Home values reach new peak as owners hang on to houses
The typical home value eclipsed $350,000 for the first time ever as healthy demand from buyers continues to collide with reluctant sellers, according to the latest Zillow® Market Report.
“Home buyers have persisted this spring despite daunting affordability challenges and record-low inventory,” said Jeff Tucker, senior economist at Zillow. “Demand typically begins to ease in the summer, and there are signs that competition is waning, but large price declines are unlikely until more homeowners list their homes for sale.”

previous month in all 50 of the largest metro areas. The slowest monthly growth was in Austin (0.4%), followed by Jacksonville, Memphis, San Antonio and Birmingham, which all saw 0.8% increases.
Drought of new listings intensifies
The flow of new homes for sale ticked up 2.4% month over month, but the annual deficit deepened, now standing at 28% fewer listings than a year ago. June is usually one of the best months for fresh inventory, but this year only 376,500 new listings arrived on the market. That’s closer to levels seen in the slower months of February and October than to average new listings in June (505,100), according to Zillow data reaching back to 2018.

The total pool of existing homes for sale is lower than any June since at least 2018. It’s down 10% from last year and a tremendous 45% below June 2019.

A lack of new listings has dogged the housing market for nearly a year, and higher mortgage rates remain the chief suspect. Rates at 6.8% this week (the highest since November, up from 5.1% a year ago and 3% two years ago) make it especially costly for homeowners — most of whom have a mortgage well below today’s rates — to borrow for their next home purchase.
Another explanation could be that homeowners are holding out for higher prices. Home values have steadily increased since January in much of the country, but remain below peaks reached
Potential buyers could see some slight relief on the horizon, as a few metrics indicate demand and competition are cooling. Sales measured by newly pending listings dipped almost 5% from May to June, following seasonal trends seen in 2022 and before the pandemic, when accepted offers crested in May.
Listings also lasted longer in June, 11 days before the typical listing went pending, compared to 10 in May. But that’s still a much faster market than in 2019, when listings went pending in 21 days.
Rent growth is back to normal
Zillow’s latest monthly rent report shows rent growth is back to pre-pandemic norms for this time of year, about 0.6% per month. San Diego overtook San Francisco as the third-most-expensive place to rent.

More and more companies are asking employees to return to the office, but many of these workers are ignoring the request.
According to a new survey by The Conference Board, 54 percent of companies are mandating or strongly encouraging workers to be onsite. However, nearly 80 percent are still working either fully remote or hybrid schedules.
In fact, workers’ dissatisfaction with returnto-office mandates may lead more workers to jump ship. Indeed, nearly a third of those required to come back to the workplace said their intent to stay with their organization had decreased.
The survey also reveals the pros and cons of fully remote versus fully on-site work. Most strikingly, the results suggest a relationship between companies with fully-remote employees and layoffs. 33 percent of remote employees report their companies have implemented layoffs, compared to only 13 percent of fully onsite workers.
The latest workforce survey from The Conference Board was fielded from April 25 to May 5 and polled nearly 1,300 US employees—predominantly office workers. Respondents weighed in on their work arrangements, return-to-theoffice policies, productivity, engagement levels, and more. Key findings include:

• 33 percent of fully remote employees say their organizations have implemented layoffs in the past six months, compared to 25 percent of hybrid workers and only 13 percent of those fully on site.
PRODUCTIVITY
Fully-remote workers say they are more productive.
• 35 percent of fully remote workers say their productivity is higher than 6 months ago, compared to 20 percent of those fully on site and 22 percent of hybrid workers.
• 19 percent of fully on-site workers report decreased productivity, compared to 16 percent of hybrid and 8 percent of fully-remote workers.
TEAM BUILDING
Hybrid and fully remote workers are concerned about limited connection with their colleagues.
• 37 percent of hybrid workers and 45 percent of fullyremote workers say they are concerned about limited connection with their colleagues—the top response for each.

