START A VEGETABLE GARDEN Growing old well requires one to exercise and have rigorous activities to look forward to.

One way you can pursue growing old well is by starting a vegetable garden.

Big or small, a vegetable garden requires planning, discipline, routine, and exercise, all of which I think are helpful for seniors.

I have had a vegetable garden for a number of years. A successful garden should be out in the open with lots of sun.

There are many advantages to having a vegetable garden. First, I use it for my own consumption. Our doctors will tell us at every visit that our diets should include healthy portions of dark green and other vegetables. All of my home cooked dinners include some vegetable content from my garden. I get home at 5:00 PM and hike up to the garden to see what is available. Typically, lettuce is a staple. Lettuce is a great starter for anyone’s garden because it is easy to grow and it is usually available for most of the year. Tomatoes are more periodic, followed by carrots, string beans, and chard. My chard, fresh from the garden, tastes like fillet mignon, I tell friends.

With the help of my wonderful gardener, Trino Adame, whose thumb is as green as the chard from the garden, we have arranged the garden into 13 boxes, all numbered. Between my gardener and I, we maintain a chart on what is planted in each box and when we expect maturity of the vegetables. Tending to the garden every day, gets me out of the house into the fresh air (well, fresh once the fires die down). Finding opportunities to move around and exercise are critically important to our health as we grow older.

Since the vegetable yield from the garden can be significant and come all at once, I have built a distribution system to share my good fortune. I share as much as I can with my two sons’ families since they visit me often in Santa Barbara. (I appreciate that they are worried about old Dad and the COVID.) I also share the vegetables with friends. This helps to build and maintain personal relationships, which are so impportant to our emotional and mental health. When the garden has produced some large harvests — 500 carrots one year — I shared them with the chef of a local club I am a member of.

In an indirect way, the garden has also produced income. I rent my main house. The garden has also become a good marketing tool for attracting guests and for giving them a unique experience. The tenants, who come mostly from San Francisco and Los Angeles, have access to the garden. Armed with the yield chart, they can pick what is available. The tenants have indicated that being able to pick fresh vegetables and cook them that night added an interesting and fun extra dimension to their stay.

Lastly, another important ingredient to the success of the garden is the compost system.

There are three enclosures and we move the material from one stall to the next, resulting in compost that provides nutritious fertilizer to ensure rapid growth and tasty yields. A more successful compost system includes worms, a step I am not yet ready to take.

The bottom line — having a vegetable garden helps you grow old in good fashion. Even a small garden will help improve your diet, give you the opportunity for movement and exercise, help stay connected to others, and gives you something to look forward to every day during this very difficult time.

Getting Rid of Mildew Question: The outside walls and trim of our house is covered with a black powdery mold that is really starting to look terrible! The mold is especially noticeable on the eves and trim that are painted white, but it is all over the siding boards also. My husband thinks we need to pressure wash the house and that will take care of the problem. What should we do?

Your Handyman: The dark, dirty coating you are seeing on the siding, facia and eves of your home is more than likely being caused by mildew not mold. Mold grows mostly in dark enclosed areas that are not exposed to the sunlight while mildew appears frequently in the caulking and grout lines of tubs and showers, and also on the exterior surfaces of homes located in coastal areas with high humidity like Santa Barbara. Mildew is a fungus that thrives in moist environments and feeds on organic materials, including the oils in alkyd-based paints and the cellulose thickeners often found in many latex based coatings.

The most effective way to remove the mildew from your home’s exterior is to first kill it with a dilute solution of chlorine and then wash it off completely with either a garden hose or a pressure washer. Chlorine is most commonly known as the bleach used in your laundry room and is a powerful oxidizer that can damage plants, fabrics and cause severe burns to a person’s skin or eyes, and needs to be handled in a safe and cautious manner.

First wet down the exterior surfaces of your house that you plan to clean and also any plants or shrubbery that is close to the house and may come in contact with the chlorine. Use a Hudson style pump garden sprayer to apply a diluted mix of 1 part chlorine to 7 or 8 parts water onto the siding and eves of your home while wearing old painting clothes and eye protection.

With the first spraying you will almost immediately see the mildew start to fade and run down the siding and it is best to let it sit for several minutes at least. If the mildew is particularly heavy it may require several applications of chlorine before all the mildew disappears and then rinse it all off the house using a garden house or a pressure washer.

If you use a pressure washer be careful not to damage the wood or stucco, or to blast off the paint leaving bare wood that will have to be sealed. A garden hose is probably the best choice for rinsing the house unless you are prepping the house for a paint job, in which case the pressure washer is very effective at removing loose or flaking paint and any dirt, dust or cob webs that may have accumulated on the house.

