Meet Your HOA
A seven member Board of Directors governs Scottsdale Ranch Community Association (SRCA). The Board establishes the basic policies of the Association and oversees the operation of the professional staff while demonstrating values of fiscal responsibility, openness and inclusiveness, legacy and innovative leadership. It is our vision that by basing our decision making on our shared values, new ideas will be implemented, property values and quality of life will be enhanced, residents will feel a stronger sense of belonging, leadership and facilities will be recognized as best in class and Scottsdale Ranch will be the most desirable community in the Valley. SRCA’s Board employs an Executive Director who oversees the administrative, landscape and building/lake departments including a full-time, on-site administrative staff and a contracted landscape maintenance company, who all work behind the scenes to implement the mission statement.

Home Safety: Keeping Your Household Secure
Your home is your sanctuary — a place where you and your loved ones should feel safe and protected. However, hazards such as fire, burglary, falls, and electrical malfunctions can quickly turn a peaceful home into a site of emergency. Ensuring home safety isn’t just about installing locks or alarms; it requires a proactive approach to identify risks and implement practical solutions. Below are key areas of home safety and tips to help protect your family and your property.
1. Fire Safety
Fires can be devastating, but many are preventable. Here are a few essential fire safety tips:
• Install smoke alarms on every level of your home, particularly near bedrooms. Test them monthly and replace batteries annually.
• Create an escape plan and practice fire drills with all household members, including children.
• Use space heaters and candles responsibly, keeping them away from flammable materials.
• Avoid overloading outlets and unplug appliances when not in use.
• Keep a fire extinguisher in accessible areas, especially the kitchen.
2. Preventing Burglaries
A secure home deters break-ins and protects your personal belongings:
• Install deadbolt locks on all exterior doors and ensure windows are secure.
• Use motion-sensor lights around the exterior to discourage intruders.
• Consider a home security system or smart surveillance cameras for added protection.
• Keep valuables out of sight, especially when you’re away.
• Be cautious on social media—avoid sharing your travel plans or daily routines publicly.

• Schedule a free home security evaluation— The Scottsdale Police Dept. offers free programs to enhance home security. You can request a Vacation Watch where officers patrol your home while you are away. Additionally, the CamerEyes program allows residents to voluntarily register their security cameras, which can assist with crime prevention and investi-
gations. The police also provide a Home Safe Home program, offering safety evaluations and recommendations for home safety improvements.
• (Remember - All exterior lighting and surveillance cameras require architectural approval prior to installation.)
3. Fall Prevention
Falls are a leading cause of home injuries, especially among seniors:
• Keep walkways clear of clutter, loose rugs, or cords.
• Install grab bars in bathrooms and handrails on stairways.
• Ensure adequate lighting in all areas, especially stairwells and entrances.
• Wear non-slip footwear indoors and outdoors.
4. Electrical and Appliance Safety
Malfunctions or improper use of appliances can pose serious risks:
• Have your electrical system inspected periodically by a licensed electrician.
• Avoid using damaged cords or running them under rugs or furniture.
• Don’t mix water and electricity—keep appliances away from sinks and bathtubs.
• Turn off appliances when not in use, especially stoves, irons, and heaters.
5. Emergency Preparedness
Being prepared can make all the difference in an emergency:
• Keep a first-aid kit fully stocked and easily accessible.
• Create a list of emergency contacts, including poison control and nearby hospitals.
• Have an emergency supply kit with food, water, flashlights, batteries, and medication.

