Voting - Democracy in the Community As a homeowner in this community, you have a right to participate in deciding who will represent you on community issues that affect all residents. By casting your vote for the next board members—either in person or by absentee ballot—you can help make important choices.

Most importantly, you have the right to participate in electing new association board members.

The association provides all homeowners with 30 days’ notice of the community’s annual meeting where the final voting takes place. If you are unable to attend such a meeting, you still can vote. You will receive a letter in mid-February instructing you how to vote electronically through our homeowner portal. It is very simple and only takes a few minutes right in the comfort of your own home.

Contact the office if you do not receive your letter or with any questions you might have. We are happy to assist.

President’s Message

Some people say I’m lucky to live in a neighborhood within Scottsdale Ranch Community Association. Maybe I am lucky, but it isn’t luck that brought me here.

My wife and I purchased in Scottsdale Ranch because we understand all the benefits of living in one of the best-managed associations in the country.

Scottsdale Ranch’s signature asset – Lake Serena – is a beautiful amenity that offers boating, fishing, and awesome views. Whether or not you live on the lake, you can take advantage of it by taking a ride on our association’s beautiful boat, checking out the free paddleboats and kayaks, fishing from anywhere on our four miles of shoreline, or using your own boat.

Volunteering - Help Make our Community Better

Our clubhouse provides the perfect place to host parties, dinners, and events of all kinds.

Our community has lots going on, and that includes a range of upcoming social events and several committees—architectural, finance, social, to name a few—are looking for volunteers.

And within our borders you’ll find the Mercado shopping center, Scottsdale Ranch Park and Tennis Center, a desert garden, the Via Linda Senior Center, and a top-rated public grade school.

You can be instrumental in helping to shape the community and be a part of its success. All it takes is a few hours of your time each month and a commitment to your neighbors. There’s a lot to be gained from volunteering your time: new friends, new skills, recognition by your neighbors and—perhaps best of all—an improved community.

Your house is undoubtedly near other common area elements, such as streets and corners, pristinely landscaped and maintained by SRCA. All of these helps add to your home’s property values. And much research, including studies by academics in schools and universities across the country, show that HOAs do, indeed, increase property values.

It’s not completely understood exactly HOW associations do this, but we can certainly come up with some reasonable explanations. For example, access to the HOA’s assets (in our case, the community center and Lake Serena) certainly adds to the desirability of living here. Being able to take participate in our many community events or special interest clubs is another advantage. And it’s also likely that higher property values arise from the HOA providing more services than the local government does, including code enforcement and higher architectural standards.

When you were shopping for your home, you certainly understood that the value of the nicest home you looked at can be adversely affected by poorly-maintained neighboring properties; that poorly-kept yard a few door down, or the house across the street that needs a fresh coat of paint.

But by enforcing the design and maintenance standards in our documents, Scottsdale Ranch helps protect the property value of your home – and of all your neighbors.

So be thankful you live in the best homeowner association around – our own Scottsdale Ranch!

Architectural Trends, Tips, and Tricks A friendly reminder - Everyone already knows the importance of submitting for exterior changes to your property and the importance of submitting is not only for the front of the property but the entire property. This information below requires architectural approval as does any exterior changes. Also please know that even though styles change, it is important to take the following into consideration when submitting for changes to your property. a) Create and maintain harmony and consistency within a property when choosing materials and finishes (for walls, fences, gates, landscaping, driveways, walkways, and hardscape elements), having a large number of different materials, textures, or designs is to be avoided. b) The proposed project must be compatible with the design characteristics of the property itself, and the prevailing architectural theme within the subdivision.

Trends The desire for dark and light elements on one’s home and property has not subsided. If you are a home style magazine reader, you are aware of this style’s strong presence. However, dark brown and gray elements combined with white and off-white base paint are making a strong presence. Please remember these color variables are dictated by the paint palettes and window frame colors for your community. Reach out if you have questions before you submit.

Fascia stone is also becoming a strong trend again. This is a nice architectural touch for your home but remember, if you are approved to put fascia stone on your house, you are going to be looking at it for a long time as it is not as easy to change your paint color once as the approved and installed fascia stone dictates your color options for blending the property colors.

Artificial turf has a strong presence in landscaping. Especially when combined with some shape variations at the edges and some different height plantings in granite areas on the perimeter.

When submitting for artificial turf, please remember a) The artificial turf area must not be more than 50% of the front yard landscaping. b) The artificial turf must have a face weight of more than 70 oz. c) Two (2) trees must remain in the front yard. Some communities with smaller font yards are allowed to have one (1) tree. d) Please use the checklist when preparing this submittal.

Tips When submitting for approval, it is important to use the checklists to create your submittal packet. Nothing can be reviewed without all the required materials listed in the checklists.

Setback measurements are required to add additions, courtyards, new walkways, and other requested changes. These setback measurements are your shared walls or privacy walls in the back, the inside edge of the sidewalk and the side shared walls or side shared property lines in the front. To see what the requirements are for these types of projects before submitting, please visit the architectural page on the association’s website by clicking the plan my project blue/white house icon on the SRCA homepage at www.scottsdaleranch.org. This will take you to the architectural rules, project checklists and any other architectural information you need.