If your home has excessive amounts of mildew then it has probably substantially eaten into and damaged the paint, and its probably time to have the house repainted after the mildew has been washed away. If new paint is applied over the mildew then it will continue to grow under the new paint, so it is critical that the existing mildew is completely killed and washed away prior to painting.

Chemical mildew inhibitors called Mildewcides can be purchased at most any paint store as an additive that is blended into the paint before it is applied to a home in a moist environment or to a home that has a history of mildew problems. Mildewcide is an EPA registered fungicide that can be safely used in paint coatings either inside or on the outside of your home, and it will not affect the color or reduce the performance of the paint. In an area like Santa Barbara where in a typical year we experience the May Gray and June Gloom fog, it really is a good idea for any home to be painted with paint blended with mildewcide as a preventative measure.

Embracing Virtual Meeting Function — Now and Later

Many months now into the pandemic, some associations have stopped conducting board meetings. That is a mistake on many levels, but also completely unnecessary.

Boards do not need to govern in secret, avoiding the Open Meeting Act. Many inexpensive platforms are widely available to help HOAs conduct open and virtual meetings.

There are many platforms, and Zoom, Ringcentral, Webex, GoToMeeting, and TeamViewer are some which I have used.

Most have a free limited service version and a reasonable monthly subscription with more and enhanced features.

Here are some things to consider for HOA virtual board meetings: Don’t assume this is only useful during the pandemic. HOAs may find that the option of virtual attendance in the future may increase communication and member participation. Plan on keeping the technology after live meetings are okay again.

Pay attention to the setup. I attended a meeting recently where the organizer forgot to give themself full control over attendees with the ability to mute or even disconnect someone when necessary. One homeowner was long-winded and habitually talked over others in meetings. Every time the organizer muted the attendee, the attendee unmuted themselves, repeatedly disrupting the meeting.

Think about the sound. One problem with mixed live/virtual meetings is that multiple unmuted microphones at the same time will create feedback or very distracting echoes. Also, a single laptop, tablet, or smartphone may not have an adequate microphone to pick up all the board deliberations. A short-term solution is to make sure that the physically present directors cooperate to make sure only one microphone is on at a time. This will slow

the pace of the deliberation, but that is not always a bad thing. A long-term solution is to purchase a separate conferencing microphone/speaker to provide a single source for the audio component of those in the meeting room. Many manufacturers have such devices, including Owl Labs, Dell, Jabra, Polycom, and others, and are priced from less than $200 to just under $1,000 for models which include cameras.

Think twice about recording meetings.

Most meeting platforms have an option to record sessions. However, the important facts from the meeting should be sufficiently recorded in the written minutes of the meeting. The commentary and deliberation itself may best not be recorded, because sometimes recording can intimidate and even squelch participation by those afraid to “say the wrong thing.”

The meeting rules still apply. Whether someone is participating from their den or in the clubhouse, the HOA’s meeting rules should be enforced. Disorderly virtual meetings are a nightmare.

Alert virtual participants that poorly functioning devices or poor internet connections may make it hard for some users to be heard or seen and may be prone to freezing. Announce before the meeting that poor connections will not hold up the rest of the meeting.

Necessary documents such as the agenda and any other documents for members to see should be properly uploaded in advance. Screen sharing is a good backup.

Have a roster handy to ensure that only members log in.

Stay on topic and keep the meeting moving.

Have great virtual board meetings and consider keeping this connection along with live attendance when we all have the choice again.

Rental Assistance Needed for Tenants & Housing Providers Alike Earlier this month, the Centers for Disease Control and Prevention (CDC) declared a “temporary halt to residential evictions to prevent the further spread of COVID-19,” which applies to all residential housing. This moratorium ends on December 31, 2020. This may seem helpful to renters in the short-term. But this notice does not relieve residents from their rent obligations, and landlords may charge late fees, penalties, and interest on missed rental payments.

Right now, housing markets are strong.

But a lack of rental assistance jeopardizes the entire real estate market. The eviction crisis that will occur at the end of this eviction moratorium will be significant. The current eviction moratorium will leave both housing providers and renters struggling, and will have a devastating impact on our national economy. More than 40% of rental units across the nation are owned by ‘mom & pop’ owners who will struggle to keep up with their financial obligations.

Additionally, 37% of rental units are categorized as LLC/LP/LLP, many of which are operated by individuals who will also be negatively impacted. Many of these owners rely on their rental income to cover their own necessities, including housing, food and medical needs.

During the moratorium, property owners will struggle to make their obligations – including mortgage payments, insurance, taxes, property maintenance, utilities and

staff. When the moratorium expires, renters will struggle to make up massive amounts of back rent (which could amount to over a years’ worth of rent). This will turn this pandemic into a significant housing crisis come 2021.

