As our nation turns 250, glimpses of America the Beautiful are evident across our evolving community landscape. From Delaware and Virginia to Tennessee and Idaho, our neighborhoods are taking shape amid spacious skies, mountain majesties, and shining seas.

While the scenery is spectacular, we believe the nation’s true beauty lies in the people who call America their home. We see it in daily interactions with team members, homeowners, trade partners, and ordinary folks we meet along the way. From Boise State tailgates to Delaware’s Schellville magic, we discover endless occasions to laugh, learn, and befriend.

Although many of these encounters revolve around our togetherness at work, this esprit de corps isn’t what we do—it’s who we are. Across miles of building, volunteering, and welcoming people home, each experience is an opportunity to be grateful. As you reflect on the blessings around you this year, we trust that you are enjoying this same spirit of American beauty at home.

OF AMERICANA STYLE

Americana is a well-known, classic design style with a variety of interpretations. While often associated with colonial or traditional items such as quilts and checkered tablecloths, this beloved theme can be reimagined in a modern way with subtle hints of patriotic elements. Examples include a contemporary dining table that combines red chairs and blue accents, or navy wall trim flanking red towels. The bottom line? Don’t force it; let the theme evolve in an understated way.

DO: Add touches of red and blue interspersed with your existing pieces.

DON'T: Blanket the space in a sea of red, white, and blue. Subtly goes a long way when it comes to bold colors. Add navy or red touches in trim, fabrics, and curtains, while mixing in white wood tones and natural elements to keep the look light and meaningful. To create a balanced theme, use more red with tiny hints of blue or vice versa. And remember: too much of anything can be too much!

Shower Wall Tile: Passion 3x8 in Azul; 5. Countertop: Quartz in Calacatta Miraggio Cielo; 6. Cabinets: Antigua Maple in Bleu; 7. Faucet: Cia Widespread Sink Faucet in Polished Chrome.

DO: Incorporate items with meaning. Find pieces that tell a story.

DON'T: Make your home feel like a museum. Use design to express your personality through pictures and other treasured items. A flag that belonged to a family member can make all the difference in communicating an authentic theme, so let that statement piece be the star of the show. But remember that homes are meant to be lived in, and too many antique items may make your space feel more like a history lesson. Mix modern items with older gems to create an updated, balanced look.

DO: Introduce other colors with your reds and blues.

DON'T: Ignore the home’s overall flow when incorporating your theme. Yellows, greens and natural wood tones will balance your theme—but be sure to carry the Americana style throughout the house via gentle touches in secondary spaces. Repetition brings cohesion to any design, as long as you stay in a subtle lane. The result will be a look that balances today’s modern style with nostalgic nods to the past.

Everybody loves a parade, and this September beautiful homes will be on the march. With four unique floor plans to tour, the Schell Brothers team from our divisions in Delaware, Tennessee, and Virginia invite you inside to explore, interact, and dream at your own pace. Presented at the picturesque Monarch community in Middletown, Delaware, this is your opportunity to explore every inch of these exquisite entries – and vote for the one that tops your list.

Throughout the month of September, Schell Brothers at Monarch will feature opportunities to tour distinctive homes, meet with designers, and join the team for weekend events. While local restaurant crews will be on hand to provide food and cocktail tastings, we’ve teamed up with the Tipsy Blokes to create a special craft brew to match the theme of each model home. Visitors can also look forward to two new releases of bourbon from Nashville and wine all the way from Idaho.

“I am really looking forward to the revealing of these homes,” said Marketing Director Alyssa Titus. “Every home has surprises, which makes touring even more fun. And the exteriors are especially unique because they incorporate finishes and materials from our other divisions that we are excited to introduce here in the Delaware market.”

Hundreds of guests from a wide range of states are expected to join in the festivities that will include events, giveaways, and opportunities to be inspired. And, if you see something you just can’t live without, each home on display will be available for leaseback.

Simmering GENEROSITY

When the beach beckons, everyone responds to a different call.

Sintelle Taylor heard solace and joy. But it was her memory of preparing a meal for General David Petraeus’s family during their visit to Rehoboth Beach that ultimately set things in motion.

Sintelle Taylor’s favorite escape has always been the beach. Each morning, she walks the shoreline—a practice that serves as both her daily preparation and a moment of mindfulness. “These walks center me,” she said. “They’re a reminder to consciously acknowledge the blessings that have shaped my journey.”

It comes as no surprise that Sintelle eventually decided to combine her peaceful passion with equally enlightened entrepreneurial goals. Born and raised in inner-city Los Angeles, she completed her undergraduate and graduate education at UCLA before beginning a career in counseling and therapy. Those endeavors laid the foundation for a lifelong commitment to supporting the well-being of others. After starting a family, Sintelle combined her understanding of people with an innate business acumen to help Fortune 500 companies understand how diversity initiatives could strengthen global market positioning and impact the bottom line.

