Hello and welcome to the July issue of Construction Today. I was interested to read the Sporting Infrastructure feature that Charlotte Broyd contributed this month, as it discusses how mega sport event facilities can be constructed in ways that encourage greater transparency, participation, accountability and fair conditions for workers. In the pressure to make up for the delays caused by the pandemic, there could be pressure to rush decisions and avoid scrutiny – this has to be avoided if these projects are to leave a positive legacy for the future.

American airport expansion The U.S. Department of Transportation’s Federal Aviation Administration (FAA) has awarded more than $845 million in grants for projects that will mitigate environmental impacts, increase accessibility, and expand capacity at airports across the United States. The funding from the fourth round of FY 2021 Airport Improvement Program grants will pay for projects at 388 airports in 49 states plus the District of Columbia. “We don’t want to just build our airports back to the way things were before the pandemic. We want our airports to be better than ever - accessible to all, delivering maximum benefit to their communities, and helping directly and indirectly create jobs for millions of Americans,” said U.S. Transportation Secretary Pete Buttigieg.
Alternative approach Mammoet teams have assisted client Archer Western and De Moya Group with the successful removal of the westbound State Road 84 bridge over I-95 in Fort Lauderdale, Florida. The bridge removal is part of the I-95 Express Lanes Phase 3C project. The bridge, weighing in at 1,082t, was initially set for demolition following a twostage plan. The first stage was to demolish the south side of the bridge in place, then wait a few months to demolish the north side of the bridge, also in place – with each stage taking approximately 15 days. Mammoet’s team suggested an alternative method, proposing to remove the entire bridge in one night by using the Accelerated Bridge Construction (ABC) method. Using six trains of 8-line SPMTs equipped with 250-ton jacks, the bridge was lifted from its abutments, traveled southbound along I-95, and finally staged on an offramp to later be demolished. This approach saved over an estimated 29 days of work. In total, the Mammoet crew was in and out well within the allotted outage time, ensuring that the lane closures were kept to a minimum and normal traffic patterns could resume ahead of schedule.

lready the world’s largest fiber cement producer, James Hardie Industries has a vision - to become a premier, consumerbranded company that offers endless design possibilities to the exteriors and interiors of the home. At the heart of the evolution of the company is a determination to become a true innovator and agent of change for the construction industry, a first stop for
contractors and a known brand amongst consumers. Dr. Jack Truong is the man behind this ambitious strategy, and he is drawing on his years of experience at industry behemoths 3M and Electrolux to drive forward his impressive plans for this three billion-dollar business. When he started his career at 3M, having already earned a PhD in chemical engineering, Jack’s first mission was to ‘invent new products
“Our global outlook means that we can see these trends evolve, develop products in one area and then move that trend to a new location. This gives us the opportunity to become a driving force to create design changes around the world, and that is a very key advantage of being a globally connected company” Dr. Jack Truong
that make a difference in society’. He began: “I was exposed to various divisions in my first two years at 3M, and I really had to learn and understand what the unmet needs were in those industries, and come up with inventions that deliver innovative solutions for those particular sectors.” This approach – to find solutions to unmet needs – is something that Jack has carried with him since that time and is a theme to which we will return later.
In his early years at 3M, Jack truly embraced the problem-solving challenge and in just 24 short months he had earned 11 US patents for a diverse cross section of segments, including information technology, chemicals, and food science. “Those formative years really taught me to see things the same as everyone else, but then think differently about them,” he told Construction Today. Always looking for a new challenge, Jack then moved into the business
side of 3M, where he again worked across multiple sectors, as well as in various areas around the globe, including the US, Europe and Asia Pacific. “Running two global businesses for 3M gave me more great learning experiences and taught me that what is old in one area, is new in another,” he added – a message that would become particularly relevant to James Hardie. Having excelled at 3M, Jack then moved to

leading global appliance company Electrolux in North America, where competing against exceptional competitors taught him another valuable lesson. “If you want to win and grow against tough competitors, you always have to find a different situation based on your strengths against your competitor’s weaknesses,” he explained. With Electrolux’s products going into people’s homes, Jack was exposed to the home building sector, albeit on the inside of properties - when he joined James Hardie his focus was then turned to the exterior as well, both in new construction and also in renovation. James Hardie is now benefiting from the repository of skills, insights and dedication to innovation that Jack has nurtured throughout his career, and he is applying these to the business to guide it through the transformation currently underway. When he joined, he found a company with great quality products that were well-known by contractors, but whose progression had stalled. It had aspirations to become a new version of itself, enabling consistent, profitable, global growth. This required a change of direction and a unified view. “To be able to perform at the
22 WWW.CONSTRUCTION-TODAY.COM
highest level you have to make sure that you make the best decisions holistically, reaching across all the different functions, markets, segments and geographies, so that you can really get the best out of everyone,” Jack explained. “This required understanding the strengths we have and also looking at what we don’t have - working towards the goal of continuously improving, and connecting the entire enterprise to become a high performing global company that delivers value to the marketplace, consistently delivering strong financial results, every quarter and every year. We have to find those key missing pieces of the puzzle and put them together. It’s a tough thing to do, but it’s also a fun thing to do!”
Think global, act local Jack’s ability to have a holistic view of an organization and identify both the good areas and those that need improvement is one forte that he has truly exploited at James Hardie. “This strength is really about going into a business and seeing what is there currently and then visualizing what it could be. Every company, every business - it doesn’t matter
how bad or how strong it is - always has key assets and always has areas that can be cut out.” Using this approach, Jack believes that ‘every company can be made into a business with good growth and strong profits’. He also had one essential piece of advice for business leaders: ‘change is constant’. “To deal with this, you have to make sure that you are planning ahead; you have to know where you want to go and where you need to be,” he emphasized. “You have to have a plan for the journey and then work every day to make sure that you build the capabilities to achieve it. Be consistent, and while you can make adjustments along the way, in the end your direction should be the same.” With operations on three different continents, James Hardie is one of only a few truly global firms in its industry, but as Jack noted, when he arrived this major benefit wasn’t being exploited to its full potential. “What I saw at James Hardie when I joined was that it was almost operating like a regional company, focused on North America, doing one type of business in one way. I saw the opportunity at James Hardie to take something

that was very singularly focused and silo-based and turn that into a global powerhouse for the long-term.” Having undertaken his analysis of its operations, Jack could see at this point that James Hardie was at its core a manufacturing organization, but with plants being run using different techniques and working independently of each other. “The first big

change I made within the company was to turn it from the world’s largest fiber cement producer, into a world-class manufacturer,” Jack revealed. “We brought all the plants together, running the same operating procedure, all based on a lean strategy. “By doing that we created a lot of standard work, and that means we can get a lot more out of the resources, as all plants make the
same type of products. It also allows the plants to work together to consistently serve the customer in the right way.” Jack’s plans additionally included closely partnering with customers via a push/pull strategy, as well as integrating its supply chain with customers. Implementing and embedding a globally integrated management system was also part of the strategy. He noted that this total change of approach was somewhat of a culture shock to the existing team, but while there may have been some initial skepticism about the new direction, as gains and progress were made, the employees started to get on board. “Many of our operators were really dissatisfied with their jobs when I arrived, as there wasn’t a standard way of running things,” he said. “The lean approach simplified a lot of wasted time, resources and money, and thousands of our manufacturing employees really bought into the change, creating positive momentum, which gave us something to build on.” Seeing this culture change and how the staff are really now investing in the new approach is a source of great satisfaction for

“Our solution isn’t just about delivering a less expensive brick home more quickly – it is about supplying innovation that leapfrogs what is available now and takes it into a new space that delivers value to the homeowners, installers and builders and then to James Hardie”
Jack. “Changing the culture is probably the most difficult thing to do, and the beginning is the most challenging, but when it happens it is the most rewarding,” he said. “My experience is always about showing and demonstrating results, as I find that results speak for themselves. Once that happens then you start to get ‘lead change agents’ at the middle level who begin to believe in the process and the program. Once you pepper those throughout the company then you get more buy-in.”
Global outlook With the lean program streamlining operations and increasing efficiencies, and the three separate regions working strongly together, Jack’s focused vision of implementing a ‘think global, act local’ philosophy across the entire James Hardie operation gained further traction. While integrating its operations
26 WWW.CONSTRUCTION-TODAY.COM
wasn’t straightforward, Jack believed it would reap rewards, and his confidence was not unfounded. “Once we connected our three regional businesses into one, our footprint across these areas gave us the benefit of having a front row seat to seeing what is going on globally,” he said, before going on to give a real-world example. “About seven or eight years ago in Australia, particularly in Sydney, there was a design trend for darker colored, modern homes that were very open plan, with a lot of windows. This home design then moved into Scandinavia and spread to Western Europe, and now it has moved to the West and the East Coasts of the US. If you go to Seattle, Washington or Portland, Oregon, or down to the coast of Southern California, you will see a lot of those modern homes popping up in exactly the same colors and structures as Sydney and Copenhagen.
“Our global outlook means that we can see these trends evolve, develop innovative products in one area and then introduce that trend to a new location. This gives us the opportunity to become a driving force to create design changes around the world, and that is a key advantage of being a globally connected company.” A further example of ‘think global, act local’ and one that is unique to James Hardie is that its manufacturing plants are strategically located around the sources of supply and customer bases. “Within any of our fiber cement manufacturing plants we source over 80 percent of our raw materials within 100 miles of our plants and then we ship over 60 percent of our finished goods to customers located within 500 miles of each of our plants,” said Jack. “So, we do have a really local approach. We hire highly-skilled local employees and build and invest close to one billion dollars annually in the communities around our plants. Now the facilities all run the same global strategy of lean execution, but we act and execute in a local way.” This of course also adds to James Hardie’s green credentials – the company is committed to improving its sustainability performance and to proactively and carefully manage its social and environmental impacts. Focusing on the four key pillars of Zero Harm, environment, communities and innovation, the sustainability strategy was formalized as recently as 2021 and as Jack noted, this approach covers not just operations but also products. “Our products key ingredients are cement, sand, cellulose fibers and water,” he said. Furthermore, they have a market leading warranty, so they offer a very environmentally sustainable option. Sustainability and compliance are also gaining