• 35 percent of fully-remote workers say they have no concerns.
• Blurred work-life boundaries are also a concern for fullyremote (31 percent) and hybrid workers (30 percent). Less than half of organizations offer in-person team building and celebratory events.
• Only 47 percent of organizations now offer inperson team building and celebratory events.
“In a world that can often seem like its gone mad, we need to reimagine the workplace as an oasis for workers,” said Rebecca Ray, Executive Vice President, Human Capital, The Conference Board. “Businesses should not only be thoughtful about why they’re asking people to come back to the office but make it a place where people can come to do their best work, can
learn and grow, and can have a meaningful impact.”
ON-SITE WORRIES: OVERALL
Half of those working fully on site have no concerns about working in a physical workplace.
• 52 percent say they have no concerns.
• 28 percent are worried about the increased time and cost to commute.
• 21 percent are worried about increased interruptions or distractions.
ON-SITE WORRIES: GENDER
Men are much less concerned about working fully on site.
• Significantly more men working fully on site say they have no concerns about working in the physical workplace (60 percent) than women (38 percent).
• Women are more concerned about distractions in the office (35 percent versus 14 percent), the time and cost of commuting (38 percent versus 22 percent), and constant expectations of being on or available (28 percent versus 7 percent).

A majority of homeowners nationwide felt stress from their most recent homebuying experience, TD Bank survey finds
While more than half (54%) of homebuyers say now is a good time to purchase a home, it’s still very much a nervewracking process. According to TD’s 2023 Mortgage Service Index, 64% of respondents indicated their most recent homebuying experience was stressful.
TD Bank surveyed more than 1,800 homeowners across the country to examine perceptions around the homebuying and mortgage experience, as well as the housing market.

Additionally, a majority (68%) of homebuyers cited shifting interest rates over the last year as a factor in their decision to buy. As inventories in many markets remain inconsistent, almost a third (29%) purchased newly constructed homes.
“The Federal Reserve has increased rates every time it has met for over a year, so the pause on rate hikes last month and the fact that we’ve likely reached a near peak may offer some respite for buyers,” said Steve Kaminski, Head of U.S. Residential Lending for TD Bank. “But given the competitive market and already high home prices, it’s understandable that the headache persists for many looking to purchase a home. If inflation continues to tumble and the economic outlook improves, we hope to see the longer end respond favorably and assist in more affordable options. The key to alleviating that stress is speaking to a knowledgeable, trusted lender before beginning a search to ensure buyers are looking within their budget and tapping into all the resources that can save them money.”
Despite these inventory and rate challenges, three-fourths (75%) of those surveyed said that the mortgage process did not prevent them from closing on their home within their desired time frame.

• A majority of homebuyers (95%) shared they have sought information or opinions on products and services offered by different lenders, with over half of respondents (54%) indicating they talked to a realtor in seeking additional information.
• As automation in the mortgage lending process also continues to become more prevalent, 68% of homebuyers say they are very or somewhat familiar with automation being used by some banks to streamline the lending process.
• Eighty-five percent of those with any familiarity would like to see at least some automation in the process.

comes wisdom: experience matters when navigating homebuying
When it comes to navigating the overall homebuying process, sentiment varies between generations:
• Gen Z respondents (81%) and Millennial respondents (71%) were most likely to find the process stressful.
• Baby Boomers, on the other hand, found the process of purchasing a home to be a less taxing experience, with 47% of these respondents indicating they didn’t find homebuying to be stressful.
• While an overwhelming majority of Millennials (84%) and Gen Z (90%) respondents reported interest rates were a factor in their decision to buy, the majority of Baby Boomers (58%) said fluctuating interest rates were not a factor in their decision.
“Right now, it’s important for buyers that are entering the market to focus on what they can control, such as the fundamentals of preparation,” said Kaminski. “This includes meeting with a mortgage professional early in the process, knowing your financial position, and gathering documents early,
Flexible Lending Remains a Strong Option for Buyers
As the traditional down payment of 20% or more becomes less of a priority for homebuyers, many are continuing to educate themselves on low down payment and affordability-based options, with 65% of respondents indicating they were familiar with programs designed to help homebuyers seek flexible options.
Interestingly, 40% of respondents spent $2,000 – $5,000 in unexpected charges during the homebuying process and another 10% say they paid over $5,000. This reinforces the importance of leaning on experts like realtors and loan officers who can provide valuable insight on the total cost of homeownership and affordability programs that allow for down payments as low as 3%, saving buyers money on out-ofpocket expenses.

