SOME OF THE PHOTOS in this issue are so evocative, I felt like I was transported straight into the image. Take “Crossings,” by JJ Hubal on page 104, which had my mind traveling to Tybee Island, feeling sand on my toes as I stroll off in search of a frozen piña colada. Or the entertaining story, “Your Outdoor Oasis Awaits,” on page 24, calling to mind the sound of pool splashes, laughter, and the clinking of glasses. Our Home Tours are equally evocative. In “On the River’s Bend,” page 45, discover how architect Erik Puljung and builder Josh Simpson created a thoughtfully designed home for a couple whose primary residence is in Massachusetts. The couple’s new winter home, in Palmetto Bluff, combines Southern grace with a nod to the Northeast, with a shingle design. On page 62, we head to downtown Savannah for “Step By Step,” exploring an early 20th-century home that has been both preserved and

respectfully expanded. And how fun would it be to have your own personal speakeasy? BEACH TOYS: Toss toys into a large mesh laundry bag to easily shake out any sand after the kids are done playing. Alternatively, a flexible plastic hamper with holes works well for storage and allows you to rinse contents clean. Keep the bag or hamper in the garage until you’re ready for your next beach trip. The drawstrings or handles make it a breeze to transport, too. POOL TOWELS: A weather-proof cabinet with shelves is a simple solution to store clean towels near the pool. Add wall hooks or a standing multi-hook rack to allow wet towels to dry in the heat. Or, choose a chic valet caddy (it looks like a mini cabana) that comes equipped with a shelf for new towels, a hamper for used ones, and wheels so you can roll it around the pool deck. FLIP FLOPS: Corral dozens of flip flops in seconds by using a cube-shaped container. Slide sandals in vertically, toe side up, so everyone can see and grab theirs as they’re heading out for some fun in the sun. OUTDOOR SHOWER SUPPLIES: An outdoor shower should be set up just like an indoor one. Use an over-the-showerhead caddy or affix baskets for shampoo, conditioner, and body wash bottles. If you plan to build an outdoor shower from scratch, consider adding shelves or a niche to one of the walls. Don’t forget to add towel hooks within reach to avoid a backyard blunder! FISHING GEAR: Rods and reels may feel challenging to keep organized, but not if you use a mounted holder designed specifically for them. Attach it to the garage ceiling or a narrow wall to maximize space. If you have more tackle equipment than fits in your box, try zippered envelope bags to sort hooks from bobbers.

MANY SAVANNAH HOMES feature handsome covered porches. A porch swing and rocking chairs set the scene, but planters add polish and grace, creating an inviting, Southern summer atmosphere. Container gardening requires some creativity, but don’t be afraid to tackle this project — the key is to prep with plants that are right for the conditions they will experience on the porch, whether it’s open to the elements or screened-in.

SUN VS. SHADE

Combining plants that need different light can be a recipe for disaster. When you sit on your porch at various times of the day, pay attention to the sun and shade patterns. A shady porch requires different plants from one that receives full sun or partial sun exposure.

CONTAINER KNOW-HOW

The container you choose dictates how many plants you need. A wide mouthed container is best. Make sure it is tall enough to support the roots of several plants. Ceramic, clay, and plastic pots are all fine, but they have different watering requirements because glazed ceramics and plastic don’t dry out as quickly as clay. The pots should have at least one hole in the bottom to let excess water drain out. A few pottery shards, small rocks, or even shells should be placed over the hole(s) leaving cracks for the water to leave, while keeping the soil from escaping.

SOIL TIPS

Use bagged soil labeled for containers to ensure you are not introducing insects and diseases, and pack it lightly in the pots. Leave enough space at the top to fit the plants plus a few inches

above that for water. The soil will settle over time, so overfill a bit. Remove the plants from their nursery pots, place them into your container, and cover the roots with soil. Don’t hesitate to pack the soil around the plants, filling gaps to remove air pockets. Never reuse last year’s soil because many of the nutrients in bagged soil are used up during the growing season, causing plants to suffer from malnutrition.

