A

s I write this, we are moving into the month of November. This is my favourite time of the year... I love the early morning light and the warm rays of sunshine. Now is when the energy of Cape Town really shifts into summer mode.

Runners fill the promenade, Capetonians seize every possible beach day and enjoy the city while it is still quiet, knowing that soon it will be filled with visitors from across South Africa, the continent, and abroad.

When I reflect on 2025, one word comes to mind: success.

As a license, we have managed to grow year after year since 2019, with 2024 being one of our best years ever. However, 2025 has not only surpassed 2024 but has done so with an extraordinary 40% increase when comparing January to October year on year. This achievement and exceptional growth have been seen across all four of our branches, in both sales and rentals. It is the result of hard work and perseverance by the most outstanding team in real estate, and a testament to the success story that is Cape Town, especially the Atlantic Seaboard and City Bowl, where land is scarce and demand is at an all-time high.

When this year began, I approached it with immense optimism, something that surprised many, given the global political, economic and social challenges that marked its start. Yet, at the core of our market, it was clear that demand would continue to surge, accompanied by notable increases in property prices and record-breaking achievements.

I am excited to see the new hotels rising across Cape Town and particularly pleased that the Ritz Hotel has been bought with hospitality in mind and will continue to operate as a hotel.

As a proud Capetonian, I am deeply encouraged by the international demand across the Atlantic Seaboard and City Bowl. Many of these global buyers come from first-world economies but are drawn to our lifestyle, ease of living, and the fact that South Africa, in many ways, remains far removed from much of the global tension.

Personally this year saw me travelling and exploring the world, and what stood out especially was just how much I love coming back to Cape Town and how lucky I am that this is my home…

Understanding withholding tax: What non-resident sellers should know At STBB, we regularly handle property matters involving non-resident sellers and purchasers. Under South African law, non-resident sellers may face an unexpected withholding tax liability of up to 15% of the purchase price. However, with the right legal guidance, sellers can protect their proceeds and avoid needless complications.

The legal basis of withholding tax Section 35A of the Income Tax Act places a legal obligation on a property purchaser – via the conveyancer – to withhold a portion of the purchase price in certain instances, i.e. when the seller is a non-resident and the purchase price exceeds R2 million.

The withheld amount must be paid over to the South African Revenue Service (‘SARS’) to cover any potential liability of the seller. If the property was previously let, a non-resident seller may be liable for tax in South Africa on rental income.

Alternatively, they may be liable for the payment of capital gains tax on the profit realised from the sale.

SARS will then apply the withheld amount to any taxes due. If the amount exceeds the tax owed, the excess will be refunded to the seller after SARS has finalised its assessment.

Section 35A therefore enables the expedient collection of taxes owed by non-resident sellers as it can be costly and impractical to do so once the seller has left the country.

What percentage must be withheld?

At present, the withholding tax rates are: •

7.5% if the seller is a non-resident natural person

•

10% if the seller is a non-resident company

•

15% if the seller is a non-resident trust

When must withholding tax be paid?

The withheld amount must be paid to SARS within 14 days from the date of withholding, which is typically the date the transfer is registered at the relevant Deeds Office.

What are the consequences of non-compliance?

If the purchaser knew or should have reasonably known that the seller is a non-resident and failed to withhold the required amount, the purchaser becomes personally liable for paying the amount to SARS, plus interest and penalties for late payment.

Moreover, estate agents and conveyancers involved in such transactions are required to notify the purchaser in writing (before payment to the seller) that section 35A may apply. If the agent or conveyancer knew or should have reasonably known that the seller is a non-resident and failed to warn the purchaser, they may be held jointly and severally liable, although their liability is capped at the value of their remuneration.

SAYING NO (WITHOUT ACTUALLY SAYING IT)

I

t’s that time of year again – the silly season – when invitations multiply like Labradors at a braai and suddenly everyone you know is either ‘hosting something small’ or ‘just having a few people over’. Of course, ‘a few’ somehow always translates into thirty, and, while you adore your family, friends and colleagues, the thought of shoehorning yourself into a sequinned dress, braving the Camps Bay traffic and making small talk with Craig from finance’s cousin is… less than appealing.