Along her enterprising career path, it was Sintelle’s interest in cooking that created a serendipitous turn. Deciding to pursue formal training at Le Cordon Bleu—and studying at their Paris and London campuses—she became a private chef and later started her own catering business. An invitation to participate in a charity potluck event in New Jersey led to a chance opportunity for Governor McGreevey’s wife to taste Sintelle’s food—and subsequently request catering services for a state event. The honor of accommodating a function at the Governor's Mansion opened doors to significant growth for Sintelle’s business, including the establishment of a future restaurant in Los Angeles.

Throughout her career, Sintelle was fortunate to collaborate with remarkable individuals both at home and abroad.

“Looking back, I'm genuinely uncertain how these extraordinary opportunities came to fruition, but my professional journey included experiences at the highest levels of government, including speaking engagements with audiences I never could have envisioned during my early years,” she remarked. “These experiences positioned me

to give back and support others in meaningful ways, and for that I am deeply grateful.”

Having reached a point in life where she was ready to slow down and reposition priorities, Sintelle sought a home base that would keep her connected to family, friends, her business, and valued services. While she longed to recapture the ocean, warmth, and pace of beloved family trips to the Outer Banks, a home in North Carolina felt too far away to sustain that balance. “I wanted a location that would allow me to be close to those I love while enjoying the experiences I had postponed,” she explained.

That’s when the memory of preparing a meal for General Petraeus’s family during a visit to Rehoboth Beach rekindled her interest in the Delaware coast. “During my ensuing research

into homebuilding options near the beach, I learned about Schell Brothers,” she said. “I was drawn to the company’s founding purpose—a happiness-forward approach is uncommon in any industry.” Intrigued, Sintelle drove from Princeton to coastal Delaware and chose Walden after visiting several Schell neighborhoods. The engaging community topped her list for its advantageous location that is close enough to the beach yet secluded from peak summer traffic.

From the start, it was the community sales manager’s warm, enthusiastic demeanor that reinforced Sintelle’s sense that the company’s philosophy would be a good fit for her family. “I often say that Carole helped me build a Schell home that I fell in love with,” she said. “She listened with genuine care,

shared thoughtful floor plan configurations, proposed options with insight, and candidly advised against choices that wouldn’t serve my long-term vision. Her guidance left space for me to customize and grow even after the build.” With that initial plan in place, Rhianna’s interior designs brought the vision to life. “She translated my dreams into a living, breathing space,” Sintelle said. Having built multiple homes with a variety of companies, Sintelle cited Schell Brothers for its uplifting, genuinely empowering customer experience. “With Schell, the build process isn’t just a sequence of steps,” she remarked. “It’s a thoughtfully crafted system that provides clarity, confidence, and real peace of mind.” Most notably, she was grateful that the team remained steady

regardless of the circumstances. “During a deeply challenging personal moment—when I was recovering from a shoulder injury that required a six-hour surgery just two days after signing my contract—the Schell process remained incredibly organized,” she said. “That reassurance mattered more than words can express.”

During Sintelle’s first home tours, the Shearwater and Chesapeake floor plans stood out, offering open-concept designs that would accommodate her mother with a living space that balanced independence and togetherness in the home. Ultimately, she chose The Chesapeake, which, along with its homesite, felt perfectly suited to her needs. “I valued the privacy of the site and the opportunity to enjoy the pond nearby,” she said. Most of

” My kitchen is about more than cooking—it's where I can express myself through food while finding genuine joy in the process.”

all, the floor plan provided the flexibility to maximize bedrooms for her extended family, ensuring ample space to gather comfortably when all the rooms were occupied.

Reflecting on her new home, Sintelle explained that there are two spaces she treasures above all others. “The kitchen and theater serve different but equally important purposes in my daily life,” she said. “It’s the perfect balance—one energizes my creativity, while the other restores my peace of mind.”

As a creative outlet, the kitchen is where Sintelle lets her imagination run free. She

described it as deeply satisfying and cathartic to work in a space that accommodates whatever culinary vision she decides to pursue. “Whether I'm experimenting with new recipes or preparing familiar favorites, this is a place of pure creation,” she reflected.

“My kitchen is about more than cooking—it's where I can express myself through food while finding genuine joy in the process.”

Despite her love for the kitchen, Sintelle is partial to the theater, noting that it offers the kind of quiet comfort which is increasingly rare in a busy world. Along with cherished

time watching movies with her mother, Sintelle appreciates the room's versatile value as a personal, peaceful sanctuary. “More often than not, I find myself in the theater simply enjoying the stillness,” she said. “It's where I catch up on reading, respond to emails, or just sit quietly. The positive energy makes it my go-to place when I need to recharge and find my center again.”

While Sintelle was initially attracted to Walden’s promise of a quiet, welcoming community environment, what she discovered was something much more meaningful—a true sense of neighborhood. She described neighbors who share stories over impromptu

conversations, check in on each other’s well-being, provide services without being asked, and develop the kind of genuine relationships that add joy to daily life. “There's something refreshing about living in a place where happiness is a shared value rather than a personal pursuit,” she said. “I didn't realize what we were missing until we found it here.” Sintelle linked that neighborhood camaraderie with the core philosophy of the Schell organization, noting that the contagious, authentic energy seemed to be rooted in the community plan itself.