DESIGN CONSIDER ATIONS Choose plants with different growing habits to add variety to your arrangement. Low-trailing plants work well around the edges, cascading down the pot. Taller, bushy plants fill the second level, and upright plants should be placed in the center. Select the height of the center plants in proportion to the height of the container. A 24-inch-tall container, for example, looks best with center plants that are two and a half to three feet high. Perennials and annuals, including tropicals, are adaptable to containers, but they will need to be covered when the temperatures are close to freezing during the winter months.

THINK TEXTURE

Color is important when choosing plants, but mixing textures is also key. Plants with round, daisy-like flowers contrast well with those with spiky blossoms. The straight, stiff leaves of the snake plant benefit from the softening of grass-like plants such as carex and liriope. Asparagus fern adds an airy quality to the middle tier with short, needle-like leaves. And combining flowering plants with the colored leaves of coleus or caladium is a real attention getter.

WATERING ESSENTIALS

Keep containers watered, but don’t overwater. Check for dryness by inserting your fingers at least an inch into the soil. If dry, keep the water flowing until it leaks out through the bottom hole. Do not depend on rainfall, especially on a covered porch. “Pot feet” or saucers create a space beneath containers to protect the porch floor.

“THE CLIENTS LIVE IN MARYLAND most of the time, so they really want to experience the Lowcountry vibe when they spend holidays and weekends at this home,” says Anne Pappas, principal of Anne Pappas Interiors. Pappas and her team have been creating a lighter, brighter feel for the home, which is in Bluffton, South Carolina. Major renovations, spanning from 2020 to 2023, included the whole home. The builder/contractor is Greg Hall, who also did the hardscape design. The team “has continued to make exterior hardscape improvements as well as decorate and provide updates for bedrooms, window treatments, and additional portions of the home,” says Pappas. Here, she provides a scoop on the kitchen and master bath renovations.

A FRAME-WORTHY VIEW

In the kitchen, Pappas sought to maximize the beautiful view. “The original windows were very small. Large soffits for the duct work made the space feel heavy and dark,” she explains, “and we completely replaced them with larger windows behind the kitchen table facing out to the May River. We also wanted to lighten and brighten the space — it was very dark with red wallpaper and wood stained cabinets — so we kept it light and fresh to keep the focus on the view.” A view, she notes, is similar to a work of art, worthy of being framed with subtle drapery or lighting. The kitchen features an appealing mix of light fixtures. “One of my favorite cues from European design is the use of clean, modern light fixtures in a more traditional setting,” says Pappas.

“Such a neutral kitchen provided a palette where we could infuse it with a variety of finishes in light fixtures. Our project manager, Woodley Nelson, had the vision for the fixture over the kitchen table and our client was receptive to it. The lighting is a successful part of the interior architecture.” Anne Pappas Interiors used Benjamin Moore White Dove for the main paint color in the kitchen, and for the cabinets, Benjamin Moore Balboa Mist. They selected furniture from Arteriors, Worlds Away, Bungalow 5, Pom Pom Home, and Vanguard Furniture. The marble countertops and backsplash are Mystery Bianco Avion from AGM Imports.

USE OF NATURAL LIGHT

“The house sits on a very private piece of property so it was a unique case where we could retain views and natural light in the master bathroom,” says Pappas. To get the serene but never plain look, she used a “variety of beautiful, neutral marble tiles to create

interest on the floor and shower walls.” “It was important to frame the tub in front of the window,” she explains of its placement. “When you walk into the bathroom from the master bedroom, there is a direct view to the window and tub, centered perfectly on the doorframe,” says Pappas. The room also features an enviable amount of storage. “It’s the beauty of custom cabinets,” says Pappas. “We loved adding the large towers on either side of the vanities where they are tucked away and are not overpowering.” Pappas and her team selected Benjamin Moore Gray Owl paint color for the vanity and Benjamin Moore White Dove for the walls. The lighting is by Visual Comfort & Co. Adding a few more layers of visual interest, she selected the antique chair at the vanity from one of the vendors in The Cigar Factory in Charleston, South Carolina. She also used a vintage Turkish rug (not pictured) and a curvaceous stool (near the tub) by Lulu and Georgia. The overall effect is a polished, yet relaxed, sanctuary.

