A seven member Board of Directors governs Scottsdale Ranch Community Association (SRCA). The Board establishes the basic policies of the Association and oversees the operation of the professional staff while demonstrating values of fiscal responsibility, openness and inclusiveness, legacy and innovative leadership. It is our vision that by basing our decision making on our shared values, new ideas will be implemented, property values and quality of life will be enhanced, residents will feel a stronger sense of belonging, leadership and facilities will be recognized as best in class and Scottsdale Ranch will be the most desirable community in the Valley. SRCA’s Board employs an Executive Director who oversees the administrative, landscape and building/ lake departments including a full-time, on-site administrative staff and a contracted landscape maintenance company, who all work behind the scenes to implement the mission statement. The Board of Directors meets the fourth Tuesday of every month at the Community Center. These meetings are open to the membership. Get Involved in Your Community The Scottsdale Ranch Community Association (SRCA) is about more than rules—it’s about building a strong, connected community. Our master-planned community is large, and it can sometimes feel daunting to discover all that Scottsdale Ranch has to offer. There are many ways to get involved and meet your neighbors.
Board Briefs July Special Board Meeting • Approved the rent revision for the Crown Castle Cell Lease located at the Community Center flag poles. August • Architectural appeal of Ficus setbacks was denied. • Shade Structure guideline revisions were approved. • Nina Munson was appointed as a member of the Personnel Committee. • Holiday décor using swags on entryway signs were approved. • CC&R’s will be updated to comply with new laws. • Architectural checklists will be updated for window replacements. The SRCA office will be closed November 26th & 27th for the Thanksgiving holiday.
Attending one of our many social events is a great way to connect with others in the community. When SRCA hosts an event at the Community Center and Scottsdale Ranch Park, it is open to ALL homeowners and residents of Scottsdale Ranch, including those who live in a subassociation. Everyone has something to contribute—long-time homeowners, new residents and renters alike. Volunteering for a few hours at an association event or participating on a committee is a wonderful way to meet your neighbors, share your ideas and help make our community an even better place to live. Many of our sub-associations have volunteer opportunities as well. Your volunteer efforts can benefit you, too. According to HelpGuide.org, volunteering can uncover untapped talents, teach new skills, introduce you to new activities and increase self-confidence. Community involvement can also create valuable networking opportunities that benefit both your career and your social life. The next time you’re looking for a way to connect, try something new or meet your neighbors, consider getting involved with SRCA. Maybe even a local school, our Boys & Girls Club or senior center or a local charity. Your time, ideas and enthusiasm can make a meaningful difference. City of Scottsdale Community Notices Safety Training Scottsdale Fire Department offers several kinds of CPR, First Aid and safety classes for the community. Some are special classes that require a fee and usually offer a certification card. These are at set sites. Safety awareness classes are FREE, usually presented in about an hour, and are available to be presented at most requested locations. Please visit scottsdaleaz.gov and search ‘Safety Training.’

Dear Scottsdale Ranch Residents, After another long Arizona summer, fall has finally arrived, bringing with it cooler mornings, more pleasant evenings, and the opportunity to once again spend more time outdoors enjoying everything Scottsdale Ranch has to offer. This is one of my favorite times of year in our community. As the temperatures moderate, our walking paths, parks, neighborhoods, and Lake Serena become even more inviting, and we begin to see more of our neighbors out enjoying the beautiful community we share. Fall also brings a renewed calendar of activities throughout Scottsdale Ranch. Our community events provide wonderful opportunities to reconnect with neighbors, meet new residents, and simply enjoy some time together. I encourage everyone to take advantage of these events and the many amenities available to us. A strong community is about more than attractive homes and well-maintained common areas—it is also about the relationships we build with one another and the shared sense of community that makes Scottsdale Ranch such a desirable place to live. As we approach the end of the year, your Board of Directors and Association staff continue working on behalf of our residents to
maintain and enhance the character, quality of life, and desirability of Scottsdale Ranch. We remain attentive to issues affecting our neighborhoods and continue to focus on responsible stewardship of the Association, maintaining our common areas and amenities, and protecting the long-term interests of our homeowners. The coming weeks also mark the beginning of the holiday season. Thanksgiving will soon be upon us, followed quickly by Hanukkah, Christmas, New Year’s and the many other traditions celebrated by our residents. For many of us, this is a time when homes fill with visiting family and friends and our neighborhoods take on the lights and decorations of the season. It is also a good opportunity to remember neighbors who may be alone during the holidays and to extend a little extra kindness to those around us. I am particularly thankful for the many residents who volunteer their time and talents to Scottsdale Ranch. Our Board members, committee members, Association staff, and countless residents who participate in community activities all contribute to making Scottsdale Ranch what it is. That spirit of involvement and shared responsibility is one of our community’s greatest strengths. Friendly reminder that SRCA Annual Assessment invoices will be mailed to all