Enter the fine art of social gymnastics: the elegant manoeuvres we deploy to dodge an invitation without burning a single bridge. Cape Town might be small, but your reputation doesn’t have to be.

First, there’s the classic scheduling conflict. This is your starter move, your basic plié in the dance of diplomacy. A simple “Oh, I’d love to but we’ve already committed to something that night” is perfect. Note: ‘something’ should never be specified – keep it vague enough that it could be anything from dinner at The Test Kitchen to watching old Friends re-runs with your dog.

Then we have the mysterious ‘family thing’. This is a personal favourite because nobody dares to question it. Say the words with enough gravitas and people will instantly picture a dramatic intergenerational gathering involving roast lamb and unresolved tensions. It sounds important, it sounds unavoidable, and best of all, it’s unprovable.

For advanced players, there’s the double-booking technique. Here you subtly hint that you’ve been invited to multiple events, but tragically can’t split yourself in two.

Sprinkle in a little regretful sigh and, voilà, you look wildly in-demand while retreating to your couch with takeout pizza and a new Netflix series. Bliss.

Of course, we’re living in a golden age of social opt-outs.

Where once we were plagued with FOMO (the Fear of Missing Out), we now bask in JOMO: the Joy of Missing Out. There’s a new kind of luxury in declining plans… It’s the champagne of self-care, the diamond of downtime.

In fact, the most exclusive guest list in town might just be you, your dog, and your couch.

That doesn’t mean we don’t treasure our people. Of course we do. Socialising is sacred – it’s the connective tissue of life. But sometimes, the most loving thing you can do (for yourself and for them) is to say no. A depleted, resentful version of you at a party is far less charming than the well-rested, sparkling conversationalist they’ll get next week.

And then there’s the honesty card. It’s radical, it’s dangerous, it’s… oddly refreshing. Try it out on a trusted friend: “I just don’t have the energy.” You’d be surprised how often the response is a grateful “same”. It turns out you’re not the only one secretly longing for pyjamas and silence.

So, as the invites roll in, remember: no is a complete sentence. But if you’d rather season it with a little humour, cloak it in mystery or dress it up in diary drama, that’s perfectly acceptable too. Because this season, selfpreservation is as chic as sequins, and solitude is the hottest party in town.

JAN DID NEXT… South Africa’s much-loved Michelin-starred culinary superstar Jan Hendrik returns to the Mother City with a new waterfront bistro, created in partnership with local chef Giles Edwards – a meeting of French flair, Cape Town energy and two chefs at the top of their game…

I

f there is one thing that defines Jan Hendrik van der Westhuizen, it’s the way he turns a journey into a narrative. From a childhood on a farm in Mpumalanga, where his love of food first took root in his mother and grandmother’s kitchens, to the polished dining rooms of Europe, his story has always been shaped by equal parts curiosity, discipline and imagination. Today he stands as South Africa’s first Michelin-starred chef – a title he earned in France, yet his work continues to expand far beyond the walls of any single restaurant.

Before he ever stepped into global acclaim, Jan Hendrik spent his teenage years washing dishes, plating canapés and learning the rhythms of catering kitchens in Johannesburg. He later formalised his training in Stellenbosch, studying both culinary arts and pastry, and eventually added photography and design to his repertoire – skills that still echo strongly through his visual storytelling and the distinct aesthetic of his brand.

His move to the French Riviera in the early 2010s marked a defining moment. There, he opened his namesake restaurant in Nice, a refined and deeply personal space that fused South African memory with French technique. Within a few years, the restaurant was awarded a Michelin star – a landmark achievement not only for Jan Hendrik, but for South African cuisine as a whole. Since then, he has expanded his universe to include creative studios, culinary lifestyle experiences, and other ambitious ventures that continue to explore the intersections of food, culture and place.

earning widespread respect for his thoughtful cooking and commitment to simplicity, seasonality and honest flavour. After a hiatus from running his own space, his return to the pass – under the banner of Le Bistrot de JAN – marks an exciting new chapter.