in importance to homeowners, and as Jack noted, if they choose a pre-finished product with ColorPlus® technology, for example, they may choose to repaint less frequently, reducing another key environmental impact.
Industry change agent While discussing the further effects of James Hardie’s evolution into a global operation, Jack highlighted a connection to a wider industry issue. The tendency for the construction and building materials sectors to be localized meant that historically the rate of change in the industry has been quite slow. “But as we are becoming more globally connected, a lot of the best practices in one area can be replicated into another area very quickly, so from that perspective we also have the capability to be a change agent for the entire industry,” declared Jack. This is of particular significance as the building materials industry is facing disruption right now, with challenges in the form of a lack of materials from the supply chain perspective, as well as a lack of skilled labor. “These challenges are really going to drive the rate of change in the industry faster,” said Jack, “and we have the opportunity to help lead the industry to a newer, better place.” Indeed, Jack was able to pinpoint three current, common global issues – the lack of affordable homes, the lack of skilled labor and also, thanks in some part to the coronavirus
28 WWW.CONSTRUCTION-TODAY.COM
pandemic – a desire from homeowners to have a different aesthetic to their homes. “Those are the three key trends that really affect the industry today, and we are right at the cusp of being able to fulfill those unmet needs. “When you talk about the lack of affordable homes and the lack of skilled labor they are connected by the fact that brick houses take a long time to build, they are expensive, and there is a shortage of bricklayers in the UK, the US, France and Australia,” Jack continued. “In addition, the days of driving through the outskirts of London or the suburbs of New York and seeing cookie cutter homes of all brick is no longer the case - the desire to be different is really growing.”
Delivering value to contractors But how can James Hardie’s solutions assist the contractors who are facing the challenges on the ground? The answer lies with its total dedication to new innovation, and ultimately its range of innovative and problem-solving products. “We are building our innovation based on our proprietary and unique fiber cement and material technologies,” said Jack. “Our material is lower maintenance, durable, non-combustible and it is engineered for different climates from cold to hot, wet to dry. We also build in innovations that will allow builders and installers to create homes a lot more quickly and use less available labor to do
it, all while offering better quality. Essentially, we are innovative along the whole value chain of home building. “Based on the technology development that we have right now, we believe we are the only company that can deliver the different looks and alternative aesthetic home exterior requirements for homeowners and architects while providing superior protection of the home exteriors with durability, low maintenance, and non-combustibility.” The name James Hardie and the Hardie brand already have a strong standing with professional builders, contractors, installers and the dealer community, who are familiar with the multiple benefits of its range, which includes Hardie® Plank Lap Siding, Hardie® Shingle Siding, Hardie® Panel Vertical Siding, Hardie® Trim Boards, Hardie® Soffit Pre-Cut Panels, Artisan® by James Hardie, Hardie® Wrap Weather Barrier and Hardie® Backer Cement Board. Contractors turn to James Hardie’s products because they trust that its fiber cement offerings combine beautiful design with high performance. They know that for curb appeal and durability they are unsurpassed, and thanks to technology advancements, they are several generations ahead of generic fiber cement. Already America’s most popular brand of siding by sales, James Hardie products grace the sides of more than eight million homes
BAUHAUS – The specialist for workshop, home, and garden BAUHAUS has grown steadily since its foundation. Today it has over 270 specialist centres in 19 countries across Europe, including more than 150 in Germany. In 1960, customers in search of solid tools and good materials still had to painstakingly visit many different dealers, but BAUHAUS brought its innovative basic concept to Germany: Complete offers from a wide variety of specialist shops, all under one roof, with self-service complemented by expert advice and the best prices. From the very beginning, customers could select from a broad assortment of quality products at BAUHAUS, all of them clearly displayed – from drills and spanners to bathroom tiles, paints, and varnishes along with hardware and building materials. Since its founding almost 60 years ago, BAUHAUS customers and their demands have changed constantly. BAUHAUS has therefore continually developed its service and product range. An optimal price-performance ratio and solid quality still characterise the company’s philosophy today. All the 160,000 products must pass strict internal tests in a proprietary laboratory before they are offered at BAUHAUS. If no product in a product group meets the required standards, BAUHAUS has it manufactured according to its own specifications. The result? Numerous quality brands that the customer can find exclusively at BAUHAUS, the specialist for workshop, home, and garden. In addition to the quality of the products, service and expert advice are the other important pillars of BAUHAUS’ success throughout Europe. BAUHAUS always acts in a customer-oriented way and uses this approach to develop innovative concepts that make shopping even more pleasant. Sustainable action is yet another overriding goal of BAUHAUS. The trading company took responsibility early on to ensure that sustainability lives in everyday business. Sustainability at BAUHAUS is based on four pillars: Employees, environment, products, and social commitment. A corporate culture has grown up at BAUHAUS that ensures both the economic success and the innovative strength of the company while fulfilling its responsibility for the common good and the environment. The philosophy of the brand will always remain the guiding principle: Specialist trade quality and product variety at the best price, with competent expert advice and customer-oriented service offers. Bauhaus is proud of a long-term relationship with James Hardie and it looks forward to a successful future together.

This recognition comes as a particular point of pride and James Hardie is determined to live up to that honor every day. Dedicated to ensuring that it has the right products to enable contractors and homeowners to achieve their dreams, James Hardie has invested approximately $150 million in research and development over the past five years and continues to invest in product advancements. The latest release from the business is a new product that aims to shake up the market. “This range allows a switch to fast, lightweight construction from slow construction such as stucco and brick, while

still delivering the look and the protection that homeowners are demanding, at the right cost and always at superlative quality,” Jack was able to reveal. Called Hardie® Textured Panels in the US and HardieTM Fine Texture Cladding in Australia, this integrated solution of panels offers unique combinations of contemporary textures and architectural lines. With a distinctive, modern look that expands design possibilities, the new products also provide improved productivity with fewer trades to manage on the jobsite. “Our solution isn’t just about delivering a less expensive stucco or brick home more quickly – it is about supplying innovation that leapfrogs what is available now and takes it into a new space that delivers value to the homeowners, installers and builders and then to James Hardie,” added Jack.
Renovate and remodel With contractors and builders already familiar with James Hardie products, Jack and his team now have their sights directly set on the large numbers of consumers who are thinking of renovating and remodeling their homes. “This is a huge opportunity for us to really expand,” said Jack. “North American market data reveals there are approximately 80 million owneroccupied homes in the US today, and 44 million of those are over 40 years old and probably need to be re-sided. Of course, not every home will be re-sided, for a variety of reasons, but if we take just five percent of that total, we are left with 2.2 million homes that can and should be re-sided every year. This is essentially twice as many as new homes being built, meaning the opportunities are much bigger in the renovating and remodeling marketplace.”
Reaching homeowners to tell them that James Hardie has the solutions they need is the challenge that Jack is now addressing. “We want them to know that we can deliver value to them, so they can make the decision to remodel more quickly,” he said. With the ambition to familiarize homeowners with the multiple benefits of James Hardie products, the team worked to create the newly launched ‘It’s Possible™’ marketing campaign, targeted directly to a specific demographic of creative and imaginative homeowners. “The message is that with James Hardie and Hardie brand products, there are endless possibilities for designing your own home in exactly the way you want,” said Jack. “We try to tell a story to show how our existing portfolio of products will help protect a home better than competing products – they are durable, low maintenance, non-combustible, resistant to pests and termites and all those positives but they also make the home beautiful. With our ColorPlus® Technology products for example, homeowners can have any dream color they want, as they are available in over 700 different shades! “This integrated marketing campaign is designed to show that anything is possible with James Hardie, and it represents the start of our ambition to build Hardie as a consumer brand in the minds of homeowners and again, really find and address the unmet needs of the marketplace. Once we get that going, we can put the new products on top of it, too.” The ‘It’s Possible™’ marketing campaign should also be bolstered by the ‘Covid effect’; over the past 12 months as more people spent increased time in their homes, they decided that they needed to make improvements and changes to their living spaces. Jack acknowledged that James Hardie began experiencing this phenomenon around the middle of 2020. “For the first two months at the onset of the pandemic the market just dropped, but then around June 2020 the pent-up demand accelerated, and with people working from home having more disposable income thanks to a lack of commuting, holidays or dining out, they targeted their attentions to where they live. We are seeing a huge amount of construction activity and renovation in the US, Australia and Europe, so it is really a good time to be in this industry right now,” revealed Jack.
Creating value Considering the massive changes that have already occurred at James Hardie, it is almost hard to believe that it was less than three years ago that Jack initiated his transformational
James Hardie Historical Share Price
plans. Today standing as a successful multi-billion-dollar business with over 4800 employees in four continents, it is also now establishing its role as an innovator and change agent in the industry, with its products and their benefits ready to influence the entire market. Furthermore, the organization has experienced eight straight quarters of delivering organic growth above market and strong profitable returns. “A lot of us are very proud of how much value we have created for our company over the last 29 months, with its market capitalization having more than tripled, from $4.5 billion to now over $15.3 billion,” said Jack. “We are not just creating value for the market and our customers, but also value for our investors and employees as well as the communities where our products are being manufactured and used.” 2021 stands as the final year of Jack’s initial 36-month plan for growth and development, and as the end of that period advances, he has recently [at time of writing] shared his vision for the next three years with the market, with the ‘It’s Possible™’ marketing campaign and more growth for the renovation and remodeling sector at the top of the agenda.
“We also are focusing on commercializing our new innovations that will transform the way the world builds,” Jack added. Clearly the global construction sector should have high expectations for future developments at James Hardie Industries. Having already delivered $107 million in cumulative global lean savings, driven profitable growth in North America and APAC, significantly expanded the European business, and delivered record operating cash flow of $787 million in FY21, Jack and the team look set to deliver further gamechanging transformations, revolutionizing a market that has traditionally been slow to change. The future looks very bright for Jack’s strategy to evolve James Hardie Industries into a high-performance global company that delivers organic growth above market, with consistently strong returns. With plans to continue building on the 133-year legacy created by company’s founder and namesake, Jack has even more ambitious goals to achieve by 2024. It seems certain that in the future, any project manager or homeowner requiring exterior cladding will be stating that the products used have to be James Hardie.

