Closet envy

By Cathy Hobbs When it comes to closets, organization is often top of mind. But where do you start?

There is the mindset that everything should have a place. Have tiny items that you fear may get lost? Place them in decorative boxes as opposed to loosely on shelves. Have items that won’t work well on hangers? Create slots to allow them to be neatly folded. Here are some top tips to create a functional and inviting closet.

DO’S

Do use boxes and bins to hold small items.

Do color-code your closet by pairing similar colors and patterns together.

Do incorporate slim or huggable hangers to create more space.

DON’TS

Don’t keep items in your closet you haven’t worn in at least a year. Purge those items no longer needed or worn.

Don’t mix different seasons of clothing in the same closet if possible. If you have the storage space, try to store items in your closet by season.

Don’t design your closet before taking inventory of what you have and a plan of how you want your closet to function. Otherwise, you may end up creating a closet that isn’t fully maximized for usage.

Real Estate Fraud We all know that the real estate market is hot and that homes are being purchased almost as soon as they are listed. However, hot market brings out the worst in people as well.

As people hurry through the home buying or renting process, their eagerness to close on their home purchase or to find a place to rent, will sometimes lead to them letting their guards down and not paying attention to the signs of real estate fraud.

Finding a place to live can be an exciting but stressful experience and it can lead to exhaustion, fatigue, and the willingness to overlook the tell tale signs of possible real estate fraud.

There are some common frauds that I would like to point out this week. But before I do that, why are housing scams so prevalent? Real estate fraud is a common target for criminals due to the large sums of money involved in the transactions as well as the sharing of sensitive information among multiple parties. According to one recent study, real estate is the third most common sector of fraud attempts behind construction and commercial services.

Housing scams are prevalent across all aspects of the housing industry, with criminals targeting both renters and owners.

Traditional real estate transactions revolve around email, which makes them vulnerable to cyber attacks. The FBI announced in its 2020 Internet Crime Report that real estate fraud complaints resulted in over $1.8 billion in losses in 2020 alone. Despite growing awareness around cyber attacks, it continues to be a threat in the real estate industry.

Being aware of common forms of real estate fraud is an important step in avoiding scams. The following are the ways criminals are ripping off the public.

Wire Transfer Fraud – The most common form of real estate cybercrime is wire fraud. This form often targets homebuyers as they navigate the process of buying a home. By hacking into email and other forms of communication, criminals can gain access to banks accounts, social security numbers and other sensitive information. With this information, criminals can intercept transactions and steal hundreds of thousands of dollars from consumers. Criminals will often times send “professional” looking emails asking for a potential buyer to wire their closing funds. If the consumer doesn’t pay close enough attention to the source of the email, they can wire their life savings to a bogus account and it will be gone forever.

I attended a seminar a few years ago and a colleague asked the moderator, who was from the local District Attorney’s Office,

what someone should do if they inadvertently wired money to the wrong person.

He jokingly said that they should raise their right hand and wave it goodbye. It is almost impossible to trace the source and get the money back. Always verify with your title and escrow company that they are the ones asking for the wire transfer.

Home Title TheftHome title theft, also known as deed theft, deed fraud, or house stealing, occurs when the title to a property is obtained illegally without the owner’s consent. Title theft often occurs at critical stages of sales and refinance transactions, where funds and sensitive information are passed between parties. Thieves often acquire the information they need to execute a title theft by assuming the identity of a real estate professional or third party. Always be careful about your sensitive information.

Rental ScamsAccording to research conducted by Apartment List, 5.2 million US renters have lost money from rental fraud. Renters may experience a variety of scams, which can lead to different levels of financial loss.

A common rental scam involves fake rental advertisements. In this case, a scammer creates an ad (most typically on Craigslist) for an apartment or house and attempts to collect a deposit or lease payments from a potential tenant.The Federal Trade Commission warns that any payment requests, especially via wire transfer or cash, prior to meeting a landlord or signing a lease are red flags for rental scams.

This last scam is the main reason for me wanting to write this article. I have received more than five phone calls in just the past two months from people asking me to help them verify whether an ad (they have all been on Craigslist) were legitimate or not. In all cases, they turned out to be scams. Typically it is for a house that was just recently sold and the ad touts that the new owner wants to rent it out and the price seems below market value. The scammers will copy and paste the photos from the recent listing when they advertise it for rent. Because of the lack of rental inventory, some people are so desperate for housing that they will jump at any chance to find a place to live. If anyone is unsure about whether a potential rental is a scam or not, they should contact their local Realtor for assistance. It would be our pleasure to help verify an advertised rental and to make sure that people do not get scammed out of their hard earned money.