That is why The National Association of REALTORS®, along with coalition partners, are asking Congress to make rental assistance necessary for renters AND housing providers. Congress must enact an emergency rental assistance program that addresses the challenges for housing providers and renters alike. The House-passed HEROES Act did include rental assistance, but it was not sufficient enough to cover the number of renters covered by the CDC notice. All renters who are eligible and attest to their need for the eviction moratorium must be covered. Payments should be made directly to housing providers who provide housing authorities with copies of their residents’ attestations.

More action is coming on this issue as REALTORS® fight to protect our nation’s more than 48 million rental units and their property owners.

You can replace a garbage disposal as a DIY job, but be aware it’s an intermediate-level task not suitable for beginners, and it will take a few hours.

How Should I Maintain my Garbage Disposal?

Garbage disposals are one of those appliances you just assume will work every time.

Shove debris in there, flip the switch, grind it up and make it go bye-bye! And indeed, that’s exactly how it should work. But like any other home appliance, things can go wrong. You can preserve your disposal and give it a long life by giving it proper care and maintenance.

What not to put in the Disposal First up, don’t assume it can chew up anything you put down it. The grinding blades are capable of tearing up many things, but they can get overloaded. As a general rule, avoid putting fruits and vegetables down the drain. Artichokes, pits, banana peels, apple peels and especially celery can block up the disposal, slide through to form a clog or wrap around the blades and keep them from working. Stay area from stringy foods, such as pasta, as well as rice, potatoes and beans.

They swell up with water and can cause a clog. Greases, fats and oils will create film on the teeth, making them less effective, and can cause an unpleasant odor. And enough grease will eventually clog a drain.

Eggshells are also a bad idea, despite what you may have heard about sharpening blades.

The stringy membrane can bind them up.

Never put any kind of non-food item down the drain. The disposal can’t break them down enough to wash them down the drain.

Everyday Maintenance Run your disposal at least once a day, even if you think there’s not much in there. This

keeps debris from building up, jamming or corroding the interior. Drop some ice cubes into the unit from time to time; they’ll keep it clean and help sharpen the blade. And of course, always run the water before and after the disposal.

If you have a medium to large quantity of waste, dump it in the sink, turn on the water and disposer, and then use a tool such as tongs to push the waste down the unit a bit at a time. Too much at once can stop up your sink.

Lemon peels are an exception to the fruitand-vegetable advice. Add some to the disposal every so often to improve the smell and kill germs.

Replacing a Disposal Most units have a lifespan of five to 10 years. If yours is acting up and near the end of its life, it makes more sense to replace rather than repair. New garbage disposals work faster and more efficiently than older models, saving you time and utility costs in the long run. Replacing a garbage disposal can be a DIY job, but you should be at least moderately skilled with basic plumbing and electrical principles. If you hire a professional to do the work, expect it to cost between $20 and $40 per hour, and for it to take about three hours.

Landscape Art as a Window in Your Home

By Betsy Gallery & Marcia Burtt Marcia Burtt creates paintings that have the feel of being in nature by standing outdoors when she paints, by using colors she actually sees, and by creating compositions that often begin right at the viewer’s feet.

Placed on an interior or even an exterior wall, such as above a fireplace where no window can be constructed, collectors get the sense they are looking out a window onto a favorite view.

Rather than adopting an old-fashioned style and color palette and using gold frames so her paintings become beautiful objects that simply strengthen the indoor environment, Marcia wants her art to bring the outdoors in.

Pamela Regan met Marcia Burtt in the early 1980s. She immediately fell in love with Marcia’s plein air paintings and decided that one day when she could afford to purchase art she’d own one.

Moving into a new home a few years later, Pamela was able to realize that dream.

An expansive wall in the new living room was an ideal spot to hang a sizable painting.

Pamela excitedly gave Marcia a call to commission a rendition of her favorite view—Montecito Peak overlooking the Bird Refuge.

It took nearly a year for Marcia to finish the painting. June gloom lingered for months, and the angle of the sun had to be just right. But it was well worth the wait: the painting created the feeling of a window. Over a number of years Pamela acquired other paintings of Marcia’s as well as works by other local artists.

Not long ago Pamela and her husband Earl Wilcox purchased a home on the Riviera, designed and built in the 1960s by Alex D’Alfonso for his personal residence. They later learned that he cut the street into the hillside, then designed and built many of the homes in the neighborhood at the same time. Theirs has roots in the Mid-Century style with a large cantilevered overhang over the front porch.

The home was in original condition with small rooms and an outdated floor plan.

Pamela designed a remodel to open the rooms, vault the ceiling, and to take advantage of views from every room. They moved the kitchen to the center of the home and created a great room by incorporating the space of one of the bedrooms into the living area. She found period details, such as the Gerald Thurston Lightolier Pendants which hang over the kitchen island, via a dealer in New Mexico who salvaged them from a home on Route 66.
