OUR PRESIDENT

Denise Kinney is the President of Coldwell Banker Sea Coast Advantage, the #1 Real Estate firm in Southeastern, NC. Born and raised in Wilmington, Kinney has deep roots in and an enthusiastic dedication to the continued advancement of the Cape Fear Region.

Kinney became a licensed REALTOR® in 2001 and rose to a leadership role at a local brokerage in two short years. She had the opportunity to become familiar with the operation of several local companies before she found her home at Coldwell Banker Sea Coast Advantage in 2008. Leading with a passion for her firm as well as her industry, focused on always doing what is right and treating others with respect, Kinney ascended quickly from Leads Management to Broker in Charge. She was named Vice President, Director of Sales in 2014, and Senior Vice President, General Manager in 2017. Kinney was promoted to company President in 2021.

In 2018 Kinney attended Realogy ’s Ascend Executive Leadership Program which challenges leaders to grow personally, to assist others in their growth, and ultimately grow their organizations. Kinney credits this rigorous program with providing her the tools and insight to cultivate her skills in leadership, as well as the challenge to explore the strengths, weaknesses, and potential of the firm.

She has led Coldwell Banker Sea Coast Advantage to record -breaking sales achievements including being named #1 affiliate company in the Nation for 2021, 2022, 2023, 2024, and 2025!

19. MLS Transfer Fee - Company will pay the MLS transfer fee if applicable.

44. Charity Program - Optional Program, associates may contribute $10 per closing which will be matched by the company for charitable donations. Company goal = 100% participation from agents. Over $250,000 donated to local charities in the past three years

45. Client Appreciation Parties – The company will reimburse the sales associate 50% of the cost of a client appreciation party once per calendar year with manager approval, up to $500.

46. Broker Price Opinions - Agent compensation will be calculated as 6% Coldwell Banker Sea Coast Advantage franchise fee off the top, and the balance 90% to the agent, 10% to the company .

AGENT BENEFITS

47. Loyalty Commission Program Beginning on your second anniversary, you are guaranteed a minimum level on the commission schedule. From there, your commission level will continue to go up but will never go down.

48. 4 Year Guarantee —After 4 years with the Company, your commission split will never go below any level (Levels 1 -7) you achieve.

49. Transaction Fee For any negotiated transaction fee (suggested amount $299), the negotiated amount will be divided between the Company and the Sales Associate according to the Sales Associate ’s current commission split, after the transaction fee. At a minimum, the Sales Associate will receive 67% of the transaction fee, after the Coldwell Banker Sea Coast Advantage franchise fee.

50. Cyber Insurance Company provides cyber insurance coverage.

51. Very Low Turnover At Coldwell Banker Sea Coast Advantage, we have maintained growth with very little turnover. We are dedicated to hiring professional, ethical REALTORS® who like to work and have fun. Our strength over the years has been the environment in which we work. The management and staff of Coldwell Banker Sea Coast Advantage will do our very best to help ALL associates accomplish their goals.

On average, Coldwell Banker Sea Coast Advantage sales associates are involved in 1 of every 5 sales in the marketplace.”

LICENSED ASSISTANT/BUYER AGENT BENEFITS

The Agent/Assistant is responsible for the following:

1. E & O, Cyber Insurance and Sea Coast Company fee - $110 per month (if an active licensed realtor)—The most comprehensive E&O policy on the market with the most robust benefits. Overarching protection to mitigate Cyber Crime.

• 15 years with the company fee is reduced to $80 per month.

• 20 years with the company fee is reduced to $55 per month.

• 25 years with the company fee is reduced to $30 per month.

2. Yearly Technology Enhancement fee of $300, split into 2 payments of $150, (ledgered each April and October) Equipment upgrades, software optimization, tech support infrastructure & more.

3. Business cards and name badge - company provides initial order.

4. Agent must make an appointment to have assistant interview with the Broker in Charge prior to hiring the assistant.

5. Required to take AMP! if new licensee to real estate.

6. If assistants are actively licensed with the Company, they must become members of the Team Leader ’s Board of REALTORS®.

Company provides the following:

1. Coldwell Banker Marketing Materials.

2. Binders for Presentations.

3. Yard sign and For Sale riders.

4. National Speakers - low cost for top speakers.

5. DotLoop.

6. Success Center with full -time Professional Development Director.

7. Two Full -Time Relocation Department Employees.

10. Copies - unlimited number of black and white copies.

LICENSED ASSISTANT/BUYER AGENT BENEFITS

11. Color Copies available at nominal charge (20¢ each).

12. When an Associate (with prior authorization) reduces their commission, the company participates.

13. Twenty five offices covering seven counties, plus six offices in the Myrtle Beach and Pawleys Island areas, and Coldwell Banker Advantage offices in Raleigh, Greensboro, Winston -Salem, Fayetteville, Southern Pines, and Asheville.

14. Advertising in a wide variety of print and digital publications throughout Southeastern NC, as well as newspaper advertising in many of our markets.

15. The leading Real Estate Company in closed transactions - graph provided – Great listing tool.

16. Top Producer office space.

17. Website - Associates have their own customizable website on the company servers. This website includes a photo, biography, the Associate's listings, and an IDX feed from all area MLS ’s.

18. All Sales Associates will have a Profile Page on Coldwell Banker.com (approximately 60 million unique visitors per year) at no charge. The company will pick up that cost for the Sales Associates.

COLDWELL BANKER SEA COAST ADVANTAGE & AGENT SHARED EXPENSES

• Mail – company pays 50% of the postage cost per month (includes postcard expense). Maximum $200 per month reimbursement. (Agents on a team are not eligible for postage reimbursement.)

• Directional & Open House Signs – split 50/50 with associates.