The old adage is more true now than ever when it comes to rentals, “If it sounds too good to be true, then it probably is!”

By Kelly G. Richardson, Esq. CCAL I’m excited to share the 600th column since “HOA Homefront” inaugurated in March 2005. Except for a hiatus in 2010 and 2011, the column has been published continuously for 17 years and now appears in most of the major paper and digital news publications in Southern California. I thank former real estate editor Harold Medina, who encouraged me to begin writing, suggesting the title “HOA Homefront.”

There are several recurring themes in the column since its inception. First, is the importance of knowledge about the practical and legal complexities involved in operating common interest developments, also known as “HOAs.” The Davis-Stirling Common Interest Development Act, now 36 years old, has expanded dramatically in scope and complexity as the Legislature continues intervening in the governance and management of private communities. Properly run communities need knowledgeable volunteers and managers, and hopefully, this column has been helpful for the many millions living in California’s common interest communities.

Another theme is the overriding reality that the homeowner association is not simply a legal or financial entity, or a piece of land. While all those characteristics are important, the salient focus always must be on the fact of community.

The members are not just shareholders or voters, they are neighbors. So, the column continuously emphasizes neighborly behavior, transparent governance, and civility above all.

It may seem ironic coming from a career trial attorney, but another key theme has been the undesirability of litigation.

I have never seen litigation accomplish peace in an association, but I have seen it tear apart communities financially and socially for years. I am proud that not

once in these 600 columns have I recommended court action as the primary strategy — and I don’t intend to do so in the next 600 either!

The importance of professional and credentialed management has been an enduring theme of this column since day one. When I began advising HOAs in 1989, I believed that associations of less than 100 members probably could handle their affairs without a hired manager.

Today, 33 years later? I recommend management for the smallest HOAs. To the thousands of homeowners who have submitted reader questions in these 17 years, I apologize if your questions did not appear in a column. I keep all those questions — sometimes a six-year old question pairs up nicely with one from last month. I also greatly appreciate the kind words that so often begin your questions — I remove those comments not for ingratitude but for space reasons — 600 words only goes so far!

To professional managers: Keep up the good work. Your job is difficult but essential. Be a credit to the profession and push for the highest performance, ethics, and excellence. Hang in there; we need you!

To volunteer directors: Thanks for volunteering your time. Keep ethical, keep civil, and always remember you are a servant not a boss of your community.

Model excellent behavior and keep that standard high for all.

By Paul F. P. Pogue If you’ve ever bought or sold a house, you know the crucial role home appraisers play in the outcome. Even if you haven’t had the (sometimes stressful) pleasure of buying or selling a home, you should still familiarize yourself with what a home appraiser does — and how it impacts your bottom line should you ever find yourself closing in on a home sale.

On average, a single-family residential home appraisal will cost between $300 and $500, though that price may go up for larger homes. The same is true if a home has certain features that require more time and expertise to appraise. In most cases, the appraisal fee is the buyer’s responsibility. However, you’ll need to pay the cost if you’re trying to learn the value for non-sales reasons. If you’re hiring an appraiser, verify that they are state-certified and have relevant experience in your location. Familiarity with the community helps appraisers accurately set the price of a home.

Prepare for a home appraiser by making sure the home is as neat and clutter-free as possible. A clear area helps eliminate potential distractions so they can take a thorough look at everything. It’s also a good idea to handle all minor repairs in advance. Exterior damage, chipped or peeling paint, and torn screens tend to give the impression of a home that has not been well-kept.

Appraisers will inspect your home for health and housing codes, count the total square feet of all the rooms, look at the ease of layout, and consider things such as appliances and utilities. They’ll also factor in available parking and driveways, as well as the home’s exterior condition and curb appeal.

Inform the appraiser about any home enhancements, and how much they cost. Recent installations such as a new $5,000 furnace or a $15,000 roof can boost the home’s appraised value. If possible, give them written verification of the upgrades. Similarly, a recent copy of your property tax bill will help.

Be aware that any renovations done to the home without acquiring proper permits will likely show up in the appraisal or home inspection phase and could throw a wrench into your sale. Home sales are a significant reason you need to verify that your contractors pull all appropriate permits on any job.

Skipping permits can come back to haunt you years later.

