EDITOR’S LETTER
For more enviable archways, check out the breathtaking millwork of a new build on Whitemarsh Island, page 75.
ONE OF THE BEST PARTS about my job is getting to ask the experts. In pursuing all manner of stories through the years, I’ve spoken with doctors, lawyers, chefs, artists, designers and folks working in emphatically “Savannah” professions, like fishing boat captains or cemetery tour guides. I’ve gleaned a lot of interesting knowledge from these conversations, but rarely can I apply what I’ve learned to my everyday life. Chatting with home and garden experts, however, really hits home (pardon the pun). While putting together our Spring HOMES issue, I’ve learned so many practical tips that I can use at home — and that I think you can, too. Creating a warm and happy living space for spring is easy with help from interior designers, real estate agents, landscapers and more, all of whom contributed their expertise in the pages that follow. Looking for a way to light up your bedroom? New Orleans-based designer Julie
Neill dishes on her covetable Alberto series, available locally at Circa Lighting, on page 30. Or maybe you’re keener on keeping light out for a hotel-room-worthy sleep. If so, page 40 is for you. After touring three masterly homes, starting on page 48, you may decide a refresh is in order. Good timing: Our reader-voted Best of HOMES 2022 poll is on page 89, offering a vetted list of experts to tackle projects of all kinds, indoors and out. To offer you my own bit of advice, I find nothing celebrates the season quite like fresh flowers and greenery. Peace lilies and monstera deliciosa are thus far impervious to my black thumb, but Herb Creek Landscape Supply shares a few more ideas on page 36, where you can also get the details on one of the largest public displays of irises in the world, right here in Savannah. It’s a beautiful time of year to watch the gardens grow.

add character, while saturated shades of green are abundant from a custom velvet banquette to plenty of plants. “I’ve found nothing adds the warmth, depth and appeal like house plants,” Oliver says. Such flourishing flora also alludes to indoor-outdoor living — three sets of double doors spill into the property’s pool courtyard, continuing the lush, eclectic aesthetic.

SOLD ASK A SOUTHERN WOMAN what it is to be a “Southern Belle,” and you may not get the answer you expected. Historically, one might think of the stereotypical famous women of Gone with the Wind being overexaggerated and weak. However, most Southern women will tell you they have a unique ability of showing strength with grace. They can elegantly stand their ground and tell you how it is without causing offense. This is Associate Broker Brooke Powell. Powell grew up surrounded by Savannah’s Southern charm. She later completed her degree in political science at the University of Georgia. Bright-eyed and ready to serve her fellow citizens, she went to work at the capitol in Atlanta. It didn’t take long before she realized the hustle and bustle of the big city wasn’t her style and made her way back to Savannah, embracing the more relaxed pace of her hometown. She soon found her place in the real estate industry, quickly rising through the ranks to become one of Savannah’s premier Realtors.
SOLD Her awards and accomplishments accumulated – being recognized as one of Savannah’s premier realtors, earning membership into the Distinguished Sales Society and being designated as one of Keller Williams’ top Luxury Agents. Although the recognition and awards provide Powell with the reassurance that she made the right career choice, she believes the real satisfaction comes from seeing her clients benefit from her expertise, unique abilities and passion. In modern Southern Belle style, Powell will listen carefully to her client’s needs and educate them on the market so they are prepared to make confident decisions before entering a sale. She balances her background in politics to collect and analyze data to negotiate fiercely for her clients all the while maintaining a reputation within the industry for being pleasant to work with.
Powell’s innate talent for design and marketing helps both her buyer and seller clients. For sellers, she is able to drive her listings to the top of a buyer’s interest list and often get sellers a higher return in less time. For her buyers, she has an eye for seeing the potential and crafting a vision. This allows her buyers to consider properties that others may pass over. Powell’s knowledge and passion for Savannah is beyond compare. She can be found helping clients from downtown Savannah and Ardsley Park to Tybee Island. She has a dedication to ensuring a luxury experience from beginning to end, no matter the price point. When you are ready to call Savannah home, Associate Broker Brooke Powell is the modern Southern Belle to know. The Alberto series, inspired by the whimsy of Swiss artist Diego Giacometti, features a sculptural flower motif in a myriad of fixtures and designs. Striking the perfect balance of modernity and organic form, the Alberto series adds a touch of playfulness to any space. “I think this piece appeals to so many people because of the juxtaposition of its simple geometric form and the organic beauty of the sculpted flowers,” Neill says. “It’s lighthearted and pretty, and the white plaster finish is so fresh and modern. It’s a great way to always have a bit of springtime and nature in your space.”

