Narrow Kitchen Island Needs a Narrow Sink

By Ed Del Grande Question: Dear Ed: I’m remodeling my kitchen and want to add a kitchen island area. But, we are tight on room and the island needs to be very narrow. A standard island sink may be too wide. Do you have any narrow sink suggestions I can look at? — Patty Answer: Usually for a standard-size kitchen island, you can use a small bar sink. If even a bar sink may be too wide for your island, I do have a suggestion. Some manufacturers offer long and narrow sinks called trough sinks. Like the name says, the rectangle shape does resemble a horse trough. But don’t let the name fool you. These are beautiful high-end kitchen island prep sinks. Usually an under-counter installation, a trough-style sink may allow you to add a usable sink to your narrow countertop. Collect your final island measurements and work with your supply house to see if all will work out. Bottom line: If you go with a trough sink, hopefully you won’t end up with a deserted sinkless island. Termite Fumigation Part 2 By Kelly G. Richardson, Esq. CCAL

Hi Kelly, Our board is resolved to resume fumigation of the buildings in our community and has voted to obtain quotes for the next phase of fumigation but has not voted yet to schedule the work. The president does not consider that to move out of one’s home and into a hotel or another person’s home is a COVID risk. Does the board have the right to push through with the fumigation work and force people out of their homes during COVID times? What do you recommend happens?Thank you for your help, C.P., Huntington Beach Dear C.P.: If the association has confirmed a termite infestation in the framing, that can affect all of the HOA owners. Effective treatment can protect the building’s structural integrity, thereby protecting residents’ safety and protecting owners from long-term major repair costs. Civil Code Section 4785 allows the HOA to temporarily remove an occupant from a residence slated for termite treatmentif the HOA meets certain specified conditions. The HOA must mail or personally deliver written notice to the owner with specific information at least 15 but not over 30 days before the date the residence must be vacated. If the HOA finds it necessary to invoke this statute, it should consult its legal counsel before beginning the removal of a resident, and the lawyer will most likely suggest a court order is obtained on an emergency basis. HOAs should not try to force residents out of their home without appropriate legal process being invoked, and residents should cooperate with this important preventative work. – Best, Kelly Dear Mr. Richardson: My building has confirmed termite

activity in more than half of the units. The board ruled there was not enough evidence of a problem despite the unit inspections. I’ve presented multiple independent inspection reports, almost all of which say that fumigation is recommended. I can’t get traction with the board to act as I watch my hardwood floors being eaten by termites. Spot treatment alone has not been effective for termite activity that most likely has migrated from a “common area”. Where does one even start with this mess? – S.P. Dear S.P.: The Board has broad discretion in dealing with this so long as it acts with the appropriate expert advice. This comes from a case involving an HOA not far from you, the La Jolla Shores Clubdominiums. In that HOA, homeowner Lambden believed thatthe buildings should be fumigated by tenting, but the board had obtained advice from a pest control firm that spot treatment would be adequate. In 1994, Lambden sued the HOA and alleged the board had failed to fulfill its duties. The case wound up on appeal in 1999 before the State Supreme Court, which ruled that, so long as the board conducted reasonable investigation, courts would give boards “judicial deference” and support the board’s discretion on ordinary maintenance decisions. That landmark HOA law ruling can be found at 21 California Reports 249 (1999). On the other hand, boardseschewing competent expert advicemay find themselves outside the protection of the Lambden decision,outside the immunity of the Business Judgment Rule, and, worse yet,outside the protection of their Directors and Officers insurance coverage and Civil Code Section 5800 immunity. – Thanks for your question. Water Damaged Fascia Board io Quest

For some reason rainwater gets behind the rain gutters on our house and there are several sections of fascia board that are water damaged and need replacement. Why is this happening and what type of wood do you recommend for the new fascia board?

Great question. If rainwater is running off the roof and down the fascia board instead of pouring directly into the rain gutter, the fascia board will eventually become water damaged and start to show signs of rot. So, the first issue to deal with is why the fascia board is getting wet and the solution is usually the correct installation of the rain gutter. There should be a metal drip edge on your roof that was installed over the edge of the plywood or wood planks before the tar paper and roof shingles were installed. The purpose of this drip edge metal is to keep rainwater from running down the facia board and eventually damaging it. The flat back side of the rain gutter should be installed under this drip edge so that all water coming off the roof is channeled into the gutter; the fascia board is then kept dry and remains in good condition. If the wood rot is left untreated it can consume the fascia board which is relatively easy to replace but can then move into the rafter tails and eves which can become a much more expensive repair project. All our local lumber yards sell replacement fascia board, which is free of knots, has a factory applied primer coat of paint, and is smooth on one side and has a rough finish on the other side. This fascia board is more expensive than using common framing lumber but will hold up much better over the years to rain, fog and the blazing sun.

The Most-Ignored Parts of Your Home to Clean Today By HomeAdvisor

When was the last time you looked at the tops of your kitchen cabinets? Or worse yet, the area behind your stove? These areas rarely fit into a regular cleaning schedule. But every now and then, you have to take a look and tackle those most-forgotten chores. These are the out-of-sight tasks you might be missing. SHOWERHEADS AND FAUCETS You may be diligent about water spots, but how often do you deep clean your showerheads and faucets? If you can’t remember, try this: Fill a small plastic bag with vinegar or a 50/50 water and vinegar solution; submerge the fixture head in the solution and secure the bag to it for an hour; remove the bag, run the water and give the fixture a quick scrub.