Have you ever noticed that so many things in life are about trade-offs?
If you want a larger, roomier vehicle, you probably have to sacrifice some gas mileage. When your doctor prescribes you antibiotics for an infection, you might have to accept some negative side-effects of the medication. If you want a smart phone with more memory and other features, you probably have to pay more.
In each of these cases, you consciously or subconsciously weigh the costs and benefits of each choice, and eventually end up living with both the benefits and costs of your decisions.
Your choice of where to live is no different. Back when you moved into Scottsdale Ranch, you decided the benefits of living in this great planned community (homeowners association, or HOA) outweighed the trade-offs.
If you had moved into the homes north of Shea, where there is not an active HOA, you would not have had to apply to the association when you wanted to replace your roof, repaint your home, or make an addition. You probably would have been allowed to park your recreational vehicle on the street in front of your home. You likely would have been allowed to rent out your home for short-term rentals.
Instead, you looked at the trade-offs of living in that home compared to living in Scottsdale Ranch.
As a Scottsdale Ranch homeowner, you need to submit an architectural application before you put a new roof on. But in return, you know your neighbor must do the same and won’t be allowed to put an inexpensive and unattractive asphalt shingle roof on their home, potentially diminishing the property value of your own home.
Yes, as a Scottsdale Ranch resident, you are not allowed to do overnight rentals of your property. But in return, you are protected from the adverse impacts of your neighbors renting their homes out as party palaces during our super-busy winter visitor seasons.
As a Scottsdale Ranch resident, you must submit your plans for an exterior remodel. In return, you and your entire neighborhood are protected from the adverse impacts of others changing their homes in a way that makes them stick out like the proverbial sore thumb, inconsistent in look and feel with the other homes on your block.
There are so many other benefits you receive as a resident of SRCA that you wouldn’t get if you had bought that home on the north side of Shea. You have a wonderful community center, tons of community social activities run by our wonderful and able staff, access to our signature Lake Serena, and so many other activities. You drive through streets and common areas professionally maintained by our landscaping contractor.
In short, your quality of life is greatly enhanced by virtue of your decision to purchase in Scottsdale Ranch. And there is ample evidence that this results in enhanced property values for you, as well.
Scottsdale Ranch – a darn good trade-off, don’t you think?

Why Can’t I Park on a Public Street?
In single-family residential subdivisions, the SRCA CC&Rs aim to limit on-street parking as much as possible. Residents are encouraged to utilize their garage and driveway before considering street parking.
• If you find that your driveway and garage are fully occupied and you own more vehicles than available spaces, please reach out to the SRCA office to inform us so we can update your account.
• For those residing in neighborhoods with a sub-association, please consult your sub-HOA regarding their specific parking regulations, as many of these areas feature private streets where on-street parking is prohibited.
The goal is to keep vehicles off the streets, whenever possible, even if that means rearranging vehicles in and out of the driveway and garage. We greatly appreciate your cooperation in keeping our streets clear and safe.
Laguna Elementary School

We are off to a great start at Laguna Elementary this year! If you’re new to the area, I am Mrs. Krisse Kelly, proud Principal of Laguna Elementary School! We are happy to welcome back our amazing Assistant Principal, Anna Kaplan, and our awardwinning staff to campus! We are a preschool through 5th grade Cognia-Certified STEAM School, located in the heart of Scottsdale Ranch Park. (We are also conveniently located right next to the Boys and Girls Club on Lakeview Drive and Via Linda.) We wear uniforms Monday through Thursday and have “free dress” on Fridays. We have a newly renovated Makerspace, new courtyard, and we offer Music classes, Orchestra, Band, PE, Manners Classes, Baking Club, Tutoring Club, Ambassadors Club, Chess Club, Math Club, Science Club, Running Club, Spanish Club, Drama Club, Choir, and so much more!
This past year, we were notified that our Gifted Program Teacher, Stephanie Shamy, was awarded the Presidential Award for Excellence in Mathematics and Science Teaching. We are so proud of her! She joins an elite group of teachers, who get to visit the White House. We are also fortunate to have six National Board-Certified teachers on our staff. All of our teachers are “highly-qualified,” meaning they went to graduate school, received a teaching credential, and many of whom have Masters Degrees. (Did you know that you don’t need a teaching credential to work in a private school or charter school?)
This summer was full of fun and learning! Stephanie Shamy led a group of talented teachers, counselors, and counselors-intraining at our Camp Invention. Students were lucky to work through STEM modules and hands-on learning. Kids got to work together, inside and outside of the classrooms, enjoyed games, experiments, and all of the fun things that camp entails!
Laguna Eagles read all summer long and are now being rewarded through our Accelerated Reader Program. Students get prizes and pins for reading and passing comprehension tests at school. All students get a Chromebook, as well as a library card. At Laguna, we encourage a balanced learning environment. We want our students to be tech savvy and ready for the future, as well as read hard-back books. As a STEAM school, it’s important that our students have a well-rounded education!
Soon, we will have Student Council elec-
tions, and we will find out who our new leaders will be on campus! Students have also started Media Club auditions, which consist of 5th graders, who film, write, produce, and star on the morning news for our entire school to enjoy. Each morning, we sing a patriotic song, say the Pledge of Allegiance, report on the weather, birthdays, and announce what’s for lunch!
All students enjoy 90 minutes of Language Arts, Math, Science, Social Studies, PE, Music, Art, STEAM, etc. We are going to start our free tutoring program soon. If you live in the area and you would like to volunteer at Laguna, please let us know! Please feel free to stop by the front office and introduce yourself. We love meeting new faces and welcoming our community leaders back to school! Thank you in advance for supporting your local community school!