Blessed with two sons who—despite living in Texas and Maryland—maintain strong family bonds through regular visits and family vacations, Sintelle’s blended family

transcends the traditional depiction of "step" relationships. Theirs is simply a family that loves, supports, and helps each other achieve dreams. Whether they’re traveling to international destinations, gathering for celebrations, or attending sporting events and concerts—particularly those featuring family members who compete professionally—they prioritize staying connected and creating lasting memories together.

Having just opened Jerk and Jambalaya in Rehoboth Beach, Sintelle and her family are focused on creating happy dining experiences centered on the intersection of bold, authentic flavors and vibrant music. Celebrating Caribbean and Southern American Creole cuisines, the concept restaurant is built around a family-forward philosophy driven by a desire to share good fortune through food, laughter, and genuine hospitality. The

restaurant’s motto, "Welcome to the Family … The Pot is Always Simmering," authentically reflects how they view their relationship with guests. The intent is for each visit to feel like coming home to a family meal where everyone is welcomed, valued, and well fed. This culinary generosity is perhaps best summarized in a comment Sintelle once received from President Barack Obama who observed, "This is not food, this is love."

What makes Sintelle’s new chapter most meaningful is being able to share her achievements with remarkable people who have been there along the way. Since Sintelle’s new home purchase, two of her family members have chosen to build with Schell, and another currently has plans in the

works. “My family is gradually relocating to Delaware, bringing us closer together in ways I had hoped for but hadn't dared to expect,” she said. Simultaneously, the opening of the new restaurant—right in the beach block of Rehoboth—perfectly marries Sintelle’s culinary passion with her love for coastal living. “Perhaps most extraordinary, my vision of finding a place of genuine serenity and peace has materialized,” she said. “It’s the foundation of joy that permeates my daily life.”

Giving back to the community is fundamental to both Sintelle’s family values and her business philosophy, representing a commitment to paying forward the blessings she’s received. Throughout her adult life,

she has remained actively involved with educational nonprofits, believing that creating opportunities for others represents the most meaningful way to honor her own good fortune.

Her devotion to community service materialized immediately upon Sintelle’s relocation to Delaware when she identified local organizations providing essential services to underserved populations.

The family restaurant has established a meaningful partnership with the First State Community Action Agency (FSCAA) in Georgetown, focusing on employment and training opportunities for individuals facing job insecurity. They are also developing collaborative programs with Veterans Affairs

to create culinary arts training opportunities for those seeking career transitions.

This dedication to service reflects a lifelong mission that began when Sintelle co-founded The Steppingstone Foundation in Boston specifically to assist individuals who aspired to transform their lives but lacked the resources to do so independently. Along with that, she chaired Legal Outreach in New York City for 17 years, working to advance educational opportunities for underserved children. Most importantly, Sintelle has instilled these values in her children, emphasizing that true success is measured not only in personal achievement but by our positive impact on the lives of others. “Contributing to a more compassionate and equitable world is not merely something we do,” she emphasized. “It is essential to our family legacy and who we are as people.”

When neighbors and friends tease Sintelle about her decision to return to work, she always clarifies that she hasn’t retired—but merely repositioned herself. This distinction matters because it reflects a deliberate choice to align her professional life with what brings her genuine fulfillment. “Sometimes I pause to reflect on the journey that brought me here— how a little girl from inner-city Los Angeles managed to navigate her way toward realizing most of her dreams,” she said.

Sintelle’s repositioning has proven to be exactly what she needed: a way to remain purposefully engaged while living in harmony with her deepest values and

aspirations. To that end, the restaurant in Rehoboth is more than a new addition to the coastal culinary scene; it represents the culmination of Sintelle’s journey as a business owner, building on experience gained through co-owning a luxury hair boutique in New Jersey, operating a catering company, running a restaurant in California, and founding a non-profit organization in Massachusetts. “Each step in my journey has built naturally on the previous one,” she explained. “I’ve combined my background in understanding people with a genuine desire to create memorable experiences.”

Drawn to Schell Brothers when she discovered that the company’s core philosophy aligned closely with her own values and life experience, Sintelle found a perfect match. “Their approach of prioritizing authentic relationships and genuine service over pure profit resonates deeply with me,” she said. “I believe that when you focus on operating with integrity, success naturally follows.”

As Sintelle continues her new chapter, she has clearly found a home that invigorates her passion for embracing life and elevating those around her. “I feel fortunate to have connected with a builder whose values mirror my philosophy as I transition into this new phase of life,” she said. “Schell Brothers didn’t just build us a house. They helped me create a home infused with purpose, warmth, and lasting joy.”

Summer CLASSICS

Paying homage to traditional family gatherings, our all-American meal is the perfect way to celebrate a fulfilling day and conjure up future adventures.

