To Post or Not to Post?

That is the (Fair Housing) Question As those in the multi-family industry can testify, the Fair Housing Act (FHA) plays a starring role in how property managers run their communities. From the proverbial ground up, every aspect of property management is subject to government scrutiny to ensure that a community is compliant with FHA rules and regulations.

The way in which a property is advertised on social media is not immune to this fact. According to the FHA, it is illegal to publish any advertisement “with respect to the sale or rental of a dwelling that indicates any preference, limitation, or discrimination based on race, color, religion, sex, handicap, familial status, or national origin.” Those who violate the Act could face some serious ramifications, up to and including thousands of dollars in fines. So how do you protect yourself from potential risk?

This information can be found by visiting the U.S. Department of Housing and Urban Development’s website at www.hud.gov.

Initiate Inclusive Leadership Inclusion is an operational imperative. If DEI is a part of, not apart from, your organizational culture and expectations, it’s time to activate it and invest in it as integral to how your organization functions.

Initiating inclusive leadership also means incorporating inclusive behavior as a performance measure. That sometimes sounds scary to company leadership, but it is arguably already part of some of the standard evaluations we have in place for our teams. For example, we already measure how well leaders motivate their teams. Part of motivating team members is including them in decision making, communicating effectively, and considering the needs and circumstances of team members in planning events and setting expectations – in short, inclusion.

Consider the words of John E. Jones III: “What gets measured gets done. What gets measured and fed back gets done well. What gets rewarded gets repeated.”

Dive Into Diversity Getting to know yourself, others, and the culture that is defined by how your full team comes together is an adventure of discovery. It’s about story, sharing, and sonder. A term coined by John Koenig, “sonder” is a noun meaning “the realization that each random passerby is the main character of their own story, in which you are just an extra in the background.” Diving into diversity is an opportunity to discover unknown territories and ways of thinking, to acknowledge the value of stories and perspectives other than your own, and to celebrate the power of diversity shaping your company culture. Consider how you and your team might engage and start learning about each other in

diversity, whether by days on a calendar or simply in conversation where you learn something new about someone different than yourself and celebrate how that shifts your perspectives and the ways you work.

Elevate Equity Equity strives to provide all people with the access, engagement, opportunities, and resources they need to attain their full potential. Equity requires both fairness (avoiding unjust advantage or disadvantage) and context (meeting actual need rather than assuming everyone needs the same things).

Equity is where things get hard again because we are forced to acknowledge that inequities exist – in society, within our organizations, even within our own perceptions – and that, as well meaning as we might be, chances are our organizations are not level playing fields. However, there is incalculable value in acknowledging potential barriers, asking how they impact our team members and acting to counter inequity so our people can thrive in ways that are meaningful to them!

In residential property management, we are in the people business. DEI(B) is a powerful way to put people first, whether the people within our organizations or the people served by them. It is challenging work, but it is also necessary work. As I like to say, it is hard work, but it is also heart work. Let’s start today to do the heart work of creating pathways for a more inclusive and equitable multifamily industry of belonging for all.

by Lisa Gunderson, Bristol Development Fast forward through the pandemic to bring us to the rapid deployment of virtual touring and selfguided experiences, our industry is embracing technology in new ways. Successful marketing begins with understanding the customer journey, which encompasses several touch points with technology.

Our primary source of potential resident traffic is our website. We have to ensure that content is fresh, relevant, and in a format everyone can enjoy using.

Recently we deployed a remote self-guided tour experience, allowing prospective residents to visit us after hours and without a staff member using biometrics and identification confirmation to enable remote access with an encrypted one-time use code.

In the same model, we deployed a voice-activated smart home device and incorporated that in the tour process as it works with the platform to turn things off and on or ask related marketing questions, for example, about upcoming events in the area.

I could spend hours on this topic, but the highlight is to make technology a marketing tool by making it seamless for potential residents to interface with it.

Step 4: Pictures are Worth…Saving Thousands in Fines Perhaps one of the best and easiest ways to stay social media-compliant is by showing diversity in the images you post. Add images to your community and social media websites that include individuals of different races, people with disabilities or a variety of ages, or families with and without children. It is important for people of protected classes to know that should they choose your community, they will be treated as they should be – fairly and equally!

Step 5: Say It with Words The best advice for anyone posting to social media is simple: Choose your words wisely. Avoid using racial or ethnic terms, references to religion, or verbiage that is exclusive of people with disabilities or limitations based on familial status. Or be extra cautious by avoiding describing individuals altogether. Instead, use welcoming language that describes your community and why it is the best place to live!

With these tools in hand, yours can be a Fair Housing-friendly community, in person and on social media.