Architectural Report

Front Entertaining Areas
Many people are taking back the front yard. Homeowners are embracing the sense of community and enjoyment found in redesigning the front yard with courtyards, firepits, dining areas or simply adding a patio seating area.
Sitting in the front patio, watching the neighboring children playing in the street, drinking morning coffees and even neighbors saying hello as they walk past creates a sense of community that you do not get in your back garden.
All projects, from just laying patio pavers or adding a walkway to larger projects of constructing courtyard walls with a gate and firepit areas will require drawings, materials, and disclosure notices to be sent as well as architectural committee reviews for the larger projects.
If you wish to install a paver patio or a new walkway or both, think about the size of the new area in proportion to the house and what you have installed already. If you have pavers already, you will want to submit to install the same approved pavers for this area as well. Having many different materials, textures, or designs is to be avoided.
If you are constructing courtyard walls, remember the new courtyard walls will need to blend or complement the house walls. In addition to duplicating or enhancing the details of your house, the courtyard wall stucco texture, paint color and maybe adding a wall cap to mirror the pop outs on your house, will bring your vision together.
The wall height and where the walls will connect with your house are things to think long and hard about. If the wall is too tall, it will close you off and offer considerably less air circulation during extreme temperatures. There are also wall height restrictions to consider and, if your lot is smaller, less heights may be better.
There are required setback measurements from shared property lines and the inside edge of the sidewalk to consider. Long expanses of courtyard walls require embellishment such as jogs in the length of the wall or wrought iron inserts will be needed to break up the visual expanse.
Courtyard gate designs are generally created to be compatible with existing gates. The same goes for light fixtures.
Firepits are a great idea for the cooler months. For this design, you will need to consider the location and shape of the area and firepit, a pathway to the area, the stone or pavers that will be a base for the area, and the gas line to fuel the firepit and seating.
If you drive around your community, there is always some great design inspiration to be found for all types of projects.

The earliest items can be placed out is the Wednesday prior to the week of pickup and must be placed out no later than 5:00 am on Monday the week of the scheduled pick up. Residents, please be considerate of your neighbors - do not put your items out before the designated dates. Placing items out before this time can result in hefty fines being assessed to your account.
Please be patient as the city has all week to pick-up in our area.
NOTICES FROM THE CITY OF SCOTTSDALE:
Please separate your brush and bulk pickup into two piles – one for green waste and one for everything else. The piles will be picked up by separate trucks during your designated brush and bulk pickup week.
*Please refrain from placing trash containers or bulk trash where it blocks the sidewalk and would prevent pedestrians or wheelchair bound residents from passing along the sidewalk.

We receive numerous questions about all aspects of the community. Below are some frequently asked questions regarding compliance rules.
Q: The City rules say you can place bulk trash out 9 days before the scheduled week of pick up, but the HOA says five days. Which is it?
A: The SRCA rules are more restrictive, allowing 5 days before the scheduled week of pick up for bulk trash to be placed out. The dates of pick-up are listed on our weekly email blasts, and on the website: scottsdaleranch.org
Q: My neighbors are putting their trash bin out where it blocks the sidewalk. Is that against the HOA rules?
A: The community documents are silent regarding the placement of trash containers. It is a violation of City code to block the public right-of-way. The City requests the following.
• Place your container on the street with wheels against the curb by 5 a.m. on collection days and remove it the same day.
• Keep your container at least four feet from other containers, parked cars, mailboxes and other obstacles that may prevent our crew from picking it up.
Q: The City of Scottsdale allows for construction & maintenance to start at 6am in the summer. My workers started at 6:30am, why did I receive a violation notice?
A: While the City start times are seasonal, SRCA’s rules are not. Construction and maintenance activities which may interfere with the right of peaceful enjoyment of Neighboring Properties must begin after 7:00 a.m. – 6:00 p.m. Monday-Saturday and 10:00 a.m.-3:00 p.m. on Sundays. This rule is enforced year around.
Q: My neighbor’s trees are hanging over the wall into my yard and dropping leave in my pool. Will you send them a violation notice?
A: A majority of rear yard issues between neighbors do not fall under the Association’s jurisdiction, such as the neighbor’s tree shedding debris into a neighboring pool. This is an act of nature that does not constitute a violation. With that said, our office is happy to reach out, as a courtesy, to the neighboring property and make them aware of the situation and request they address it.
Q: I want to remove a tree in my front yard. Do I need to get approval?
A: You do not need approval from SRCA to remove a tree from your yard. Please keep in mind that there is a two (2) tree minimum and replacing a tree does require Architectural approval.
Q: Can I drain or backwash my swimming pool into the street?
A: NO!!! Draining into the street is prohibited by the SRCA rules and is in violation of City code as well. If you see a property draining into the street or common area, please contact the SRCA office or contact the City directly at 480-312-8716.