THE OWNERS OF THIS PALMETTO Bluff home are partial to living by the water — the couple’s primary residence is located along the Massachusetts shoreline — so they were naturally drawn to the ever-changing tides and scenery of the Lowcountry. Their newly built Southern residence sits on a multi-acre lot shaded by stately live oaks along a bend of the May River, affording 180-degree views of the waterway. Architect Erik Puljung and interior designer Amy Porch, both of Hansen Architects, and builder Josh Simpson of Simpson Construction were tasked with creating a thoughtfully designed home that would honor, but not compete with, its natural surroundings. The consensus was that a formal house would be too imposing on the site, and all agreed a modern shingle design was the best choice. The vernacular is a nod to the iconic dwellings dotting the coastline of the Northeast, but, in this case, with a contemporary slant. The compound encompasses a main house, pool house, primary and secondary garages, a guest house, and a greenhouse. A glass-roofed pergola connects the pool house and the garage to the main house, forming a visual and physical connection between the structures. A prominent architectural feature of the home is the whimsical “swoop” in the metal standing-seam roof. This curve is echoed throughout the home as an intentional design detail which Puljung and Porch employed to create subtle continuity. Shingle siding in a low-maintenance composite material mimics the character and texture of traditional cedar shakes — a shingle-style archetype.

Since the homeowners planned to enjoy the home during the winter months, escaping the dreary weather up north, they requested ample natural light. Expansive windows and doors deliver on this, opening to the outdoor living areas, including an infinity-edge saltwater pool. The 4,701-square-foot main house is formidable, with ceiling heights ranging from 12 to 22 feet, but Puljung is particularly proud of how they were able to humanize the scale, employing varying profiles of vertical wood paneling, unique ceiling treatments, and textural elements. The architect describes the clients’ aesthetic as approachable and calm. The design directive was to minimize “the visual noise” with subtle yet sophisticated character, warmth, and a cohesive flow. Porch adds, “It was important that all the spaces be comfortable and inviting.” The interiors, influenced by Scandinavian design, include natural materials like the white oak wood carried from room to room via flooring, beams, moldings, and cabinetry. Woven wallcoverings, distinctive furniture, and curated artwork add a tactile layer to the immersive design.

A subdued color palette of neutrals lends serenity. Porch references many of the shades in the home to the colors found in the oyster shells of traditional tabby, native to the South, ranging from warmer browns, soft blue grays, and creamy taupes. “Whenever I’m working with neutrals,” says Porch, “I try to incorporate as many shades as possible to make sure we have visual variety and depth — we don’t want anything to read as flat.” That oyster shell tabby is on full display in the great room. Simpson found a local artisan to create the dramatic fireplace surround. “He had just the right resource for the goal we had for the fireplace,” says Puljung. Each tabby piece, according to Puljung, was formed individually and applied to the cement block, stacked like tile in a lift formation. It creates a sculptural element in the room. A raised profile bolection mantel (a mantel with a raised frame) adds even greater dimension. The fireplace is symmetrically flanked by a window bay on one side and a linen-paneled alcove on the other, which helps with the acoustics.

“We wanted to maximize seating in this space,” notes Porch. To that end, she placed a contemporary bench to the left of the fireplace and ottomans on casters tucked under a console table to the right. Sofas and chairs in soft curves by Baker invite lounging and conversation. The swivel chairs can easily be turned to enjoy the water view outside the back windows. The kitchen is the designer’s favorite area in the home. She was thrilled when the homeowner said she did not want a white kitchen, since Porch sees a lot of this design trend. The cabinetry is fashioned in white oak with a custom stain, slightly darker than the color of the floors for contrast. There is a purposeful but nuanced “swoop” at the bottom of the upper cabinetry and in the custom plaster hood. The countertops and slab backsplash are clad in Taj Mahal quartzite natural stone. For a seamless aesthetic, the luxury appliances from Livingood’s Appliances and Bedding— including a wine tower and built-in coffee maker — are hidden behind paneled cabinetry doors. Textural wallcoverings, stained moldings, and soft blue painted window sashes help make this space feel warm and inviting.

