Within a cat’s social network, you do not see the same kind of strong social bonds that you will see in groupings of dogs. This may be due to cats being more solitary hunters and not needing to bond as closely with social groups in order to survive1. Unlike dogs, who have been working and living with humans far longer, cats do not look to people for their daily needs. However, they do clearly form social bonds with their owners and show “affectionate” behavior, as well as a preference for their guardian(s) over non-household humans. In short, don’t let catchy headlines make you doubt your cat’s love. Resources Crowell-Davis SL. 2007. Cat behavior: Social organization, communication and development. In: Rochlitz I, editor. SILVERHURST ESTATE
In 1685 Simon van der Stel, that dynamic, acquisitive and energetic mover and shaker, finally received the grant to the land he wanted in the valley he had decided was the most desirable in the Cape. But being Van der Stel, he had not been content with the 60 morgen farm that was normally allocated - he was convinced he deserved more. His mentor, Rijckloff van Goens, the Governor General of the Dutch East India Company, agreed with him, and eventually Van der Stel was granted the 892 morgen that became the farm he named Constantia But even that was not enough, and 12 years later he bought the next door farm, Witteboomen (so named because of its many silver trees) and added it to his estate.
Article source: www.silverhurst.org/our-history
Van der Stel died in 1712, and it took four long years to wind up his vast estate, but eventually in 1716 the area that would one day be named Silverhurst first became a farm in its own right; a German immigrant, Johannes Franck, bought a portion of Witteboomen and somewhat prosaically renamed it “Part of de Witteboomen”.
In 1803 the last of the Franck family died, having changed the name of the farm to “Frankengift” and left it to his sister’s son. In 1824 new owners changed the name again, this time to “New Constantia”. In all, the land changed hands 14 times between the death of Van der Stel and its purchase in 1872 by the Gilmour family, who were to remain the owners for more than 100 years. It was they who changed its name from New Constantia to “Silverhurst” in recognition of the many silver trees on the property (“hurst” is an old English word meaning “hillock” or “wooded hill”). Successive owners had steadily added additional land, and by the time it was bought by the Gilmour family it had increased in size from 27 (23 hectares) to 131 morgen (112 ha). Three generations of the Gilmour family worked the land, through good times and bad, eventually turning to commercial flower growing when wine and fruit prices fell. Eventually, however, the combination of economic pressure on a smallish farm, and the potential value of the land as a prime housing area won out, and the property was bought by Masterprop in 1987.

Over the years the building grew substantially, with rooms being added on two sides and a gabled facade and slave bell in about 1815 (probably by the French architect Louis Michel Thibault), and then “modernised” in a rather heavyhanded manner in the 1940s. But when the decision was taken to convert Silverhurst to a prestigious country estate, the developers decided to restore the house “to a condition consistent with a Constantia farmhouse of the early 19th century”, although a wing added in the 1920s was retained as “sympathetic to the design”. All the 1940s changes were undone, the traditional H-shape was restored (voorkamer, agterkamer and two side rooms), modern ceilings removed and replaced with reeded types where appropriate and traditional fittings and designs lovingly restored or replaced. The flooring was replaced, quarry tiles laid, the roof retimbered and rethatched and new outbuildings constructed, also with plastered walls and a thatched roof. A neglected “Italianate” fountain in the front was restored by sculptor Nico Verboom and finally the house surrounded by a formal landscaped garden. Fittingly, the first plots on Silverhurst were offered for sale on 20 November, when 500 guests were invited to see the beautifully restored manor house that was now ready to take its place as the centrepiece of what was destined to become the Cape’s most prestigious residential estate.

The developers were determined to shape the new development as the most prestigious in the country, with limited subdivisions and a single-minded focus on quality. As part of that focus, one of the first projects was to restore the Silverhurst manor house, a gracious farmhouse whose origins can be traced back some 300 years to about 1716, when Johannes Franck built his first home, a small thatched cottage.
