Hello and welcome to the April edition of Modern Home Builders. With supply chain challenges, materials shortages, and labor struggles all on the table, homebuilders have been facing tough times. But having heard the positive stories coming through from our interviewees, I have been heartened to learn that companies are rising to the challenges, maintaining their quality levels and constantly striving to exceed customer

Furthermore, the increasing appreciation for what technology can do and how it can help homebuilders deliver their projects has really come through, too. REAL ESTATE challenges by adopting existing tools and new technologies that help agents across the country open up inventory. As an example, the First® app, a tool exclusive to RE/MAX affiliates, helps agents reach out to the right people at the right time. When a contact is highlighted as likely to sell, a RE/MAX agent can choose to set a reminder to reach out. The result is a better experience for consumers, who end up working with someone they already trust. Another resilient group? Homebuilders. A recent report from the Department of Housing and Urban Development showed new housing starts reached a high in December 2021 not seen since last March. While recent data also show a decrease in single-family housing starts from recent months, overall, single-family starts increased by double digits in 2021 despite rampant supply chain challenges for builders. The National Association of Homebuilders Chief Economist Robert Dietz called the gain in single-family housing starts in 2021, “a continuation of the rebound and expansion of home building that took place in the wake of the pandemic.” While availability and higher material costs remain headwinds for builders, the data shows builders – like real estate agents and homebuyers – are persevering anyway. Resiliency is helping the industry overcome recent challenges, and there are plenty of reasons to be optimistic about where the housing market is headed. Across the country, real estate agents and homebuilders are tapping into their experience and working hard to help buyers and sellers achieve the best outcomes. In fact, with price stabilization Besides the more obvious service of

hen Brian Laubenthal and Brian Krob started Scottsdale Architecture firm ALINE Architecture Concepts,
they did so with the intention of designing buildings around the principles of craft, community, and collaboration. ALINE strives to design buildings that seamlessly integrate into urban environments and build with sustainability in mind. The architecture firm perfectly encapsulated these goals with the construction of their mixed-use property Bidtracer. The three-floor residence, office space, and retail space represent the epitome of mix-used living by creating a luxury residence while also fulfilling a much-needed demand for commercial business space.
Small space promotes creative design choices The Bidtracer property was designed with efficiency in mind. ALINE is proud it was able to fit such a unique building in such a small space. “I would say one of the biggest accomplishments we had with this property is how much we got out of a small site. The tiny lot meant we had to build as efficiently as we possibly could,” Krob said. The team at ALINE were creative by maximizing to the code step-backs as a design tool resulting in more unique spaces. Maintaining

hile a significant number of projects were halted when Covid-19 hit, those that weren’t presented
contractors with entirely new hurdles to overcome. Jobsite safety took on a new meaning as contractors rushed to implement procedures for social distancing, temperature checks and other precautions designed to keep workers safe. As Covid-19 took hold, safety concerns were further heightened for VJS Construction Services, a Wisconsin-based contractor that had just begun phase two of a retirement community renovation and construction project. In addition to employee safety measures and considerations, VJS had to consider the health of seniors living near an active construction site.
Overcoming new safety challenges The first phase of the Saint John’s on the Lake project began in March of 2018 and consisted of building a new 23-story residential tower with underground parking, skilled nursing facilities, assisted and hybrid living, and independent living apartments. With this building complete, VJS set out to demolish an adjoining three-story health services building. Just a few weeks into the process, it became clear that Covid-19 would drastically impact the contractor’s plans. In addition to implementing its own safety protocols, VJS became an integral part of the Saint John’s on the Lake’s Covid-19 safety team. “It was critical to ensure that the protocols we developed aligned with the community’s requirements,” said Ben Bergles, senior project manager at VJS Construction Services. “It took a lot of out-of-the-box thinking and coordination between the Saint John’s team and ours, particularly to keep disruption to a minimum for the residents.” Complicating matters was the close proximity of the old health services building to the new 23-story residential tower. Before VJS could demo the old building, its residents had to be relocated to the new tower. “Relocating the residents was challenging on its own,” said Bergles. “Separating active residents from construction workers, particularly with considerations for healthy airflow, and keeping both as protected as