The kitchen transitions to a comfortable family room outfitted with Hancock & Moore leather chairs, a Baker Bespoke sofa, and a custom ottoman. The bar is trimmed in cabinetry to match the kitchen, paired with luxurious honed Calacatta Gold Cremo marble. “We really like the visual connection between these two rooms,” says Porch. Just off the family room, a floating staircase creates a design moment. Positioned in an alcove of 10-foot-tall windows, it reads as a curvaceous piece of art in iron-bronze and wood. The underside of the stairway is paneled to correspond with the ceiling treatment leading to the dormer upstairs. More formal entertaining takes place in

the dining room with a large circular table from South + English — ideal for inviting conversation — and seating by McGuire. A Visual Comfort & Co. chandelier highlights the applied wallcovering on the ceiling and intersecting arches. Porch selected artwork for the home with a focus on Southern artists, including the oil on canvas hung in the dining room, “Lemons and Green Plates,” by Laura Lacambra Shubert, sourced from Le Prince Gallery in Charleston. A glass corridor leads to a private wing housing the primary bedroom. In lieu of a headboard, Porch designed an upholstered bed wall of linen fabric panels trimmed with white oak, replicating the wood of the vaulted ceiling trusses. “The clients didn’t want to do a poster bed,” explains Porch.

A STAIRCASE — and perhaps a touch of divine feminine intuition — convinced Shelby and Braeden Scally to buy a dilapidated two-story home in 2023. From the outside, the home appeared irreparable; it had been unoccupied since 1988 following a fire, and it had also suffered water damage after a tree fell on the roof. However, during their initial walkthrough, Shelby spied the unique staircase peeking through the debris. “I saw the staircase and said, ‘Braeden, we’re buying this house!’,” she recalls. “It was fabulous.” Featuring a hand-carved balustrade, with a railing that has indents for your fingers to hold onto, it’s an example of a detail that’s often not seen in today’s buildings. At the time, the couple, who met in Braeden’s native New Zealand while Shelby was studying abroad, were managing full-time corporate jobs alongside their building and design projects under their own company, Scally Design + Construct. Both have architecture backgrounds; for their company, he serves as contractor and she works as the interior designer. At the time, they had recently moved into a renovated home in Baldwin Park and were waiting to close on and flip another in Oakdale when they came across this derelict home in the Victorian District. They decided to take the chance and closed on it just before finalizing the Oakdale property, leading them to renovate both homes simultaneously.

But whereas the Oakdale renovation took only eight months to complete, this home required two years. Toss in Shelby becoming pregnant with their first child right in the middle of this project, and they had plenty on their plates. In addition to juggling work, two home renovations, and preparations for the arrival of their son, the Scallys had complex zoning and historical preservation aspects to navigate. “We spent four to six months dealing with municipalities and the architectural side,” says Braeden. To help, the couple hired local consulting group Ethos Preservation to conduct a comprehensive report, which found that the original home was built between 1912 and 1913. While that makes it relatively young compared to many homes in Savannah, it still holds historical significance. The original builder, a man named M. M. Stewart, was technically the owner but never appeared on city records. And so, the first official owner was a woman who bought it in 1915, a rarity for the time. The Scallys named the home in her honor: the Emma C. Lee House. “You feel like you know the home better when you know its past,” says Shelby. The historical report also revealed that the original lot included a carriage house, a detail that ultimately swayed the Chatham County-Savannah Metropolitan Planning Commission (MPC) to allow the Scallys to build a new one. The Scallys’ vision included the new carriage house, as well as an addition to the back of the main home. Braeden explains, “Our view is that there should be a visual distinction between the old and the new, so the home tells a story. You should clearly see it has evolved over time.” After a few changes (such as switching the carriage house staircase from wood to steel to meet fire regulations) and two rounds with the MPC, everyone was on board.

