The appeal of Lake Wylie is growing and growing

ook around in any direction and you will see the evidence of growth in the Lake Wylie area.

There are new neighborhoods, expanding shopping centers, office complexes filling up, a new fire station and banks located in every direction. Visitors regularly come to the Lake Wylie area and stop in at The Lake Wylie Chamber of Commerce Visitor Center to inquire about the area throughout the year.

There are many exciting projects underway that include new schools, new churches, new businesses and restaurants, new residential neighborhoods and multi-use developments in every direction and even a new aquatic center in the works.

As the president of the Lake Wylie Chamber of Commerce, I enjoy meeting with prospective residents and business members and share a wealth of knowledge about Lake Wylie. It’s important to have that local knowledge, as data about this unique area can be misleading on paper, including that Lake Wylie shares a ZIP code with Clover, that there are roughly 12 miles of rural area between the two communities and there are no defined official boundaries.

After 25 years, my knowledge of the area has grown along with the years of seeing all the changes first-hand.

Many of us have known for years that Lake Wylie is a great place to live, work and raise a family. Where else can you live and work where the slogan is “Come home to a resort everyday?”

Yet, Lake Wylie has been turning into a vibrant and important business corridor.

The big story is that approximately 40,000 vehicles per day (and growing) travel on SC Highway 49 and through the area. Since there is no alternate route to Charlotte without traveling about 12 miles south to Rock Hill or north to Belmont to cross the lake, the Highway 49 corridor in Lake Wylie is prime business location.

With a widening of Highway 49 and I-485 expansion, the Lake Wylie Highway 49 corridor has been identified as prime growth area in the Charlotte region. It is also close to the Charlotte–Douglas Airport and quick access to major interstates. The largest employers in the area are the Clover School District and Duke Power/ Catawba Nuclear Power Plant.

The population is growing faster than demographic reports can begin to track or reflect.

It has been estimated that there are approximately 20,000 people living within a 5-mile radius of the Buster Boyd Bridge.

Generally, the closer to the lake you live, the higher the income, which exceeds $150,000 per household annually and is among the highest in the state. The closer to the lake, the denser the population is.

It’s no surprise to see the appeal of the Lake Wylie area. Lifestyle, lake living, prosperity, excellent schools, low taxes, four mild yet distinct seasons and business-friendly opportunities with a population to support it.

The secret is out and Lake Wylie has all the right ingredients. LW

Clover Choraliers set spring shows Spring Concerts at the Clover District Auditorium

he Clover Choraliers will hold three performances of its annual spring concert: Thursday, April 28 at 8 p.m.; Saturday, April 30 at 8 p.m. and Sunday, May 1 at 3 p.m. The concerts will be held at the Clover School District Auditorium, 1625 Hwy 55 E Clover. Lions need golf balls and bikes

T

he River Hills/Lake Wylie Lions are always looking for ways to live out their motto “We Serve” from fundraisers like golf tournaments, Christmas tree sales and its phone directory. In the past year, they’ve added two more ways to help others: collecting golf balls and bicycles. Lion member Len Fleet started collecting used golf balls for a program called Bunkers in Bagdad that sends balls to troops overseas. In 2015, the Lions in the Lake Wylie area collected 8,000 balls. That number attracted so much attention, it was written up in the Lions Club International Magazine. Fleet is asking again this year if anyone has balls to contribute. He can be reached by text message at 954-829-0986 and will gladly come get them. Another new Lions program involves bringing old unused bicycles back to life. The Lions are asking neighbors to donate a bicycle, or bicycle parts and accessories to the club. The bicycles will be refurbished by Lion volunteers and given to children in need. If you have a bike to donate, call Lion Rick Thomas at 704866-7363, who can arrange for items to be picked up.

he River Hills/Lake Wylie Lions Club honored two members and made a donation to a local charity during its Dec. 1 holiday dinner at River Hills Country Club.

Along with performances by South Carolina School for the Deaf and Blind students and a visit with Father Christmas, the Lions donated a check for $17,500 to the River Hills/Lake Wylie EMS, a nonprofit organization providing free emergency services to residents who don’t have insurance.

The club also honored two members. The Unsung Hero Award was presented to Ellen Gillis, who has been a Lion for five years.

The award is presented to a volunteer for hours dedicated to civic, church or other organizations.