Data visibility keeps the project moving Bergles credits Trimble Viewpoint’s Vista ERP solution, with the company’s ability to track safety, job progress, invoices, subcontracts and digitally manage documentation over the project’s three-year span. Vista is part of the connected, cloud-based Trimble Construction One suite of solutions, which standardizes data and streamlines workflows across all phases and functions of contractors’ construction projects. “When we put together the project three and a half years ago, it was impossible to think of everything,” he said. “Throughout the project we had to input, update and adjust hours and codes. We wouldn’t have been able to do that efficiently without Trimble Construction One and Vista.” Data visibility across the company is critical for VJS Construction’s long-term success. The company migrated to Vista in 2012 to improve job cost accounting and access accurate reporting in real-time. “We integrated Vista to streamline our accounting functions, which was easy to implement because it’s very user friendly. market, with a low unemployment rate of around 3.2 percent.” It doesn’t take much time, therefore, to see that the availability and affordability of homes in Ferndale – and the wider Detroit-metro and Michigan areas – is proving a big draw to the region for homebuyers, and in turn is helping to drive continued economic activity. But what of the outlook for the rest of 2022, particularly for first-time homebuyers? “Buying one’s first home is always both an exciting step and a major challenge, regardless of the economic outlook at any time, but in 2022 there are likely to be certain factors that will be both a help and hindrance to first time homebuyers,” Danielle reveals. “Firstly, we expect inventory levels to pick up steam nationwide, having hit a low point in 2021, driven by pent-up demand from those who held off making sales or purchases during the pandemic. “At the same time, we believe that house prices are going to continue to rise, though at a slower pace than we saw in 2021, and that mortgage rates will also increase as the year progresses. The latter in particular can result in reduced buying power for those who take on a mortgage to purchase a house, so our advice for anyone looking to get onto the market in 2022 would be that doing so earlier than later is probably a smart move. The earlier an individual can find a house that they like, put an offer in, and hopefully be accepted, the sooner that they can lock in a mortgage rate and prevent it from going higher!” F

I have always found it more effective to combine strengths with other companies rather than compete and fall short of the resources needed to reach the best possible outcome for a project,” Tony explains.

We adapted work-from-home strategies for our office staff, provided the proper masks and sanitation for our employees, and limited crew sizes for at-risk team members. “ Those measures proved successful, and we are currently completing a lakefront remodel that originally budgeted at $500,000. As a small, tight-knit family business, Bloomingdale not only benefits from close relationships within the organization, but also from a clear and united approach when it comes to the longterm future of the firm. First and foremost though, as we enter 2022, the company hopes to stay focused on its spec projects, continuing to build throughout the winter. “We always build during the winter,” John points out. “It’s a bit more challenging, but we have a couple of properties we are working on that are at the higher end of the scale and are set to reach around $4 million each. They are large, unique homes and we are very excited about moving forward with those, so we are just going to continue to build for the next two to three months and make sure they are ready for the market in the spring.” In the longer-term, Bloomingdale hopes to build upon its strong foundation, inducting the next generation of leaders like Connor and Lindsay into the business, and expanding its delivery footprint to allow more customers the opportunity to live in the home of their dreams. “As we’ve mentioned, we have a number of new, multi-million-dollar homes coming up, and whilst we are still active in the neighborhood and custom market, we see a lot of future for spec homes,” Eric notes. “1230 Latham in Birmingham, for

We have strong investment portfolios and I also just got my real estate license, so I am eager to get started in that area. “Ultimately, the most important thing is that the next generation of this company is enthusiastic and ready to take it forward. I have children, Bruce has children, my sister has children, so if we keep the business healthy, they will all have a chance to lead Bloomingdale - if they want to take on that opportunity - in the future.” Connor, the most recent of the new generation to forge a significant position for himself at Bloomingdale, is as optimistic about the future as Eric suggests. “2022 is looking exciting because, after a year and a half of Covid, companies are beginning to get their feet back under themselves and start work again,” he asserts. “They are going to be more efficient and the areas we are building in are becoming ever-more profitable. MIKE MILLER BUILDING solution for challenges and unexpected errors comes down to how the team would handle the situation if the house were their own. “When you have over 250,000 parts and pieces going together on a new home, and over 250 individuals involved in the building of a new home, mistakes are almost guaranteed. When they do occur, our simple philosophy is what would we do if this were our personal home? How would we want it handled? This eliminates the business aspect and it almost always makes the situation quickly curable by implementing the personal perspective, which makes for a Mans Lumber “It seems like yesterday when Mike came to Mans with a full-service approach and view of the business. Since 2010, our relationship has grown in ways I don’t believe anyone could imagine. We view ourselves as an extension of his business and employ the full efforts of our resources and supply channels to help build what has become the preeminent custom brand in the greater Northville area. The most important part of this relationship is the ownership group that Mike has brought to Mans. We’ve had the privilege to work with some of the most amazing owners our supply side could possibly expect, and with that comes the great satisfaction knowing families are receiving the best from Mike Miller Building and the Mans Lumber family of brands.”