property owners in Scottsdale Ranch in early December and will be due January 1st. If your mailing address has changed, it is your responsibility to provide the SRCA office with your updated address so please contact Maria Rodriguez, SRCA Bookkeeper at bookkeeping@scottsdaleranch.org or 480-860-2022 ext. 14 to ensure you receive your invoice. All assessments are required to be paid whether you receive an invoice or not. There will be several different ways you can make your payment as we want to make paying your annual assessment as convenient as possible for our residents. You can mail your payment via check to the lock box address that will be listed on your invoice, or you can visit our bank’s website at https://propertypay.firstcitizens.com/ where you can pay using an eCheck. Better yet, simplify the process by signing up for our automatic withdrawal service! This secure, stress-free payment method will save you time, postage, checks and ensure your payment is made on time. All payments will be automatically withdrawn in mid-January. Holiday Lights SAFETY IN YOUR HOME With today’s world we all make safety in our homes & neighborhood a top priority. I’m not an expert in safety but I did come across some tips that could be helpful. • Surveillance Cameras: Installing cameras around your home can be an effective way to deter crime. All cameras must be approved through our Architectural Committee. • Neighborhood Watch Programs: Residents can participate in programs through the City of Scottsdale, which can help create a sense of community and enhance safety through increased communication.
As many residents have holiday lights professionally installed, please note that lights may be installed up to 45 days before the recognized holiday. However, they may not be illuminated more than 30 days prior to the holiday. For the 2026 holiday season, lights may be illuminated beginning November 25, 2026, and must be removed by January 15, 2027. For more information, all community governing documents are available on the SRCA website at www.scottsdaleranch.org. Thank you for your cooperation in helping keep Scottsdale Ranch looking its best during the holiday season.
• Traffic Safety: We ask residents to obey speed limits and signage to ensure the safety of pedestrians and drivers within the community. • Maintenance: Our crew performs regular maintenance of common areas, including landscaping, sidewalks, and parking lots. We ask residents to maintain their own yards and participate in keeping common areas clean. Especially now that the weather is cooling down and we spend more time walking and sitting around the common areas. • Communications: SRCA maintains an open line of communication with residents through our email blasts, magazine articles and community meetings. If you haven’t signed up for the email blast, stop in the office and add your name to our list or you can find the link listed on the front page of our website: scottsdaleranch.org. • Lighting: Exterior lighting can also be a deterrent for safety precautions. All lighting must have Architectural approval prior to installation, however cannot adversely impact neighbors with light trespass. • Enforcement of Rules: SRCA enforces community rules & regulations to ensure that all residents contribute to a pleasant living environment. • Local Police: If you have non-emergency situations or questions, you can call the non-emergency Police number: 480-312-5000. Even if you have submitted a change of address with the U.S. Postal Service, those updates are not automatically reflected in our records. To update your contact information, please visit scottsdaleranch.org and complete the Update My Contact Information form located on the home page; or go to your Homeowner Portal, and under Quick Links, you can submit a Change of Address form. Once your form is submitted, our staff will promptly update your records. Keeping your contact information current helps ensure you continue to receive important community news, notices, and communications.

Lot Coverage allowable- Look at the Zoning District information within the Architectural Rules on our website and then walk your property. The lot coverage for your community is available within the architectural rules. The zoning restrictions for each community are available here, www.scottsdaleranch.org/planmy-project-architectural-guide. The percentage is how much of the lot can be covered with footprints of buildings and structures. This includes the main building or house footprint, garages, and covered porches. You can find the size of your lot and also request original building or site plans from the County Assessor’s Planning and Development Department, https://mcassessor.maricopa.gov/ home/

Renovate or Rebuild? To rebuild or not to rebuild, that may be the question? Most construction decisions are based on budget versus desires. If most or all desired changes are on the interior, such as raising a sunken living room floor, that can be modified without massive expense but may still require a permit from the city. Moving walls and routing electrical work is when things start to get extremely expensive. The best news is that we are not involved with the inside of your home. Scottsdale Ranch does not require submittals/approvals for interior changes. However, if you live in a condominium association, subfloors and wall modifications often require approvals prior to changes being made and often have specifications for flooring etc. materials. If your desired changes are mostly on the exterior and if these desired exterior changes are items such as replacing windows, doors, or adding a large multi-panel door to bring the outside in, that type of project and all exterior projects do require a submittal and approval before proceeding. Sometimes we just outgrow the space we have. Pricing out the cost of an addition versus moving to a larger house is a consideration. Although as housing prices these days are pretty high, you may be best served by considering an addition. Before you get ahead of yourself and start planning what the addition would look like, there are a few preliminary bits of research to be done.