Command Alkon www.commandalkon.com Services: Software and technology for heavy building materials

Command Alkon’s software and technology solutions have helped heavy building materials suppliers, haulers and buyers digitize, automate and improve their operations, projects and supply chain workflows
ook around today and there are a number of construction technology providers that develop solutions that solve problems across multiple industries or sectors. What allows Command Alkon to stand out among its peers is the fact that it is deeply focused on the use cases of the heavy building materials supply chain, particularly with ready mix, asphalt, aggregate, cement, and trucking. Founded in 1976 as Command Data and with an initial strategy of improving office operations for ready mix producers, it quickly expanded its product range to include technology solutions for the dispatch and production sides of the ready mix business. Then, in the year 2000, Command Data would merge with Alkon, kick starting an expansion into offerings for quality control, telematics, business analytics, and all aspects specifically related to ready mix. The company continued to evolve its portfolio throughout the next decade to include solutions for aggregates, asphalt, and cement suppliers, hauling operations, and general contractors. Most recently, Command Alkon launched its CONNEX Platform in 2019 to deliver a digital supply chain experience enabling materials suppliers, haulers, and buyers to work collaboratively and share in digital workflows that benefit the entire supply chain. “Materials suppliers rely on our solutions to control their plants, automate their quarries, manage their raw materials replenishment and mix designs, run their dispatch operations, optimize their fleets, and streamline their office operations,” explains Command

Alkon’s Business Development Manager, Eric Heidman. “Trucking operations depend on our systems to track owned fleet assets, manage third-party haulers, improve driver performance, manage fuel and fleet maintenance costs, optimize trucking logistics, and streamline quoting and billing processes. Meanwhile, general contractors and project owners count on our solutions to automate manual processes, capture visibility into materials deliveries and hauling costs, and streamline communications with all of their vendors and for all of their heavy building materials.” Command Alkon’s solutions go miles deep into the use cases required of its specific industry niche, rather than other companies who may go miles wide and only scratch the surface of the true needs of its customers. The company’s product portfolio is more comprehensive
than any provider’s in its niche, and the integrations and data flow across Command Alkon and other third-party systems is unparalleled. “Cloud-based, platform-enabled solutions from Command Alkon, like CONNEX Jobsite, digitize information from paper tickets so the entire supply chain can see ticket data in real time, throughout the ticket’s life cycles, from anywhere,” Eric details. “Businesses reduce waste and improve material yield, eliminate manual tasks and duplicate data entry, standardize processes, and track job costs daily. Our CONNEX Jobsite solution has been a great value add to the team at Grand Parkway Infrastructure, LLC. providing the streamlined workflow with ticketing, payments and materials tracking needed on such a large infrastructure project, a single source of info for multiple stakeholders, and keeping the entire team on the same page.” Product Line Lead, Michael Bordelon continues: “Now with TicketPro, a feature of our CONNEX Jobsite product offering, back office personnel can capture every single ticket that hits a jobsite. It’s 2021, but 95 per cent of the
error-prone, slow, and laborious. TicketPro delivers a great opportunity to bring something extremely valuable and easy to adopt to those contractors.”
tickets in the construction industry are still just pieces of paper that get passed through multiple touchpoints. TicketPro makes it possible to capture those tickets as early as possible, get them re-digitized, and then do some incredible things with the digital data, such as job cost reporting, accruals reporting, invoice reconciliation, quantities delivered for project managers, and deliver more insights that can help to run a more efficient job. “The traditional idea of data in, data out isn’t enough for the industry right now. We knew we needed to augment these systems that are basically databases with user interfaces in front of them with more intelligence. This intelligence manifests itself in several ways. One way is smart robotics; bots that scour all of the data from an image of a paper ticket or invoice and dynamically read the data off and place it into discrete data formats. TicketPro’s industry-specific code content makes it possible for the system to augment that process of taking those paper formats and keying that data in manually. “However, what we realize is that we can only get so far with that automation. The system also has an army of people around the globe that are working 24 hours a day to verify data entry. This makes TicketPro part of a new generation of technology where robots and humans have a symbiotic relationship and work collaboratively to create a new level of service that isn’t possible with traditional software systems.” Although the past year has been filled with uncertainty, the construction industry expedited its initiative to adopt technologies that not only keep employees safer, but that drive new and improved levels of productivity, information accuracy, and digital collaboration. Command Alkon’s CONNEX Platform is contributing to this fast-track
When considering its next steps for 2021, Command Alkon’s roadmap is centered around how it can best spread awareness of its product offering. Once this has been accomplished, its next goal is to get businesses completely implemented in single-digit hours and deliver a phenomenal support experience with the intention being that they not only fall in love with the product, but also with the company. “Companies like ours are playing a leadership role in a generalized industry transformation, and this transition is going to be happening in regional pockets,” Michael points out. “As we start to tip through the critical mass that is emerging region by region, you start to see next-level optimization. We can start feeding more tickets out of CONNEX and have more suppliers and buyers onboard the platform. As these network effects build between multiple contractors and multiple vendors, that digital end-to-end journey from the moment an order is made all the way through completion of delivery is made possible. The TicketPro feature of CONNEX Jobsite is catalyzing the industry in that first step toward digitization that will then allow us to move to that final end-to-end digital journey.” Michael goes on to conclude: “We’re seeing that digitizing the data from those tickets that are coming into the jobsite almost forces the guys in the field to work more collaboratively with the back office. Taking this a step further, the relationships between suppliers or haulers and contractors has been fairly contentious. Command Alkon’s products and services can act as a facilitator in improving and optimizing collaboration across the heavy building materials supply chain. Systems like CONNEX
to digitization. “No other technology company has delivered a practical technology solution to the construction industry that will easily help it transition to digitization,” Michael states. “There’s 4000 contractors in the US alone, and almost all of them have completely manual and paperbased ticket and invoice reconciliation processes, which are extremely
get everyone in the supply chain collaborating more, sharing the same data, and optimizing their business processes. That’s an important part of this industry transformation story; when we are all working together, we can make more money, be more efficient, get more done, and enjoy ourselves and what we do in the process.”

The builder’s advantage Enercare www.enercare.ca Services: Home services provider
34 WWW.CONSTRUCTION-TODAY.COM
Enercare is one of the largest home services providers in the residential new construction market in Ontario, and also serves Western Canada and parts of the United States
Enercare gives builders a smarter advantage with an innovative HVAC and water heater rental program that includes performance monitoring and smart technology.
How to cut costs and win customers with subscription-based home services The housing market has undergone profound and rapid changes in recent years. Buyers are younger, home technologies are advancing and converging, and the impacts of the Covid-19 pandemic continue to be felt — especially when it comes to the availability and price of materials. As consumers embrace subscription-based services for everything from video streaming to music, builders have an opportunity to offer the same, delivering differentiated builds with smart HVAC services and cutting their capital costs at the same time. The shift in buyer demographics has
changed what consumers expect in a new home, according to Enercare Builder Division Vice President June Thomson. “Younger homebuyers expect smart features and more technologically advanced equipment that can work together. It’s what they’re used to. If you can offer that as a builder, you’re already ahead.” The features in question can range from energy efficient appliances and home systems to smart doorbells, light switches and power outlets. If there’s a way to offer convenience and more control over a home, homebuyers will be all over it, Thomson says. Energy-efficient homes aren’t purely a consumer nice-to-have. In many jurisdictions,

they’re being mandated by new building codes. That puts many builders in the position of having to comply — and faced with questions about how to absorb the costs.
Why the subscription model appeals Builders have always had to strike a balance between features and costs, but Covid-19 has made that more complicated. By disrupting supply chains all over the world, the pandemic
has hit builders with higher expenses almost across the board. The price of lumber has jumped so much it can add $30,000 in material costs alone to a new build. Adding smart features on top of that increases the total bill. Too high an increase and the price of a new home could make it unattainable for new buyers, especially in markets where housing prices are unprecedentedly high — and given Canadian banking regulators’ new, more
stringent financial ‘stress test’ for buyers seeking mortgages. “With the new mortgage qualification requirements, a family who might have had $651,000 to work with before June 1, 2021, will now only qualify for $618,000,” says Tim Myers, Director of Business Development and Relations. “They have less to work with, so builders have to figure out how to give them more value for less money. Decades of industry experience, reliability, and knowledge are just some of the things that builders appreciate most when looking to Radiant when addressing their HVAC needs. Whether it is a basic tankless water heating application, a hydronic combination heating application, or a hybrid heating solution, Radiant products assure best-in-class comfort systems for the homeowner. Finally, to complete the comfort design, the inclusion of Vulcano, an elite hydronic forced air system means ease of installation for the builder, and the ultimate indoor environment for the homeowner. Smarter AdvantageTM program is basically tailor-made to help builders do that.” The Smarter Advantage offering helps builders attract buyers and control capital costs at the same time. It’s an HVAC and water heater rental program with performance monitoring and smart technology built in. In some cases, Smarter Advantage can save the builder as much as $20,000 per build, helping keep the overall cost of the home down while giving buyers the features they want.
More features, lower costs With Smarter Advantage, builders get the benefit of Enercare’s expertise in mechanical system design, rental equipment installation, building code compliance and meeting consumers’ energy-efficiency expectations, without having to buy the equipment outright. Homebuyers take on the rental agreement with Enercare when they move in and get the advantages of performance-built equipment, 24/7 HVAC performance monitoring for signs of trouble, and repair and maintenance coverage for the life of the equipment. The monitoring component allows homeowners to catch problems early — before they become severe — and gives instant access to solutions at the same time. Smart technologies have operational benefits for builders as well — for instance, by allowing for fine-tuned humidity controls that