Palm Tree Trimming
By now, any palm trees on your property should have been pruned to eliminate dead fronds, pods, and flowers. If this task remains incomplete, please make arrangements to address it, as fines can be imposed on your property. Brush pickups are scheduled for the week of August 11th and September 15th.
To prevent sidewalk blockage, please ensure that cut fronds are disposed of properly. If the tree trimming does not coincide with the bulk pickup schedule, your trimming service or landscaper will need to manage the off-site disposal. We appreciate your cooperation.

Late Summer Landscape Tips: Prepping for Fall’s Arrival
As we approach the end of summer and look forward to the cooler days of fall, it’s important to take care of our landscapes to ensure they thrive. August often brings much-needed relief with monsoon rains, which enrich the soil with nitrogen and benefits both plants and people. During this hot and humid period, it’s crucial to minimize stress on your plants and yourself by working on your landscape early in the morning before the temperatures soar into triple digits.
Trees
August is the perfect time to assess your trees and lighten their branches before the monsoon winds arrive. Prune back elongated limbs to reduce the pressure at the points where they connect to the trunk. Contrary to the old practice of opening up the canopies to let wind pass through, modern research suggests that reducing elongated branches strengthens the bark connection. This approach helps trees withstand strong winds better and grow more naturally. Be careful not to over-prune, as this can be just as harmful as under-pruning. Evaluate each species and make informed decisions for overall tree health. Removing cross branches and dead wood can also reduce the risk of downed limbs during windstorms.
Shrubs
Limit pruning of shrubs during August and September, except to clear sidewalks or driveways. Plants stressed by triple-digit heat are vulnerable after pruning, so it’s best to be conservative with trimming during this period. If your plants are spaced properly, there should be little need to prune now, and waiting until fall’s cooler temperatures is often a better choice.
Water Management
Managing water during this time of year can be challenging. Keep an eye on weather forecasts for rain and shut down your irrigation system accordingly. For every 0.25 inches of rain, you can typically turn off your system for two to three days, conserving water. Natural rainfall is rich in nitrogen, which benefits plants, trees, and turf. After summer rains, you may notice a dramatic greening effect on your Bermuda grass. Avoid fertilizing your turf after August to prepare for overseeding with rye grass in October. Bermuda turf looks its best in August and September due to high humidity and supplemental rainfall.
Annual Flowers
To keep your annual flowers looking their best, remove spent blooms weekly. This encourages new blooms and maintains their appearance until the next changeout in October. Water your flowers every other day to a depth of a couple of inches for optimal results.
As late summer transitions to fall, take the time to plan your landscape with new flowers and rye grass. Evaluate your current setup and prepare for the next beautiful season in Arizona, where cooler temperatures and shorter days are just around the corner. Congratulations on making it through the Dog Days of Summer!

Home Security
Summer is a great time to get out of town and escape the hot weather for a bit, which makes these home security tips all the more important.
• Keep your doors, windows, and any miscellaneous openings to your residence closed and locked.
• Clear away overgrown areas in the yards to prevent potential hiding spots for criminals.
• Get to know your neighbors and be the eyes and ears for the neighborhood.
• Have a trustworthy friend/neighbor come by your residence from time to time whenever you are out of town or away for extended periods of time.
Pedestrian Safety
Drivers are not the only ones responsible for being safe and following the rules of the road. With that said please remember these tips when out and about.
• Always make eye contact with drivers before crossing the road.
• Make sure to only walk on the sidewalk if one is present.
• Be visible and wear brighter colors and/or use a flashlight when walking in the nighttime hours.
Back to School
With school already returning back in session, please keep these school zone tips and tricks in mind.
• Please obey all school zone traffic and speed limit signs.
• Be prepared to stop for school buses picking up and dropping off kids and never pass a school bus when the stop sign arms are extended.
• Make sure to drop off and pick up kids in the areas designated by the school.

Meet George, a spirited young man from Mexico who came to Arizona with big dreams and a heart full of determination. George worked hard in school, always envisioning a bright future, and when he graduated from high school, he took a leap of faith, moving to Arizona to attend college.