Powell encourages “making selections based on what has meaning for [you]”, as it is you, dear reader, who will savor your home’s design details for years to come. Inspiration may strike, she says, as a color palette, favorite wallpaper print or cherished antique. For a recent bathroom renovation, the designer’s lightbulb moment came from the latter — an antique campaign low chest the owner hoped to use as the bathroom’s primary cabinet. “It was so exciting not to have a white vanity,” Powell says, dubbing it a “yay moment.” So, when the beloved piece didn’t quite fit the floor plan, Powell dreamed up a tailored set of mahogany cabinets — the double vanity and linen chest, respectively — accented by traditional, brass campaign pulls and corner brackets. Taking notes from the bathroom’s waterfront views, Powell selected an Art Nouveau-style, koi-patterned wallpaper by Osborne & Little that swims from the vanity into the adjoining soaking tub space. Here, a Baroque scrollwork mirror complements the wallpaper’s swirling shapes, reflecting light from a pair of golden sconces onto the hexagonal Carrera marble floor tile from Garden State Tile that creeps up the sides of the soaking tub and over the shower bench, changing subtly in scale with each application. A pair of French doors frame the tranquil river outside, begging the owner to enjoy a good, long soak. Not for too long, though. Grander waters await. — MARGARET DANIEL

Window Shopping Shutters, shades and other treatments for every room of the house WINDOW COVERINGS aren’t one-size-fits-all. Whether you’re balancing personal preferences — think sheer curtains versus moody velvet drapes — or your home’s unique requirements, from privacy and heat control to hurricane protection, the right window coverings infuse a space with functionality and style. “In what seems to be a fairly mundane industry,

we actually have new products and technology advances every year,” says Katherine Weeks, owner of Budget Blinds of Savannah. Moreover, the aesthetics of the market closely follow apparel trends. The result? “The in-demand looks are constantly evolving,” Weeks says. “That’s why it’s so important to work with a trusted professional who can guide you to the right product for your needs.”
In the bedroom Sheer curtains offer a pretty, romantic feel in a primary bedroom, but many homeowners prefer the privacy, cooling factor and practicality of a blackout treatment (who doesn’t want to sleep in on a Saturday morning?). Andrew Albert, owner of Palmetto Shutter Company, suggests the Hunter Douglass Luminette
“Both the kitchen and the bathroom generally need light for functionality — for prepping a meal or for applying makeup, for example,” explains Weeks. However, bathrooms require a higher emphasis on privacy. Bathrooms also need a product that can tolerate high humidity levels and temperature changes, all while allowing natural light, Weeks says. Pettit suggests keeping it simple with blinds, shutters or rolling shades made from composite materials. “It’s really important to keep moisture in mind,” she says.
In the kitchen
Kitchen window treatments depend largely on the placement of the windows, explains Pettit. “For kitchen windows over a sink, you may want something you can leave down and still look gorgeous; we often see Roman shades behind sinks for this reason.” Other popular choices include cellular shades, sheer shades and woven woods, says Albert. And don’t forget — spaghetti splatter happens. Weeks suggests looking for a product that can be wiped clean.
Outside
One of Pettit’s favorite trends in window coverings is also one of the most prudent. “We are seeing a lot of exterior work
— Katherine Weeks, owner, Budget Blinds of Savannah happening, including decorative exterior shutters and storm protection.” Hurricane shutters are a worthwhile investment, Albert says, to protect a home from strong winds and rain. Design-wise, options abound: “Louvered, paneled, roll-down and Bahama-style hurricane shutters allow you to select what best fits the design of your home,” Albert says. A wide range of colors, plus safety options like battery-operated systems that work when the power is out, mean a home can stay safe (and look great) even after a major weather event.
In general
With advances in smart home technology, automated window coverings are becoming increasingly popular and are no longer considered just a luxury item. “Automation lets you schedule your sheers and shades to open and close on their own, at any time of day, with the tap of a phone or remote, or even the sound of your voice,” Albert says. It’s convenient, sure, but also offers an energy savings benefit as well. “During the summer, you can schedule your motorized shades to close at midday to keep your home from overheating,” he explains (same goes for opening them to warm a home in wintertime). Pettit suggests choosing honeycomb shades for the same reason: “The cell design creates pockets to trap air, meaning your house will feel cooler in spring and summer, and warmer in the fall and winter,” she says. As for any homeowners who want to invite the springtime season with new window treatments that are also timeless enough for any time of year, Weeks suggests linen drapery layered over a woven wood shade. “It’s a classic, breezy look that doesn’t blow the budget.”