Adapting to change During the pandemic, Michigan was one of the few states that deemed residential construction a non-essential business. Consequently, ERT more-or-less came to a halt. However, the company was fortunate and prepared enough to keep its employees: “We realized the need to eliminate our own supply-side risk by streamlining our sales and selections process so that materials could be ordered at the start of construction, or even before, “Bradley shares.

“Additionally,” Ariana continues, “we realized the need to retool our sales arsenal to allow buyers the ability to make design and selection decisions from the safety of their own home. We saw a spike in buyers looking to move to secondary markets (and out of high-priced cities with limited space and access to outdoors), and those who were looking for homes remotely. From this, we saw an opportunity to provide a service to these buyers with an intuitive design interface.” As a result, the company witnessed a massive tailwind of cost increases and time delays, which meant that it needed to “sharpen our pencils from a costing and

“While it is getting more challenging to maintain affordability, given how much inflation has impacted the broader industry the last year, we have found different ways to keep our price point where it is. Sometimes that involves getting creative with things like land choices. It’s those sorts of decisions that make or break a business, really,” states Rino. This strong-held belief is a major element of Infinity Homes’ culture, which stems primarily from Rino’s personal experiences and values, as he reveals: “A lot of the company culture is derived from myself and my experiences; I started off in the business very young, and I have learnt everything along the way. This business certainly wasn’t just handed to me. It is important that I lead by example; my employees see me, and they know the hours I do and the work I put in every day.”
Talented team This resolve has created a respectful, mutually beneficial, and extremely dedicated working culture for Infinity Homes. “We look for people who are driven, motivated and willing to put in the work; everyone here is really determined to excel in their career. It’s a tough business, and very often there is a unique and high element of risk involved, not found in a lot of other industries. “When you are dealing with the retail world, you have to be really dedicated to customer

to make sure each and every home is up to that standard. “I’m always looking to find and bring onboard talented people; I have a lot of people who have worked here for a long time that started off at entry level positions, and through hard work and dedication, have propelled themselves to rise rising through the ranks. As with most things in life, it’s about what you want to make of it, and what you are willing to put into it to get there. One person, who I love to use as an example, started off in an entry level position as a receptionist in our office not knowing much about the industry at the time. She is now a key player within our business. Another individual, who started as an entry level construction laborer six years ago, is now a construction manager, and he now oversees $15 million worth of construction. That stuff is really important to me, as I get to see how these people, and their families, benefit from what Infinity Homes has become,” discusses Rino. This sense of community, and shared ambition, helped fortify Infinity Homes, as the homebuilding market was impacted by the Covid-19 pandemic. As Rino details: “There’s no denying that it has been a challenging time. I think a lot of companies within our industry will probably agree with me that you deal with so many different obstacles today that you MODERNHB.COM

INFINITY HOMES & CO.
“We were able to be successful through adaptability – it’s important to adjust your expectations according to the variable changes. I think keeping up with the increase in materials was the most challenging part; one comparison I took was between what we were paying for a lumber package in July 2020 compared to a few months ago. The price has actually gone up nearly five times, which obviously is a massive challenge for us.”
Projects for 2022 Also supporting the company through uncertain times was its strong network of industry partnerships, as Rino confirms: “We have a great trade base, including a lot of suppliers I have worked with since my earlier days, when we first started off. There is a level of comfort and accountability on both sides, so each side knows what each is responsible for. This is more important now than ever given the lack of skilled labor that is the backbone of our industry. We are one industry, despite some recent attempts and some progress made to automate construction such as 3D printing, were the methods of home building are archaic and are solely revolve around manual labor.”