help preserve hardwood floors and reduce after-sales repair calls. “The program is a great sales tool because the homebuyer gets three years of free, smart home functionality and 24/7 HVAC performance monitoring,” Myers explains. “That’s three years of enjoying smart features at no cost, peace of mind knowing that their equipment is being looked after, and even sometimes getting a break on insurance thanks to things like water leak detection monitoring.”
Streamlined and integrated for homeowner ease While homebuyers can go out to building supply and home technology retailers and cobble together smart monitoring and control solutions themselves, the do-it-yourself approach can result in a large number of individual, specialized apps to learn, use and manage. With Smarter Advantage, multiple pieces of smart home equipment are professionally installed and connected, controllable through a single, integrated application. “Homeowners don’t need to figure out complicated procedures or worry about integrating devices,” says Myers. “We take care of all of that.” The solution can include everything from smart thermostats to water leak detectors — all linked to a central hub that gathers and routes the data from each piece of equipment.
Homeowners can monitor the health of their HVAC system, adjust the temperature, get warnings about potential water leaks and more through one smartphone interface. Enercare has seen growing interest among builders in the Smarter Advantage solution, many of whom say they see it as a competitive advantage in a fierce housing market. Some have told Enercare they’ve had 90 percent of their customers accept the smarter home service offerings — testament to the program’s consumer appeal. One builder in southwestern Ontario was able to outfit more than 200 low-rise units and townhomes plus a pair of condo buildings with five pieces of smart HVAC/water equipment and saved millions in capital costs while appealing to the smart homebuyer market.
experienced team with the right supports. We treat our customers like we treat our family. We want every builder and homeowner to be happy and fulfilled. We’re committed to providing the best day-to-day service, ensuring that our expertise reflects well on the builders who trust us with their homes.” With a team that brings some 250 years of combined technical experience in home systems, Enercare has extensive knowledge to help builders tailor their smart home offerings to what their local buyers want and need. “Staying on the cutting edge can add up to significant capital costs,” Thomson says. “Flexible programs like Smarter Advantage are our way of making it as easy and affordable for builders to compete — with smarter homes at a smarter price.”
It all comes down to relationships
Enercare got its start in the mid-1800s as the Consumers’ Gas Company of Toronto, established to light the city’s street lamps. Fast forward to the mid-2010s, the company went through a period of acquisition to round out its offerings as a leading provider of HVAC repair, maintenance, new equipment sales and related residential and commercial services. Enercare’s Builder Division is one of the largest home services providers in the residential new construction market in Ontario, and also serves Western Canada and parts of the United States. Overall, Enercare has 1.9 million customers across North America.
Enercare has been cultivating mutually beneficial relationships with builders across Canada for decades, with several territory managers maintaining relationships for more than 40 years. Enercare’s Builder Division works with developers of single family homes, low-rise and mid-to high-rise multi-residential apartment building on the full range of HVAC systems and water heaters. Having Enercare onside amounts to more than just a business partnership, says Thomson. “We’ve got a culture built on customer service and expertise, and an

ethic, and innovation – these are the values that drive the LEMOINE process. “Overall, we provide a full suite of services, from infrastructure to building construction, disaster response and recovery, and comprehensive project and program services, all with one call. We are uniquely qualified to partner through every stage of any project.” LEMOINE is also able to offer these services across a wide area, from its full-service offices in Lafayette, Baton Rouge, and New Orleans, Louisiana. “We also have additional offices in Lake Charles, Louisiana, Birmingham, Alabama, Houston, Texas and Puerto Rico,” added Wills. Thanks to the approach of building projects adopted by LEMOINE since its foundation, the
business has in Wills’ words ‘raised the bar and set the standard in construction by delivering excellence across the southern United States’. “As construction managers, we’ve been honored to build thousands of projects and work with hundreds of clients, with us being immersed in every aspect of each project from conception through construction,” he noted. Having introduced the multitude of projects that LEMOINE has been part of creating, Wills highlighted one of the most substantial it has worked on in recent times - Children’s Hospital of New Orleans (CHNOLA). “The Expansion and Renovation at Children’s Hospital is part of a $300 million campus master plan,” he said. “Construction, which began in early 2017, is anticipated to conclude this Fall. completion, there will have been nearly 75 distinct phases of work executed across the campus.” The majority of this project focuses on a complete renovation of the current main campus, creating a new Children’s Hospital, with key features including a new 230,000 sq.ft. medical tower providing a 28-bed cardiac intensive care unit, 12 operating rooms, an imaging department, central sterile processing, dietary, and emergency department. Further construction included a freestanding 51-bed, 70,000 sq.ft. behavioral health center, a new 593 space parking deck, a comprehensive cancer center and central energy plant (CEP) expansion. Clearly a significant project not just in terms of value and scale, but also complexity, Wills noted some of the key challenges, which included a single point of connection between the hospital and ambulatory care center (ACC). “The lone internal corridor connecting the north and south sides of the facility carried
new Pavilion. The CEP Expansion required extensive use of temporary equipment to prevent any downtime of HVAC systems. Furthermore, an existing underground 50k gallon diesel fuel tank was decommissioned under the footprint of the CEP expansion to allow for foundations to be installed.” The comprehensive range of skills and repository of construction knowledge available at LEMOINE is invaluable when it comes to projects such as this, and thanks to its experience in the medical facility field it is also involved in another similarly challenging scheme in Louisiana. “We are working on the renovation of the West Jefferson Medical Center, which is part of the same healthcare system as CHNOLA (LCMC Health),” confirmed Wills. “This is also a multi-phased project, and what sets it apart is the removal and replacement of the cladding of the west elevation of the existing eight-story patient tower while occupied. Additional scope includes an addition and renovations to the
an MEP rack with all the services feeding the ACC. It was referred to by the project team as the ‘spine’ and had to remain active while being rerouted to allow for demolition of an existing structure and construction of the
emergency department, a new concourse connecting the hospital to the medical office building (MOB) and renovations to the patient tower.” The overall project, valued at $86 million,
is designed to deliver a modern medical center, which features improved and reshaped facilities - making it more convenient, with expanded spaces and more services on offer. The finished product will create a comfortable and contemporary environment for patients and visitors. Providing solutions to requirements such as these necessitates an extraordinary contractor – one that can be truly trusted to deliver whatever is needed. This is where the LEMOINE Brand Promise comes into its own, which pledges ‘The right people. The right solutions. Building peace of mind.’ This is an integral part of the company’s culture and serves to reassure clients that all their needs and requirements will be met. “LEMOINE is a dynamic company that approaches each day with enthusiasm to make a difference in the world,” Wills stated. “Throughout the decades, our ability to execute projects successfully while building lasting relationships with our clients has always been a differentiator. ince its founding in 1919, Pinner Construction has experienced sustained growth by providing quality services to the Southern California construction industry. Working across a number of key sectors - including education, life sciences and the civil sector - the company’s design-build, construction management and best value construction services have led to the delivery of some of the region’s most celebrated projects. “We’re fortunate to have achieved sustained success in serving and supporting clients in one of the most competitive regions in the country,” declares Justin Davis, Pinner’s President of Business Development. “Maintaining our success and fulfilling greater goals challenges the Pinner team to be dynamic and find new ways to differentiate ourselves. However, at our core, we’re a team that values trust, partnership and collaboration. As we embark on our 102nd year, staying true to those values will continue to serve as our foundation for future success. Attention to detail and transparent communication, as well as always having the customer relationship in mind, are hallmarks of what we do and how we do it.” Earlier in 2021, Pinner completed its
50 WWW.CONSTRUCTION-TODAY.COM
most recent major development - the Port of Long Beach Fireboat Station 15 project. Consisting of a 20,000-square-foot landside fire station and a 11,200-square-foot boat bay, the $40 million project is the first of its kind for the Port of Long Beach. Critically, thanks to Pinner’s ability to personalize its work, the facility was specifically designed and constructed to last more than 50 years in the harsh harbor climate. A unique project in many ways, Fireboat Station 15 required all the company’s expertise to complete it safely and on time. “Working in construction is naturally accompanied by significant inherent risk, however, our responsibilities get even more precarious when constructing a 40-foot steel structure over water,” Justin says, in reference to Fireboat Station 15. “As far as safety challenges go, our project had them all - from hydrographic surveying, to installing piles into the seafloor, to an interior temporary scaffolded platform extending out over the ocean. “Our approach to ensuring the safety of our personnel, the public and marine life involved on-site planning and oversight by our management team, which included a full-time safety representative. We created a positive

site-specific safety culture and process that was implemented by all team members throughout. Finally, we complied with the very unique requirements for waterway safety, vessel traffic coordination and the protection of marine life set forth by the USACE, USCG, Port of Long Beach and other regulatory agencies.” Pinner’s diligence paid off. Not only did the Fireboat Station 15 project earn USGBC LEED Gold status, but it won the construction firm a contract for the $31.6 million Port of Long Beach Fireboat Station 20 project. “We’d like to extend a big thank you to all our client, design and subcontracting partners on the successful completion of Fireboat Station 15 and we look forward to getting started on Fireboat Station 20,” Justin reports. “The new project will involve the construction of a two-story fire station building, fireboat bay enclosure, floating dock, positioning and fender piles, retaining walls, emergency generator and additional site improvements. For this development, we are proud to, once again, be partnering with many small business enterprises and a workforce consisting of local community members and veterans.” Construction continues to be one of the fastest growing industries in Southern
California and, as well as playing a key role in the sector’s ongoing success, Pinner is determined to use its capabilities to serve local communities. An expert in providing high-performing critical infrastructure to the public, in April 2021, the company was honored to be selected for the construction of the $171.6 million San Pedro High School Comprehensive Modernization project. “We are so excited to play a role in the economic recovery of Southern California by partnering with LAUSD, our subcontractors and the LPA design team on this shovel-ready project that will bring contract opportunities to local and small businesses, as well as jobs to local residents,” Justin asserts. “The endeavor to modernize San Pedro High School will bring new high-performance learning opportunities in state-of-the-art classrooms, culinary arts, science labs and specialized spaces for band, woodshop and many more programs. A new administrative wing, dining service and major modernization of historic buildings are also included. When completed, the campus will feature a new main entrance, outdoor learning spaces, new

parking lots, tennis courts and sustainable landscaping. “San Pedro has always been very near and dear to our hearts,” Justin continues. “We take great pride in playing a large role in the development of this city through our completion of many public works projects.” In order to stay at the head of the market in Southern California, Pinner makes use of technological advancements in construction planning, coordination and delivery that have transformed the industry in recent years. Building Information Modeling, for example, is one such area of improvement, as Justin explains: “Pinner teams leading both project development and project delivery efforts have expanded our use of modeling to include more than just detailed system and element coordination. How we transparently and reliably communicate our information is a great way to influence efficiency in how we work. “Through the use of laser scanning, we are now able to capture and integrate large amounts of existing condition data to better inform our designs, generate tighter