GRILLED NEW YORK STRIP STEAKS WITH COMPOUND BUTTER

INGREDIENTS:

FOR STEAKS:

4 New York strip steaks, prime cut (roughly 14-16 ounces each, 1 ½-inches thick)

1 tablespoon kosher salt per steak

¼ tablespoon coarse-ground cracked black pepper per steak

FOR BUTTER:

4 tablespoons unsalted butter, softened

3 sprigs fresh rosemary, finely chopped

¼ tablespoon kosher salt

¼ tablespoon cracked black pepper

INSTRUCTIONS:

About 3 hours prior to grilling, remove steaks from the butcher wrapping and place on a large flat plate. Liberally salt both sides of the steaks and put them back in the refrigerator uncovered.

Prepare compound butter by mixing butter ingredients in a small bowl until combined. Refrigerate and bring to room temperature before serving.

Approximately 30 minutes before cooking, remove steaks from the refrigerator and bring them to room temperature. Thoroughly pat the steaks dry with a paper towel. Apply a liberal coating of salt and pepper. Turn on grill to the highest setting.

Place steaks on the grill and cook for 4-5 minutes without moving. Give steaks a quarter turn and cook for 1 minute to get the trademark char lines. Turn steaks over and continue to cook for 3-5 minutes for medium rare (internal temperature of 135˚F) or 5-7 minutes for medium (140˚F). Transfer steaks to a cutting board. Rest for 5 minutes before slicing into ½-inch pieces. Scoop compound butter over steaks and serve.

ROASTED POTATOES

INGREDIENTS:

1 ½ –2 pounds bite-size potatoes or fingerlings

2 tablespoons unsalted butter, softened

1 tablespoon olive oil

1 teaspoon black pepper

1 tablespoon kosher salt

2 sprigs rosemary

INSTRUCTIONS:

Preheat oven to 400˚F.

Combine all ingredients in a large Dutch oven and cook for 20 minutes, stirring occasionally.

CREAMED SPINACH

INGREDIENTS:

1 tablespoon unsalted butter

2 tablespoons extra virgin olive oil, divided

2 shallots, chopped

1 tablespoon kosher salt, divided

2 garlic cloves, finely chopped

1 pound baby spinach, washed

½ tablespoon cracked black pepper

¼ teaspoon grated nutmeg

¾ cup heavy cream

¼ cup freshly grated Parmigiano-Reggiano

INSTRUCTIONS:

Melt butter and 1 tablespoon of oil in a large sauté pan on medium-high heat. Add shallots and cook for 2 minutes with ¼ tablespoon of salt. Add garlic and cook for 1 minute. Slowly add handfuls of spinach and drizzle with remaining oil and pinches of salt as the spinach wilts and cooks down. Once all of the spinach has cooked down, add the black pepper, nutmeg, and heavy cream. Continue to cook on medium-low heat until the heavy cream has rendered down by half, about 5 minutes. Sprinkle in the ParmigianoReggiano and give it a final stir. Transfer to a serving dish.

DELAWARE PEACH CROSTINI APPETIZER

INGREDIENTS:

1 French baguette, sliced ½-inch thick

2 tablespoons high quality olive oil

3 large ripe Delaware peaches, halved, pitted and sliced into ½-inch thick slices (skin left on)

1 (16 ounce) container of whole-milk ricotta cheese

½ cup local honey

Fresh basil leaves, for garnish

INSTRUCTIONS:

Preheat oven to 400˚F. Brush baguette slices with olive oil. Place on baking sheet and toast for 5 minutes or until lightly toasted. Place ricotta cheese in a bowl and whip it with a fork or whisk until smooth. Divide ricotta among the toasted baguette slices and spread it with the back of a spoon.

Drizzle honey over the cheese.

Top with three slices of ripe, juicy Delaware peaches (skin on), and garnish with chopped basil leaves for color. Serve and delight!

Come Home

TO NASHVILLE

If life’s rhythm has you ready for new surroundings, why not settle into a fulfilling Tennessee lifestyle? From tucked-away ambiance to splendid on-site amenities, these Schell Brothers communities provide a harmony of Music City happiness.

LISA DALE

“My role isn’t about showing houses; it’s about watching real life happen and then helping new families imagine themselves as part of it.”

MILLSTONE

This isn’t just another new community in Hendersonville; it’s a continuing vibe in the neighborhood people already love. Enhanced with fresh designs and unique basement opportunities, Millstone connects the best of lake life, local amenities, and convenient Nashville access. Here, there’s an easy, outdoor-oriented tempo. From families walking along sidewalks and kids running on the playground, to neighbors gathering at the lake or pool, Millstone is active in every sense of the word.

The community naturally encourages connection, with a zero-entry pool for long summer days, a well-equipped workout facility, and flex spaces that invite impromptu gatherings. Seasonal vendors, neighborhood events, and a welcoming playground add to the sense that life here happens both inside and beyond each resident’s front door. The homes reflect that same balance: thoughtfully designed spaces, modern comfort, and the rare ability to build down as well as up.

Residents often call Millstone The NextLevel Neighborhood, a fitting nod to both the hillside setting and distinctive basement homes. Uncommon in Middle Tennessee’s new-home market, the extra level transforms how families live—providing room for movie nights, visiting grandparents, remote work, or simply a place for kids to be kids. As a result, Millstone feels forward-thinking, flexible, and built for real life.

