ABOUT PINNY BEACH

Will the masterplan change?

Where is Pinny Beach?

The overall masterplan continues to evolve, and future development, infrastructure and facilities remain subject to the relevant planning and approval processes.

Pinny Beach is located on the eastern edge of Lake Macquarie, close to Caves Beach, Swansea and alongside Wallarah National Park. The broader Pinny Beach landholding extends from Wallarah National Park through to the Swansea Roundabout. Pinny Beach is located approximately: •

For the location of nearby schools, shopping, healthcare, dining, beaches and recreation, refer to the Local Area Map within the Masterplan Brochure. Who is developing Pinny Beach? Pinny Beach is being developed by Scape Properties. Scape Properties is also the developer behind Crangan Bay, an award-winning masterplanned community in the Central Coast LGA. Crangan Bay was awarded the UDIA NSW Award for Excellence in Residential Subdivision.

THE MASTERPLAN How is Pinny Beach being developed? The development of Pinny Beach commences with our Stage 1 Sandstone Release, centrally located within the Northridge precinct. The broader approved masterplan includes the Northridge and Southshore neighbourhoods, with residential areas, parks and green space, recreational facilities, pathways and future commercial facilities. This first stage forms part of the current approved DA works, focused on the Northridge precinct, comprising 408 lots. Future development within the Northridge, Southshore and Northern precincts will be subject to further planning approvals and amendments.

Further information will be provided as planning and development decisions are confirmed. What is planned for the area north of the Northridge precinct? The area north of the Northridge precinct, referred to as the Northern Precinct, is planned to be primarily residential, with additional parkland and pathways woven through the neighbourhood, similar to the Northridge and Southshore precincts. STCA. What is planned for Radar Hill? The future of the Radar Hill portion of the broader Pinny Beach landholding is still very much in planning. Further information will be provided as plans progress. What is planned for the Southshore precinct? The existing approval for the Southshore Precinct includes an access road and 87 lots. The Developer is currently working with Council on the redesign of this area to provide a more logical layout with improved accessibility and pedestrian connectivity. The precinct includes a range of allotment types to accommodate a mixture of housing typologies, including single dwellings, medium-density and shop-top housing STCA, as well as a café and other small retail offerings. The precinct will also include additional parkland and pathways woven through the neighbourhood, which are planned to connect Southshore with Pinny Beach and existing pathways through Wallarah National Park. For Northridge residents prior to Southshore delivery, an existing National Park track provides access down to Pinny Beach. Future development and lot releases within this precinct remain subject to the relevant planning approvals and amendments, with timing currently expected to be 5+ years.


TOWN CENTRE & AMENITIES Will Pinny Beach have commercial and recreational amenities? The Developer is planning a future commercial space within Northridge, as well as a range of parks and recreational facilities within the broader Pinny Beach masterplan, including parks, a playground, basketball court, kickspace and connected pathways.

The broader masterplan proposes further parks, green spaces and bushland corridors throughout Pinny Beach. Timing and delivery of individual facilities remain subject to the relevant planning and approval processes. Will there be a dog park? A proposed dog park is planned adjacent to the Stage 1 lots at the southern end of the Northern Precinct.

The timing, location and final design of these elements remain subject to the relevant planning approvals and the development of the community.

There is currently no confirmed delivery timeframe. Scape Properties will continue to work with Council on the design and delivery of the facility as the community develops.

The current lookout is on Council land. Council has a Plan of Management for the lookout and is undertaking improvements themselves, with support from Scape Properties.

ROAD ACCESS

What is planned for the future town centre? The Masterplan will include Pinny Beach Village, envisaged to include a large supermarket anchor tenant and a mixture of specialty stores, along with spaces for alfresco dining and a café for casual catch-ups. The final offering, timing and delivery remain subject to the relevant planning approvals and development of the community. When will Pinny Beach Village be delivered? Planning for Pinny Beach Village is already underway, with the project currently in the architectural design phase. Construction is indicatively expected to commence in approximately 3–4 years, potentially around 2030, subject to relevant planning approvals and the ongoing development of the community (STCA). What parks and recreational facilities are being planned? Yes. The Northridge Park is proposed to be delivered as part of the Stage 1 development. The whole park is approximately 7,800sqm and is anticipated to include a children’s playground, multi-purpose court, kickspace area, seating and connected pathways. We are currently finalising plans and approvals with Council and are planning to deliver it as soon as possible, likely commencing once Stage 1 and Stage 2 have settled.