Aligned has discovered a stark discrepancy between seller assumptions and the reality of stakeholder engagement in B2B sales. The study reveals that the actual number of stakeholders involved is a startling 68% more than sellers think. These findings underscore the critical need for improved stakeholder discovery skills and comprehensive sales visibility.
“We crunched the numbers, analyzed buying data, and surveyed our customers, unveiling a significant gap between sellers’ expectations and reality,” says Gal Aga, CEO of Aligned.
Based on an examination of 1,132 Aligned Digital Sales Rooms and 53 sellers, the research indicates a substantial contrast between expected and actual stakeholder involvement in both SMBs and enterprise contexts. Black Knight: Housing market reignites as home prices hit new record high
Black Knight, Inc. Has released its latest Mortgage Monitor Report, based on the company’s industry-leading mortgage, real estate and public records data sets. As the nation approaches the traditional end of
the spring homebuying season, there are distinct signs of market reheating – almost universally in markets across the United States. As Black Knight Vice President of Enterprise Research Andy Walden explains, five consecutive months of gains have completely reversed the pullback in home prices that began in July 2022.
“There is no doubt that the housing market has reignited from a home price perspective,” said Walden. “Firming prices have now fully erased the pullback we tracked through the last half of 2022 and lifted the seasonally adjusted Black Knight HPI to a new record high in May. Though the backward-looking annual growth rate dipped to 0.1%, May’s exceptionally strong +0.7% month-over-month gain would equate to an annualized growth rate of 8.9%, suggesting the annual home price growth rate would remain at or near 0% for only a short time before inflecting and trending sharply higher in coming months. The reheating is widespread, with more than half of the 50 largest U.S. markets seeing prices at or above 2022 peaks. While prices are still well below peak levels across the West and in many pandemic boom towns, price firming in recent months has begun to close those gaps. Austin, Texas, remains the notable exception; inventory there continues to run above pre-pandemic levels, putting downward pressure on prices, which have fallen to -13.8% below peak, the largest gap of any market. Just eight of the top 50 markets are currently more than 5% below their 2022 peaks.
“Unlike Austin, for-sale inventory is moving the other direction in much of the country. Active listings have deteriorated in 95% of major markets so far this year and, overall, we’re still down more than 50% from pre-pandemic levels. New construction starts and completions were both strong in May, which is welcome news. However, most projects underway in the month were 5+ multi-family units, as opposed to single-family residential (SFR) units. SFRs made up just 40% of the total and is now at construction levels still approximately -30% below the 2005 peak. As it stands, housing affordability remains dangerously close to the 37-year lows reached late last year, despite the Federal Reserve’s attempts to cool the market. The challenge for the Fed now is to chart a path forward toward a ‘soft landing’ without reheating the housing market and reigniting inflation. But the same lever used to reduce demand – that is, raising rates – has not only made housing unaffordable almost universally across major markets, it has also resulted in significant supply shortages by discouraging potential sellers unwilling to list in such an environment, further strengthening prices. At this point, even if rates come down, but not so sharply as to entice potential sellers out of their sub-3.5% mortgages, it could risk a widespread reheating of home prices across the U.S.”
Digging deeper into the Black Knight HPI data for May, this month’s report looks at the significant degree to which many Western markets – which had been seeing sharp declines in 2022 – have begun to reheat this spring. San Jose, Calif., is a noteworthy example; homes in the metro shed 10% of their home value faster than any market on record last year. Now, with inventory levels beginning to plummet
again, prices are reheating and at +1.4% in May, San Jose experienced the second largest month-over-month price gains of any market on a seasonally adjusted basis. San Jose is not alone among western markets; San Diego (+1.1%), Los Angeles (+1.0%), San Francisco (+.9%), Seattle (+.9%), and Sacramento, Calif., (+.8%) all experienced exceptional home price growth in May as well. Hartford, Conn. (+1.6%) – which faces a combination of relative affordability, strong demand, and the deepest inventory deficit of any U.S. market (-82%) – continues to lead price growth overall.