Tricks If you are not sure whether you need to paint by looking at the exterior of your house, run your hand down the stucco surface. If your hand is chalky, it is time to submit for paint approval.

If you need to make a few touch ups on an exterior wall and not repaint everything, this is maintenance, and a submittal is not required. Just scrape off some paint chips, take them to the hardware store and have them blend a color match for you.

Otherwise, your touch up areas will not blend in with the rest of the exterior wall.

When choosing paint colors, visit our office and check out a paint book or ask for a sub association paint packet to help you choose your colors. The sunlight at your house can make the difference as to how bright your chosen color looks. Having the samples at your home really helps. Also, you can visit a Dunn – Edwards paint store. Bring in a picture of your house that includes the houses on both sides of you. You probably do not want the same exact color as your neighbor and if you know about paint colors, you may want more or less blue or yellow undertones. The people at Dunn – Edwards have our association paint palettes in their computer system and can help you choose the perfect SRCA approved color. Once submitted and approved, you can start painting.

When in doubt, reach out! Please submit!

Normal construction, routine landscaping and maintenance activities on a Lot or Parcel shall not be considered a nuisance or otherwise prohibited by this Declaration; however, normal construction, landscaping and maintenance activities which may interfere with the right of peaceful enjoyment of Neighboring Properties may only take place between 7:00 am and 6:00 pm, Monday through Saturday, and between 10:00 am and 3:00 pm on Sundays.

• If you did not receive an invoice last December, please contact our office to update your contact address.

• All payments were due January 1, 2023, whether or not you received an invoice.

• There was a 30-day grace period providing residents adequate time to make payments, as payments were not considered delinquent until February 01, 2023. All payments received after February 01, 2023 are considered late and have been assessed a 10% late fee of $43.50.

• If paying your assessment after February 01, 2023 please make your check payable to SRCA in the amount of $478.50.

• Starting February 28, 2023, all accounts not paid will be assessed interest at a rate of 12% per annum, per month until the assessment is paid.

How to pay your 2023 Annual Assessment When paying by check, please mail your check and the payment coupon attached to the bottom of the statement to our bank lock box in the envelope that was enclosed with your invoice to ensure your payment is processed in a timely manner. (We ask that you do not mail or personally drop off your assessment payment to the office. This will delay your payment processing.)

THE LANDSCAPE AWAKENS

After the winter months, plants and trees will come out of their winter dormancy and push new growth as the temperatures begin to rise. By mid-February, the threat of overnight frost will be diminished, and you can prune back all frosted leaf material with no detriment to the plant. Find live wood on the plant or tree and prune at that point to eliminate dead and woody material. This allows the root system to flush new growth to each plant. Late March is a good time to add a balanced fertilizer (16-8-8) around plants and trees at the dripline to help give the root systems an added boost. Phosphorus will stimulate root growth and produce more flowers in every plant.

The past few years, a focus has been on water savings and how to irrigate properly without wasting water. In the desert, it is better to water deeply and infrequently as this helps to mimic our normal water patterns and encourages roots to grow deeper into the cooler part of the soils. Watering too often and shallowly keeps the roots close to the surface where the soil temperatures are highest.

Plants will tend to bloom more if you back off the water. The logic is the survival of the fittest and with less rain or irrigation, the plant produces more blooms, which produce more seed to ensure the species thrives. This is especially true of Brittle Bush and other desert adapted plant material. When hiking in the desert, you’ll notice groupings of plants together as seed has dropped and more plants germinated from the seed.

Turf is the largest water user in the landscape and watering turf will be a focal point of water savings in the next decade. Minimizing turf square footage by eliminating non-functional or non-esthetic turf is a good start. Oddly shaped turf areas are difficult to water efficiently and waste water by over spraying into granite areas. The whole point of irrigating efficiently is to get water to its’ intended target with the minimum amount of water. Sensible designs lead to better efficiency with water use. Rectangular or square turf areas are much easier to water efficiently than meandering layouts which challenge finding the proper nozzles to cover the turf without wasting water into non turf areas.

MARCH Turf – water three days per week at 5 minutes per run time (for over seeded and non-over seeded) Shrubs – 2 to 3 days per week for 1 hour Trees – 1 day per week for 2 hours Monitor the health of each species and adjust accordingly based on temperature and rainfall. March is a windy month in Arizona and plants and trees may dry out quicker during prolonged wind. Run the irrigation system early in the morning to avoid drift during windy afternoons.

She is originally from Connecticut and has lived in Scottsdale for many years. Kathy joined us from another local HOA management company, and she enjoys working with homeowners.