What are the main entry and exit points for Pinny Beach? The main entry and exit to Pinny Beach will be via Pinny Beach Drive, connecting to the existing Murrays Beach Roundabout, which provides access northbound and southbound. A southbound on-ramp to the Pacific Highway will also provide a second exit from the site. All of these works will be delivered as part of Stage 1 of the development. Will Scenic Drive or Spoon Rocks Road be open to residents? No. Scenic Drive and Spoon Rocks Road will remain gated and locked by the RFS for bushfire access only. Any future change to this arrangement would be subject to the applicable bushfire requirements and relevant approvals and would be subject to public exhibition prior to any change. NSW’s current bushfire planning framework places specific emphasis on providing safe access and egress for residents while allowing emergency services to access areas during a bushfire. No additional future road access should be assumed at this stage.


BUYING AT PINNY BEACH What deposit is required? A 5% deposit is payable on exchange. Are deposit bonds accepted? No. Deposit bonds will not be accepted. When will my land be registered? The current estimated timeframe for land registration is approximately 2 years from commencement of construction on site. This timeframe is indicative only and may be subject to change due to factors including weather and construction conditions.

All purchasers will need to obtain their own bushfire assessment/report prior to construction. Is Pinny Beach affected by mine subsidence? The Pinny Beach site is subject to mine subsidence considerations, consistent with surrounding areas throughout Lake Macquarie and the Central Coast. The site has historically been used for both coal mining and mining exploration. Purchasers should refer to the Stage 1 letter provided by the Developer regarding mine subsidence and Acid Sulphate Soil considerations, together with the relevant planning and site documentation, and undertake their own due diligence. Are there Acid Sulphate Soils at Pinny Beach?

When will civil works commence? The Stage 1 civil works program is anticipated to commence in December 2026–February 2027, subject to approvals, weather and construction conditions.

Stage 1 is currently mapped as having no Acid Sulphate Soil classification. The broader parent lot includes areas identified as Class 5 Acid Sulphate Soils.

SITE CONSIDERATIONS

Purchasers should refer to the Stage 1 letter provided by the Developer regarding mine subsidence and Acid Sulphate Soil considerations, together with the relevant planning and site documentation, and undertake their own due diligence.

Which lots are affected by an Asset Protection Zone (APZ)?

BUILDING YOUR HOME

Lots 138, 139, 140, 157, 158 and 160 are affected by an Asset Protection Zone (APZ).

Can I choose my own builder?

The Developer currently has approval to commence works for the Stage 1 lots only.

An Asset Protection Zone (APZ) is an area managed to reduce the potential impact of bushfire on homes and provide a buffer between buildings and surrounding vegetation. The relevant APZ is identified on the Contour Plans and is subject to a positive covenant. Purchasers should refer to the relevant APZ plan for the applicable APZ location and setback requirements. Are there bushfire considerations at Pinny Beach? Yes. Bushfire considerations apply to the Pinny Beach site. An existing BAL report is available; however, this report was prepared in connection with the original DA approval for the subdivision only.

Yes. Purchasers are free to work with the builder or architect they trust, subject to the Pinny Beach Design Guidelines and applicable planning and development controls. Do I need Developer approval before submitting my plans to Council? Yes. House designs will need to be submitted to the Developer for approval prior to submission to Council. This allows plans to be pre-assessed against the estate design requirements before progressing to Council.


What are the Design Guidelines? The Pinny Beach Design Guidelines are intended as an addition to the broader Lake Macquarie Development Control Plan (DCP) and other applicable planning controls. They are designed to help maintain a consistent, high-quality neighbourhood while allowing individual expression in the design of each home. Purchasers are encouraged to undertake their own due diligence.

PETS Are pets allowed at Pinny Beach? As per Council requirements, cats are not permitted within the Pinny Beach Estate. Dogs are permitted within the Stage 1 release.

Will I need a DA to build my home? Yes. A Development Application (DA) will be required for all homes at Pinny Beach. Per Council restrictions, Complying Development Certificate (CDC) approval is not available.

FUTURE STAGES What is the next stage after Stage 1?

The Developer is currently working with Council regarding the DA process, including how the Developer’s pre-assessment process can assist in streamlining the overall approval process.

Stage 2 will commence following Stage 1.

Can I build a two-storey home?

IMPORTANT INFORMATION

Yes. Most lots within Stage 1 have a maximum building height of 8.5m, which generally allows for two-storey homes, subject to the applicable planning and development controls. Lots 117, 118, 119, 120, 137, 138, 139, 140, 157, 158, 159 and 160 have a maximum building height of 5.5m, meaning these lots are limited to single-storey homes, subject to the applicable planning and development controls. This is in accordance with Council controls to reduce visual impact for Caves Beach and the wider Swansea area. Purchasers should refer to the Lake Macquarie Development Control Plan, part 12, for further information regarding building heights and applicable controls. Is there a compliance bond? Yes. A $5,000 compliance bond will be payable at settlement of the land. Further details regarding compliance requirements and the bond will be provided as part of the Contract for Sale and will form part of our Design Guidelines. How long do I have to complete construction? Our developer Design Guidelines require construction to commence within 24 months from