Once permits were secured in the summer of 2023, the Scallys spent the next few months removing rotten material, assessing what they could salvage, and shoring up the foundation. By October, they began framing, working from front to back. “Because the site is very narrow, we had to get the main house mostly done before we could start on the addition and carriage house,” says Shelby. The two-story addition includes three new bedrooms, one bathroom, and a family room. The carriage house has a first-floor, two-car garage and second-floor apartment. The structures’ exterior colors delineate old and new, with the original home painted white and the addition and carriage house painted gray. Inside, another noticeable shift transports you from the original layout to the addition on the first floor. Just beyond the kitchen, where they chose walnut cabinetry, is a matching walnut threshold (or portal, as the Scallys call it) leading into the new den. “It all flows, but it’s a very contemporary aesthetic,” explains Shelby. “It’s a wow moment because you definitely notice it. If it were just painted white, you might walk past it.”

Shelby continues, “We wanted the space on either side of the portal to feel different but related.” For example, they restored the original molding and then used the same proportions, materials, and paint color in the new molding while opting for more modern profiles. They also built out large window frames to match the size of the old windows, which they had restored and reinstalled. “The historic windows came back in the same day the brand-new, aluminum-clad windows came in,” says Shelby. “It was so cool to see the juxtaposition of the two!” As in many old houses, the room layouts were not square, and that included the kitchen, which contained an angled fireplace the couple refurbished. Shelby chose to have the edge on one side of the kitchen island run parallel to it, softening its border. They also chose a rounded vanity for the new guest bathroom, and it was Braeden’s idea to curve the ceiling above the staircase in the foyer and the second-story banister. Per Braeden, “Curved features became an overall feature of the home and softened up what would otherwise be hard edges.” At the start of this journey, they envisioned moving their (now) family of three into the finished Emma C. Lee House. As they got closer to wrapping it up, however, Braeden left his corporate job to focus on their company full time, and they recognized that it would be financially savvier to sell. After five weeks on the market, the home sold in January 2025, fully furnished, with custom pieces procured by Set The Stage, a home staging service based in Garden City. Aside from the relief that a two-year project was complete and the pride they felt from witnessing their craftsmanship come to life, “this was the first project that we built that was a historic restoration and new construction going up side by side,” says Shelby. Their hard work, skills, and attention to detail paid off, and the Emma C. Lee House received a Historic Savannah Foundation Preservation Award at this year’s ceremony. “As caretakers of these historic homes, we feel a deep responsibility to preserve their legacy while making them livable for future generations,” says Braeden. “It’s incredibly rewarding to see our design approach celebrated in this way.”

AT FIRST, REGINA AND BRIAN CONKLIN dismissed the idea of buying this home in The Landings’ Marshwood neighborhood. “We loved the location and the view, but we couldn’t wrap our heads around getting the house from what it was to what it is today,” says Brian. But their friend and fellow whiskey aficionado, Mark Turner, recognized its potential and convinced the couple to go for it. Turner is a Virginiabased architect and the owner/founder of GreenSpur. (He also owns a whiskey company, Lost.) “Even though Brian and I had never built a home together, we lived in multiple different homes together, so we had a lot of ideas about what we wanted,” says Regina. After a previous career in government, Brian began working for USAA and was transferred from Washington, D.C., to San Antonio, where he met Regina, who was also working with USAA. The couple, who married in 2017, split their time between Texas and Virginia as they have four young adult children between them. As the kids became more independent and retirement loomed on the horizon for Brian and Regina, they began setting their sights on a vacation home. They searched up and down the East Coast, from D.C. to the Florida-Georgia border before falling in love with Savannah. In the fall of 2020, they purchased a property in the Deer Creek section of the Landings, where, with the flexibility of remote work, they were able to escape for a long weekend every so often.