Ruminating on the year ahead, Rino observes: “I think 2022 will be a strong year for us, but because of some of the headwinds that on the horizon, such as rising interest rates, continued rising prices, and the continued lack of skilled labor, you always have to be cautiously optimistic. It’s great to be confident, but you have always got to brace yourself for downside risk, because that’s how a lot of people got in trouble a couple of years ago. Someone once told me when times are good it’s hard to imagine them going bad, and when they are bad it’s hard to imagine them going good again. “The industry has had a pretty good run here, especially in the last ten years or so. Coming out of the recession, up until 2013, consumers were able to buy at pricing opportunities that may not resurface again for an indefinite period of time, and it was an awesome time to purchase. Things started to stabilize around five years ago in 2015, so I am fairly optimistic about this year. There is no question that rates are going to go up, and that is going to have an impact on the market, especially with us because, to some degree, our buyers are a little bit more rate sensitive compared to someone who is purchasing a house for $500,000. That being said, I am sure we are up to the challenge.” MODERNHB.COM

crucial to creating its beautiful residential environments. “I mentioned earlier the idea of joint success; this, I think, is what attracts many of our long-term employees. But it’s not just an idea, it’s about demonstrating that across our company, our supply chain, and through our relationships with our clients and partners. “We also place a massive importance on accountability, both downstream and upstream, and that’s critical to building longterm, reliable relationships with both clients, our team, and business partners.” In fact, Uniland’s company culture spurs one of the proudest data points Aaron is able to share. “Once an employee stays with us beyond that 18-to-24-month mark, we almost have zero turnover, which is remarkable in today’s age; not only in the construction industry, but in the general labor market. “When we’ve found an individual that we feel will become vital to our business, we work to make sure they feel valued and enjoy being part of our team. We put in the extra effort to maintain and really hold those relationships close to us. But in order to do that, we have to follow through on our actions by supporting and encouraging each other. “I’ll give you an example of where this really shone through: we had a project for a senior affordable housing community, in which we were contracted to renovate 60 kitchens in 60 days. So, we’d enter an apartment unit, rip out the countertops and cabinets, install new ones, hook up the plumbing, and get out of there.

LANGE BUILDING CO. contemporary style is the ‘New York Loft’, as Chris states: “The ‘New York Style Loft’ was an idea that stemmed from my customer’s former residence in New York City. My customer wanted to create a space in the lower-level walk-out area of their home that had the ‘New York City feel.’ They hired Young and Young Architects of Bloomfield Hills, MI to execute the necessary plans and elevations to create this space. Young and Young set Project Architect, Chris Harrington and Designer, Megan Run sat on the task to collaborate with me and the customer to create the space they had imagined.
Trends and tastes “As you enter the new space the Statue of Liberty mural to your right grabs your attention. The staircase has been replaced with black powdercoated steel stairs, which are clad with hardwood steps by Northern Staircase, and a wood-capped steel handrail replaces the original closed wall stairwell. A cityscape mural by Matt Finish Murals runs the length of the wall in both directions. “At the bottom of the stairs, you can head towards the entertainment center or into the service area of the radius bar, which has a radius overhead trellis detail. The trellis, posts and beams are made of reclaimed barn lumber, locally sourced from Reclaimed Michigan. The bar countertops are concrete, formed and cast on site by Line Studio Detroit, and the vertical face of the bar is made of weathered corrugated steel panels. “The entertainment center cabinetry, by Aria Cabinetry, is clad in black metal with a large screen tv mounted over a linear gas fireplace from Bourlier’s Fireplace Inc. A pair of Rustica Barn Doors lead into a mirrored work-out room and the other two barn doors close off the mechanical rooms. The ceiling is blacked-out with the exception of a white painted slatted detail that runs the length of the room, to give the ceiling an interesting contrast of color and texture. “Around the back side of the stairs is a full bath with a subway tiled shower and a floating vanity with LED backlighting above and below. Near the bar, a subway exit sign leads you to the custom built-in cabinetry, which flanks both sides of the door that heads onto the patio area and overlooks the lake. With the help of the owners, the architect, the designer and all the trades that collaborated with me on this job, we created a space that exceeded the customer’s expectations.” The ‘New York Loft’ concept was drawn from contemporary trends in interior design and