If this weren’t enough, the community has a best-kept secret: its own hidden library. Nestled inside the fitness center is a free, resident-led book exchange where neighbors share what they’ve loved and find something new to take home. While it is not an official amenity, it may be the most meaningful one—a small reminder that a true community is built in simple, generous moments.

KATRINA & CHRISTOPHER BEDELL

Oak Creek Estates Homeowners

"We were drawn to Oak Creek because of the larger lots, fantastic school district, and proximity to everything Middle Tennessee has to offer. The community was thoughtfully planned to complement the natural landscape, resulting in a quiet, peaceful neighborhood. Schell’s quality and curb appeal were impressive, and we were grateful for the opportunity to build a home where we had meaningful input on everything—from exterior finishes to interior selections."

OAK CREEK ESTATES

Serene. Luxurious. Spacious. Natural. When it comes to describing this boutique community of 48 half-acreplus homesites, those four words seem to say it all. Amid picturesque backdrops and nature-inspired amenities, you’ll find neighbors gathering on the screen porch, challenging each other to a game of cornhole, or hitting the walking trail along a babbling creek that meanders through the community.

Inspired by Oak Creek’s quiet, accommodating atmosphere, those casual connections are everyday occurrences. The unmatched location in the heart of Hendersonville makes

it easy for residents to get away from it all while staying comfortably close to everything they need. “That balance has been one of our favorite aspects,” explained homeowners Katrina and Christopher Bedell.

With such scenic surroundings, the homes were designed to usher in natural light and maximize every view. “There is a higher level of architectural character and detail here,” Katrina noted. “Overall, our home feels more open and thoughtfully designed.” Reflecting on the overall neighborhood, Community Sales Manager Louis Holstein added, “A great nickname for Oak Creek would be Serenity Station because people see this as more than a home; it’s their private sanctuary.”

CAMPBELL CROSSING

Truly unique for Hendersonville, Campbell Crossing is an exclusive community of just 12 homesites, each nearly 2 acres in size. With tree-lined landscapes and many pond-view settings, every home is a secluded oasis. Ideally designed for Campbell Crossing’s luxurious, natural environment, the new home offering includes Schell’s highperformance features and authentic craftsmanship. With numerous opportunities for living area extensions, added rooms, and luxury upgrades, each home is as unique as its address.

surroundings, Campbell Crossing gives you the landscape palette you need to design your own masterpiece. “I love introducing people to this community,” Community Sales Manager Lisa Dale, explained. “When they realize how expansive the homesites are, their imaginations run wild.”

OAK HALL

When it comes to community identity, there is no doubt that Oak Hall’s maturity and character are the happy result of its evolution along an appealing, established landscape. Two gated entrances lead to an intimate neighborhood setting that offers an uncommon balance of privacy and convenience.

This is a place where thoughtful design and everyday living naturally intertwine, with inviting streets, well-crafted homes, and neighbors who truly care about each other.

According to Community Sales Manager Lisa Dale, “Oak Hall has a personality of its own. The family-friendly atmosphere feels natural and welcoming.”

With its relaxed lifestyle and proximity to Mt. Juliet, Oak Hall is tucked away, yet well

connected. Residents enjoy access to Providence Marketplace, local dining, everyday conveniences, and outdoor activities, along with seamless commuting to everything Nashville has to offer.

In this community of hidden gems, the charming gazebo is notable, serving as a quiet gathering spot that punctuates an authentic neighborhood story. “Oak Hall is the perfect blend of privacy, friendliness, and location,” explained Division Sales Manager, Kaylie Austin. “With walkable streets and front porch living, it’s the hidden gem of Mount Juliet.”

THE BAYLIGHT AT CHANNEL POINTE

The free-spirited Baylight takes coastal charm to a whole new level.

In keeping with this year’s nationwide salute to America’s pioneering spirit, Schell has curated a new generation of floor plans with an energized coastal character. Showcasing this revamped vibe, The Baylight at Channel Pointe is a true revolutionary in design, function, and décor.

With five bedrooms, five full bathrooms, two powder rooms, and two dedicated office spaces, the 4,739 square-foot home gives families the flexibility to chart their own path. From strategic window placements and unique lighting features to generous glass openings and expansive decks on every floor, the thoughtful design ensures that the home pays homage to the beauty

that lies both inside and beyond its walls.

“This is coastal with a more modern tempo,” said designer Matty Adler. “We used light, color, and finishes to elicit interactions with the scenic surroundings. The palette was selected to reflect coastal views while radiating a high-end, luxurious feel.” Fellow designer Susan Herring explained that the team began with a black and white color palette as a nod to the exteriors of the Channel Pointe homes, before infusing water-inspired aqua and coral tones.