The partnership between the two chefs feels both natural and strategic. Jan Hendrik brings international acclaim, a sharply defined culinary identity and a strong design-driven brand. Giles brings finely tuned local instinct, a grounded sense of place and an approach to cooking that privileges flavour above fuss. Together, they are shaping a bistro that blends French charm with Cape Town’s particular rhythm – a mix of sophistication and ease that suits the city’s evolving dining landscape.

While full menu details remain under wraps, the offering is expected to lean into the pleasure of classic bistro fare, elevated with South African character and seasonal ingredients. It’s the kind of place where long lunches drift into early-evening cocktails, where diners wander in for a martini at midday or settle into a generous dinner with mountain and harbour views as their backdrop.

The setting at the Waterfront, with its blend of locals, travellers, ocean air and postcard-worthy scenery, adds another layer to the restaurant’s energy.

This collaboration promises a restaurant that is stylish without pretence, confident without arrogance, and finely crafted without feeling precious. Ultimately, the opening of Le Bistrot de JAN is more than the expansion of a brand – it’s a reconnection.

Giles brings a grounded, ingredient-led sensibility that gives the Cape Town kitchen its own confident voice.

Now, after more than a decade of shaping his global presence, Jan Hendrik is bringing one of his signature concepts back to South Africa. His new restaurant, Le Bistrot de JAN, is set to open soon at the V&A Waterfront – a homecoming of sorts, but one with a distinctly cosmopolitan sensibility. Unlike his finedining flagship in France, this bistro is designed to feel approachable, warm and spirited, with an atmosphere that celebrates both indulgence and ease. Think glossy bistro tables, unfussy yet elegant dishes, a touch of Riviera nostalgia and a clear thread of South African soul.

To anchor the Cape Town kitchen, Jan Hendrik has partnered with chef Giles Edwards – a name well-known to local diners. Born in Johannesburg and trained in London, Giles spent several years working in influential British kitchens, including the iconic St John, where he honed a nose-to-tail, ingredient-first philosophy.

QUICK-FIRE QUESTIONS WITH JAN HENDRIK What’s the one ingredient you’ll happily put in anything, even if nobody asked for it?

Clove. I know it’s not the obvious choice, but I can’t help myself.

That warm, slightly sweet spice has followed me since childhood, it’s the scent of my ouma’s kitchen and my childhood house was often wrapped in that smell.

If your cooking style were a city, which city would it be, and why?

There’s no one place I could choose, that’s the beauty of cooking and exploring the world. Every time you visit a new place, you absorb a little of its culture, traditions and flavours. It influences the way you cook, the way you think about food, the way you welcome people to a table. Le Bistrot de JAN, in particular, is a celebration of exactly that. It’s French bistro fare and flavours of the South of France mixed with the soul of Cape Town and a few iconic local flavours.

Which dish from your childhood would absolutely never make it onto a

Michelin-star menu… but you still love it?

Mieliepap is a staple in any South African childhood diet, and I love it to this day. It’s one of those dishes that feels like home no matter where I am in the world, and I absolutely think it can be featured on a Michelin-star menu.

In fact, we recently celebrated maize as a heritage ingredient with modern expression in a culinary offering at the iconic Crystal Court at the Palace of the Lost City. Taking something so familiar, so deeply rooted in who we are, and presenting it with a new perspective, that’s the kind of cooking that moves me.

What’s your non-negotiable guilty pleasure when you’re off-duty: instant noodles, drive-thru ice cream, or something even more scandalous?

A McDonald’s McFlurry - there, I’ve said it. It’s my go-to no-explanationneeded guilty pleasure when I’m off-duty. There’s something so wonderfully cheeky about getting to tuck-in after a day of precision and discipline in a professional kitchen.

Life is all about balance!

If you could host a dream dinner in Cape Town, which three South Africans (alive or historical) would you invite... and what would you cook for them?

My first choice would have to be S.J.A. (Ina) de Villiers, the author of Kook en Geniet, first published in the 1950s. I feel half of South Africa was taught to cook with that book. It was one of the titles that taught me to appreciate print recipes, which inspired my own cookbooks and series of JAN the Journal.

