THE 2021 “UPPERS” PROPERTY MARKET OUTLOOK 1. THE ONLY CERTAINTY IS UNCERTAINTY There are still so many variables at play when it comes to consumer & business confidence and our economic recovery, and much depends on what unfolds this year with the pandemic and the procurement, distribution and acceptance of the vaccine. We do really hope and believe that if South-Africa is able to keep the virus under control, that our consumer & business confidence will increase.

2. THE “UPPER” SUBURBS TO REMAIN ATTRACTIVE & VIABLE “We believe that property in the “Upper” suburbs of the Southern Suburbs (Bishopscourt, Constantia Upper, Claremont & Kenilworth Upper & Trovato Estate) will remain attractive, aspirational and in demand from buyers, given its desirable and premier location and close proximity to leading schools, amenities, medical and M3 highway.

Since the lockdown in 2020 we have noted a definitive increase in demand from buyers wanting to move smaller homes to larger family homes, we anticipate for this trend to continue in 2021.

INTEREST RATES The Reserve Bank has indicated that the current historical low interest rate is likely to remain at the current level until late 2021, we can look forward to what is currently the best buyer’s market conditions in decades to remain. We expect buyers will continue leveraging from the low borrowing costs and favourable mortgage lending climate. Since June 2020 we have seen an increase in buyer demand across all price ranges.

4. PRICE & VOLUME GROWTH The outlook of residential property market remains well-balanced and although we anticipate good buyer demand, price growth is expected to remain in the low single digits. Volume of sales should remain stable and at the levels seen in 2020.

5. FAIR MARKET VALUE Whilst we have seen an increase in demand from buyers and expect this trend to continue into 2021, we believe that buyers will continue to acquire properties that offer good and fair market value. It is therefore vitally important that seller’s price their homes competitively, relative to comparable & competing homes in the suburb that are for sale or have recently sold.
