Homer will be out for the rest of the day today, undergoing some (minor) surgery this morning. How about first thing tomorrow morning? Name the time.

Hi all, do we need to hop on a quick call today to discuss? We should lock in on a choice. It seems to me there are some differing opinions here. I read in Laura's update that a window came in, what material is that and will that be acceptable to planning? If yes, Jerry is that something you can live with? If not, then we need to have a conversation about the approvability of the window you are suggesting.

When Homer and I looked at the windows a few week ago, recognizing that the side pieces of the windows on pct were wood I thought We agreed on the ease of install, without disrupting what is currently a non-leaking exterior This should be taken into account when offering options

Jerry, Chattel and Clark from the heritage committee are recommending composite or aluminum clade windows. The final window needs to be selected ASAP to assure its included in the planning commission presentation. Also the color palette needs to be confirmed so the rendering can be updated.

Gary, can you handle this while I’m gone. The less people involved in the process means we get it done quicker. Mo didn’t know what he was doing. And that’s why ran out of time and money and ran afoul of the permit system. If you can eliminate any of these people…do it. If not, then let’s see first if anything they did can help help us. Also we need mark or someone with common sense to talk to Chattel..wood windows???? Have they lost their minds? It was hard enough to find a hung window we can clean. The color will be the same whether we use the right material for salt air or something that won’t last. We need some one who Isn’t afraid to speak common sense

Thank you Laura for the future plans.
For my part
-I spoke with Tony, act fire, and he worked with Mo, and indeed is still owed $’s from mo. given what we are trying to do he is willing to work on a time and materials basis, labor rate $150/hr plus will submit material invoices for re-imbursement. Not to exceed $100k. We would have to be actively involved to define what we wish to end up with.
-I presume Pyro-Comm is a co. that would complete the balance of fire plans, light, signs etc.??
-Yes Otis is missing in action. They talked in the 300K range, which doesn’t look so bad compared to GMS
-Jim, I’ve had several conversations With Mr. Hogan. He gave us a bid early on. But it was lacking some of the final details regarding final install, but then he does't know what is planned. I’m not sure there is that much more that Jim
and Ghasson need to communicate about, but they’ve met and can express what needs exist.
His early bid was 1.3M
-Jeff Miller, yes I spoke with him early on, and yes he now lives out of state. I’ll see if I can imitate a meeting when he’s in town, but It sounded like our Mech engineers had a good handle on……Replacing most of the existing?
-With both water proofing, and acoustic, not quite sure what we are trying to achieve.
Regarding waterproofing it seems the most important item would be the windows. Since the choice of windows is still up in the air, that needs to be resolved first. A NOTE ON WINDOWS, it seems the hired historic guns don’t like vinyl and are asking for wood? Do they realize that the originals were steel. I think, given the way wood windows are constructed It would be highly problematic to try and install them in the current openings. Regarding sound there are several tried and tru methods, just depends how many layers
ONE FINAL NOTE. I’M HAVING KNEE REPLACEMENT SURGERY ON THE 15TH. There will probably be a few Tough weeks, but I’ll have phone and internet access.

There are four design/build specialty contractors that must be signed on as soon as possible, and also two Hotel-Laguna-experienced plumbing & electrical contractors that should also be considered. Their input and coordination are needed now by our engineers to ensure the mechanical, plumbing and electrical design will accommodate their requirements. I believe all, with the exception of Otis Elevators, were originally hired by Mo, and plans were drawn, so it’s just a matter of getting them under contract so they can get started and modify their previous work product per whatever changes in scope and design have been, or are being, made to whatever they did for Mo.
We are having a Design/Engineering Coordination Meeting this Friday, so ideally, we will have all 4 of the first design/build consultants listed here on board by then, so we can get their input as needed on that day.
1. FIRE SPRINKLERS DESIGN BUILD CONTRACTOR: Act First, Tony Schroeder, info@actfirstfire.com 714-630-3916 – We asked for a proposal from
Tony 2 weeks ago, still waiting. We will follow up today (unless he has already reached out directly to you?)
2. FIRE ALARMS DESIGN BUILD CONTRACTOR: Pyro-Comm, Broc Armbruster, barmbruster@pyrocomm.com, 714-852-8901 -We will follow up today (unless he has already reached out directly to you?)
3. ELEVATOR DESIGN BUILD CONTRACTOR: Otis Elevators, Abdalla Robbin, Abdalla.Robbin@otis.com 714-262-1751 (even though “elevator” will be a deferred submittal, the structural engineer will still need to design repair/reinforcement of the shaft and the cupola on roof; architects will need to know space requirements in basement and/or roof for cab and equipment; and electrical engineer needs specs for energy requirements) We asked for a proposal 2 weeks ago. We will follow up today.
4. LOW VOLTAGE SYSTEMS CONTRACTOR: ATCE, Rich Garrison, rich.garrison@atce.com – we had our first meeting with them last week, and are expecting their proposal later today. Their scope of work is all the lowvoltage data cabling infrastructure, security systems including room keys/guest access, entertainment/AV systems, and cellular DAS (distributed antennae systems) for cell phones throughout hotel – everything IT related. Once proposal is received, we will set up a meeting with them to learn your specific requirements.
5. PLUMBING SUBCONTRACTOR: Jim Hogan, loshoganshp@gmail.com 949-4939611 – Very familiar with the project and has already been collaborating with Gary and our MEP engineers. We discussed the project with him on a job walk with Gary and our plumbing engineer last week. He said he will do the job. Gary would be the best to reach out to him.
6. ELECTRICAL SUBCONTRACTOR: Jeff Miller (referral from Jim Klatt)- Intimately familiar with the electrical system in the building, and may want to be considered to do the electrical work and at a minimum coordinate with our engineers. Jeff is now living outside the state and may be available to consult. We need to coordinate with Gary on this and find the right local electrical subcontractor.
We also need to hire 2 more consultants who will be under our umbrella, but need your approval on:
1. ACOUSTICAL – Veneklasen, Jon LoVerde – was $17,350 lump sum, got them down to T&M not-to-exceed $15,440; we would like to get him signed on today
2. WATERPROOFING – either Walker, D7 or Barry Taheri with California Consultants - sending out two more RFPs today; should make a decision by end of week
Thank you, Laura