line. “It gives you the look of beautiful, sheer drapery panels but with blackout features,” Albert explains. “They can easily open to illuminate a room or close for privacy, which makes them great for wide windows, sliding doors and French doors.” Luminette comes in a variety of sheer and drapery-like fabrics to provide flexibility and aesthetic options. Nikki Pettit, CEO of Savannah Blinds Shutters and Shades, offers another solution altogether. “Double up! It’s a great style option and gives the best light control,” she says. “Select something like a roller shade then add sheer curtains over the top. Or, do a dual rod and have room-darkening drapes and sheers.” The result is a well-tailored bedroom that helps maintain healthy sleep patterns.

Let the Light In A Spring Island escape capitalizes on riverfront views and a Lowcountry color palette Written by SYLVIE BAGGETT
LIKE THE OPENING SCENE of a fairy tale, Patrick and Phyllis Reynolds found themselves poised on the edge of a riverscape coated in golden light, ancient oak trees swaying in the breeze and an appropriately quaint cottage ready to offer them a seat to take in the view.

Several years before stepping foot onto the Spring Island lot where they would eventually build their dream vacation home, the couple fell in love with the Lowcountry after a visit to Palmetto Bluff. Seeking a southern retreat from the hustle of northeastern cities, the Reynoldses
were charmed by the acres of untouched land and tight-knit community Spring Island had to offer. For the first year that the Reynoldses owned the property, they stayed in the cottage that had been one of the original in the Spring Island development.

“My furniture-
making is a hobby and, though not tied directly to the design of the home, it does play a sentimental role. I designed and assembled the small consul in the front hall, a gift to Phyllis. She gifted me back with the Ben Ham photograph, which hangs above the table.” — Patrick Reynolds, homeowner
“We really appreciated the opportunity to live in that cottage from time to time the first year of ownership,” the couple says. “We truly got to know the property’s nuances that way.” Once the Reynoldses became familiar with the subtleties of the land, they felt the need to take advantage of the postcard-worthy views just beyond their front door and tapped Court Atkins Group to help them build a home that did just that. “It was an interesting project,” says William Court, the principal architect on the project. “There was a lot of conversation
50

about whether to include this existing building, and ultimately keeping it was not the best use of the site.” All of the construction elements of the cottage, including kitchen and bath appliances, light fixtures, hardware, windows and more, were donated to the local chapter of Habitat for Humanity. “Then we started from scratch,” Court says. “The bigger, more overriding conversation became, ‘How do we get this essence of a coastal Lowcountry setting and everything that Spring Island offers into the home? How do we maximize the
trees and the views that are on that lot?’” Court took cues from the land, making sure that the mature live oaks were not only protected but also utilized to help frame the view from every window. “There are wonderful exposures to the river and quite a bit of sunlight on the property, too, so it became all about figuring out how to position elements of the home to take the best advantage of the natural light,” he says. The lot, as rife with views as it is, is on the smaller side and came with a square-footage requirement of 3,500 feet

or less. To make the rooms feel bigger, large traditional double-hung windows that go from nearly the floor to the ceiling were implemented wherever possible. Not only did this offer a feeling of openness to the home, but also allowed for the views to become a design element. Although there are plenty of the mainstays one would find in a traditional turn-of-the-century Lowcountry home (true masonry fireplaces, tabby brick flooring, transoms), an open floor plan lends an air of modernity to the space that presented unique opportunities — and challenges — for Court Atkins Group.

“It was important that we played on visual cues to differentiate between spaces,” says Adrienne Warner, the interior designer who worked on the home. One example is the Susan Harter Muralpapers affixed to the dining room wall. “The wall covering that we selected was perfect for it; it didn’t compete with those views, and the colors, though muted and subtle, really helped to give that space its own feeling,” she says. The Reynoldses’ vision was to bring the Lowcountry into their home, and color was an important element of that decision. “Most of the palette themes we utilized are synonymous with the Lowcountry backdrop,” the couple shares. “Oyster shell ivories and Spanish moss greens are prevalent.” Throughout the home, traditional elements allow for modern touches to shine. “We wanted it to feel timeless, something that got better with age,” Warner says. “Nothing was too precious. The homeowners do really appreciate design and detail. Everything is simple, but it’s highlighted by beautiful materials and interesting details that elevate it without being overly fussy.” For the Reynoldses, this home is warm and welcoming, a dreamy escape from long, cold winters. “It’s the spirit of the Lowcountry that won our hearts,” the couple says. “The authenticity of materials, the timelessness of the vernacular, the generational aspect of the people. The mainstays of the home – gray brick, clapboard siding, an emphasis on views – continually remind us of what lured us here.”