The home’s renewed coastal flair begins at the entry, where a unique, lower-level layout provides the perfect welcome

home from a day at the beach. It is easy to envision family members dropping their outdoor supplies in the mudroom’s built-in cubbies before heading to the recreation room or relaxing in swing lounges on the screened deck. Inside, natural stained

cabinets pair with bold, black-andwhite quartz countertops to set the tone. “The bar and recreation room are proof that sometimes a smaller space is just right for creating a comfortable atmosphere,” Susan explained. No detail was overlooked, including the small but elegantly modern pendant lights Matty added over the bar. The room screams entertainment, from the cozy vibe and fully equipped bar to the spectacular views. “This might be my favorite space in the house,” Matty acknowledged. On the main level, the Baylight amps up its measure of coastal charisma.

Light herringbone floors and expansive window openings work together to brighten rooms, reflect views, and magnify the impact of graceful details. “The floors establish the mood for the whole house,” Matty noted. “We used the same tone throughout the two upper levels, choosing a 5-inch herringbone on the main floor and varying it to a 7-inch straight run in the space above.”

Dominating the space is an Epicurean Kitchen, complete with GE Monogram appliances, soothing blue cabinetry, and gleaming countertops—not to be outdone by the striking outdoor views. The kitchen

includes spacious countertops with unique blue veining that beautifully connects the aqua cabinet color, adding a note of playful sophistication. An austere slab backsplash and simple cabinet hardware play supporting roles, allowing the cabinet doors to add their own shine.

United to the kitchen by a wall of windows, the accompanying great room is appointed with minimalist furniture and accessories that maximize glimpses of the bay. Here, an oversized sliding glass door creates a seamless connection between indoor and outdoor living. In a home that offers spectacular vantage points all around,

the adjoining second floor deck undeniably delivers the most dramatic, sweeping vistas. Back inside, traditional brick at the fireplace is reimagined in white, providing a vintage coastal combination that accentuates the open, airy look. “A standout piece is the chunky, antique-looking cocktail table,” Susan explained. “It adds a casual, warm touch, and is right-sized for books, accessories, or game boards. Along with the floors, this is an example of how one element can pull a whole room together.”

Moving on to the study, both designers highlighted the space as an unsung hero of

the house. Featuring dark blue cabinets that seem to melt into the matching-hued wall, the small room packs a big punch. Matty admitted that the study does have one glaring challenge. “I’m not sure how much work I would get done while looking out at that view,” he remarked with a smile.

The Baylight’s upgraded coastal appeal gains traction in the owner's suite, where blue and white tones create the light, airy atmosphere of a waterside retreat. “This space has an immediate sense of calm,” Matty observed. “I feel my shoulders drop in relaxation as soon as I enter the room.”

Rounding out the serene, resort-style atmosphere are the elegant sitting area and an exclusive access to a private deck.

Susan described the adjoining ensuite bathroom as her dream design. In addition

to a spacious shower and stunning freestanding tub, the room includes two vanities—one with a boutique-style makeup area. An Echelon-exclusive cabinet color, aptly named Sleepy Blue, sets the coastal tone. Think of this room as your own private spa,” Susan said. “It’s all about the details, beginning with the delightful, penny-round tiles in the shower pan. They’re the perfect complement to the 1x6 upper wall tiles.”

Paired with polished chrome plumbing

fixtures—a variation from the black finish used in other parts of the house—the result is a soft, elegant atmosphere.

While abundant views play the starring role on every level of The Baylight, the waterside impact reaches its pinnacle in the loft. Setting the stage are soft neutral fabrics infused with touches of blue that mimic the drama beyond, making this the perfect setting for reading a book while sneaking peeks at incredible water views.

“The furnishings were specially selected to invite interactions with the views without distracting from them,” Susan noted.” We wanted a space that urges people to linger, so we included bunching tables that have

storage for blankets, pillows, or games.”

Each time we toured The Baylight, we were struck by its seamless connection to the outdoors, regardless of where we happened to be in the home. “It’s like The Baylight was designed in place with the views ingrained in its architecture,” Matty explained. “We wanted to maintain that organic, peaceful feel throughout the home, despite—or perhaps because of—our willingness to add a few bold pops of color.” That may explain why, from every vantage point, The Baylight lives up to its avant-garde coastal character.

WITH

At home NATALIE & JOSH HAY

Along their serendipitous career paths, Natalie and Josh Hay found family happiness and lasting friendships.

ARE YOU ORIGINALLY FROM DELAWARE?

NATALIE: We moved around quite a bit while I was growing up—to Massachusetts, Minnesota, and South Carolina—although we never lived in Delaware. Since my dad’s family is from Baltimore, I spent every summer in Ocean City, Maryland, and the beach always felt like home. After graduating from college, I wasn’t tied to any one place, so I thought, what could be better than living at the beach?

Once I started working for Schell Brothers, I happily made the move.

JOSH: I’m from the Eastern Shore but grew up in Berlin, Maryland, mainly going to the beach in Ocean City. I didn’t know much about Delaware prior to moving here because, even though I grew up right over the line, we never really crossed it.

HOW DID YOU LEARN ABOUT SCHELL BROTHERS?