At River Hills Community Church, Ellen chairs the Habitat for Humanity committee and is a committee member for discipleship, missions, care and kindness. She also served on the board of directors for the River Hills neighborhood association for four years overseeing security. She volunteers at the York County Museum and Clover Area Assistance Center, helping organize the annual CAAC gala.

As a Lion, she has sold directory ads and was named one of the best salespeople. She has worked Christmas tree sales, helped with the group’s fall benefit dinner and silent auction, and oversees gift purchases for children for the holiday dinner. She now leads the Lions Tamers.

JP Russell, a Lion since 2007, was awarded the Melvin Jones Fellowship for going above and beyond the Lions’ motto “We Serve.” This is the highest honor in Lake Wylie’s Lions club.

Russell has worked countless hours maintaining and improving the Microsoft Access database for the past and present phone directory, the club’s largest fundraiser.

He provides data entry and sales kits to each salesperson. He provides weekly reports to all directory captains and prepares and assigns prospective advertisers to sales teams. He and his wife Virginia also designed the Thanksgiving cards sent to all advertisers.

Save the date: Lake Wylie Riversweep returns May 21

O

rganizers have announced that the 2016 Lake Wylie Riversweep will be held on May 21. The event brings the community together to clean Lake Wylie, the area’s most important waterway.

The Catawba Riverkeeper, the Lake Wylie Covekeepers and the Lake Wylie Marine Commission organize the event, which is traditionally held in the fall. The fall 2015 sweep was canceled due to low water levels and unsafe water conditions. The sweep this year will be held the weekend before Memorial Day, just in time for boating season.

Almost 1,000 volunteers have participated in the lake’s largest cleanup event over the past 13 years. It is made possible by community organizers, neighborhood groups and students. Dumpsters are placed along major boat accesses and boat owners

act as captains to help in designated cleanup areas.

This is a fun volunteer opportunity to clean up Lake Wylie and area creeks and streams.

Residents are encouraged to bring family, friends, co-workers and neighbors.

Kids are also welcome, and they are often some of the hardest workers. Online registration starts March 21 at lakewylieriversweep.com.

Lions Peace Poster Contest Winners

T

wo young women, Alexis Bono from Clover Middle School and Mirie Ahn from Oakridge Middle School are winners in the River Hills/ Lake Wylie Peace Poster Contest.

Mirie also won for District 32-D overall and won first in the entire state of South Carolina. Her poster was forwarded to Lions Club International to compete in the highest level of competition.

Each year, Lions clubs around the world sponsor the Lions International Peace Poster Contest in local schools and youth groups. This art contest encourages young people worldwide to express their visions of peace. The goal is to ultimately win a trip for the Lions Day Award at the United Nations and a $5,000 prize. This year’s theme was “Share Peace.”

Mirie Ahn said, “Peace is to share love, light, and to be calm in one’s mind and heart.”

sk local anglers the best time of the year to go fishing on Lake Wylie, and almost all will agree it’s the spring season.

Springtime on the lake means fish are especially active, with most scurrying along the shores to find smaller bait fish on which to dine and fatten up before heading up the rivers to spawn. Spring fish are hungry for bait and biting more aggressively.

As spring approaches, eager anglers of all kinds take to the water trying to snag the prized catfish and fighting bass of Lake Wylie.

Fishermen are competitive, and there’s no better way to show off angling ability and trusty gear than by entering a fishing tournament.

Spring fishing tournaments have been gaining in popularity in Lake Wylie, especially in the spring season when warmer waters and longer daylight hours beckon.

Fishing tournaments are usually all-day events and are a fun way to meet other anglers and test out different fishing spots and techniques on the lake. They also help sustain the

growing fish population; all fish must be alive when being weighed, so they can be released back into the lake.

The Carolina Anglers Team Trail will hold five catfish tournaments in the spring on Lake Wylie, just off the Buster Boyd Bridge. Eligible fish for tournament fishing are Blue Catfish, Channel Catfish, White Catfish and/or Flathead Catfish. The group operates tournaments on lakes and rivers through North and South Carolina all year.

Lake Wylie is uniquely situated in both North Carolina and South Carolina, so fishermen should get licenses for both states if they want full lake access for fishing. A convenient seven-day license can be purchased for out-ofstate visitors. Licenses can be purchased at Wal Mart - Lake Wylie, Highway 274 and Pendleton’s Sporting Goods on Highway 49 near Five Points.