Rustic Retreat An old barn’s new life in Richmond Hill Written by TIARA HODGES / Photography by RICHARD LEO JOHNSON

LEFT: A onebedroom barn was transformed into a coastal oasis surrounded by live oak trees. BELOW: Old, ancestral lumber was added to the ceiling to introduce the continuation of the old with the modern space.
WHAT STARTED as a one-bedroom barn with limited livable space is now a haven of laid-back coastal living, with a blend of rustic and modern features fit for entertaining. If you look closely, though, says designer Laura Lee Samford of LLS Designs, the property’s past is still on display. “We left a lot of that beautiful barnwood,” Samford explains, noting she didn’t want to “gild the lily too much” by painting it. “We left beams exposed and kept some things the same.” The original home was small, with a tiny den area, kitchen, bedroom with sliding stall doors and bathroom. The homeowner wanted a larger, more functional dwelling where he could spend months at a time, and that’s where Samford stepped in. To help achieve the bright, inviting personality of the space, Samford and the client decided to knock out an exterior wall. She also exposed the large-scale tabby chimney and painted the walls white to serve as a neutral, sleek color against the darker barnwood, and to reflect light. For Samford, textures can substitute for color, so although the walls are white, they are alternatingly composed of bricks, horizontal nickel-gap paneling and oyster shell tabby along the chimney. Samford even painted and planed old, ancestral lumber from her own home and added it to the ceiling of her client’s foyer, introducing the continuation of the old with the modern space. White oak floors with a gray stain set the foundation from the ground up and complement the home’s cabinetry.

The interior architecture was sculpted to make use of the home’s layout — and was Samford’s favorite part of the project. Samford designed the cabinetry and several pieces of furniture, including the dining table and end tables, to create more function when needed. These same pieces can easily be put away and made flush with the existing furniture to create more space. For example, the butler’s pantry, along with concealed trash can, dishwasher and refrigerator drawers are useful, but not dominating forces (or even noticeable ones) in the home’s design. “They didn’t have these luxuries before because it was the tiniest house. Now, it’s sort of grown up into this unique, one-off enigma in a way,” Samford says. “The home technically remains a one-bedroom, but now there’s a guest house and garage with stairs that lead to a guest space with twin queen beds.” Prior to the home’s most recent renovation and redesign, Savannah-based firm Barnard Architects added a twostory living room space to the backside of the cottage and opened the apartment space above. The farmhouse also offers
home-office space, including an apartment pied-à-terre. The resulting design is happily rooted in its context, according to Samford. She and the client nicknamed the big, two-story space the Oak Room because, “when you look out from these wonderful windows with lots of exposure to the north, there’s a whole wooded area of live oak trees.” Guests can also enjoy the view from the original balcony and apartment space. The Oak Room also features an overscale, abstract art piece that the homeowner relocated from another property in New York. Eventually, Samford says, the cabinetry will be modified to accommodate the homeowner’s glassware and extensive collection, giving the space a library-like aesthetic.

TYPICALLY, WHEN CLIENTS come to Reshma Shah Johnson of SHAH Architecture & Interiors, they are eager to talk layouts and interior styling — long lists of must-haves and Pinterest boards brimming with inspiration are design consultation de rigueur — preferring to leave construction know-how for the experts to sort out. So, when contractor Denton Stone with Stone Construction Services approached the architect about designing his family’s dream home on Whitemarsh Island with his own firm overseeing the construction process, the proposition was intriguing. “It was great because he speaks our same language,” says Johnson of her first meeting with the builder and his wife, Brooke. “It was less a conversation about construction and materials and more about values.” Namely, ample space for the family of five and their pets, an open floor plan with views of the tidal preserve and millwork — lots and lots of millwork. “He really appreciates it, which is rare, and he appreciates fine craftsmanship,” Johnson says of the homeowner. These distinct details, “give the home a sense of history and help define a human scale in the rooms, adding a layer of texture that is void with sheetrock and flat surfaces.”