Amenities Laguna Elementary School “STEAMamazing”

At Laguna Elementary School in Scottsdale, Arizona, this year’s theme is “STEAMamazing.” Themes are a great way for a school to coordinate activities throughout the year. Our teachers and as a new principal choose a theme that promotes teamwork that everyone can contribute in countless ways, including family events such as the Turkey Trott Run, Winter Wonderland Festival, and a future STEAM (Science, Technology, Engineering, Arts, & Math) Night. Vendors, teachers, and students will participate in demonstrating all areas of STEAM at this future event. As the proud principal of Laguna Elementary, the use of a school-wide theme, helps to build school spirit, moral, camaraderie, and test scores.

“KEYS4SUCCESS AT LAGUNA” Laguna Elementary in Scottsdale, Arizona, focuses on, the four keys to success that are alluded to in our “Keys4Success at Laguna, which includes, “Respect, Responsibility, Safety, and Courteous behavior.” “Posters ‘advertising’ those characteristics are placed throughout the school. “We are very proud of our Keys4Success and we feel it makes a difference in the behavior of our students. Furthermore, it gives us a powerful way to recognize those students who not only do things right, but also choose to do the right thing.” Additionally, at Laguna Elementary, the Keys4Success fits perfectly in that we’re a PBIS (Positive Behavioral Interventions and Support) School, and teachers have abundant opportunities to relate the characteristics to issues that come up during the school week. “We use the word ‘respect’ when talking about desired behaviors and when recognizing our students for respecting one another.”

“GO, EAGLES!” Our school’s mascot is the “Eagle”, and we keep the momentum going all year with our Spirit week activities as the year progresses…”Go Eagles!” We also have teachers, parents, and students working together to make our school successful.

As the principal of Laguna Elementary School, I am so proud of the commitment of the staff for demonstrating quality practices in integrated learning and continuing to earn the distinction of being a Cognia STEM Certified school. Laguna has moved to STEAM, by including key components that many employers, educators, and parents have voiced as very important for future economic prosperity. The vision of the Scottsdale Unified School District is “Engaging all students in world-class,

Why STEAM education is so important? Using STEAM education results in students taking risks, problem-solving, collaborating, communicating, and working through creative processes, when a problem persists. Our learning world is complex, by integrating concepts, topics, standards, and assessments that students can ask each other, research together, will assist students in acquiring both knowledge and skills to collaborate and successfully experience personal meaning.

Laguna has a “Makerspace Lab!” Makerspaces are dedicated areas where students can use hands-on techniques and tools to make something new, discover problems and solutions, and learn how discrete skills and concepts can be applied to real-life.

Laguna is one of a few elementary schools to have a Makerspace.

In addition to being a STEAM school, we would like the community to know that our staff consistently demonstrates a “culture and climate” to serve and support all students by promoting a safe, supportive, and innovative educational experience. Besides being an innovative school, Laguna offers gifted classes for both Math and English, as well as enrichment programs which include Lego Club, Robotics, Makerspace Club, Drama Club, Science Club, Technology Club, and after school tutoring.

It is that time of the year where the weather is absolutely perfect, and we are spending so much of our time outside. Whether you are about to set out on a walk around the neighborhood, a hike up one of our beautiful mountains, or simply sunning by the pool, please make sure to properly hydrate.

Here are some tips for upping your water game: • Flavor it.

Add fruit to your water. Lemons, limes, and oranges are tried and true. Cucumber, watermelon, strawberries, and herbs also are delicious options.

• Tie it into a routine.

Drink a glass of water every time you brush your teeth, eat a meal, or use the bathroom.

• Eat it.

Many fruits and vegetables have a high-water content, including melon, cucumbers, lettuce, and celery.

• Track it.

Invest in a high-tech bottle that connects to your smartphone and records how much you drink. Or set an alarm as a reminder and track your intake in your calendar.

• Challenge a friend.

Kick off a healthy competition with a friend or your kids to see who can meet their guzzling goal most often.

• Take it to go.

It can be challenging to drink enough water when you are on the go. Fill your water bottle before you leave home and bring it along on your daily travels.

• Alternate your drinks.

If you can’t give up soda or juice completely, try alternating with water. Each time you finish a glass of water, switch to soda or juice and vice versa.

BOYS & GIRLS CLUB Boys & Girls Clubs in the Scottsdale Ranch neighborhood to open Spring Break Camp registration on February 15 Boys & Girls Clubs of Greater Scottsdale’s Virginia G. Piper Branch announced that online registration for its March 13-17 Spring Break Camp will open on February 15. The 7 a.m. through 6:30 p.m. five-day camp will offer a variety of activities to keep youth members ages 5-12 engaged and entertained throughout the week. Activities will include a water/field day, a celebration of Pi Day, minute-to-win-it challenges, and so much more.

Parents and guardians can be confident that their children are in a safe and fun environment.

This is a great opportunity for children to explore new activities and make memories that will last a lifetime. The Virginia G. Piper Boys & Girls Club is located at 10515 E. Lakeview Drive. The camp costs $190 per child for those who only attend the 1-week camp. Members currently attending the After School Program receive a discounted rate of $91 for the week.

The teen center at the Club will also be open from 7 a.m. to 6:30 p.m. with planned activities. Teens attend at no charge with a current $25 annual membership.