Before long, Savannah began to feel less like a getaway and more like a place to put down roots. “We were looking at either significantly renovating the house in Deer Creek to make it a more permanent home for us or building or buying something new,” says Brian. Around this time, the home on Marshwood, then vacant, went up for sale. “When we looked at it, we thought it needed too much and it was a bigger project than what we could do,” according to Brian. But Turner happened to be in town for a visit shortly thereafter, and they brought him to view it. Upon declaring that he could “make it epic,” the Conklins decided to put their trust in him as architect. After closing on the house in the summer of 2022, they got to work looking for a builder for a comprehensive makeover. Brian admits that the renovation was almost like building from scratch. “There was a lot of concrete in the ground, so it saved us some money, but it was pretty much a teardown project.” For the project, they landed on local contractor American Craftsman Renovations. The company’s owner, Kevin Norris, says, “Regina and Brian took a big leap of faith” working with a contractor in a city they didn’t yet fully live in. “They visited periodically and had positive feedback all through the process.

The mutual respect we all have for each other made the project a phenomenal success.” Between weekly phone calls and regular Zoom meetings, the team worked together to create a custom design that included everything on the Conklins’ wish list. The early 1990s home was a more traditional style than what the Conklins had in mind. And, at roughly 3,800 square feet, they wanted something larger, especially for those times when the kids visit all at once. To increase the size and open up the layout, they added onto the existing foundation, allowing them to enlarge the garage and create a first-floor primary suite. They also replaced the roof and built new beams and columns, dramatically expanding the second story. The electrical and plumbing work was completely redone, and although the original home had an elevator, a new one was installed in a different spot. Aside from structural changes, Brian and Regina desired features that would serve them in their next chapter. One of those features is the showstopping whiskey room. It’s a speakeasy style lounge, entered via cabinetry in the foyer. The hidden room holds an impressive liquor collection, consisting mostly of bourbon, on dozens of display shelves.

“There are stories behind lots of the bottles,” says Brian. In a corner stands a Maker’s Mark barrel from the Kentucky distillery that serves as a table. (There’s a second barrel filling the same role on the back porch). Additionally, the space features a wet bar, a TV, a set of leather reclining chairs, and a half bath, making it an ideal space to unwind, entertain visiting friends, and indulge in a shared hobby. Brian advocated for the first-level back deck to have a wood-burning fireplace, grill, and smoker for another pastime he’s grown an affinity for, especially now that he’s joined Regina in being officially retired. As much as she savors bourbon and brisket, there’s one part of the house that holds a special place in her heart: the sitting room. Their goal is to age in place, so the couple wanted their bedroom on the main level. The suite includes a posh bathroom, a convenient laundry room just off the custom walk-in closet, and a cozy sitting area surrounded by wraparound windows, complete with a kitchenette and fireplace. The couple says they relax

there every day, soaking in the view of the marsh with their morning coffee. The Conklins also pushed for a large walk-in pantry to minimize visual clutter in the kitchen, particularly since it’s an open-concept space with the living room to one side and the dining room to the other. There are statement pieces in each space, including the wood accent ceiling above the dining table, the 1,000-pound matte marble backsplash, and the steel fireplace surround in the living area. Although it took time to procure and install, steel became a common theme in the house, and the Conklins agree it was well worth the wait. They chose steel for the staircase railings and the outdoor fireplace, visible from the living room. “We liked that there would be some similarity in material when we open the doors,” explains Regina. “I also wanted to make sure we were doing things to soften up the space and make it homey, even when we were adding something cool like the steel.” Overall, the aesthetic is a mix of coastal farmhouse and contemporary, incorporating materials that give it a breezy feel despite the modern accents. It all blends beautifully with the picturesque piece of land it sits on. “We always talked about living on the water, and now we’re