New study finds high home prices linked to higher homelessness rates in U.S. metros
There’s a clear correlation between a lack of affordable housing and high rates of homelessness in America’s biggest cities, according to new research from Home Bay, an online publication owned by Clever Real Estate that connects readers with expert real estate advice.
The report analyzed the 50 mostpopulous U.S. metros to determine the connection between home values and homelessness rates.
The cities with the highest rates of homelessness per 100,000 people are:

4. Sacramento, California (415.7)
5. Seattle, Washington (408.9)

These 12 metros have a combined average homelessness rate of 347 per 100,000 people — almost 2x higher than the national average (176 per 100,000 people).
Meanwhile, the typical home value in these metros is 118% higher than the typical value in cities with lower-than-average homelessness — $670,000 vs. $308,000. These cities also have typical monthly rent values almost $700 higher than the national average — $2,274 vs. $1,596.
San Jose, California, has both the highest rate of homelessness and the highest home prices of any major U.S. metro. Home values in San Jose are 4.5x the national average, at $1.39 million, and the homelessness rate is a whopping 3.5x the national average (636.8 per 100,000 residents).

The five cities with the lowest homeless rates also have home values 15% lower than
the U.S. average ($255,860 vs. $301,466).
Surprisingly, poverty rates are not a good indicator of homeless rates. New Orleans has the highest poverty rate (18.4%) of any city we examined but has a homeless rate half the national average (96 per 100,000 people). This may indicate that, because of a low cost of living, residents can better afford housing despite lower incomes.

The Power House restoration project in Rock Hill, S. Carolina showcases Six3Tile® pro kits
The Bleachery Mill Powerhouse has been transformed into an upscale mixed-use facility, a challenging project that was aided by the use of Six3Tile’s innovative tile panel solutions.
“The Power House was a complex project with unique design and construction challenges,” said Tara Sherbert, CEO of the Sherbert Group, which led the development of the project. “There aren’t too many people crazy enough to take on a project like this, but we specialize in historic renovations.”
Completed in June 2023, The Power House in Rock Hill, S.C. stood dormant for decades before developers took on the task of renovating it. The old coal-fired power plant was transformed into a mixed-used building with luxury apartments, dining and entertainment.
The project was a challenge for the developers, contractors and architects. Construction had to stay within the façade and structure of the building, so the apartments were all different sizes and configurations. That made ordering and installing finish materials – especially tile – difficult.
One of the key ways the construction was accelerated was by using Six3Tile Pro Kits. A tile panel solution, the Pro Kits can be cut to fit onsite. They are also lightweight and easy to install.
“Installing ceramic tile has inherent complexities and requires a certain skill set,” said Cal Trumbo, founder and CEO of Six3Tile. “Our product offers that same finished look of traditional tile in a large panel format, dramatically reducing the time it takes to install.”
Six3Tile also provided custom tile designs for The Power House’s food court and brewery, including inlaid logo designs. A process that would have taken weeks with ceramic tile was completed in just a few days.
“It’s very simple,” said Tom Stenzel, one of the developers on The Power House project. “It’s easy to cut to fit whatever corners and angles you need, and it’s lightweight and easy to work with, so we can install a lot of square footage in a short period of time.”
And because the panels are so easy to install, they can eliminate cost-related design restrictions. “In a project like The Power House, which had so many challenges due to the nature of the building, budget constraints were a real concern,” Trumbo continued. “Six3Tile gave the developers more design flexibility at no additional cost.”

MARGENAU: Benefits for spouses

I think I get more questions about benefits for spouses than I do about any other kind of Social Security benefit. And even though I’m using the gender-neutral term, “spouses,” these questions almost always come from women wondering what benefits they might be due on their husband’s -- or ex-husband’s -- Social Security record. Or they come from men asking about the benefits their wives or exwives might be due on their record. Women tend to qualify for benefits on a husband’s record because most times their own Social Security benefit is less than their husband’s benefit. Why? Primarily because women spend more time out of the workforce -usually because they take time off work to have and raise children.
Of course, there are some family situations where the wife makes more money than the husband and she ends up with a higher Social Security benefit. So, her husband might be due spousal benefits on her record. Still, statistics show that 95% of spousal benefits go to women, so I’m addressing them today.
Oh, and before I go on, I must cover this issue. Every time I write a column about benefits that wives and widows might be due from Social Security, I get angry letters from single women who have never been married asking me why I never write columns explaining what they are due from the system. I always have to explain to them that I write such columns all the time. If they are working and paying into Social Security, then they are potentially due the same kind of retirement or disability benefit that any other taxpayer might be
due. I’ve written thousands of columns explaining these benefits. In other words, from a Social Security perspective, there is nothing special about being a single woman, or a single man for that matter. They just get regular Social Security benefits. So now, back to questions about benefits for wives and widows.
Q: My husband is 67 and starting to receive his Social Security benefits. I am 62. Other than a few years after high school when I had some part-time jobs, I have spent my entire adult life as a wife or homemaker, so I have no Social Security of my own. A neighbor told me that after my husband dies, I will never be able to get widow’s benefits because I don’t have my own Social Security account. Is this true?