2) Pick a partner

“We added quite a few new boats over the past year. It’s picked up steadily, and there have been a lot of newcomers,” Collins said.

The Catawba Catfish Club will also hold a spring tournament on Lake Wylie in May. There are also tournaments on the lake which

focus on bass fishing. Lake Wylie Fishing tournaments are open to anyone who signs up and pays the applicable fees.

Here are some things you’ll need to know before you cast your line:

1) Get both North Carolina and South Carolina fishing licenses

Many tournaments require fishing teams of two and local anglers suggest finding a partner who fishes a similar way– whether it’s shallow fishing, deep fishing, fishing along the edge on the shore, etc. Some teams are made up of lifelong fishing partners, while some change partners every tournament. Find out a good match for you.

3.) Catfish or bass? Or both?

Bass and catfish are both plentiful in Lake Wylie and are popular among fishermen. Catfish are considerably larger, and can reach over 30 pounds. Bass fish are smaller—a fourpound fish is considered big—but they are a lot stealthier. Between the two species, catfish are easier to catch for beginning fishermen.

“Spring is the most popular time where the fish are biting more aggressively,” Taylor said. No matter what, Lake Wylie can offer something for every type of fisherman.

“If you want to prove yourself, you can catch the limit, or you can just appreciate being out there and watch the sun come up in the morning,” he said. “You experience the stillness of the morning being suddenly interrupted by the splashing of a big fish in the water.” LW

What’s Biting on Lake Wylie Flathead Catfish

Also called the mudcat or shovelhead cat, these are a large species of North American freshwater catfish.

Largemouth Bass

A species of black bass, they get their name from their large mouths, which extend past their eyes.

White Bass

Silvery grey in color, these fiish are often found in the spring in shallow rivers, creeks, and streams.

Blue Catfish

The largest species of North American catfish, reaching a length of 65 inches and a weight of 150 pounds.

Channel Catfish

North America’s most numerous catfish species, and one of the most eaten freshwater fish.

t’s the most important meal of the day. If you listened to your mother, she probably instructed you to start each morning with a good breakfast. “Breaking the fast,” getting your mind and body in gear, replenishing nutrients to kick start your day.

On “Leave it to Beaver,” breakfast was portrayed as mom fixing a bowl of hot cereal or bacon and eggs for dad and the kids, fresh milk delivered by the milkman, steaming hot coffee for the adults. Dad usually had the morning paper, and there were meaningful conversations about the day ahead. Few of us experience a breakfast like that anymore. For many, weekday breakfasts involve a drive-thru, something sandwiched in a biscuit and food wolfed down while driving to school or work.

It’s tough to change the pace of the work week, but when the weekend rolls around, it’s easier to slow down and take a break from the morning rush. Luckily, there are a number of Saturday and Sunday options in Lake Wylie to bring back the “break” in breakfast.

Lake Wylie Italian and Pizza

Pizza for breakfast? While that may be a valid option in the college dorm, pizza actually isn’t on the menu at Lake Wylie Italian and Pizza on weekend mornings. Instead, you’ll find traditional breakfast fare, a relaxed atmosphere, and probably some of your neighbors at this establishment. Open Saturday and Sunday, Lake Wylie Italian and Pizza serves up country ham, bacon, sausage, corn beef hash, and eggs. Waffles and pancakes are on the menu, as well as some light salads, grilled cheese sandwiches and patty melts.

Lake Wylie Italian and Pizza can be the perfect stop for the before-or-after church crowd on Sunday, with large tables for groups. It’s a favorite place for locals, and has outside seating for those beautiful sunny mornings in Lake Wylie. Lake Wylie Italian and Pizza is located at 4380 Charlotte Highway, open on weekends for breakfast from 8 a.m. – 1 p.m.

T-Bones on the Lake

Of course, if the weather is really glorious, and you’re lucky enough to have a boat at your disposal, there is no better way to go to brunch than by water! T-Bones can be reached by car as well, and whether you arrive by land or sea, on Sundays you’ll find a hot breakfast buffet and a spicy Bloody Mary bar to celebrate a beautiful morning in style.

Olives, pickled okra, celery and more can be used as embellishments to ensure a Bloody Mary your way, whatever that way may be!