here!” says Regina. Brian adds that they can’t imagine tiring of the view, as every day they watch different birds and boats sail by, or spy deer in the marsh, from either their sitting area or one of the outdoor decks. As they continue to settle into The Landings lifestyle, they’ve begun taking advantage of all the outdoor amenities the community has to offer. “That’s one of the reasons we wanted to retire here,” says Regina. “We can see ourselves benefiting from all the activities they have going on.” Whether it be playing pickleball or golf, smoking meat, or sipping on bourbon, the Conklins are clearly enjoying the good life. “The finished product exceeded our expectations,” says Brian. “We just came back from a 15-day trip, and as soon as we walked in, we said, ‘It’s great to be home.’” Like a good bourbon, they are finding that their life in Savannah is well worth savoring.

DUSK FALLS, AND AS THE SUN SETS, the sounds of cicadas buzzing and ice clinking in glasses rises, traveling softly through the air. This waterfront home, located in the Ford Field & River Club, exemplifies gracious Southern living. The custom build was brought to life by architect and designer Guy Grassi out of Boston, Mass., and built by Savannah-based Brooks Construction Group. It consists of three structures, all sitting on a 2.31-acre lot: the main house — a single story sitting on a high bluff — plus a studio and a detached garage. The inspiration for the home, says Josh Brooks, owner of Brooks Construction Group, started with the over 400-year-old live oak located in the center of the property. “The architect carefully designed the drive entrance and the front of the house to encircle and capture it as the centerpiece of the property.” The design “is all about indoor and outdoor living,” says Brooks, who adds that the rear porch has incredible views of the marsh.

HOME STAGING IS THE STR ATEGY of preparing a home for sale, but it’s not just about cleaning and decluttering, though those are essential. The goal is to create an inviting, neutral space that will appeal to a broad range of potential buyers. Whether it’s for a historic downtown duplex or a house on the marsh, home staging can be the difference between a quick, lucrative sale and a stagnant listing.

“We try to let the property create the tone. We consider the neighborhood, the price point, the natural light,” says Stephanie Kisgen, owner of Coastal Staging and Design Co., which won Best Staging Company in Savannah HOMES Best of HOMES 2025. “We ask the seller to trust our experience and expertise. It is important to consider the skill set of your home stager.” She notes, “A staged property is not likely going to be how you would live in your home. It’s a more simplified approach, creating a purpose and spatial awareness for primary spaces of the home.” Empty rooms can feel cold, making it difficult for buyers to envision the layout or potential of the space. On the flip side, overly personalized spaces filled with family photos and bold decor can make buyers feel like they’re intruding on someone else’s life. Realtor Kati Ann Wright of Realty One Group adds, “Professionally staged homes not only photograph beautifully, they evoke a sense of elegance and possibility.” Best of HOMES 2025 runner-up and CEO/founder of Staging-By Design, Deborah Brown-Pullin, says that “staging is not just about making a home pretty. It’s about helping buyers envision themselves living there so they connect emotionally. For the sellers, it’s about spending fewer days on the market.”

Home Staging Dos And Don’ts Stephanie Kisgen, of Coastal Staging and Design Co., provides the following tips: Do: Have a clean property. Do: Have your agent or stager provide professional photographs. Don’t: Schedule repairs and maintenance while the property is staged. Don’t: Move furniture and accessories around once staged. Don’t: Sit on the beds or dirty the towels.

According to Brown-Pullin, several staging choices can make or break a sale. First impressions matter, so curb appeal is key. The home’s exterior should feel clean, vibrant, and welcoming. Inside, aim for a neutral canvas. Brown-Pullin says that when she is staging a home, “everything is chosen with intention, from the scale of the furniture to the artwork and accessories.” Accessories and details create the tone and feel of the property, says Kisgen. “The same sofa accented differently can create a new unique space every time.” She uses art, lamps, pillows, and accent pieces “to create the style pops. Again, here we consider the price point, neighborhood and target audiences.”