It was also one of the first titles I collected as part of my vintage South African cookbook collection (soon to be featured at Le Bistrot de JAN Cape Town).

Second is a bit of a cheat because he’s Italian, but I’ve long considered Massimo Bottura one of my heroes and it was an honour to interview him for JAN the Journal Volume 8.

And third, I’d love to invite my Ouma Maria, because it wouldn’t be complete without the person who taught me the joy of food long before I understood the word “cuisine.”

The redesign was led by award-winning landscape designer Josephine Noyce, whose approach to outdoor spaces favours natural curves, organic materials and layered textures over rigid formality. “We weren’t trying to reinvent The President,” says Noyce. “We were reawakening it. The bones were already beautiful, we just added more authentic materials and flexibility in the spaces.”

Gone are the sharp lines and harsh divides between zones. In their place, Noyce has created softly sculpted pathways, rounded retaining walls that double as seating, and lush tropical plantings that invite guests to meander rather than march. The result is an outdoor space that feels calm, fluid, and deeply connected to its setting.

DESIGNED FOR CAPE TOWN LIVING

The President’s poolside area is more than just beautiful – it’s functional, comfortable, and built to last. Custom-crafted palladiana flooring made from acid-washed marble and limestone ensures slip-resistance while adding texture and light underfoot. Drought-tolerant plantings such as Lomandra, Philodendron and Tulbaghia keep the garden green year-round while conserving water, and cranelifted Paarl boulders bring sculptural drama and grounding to the space.

Subtle level changes and sunken lounges create pockets of privacy and better flow between the bar, restaurant and pool deck, while a bespoke lighting scheme transforms the area at dusk. Concealed LEDs, soft uplighting and an ambient glow under the bar deck turn the courtyard into a golden, glowing retreat – the kind of place where an afternoon spritz easily turns into dinner and starlit conversation.

“It had to feel calm, flexible and distinctly Cape Town,” says Joanne Clayton, Brand Director at The President Hotel. “Josephine understood that perfectly.

The result is a space that invites guests to connect, relax and recharge.”

Beyond the aesthetic upgrades, The President Hotel’s commitment to sustainable hospitality runs deep. The property recently invested R15 million in renewable energy infrastructure, including a solar installation that now supplies up to 20% of the hotel’s total energy needs, preventing an estimated 145 tonnes of CO2 emissions each year.

When you’re hosting, how do you keep the balance?

I like to have as much as possible done – the food prepped, the table set, the flow mapped out. Once guests arrive, I want to be present, not stuck in the kitchen. That’s why I often bring them into the final stages of a dish – tossing pasta, finishing a sauce, adding the last touch of olive oil.

What’s your secret weapon?

Things never go 100% to plan – that’s part of it. The secret is not to let it rattle you.

If the delivery is late or a dish flops, I pour another glass of wine and keep the energy light. Afterwards, yes, I’ll obsess over every detail… but in the moment, I’d rather improvise and turn it into part of the story.

Tradition vs new?

For me, innovation always begins with tradition. If you don’t respect the roots of a dish – where it comes from, how it’s meant to taste – then any reinvention falls flat.

Once you’ve mastered the basics, you earn the freedom to improvise. That’s when you can take Nonna’s recipe and add a personal twist, or pair a classic with an unexpected ingredient.

Go-to ‘cheat’ dish?

An omelette or a Spanish tortilla. It takes experience to perfect, but when it’s done well – runny, soft, full of flavour.

Lisa: There have been so many defining moments, but every time we meet a guest who is blown away not only by the destination but by the care and warm hospitality of our staff, it feels like another milestone.

How would you describe the experience of running a family business across three generations?

Lisa: It’s always interesting! With three different points of view and three strong personalities, there are challenges, of course – but also so much fun. We learn from one another, draw on each other’s strengths, and always find ways to support one another.

What does it mean to each of you to see the brand evolve while staying true to its roots?

Camlyn: Over time, any brand runs the risk of being diluted. But because Tintswalo is rooted in family, it remains authentic and strong.

Lisa: We never knew how the brand would evolve when we opened the first lodge. It has become a proud endeavour not just for our family, but for our staff and their families too.