If a quieter pace is more your style to start your weekend out right, Saturday morning brunch at Concord Cove could fit the bill. While traditional bacon and eggs are offered, you may want to treat yourself to fancier fare. Concord Cove is renowned for its fine dining and friendly staff, and makes every meal a special occasion.

The stuffed French toast is one of the most popular items on Saturday’s brunch menu. Thick slices of bread with mascarpone cheese are dipped in an egg batter and then grilled, then served with strawberries or maple syrup. Divine! Seafood is good anytime, and the shrimp and grits or grilled salmon as breakfast entrees are sure to satisfy.

River Hills Country Club Members and their guests rave about the Sunday brunch buffet at the River Hills Country Club. With delicious delicacies such as eggs Benedict, French toast, apple turnovers, bacon and eggs available on the buffet, as well as a waffle and omelet station for custom creations, it’s easy to see why Sunday brunch is a favorite tradition.

how me your garden and I shall tell you what you are,” once said poet Alfred Austin. And truly, our gardens can be an expression of ourselves. Looking at gardens around Lake Wylie, we often gain insights to the owners’ sports affiliations, collections and interests, nationalities and influences. Some spend hours upon hours working in their yards, while others merely try to keep the grass mowed.

Gardens can be as individual as the gardeners themselves. With a little planning, all of the senses can be satisfied, with the sounds of water and wildlife, the aromas of herbs and flowers, the feel of the soft ground covers as you wander barefoot along the paths. Souls are stirred by the color and beauty of flowering fauna, and if you choose to grow some fruit-bearing plants or herbs, your taste buds will be rewarded as well!

Solar lights can be installed very efficiently and can be a good option in areas that receive sunshine during the day.

Color

Nothing is more eye-catching than a splash of color! Flowers, of course, are essential to add both color and scents into your landscape.

Flowers with various blooming schedules can be chosen to extend colorful displays throughout the seasons. Man-made fixtures, such as colorful pots and art can also be used to introduce bright focal points among the plants.

Pathways and bridges

If you have enough space in your yard, pathways encourage wandering. Small bridges can be used as beautiful additions to paths, spanning over springs or low natural areas. To define a path, various materials can be used including mulch, gravel, or low-maintenance ground cover. Fragrant herbs can be planted alongside a path, so that pleasant aromas are released as you pass by.

Birds and Butterflies

Part of the joy of a garden is encountering nature and wildlife. Including plants and bushes that attract butterflies and hummingbirds can promote close encounters with beautiful creatures. Place bird houses and feeders where you can provide a sanctuary for the birds, away from where pets can reach, and enjoy watching the various species that visit.

Resting Places

Benches and gathering spots, places for quiet reflection or friendly conversations can result in a beautiful outdoor retreat. A garden should be a place to relax and reflect. Whether alongside a path or in front of an outdoor fireplace, be sure to design an area to stop and smell the roses! LW

or more than 30 years, the Clover/Lake Wylie Republican Women’s Club has been opening doors for young women in the community while opening doors to some of the area’s most spectacular homes. The club’s annual Lake Wylie Home and Garden Tour has provided over $40,000 in scholarship funds over the years, helping female graduates of Clover High School further their education.

Peggy Upchurch, longtime resident of River Hills in Lake Wylie and current president of the club, was one of the 12 charter members

when the club began. “In 1985, there weren’t many civic organizations around. We really wanted to help young women, and wanted to offer them a ticket for success based on both need and performance,” Upchurch said.

The Home and Garden Tour proved to be a fundraising vehicle that was a winner for everyone. “River Hills was still a fairly new community back then,” Upchurch explained.

“The home tour was a great way to showcase the community.” In later years, the tour expanded to include neighboring developments

such as River Pointe, The Palisades, The Landing and other custom home communities on the lake.

Homes selected for the tours usually feature unique architecture, spectacular views, creative collections, or items of interest to the community. “Sometimes the homes belong to club members, but most often they belong to people outside of the club. Hosts are bi-partisan; it is really a community event that has no political affiliation,” said Bessie Meeks, the public relations liaison for the club.

In recent years, renovations have been spotlighted on the home tour. Many of the original homes in established neighborhoods were built in the 1970’s and 1980’s, and have undergone extensive makeovers. Including these homes on the tour has provided inspiration and ideas to other homeowners.