a 1750-sq-ft car garage, otherwise known as the ‘Summer Party Room’,” explains Chris. “The building was connected to the existing home with a 30-foot-long open-air breezeway that created a large courtyard, which we then paved in exposed aggregate concrete. The connection allowed this large new structure to fit in with the existing home that already had an auxiliary garage attached with a portico. The interior and exterior finishes of the ‘Man Cave’ matched the high-end appointments of the customer’s home. “The exterior walls were two by eight, which allowed for optimum insulation as the building was heated with a radiant tube heater and prepped for future installations of Mini-Split A/C units. Three large ceiling fans keep the air circulating for summer and winter use. Linear LED lighting fills the space with plenty of bright light for any technical work, while the lighted ceiling fans and wall sconces can be used for a softer lighting atmosphere. “There is a sitting area with a bay window, large screen tv and sound system, a full bath with tiled shower and a wash tub outside the bath to take care of any dirty working hands. The sitting area was also mechanically prepped for a future kitchen if desired. The exterior finish was brick, to match the existing home, which was built 20 years prior to this addition. NAPCO of innovation, it was a first among refinishing suppliers, and a revolutionary introduction to an industry that had been hitherto tied to the traditional method of order-by-telephone. Since then, the company has not rested on its laurels, and continues to set new standards across new products and service delivery, typified in the 2018 launch of its Kitchen Renew Waterborne Coating. “Kitchen Renew is a unique, sprayable waterborne coating for kitchen cabinets and countertops,” Sara tells us. “Because it’s a waterborne product, it’s eco-friendly by nature. Most significantly, however, it has huge ease-ofuse benefits. The majority of waterborne sprays can only be used on a horizontal surface, because they’ll inevitably run. Nevertheless, our research and development manager has been busy working his magic, and he’s delivered a spray that can hold even on vertical surfaces.” The unique coating is available in a range of colors from pink to black, thanks in part to the work of NAPCO’s expert color technicians, and the company’s facilities in Skokie, Illinois. “To make our products fully-tintable demands someone with a perfect eye for color. It requires us to be consistently mixing multiple drums of chemicals and coatings on a daily basis,” Sara notes. “Our facilities give us the ability to do that, whether it’s our drum-pumps, our mixers, or the other tools we have in-house to help keep us at an innovative level.”
International presence Although the core of its business rests on the day-to-day activities within its facilities, NAPCO is no stranger to long-term thinking. Since the early days of Steve’s tenure, developing the refinishing skills of men and women from across the country has been a key cornerstone of the company’s business. At the time of writing, more than 100 people have benefited from its combination of classroom and hands-on spray training. “We offer two different types of classes,” Sara explains. “The first is a complete three-day class. If you’re new to the trade, that’s the class for you. We also offer a kitchen-specific curriculum, targeted towards our customers who want to broaden their repertoire beyond bathroom refinishing or add refinishing to their current business. “Another example of the way we care about our trainees is how we offer continuous support throughout their careers. Customer support A second factor in the company’s recent success has been the existence of its industry-leading installation team, set up to assist with kitchen preparation and appliance specification. As an essential function, it allowed the business to continue operating throughout Covid-19, in order to provide customers with vital replacement services. “Construction has many variables, and most companies will work to be accountable for as little as possible,” notes David Martinell, Director of Customer Care at PIRCH. “We think the opposite, because we know we can do it better. That’s why we have our own manufacturer-certified installers – fulltime, payroll employees of PIRCH. Many of

our competitors use third-party installers. We even go as far as to come out a week beforehand in the case that modifications are needed before the installation team arrives. Likewise, after the sale, our customers will continue to receive the same diligent care and attention to detail from any interaction they have with a PIRCH employee. “Choosing new appliances, plumbing fixtures, or embarking on a remodel can be a scary, overwhelming process,” he adds. “Therefore, customer support is absolutely critical in every aspect to ensure aesthetic, functional, financial, and timeline goals

Back in spring 2020 we were making contingency plans regarding what could possibly happen as the result of Coronavirus, however we soon realized that this was a real boom for the industry. “All things pandemic related, such as working from home and mortgage assistance, really led to a spike in demand for housing supplies and materials. Mead Lumber really benefitted from being in an industry that people wanted to come to. A lot of our markets are particularly busy right now because people are more in control of their working environments; you can work from anywhere, so naturally you want more room, a better cost of living, and with that, a lower cost of housing. We are located in regions with a lot of available space for these kinds of projects, which has been a real positive for us over the last few years.”
Modernization efforts Even during an unprecedented housing boom, Mead Lumber ensured the wellbeing of its staff and customers every step of the way. As Dave confirms: “Obviously, we had to make sure we had safety protocols in place. We had to be really careful about our people, MODERNHB.COM