A: No, it’s not right. And for some reason (lack of training?), SSA reps frequently get this wrong. While you are alive, any spousal benefits she might be due are based on your full retirement age benefit. But after you die, her widow’s benefits are based on your augmented age 70 rate, including the bonus you got for waiting that long to claim your benefits.

A: As I explained in a column not too long ago, this is a topic that has been debated for years. But the issue always comes down to this: Where would the money or earnings come from to put on your Social Security record? The only viable solution policy planners have ever come up with is a concept known as “earnings sharing.” In a nutshell, that means a working husband and stayat-home mom would split the earnings the husband makes. For example, if Husband Henry makes $100,000 per year, $50,000 would go on his Social Security record and $50,000 would go on Wife Wilma’s Social Security record. Now, that might make Wife Wilma happy that she’s being “paid” for Social Security purposes with earnings and credits going on her account. But just ask Husband Henry how thrilled he is that he only gets Social Security credit for half the money he makes -- and eventually ends up with a much smaller Social Security benefit!

Any technology that is so much smarter, faster and cheaper is a threat, even if it doesn’t turn snarky and decide to unplug you before you unplug it.
But there’s a bigger threat to your life and livelihood. In fact, it’s probably sitting right next to you.
It’s your printer.
Hate to tell you, but your printer is out to get you.
You know I’m right. Ever since you purchased your printer, you’ve hated it. You just didn’t know It hated you, too. So, you blithely put the threat out of your mind, mindlessly fulfilling its endless demands for pricey paper and ink cartridges so ridiculously expensive you really should order them from Tiffany’s.
One person who may not recognize existential printer peril is Danielle Abril, a reporter for The Washington Post and the author of a recent article, “They’re Chained to Their Printers. Why the Paperless Office Hasn’t Fully Caught On.”

With so many companies climbing on the digital bandwagon, is it so surprising that our printers, feeling threatened, and rightly so, have turned against us?
Before you take a hatchet to your printer -- justified printercide, to be sure -let me share three reasons for keeping one of these beasts in your life, despite their threatening misbehavior.
No. 1: You press print; it doesn’t.
A noisy printer can be disconcerting -- the screeches, the moans. It would make an excellent soundtrack for a horror movie. What is even more scary is when you press print and what you get is... silence. You press print again. No print happens. You go to settings and muck around for 20 minutes, trying -- and failing -- to figure out what went wrong. Finally, you unplug your printer and you wait. And you wait. And you wait.

It’s obvious what the printer is doing here. It is sending you a message about the environment, and the need for you to respect nature. Paper comes from trees and trees are good, except when they fall on you, of course. Instead of cursing your printer, listen to your printer and plant a tree. While waiting for it to grow, start buying a better grade of paper, you cheapskate.
No. 3: Ink cartridges.
Running out of ink builds self-esteem. Yes, you could buy cheaper, off-brand cartridges, but you’re happy to pay three, five or 10 times the reasonable price for a

Its primary function is gathering pertinent information according to a query and putting it forward. However, with smartly constructed prompts, the application can perform beyond expectations.
Financial matters are a critical part of our lives, and any mistakes can lead to trouble.
There is much hype about ChatGPT’s ability to answer anything, but how about basic financial questions?
Financial expert Granit Mustafa, founder of Walletor, prompted ChatGPT with some basic financial ideas and tasked it to create a budget, deal with unexpected economic issues, and make suggestions about investments in stocks and cryptocurrencies. The idea is to understand the kinds of solutions the bot can provide and whether these apply to everyday life.
The General Ideas
For those needing essential guidance about financial planning and how they can save some money, ChatGPT may offer valuable tips. It’s not necessary to
be a financial genius to understand its pointers. Those with more specific goals can get additional feedback.
With more specific inquiries about everyday expenses, how to budget, tracking spending that takes away the lion’s share of the income, ChatGPT came up with convenient options to lower these bills and save money. Most of these options were related to smarter shopping practices, and there were a few financial tips as well.