“We always try to include a good assortment of homes on the tour, with a variety of styles and age of home,” Upchurch said. “We’ll include new and gently loved homes on the tour.” Visitors can expect to see some of the

Beautiful art collections, artifacts gathered while traveling or living abroad, antique heirlooms and family treasures are always featured prominently on the home tours. To help the guests get the most out of the tour, as well as to provide security for the homeowners showcasing their homes, room-by-room “docents” are utilized to act as tour guides, sharing stories and information about the home and collections.

The tour, which is the sole fundraiser for the Women’s Club scholarship, has evolved over the years. “When we first started doing the tours, we’d usually have a box lunch available on the patio of one of the tour stops,” Meeks said. “Now, we have a luncheon at the River Hills Country Club.” With the growth in the club and the number of attendees, the 38

buffet luncheon is well-suited to handle the crowds and gives everyone a chance to relax and visit in between tour stops.

A recent addition to the tour is the opportunity for business sponsorships. Landscapers, building contractors and other home-related businesses are invited to participate and showcase their services. Sponsorship fees from these partnerships help maximize the number and amount of scholarships available to the community.

Invitations and maps used to be hand drawn, with colorful illustrations and calligraphy. “That was before we had computers,” laughed Meeks.

Tickets for this year’s show, scheduled for Saturday, April 30 from 10 a.m. – 4 p.m., are available the day of the tour at the entrance of River Hills.

Homes and gardens to be featured on the 2016 tour are still being finalized. “We will have one garden with award-winning daylilies and roses on the lake in River Hills,” said Meeks. Usually, there are six homes on the tour, and an additional garden or two. Visitors can start at any of the stops on the tour, and can follow the map at their leisure. The homes are all within a 15 minute radius of one another.

The Clover/Lake Wylie Republican Women’s Club meets monthly, holding a luncheon with various speakers and topics. The women’s membership is approaching 100 in number, with “associate memberships” offered to men.

f Tommy “Tiger” Jordan has his way, the game of golf will soon be played at a whole new level in Lake Wylie.

In the fall of 2015, Jordan opened the River Hills Golf Academy in a new indoor/outdoor facility adjacent to the River Hills Country Club driving range. Jordan offers computer-aided golf instruction for juniors and adults at all skill levels.

“The teaching method that I have is unique to the area,” explained Jordan. “We use state-of-the-art high tech equipment to help teach fundamentals and improve the golf swing.”

Jordan describes the equipment as “Doppler radar for golf.” Students practice a few swings, and the FlightScope equipment mea-

sures everything from angle of attack, swing speed, the trajectory of the ball, ball speed, distance traveled in the air, spin rate, roll distance and more. “Cameras record the swing face on, side view, and down the line, and the student can watch the performance at regular speed, slow motion, and super slow motion in order to understand what works and what doesn’t.”

Watching their practice shots on the computer monitor, students can even compare their swings side-by-side to those of golf professionals, giving them the ability to tweak their own methods to improve their game. “Being able to see what they’re doing, students can clearly see why they need to make changes,” said Jordan. After each

lesson, students take the videos home so they can watch and review what they’ve learned.

Jordan instructs students one-on-one using the technology to interpret results, diagnose swing flaws and coach towards improvements. “Anyone, regardless of age or physical restrictions, can improve their game by understanding the proper grip, alignment and posture,” said Jordan.

Jordan is joined at the Golf Academy by Ken Husvar, who owns Victory Custom Golf in Lake Wylie, located about a mile from River Hills Country Club. Husvar’s operation is a full retail golf store carrying name brand clubs and equipment. Husvar offers club fittings and repair for new or current golf clubs.

Kusvar joins Jordan at the River Hills facility several times a week to work with clients.

He uses the flight scope and swing view technologies, along with his knowledge of club fittings, to aid all levels of players. As a longtime resident of River Hills, Husvar is excited about the new location of the teaching facility.

Basing their business at the River Hills Country Club works well for all. The building opens right up to the driving range, and students hit from the driving carpet just in42

side the facility.

Being at the River Hills Country Club is like coming full circle for Jordan. “My first job out of college was the Assistant Pro at River Hills.

That was over 40 years ago. Now, I’m back where I started!” Jordan began playing golf at a young age, competing through high school and college, then playing professionally.

Though Jordan might be Lake Wylie’s version of professional golfer Tiger Woods, that’s not how he got his nickname. “It has nothing to do with golf,” he laughed. “I’ve been called ‘Tiger’ since I was a little kid. I grew up in Myrtle Beach, and I used to go to a summer program run by the recreation department there. They gave all the kids nicknames. My grandfather and father attended Clemson, and I had a bunch of Clemson T-shirts that I’d wear. So the folks at the rec program just started calling me ‘Tiger.’”