Getting Ready for Electric Vehicles

Changes are ahead for property owners and operators as demand rises for all-electric vehicles (EVs) and plugin hybrid electric vehicles (PHEVs). Rising gas prices, policy support, environmental awareness, improvements in battery technology, charging infrastructure, and the allure of new models from automakers have all laid the foundation for more consumers to transition from gas vehicles to EVs and PHEVs. According to Energy.gov, sales of new light-duty plugin electric vehicles, including EVs and PHEVs, nearly doubled from 308,000 in 2020 to 608,000 in 2021.

EV sales accounted for 73 percent of all plug-in electric vehicle sales in 2021. BloombergNEF* asserts that electric vehicle adoption will continue to rise sharply through 2025.

To further increase adoption of EVs and PHEVs, consumers must be able to easily charge their vehicles.

While there are more and more charging stations being built, the U.S. will need an optimal mix of home, workplace, and public charges to accommodate consumer needs.

Where do renters currently fall in consumer demand for electric vehicles?

The 2022 National Multifamily Housing Council/Grace Hill Resident Preferences Survey showed that 2 percent of renters said EV charging stations were a requirement to rent. However, in the same survey, over a quarter of respondents were interested in having charging stations at their communities. While it appears we News & Events

still have a few years before charging stations are a must-have amenity at multifamily communities, they can give properties a competitive edge today. Having charging stations onsite is a unique way for multifamily communities to stand out from competitors, appeal to renters, retain residents, and foster an environmentally friendly community.

Even though current demand might not be enough to prompt owners and operators to action now, the push from federal and local governments should be enough to act. Now is the time to take advantage of tax rebates and financial assistance while they are still available. As electrical vehicles become as common as a gas-fueled car and government mandates take effect, we are likely to see these incentives disappear.

Part of taking on any new project is knowing where to start. A resource to turn to is the U.S. Department of Energy. A section of their Alternative Fuels Data Center website is dedicated to multifamily housing (https:// afdc.energy.gov/fuels/electricity_charging_multi.html).

Owners and operators can access guidelines for vehicle charging stations for multi-unit dwellings, EV readiness guide, procurement and installation, resident surveys, case studies and much more.

The Power of Integrating at Your Community

by Jason Tolleson, Owner, Tolleson Inc. With all the technology available in today’s multifamily industry, we should be looking at the power of integration. Integration is what happens when your PMS (Yardi, OneSite, Entrata, etc.) is connected with the systems that help run your community. Access control, parking and car charging, visitor entry, smart apartment, smart building Wi-Fi – all these systems can work seamlessly within a system you’re already using daily to manage your community. Imagine a world where your teams enter resident data one time at application.

From there, specific resident information is shared digitally with each of the other organization systems. No longer will you need to log into each system individually to register or remove each resident. With system integrations, all that is done automatically.

When you integrate effectively, you can add hours back to your workday. Instead of your teams spending time operating different access control systems and issuing various fobs, a proper system integration simplifies the entire process. Another great advantage occurs at move-out. Most integration systems feature the ability to automatically remove a resident’s credentials on an effective lease termination date. Once a resident’s scheduled move-out date is confirmed, the credentials are automatically removed and unregistered from the security and access control systems in the building.

Additionally, the lock is converted to a vacant lock and becomes available for vendors to get those turns started.

This means that once you install a new, fully integrated access control system for the amenity spaces at your community, later that same system can expand to resident smart locks, smart apartment, and even a whole building Wi-Fi solution, all in one integrated platform. Some of these systems will even allow selfguided tours with total ease. Fun fact: In most cases, the newer integrated access control systems are very cost competitive or even a bit less than the traditional systems you all know well. This alone makes exploring these kinds of opportunities a must for every community looking to stay on top of the newest trends without breaking the budget.

One of the most exciting features in integrated access control is the ability to use a mobile phone as the key to the castle…or community. Using a mobile device as the main credential is the way of the future, yet it is fully available now. Say goodbye to the ongoing cost of key fobs and hello to an easier move-in process. Once an approved resident is entered into the PMS, an email or text will be sent to them automatically. After the resident completes registration, a link prompts them to download the system on their device and they instantly have access to amenity spaces, parking garages and their own new apartment home!

When you are considering upgrades or new build systems on your community, keep these things in mind.

Not at all. I wanted to go into the medical field when I was younger.

Did you have any unrelated jobs growing up that unexpectedly prepared you for the apartment industry?

Yes, I spent six years in the restaurant industry prior to starting in property management.

Why is property management an attractive career path?

Because it is never boring! You may be leasing apartments one day, and tornado clean-up the next day. We interact with people at the best and worst times of their lives. Also, I have met some of my best friends and mentors through property management.

Best professional advice you’ve ever been given?

Don’t ever burn a bridge. You never know who you will be working with in six months.

Do you have any pets?

Yes! I have two dogs, Crosby and Nyla.

Coolest place you’ve ever traveled?

Costa Rica

Do you have a motto you live by?

If you could get a “do over” for something in your career, what would it be and why?

I am not sure I would want a “do over.” I have learned just as much from the negative experiences in my career as I have the positive ones.