TOPS OF CABINETS, FRIDGES AND TALL FURNITURE When you can’t see the top of something, it won’t be top of mind. But kitchen cabinets, refrigerators and tall furniture can amass an impressive amount of dust and dander. In most cases, a good dusting will do the trick. But if the job is more challenging, be sure to use the appropriate cleaning solution for the surface material.

DRAINS AND DISPOSALS Sink stoppers and strainers keep drains and disposals out of sight, but they are magnets for gunk. Take a day to treat all of the drains and disposals in your home. Try adding baking soda, following with vinegar and stopping up the drain for a chemical reaction that will break down grime. Then, flush with hot water. Tackle leftover scum with a toothbrush for good measure.

INSIDE SMALL AND LARGE APPLIANCES We often overlook the insides of appliances, whether they’re countertop toasters and coffeemakers or washers, ovens and refrigerators. Pick one or two to clean on your next free day. And remember details like drip pans, crisper drawers, oven racks and the underside of your ventilation hood. If you’re feeling ambitious, pull your appliances out and clean the area behind them.

INSIDE CABINETRY Though we use our cabinets nearly every day, we certainly don’t clean them as often. Rather, we close the doors on medicine cabinets, under-sink areas, pantries and drawers and forget that they need maintenance. Choose one cabinet or drawer to detail when you’re cleaning the house, and you’ll have allclean cabinets in no time! The list doesn’t end here. We also tend to forget things like air and exhaust vents, window tracks, ceiling fans, mattresses, the undersides of tables and chairs, bathroom accessories, handles, switches, curtains, upholstery and more. If you’re behind or don’t have enough time for these sideline chores, consider a one-time deep cleaning service — so you can start off with a clean slate.

LIGHT BULBS Light bulbs are easy to forget, but a thick layer of dust can make them a fire hazard. Plan ahead so you can leave the lights off for a while. Then, remove the bulbs and wipe the dust away with a dry cloth. You’ll want to wear plain plastic gloves for halogen bulbs, which are sensitive to oils from our fingers.

INSIDE INDOOR WASTE BINS The insides of trash, recycling and compost bins are often left to collect grime and residue — perhaps because we associate them with waste, bnot cleanliness. Solar Azaleas

Create a Heavenly Storm in Your Landscape By Norman Winter As spring arrives in the south first, I can tell you landscapes are lighting up with what many consider one of the best of the best azalea bloom seasons ever. This dazzling show is thanks in part to the Rhododendron austrinum or Florida flame azaleas and their hybrids like Solar Flare and Solar Glow. If you haven’t heard of Solar Flare and Solar Glow yet it’s OK; they are another incredible creation of Buddy Lee in Independence Louisiana, a horticultural hero who also brought us the Encore series of repeat blooming azaleas. You’ll find them both in the Southern Living Plant Collection and Sunset Western Garden Collection. Solar Flare and Solar Glow azaleas will mature at about 6 to 8 feet in height and 4 to 5 feet wide. They are cold hardy from zones 5 to 9 (-20) meaning much of the country can revel in their spring blooming

beauty. Revel I did, with those planted outside my office when I was with the Coastal Georgia Botanical Gardens in Savannah. There is a sense of panic at my new house in Hamilton, Ga., and probably a lot of other places too as homeowners see azaleas blooming at the neighbors and realize we all need them, too. I’m talking I want Solar Azaleas, Encores, natives and other groups. Azaleas must have very well drained, organic-rich, acidic soil. When we get heavy rain, we want the water to drain freely. This is such a critical issue that many experts even suggest planting them high so to speak where the top one inch of the rootball is above the soil profile, and add loose, organic material around it. Azaleas are very shallow rooted plants. Considering that you are also planting high, in loose soil, you realize that azaleas are prone to drying out, especially those newly planted. No sight is more stunning than the orange azaleas combined with dogwoods, Louisiana or woodland phlox and purple azaleas like Autumn Royalty. Do this, and you will have created the Kodak moment.

Blooms really popped out in the past few days, brightening the scene with lovely spring colors that stand out against the late-winter landscape. I think one of the best of these early bloomers is the saucer magnolia, a medium-sized tree that unfolded its blooms almost overnight. This is such a joy to see, not forgetting the bridal-wreath spiraeas, forsythias, star magnolias, daffodils, redbuds and camellias that also make this a beautiful time of year. And the saucer magnolia brings not only beautiful flowers, but a lovely tree that is well-suited for smaller properties, typically growing at a moderate pace over time to 15 to 25 feet tall and wide. It typically has several trunks, which makes it seem like a large shrub for many years until it matures into a taller plant that is clearly a tree. It is, of course, a relative of the evergreen Southern magnolia, famed for its beautiful white blooms in late spring and one of the symbols of gardening in the South. Another relative is the pretty star magnolia, a shrub or small tree with frilly petals on its early blooms. The plant prospers in acidic soil enhanced with organic matter such as compost and will grow in part shade to

full sun. As with most trees and shrubs, it prefers well-drained soil with even moisture through the year. It is deciduous, meaning the leaves drop in autumn, but the silhouette left behind is striking because of the branching habit that begins low on the trunks, spreading horizontally in a graceful manner. The flowers, depending on the variety, may be pink, white, purple or burgundy. But most of what we see are all pink or pink and white. Their shape leads some people to name it tulip magnolia. Though remarkably care-free, the early blooms of saucer magnolias, typically 3 to 5 inches in diameter, may be harmed by a sudden deep freeze in early March. That has happened a few times to my saucer, a variety named Alexandrina, which has been growing for more than 35 years. There is, of course, no way to cover a big plant as you would a hydrangea facing a deep freeze in April. But it is a risk worth taking, doesn’t happen too often and should not discourage you from choosing this great plant. Some of the newer hybrids bloom a bit later and should escape such freezes.