five years ago Mead Lumber switched to a new ERP system. Our growth from there has been built on acquisition activity and a new greenfield location start-up. We have developed a corporate structure in order to manage our size, this helped with standardizing product offering and maintaining company-wide vendor relations. “Many of our suppliers are of a similar size to us, and therefore we developed distribution centers, which would prevent the supplier having to drop materials off to numerous small locations. These distribution centers are in Rapid City, South Dakota, and Grand Island, Nebraska; they make it easy for vendors to make one large drop, which is in turn distributed to our smaller locations across a wider region. “In order to improve overall satisfaction in terms of our suppliers, we have maintained consistent processes, policies and procedures. We have also added value to our stores in the form of new systems, branding and avenues for communication. These changes will continue to take the overhead burden off of individual stores, allowing their managers to focus on customer satisfaction. Ideally, the stores should be focused on selling products and services, and building customer relationships. Corporate and HR,

Stunning example One recent project of significance for All About Home Design is its Flying Horse North development. Completed last year, it brought the company yet another nomination at the 2021 Parade of Homes Awards. “This stunning 9000-square-foot home backs onto a golf course, reflecting a mountain modern resort vibe, with a contemporary industrial twist,” Kim reveals. “One addition that truly sets it apart, is the 8500-square-foot entertainment barn, which includes an official sized two-lane bowling alley, a future wet bar, a pickleball court, and an upper loft bedroom suite.” But the experience doesn’t stop there. “When you walk through the front door of the main home, natural materials ranging

From the entry, you see through the great room’s impressive 23-foot-wide wall of electric sliding-glass doors,” Kim continues. “It’s a design that gives you that truly insideoutside feeling. Coupled with the sounds of the water feature, it transforms the home into a resort-like oasis. “The stunning dining room is a fully heated and cooled conservatory, showcasing a twosided stone fireplace. The ambience in this space at night is mesmerizing, with twinkling bistro lights overhead,” she adds. “We’ve provided a curated style with muted hues that change subtly from room to room. The mix of metals, weathered wood, black framed windows, marble tile, and the amazing glass storefront gives it an edge. We are very proud of our trade partners, including Interiors by Bri, who provided the decor for this stunning home, and feel that everyone came together to create something unique and special.”
Valued partners As Kim’s description suggests, All About Home Design is committed to bold, memorable builds and designs. “It’s our mission to stay ahead of the curve, and to provide innovative products that are MODERNHB.COM

truly cutting-edge within the industry,” she insists. “To achieve that, we are always on the lookout for new technology. In this, the value of our trade partners cannot be understated. It’s through their expertise that we’re introduced to the very latest, exciting developments within the industry. If we want to continue to drive forward our success, it’s our responsibility to develop long-lasting relationships with them, and to further that collaborative spirit.” Not everything is about the build itself, however. As Kim points out, one unique challenge when it comes to building premiere homes within Colorado Springs is the absence of land to build upon. “We are always on the lookout for lots in different parts of the Springs, but most are bought up quickly,” she concedes. “We are currently building in the areas of Broadmoor Spires, Broadmoor Resort, Kissing Camels, Grandwood Ranch, High Forest Ranch, Black Forest, Forest Lakes, South Douglas County and Flying Horse North.”
Higher demand This competition for land once again underlines the value of All About Home Design’s industry partnerships. “We’ve partnered with a few well-established realtors, who keep us in mind when new listings come up,” Kim says. “One of the realtors, in fact, is the homeowner of

East Haven Builders Supply “BeachWalk Homes, LLC has had a relationship with East Haven Builders since the very inception of the business. In 2012, when BeachWalk was just an idea, our sales representative, Robert Ciccarelli believed in our mission and approach and gave us his time and energy. Since that time, BeachWalk has steadily grown, as has the relationship. East Haven has always provided extraordinarily competitive pricing and insights into the supply chain, which is more important than ever in the current environment. Our sales representative and the in-house engineer at East Haven have proven to be valuable resources, researching answers for us and helping educate our team on products, product changes, and other arenas. They look out for our best interests and treat us as a partner. This is exactly the kind of supplier and subcontractor relationship we try to build, and East Haven has made it easy to do so.” Oscar Leal BeachWalk Homes, LLC