Gaye: There’s such a sense of achievement in knowing we’ve found the right formula – looking after our guests and our team – and that Tintswalo lives up to its motto of ‘where else in the world’.

Do you have a favourite behindthe-scenes family anecdote?

Gaye and Lisa: While installing Safari Lodge, we left the Honeymoon Suite unlocked one sweltering day. Returning from lunch, we discovered baboons had raided the room. One bolted off with the neatly folded mosquito net, holding it above his head like a runaway bride. We gave chase – it was absolute hilarity!

Expansion has taken Tintswalo from coastlines to bushveld to Zambia. What has been the most rewarding part of that?

Gaye: Time together as a family in places we might never have seen otherwise, and the opportunity to engage with local communities. Zambia has been especially special – we’ve drawn staff from a caring, wonderful community close to the lodge.

Summer House is the newest addition. What inspired its concept?

Camlyn: It’s my baby! The design is a journey through time – a blend of contemporary design, maximalist spirit, and antique charm. We’re keeping some details under wraps, but it’s going to be very special.

How do you ensure each new project reflects Tintswalo’s ethos of authenticity, conservation, and community?

Gaye: By creating from the heart. We pour love and creativity into every project – it’s not just another build. It’s deeply personal.

What does it feel like to see the youngest generation stepping in?

Lisa: I stay well out of the design choices!

Gaye: It’s hard to hand over the décor decisions after years of doing them myself, but Camlyn is a trained, talented interior designer.

Camlyn: I love working alongside my mom and Gran, even with the challenges.

I joke about wanting the pink carpet when Gran insists on green – we compromise, and somehow, I still get the pink one.

Have there been times when family instincts clashed with business decisions?

Gaye: For us, family and business are one and the same.

Who usually vetoes a design decision – and who sneaks it back in?

Lisa: Camlyn is most likely to veto. Gran always finds a way to sneak it back in!

If Tintswalo were a family dinner, who would be cooking, pouring the wine, and telling stories?

Camlyn: Mom would be pouring – Aperol Spritz, most likely! I’d be talking too much, and Gran would be cooking.

Which of you is the dreamer, realist, and peacemaker?

Lisa: Camlyn dreams big, Gran mediates, and I keep it real – and within budget!

icture this… it’s 6am, your alarm has the charm of a vuvuzela, and before your feet even hit the floor you’re already tallying the day’s duties: I have to pack lunchboxes, I have to survive the school run, I have to get through that work presentation.

The mental list-making begins before the kettle’s even boiled, and by the time you’ve downed your first coffee, you’re carrying the weight of the day like a rucksack full of bricks. It’s a heavy soundtrack to live by, and one that leaves very little room for joy.

But swap ‘I have to’ for ‘I get to’, and suddenly the story changes. You get to feed your kids, you get to move your body, you get to share your work. It doesn’t make the traffic disappear, but it does make the ride less grim. Gratitude isn’t about ignoring the grind, it’s about noticing the privilege tucked inside the chaos.

And then there’s the other magic trick: ‘Let them’. Mel Robbins coined the phrase, but it feels tailor-made for our comparison-happy world. Why does your neighbour always outsource the DIY while you’re hunting for the right spanner? Let him. Why do your friends take child-free holidays while you’re knee-deep in PlayDoh? Let them. Why does your colleague overshare about her kale cleanse? Let her. The more time you spend in that “why do they” loop, the more energy you burn on things that have nothing to do with you. Their choices don’t need your commentary, just as yours don’t need their approval.

Put the two together – ‘We get to’ and ‘Let them’ – and life feels lighter. You start spotting blessings where before you only saw burdens, and you stop carrying the unnecessary weight of other people’s business.

It’s not about forced positivity or pretending everything’s peachy in a world of potholes, price hikes, and political corruption. It’s about protecting your peace by reframing what’s yours, and releasing what’s not.

So tomorrow, when the alarm rattles you awake, try it. You don’t have to get through another day – you get to.

And when you catch yourself spiralling into someone else’s highlights reel on Instagram, take a breath and whisper the simplest, most liberating words you’ll ever learn: let them.