NATALIE: I’ve always been drawn to homes— probably from moving so often and going through house hunts with my family. During college in Massachusetts, I developed an interest in real estate and took a licensure course. After moving to the beach, a neighbor suggested that I explore new home sales. I hadn’t considered that as a career, but it sounded intriguing, and my research quickly showed that Schell Brothers was the right builder for me.

JOSH: I learned about Schell Brothers totally by chance. I had moved away from home after college to find a “real” job in Baltimore. Although I landed a role with a company that offered good growth opportunities, I soon realized it wasn’t the lifestyle I wanted. That’s when a friend asked why I had moved away from the place where

” I NEVER WOULD HAVE THOUGHT THAT I’D FIND A CAREER LIKE THIS THAT I’M PASSIONATE ABOUT, MUCH LESS WITH A COMPANY THAT HAS SUCH AN AMAZING WORK CULTURE."

everyone else wanted to go. It was the nudge I needed to return to the beach, deciding I’d be much happier here even if I didn’t find that “real” job. I looked through the classifieds in the local paper (this was almost 20 years ago when that was still a thing), and found a posting for a project manager from a company called Schell Brothers. I had spent many of my school summer breaks working on construction job sites with my dad, so I thought the job could be a good fit.

TELL US ABOUT YOUR JOURNEY AT SCHELL BROTHERS.

NATALIE: After determining that Schell Brothers was the builder I wanted to work for, I hit the job postings for sales positions. Not seeing any openings, I applied for a Lifestyle Consultant in one of the communities. During

the interview, the HR director listened to my goals and suggested that I work as a sales assistant in the Schell Brothers Coffee House in downtown Rehoboth, which seemed like a good starting point. That summer, I answered questions about various communities, guided visitors, and learned everything I could about the company. I attended sales meetings, built strong relationships with the team, and soon transitioned into a community sales associate role at Bayside. After becoming a community sales manager, I spent the next 10 years helping families find homes across our communities in Delaware. Recently, I stepped into the role of division sales manager, leading the Delaware sales team, an opportunity I feel incredibly honored to have.

JOSH: After answering that original classified ad, I learned that the project manager spot was no longer available. However, Schell was starting to put together a sales team, and they invited me to interview for a selling position until another project manager role became available. This was 2008 when very

few companies were hiring—especially in the home building industry—so, even though I didn’t see myself as a salesperson, I jumped on the opportunity. It was hands down the best thing I ever did in my life, career wise.

After a short stint in sales, I was offered a project manager position, but I liked my current role— and felt I was pretty good at it. Having a background in construction was instrumental, allowing me to help customers understand the benefits of a Schell Brothers home. I ended up sticking with sales because I loved meeting and working with new people and helping them find the perfect home.

Early in my career, when the company was still quite small, Chris Schell spoke about his forward-looking vision, which inspired camaraderie and enthusiasm among our cohesive team. During this time, Chris and I discussed the company’s growth needs, which would one day include a land acquisition role dedicated to finding new building opportunities. After 15 years in sales, I got the call that the position was now needed,

enabling me to begin my next chapter with the company. My last three years have been spent working with developers and landowners to secure land acquisitions in Delaware and create beautiful communities that complement the area. We take pride in the curb appeal of our neighborhoods, and I hope that dedication shows. It’s been a fun new challenge, and, similar to my experience in sales, I still get to meet and work with new people on a regular basis.

WHAT DO YOU LOVE MOST ABOUT YOUR JOB?

NATALIE: Without a doubt, it’s the people. The camaraderie at Schell is something truly special. We genuinely care about each other and have a lot of fun together. In addition, I love being part of such an important moment in our customers’ lives. A home is one of the most meaningful investments someone can make, and helping families find the right home and community is incredibly rewarding. I truly believe in what

we build, and, as a homeowner myself, it is even more meaningful to share that experience with others.

JOSH: This is always such a hard question because I literally could write a book about it. The more I think about it, the more I come back to the culture. It may sound cliché, but everything really stems from that. Watching company videos of coworkers having fun provides a good sense of our family dynamic and how much we all love being together. Yet, that is just a fraction of the culture. Instead of playing the corporate “climb the ladder” game, we have a WE mentality that overrides any ME mentality. Most of all, we have each other’s backs, celebrating coworkers’ wins and pitching in when someone is struggling. But this isn’t limited to the workplace; the culture leads to genuine friendships that extend past the office walls. It’s true that you will make some of your best friends working here. In a few cases—like mine—you might even meet your spouse. This culture constantly

encourages me to be the best coworker, friend, husband, and father.

FAVORITE MEMORY WHILE WORKING AT SCHELL?

NATALIE: There are so many favorite memories, from team events with my coworkers to helping homeowners find their dream home. But I met my husband while working at Schell Brothers and that one is hard to top.

JOSH: Obviously, it’s meeting my wife—so I’ll pick my second favorite. This has changed over the years. I used to love the Friday happy hours at the Lighthouse in my early years. The market was tough, but we would all get together at the end of the week, have some drinks, play volleyball, and listen to music while the sun set over the bay. Then it was Firefly, which was the perfect atmosphere, creating so many memories. More recently, it’s last year’s family beach day. Now that we have two girls (ages 2 and 5), nothing beats getting everyone together and seeing our families have the best time of their lives. All our kids are friends, so having one day a year when they all get to run around together and enjoy Schell’s fun activities is hard to beat.