Jordan graduated from Brevard Junior College, where he had a full scholarship to play golf. While at Brevard, Jordan earned a spot on the National Junior College All American golf team, and was later inducted into the Brevard College Hall of Fame. He continued his college career at East Tennessee

University, helping his golf team win the Ohio Valley Conference Championship.

Jordan has decades of teaching experience and enjoys helping others improve their performance and have more fun playing the game.

Jordan’s office is full of framed pictures of students and teams and tournaments. He and his wife, Susan, started the York County Chapter of the South Carolina Junior Golf Association in 1990, and have continued the program to date. Jordan looks forward to bringing junior golf activities to the River Hills Country Club.

Jordan’s approach to junior golf is different from many of the introductory programs in the area. “I teach junior golf in a method similar to that used in martial arts. Students strive to reach different levels. In the first level, they learn the basics: course etiquette, rules of the game, fundamentals. Once they pass the criteria, they move up to the next level. At about level three, they’ll be eligible for the Junior PGA leagues and inter-club leagues. Level five is college prep. These kids will likely get scholarships to play at that level.”

Jordan has long relationships with his clients, both adults and juniors. “With adults, either beginners or advanced golfers, we may start off with a few private lessons, and then they go on what I call a maintenance program. They may come in once a quarter or so for formal instruction. They can also come in for practice sessions, using the equipment and checking their swings.”

Jordan’s goal is to help golfers make permanent improvements in their game, but also to have fun doing it. “It’s very rewarding for me to see people get better at the game, and it’s very rewarding for them as well, to be able to see what makes the difference and then go out and do it.”

The right mix of investments is key to financial health

W

hat is the biggest risk to your portfolio?

Let’s assume you’ve put together a very simple allocation of 50% in the S&P 500 stock market and 50% Long Term Treasuries.

Going back to 1926, this allocation has never lost money over a 10 year period. Over a five year period it’s been positive 94.9% of the time. For three year periods it’s been positive 91.7% of the time and over every one year period since 1926, this simple 50/50 allocation has been positive 78% of the time.

So, how did this simple allocation perform during the great recession from 2007-2009?

At the bottom.

An investor’s portfolio would have been down 22.8% and it would have taken 30 months to recoup all of the losses from the prior peak. Your reward for sitting through the bad times over the last 90 years would have been an average return of around 8%.

There are many options for investing, and investing wisely. Using the simple 50/50 allocation as a starting point, you could always be more growth-oriented with a 60% stock/40% bond mix or more risk-adverse by going the other direction with 40% stocks/60% bonds.

The right mix is of course going to be up to you and how much downside you are able to emotionally handle the next time the market sells off. You also might be able to improve this simple 50/50 mix by adding some global diversification and a little real estate to the allocation.

But, back to the original question of what is the biggest risk to your portfolio. It is prob-

ably ourselves. Human nature makes us want to run for the hills when things are down and shoot for the moon when the markets are at a high. I am always amazed at the amount of people who want to go to 100% cash after the market has fallen 10%. There is no investment strategy I know of where going 100% anything makes a lot of sense.

Once you buy into the idea that you can be your own worst enemy, I find investing becomes a little easier.

lternative Medicine . . . in Lake Wylie? Yes! There are a number of alternative medicine options that focus on healing, relaxing and preventing illness. What does alternative medicine mean exactly?

There are lots of variations on the definition of alternative medicine. This one from Merriam-Webster dictionary is a good one: “Any of various systems of healing or treating disease (as chiropractic, homeopathy, or faith healing) not included in the traditional medical curricula of the United States and Britain.”

Many practices that fall under this type of medicine are both preventative as well as treatment. For example, practicing yoga, along with deep breathing, is a way to lower your stress level now and prevent stress-related ailments later.

Growth Abounds

Lake Wylie continues to explode with growth in 2016

Lake Wylie Pediatric Dentistry is expected to open in 2016 on Nautical Lane.

Morningstar Storage is expected to open in late 2016 or early 2017 at Nautical and Latitude Lanes.