• Client Appreciation Parties – The company will reimburse the sales associate 50% of the cost of a client appreciation party once per calendar year with manager approval, up to $500.

• Buyer Follow -Up Mailing Program – Optional SOI program that automatically sends your buyer 21 mailings over a 5 -year period, all branded to you. Coldwell Banker Sea Coast Advantage splits the cost 50/50.

• When an Associate (with prior authorization) reduces their commission, the company participates.

AGENT EDUCATION INCENTIVE PACKAGE

Sea Coast Advantage offers financial assistance based on Adjusted Gross Commission income which can be applied towards any approved business building educational courses. You must obtain approval by submittal of the proper paperwork to your Professional Development Director. (See Professional Development Director for the Education Incentive Request Form). Incentive dollars must be used during the calendar year for which they are awarded.

AGENT EXPENSES

5. National Coldwell Banker annual web profile fee of $99 paid by the Company for the benefit of Sales Associates.

6. Name Riders (Dee Sign Co.) for yard signs.

7. Closing Coordinator This is an optional program. Closing coordinators will assist associates with their contract to closing details (only pay on closings).

8. Other optional expenses include professional photography, measuring fees and client magazine subscriptions.

BOARD & START UP EXPENSES

Each Association is governed locally and sets its own fee structure.

Annual dues and fees as associated with Brunswick County Association of REALTORS, Cape Fear REALTORS, Carteret County Board of REALTORS, Jacksonville Board of REALTORS, Neuse River Board of REALTORS, Topsail Island Association of REALTORS, & Washington Beaufort County Board of REALTORS are outlined on the following page.

Below are the fees established at the national and state level which are billed to all active REALTORS ® and REALTOR ® Associate members through their primary local association.

Schedule of In -House Transactions

The Company recognizes the fact that a property well -listed is half -sold and wishes to encourage the listing of properties by Sales Associates. It is also the Company ’s intention to encourage Sales Associates to show and sell Company listings whenever possible. Therefore, when a Company listing is sold, the commission split is more rewarding to the Sales Associate selling the “in-house ” listing.

To reward highly productive agents as determined by previous 365 days income, the following incentive program will apply:

*Bonus Levels are calendar year (Jan-Dec) not previous 365 days.

The time counted at Sea Coast Realty/Advantage is from your start date at Sea Coast Realty/ Advantage and not prior companies purchased/merged into Sea Coast Realty/Advantage.

4 YEAR ADVANTAGE GUARANTEE

Once an agent has been with the company for 4 consecutive years, agent ’s splits will never go down on any level achieved on “Agent Earned Income ” for our respective Levels 1 -7.

For Example:

Any time after 4 years with the company, if an agent reaches any of our levels 1 -7 on Agent Earned Income, your split will never go below any level you achieve. You can, of course, go higher but once you earn any level, you will never go back below that respective level.

Note: Team and Single Agent Bonus Levels 1 & 2 are “Calendar Year Programs ” and are not part of this program.

Help us help you! Let your manager know when your 4 year anniversary is getting close. No commission will be back paid if not paid out at closing.

BUILDER BONUS PROGRAM

When a Contract is written on a new construction listing WITH Coldwell Banker Sea Coast Advantage and if there is a bonus offered by the builder, the company will allow all Sea Coasters on the Selling Side, the FULL amount of the bonus, less the franchise fee. If the listing is not with CBSCA and a bonus is paid, then the normal splits will apply.

The following conditions and stipulations will apply:

1. This is not a commission policy change to induce or encourage these bonus offerings from our home builders.

2. In order to receive 100% of the bonus (less the Coldwell Banker Sea Coast Advantage franchise fee), the Listing Side and the Selling Side commission must be at least 2.5% on each side.

3. A full written disclosure of the bonus must be signed off on by the buyer and be submitted with the contract documents no later than the time the contract is written. (This is a requirement by the North Carolina Real Estate Commission -Form #770 Confirmation of Compensation.)

4. Neither the company nor On Site Sales Agents receive the Sales Bonus unless stipulated in writing by the builder/seller in advance.

GROUP HEALTH INSURANCE

Under current law, Coldwell Banker Sea Coast Advantage is unable to offer a single group health insurance plan to its Real Estate agents because of their status as independent contractors. This is an industry-wide issue and CBSCA has and continues to lobby for changes to current law that would better serve its agents and their families.

Until the law is changed, CBSCA encourages agents to explore their individual health insurance coverage options by visiting the Health Insurance Marketplace website (a/k/a the “Exchange ”): https://www.healthcare.gov/ . Agents may qualify for a subsidy or a reduced health insurance premium payment based on household income.

BUYING & SELLING PERSONAL PROPERTY

When a Sales Associate or Team Member is buying individually, or as part of a group, they must fully disclose in writing to all parties to the transaction that they are a licensed real estate agent in the state of North Carolina.

When buying a personal residence, lot or investment property of any kind, a Sales Associate or Team Member will pay the Company a fee of $750. If a check is issued to Coldwell Banker Sea Coast Advantage (CBSCA), the 6% CBSCA franchise fee will be taken out first, then the $750 fee will be deducted. The remainder will be issued to the agent. If the commission is not credited on the closing disclosure and a check is not issued to CBSCA, the agent still owes $750. Agents will receive production credit for closings where a CBSCA franchise fee is paid.

Notice of personal property must be documented appropriately on the agent ’s Commission Advice Form and the agent must notify CBSCA at closing. No credit or back payment will be given if CBSCA is not informed within 30 days of closing.

When an agent refers a family member through the Relocation Department, the referring agent will be paid 80% of the referral fee minus the CBSCA franchise fee. Family members will only include parents, grandparents, children or siblings.