and key relationships early, we avoid and mitigate schedule delay. “The Covid-19 pandemic has required all industries to accelerate innovation with regard to processes and technologies,”
Justin adds. “It is important not to lose the momentum toward leveraging systems and technologies further developed over the past 14 months. Today, we are utilizing focus groups to ensure our team stays on track with regard to maximizing our efficiency, which also includes off-site fabrication practices and hybrid Last Planner System planning.” Strengthened by its technological proficiency, Pinner’s work, as it has been for more than a century, is regularly recognized by partners, colleagues and industry professionals for its quality and innovation. In 2020 alone, the business ranked in the top 50 on various lists, including the LABJ Top Los Angeles County General Contractors, ENR Top Public Works Contractors, and the ENR Top Education Contractors. “Humbling and fulfilling, the awards we have received are affirmations of the trust, support and commitment our teams and partners bestow on us,” Justin remarks. “To celebrate those collective successes means a great deal to the entire Pinner team and emboldens our desire to achieve more. “Our success stems from the strong foundation we have built over the many decades we have been in business: our people. Nothing we achieve is possible without the hard work, determination and sacrifice of the men and women who strive to do the right thing in everything they do. We are proud that our team is part of a larger family and feels they receive the support, guidance and rewards they deserve. We are on the right path and will never stop trying to provide the best possible experience.” As Justin suggests, people have played a vital role in establishing Pinner as a building staple in Southern California for more than 100 years. Named as one of the Orange County Business Journal (OCBJ)’s Best Places to Work in 2020 and 2021, the company attracts and retains some of the sector’s most skilled and hard-working employees. The secret, Justin believes, lies in Pinner’s wellestablished culture of care. “When our employees were surveyed about our company culture, some of the most common words they used were: hard-working, collaborative, motivating and flexible,” he reveals. “We attract people who want to be part of a team. Continuous improvement and what we do for each other keeps us connected and focused on delivering and having fun. “As a means of ensuring that all our employees remain fully engaged, happy, and further their careers, we will continue to
East LA College Student Success Center offer industry-leading benefits, training and opportunities for advancement. Our goal now, as a company, is to grow together by becoming more effective and efficient, and partnering on exciting and critical projects desired by our community.” Not wholly reserved for those within the organization, Pinner’s culture benefits people across Los Angeles and Orange County - areas in which the company has donated to more than 15 different not-for-profit organizations over the last 12 months. Listed as one of the OCBJ’s Companies That Care in 2020, Pinner is determined to continue making a positive difference to Southern California communities through both philanthropic initiatives and environmental leadership. “As a builder in California, we are already constructing to a very environmentally friendly building code,” Justin asserts, “however, all Pinner projects go beyond the code prerequisites with regard to energy efficiency, fossil fuel consumption, use of recycled materials, healthy building strategies, indoor air quality, and elimination of light pollution. “The performance of our sustainability efforts is often measured through the LEED building certification process by the USGBC. Historically, our firm exceeds our clients’ expectations with regard to the desired level of sustainability, and just recently, we achieved the highest rating LEED Platinum - and were honored to be recognized for constructing the USGBC Project of the Year.” Benefiting from strong leadership throughout the Covid-19 pandemic, Pinner now hopes to accelerate its growth as government restrictions are relaxed and vaccination programs are rolled out across the globe. Excited to be an indispensable part of Southern California’s rejuvenation, the company will continue to invest in its people, providing teams with the right training, the best tools, and high-quality internal infrastructure. “We have achieved great success as a premier builder of educational and public facilities for the past 102 years, and that will not change going forward,” Justin proclaims. “We aim to responsibly grow our firm by adding the right talent and building new relationships in markets that could benefit from our culture and core values. Most importantly, we will rely on the foundation established by those before us to continuously improve - delivering iconic projects and cherishing the accomplishments with the people we hold dear.”

people across nine US locations, and two in Canada. No stranger to the pages of Construction Today, the company was last spotlighted in the early months of 2020. Therefore, the first topic of conversation when speaking with President and CEO Jon Shilling in June 2021 is how he and his business have found the last 15 months or so. “It is perhaps an understatement to say it has been an incredibly strange period of time,” he begins,
referring of course to the fact that the last year and more have been defined globally by the Covid-19 pandemic. “We had actually just finished up attending the CONEXPO 2020 trade show in Las Vegas when things started to shut down in the US back in March 2020,” Jon continues. “From there, we very quickly had to get as best an understanding as possible of how Covid-19 would impact us, and what rules we would need to follow across our various locations.
“Fortunately, being a pretty high stocking dealer with our fair share of inventory – especially on the aggregate side – we have been able to maintain our ability to have the right equipment available to our customers at the right time, in spite of higher than usual levels of demand”
We were considered an essential business, which allowed us to continue operating. As a precaution, we closed our front office right out of the gate for a few weeks, setting our people there up to work from home, and we made sure to get PPE and other important assets as fast as we could. “We also devised detailed cleaning and maintenance programs for our sites and for our employees to follow, and I must say it was our people who really stepped up to the plate
throughout the pandemic. Not once did I hear from anyone complaining about what we were asking them to do, and collectively they all made every effort imaginable to ensure that we were able to continue to take care of our customers.” Speaking of General Equipment & Supplies’ customers, the company also enacted several programs to provide them with additional support and peace-of-mind. “For starters, we immediately offered a 90-day deferment of
payment with zero interest on all orders,” Jon reveals. “We also dropped all of our mileage charges for all outside service calls that our technicians responded to. Aligned to this, we have offered even greater flexibility regarding the time our people arrive at other’s sites and how long for, so as to minimize unnecessary contact, while at the same time maintaining strict cleaning and sanitizing routines.” Due to a combination of the company’s aforementioned actions, as well as the fact that for the vast majority of its customers work continued throughout 2020 in one form or another, the last year as a whole was a generally steady one for General Equipment & Supplies. “Overall, the year went well from a financial perspective,” Jon confirms. “While revenues were understandably down on previous years, our ability to manage our expenses and work efficiently meant that we were able to remain profitable at the end of the day.” Not a business to ever sit still, General Equipment & Supplies has also continued to expand its footprint. “One location where we are currently looking to grow is in Rapid City, South Dakota,” Jon explains. “We have identified a new location on land that we intend to purchase in due course, before going through the various formalities needed to commence building and parking equipment there. We have also begun the process of hiring various support reps and technicians, as well as dedicated salespeople for that site. “Meanwhile, we continue to expand upon our presence in Duluth, Minnesota. Up until now, we have just had a holding area for equipment at this location, but we are now carrying out the pre-construction work

General Equipment’s Executive Team necessary to build a new branch location facility here, which we hope to have open by the Spring of 2022.” A further important recent development worth noting is that, in May 2021, it was announced that the company had agreed to represent the equipment lines of both CBI and Terex Ecotec in the states of North Dakota, South Dakota, Minnesota, and Iowa. “These two new lines mark important new additions to our product portfolio, giving us other product

areas from which we can serve our customers, and do so in the manner that they have come to expect from General Equipment & Supplies,” Jon enthuses. “Securing such agreements also ensures that our customers can rest assured that when they contact us that they will have access to the very best products available for the jobs that they are about to undertake. It also further cements General Equipment & Supplies status as a one-stop-shop turnkey solution for our customers.”
Driving the success of the business behind the scenes, there is not only an entrepreneurial organizational system present, but also an imbedded company culture amongst its workforce. In the case of the former, ever since Jon took over the position of President in 2017, he has sought to apply the thinking of Gino Wickman, as detailed in his 2007 book Traction: Get a Grip on Your Business. “Traction is a practical book that promotes a unique management process that has proven to be extremely helpful and important to us in recent years,” Jon states. “We have implemented a number of the ideas and teachings discussed within the book across the business. For instance, we have applied certain thinking to the way in which we run our meetings, and this has proven integral in making them more efficient, which in turn has meant that any issues that arise from them are resolved in a timely fashion.” Another significant area covered within the book centers on the ideas of core values and culture, and General Equipment & Supplies has appropriately also channelled significant efforts into this part of its operations, led by its Director of
Workforce Development, Ann Pollert. “Ann has very much been what I like to refer to as our ‘culture champion’,” Jon says. “It is she who has taken responsibility for making sure that all of our employees, both existing and new, are fully on-board with the culture that we have strived to create here at General Equipment & Supplies. For new starters especially, it helps that they have an immediate understanding of the core values of the business and that they are able to buy into these quickly, so as to best determine if they are a good fit for us, and vice versa.” Ann goes on to add: “The importance of a strong company culture is something that we have always been aware of, and this is now boosted by every senior member of the team taking a more active role in making sure that General Equipment & Supplies is a company that people want to work for. This singular effort has definitely contributed to our success, and we will continue to involve and reward our people and their families as we grow in the months and years to come.” Reflecting on the year to date, Jon tells us that the first half of 2021 has been an extremely busy period of time for the company. While this is obviously a very good thing, it has also resulted in some supply chain challenges for the sector, with parts and equipment availability being the biggest obstacle to overcome. “Fortunately, being a pretty high stocking dealer with our fair share of inventory – especially on the aggregate side – we have been able to maintain our ability to have the right equipment available to our customers at the right time, in spite of higher than usual levels of demand.” Jon anticipates this pattern continuing through the second half of the year, while the industry as a whole shares a positive outlook for what 2022 has to hold as various markets correct themselves and rebound. For its part, General Equipment & Supplies is following what is a ten-year plan for achieving continued growth. This decade-long vision is in turn broken down further into three-year strategies, annual targets, and quarterly goals, which are constantly being evaluated and adapted where necessary. “A big element of working towards achieving our ten-year plan is the ability to expand our existing inventory of products, especially in those areas where we see continued high demand,” Jon declares. “As such, we will carry on putting all of our effort into growing our product offering across the board, which we believe will also help to further grow our customer base. Then, with said base,

we must make certain that we take care of every single customer to the very best of our ability. Only by doing so can we continue to
be their respective first choice to call upon for the aggregate or rolling stock construction equipment needs.”

