COVID-19 continues to impact our daily lives at home and work in ways we could have never imagined. It affects almost every facet of our lives in one way or another. The photo shoot for Book of Experts was no exception. How do you bring together five executives for a group shot and do so safely with mask and social distancing protocols? n 1998 Google was founded, Jesse “the Body” Ventura was elected Governor of Minnesota, “Titanic” swept the Oscars, I graduated from college, and the EPA was first alerted to the health hazards of toxic fluorinated chemicals, known as PFAS. PFAS have been an emerging contaminant throughout my career in risk management, environmental, health and safety compliance. However, it is only within the last decade that PFAS have really captured the attention of policymakers. In October of 2021, EPA released its “PFAS Road Map” detailing a timeline for the agency to set standards and guidelines surrounding PFAS in drinking water, wastewater, air, and other releases. This road map is a glimpse into the future. However, we have the experience of the past year as we navigated one of the first actionable federal regulations that covered PFAS: the addition of 172 PFAS chemicals to the Emergency Planning and Community Rightto-Know Act (EPCRA) Toxic Release Inventory (TRI) reports that are required of covered industries that product, manufacture, or other wise use related materials. Under EPCRA, suppliers are required to notify customers subject to reporting that a product contains a covered chemical such as these specific PFAS. Supplier notifications commonly take the

ith just shy of $2 billion in economic development investment flowing into Spartanburg, Cherokee and Union counties in the last year and an ever-changing and evolving economy, there must be a serious and dedicated focus on ensuring we are providing an education that is innovative and of unparalleled quality. That said, the COVID-19 pandemic has ravaged higher education institutions across the country resulting in the largest two-year decline in undergraduate enrollment in the last 50 years. At Spartanburg Community College, we’re meeting this challenge head-on. In May, we utilized federal COVID-19 funding and worked with strategic partners such as OneSpartanburg, Inc, Spartanburg Academic Movement, and the Bringing Back the Burg Business Recovery Task Force to virtually eliminate tuition for the 2021-2022 academic year — focusing especially on re-engaging individuals who at some point were forced to put their educational pursuits on pause. As a result, enrollment was up 32% in fall 2021 versus 2019, marking the highest total enrollment in the college’s history with 6,097 students enrolled across our five campuses. To underscore the magnificence of this statistic, it’s important to note the South Carolina Technical College System, made up of 16 technical colleges across the state, saw an 8.3% decline in enrollment this fall while community colleges nationwide experienced a 17.6% decline over the same time period.

I
t takes years to hone your skills for networking; it takes practice and persistence. I began networking at an early age — I like to think in high school. Raised in the rural town of Union, I knew I could not rely on opportunities to present themselves; I would have to bring them to me. I began to seek out ways to gain exposure as a young man. My first introduction to real networking at a professional level was Palmetto Boys State. This program is designed to highlight natural leaders and exposes them to the inner workings of government. It was here that I realized the power of a good connection. After that experience, I felt poised to handle my own recruitment for a football scholarship, navigating a tight system and showing up again and again. This was a successful endeavor that led to my attending the prestigious Saint Augustine’s University in Raleigh, N.C., where I obtained my Bachelor of Science in Biochemistry with my eyes set on becoming a dentist. Following university, I had multiple opportunities to pursue a dental career, but I felt called to explore other fields. I took a corporate job as a pharmaceutical chemist, and while getting acclimated to corporate life I began joining networking organizations. In 2017, my network allowed me access into a global position with the American Society of Quality. I was asked to serve as assistant charmain for the 2017 ASQ World Conference for Quality and Continuous Improvement, in

which my team set a new standard of excellence. Following the conference, ASQ then recruited me as deputy chair for the next generation of quality professionals under the Quality Management Division. This position allowed me to travel the world, and gave me the opportunity to speak in Canada and India. By building my networking empire, I was offered my first sales role as Chief Sales Officer for Xstream Leadership Group, an executive development firm. Through exposure to top managers and successful C-suite executives, I learned the ins and outs of entrepreneurship and gained the confidence to launch my first business, a small business consulting firm called Creation and Innovation Studios. Creation and Innovation Studios then helped me open my first brick- andmortar endeavor, an alteration and tailoring shop called Ester’s Alterations, named after my great grandmother, Ester. The business has now been going strong for five years, with my grandmother Joyce working alongside me. Over the last several years, I have also had the opportunity to network with real estate professionals, which opened the door for me to become a real estate agent myself and top producer in my brokerage. In 2019, I decided to join the Commerce Club, a private business and social club founded over 35 years ago to serve as a home away from home for the greater Greenville leadership community. After joining, I immediately understood the value the club offered. While attending a club stakeholder meeting, I stood out from the rest of the Young Executives with my enthusiasm, confidence and strong networking skills. As a result, the Commerce Club leadership offered me the Young Executive chairman position. I developed and presented a Young Executive Growth Plan, which excited and impressed the leadership so much that they offered me the position of Director of Membership, which I gladly accepted!
Five tips from an expert in networking 1. Body language is key to a great first impression. It’s a nonverbal form of communication, so be sure to display a positive and professional demeanor. 2. Always be courteous. Treat and speak to everyone like they are the CEO of a Fortune 500 company. 3. Set a goal when networking, a certain number of contacts, a particular industry you want to engage with, etc. Make those connections and then and follow up with them. 4. Invite those with whom you interact to lunch, an event, social outing, etc. Once you show genuine interest in others, it helps them to trust you and reciprocate the authenticity. 5. Provide value before you ask for value. For example, ask, “How can I help you with a goal you are working toward?” Most successful business professionals are often the ones helping, so it’s refreshing when someone offers to help them. The Commerce Club Difference As a business and social club, I’m often asked how frequently networking opportunities are available. The simple answer is — every day! You never know who may be sitting at the bar, who is sitting next to you at book club, or who’s closing business deals in our private “touchdown” rooms. Another common question refers to what the membership looks like. Our club’s median age is 45, compared to when we reopened in March when it was 63. Our club cherishes our legacy members, as they provide great value to our Young Executives. As an “Expert Networker” and Director of Membership, I truly believe in business facilitation and relationship building. I often connect members to other members just to help them grow their network. The atmosphere designed to promote networking is one of the many reasons there is no place like the Commerce Club. You Belong Here!