We bring them in on the details of how we do things, treat them with respect, and are always grateful for their keeping an eye out for our best interests. Unlike many builders, most of our supplier and sub-contractor relationships are very long standing.” As a process-focused company, BeachWalk Homes uses its operational efficiency and precision to ensure its homes are energy efficient, all the way through the construction process and beyond. “As a team we are very focused on efficiency. When it comes to the environment and being green, energy efficiency has been our biggest focus. The hydronic heating systems we use have 99 percent system efficiency, and the sealing and insulation methods we use continually show our houses are remarkably tight. “By keeping our energy usage down we are saving our clients money, improving the value of their homes, and being kind to the environment. However, there are so many ways we are trying to be good stewards of the environment. For example, we mostly do what is called ‘infill’ building. We are not buying tracts of empty land further and further out from town and developing them, which is particularly harsh from an environmental perspective. MODERNHB.COM

our business opportunities enticed us to become a developer in Brunswick County, which, at that time, was one of the fastest growing counties in the US. There was a lot of new construction taking place as people were moving to the area from the north, so we joined in and started building condominiums and private residences,” he says.
Helping to rebuild Over the years, Bald Head Island Building Group became a major property management company, providing up to 55 homes for vacationers, as well as specializing in repair and maintenance on the island. Then, sadly, along came Hurricane Florence, which dealt 36 inches of rain, and gale force winds for seven days, inundating the island with major damage. “At that point, there were only 950 homes on the island, and at least 250 became uninhabitable. We took care of the homes we managed, and then national companies came in after the disaster and began tearing houses apart, stripping them down to the studs,” shares Rod. “There weren’t a sufficient number of home remodelers or builders on Bald Head, and owing to the fact that our homes were severely damaged - as were many of the properties - we decided to re-enter the construction business in a big way, which led “Over the next couple of years, we decided to

BALD HEAD ISLAND BUILDING GROUP Rod is incredibly proud of the homes that have been erected and restored under his company’s name. He mentions one home in particular that is blessed with breath-taking views of the island’s marshlands, as well as the ocean. “As a matter of fact, we are nearing the point of placing the sheeting on the roof. It will be one of our signature builds, as we are utilizing highly state-ofthe-art building materials. The home is a two-bysix exterior stud construction, with a metal roof, and foamed insulation throughout, which adds a lot of durability and strength to the structure, and, on top of that, it is located about an eighth of a mile from the ocean,” he says. Rod adds that the business has to ensure its houses are as sturdy as possible to stand in the face of storms that frequently hit the island. “It will be a great home; almost 3000-squarefeet, with decks throughout the exterior. We will also be building a crofter, which serves as a standalone part of the home, with a master suite in it, and where golf carts can be housed underneath,” Rod describes.
Employees first In order to bring together the success of projects like this one, Rod, with the help of his son Rodjr his business partner, have recruited a strong team of folks that share the same philosophy as the father-and-son duo. “We believe that if we take care of people, they will take care of us, and I feel that this is how our business has continued to succeed. We try to have fun, and we also try to make money, but most importantly we want to satisfy our clients. So as long as everyone is happy and doing what they love, then that’s what really counts. From my time working with this business, I can see that our operation has truly impacted Bald Head, and honestly, the time when that has been so evident has been during the pandemic. “You have to remember that the only means of transportation to get here is by ferry, and during a time where traveling was prohibited, we became an incredibly isolated community. On top of that, there was social distancing and all the supply chain issues we faced; it dramatically increased our cost. For example, what normally takes a half-an-hour boat ride to get to Bald Head, very quickly became two hours. So, we emphasized to our employees that we would pay them when they got to the ferry, not when they landed on the island. It slowed things down a little bit, but we managed to get through it, and fortunately, we didn’t lose any of our people, and that is all