. C. Stevens Construction Company may be celebrating its ninth decade in the construction industry, but that does not mean that its belief in leading service delivery has become a little rusty. The business remains as determined as Ray Stevens was back in 1926 when he was the first builder in Orlando to provide both design and construction projects for his clients. In those early years, he was a pioneer of the design/ build process who earned great respect for his integrity, innovation, keen sense of quality, and the ability to handle it all. Now, almost 95 years later, President and sole owner, Tim Keating, shares with Construction Today the fantastic accomplishments this award-winning company has achieved throughout all these years. “Back in the days of its creation, towards the 1930s, Stevens entered the industrial market to design and build fresh fruit packinghouses, citrus processing plants and bulk storage structures, as well as to do general

commercial construction work for icemaking and refrigerated buildings using cork insulation,” he begins. “Stevens then entered the healthcare market, building Orlando General Hospital’s
Nursing School in 1940, and the hospital’s 1948 expansion. Joined by his son Allyn in 1952, Stevens’ excellent relationships continued with citrus owners resulting in major design/build work in the citrus canning, concentrate, processing, and bulk storage industry, including the first commercially operating citrus concentrate plant for Vacuum Foods - later known as Minute Maid, then Coca-Cola,” he continues. In 1993, as part of a business continuation plan, David J. Smith and Tim were named President and Vice President, respectively. Both helped accelerate the company’s growth with larger projects for other citrus processing plants across Florida. Tim tells us more of the inner-workings of the business that continue to sustain its success. “While most of our projects are in the southeast, we go where our clients need us. Many of our successful Florida food and beverage partnerships trust us and know that we understand their company’s needs and how they operate,” he says. The fact that R. C. Stevens is still in business after 95 years is a point of pride for Tim and his team, and being a smaller business, the company culture is driven by camaraderie, communication, and collaboration. “An entrepreneurial spirit is encouraged, which allows for personal growth and independence. It’s an atmosphere where we can have discussions that are passionate about what works and what doesn’t. We don’t change things for

change’s sake, but we change things to keep people challenged,” he expresses. This dynamic is what has led the team to stack up an impressive portfolio of projects, from industrial works to historical renovations. For example, in Florida, the Bond Building is a creation very close to the team’s heart because it now serves at the company’s headquarters. “After a gruelling 17 months of renovation and restoration of this 1912 building in downtown historic Winter Garden, R. C. Stevens moved its main office from Orlando into this hip new building and served as the general contractor for the subsequent restoration efforts,” says Tim. In 2011, The Bond Foundation Inc, a private grant making foundation, undertook the renovation of two buildings, one of which has been unoccupied since a fire tore through it in 1979, and the other having its second floor condemned since the 1960s. After 100 years of standing, the building is back to being the cornerstone of historic downtown Winter Garden. Tim explains that the 18,000-square foot building, which originally was a farm equipment and supply store, also was one of the first brick buildings to be constructed in Winter Garden. The walls and roof supports date back to the original structure, and the metal hoists that were used for lifting the farm equipment remain in the ceiling. According to him, the building, which compromises of two side-by-side adjoined buildings, now also consists of a new steel and wood skeleton that was installed to reinforce the original brick construction. “The history of the building is part of the décor and speaks throughout in photos and its brick walls. Traces of a fire, which nearly destroyed the building in 1980, are still visible in the charred bricks that remain in several areas, including the conference room and in my office. The fire damaged some of the walls so badly that additional loadbearing supports had to be added during the renovation,” Tim shares. A project currently underway is at Peace River’s world-class citrus operations

at its plant in Bartow, FL. R. C. Stevens Construction has provided design/build services for both Peace River Citrus and Coca-Cola North America for several decades. Knowing the processes and management of both companies has made R. C. Stevens an excellent design/build contractor of choice. “We are currently providing construction management for a 360,000-square foot design/build process facility, which will include cold storage, process, and packaging areas along with utilities,” says Tim. The expected completion of the project is expected for January of next year. Another project in the works is The Exchange building. Tim explains how the
traditional building design exemplifies the essence of the Plant Street district, with a layout that blends in perfectly with the neighboring historic buildings, landscape, and amenities to complement the small-town charm of Winter Garden. The building features modern office space on the second and third floors, with a mix of restaurants and small shop retail users on the first. The upper two floors contain stateof-the-art finishes and elevator lobbies. The floors are designed with large column spacing, allowing for tenants ranging from 2,500 square foot up to 14,000 square foot per floor. The ground floor space is designed to accommodate a variety of restaurant

space up to 7,000 square feet and retail space ranging between 1,000 and 4,000 square feet. “Although the building appears to be three separate buildings, they function as one. The benefit of this approach was that the interior structure is open enough to accommodate modern tastes, while the exterior is in keeping with the historic nature of the area,” he highlights. The ability to adapt in conditions that are continually and unexpectedly evolving is a skill required by all employees of R. C. Stevens, which is how the business was able to cope admirably with the unprecedented circumstances of Covid-19. “Our resilient
team never missed a beat during that time and developed many strategies to stay healthy, both physically and mentally. We were blessed to be working on projects that kept moving, while adhering to the CDC protocols. Even though the pandemic made it difficult to receive PPE at the onset, our safety manager worked with a local 3D-printer company to create pseudo masks with disposable filters,” adds Tim. “Our employees contributed to a bi-weekly newsletter that shared ideas to keep each other informed and connected; like photos of how their families were coping, and team member tips on working from home and best practices. It was also a platform to continue
recognizing each other’s efforts and updates on projects; all to keep us connected as we were apart,” he notes. During this time, transparency and accessibility were considered a top priority for Tim, who every Friday afternoon would send out an inspirational video talk and on other days of the week hold ‘coffee talk’ Zoom meetings to encourage dialog between the team members. “It became an important way to keep our team intact and provide that much needed emotional uplift,” he says. Now that the business is on a strong uphill trajectory, the future is looking promising for the construction company. “I see us continuing to grow by advancing that culture of teamwork, excellence, integrity, and honesty to another new level. I want to boost innovation and bring purpose and selfsatisfaction to our employees where they want their best friends to work with them. I want the word ‘work’ to be associated with satisfaction and fun, while at the same time be challenging and exciting,” he elaborates. To work with this business is to understand its vision to exceed client expectation. According to Tim, this is easily achievable with a work ethic that is dedicated to a job well done, something that is not always taught in higher education. Although he has nothing against higher education, he believes that many skills needed in the construction industry can be learned through an alternative approach to going to college. “I’ve been exposed to many people who own companies and have never been to college, never had that school loan debt hanging over their head because they went through an apprenticeship program that allowed them to earn while they learn. As such, they were able to control their own destiny and capitalize on the opportunities presented to them. This is a great industry with enormous opportunities,” he concludes. Ray Stevens would be proud to see where his company is now and that his ideals of integrity, innovation and quality remain embedded in his business, even today.

rainchild of New York brothers Luke and Paul Lonergan, Empire Crane Company was founded in 2002 following the dissolution of the Lonergan family’s previous business. Headquartered in Syracuse, New York, the company grew quickly through hard work and perseverance, so that within a few short years, Luke and Paul had launched satellite offices in Boston, Massachusetts, and Bridgewater, New Jersey. Operating from

these three key sites, Empire Crane can offer crane sales, rentals, parts and servicing on a local and global scale. “In the early 2000s, my brother Paul and I decided to place our confidence and faith in ourselves by establishing Empire Crane,” CEO and Vice President Luke Lonergan explains. “We started with only a couple of mechanics, an office manager and ourselves, and the company grew from there. “Opening satellite offices was a bit of a
milestone in our expansion and a core part of how we operate today. It means we now have sites acting as both service centers and home bases for our technicians. They allow us to better support customers throughout our whole New England territory. Additionally, by having our technicians present throughout the Northeast, they can be dispatched more quickly if a customer’s crane needs servicing.” Empire Crane is a dealer for major crane manufacturers like Tadano Demag, Tadano
Mantis, Kobelco, Manitex, Terex, Magni, and Broderson. Empire Crane boasts one of the broadest product ranges on the market. Among its offerings, the firm provides all terrain, boom trucks, carry deck, rough terrain, telehandler, truck crane and crawler models. “At Empire Crane, we are always ordering equipment to serve our customers’ needs,” Luke reports. “We talk with clients and salespeople in the field to forecast equipment
needs for the year ahead and we regularly review our rental fleet. If something sells from the rental fleet, we’ll often look at replacing it with a new piece to keep the technology up to date.” In 2020, Empire Crane added another renowned manufacturer to its portfolio when it was chosen to represent Tadano products in the Northeast United States. Known for its high-quality, industry-leading technology, Tadano has been a trusted producer of
cranes for more than half a century. “We’re really proud to offer Tadano to our customers and have received excellent support from the factory’s experienced team,” Luke states. “We can now provide customers with superior products like Tadano Demag All Terrain Cranes, Tadano Mantis Tele-Crawlers, Tadano GR Rough Terrain Cranes, and Tadano ATF All Terrain Cranes.” Empire Crane’s comprehensive offering has made for a long list of satisfied clients over

the years. For instance, in the spring of 2019, CWI Crane and Rigging purchased a Tadano Demag AC250-5 from the firm. CWI’s positive experience with Empire Crane ultimately influenced its decision to purchase another Tadano Demag from the company in January 2021 - this time an AC100-4L model. In June 2021, the company also took delivery of a new 2021 Tadano Demag AC60-3. “We’ve worked with the Lonergan family since I was a kid,” CWI Owner Chet Chludenski III said at the time. “It’s always good to do business with people you know and trust.” As Chet’s endorsement of Empire Crane suggests, the company receives a great deal of repeat orders thanks to its individualized customer service and personal approach to business. At its core, Empire Crane is a business with family roots and the Lonergan brothers are determined to make their clients feel like part of the family.