Setback measurements required - For example, if your lot requires a setback of 20’ from the back privacy wall to the location where the addition’s new exterior wall would be constructed, and that puts your new wall location right in the pool, you know that size or location of an addition will not work for you. Or, if you want to build on to your residence at the front of your house and read that a front yard setback of 25’ is required and you only have 10’ you know that is not a possibility. If you start the process this way, you will know what you have to work with and then, once you have a general idea, you can start to consider the type of addition that you would like. You will need scaled drawings such as the scaled plan view and scaled elevated drawings with specifics outlined in the additions checklist that is available on our website listed above. Your list of costs will have to include the finishing details. The wall stucco, paint, windows, roof (be it parapet or tiled roof), lighting… all have to match the existing house details. Maybe this is the time to consider changing your stucco and paint color. We have more information on modernizing the property if this is the direction you are thinking of going in now that you dug in. City of Scottsdale Collection Services Upcoming Weeks of Brush Collection: October 12th & November 9th SCOTTSDALE RANCH IS AREA 3 This Information can be found on the City of Scottsdale’s website at www.scottsdaleaz.gov.
The earliest items can be placed out is the Wednesday prior to the week of pickup and must be placed out no later than 5:00 am on Monday the week of the scheduled pick up. Residents, please be considerate of your neighbors - do not put your items out before the designated dates. Placing items out before this time can result in hefty fines being assessed to your account. Please be patient as the city has all week to pick-up in our area. NOTICES FROM THE CITY OF SCOTTSDALE: Please separate your brush and bulk pickup into two piles – one for green waste and one for everything else. HOME AND LANDSCAPE Fall Landscape Tips We’ve made it through another brutal Arizona summer, and it’s finally time to enjoy the cooler temperatures that fall brings to the desert. As nighttime temperatures drop into the 60s, Bermuda grass will begin to enter dormancy. If you want a green lawn throughout the winter, now is the time to prepare your yard for ryegrass overseeding. The first step is to gradually lower your mowing height by about a quarter inch with each mowing. This removes excess Bermuda growth and helps ensure the rye seed makes good contact with the soil. Apply rye seed at a rate of 12 pounds per 1,000 square feet. After seeding, keep the seed consistently moist by programming multiple irrigation start times throughout the day to prevent it from drying out. For more even coverage, spread the seed in two directions, applying half the recommended rate with each pass. If your lawn includes slopes, adjust irrigation run times to prevent runoff into streets and sidewalks. Within 7 to 10 days, you should begin to see a light green haze emerging across the lawn. If bare spots appear, apply additional seed and adjust irrigation coverage as needed. Once established, running your irrigation system three times per week for approximately five minutes per cycle should help maintain a lush green lawn throughout the winter months.
Fall is also the perfect time to install winter annual flowers. Remove exhausted summer annuals from beds and containers, then refresh the soil with new potting mix or soil amendments. Inspect your irrigation system and replace any damaged laser tubing. Under normal conditions, irrigation tubing should be replaced every other year. Geraniums are an excellent choice for winter color because they bloom continuously throughout the season and provide a vibrant contrast to the rest of the landscape. Although geranium prices have increased significantly in recent years, their durability and performance make them well worth the investment. Pansies and petunias are also excellent options but typically require more maintenance to keep them thriving. Deadhead spent blooms weekly to encourage additional flowering and enjoy colorful displays through April. Enjoy the break from the summer heat and look forward to welcoming family and friends during one of Arizona’s most enjoyable times of the year. While much of the Northeast and Midwest begins preparing for winter, we can take advantage of beautiful weather and vibrant outdoor living right here in the desert.
Plants and shrubs will also respond positively to the cooler temperatures. Water deeply and less frequently during the fall to encourage root systems to grow deeper in search of moisture. This practice helps flush salts from the root zone and prepares plants for strong growth next spring. Later in November, you can perform rejuvenation pruning on Texas Sage and Bird of Paradise to encourage fresh growth in the spring. For the best aesthetic results with Texas Sage, consider renovating every third plant rather than pruning all of them at once. This approach maintains some mature structure in the landscape and prevents the area from looking overly bare.
SCOTTSDALE RANCH MEN’S CLUB This membership is composed of men who are still active, enjoy life, want to meet new people and learn new things. They meet at the Scottsdale Ranch Community Center at 9:00 AM on the third Wednesday of each month. Coffee and donuts are served. The highlight of each meeting is a presentation by a guest speaker. Upcoming speakers: OCTOBER 21st: “Westworld of Scottsdale” - The speaker will talk about the various events that are held at this world class venue, including the Barrett-Jackson Collector Car Auction held each January. 10