I’ve been in the business 48 years, and during the past five years, we’ve witnessed more market change than in all of the previous years combined. Our year-end numbers are still being finalized, but Allen Tate is well on track for the best year in the history of the company, with more than $6.69 billion in closed sales volume. That’s a substantial increase over 2020, when we set a record with $6.15 billion. We expect to close more than 19,000 out of our 48 offices in the Carolinas transactions for 2021, and we listed nearly 9,600 homes for sale – pretty similar to 2020. Whew. What an amazing year. So where do we go from here? Let’s look at a few residential marketplace fundamentals. Interest rates. Interest rates are starting to move upward. Why? To slow down inflation. The days of super-low rates under 3 and 4 percent are probably behind us. Time will tell how fast rates will increase and what impact they will have on the economy. More than 70 percent of mortgages in the U.S. currently have interest rates under 4 percent. Appreciation rates on existing homes. We ended 2021 with unprecedented appreciation rates more than 13 percent in the markets Allen Tate serves. Is this sustainable? No. I expect to see rates recede this year, down to 8 to 9 percent appreciation, but that will still leave us way up from the historic

couple of years ago, I was toying with a tag line for the company’s branding efforts. It went something like, “OpSource Staffing – The best Staffing Company you probably haven’t heard of … Yet.” Well, that tag line is not nearly as applicable today as it may have been back then. OpSource Staffing has made a very good name for itself across South Carolina and western North Carolina during the pandemic. The group is a public-private nonprofit formed in 2000 with the mission of positioning the region to succeed in the global economy. What does that mean? “At the Upstate SC Alliance, we wake up every day thinking about the region’s future,” says Upstate SC Alliance President & CEO John Lummus. That means everything from crunching data to identifying target industries to charting trends that affect our business landscape. From 2011 to 2020, companies announced $17.3 billion in new business investment and more than 49,200 jobs within the 10-county region. Of those, 51.8% were new company locations — and 61.3% of the investment came from international companies. “The gains the Upstate region has seen are a result of tremendous vision and leadership,” says Lummus. “And that vision remains important today. Between pandemic uncertainty, supply chain challenges, technology altering how we conduct business, the rise of electric mobility and increased attention to sustainability, we have to keep our eye on innovation to maintain our competitive edge.” And businesses are not the only ones competing. Communities vie to attract employers and career opportunities based on criteria like proximity to markets, talent availability, corporate tax rates and energy costs, and infrastructure. This, coupled with our philosophy of partnering with a client rather than restricting them to speaking with account managers only, means that Logicle has a very visible client-centric approach. Whereas it may be easy to think of data as a black-and-white practice, Logicle sees the nuance in how data can tell a story. Our team has a variety of experience in and around the field, and we continue to identify and recruit top talent in data analytics. We have expertise in the industry with a variety of verticals. We are active in academic conferences and journals, industry expos and open-source user groups. Logicle was born from a mix of industry experience, academic research and identified business need. South Carolina has great access to the Port of Charleston and has invested heavily in that growth and capacity. The result is you may have a 4-5 day wait for containers to enter Charleston, compared to up to 40 days in other areas, Los Angeles, for example. - Where are your warehouses/storage facilities? If you are in South Carolina, you not only have quick transport from port to warehouse/distribution, but you are within a two-day drive of two thirds of the U.S. and, you’re probably spending around half of what you would spend elsewhere. - South Carolina has worked hard to encourage and develop its workforce, build a favorable business climate and maintain a high quality of life. As a Certified Emergency Medical Responder, a senior member of the National Ski Patrol (NSP), and a Level II certified Professional Ski Instructor of America (PSIA) alpine ski instructor, Ron is an active contributor to the first aid community. Through his NSP and PSIA activities, Ron offers a wealth of referral services to investors and to vacation homeowners who are looking for resort properties throughout North America.