“When customers purchase a crane from Empire Crane, new or used, they get a personal introduction to folks in all departments so that they know where to go for support,” Luke reveals. “Plus, knowing that we’ll take care of any of their crane needs makes us a quick and reliable source to come back to time and time again. “When you own a crane, a car, or any other piece of equipment, you will eventually need parts to maintain it and a mechanic to solve any issues. We’ve set ourselves up to be a one-stop-shop for our customers, from sale, to parts, to servicing. We support clients from day one, to years down the road.” In February 2021, Vergona Crane Co purchased a new Tadano GR1000XLL-4 from Empire Crane. The 100-ton rough terrain crane features a 224.1-foot max lift height, smart counterweight system, and asymmetrical outrigger setup. As the first GR product sold into Empire Crane’s New Jersey territory since being awarded the Tadano account in 2020, the sale marked a milestone for the Lonergan brothers’ business. Looking back on the landmark transaction, Luke is quick to compliment his workforce and the role they continue to play in the company’s growth. “We have a great sales team, parts team, service team, and in-house business support team,” he declares. “All our employees are very motivated and support the customer as
best as they can. It’s a goal-oriented group that believes in the ‘big picture’. By that, I mean we strive to respond to every single inquiry and serve each client like they’re a part of the family. “I truly believe that having a strong team has been a huge contributing factor to our growth. We currently have four outside salesmen, a sales manager, three parts representatives, three service managers, and eight technicians. With all our teams working seamlessly together to deliver success, we have never been in a better place as a complete dealership.” As the Covid-19 vaccination program rolls out across the United States, more and more businesses in the Northeast are re-opening their doors after being forced to close in some capacity during the pandemic. Having made it through what has been a difficult year and a half for many organizations around the world, Empire Crane is looking forward to re-connecting with customers who may have been absent from the industry of late, and hitting the summer 2021 construction season at full force. “As owners, my brother Paul and I are very active in day-to-day operations at Empire Crane,” Luke remarks. “I’m more focused on the business and accounting side, while Paul works more with manufacturers and service teams, but both of us love getting involved. We like to get out and see customers, learn
what projects they’re working on, and know what equipment challenges they face so that we can help them find solutions. That’s what really excites us about things hopefully getting back to normal over the course of the next six months.” Having seen its product range evolve drastically over the last five years, Empire Crane is ready to embrace the technologies of tomorrow as it tackles the challenges of the decade ahead. If the future is anything like the company’s history to date, Luke knows that Empire Crane has no reason to be anything but optimistic. “I can only imagine how technology will advance as we journey into the next decade,” Luke says. “Looking back at our experiences since 2015, there have been so many safety updates to new equipment between then and now. Back then, we had just taken on the Magni Rotating Telehandler line. Today, that product is the number one item in our rental fleet with about 20 units at 95 per cent utilization. With more customers becoming aware of the Magni products and their amazing capabilities, its potential will be infinite for years to come. “One thing for sure is that we will continue growing together as a team,” Luke adds in summary. “Many of our employees have been with us for over ten years now, and with their successes and hard work, we’ll be able to serve our customers even more effectively.”

ormed almost 100 years ago – in 1923 to be exact – Byrne Construction Services (Byrne) has long maintained its dedication to excellence, quality, and service in construction. A leader in the industry, the efforts of Byrne’s people have very much helped to shape a great deal of what its home state of Texas looks like today. Whether its clients require a construction manager, general contractor, or design/build partner, Byrne is fully capable of providing any delivery method needed. Its core services include preconstruction, where its team provides real-time estimating, design assist, and constructability analysis, construction management, design/build solutions, and virtual design and construction (VDC) capabilities. In the case of VDC, its department is able to leverage the latest technology – including BIM – to facilitate cost reductions and schedule efficiency gains. “In modern times, we are probably best described as being a medium-sized regional construction management firm,” explains Chief Executive Officer of Byrne, Matthew
Avila. “Our two major bases of operation are the Dallas-Fort Worth and Austin-San Antonio Metroplexes, and their respective surrounding areas of approximately 75 miles. Within these regions, we boast a diverse portfolio of work and clients, split roughly 60 per cent towards public works and 40 per cent towards private contracts. In the case of the former, this tends to be made up of work for cities and counties on things like town halls, recreation centers, libraries, and public safety facilities, while our private clients include large institutional businesses, including Fortune 100 companies such as Lockheed Martin, Bell Textron and American Airlines.” It is Matthew’s father, and Chairman, John Avila, Jr. who deserves a lot of the credit for the recent success of the business, having acquired the business in 1995 and
subsequently setting about diversifying its pursuits and building a formidable list of clients. “Prior to purchasing the business, my father had enjoyed a distinguished career as a senior executive at several of the nation’s top commercial contractors, and this aided him in being able to bring some of that ‘big firm’ talent with him to Byrne to oversee its operations,” Matthew details.
Employee centric “Pre-1995, the business had a strong reputation and track record, but due to the nature of its size it was then turning over in the region of $20 million per year,” Matthew continues. “By bringing additional, experienced people into the business, it was able to ramp up significantly, securing large projects in the process, which provided a stable flow of work,

business,” Matthew adds. “It was also under Paul and myself that the business brought Brett Berdine into the fold, firstly as IT Manager and now as IT Director, and he and his team have helped to revolutionize how Byrne operates from a technological perspective.” What has remained constant as the business has gradually been passed down from John to his sons is its employee centric culture. “My father is very much a relationship-focused person, a people person if you will, so when he was building the business back up its success was driven by the relationships he forged not only with external partners or clients, but internally with the men and women whose contributions to Byrne are invaluable,” Matthew enthuses.
“Paul and I grew up watching our father at work, and as the leadership transition took place we recognized just how important it was that we retain that intimate, familyorientated feel that Byrne has, together with an environment that is fuelled by a collective desire to support everyone both professionally and personally. Ultimately, I think that is one of the biggest reasons why we find ourselves where we are today as an organization.”
Interesting projects As previously alluded to, Byrne has been responsible for delivering a myriad of different projects over the years, to sectors including the aviation, cultural, municipal, commercial, residential, and healthcare spaces. One of its most important undertakings, which has really helped to take the business to the next level has been its work across Dallas-Fort Worth (DFW) International Airport, which has included a program of terminal renewal and improvements, and the construction of both a parking control system and a consolidated rent-a-car facility. “As you can probably imagine, it is a very complex task working across what is an active airport,” Matthew says. “When you also factor in that a lot of what required renewal and improvements – including the existing IT and plumbing infrastructures – was extremely dated, our work here required a great deal of time, effort and attention to detail. “Other areas of expertise that we possess, which I think are especially cool, involve our work restoring historic buildings and on educational facilities. Two examples of the latter would be our work on Amon CarterRiverside High School and on Trimble Tech High School, both of which are large, multimillion dollar projects that are helping to bring those buildings into the 21st Century. As a family that has lived in the local area all of our lives, it is projects like these that are of particular pride to Paul and myself.” As the world enters the late spring/early summer of 2021, Matthew is correct in stating that for many this remains an unpredictable period of time. Nevertheless, there is much optimism to be had in the trends that the construction industry in the United States is seeing before it. “The opportunities to secure new work are most definitely out there, with bond dollars continuing to fund infrastructure projects and large institutional private clients tendering for new projects. So, if anything, our workload is accelerating, not slowing down,” Matthew proclaims. With this in mind, what will Matthew, Paul

and the rest of the Byrne team be focusing on in the months to come? “The strength of our business is based on the abilities of our people,” he details. “Until now, we have had a core group of five that have made up our senior management team, but we have just recently promoted a further two individuals into Executive roles, thus joining our management committee. So, our immediate intention is to integrate them into the fold and begin leveraging their respective skills and vision for
what the future of Byrne looks like. “From the management team on down, we all know that what we have here at Byrne is extremely special, and that the values, work ethic and passion that our business has become known for needs to be protected and passed on down to the next generation of employees. By doing so, we essentially help to strengthen the organization for the next 15-to-20 years, securing its legacy in the long-term.”

ne of Eastern Pennsylvania’s leading providers of site development, excavation and paving services, Muschlitz Excavating was founded in 1990 by Ron Muschlitz and his two sons, Jack and David. Cutting its teeth on small-scale residential projects, the company quickly built for itself
a sterling reputation for delivering quality and within three years it had taken on its first large commercial project, building athletic fields for Lehigh County in 1993. “Working together, Ron, Jack and David started the business the good, old-fashioned way with just a backhoe and a track loader, and literally built it from the ground up,”
begins Muschlitz Excavating’s Chief Operating Officer, Steven Goffredo. “Growing in parallel with the economy of the local area, the business rapidly moved onto handling ever-more challenging projects, investing in its fleet and in new technology such as GPS-enabled equipment in the process as it evolved as an organization.”
Today, Muschlitz Excavating is home to more than 120 skilled professionals, utilizing a fleet of over 200 late-model pieces of equipment to consistently complete mid- and large-sized projects on time and on budget. The business specializes in bringing multiple services together, including site development, land clearing, mass earthwork, underground
utilities, rock crushing/recycling, asphalt paving, surveying, foundation excavation, and landscaping. This capability has resulted in a number of successfully completed contracts for a diverse set of clients, including Camelback Mountain Resort, Lehigh Valley International Airport, several large developers, and numerous municipalities and school systems.

“Throughout our journey, one thing that has remained the same is that we have never judged ourselves against the performance of our peers or competitors,” Steven explains. “We consider ourselves to be thinkers and we grade ourselves purely on the substance of our own work. We embrace change and new technologies, and we have also shown ourselves to be willing and able to take a leap of faith should the circumstances feel right to do so. Sometimes this works out, and sometimes it doesn’t, but we have found that if you are not willing to take steps forward then you will invariably be left behind, and this has helped to make Muschlitz Excavating a leader in its field.” As Steven goes on to detail, there are other factors that are also responsible for the business’ considerable success. “First, it is the people who make up our family of employees, and we go to great lengths to find, hire and retain those individuals who are invaluable to our continued prosperity,” he says. “Meanwhile, another facet that is somewhat unique to Muschlitz Excavating is our ability to be very detail orientated in all of our collaborative decision making. We possess a great balance of personalities here, which
“Our philosophy has never been to be the biggest player out there – although we are now at a size where we are able to compete with the largest contractors in the state of Pennsylvania – but rather to be the best. We have every confidence in our team of employees, and we know that when we put the proper workload in front of them that the end result will be of the highest standard possible. So, 2021 will be another year of bettering ourselves” allows us to bounce different ideas off one another, and I think that has played a large part in our success as well.” We have touched briefly upon some of the projects completed by Muschlitz Excavating in the past, but just as impressive are some of the work that it is currently undertaking. One particular example – and its largest undertaking to date – is its work on the Northampton Business Center. Located in Allen Township, Northampton County, PA, the proposed site extends over 280 acres and
will eventually be home to no fewer than five substantial warehouses. The project involves over two million cubic yards of earthen material that needs to be handled, as well as 600,000 cubic yards of rock, and will also see three township roads being upgraded with new traffic signals, storm sewer and paving. Muschlitz Excavating will be performing all of the site work, rock blasting, storm sewer, underground utilities, curbing, paving, retaining walls, and landscaping. “The award of a contract of this size is