The story of Colonial Savings, F.A. is a profoundly American one. Returning from World War II, James S. DuBose founded Fort Worth Mortgage (now Colonial National Mortgage) in 1952 to provide residential home loans to the growing post-war communities of North Texas. What began as a two-person shop grew steadily over the next few decades, fueled by DuBose’s enthusiasm and relentless focus on one goal: To deliver the most competitive home loans with the most personal service. In 1972, DuBose purchased Colonial Savings, a Savings & Loan located in Lewisville, Texas. He now had an expanded financial portfolio with which to operate and he took immediate action. After moving Colonial Savings to Fort Worth, he expanded the company to originate mortgages throughout the Southwest and beyond. At the same time, DuBose recognized the value of integrating the services he offered his customers. By offering banking and mortgages under one corporate roof, he gave his customers a more convenient method for handling their personal finances. The concept flourished. Today, the Colonial family of companies is a comprehensive, national financial corporation with more than 650 employees, offering award-winning mortgage services in all 50 states. It is particularly proud of the long tenure of many of its employees, indicating Colonial as not just a great place to do business, but a great place to work as well. With a mortgage servicing portfolio of approximately $23 billion and total assets exceeding $1 billion, Colonial is among the largest mortgage servicing companies in the country. The company is privately held - by choice - ensuring its focus remains on its customers and not the expectations of Wall Street. In 2022, Colonial reaches an important milestone, celebrating 70-years of business. While so many things have changed over the past seven decades, one thing that still remains is Colonial’s dedication to deliver the most competitive home loans with the most personal service to its customers. Still regarded as one of the most sound and stable financial institutions in the nation, Colonial’s core values of Empathy, Proficiency and Integrity are woven into the very fabric of the organization. Colonial has received numerous awards throughout the years, including recognition as one of the strongest financial institutions in the country, a number of mortgage servicing awards and accolades for being a great place to work.

well as an influx of people into the market. For about seven years, most of our clients were international, ranging from Asia to South America and throughout Europe,” he begins. “However, about a year before the pandemic, our local base of clientele became more active.” The influx of demand in conjunction with available properties has positively impacted the company’s project list, which now consists of only custom builds, as opposed to a mix of custom and Spec homes. “We have a healthy

When we’re designing houses now, we understand that there is a new type of livability. Whether that means having two offices, instead of one, for people to work remotely more efficiently, enhanced smart home tech or outdoor amenities, we implement numerous features to create a well-rounded home
by reconfiguring its development process. “Everything is in short supply, so we planned our projects in specific categories that are in sync with our existing and amended timelines. We were in constant co-ordination with our clients to ensure active projects continued to progress smoothly. Then, fast forward a little bit to when things began to open up again, and we took all the information that we had and completely reoriented the structure of our process in order to remain proactive, not reactive. “If I had two or three homes that needed a specific type of roofing, I would always over-order; that way we know we have the materials secured, reserve it at our storage sites, mitigating any surprises or delays. When we’re about to pour the foundation, we are already ordering the appliances, thinking it could take at least six months, sometimes up to a year or more. Then, if we do get it early, we have designated remote locations to store it, so when it’s time to get everything installed and on site, we have the materials prepared, keeping our clients on track.”
Modern technology For years, KOSL has worked hard to establish its reputation for luxurious and top-quality homes, according to Oran, and the past two years, which have been overridden by Covid-19, have been no exception. As a result of mandatory remote working, it has become more convenient for clients to do their reconnaissance and due diligence from home. Rather than meet in person to plan and design, which can often be time consuming, KOSL offers a software package for customers to create their ideal home. “We have started to transition from traditional to more modern housing, but this isn’t limited to the building process. We’ve created a new software for clients to tailor their design themselves. It’s very difficult for many clients to visualise what kind of finishes they want, and this technology assists in that process. From floors plans and elevations to detailed millwork, we have created a user-friendly process for clients to use anywhere, anytime. For example, if they can’t decide between wood panelling or intricate marble accent walls, we’re able to create different variations of renderings in real time, so they can seamlessly navigate between options to aid their decisions.” MODERNHB.COM

As difficult as the last two years have been for businesses across the world, KOSL has found a way to make the consequences of the pandemic work in a productive manner. With the intention of creating an oasis for families, a KOSL home is equipped for a multidimensional lifestyle that accommodates the needs of every resident. “When we’re designing houses now, we understand that there is a new type of livability. Whether that means having two offices, instead of one, for people to work remotely more efficiently, enhanced smart home tech or outdoor amenities, we implement numerous features to create a well-rounded home,” he says. Another one is a 7000-square-foot Transitional French chateaux with stucco, expansive windows and slate roof. “These two homes will be built simultaneously for a group of friends that grew up together and were not really able to find the ideal property,” Oran shares. He adds that in a situation such as this, KOSL’s knack for identifying the perfect location is one of the reasons why clients turn to the business. “It’s difficult to find ideal properties that are precisely within their specifications, but our customers know that if KOSL owns it, it’s already a premium property, so they don’t have to worry about the site logistics or due diligence, and it becomes about focusing on the house,” Oran elaborates.