Here, decadent paneling wraps the walls in white, drawing one’s eye toward the grand stair — a collaborative effort between architect and builder — at right, while straight ahead an arched opening frames the main hall. No ordinary circulation space, Johnson conceived an impressive enfilade rhythmically lit by brass lanterns and bookended by transom-topped French doors, offering a stately buffer between both the primary and guest suites and the home’s central living space, which floods the hall with daylight. “All life happens in the heart of the home,” Johnson says of

When 89 year-old Savannah Square resident Dorothy Madsen moved to the Hostess City from Dubuque, Iowa this past December, she was understandably a bit apprehensive. “I had never been to Georgia, so I didn’t know what to expect. However, when my son moved here from Connecticut after he retired from his job, he didn’t want me to spend my winters in Iowa, so we began looking for a place here for me to live.” Although Dody (as she’s known) would usually spend her winters in Arizona and Florida, she says she still longed for a more active lifestyle. “I’m still a very active person, but I don’t play golf or bridge. After taking a look at several places in the area, we then decided to take a look at Savannah Square.” Immediately Dody and her son Fred were struck by the welcoming atmosphere of the senior living community, which offers elegant and comfortable residences for seniors with a range of lifestyles and requirements. With their spacious cottages and apartments, Savannah Square’s independent living accommodations are perfect for seniors on the go, but the community also features Palmetto Inn, a personal care residence with an on-site health center. “My son told me that this is a place that I was going to just love, so he put down the deposit without telling me. He had already made up my mind, so to speak,”
laughs Dody, “But in the end he was right. I do love it, and I couldn’t have asked for a better place to live.” Savannah Square’s amenities include restaurant-style dining, a full-service beauty salon, clubhouse, fitness studio, library, and a 24-hour staff. Located just three miles from St. Joseph Candler Hospital, their midtown location provides convenient access to all the best dining, shopping and cultural attractions that historic Savannah has to offer. Situated on several acres of beautifully landscaped grounds, Savannah Square offers an abundance of organized educational, social and recreational activities for all its seniors. There is also laundry and housekeeping services available, and Savannah Square provides a convenient car service for its residents seven days a week. “I love my neighbors and all the staff here,” says Dody. “Everyone is incredibly accommodating and makes you feel so welcome. In fact, the whole community feels like one big family to me. Plus there are always events and activities planned for us. It gives me such a feeling of warmth every time I walk through the front doors, and I feel right at home.” Savannah Square is located at 1 Savannah Square Dr. in Savannah, Georgia. Moving on Up WHEN IT COMES to real estate, the Hostess City kicked off 2022 in a big way. Luxury real estate sales in Savannah (for homes more than $2 million) have more than tripled, and a Tybee Island home sold for a jaw-dropping $4.2 million. “‘A rising tide lifts all boats’ comes to mind,” says Raoul Rushin, president of The Landings Company. “With an exodus of people out of more urban markets, a historically low inventory of homes to choose from and attractive interest rates, records are being shattered throughout our market,” he says. The pandemic has put the spotlight on Savannah, with big-city buyers looking for a change, says Staci Donegan, associate broker at Seabolt Real Estate. “Employees who no longer have to work in an office are finding flexibility in where they can live. With its temperate climate, variety of living options — historic, waterfront, gated, urban, suburban and so on — proximity to the ocean, and an airport with direct flights to key markets, Savannah is a top choice.” The quality of life isn’t the only thing attracting buyers, either, Rushin says. While $2 million in New York City, Boston, or San Francisco typically translates to a small townhome or apartment, in Savannah, square footage both indoors and out is readily available. “Our luxury market between $1–2 million and $2–4 million has seen so much activity that the sales end up being extremely competitive and the inventory extremely scarce,” says Austin Hill, president of Corcoran Austin Hill Realty & Associates.

“We had a fair amount of inventory priced higher than $2 million, and buyers from other markets saw the [desirability] of these extraordinary homes, which are still an incredible value, relatively speaking.” Historic and waterfront luxury homes in Savannah, often priced between $2 and $4 million, would be priced closer to $10 million and up in urban markets, Hill explains. Although all areas of Savannah are experiencing low inventory, high demand and a profusion of buyer interest, Donegan notes that Tybee and Skidaway islands in particular have seen major increases in luxury sales, as have areas with deep-water access. A rising tide, indeed.