A

long with the growth of all the new residential developments, another explosion of business growth is being seen at Lake Wylie and along the Highway 49 corridor on both sides of the lake. The year 2016 is already looking to be a dynamic year for job creation, new business openings, expansions of existing businesses and new announcements in Lake Wylie and on the Highway 49 corridor.

A new Sake Express Japanese Steakhouse and Seafood will be built in 2016 at Mill Creek Commons next to the Bank of America on Highway 557 by Lowe’s. Another Lake 50

Echo Consignment located at Shoppes at the Landing has expanded and doubled it size for upscale and designer apparel.

Wylie restaurant, Fat Cats Oyster Bar located at Plantation Square, changed owners and names in December to Fini’z Oyster Bar and Grill. Echo Consignment, a popular “recycling” shop is doubling its space again. This locally-owned business has had household items and furnishings at one location in Shoppes at the Landing and an upscale clothing resale store. It is now doubling the size of the apparel shop for 2016 located next to Publix in Lake Wylie at its original location.

The big news in Lake Wylie was that Publix finally opened in November after much anticipation by the community and the park-

ing lot seems to be full every day since. Publix is a full service grocer with deli, bakery, and coffee bar and has many gourmet items. It is located at “3 Points” where Highways 49, 274 and 557 come together.

Dr. Ryan Colosi plans to open Lake Wylie Pediatric Dentistry in 2016 and is slated to build a new building on Nautical Lane next to Lake Wylie Professional Center. On the other side of Lake Wylie Professional Center, Morningstar Storage has a plan to build a storage facility on the corner of Nautical and Latitude Lanes at Shoppes at the Landing.

This new facility is expected to open by the

Development Update end of 2016 or early 2017.

Ashley Winter opened Pure Bliss, a yoga studio located at Plantation Square. This new yoga studio complements the various fitness facilities at Lake Wylie.

Lake Wylie Bowl N’ Bounce added more entertainment and fun with its 4600 sq. ft. addition of laser tag and changes to its game arcade. Located at Lakeside West, Bowl N’ Bounce has become a favorite spot for kids of all ages to gather for parties, group activities and family fun.

Many other businesses opened or expanded during 2015. In front of the expanded New River Church building, a new Taco Bell is going in on Highway 49 at Carroll Cove Road.

Anytime Fitness moved and expanded to provide more space for group classes and more equipment.

CrossFit moved from Shops at the Landing to behind Lake Wylie Plaza. YMCA Camp Thunderbird added business and corporate retreats with catering and options for team building and business development training and skill.

River Hills Country Club added a Golf Academy, a dining membership and many new member features.

River Hills Marina renovated its conference center and is adding overnight guest facilities for their members’ guests and by referral. Many Lake Wylie businesses are growing and thriving as they expand and adapt to meet the needs of the growing community.

Across the bridge in Steele Creek near Highways 49 and 160, a new T.J. Maxx, Five Below store, salon and restaurant are under construction between the Publix and Goodwill in the new Steele Creek Crossing which are slated to open this spring.

Across the road in RiverGate shopping center, River Bleu Steak and Fish, a new restaurant located where City Tavern used to be, opened and offers a large variety of wines with upscale casual dining. Kirkland’s and Brownlee Jewelers also opened in Rivergate before the holidays.

Under construction at the entrance to CMC- Steele Creek are Jimmy John’s, a new mattress store and a Starbucks which will all be next to the new Taco Bell.

As you can see, the Highway 49 corridor and Lake Wylie Gateway is a hot location for both new and expanding businesses.

t is impossible to drive through Lake Wylie without noticing all of the new development. Our community is booming, with growth in single family homes, townhomes, and commercial building. In the 29710 ZIP code, Clover and Lake Wylie home sales in 2015 in-

creased a whopping 25% over previous year sales, and condo/townhome sales were up by 56%! That’s great news for local retailers, restaurants, and businesses.

posted just 4% increases in single home sales over the previous year, and Rock Hill (29732) increased 9%. Average home sale price in the 29710 zip code was just under $260,000 in 2015, a more affordable price point than Tega Cay’s $337,000 average priced home.

Lakefront realty sales performed quite well in 2015, in spite of a weather pattern that delivered both extremes of an unusual drought in the summer months, followed by heavy rains in the fall. Weather tends to impact lake property sales much more than off-the-lake sales, as boat traffic on the lake is affected as well as water levels.