WHY DID YOU CHOOSE THE ESTATES AT BRIDGEWATER?

NATALIE: Josh and I were lucky to build our first Schell Brothers home in Bayside about six years ago. We chose Bayside because we love the Bethany/Fenwick area and wanted to stay close to family in Ocean City and Berlin, Maryland. When The Estates at Bridgewater became available, it checked every box. It keeps us close to the beach we love, offers amazing amenities, and has a community marina so we can boat right from home.

WHAT DREW YOU TO THE WATERFORD FLOOR PLAN?

NATALIE: When we built The Cassidy at Bayside, we were newly married without kids. Now that we have two daughters, Finley and Ellie, our needs have evolved. Although we loved The Cassidy so much that we considered building it again, we landed on The Waterford because of the additional space it offers for our growing family. The two-story great room windows provide perfect views of our gorgeous, wooded homesite, one of the things we love most about our new community. We also like having one-floor living, and The Waterford gives us the first-floor owner’s suite as well as a guest room for grandparents (a.k.a. babysitters) who can spend the night. Upstairs, Finley and Ellie have their own space, which will be great as they grow older. They are especially looking forward to using the bonus room over the garage as their dedicated playroom.

JOSH: Like The Cassidy, The Waterford has an open living space and large kitchen, but it also gives us an extra guest room, a study, large closets, and a playroom. It covers all the bases.

WHAT DO YOU LIKE TO DO IN YOUR FREE TIME?

NATALIE: When the weather is warm, we love to spend time at the beach, on our pontoon boat, or by the pool. We also love to travel, and I’m a big fan of a good novel.

JOSH: I love playing golf when I can find the time. But mostly I like doing anything with our kids. Kicking the soccer ball around, going for a bike ride, letting them paint my nails—it’s all the best.

FAVORITE PLACES/THINGS TO DO IN THE FRANKFORD/ BETHANY AREA?

NATALIE: A family tradition is “bay beach nights” with Schell Brothers friends—grabbing takeout, watching the kids splash in the water, and enjoying the sunset at one of the Delaware State Park bay beaches. Those evenings remind us how lucky we are to live here. In terms of restaurants, Our Harvest in Fenwick Island is our go-to for both date nights and family dinners. We also love Captain Mac’s in Selbyville for a more casual seafood market vibe. They have super-fresh, delicious seafood, and we love sitting out on their deck in the summer, overlooking the bay. When we’re on the boat, we often stop at bayfront spots such as Fish Tales in Ocean City, where the kids can head to the playground while we enjoy the food and bay views. You’ll also find us walking the boards in Bethany Beach and Ocean City—Bethany Beach Books is a must-stop for Finley, and Trimper Rides in

Ocean City is favorite for us all.

JOSH: I would add 14 Global to the list of great restaurants in the area. And, along with having fresh produce, Parsons Farm hosts year-round events for the kids, complete with animals they can pet and feed. Other family fun includes picking blueberries and peaches at Bennett Orchards or attending events at Northside Park in uptown Ocean City. Sundays in the Park is the perfect setting for enjoying live music and fireworks on a summer evening.

WHAT IS YOUR FAVORITE SUMMER ACTIVITY?

JOSH: Did we mention that we love boating? Having a boat slip in our Bridgewater community is a big perk. In the summer, we pretty much use the boat as our car, taking it to lunch or dinner at Fish Tales or Sunset Grille. Sometimes we cruise down to Assateague and spend the day on the beach, getting occasional glimpses of the wild ponies.

When we’re not on the boat, the kids are usually in the pool. I know the girls will love Bridgewater’s future splash pad.

ONE WORD TO DESCRIBE SCHELL BROTHERS? WHY?

NATALIE: Family. The people I work with have become some of my closest friends and— quite literally—my family, after meeting my husband here.

JOSH: Committed. Schell Brothers has always been committed to building a beautiful home and constantly searching for ways to improve on that. Homeowners experience the company’s commitment to delivering an exceptional buying journey from beginning to end. But the Schell Brothers commitment goes much deeper than selling and building homes. The company is committed to making sure that homeowners are truly happy where they live and that employees have a great place to work. And Schell is committed to giving back to the

community more than most people realize. Whether it is building a Christmas village that is free to all, providing meals and clothes to those in need, delivering gifts for kids who don’t have any, or helping a family that has gone through a traumatic situation, Schell Brothers consistently shows a commitment to making the area a better place.

ANYTHING ELSE YOU’D LIKE TO ADD?

NATALIE: I feel incredibly grateful to be part of the Schell Brothers family. The past ten years have flown by, and I can’t wait for the next ten!

JOSH: When I moved back to the beach from Baltimore, I never would have thought that I’d find a career like this that I’m passionate about, much less with a company that has such an amazing work culture. It’s been wild to see the company change from 2008 to what it has become today, and I feel fortunate to have been part of it.