Some of the most critical factors affecting your home’s value may be out of your control. There’s a reason that real estate relies on three essential words: Location, location, location! The quality of nearby schools, access to roads, noise factors such as nearby trains, and other elements will all help determine the final cost. Appraisers will also factor in nearby home values and recent sale prices to estimate a local baseline.

In the end, if you don’t agree with your appraised value, you can bring it to the attention of the lender or company that ordered the appraisal. You’ll have the most luck if you can provide your lender with objective data, such as recent nearby home sales that were particularly low for reasons specific to that property rather than the neighborhood.

Designers are saying gooDbye to these home decor trends in 2022

By Avery Newmark All good design trends must come to an end, to make way for what’s next in contemporary style.

Over the years, many design trends have come and gone, and what’s new today can turn passe by tomorrow. After two pandemic-powered years characterized by unprecedented changes to the way we work and live, and the amount of time we spend inside our homes, the time has come to refresh our spaces.

If you’re ready to make changes for the new year, here are a few trends designers at the Spruce can’t wait to say goodbye to in 2022.

Farmhouse decor It’s time to move on from the rustic art and whitewashed woods of farmhouse decor. Try adding statement paintings, pillows in bright colors or area rugs with fascinating patterns to revamp your style.

“I understand the attraction of farmhouse style: White walls, light woods, and neutral rugs and textiles can create a peaceful space,” Annie Elliot of Annie Elliott Design told the Spruce. “But without enough visual interest, peaceful can become boring.”

Open-concept spaces After a year of living in sweatpants and business shirts, people are ready to feel put together again. Look for this trend to extend in the home.

To feel a little more sophisticated, this perspective leads to a shift away from the “flow” style — open concept floor plans and open shelves.

“One of the trends I am most looking forward to saying goodbye to in 2022 is open kitchen shelving,” Ryan Jones, founder of Land of Rugs, told the Spruce. “Sure, it looks great, and on the face of it, it seems incredibly easy to maintain. The reality of this is that just isn’t the case, at all. It takes a lot of work to keep the items on the shelves looking great, and you have to ensure you are constantly dusting as well. It is a lot more effort than it is worth, quite frankly.”

The African elephant is known for having the longest gestation period of any animal, which lasts up to 22 months. This is the proverbial New York minute when it is compared to bringing a new shrub to market. Take, for instance, crossing two native sweetshrubs to finally get one worthy of the name “Simply Scensational.”

Tim Wood, aka The Plant Hunter, did just that. And now, after just over a dozen years and thousands of sniffs, Simply Scentational will make its debut in spring 2022.

Granny’s sweetshrub is now a more beautiful deep burgundy red with a fragrance that will send you into a state of euphoria.

Simply Scentational is an upright grower, reaching 6 feet in height with a spread of 5 feet. It is recommended for hardiness zones 4-9. Botanically speaking, Calycanthus floridus is native in 20-plus states in the Eastern United States, as far north as New York and south as Florida. In addition to the name sweetshrub, it is also called Carolina allspice and spicebush. Those names tell you a lot. Try cutting a stem or two for the vase.

The first time I saw the native sweetshrub, I instantly fell in love with it. The small deep burgundy flowers and fragrance was an instant lure. I would see them at old homes and plant swaps, but almost never in the marketplace.

The Western U.S. is not without their own version. The California allspice, Calycanthus occidentalis, is somewhat similar, with thinner petals and a little less fragrance. Both native versions, however, have been used in breeding to turn the sweetshrub world upside down.

Simply Scentsational will now give Proven Winners an outstanding duo, as they also have Aphrodite, which comes courtesy of North Carolina State University breeding. It is a hybrid between the California allspice and an Asian species, Sinocalycanthus. Aphrodite is even larger, reaching up to 8 feet tall with a spread of 7 feet.

Not only is the plant larger, but so are the red-cupped flowers that remind some of magnolia blossoms. The fragrance is described as fruity with aromas of pineapples and apples. The bloom age and time of day also play a role in the olfactory experience. These shrubs are cold hardy from

zones 5-9 and perform best in fertile, well-drained soil in full sun to partial shade. The more sun, the more moisture needed.

As true to the native species, expect them to offer root suckers. Remove these to create a more picturesque structure. On the other hand, this trait is what makes them one of the better screens for the landscape. The yellow fall leaf color is a great addition to the woodland garden, where it will stand out from quite a distance. Many will also be ecstatic to know these are not on the deer menu!

One thing is certain: Our grandparents would be elated over both Simply Scentsational and Aphrodite sweetshrubs.