We’re lucky to live around a lake that is managed year-round, and typically water levels do not fluctuate much. We’re able to enjoy boating and fishing year-round, unlike some other lakes where water levels vary greatly from season to season. The summer of 2015, however, limited use for many boaters during extreme drought conditions. Lake-related business sales and real estate activity were definitely impacted during this time.

In spite of Mother Nature, waterfront home sales in 2015 were on par with 2014, and waterfront lot sales were actually up significantly.

Average sale prices have been flat for several years, about $590,000 for waterfront homes and $225,000 for dockable waterfront lots.

Typically, the $500k-$700k price segment represents the highest number of lakefront sales. In 2015, however, we noticed significant increases in the $350-$500k category. Cabin and second home sales were up, which is a strong sign of economic health. There was also an increase in home sales priced $1 million or more, with eight sales in that category (up from four sales in 2014.)

The outlook for 2016 is very strong, both on and off the lake. We’re entering the year with a lot of momentum, and the Charlotte and Lake Wylie area continues to grow and prosper. Particularly with such strong sales during the past couple of years, inventory of homes for sale is needed to satisfy anticipated buyer demand.

Southern Twang

Digging in the Dirt

few years ago, I got a phone call from a new friend from Up North, spending her first spring in the Carolinas.

“What is this yellow stuff all over the place?” she asked me.

“Oh!” I replied, with a laugh. “Haven’t you heard that the streets of the South are paved in gold?”

Well, maybe not gold, but certainly pollen! The coming of spring is announced each year by the cloud of yellow pine pollen dust that covers our porches, cars, lawn furniture, roads and pretty much everything in its path.

It usually arrives in late March and lingers for several weeks.

Other signs of spring are more welcome: budding daffodils, warmer temperatures, flip flops, and hordes of people gathering at Lowe’s to pick out plants and flowers for their gardens.

I used to love to garden. I’d go to the garden center at Lowe’s, full of hope and dreaming of home-grown tomatoes and BLT’s. But quite honestly, the plants would have other ideas. As I approached with my cart, the plants would tremble and hide, even wilting as I approached so they wouldn’t have to go home with me and be subjected to my lack of gardening skills.

I remember one of my first landscaping attempts. Inspired by pictures in Southern 64

Living of gorgeous flower gardens, I ordered a large batch of bulbs from the mail order section of the magazine. When they arrived, I proceeded to spend an entire weekend planting dozens and dozens of tulip bulbs in my plant beds. I was so excited, dreaming of a little slice of Holland springing up in my very own front yard.

After the weekend, my back ached from bending over and digging a million or so little 3” holes for the tiny tulip bulbs, but I was proud of my efforts and bragged to the folks at work about the glorious garden I was sure to produce.

“Tulips are so pretty,” remarked one of my co-workers. “Too bad the blooms only last for a few days.”

What? A few DAYS? I’d spent all of that time and effort for a few lousy DAYS of flowers? Bless my heart, somehow I had thought that the flowers would bloom all summer long.

I guess I’d never noticed that certain species of flowers have a short bloom span. To add insult to injury, I had planted the majority of bulbs upside down, and so I had about five flowers actually break through the ground to bloom.

I also attempted a vegetable garden each year, for well over a decade. My dear husband, who is a strict meat-itarian and shuns anything resembling a salad, would never-

theless till my garden plot, spread compost, and hoe rows for me to plant. Is that true love, or what?

Sometimes I’d get lulled in by a false sense of spring and plant too early, and lose the whole crop to a late frost. Eventually I learned to wait until Mother’s Day to give the plants a fighting chance of survival. I tried growing all sorts of fruits and vegetables in my garden: okra, peppers, watermelons, spinach, various herbs, tomatoes, cucumbers and squash.

My garden faced many challenges.

Droughts, monsoons, blight, weeds, bunnies and bugs. I consulted experts, read articles, tested soil. I invested in soaker hoses, organic compost, stakes, sprinklers, hula hoes, deer repellant devices, and organic pest control.

And year after year, my garden produced very, very little. At one point, I calculated the cost to be about eighty bucks per tomato. Seriously! I think when they were passing out green thumbs, I just didn’t get one.

Finally I realized that fresh vegetables from South Forty Farms or Bush n’ Vine were much more economical choices for me, and I gave up vegetable gardening for good. While I do miss digging in the dirt, I do take comfort in the fact that the plants at Lowe’s are resting easier now. LW