If someone needs a specific budget from ChatGPT, they can get sound advice. For instance, give the application a budget target of $1500, which is about the bottom-level budget for a college student, and input a rough breakdown of how much should be spent on groceries and other expenses. Upon inquiry, the chatbot suggests some fundamental yet meaningful changes to help save and cut overall costs. While some ideas may be familiar to the more seasoned folks, younger people, just beginning their professional lives, can learn valuable lessons.
What About a One-Time Expense?
Granit quizzed the chatbot about purchasing a car in monthly installments amounting to $400 and how to adjust accordingly. ChatGPT returned some excellent ideas about changing the payment in the monthly budget as well as
how to get a lower price and car payment. It also recommended looking for a used car to see if the price could be further negotiated. Some very sound advice from ChatGPT on handling financial matters.
Any Suggestions About Investments?
ChatGPT gave some valuable tips about investing money but stopped short of forcing its opinion, which is a big plus. It gave different options to invest a few hundred dollars every month. At the same time, it warned losses could occur anytime, and none of its recommendations were risk-free. All the information provided appeared to be from an expert, indicating the bot is giving accurate results.
Granit also checked if it recommended any specific investment options. However, the program declined to make any recommendations since the information is outside its scope.
Planning a Special Vacation
When it was checked whether ChatGPT is helpful with travel planning, it was surprising how useful the bot’s information was. It quickly helped devise a savings plan to fund the trip within a few months.
From cutting unnecessary expenses to earning more, there were a few valuable, workable suggestions on the list. When asked about booking tickets and rooms, ChatGPT provided resources offering great prices for both purposes.
“ChatGPT can be a guide in helping users discover destinations, flights, and accommodation. Additionally, it can provide general information, such as certain expenses and local activities, to keep the trip within budget,” says Granit.
So What’s The Verdict?
ChatGPT is an excellent information resource that instantly collects and offers information about any subject. Users can ask scenario-based questions, and ChatGPT will offer some insightful answers. It is an excellent tool to consult for someone looking for basic financial information and suggestions on how to make a budget or improve financial discipline.
However, users cannot ask the application to invest on their behalf or whether they should invest in a specific stock or cryptocurrency. It will decline to answer and let users know such matters are outside its purview.
This makes sense. ChatGPT is meant to be an information tool. Users can get great advice on improving personal finance and avoiding typical pitfalls, especially if they’re starting out in life and have not encountered financial difficulties. However, it is not meant to be a financial advisor, and should not be treated as such.

NOTICE OF PUBLIC HEARING
The City Council (the “City Council” ) of the City of Charlotte, North Carolina (the “City” ) is considering entering into an installment financing contract (the “Contract” ), in a principal amount of not to exceed $110,000,000, under which the City will make certain installment payments, in order to finance the costs of improvements and renovations to the City’s Spectrum Center arena and other governmental facilities (collectively, the “Projects” ) and pay the costs associated with entering into the Contract. The City expects that additional improvements to the Spectrum Center arena and the construction, renovation and improvement of other governmental facilities will be financed under the Contract in the future.
To provide security for its obligation under the Contract, the City will grant a deed of trust and security agreement (the “Deed of Trust” ) under which all or a portion of the City’s fee simple interest in certain of the real property on which the Projects are or will be located (the “Sites,” and together with the improvements thereon, the “Mortgaged Property” ) will be mortgaged by the City to create such lien thereon as may be required for the benefit of the entity, or its assigns, providing the funds to the City under the Contract including any future amendments thereto. The portion of the Projects currently being considered to be used as collateral, although others may be used, is Fire Station #32 located at 9225 Bryant Farms Road, Charlotte, North Carolina.
The Contract and the Deed of Trust will permit the City to enter into amendments to finance additional projects using the Mortgaged Property as collateral and to refinance projects and the City may or may not grant additional collateral in connection with such amendments. On payment by the City of all installment payments due under the Contract, including any future amendments to finance or refinance projects, the Deed of Trust and any lien created thereunder and the lien of any personal property will terminate.