Lynn Rahn, co-founder and owner of Clutter Consignments, alongside her daughter, Brooke Rahn Thomas, suggests thoroughly editing your home before listing it — especially if you are still living in the home while it’s being sold. (Bonus: You get a head start on packing.) Remove clutter such as pet gear, kids’ toys, and shoes; and make surfaces like tables and countertops as sleek as possible, clearing away collectibles or gadgets. Also, remove personal decor like family portraits, wedding pictures, and diplomas, as well as highly specific items like sports memorabilia or religious items. Wright identifies the living room, kitchen, and primary bedroom as the “power three.” If you’re working with a tight budget, focus your efforts there. Rahn agrees, but suggests small, thoughtful, touches can also work magic. Think a throw pillow on a chair, a plant in the bathroom, or a candle on an entryway table.

Style That Sells

Home staging is an investment, but one that tends to pay off. The Real Estate Staging Association reports that 73% of staged homes sell faster than those that are vacant or occupied but unstaged. “Staging is not decorating,” says Brown-Pullin. “It’s a strategy.”

While not guaranteed, staging can increase both interest in and perceived value of a home. “I’ve seen homes that were staged receive better offers compared to similar homes that weren’t,” says Wright. Importantly, staging doesn’t have to be extravagant to be effective. “Even small improvements can lead to big returns,” she says.

Start Early

When should you start? As early as possible. Wright recommends beginning the process as soon as you start prepping to list. “Staging should be woven into the pre-listing strategy to ensure the home is presented with intention from day one.” Brown-Pullin suggests lining up a staging company at least two to three weeks before photos will be taken for a listing. Staging is about storytelling, showing potential buyers not just what a house is, but what it could be. “Nothing is random; every piece is part of a bigger picture,” says Brown-Pullin. With thoughtful staging, every room becomes a page in that story. So whether you’re going with a professional team or simply adding a few strategic touches yourself, staging can dramatically impact how quickly and how successfully your home sells.

WHEN I VISITED RELATIVES in California as a child, I believed that if I squinted hard enough I would be able to see Japan from the Santa Monica Pier. By the time I lived in a beach town in Delaware I knew better than to think I could see England, yet every morning I stood on the edge of the ocean imagining the lives of the people on the other shore and wondering if they were looking back at me. The ocean makes anything seem possible. When my husband and I lived on the Atlantic shore, bringing reminders of that saltwater magic into our home was easy. Morning strolls on the beach provided a ready supply of goodies to scatter throughout the house: a battered oyster basket to hold magazines, dried beach weeds gathered for a bouquet, colorful foam floats to dangle over the shower door. Like sand lingering in the bottom of the washing machine, the ocean effortlessly made its way indoors. It was natural to connect life inside the house with the beach in the front yard. But what about when a home is not on the beach, but rather near the beach, like ours is in Savannah? We still wanted the space we lived in to give a serious nod to our love affair with the sea, but most of the Delaware beach finds were long gone. So, we set out to find a way to capture the Georgia seaside spirit, and bring it home. We hadn’t had time to go to the ocean when we visited Savannah as tourists, but once we moved here permanently, we discovered that the Atlantic Ocean was only 18 miles away. That’s close. The first road trip to Tybee Island was a visual feast — bridges, marshes, impossibly long wooden docks, shrimp boats, egrets and herons, and winding roads with the wetlands only a few feet away. Then, the quirky, cottage charm and vacation fun that is Tybee Island. As we drove across the island, something caught my eye. Every block or so, along the stretch of road into the town, a wooden walkway arched over the dunes from the street almost to the water. With each return trip to the island, we used these walkways — not just for access to the beachfront, we eventually realized, but as an important link between our home in Savannah and the whole beach experience. To capture that connection, I filmed a simple video of me walking down one of the wooden paths, watching the planks disappear under my feet, until I encountered an uncluttered oceanfront view at the end. Ever since, when life gets too complicated here in the city house, I look at my jar of Delaware seashells and watch the walkway video to remind myself that, once again, I have a “home by the sea.” And that whenever I want to go to the beach, I can put on my flip-flops and cross one of those walkways — back to the ocean’s edge, where anything seems possible.