Muschlitz Excavating to embrace technology that has been at the heart of some of its most successful undertakings. “The thing about the use of technology is, we don’t necessarily use anything that people out there haven’t ever heard about, but what we do is use technology correctly in order to make good people deliver even better results,” Steven points out.
Continuous improvements
testament to the efforts made to grow this business over the years to handle projects of such scale,” Steven states. “Nevertheless, at the end of the day we still have to go out there each day and perform to the best of our ability, and in doing so we have been able to excel and remain ahead of schedule when it comes to delivery of work. The way we look at projects such as the Northampton Business Center is

not too dissimilar to others, only that it is on a larger scale. Therefore, our detail orientated philosophy remains unchanged, and while we do make baseline schedules and plans for the weeks and months to come, our ability to also adjust on fly also makes us incredibly successful partners to work with.” Returning to a previously mentioned topic, it is Muschlitz Excavating’s willingness
Two of what are numerous examples of the aforementioned efforts include its work with the companies, Propeller and SITECH. In the case of the former, Propeller provides 3D drone mapping, surveys and inspections. “Through the use of Propeller’s products, we are able to take countless images of our project sites from the air, and it is also the company’s ability to utilize advanced software systems to transform these images into concrete data in under 24 hours that really brings something significant to the table for us,” Steve enthuses. “Again, this is not technology that is only accessible to Muschlitz Excavating, but what we have done over the years is pay close attention to how it
has evolved, learning its various intricacies in order to get the very best out of it.” Meanwhile, when it comes to SITECH, it is the leader in providing easy-to-use Trimble construction technology solutions, from machine control systems, to site positioning and other associated software. “SITECH have aided us immensely over the years in guiding us through the ins and outs of Trimble’s solutions in order to make use of it to the highest possible level,” Steven affirms. “Our knowledge of such solutions is of huge importance when it comes to the type of large projects that we take on, and we have been working very hard to narrow down our numbers and better understand different processes in order to get a truer value of our cut-to-fill basis,” Steven continues. “If we take the site of the Northampton Business Center, this had over 1.2 million yards of cut-to-fill material to take care of, so moving the dirt was one thing, but balancing the site after the fact was an entirely different challenge altogether. This is because as well as balancing that 1.2 million yards of cut-to-fill, you are also balancing five different sets of building spoils, all with different designs, interior and exterior peers, various underground utilities and all of the dry utility calculations. Throw on top of that over 600,000 yards of rock and the need to understand swell and compaction factors, and it makes for a complex and interesting conundrum, but one that we very much enjoy taking on!” Looking back on the last 12-to-18 months, and Steven suitably refers to it as a unique period of time. “When you come across a once-in-a-generation event such as a global pandemic, then it doesn’t matter what type of business you are, there is no written blueprint that specifies how to combat this. What we can say from our own experience is that our ability to face down adversity with a collaborative, level-headed approach has paid off, in spite of losing approximately 7.5 weeks of business during the height of the pandemic. “During this period, we were able to keep our repair shop open, and we had the foresight to use the time wisely to do things such as rebuild a lot of our trucking division while our fleet was not out on the road. The result was that we emerged from those 7.5 weeks stronger and hungry to get back to work, and with arguably a greater appreciation of our day-to-day life as part of a business that continues to retain the respect of its customers.” For Muschlitz Excavating, the first several
months of 2021 have continued to deliver good results, but Steven is keen to stress that the goal of the business remains that same, and that is to become even better at what it does. “Our philosophy has never been to be the biggest player out there – although we are now at a size where we are able to compete with the largest contractors in the
state of Pennsylvania – but rather to be the best. We have every confidence in our team of employees, and we know that when we put the proper workload in front of them that the end result will be of the highest standard possible. So, 2021 will be another year of bettering ourselves,” he concludes.

residential and commercial properties in the Greater Toronto Area (GTA) since 2007. Ranked at number ten on Canada’s Top Growing Companies list in 2019, Adi is now recognized as one of the fastest growing real estate developers in the GTA. “Adi Development started organically,” CEO and President Tariq Adi reveals. “It was two
guys with a passion for real estate and we spotted an opportunity in a suburban GTA market that was a bit lacking when it came to design and high rise or condominium living. Initially, we set out to build one site and now, over $2 billion in development later, we are building a whole organization. “What was once just Saud and myself is

now over 150 people across multiple sectors of our company, including Adi Development, Adi Construction Management, and our highrise formwork business,” Tariq continues. “We do everything from site acquisitions, to taking a parcel through the entitlement process, to closing out construction and delivering a home to the ultimate customer - the homeowner. It truly is full-scale development.” Along with its ability to provide a complete service from beginning to end, Adi’s success has been greatly influenced by the company’s commitment to its customers. While product quality will always be important, Tariq believes that creating a world class experience for clients can be a major differentiator in the real estate development market. “Our obsession with our customers is what sets us apart,” Tariq declares. “A lot of development companies are more internally focused. They might deliver good quality products, but I don’t think too many of them are actually focusing on the client - it’s more about making a return. “Conversely, everything we do starts with
the customer and we work backwards from there. We ask questions like: Who is the customer? What is their demographic? How are they going to use the space? How are they living? These ideas guide every one of our projects. We don’t really pay attention to our competitors. We tend to focus externally on our clients and finding solutions to their challenges.”
Strict protocols Dealing predominantly in mid-rise and high-rise properties, Adi’s latest projects include Nautique Lakefront Residences, a condominium development on Burlington, Ontario’s vibrant waterfront, and Stationwest, a community of modern, openconcept townhomes within walking distance of Aldershot Go station. Most recently, the company has been concentrating on the launch of Realm, a community of modern condos and townhouses in Burlington’s Alton Village. “Realm is a brand-new development, with 601 units spread across two 16-story buildings, two mid-rise properties and townhomes,” Tariq states. “We are launching
that fairly soon and it will be under construction later this year. “We also have a site on 135 Portland Street in downtown Toronto, which is yet to be branded. It’s going to be a boutique condo building in King West’s Fashion District. That will launch for sale and break ground later this year and we are super excited about it.” Adi’s new Realm and Portland Street projects arrive on the back of 30 per cent growth for the business in 2020, despite the obstacles presented by the Covid-19 pandemic. Deemed an essential service in Ontario, the company was able to continue building homes and offices throughout the crisis. “At one point, we had 400 workers on one of our sites, which meant we had to implement strict protocols regarding site screening, daily line-ups, check-ins, temperature control, sanitation and sanitizer stations,” Tariq reports. “It was tough, but the local union sent us a message acknowledging that we were doing a fantastic job protecting our workers on-site. Safety was our number one priority and remains so today. “From a growth perspective, we actually hired more staff during Covid and increased pay for our front-line employees as a show of appreciation. We are lucky to have extremely passionate people in this business that care about our customers and that love what they do. During the pandemic, Saud and I actually went down to our construction sites and spent lots of time with our employees to show them our gratitude. They are constantly learning and always looking for ways to improve and it’s been a pleasure to deal with every single one of them.”
communities are still in the infancy stage at present and there are a lot of products and services we will look to add in the future. The possibilities for this kind of technology are endless.” In the years ahead, Tariq expects Adi Development’s technological capabilities
to help the company achieve its long-term sustainability goals. Supported by Adi Capital Partners, the developer’s investment arm, Adi Development continues to drive forward a strong program of environmental, social and corporate governance through communitydriven activities and green practices.
Green principles Since the company was established, a number of core values have run through every one of Adi Development’s projects – most prominently, innovation. For instance, regarding the former, the company’s latest developments incorporate some of the industry’s newest and most cutting-edge technology. Valera and Realm, for example, will be branded as ‘smart communities’ and benefit from Adi’s Home+ building technology. “Our smart communities consist of futureproof buildings with an interconnected spine, as opposed to separately wired units,” Tariq explains. “Entire buildings operate off a backbone network, which allows for features like keyless door entry and wall pads that connect to an app on your phone and enable remote use of smart appliances. These smart

“I am a big fan of David Attenborough and his ideas on our planet,” Tariq asserts. “In line with his ideas, we are very conscious of how interconnected our entire eco-system is and how, when we cut one tree, it can destroy a species and affect the rest of the planet. “Buildings are the number one polluter in our modern world, so as responsible developers we are always looking for ways to reduce that carbon footprint. At the end of the day, I think people feel better when they live in a clean building with low emissions and low volatile organic compound usage. All those things contribute to the wellbeing of residents and customers, so it’s a win-win that we will create more often in the future.”
construction management business to take on more third-party work, rather than just self-performing. “In short, we want to ramp everything up and start taking on more work outside of Adi projects, while staying true to our core values. No matter how we evolve, we want to keep attainability at the forefront of what we do
with our products and cater to the everyday people who will ultimately utilize the end building. At the same time, our investors are looking for a return, so we must keep them happy too. If we can do all that, then maybe a bigger North American expansion into potential US markets might soon be on the horizon.”
Enhancing communities Believers in comprehensive long-term planning, Tariq and his team are already looking a decade into the future, when they hope Adi Development Group will be closer to solidifying its position as a global leader in the operation and development of real estate. Using major organizations like Walmart, Netflix, Amazon, Tesla and Toyota as inspiration, the Canadian developer is, in 2021, well on its way to becoming, as Tariq puts it, ‘an operationally excellent company that cares about its customers, the environment, and the delivery of quality projects’. “At the end of the day, we want to enhance communities and bring joy to our clients - all through that lens of safety, sustainability and fantastic design,” Tariq says in summary. “Our principles will guide us over the next ten years and really, it’s about doubling down in both the condominium space and the rental space. In so doing, it can assemble each element properly to achieve the character they desire while also ensuring that their project is built with longstanding quality that will last for generations. The Palm Valley residence, for example, is a state-of-the-art, luxury home that features an open style with modern aesthetics. The construction included a massive 4,940 sq. ft. garage that was designed to store the client’s RV, boat and car collection as well as a personal ‘mechanic’s garage.’ Also included was an office, small gym, award gallery and single car showcase. The project’s distinct layout and high-end features impressed people in the industry, leading the project to win the AIA Award of Excellence in Residential Design. The site also gives a look at an exclusive Atlantic beach residence, which Carlton Construction declares is ‘one of our favorite residential projects’. Part contemporary beach house and part modern surfer’s dream, this project exemplifies the company’s attention to detail. ‘The most enjoyable aspect of this project was the interaction we had with the Client, Architect and Interior Designer in our weekly meetings,’ the web site reveals. ‘In the process of getting immersed in the details, we had a lot of fun solving the problems and challenges that are part of the process of building ocean front residences.’ The images online give a small preview of the exemplary finishes and level of luxury that this particular project encompasses. Since the business was founded in 2005, Carlton Construction’s reputation has grown based upon attention to detail, comprehensive and transparent process, and a personal commitment to each client’s satisfaction. Being fully engaged at every level of a project means that this is one business that can deliver an end result with exceptional quality, which is built to last for generations.
