As a Sarasota local who grew up on the “Key” spending every waking hour of my childhood on the water, it’s no surprise that Sarasota and Manatee Counties have some of the most sought-after residential real estate.

August 2026 was a busy month filled with conventions, recognition, and networking opportunities with global real estate professionals.

Real estate has no shortage of companies promising the next “easy button” for our businesses. That can make us understandably cautious about where we invest our hard-earned dollars.

It's YOUR Association By: David Crawford, 2026 RASM President

W

hen I first became involved with RASM, another member told me about the Leadership Academy and introduced me to a few of the committees the Association offered. I expected that getting involved would give me greater industry knowledge and insight. It did. What I didn't expect were the friendships and sense of camaraderie I would gain along the way. Over the years, I've had the opportunity to work alongside REALTORS® from different brokerages, different markets, and with very different approaches to this business. One of the things I've come to appreciate most is that there is no single way to be successful in real estate. We all have different processes, systems, best practices, and lessons we've learned along the way. When we stop looking at every other REALTOR® simply as competition and start seeing one another as colleagues, there is a tremendous amount we can learn from each other. I remember my first trip to Great American REALTOR® Days, and standing in the rotunda of the State Capitol, waiting for our opportunity to meet with our elected officials. I had gotten involved with RASM to learn more about my profession, but standing there, I began to understand just how much bigger our profession really is. There are countless decisions made at the local, state, and federal levels that affect our businesses, our clients, private property rights, and homeownership. Many of them are issues we rarely have reason to think about during our normal workday. That experience gave me a much greater appreciation for the work happening beyond the transaction and for the importance of REALTORS® having a voice in those conversations. Having now had the opportunity to see RASM from the President's seat, I have an even greater appreciation for how much happens behind the scenes on behalf of our members. That includes advocacy at every level of government, but it also includes resources members can use every day: market data and statistics, meeting space, professional development, video and podcasting resources, committees, networking opportunities, and much more. I know how busy this business can be. Getting involved doesn't have to mean serving on the Board or making a major time commitment. There are many ways to participate based on your interests, your schedule, and where you want to grow. So as we approach the final months of 2026, I have a simple challenge for every RASM member: invest in yourself. Take a class. Attend an event. Use a resource you've never used before. Join a committee. Introduce yourself to a REALTOR® you don't know. Learn something from someone who runs their business differently than you do. Continue building your knowledge, sharpening your skills, and taking pride in the important work we do every day in our communities. RASM is here to support your success. But ultimately, you get the most out of RASM when you get involved. After all, it's YOUR Association. • myRASM.com | 5

COVER STORY

The 2026 Homebuyer: Who They Are & What They Want

T

oday’s homebuyer does not fit neatly into one profile. Some are entering the market later in life after years of saving. Others are leveraging equity accumulated in a previous home. Some are moving to be closer to family, combining generations under one roof, relocating to Florida for a new lifestyle, or arriving from another country. What they share is a housing market that demands more planning, flexibility, and professional guidance than it did just a few years ago. Data from the National Association of REALTORS® (NAR) and Florida REALTORS® shows that affordability, demographics, migration patterns, and changing lifestyles are reshaping who is able to purchase a home in 2026, and what buyers expect when they do. For real estate professionals in Sarasota and Manatee counties, those shifts are particularly relevant. Our market brings together first-time and move-up buyers, retirees, relocating households, second-home purchasers, and international clients. Understanding what motivates these different buyers, and the challenges they face, provides valuable context for serving an increasingly diverse market. 6 | ELEVATE [ OCTOBER 2026 ]

FIRST-TIME BUYERS ARE FEWER AND OLDER Perhaps the most striking change is occurring among first-time buyers. According to NAR research, first-time buyers represented just 21% of all homebuyers, the lowest share since NAR began collecting the data in 1981. The median age of a firsttime buyer also reached a record high of 40. Together, these trends suggest that the path to first-time homeownership is taking considerably longer than it did for previous generations. Affordability helps explain the shift. Higher home prices, combined with mortgage payments, property taxes, insurance, association fees, maintenance, and upfront costs, have created a longer runway to homeownership for many prospective buyers. As a result, the relationship with a future homeowner may begin well before that person is ready to purchase. Buyers may spend months, or years, learning about financing, evaluating total housing costs, monitoring inventory, and preparing financially for a transaction. The opportunity may be less about finding a buyer who is ready today and more about becoming a trusted resource for the buyer preparing for tomorrow.

EQUITY IS RESHAPING PURCHASING POWER The financial position of a repeat buyer can look very different. Baby Boomers remain the largest generation of homebuyers, accounting for 42% of buyers in NAR’s 2026 research. Many older homeowners have also benefited from years, or decades, of home appreciation, providing them with equity that can create greater flexibility when purchasing another property. The result is a market in which buyers interested in similar homes may arrive with very different levels of purchasing power. That contrast is particularly relevant in Sarasota-Manatee, where longtime homeowners, retirees, second-home purchasers, relocating households, and first-time buyers can all be competing within the same market. Their financing, timelines, contingencies, and expectations may look considerably different.

LIFESTYLE IS DRIVING THE MOVE Not every home purchase begins with a job change or a need for more square footage. For many buyers, particularly older households, the decision is increasingly connected to how and where they want to live. NAR’s 2026 research shows that proximity to friends and family remains an important factor for Baby Boomers, illustrating the role relationships and lifestyle can play in housing decisions. Those priorities have obvious relevance along Florida’s Gulf Coast. Sarasota and Manatee counties offer a broad spectrum of living environments, from downtown and walkable neighborhoods to waterfront, golf, suburban, active-adult, and masterplanned communities. For a lifestyle-driven buyer, the community surrounding a property may carry nearly as much weight as the home itself. That makes knowledge of recreation, healthcare, transportation, dining, amenities, and community character an increasingly valuable part of local real estate expertise.

MULTIGENERATIONAL LIVING IS CHANGING THE WISH LIST Family structure is also influencing what buyers need from a home. Fourteen percent of buyers purchased a multigenerational property, according to NAR’s 2026 generational research, with Gen X reporting the highest share among the generations. The reasons vary. Some households are accommodating adult children who have returned home, others are caring for aging parents, and some are combining households for financial reasons. Those circumstances can change the traditional home search. Separate living areas, ground-floor bedrooms, accessible bathrooms, flexible bonus rooms, additional parking, privacy, and proximity to healthcare may take on greater importance.

Multigenerational households can also bring several decision-makers into a transaction, each with different priorities. Understanding how a household intends to use a property can therefore provide valuable context beyond bedroom count and square footage.

FLORIDA’S NEWCOMER IS CHANGING Florida continues to attract new residents, although the migration story has changed since the dramatic pandemic-era influx. Florida REALTORS® reports that domestic migration has cooled from its 2022 peak but remains significant. At the same time, the people continuing to relocate to Florida may bring a different financial profile than those leaving. Among people moving to Florida from another state, 53% were homeowners, compared with 42% of those moving out. Incoming residents also had higher average incomes than departing residents. The source of Florida’s population growth is changing as well. International migration accounted for 89% of the state’s net migration in 2025, according to Florida Chamber Foundation data reported by Florida REALTORS®. For Sarasota-Manatee real estate professionals, those shifts add another dimension to an already diverse relocation market. The story is no longer simply how many people are moving to Florida, but who is moving here, where they are coming from, and what financial and lifestyle expectations they bring with them.

GLOBAL BUYERS REMAIN PART OF THE SARASOTA-MANATEE STORY International buyers continue to distinguish Florida from much of the country, and Sarasota-Manatee maintains a meaningful place in that market. Florida REALTORS®’ 2025 Profile of International Residential Transactions in Florida found that international buyers purchased approximately 16,400 residential properties in Florida between August 2024 and July 2025, totaling $10.4 billion in sales. [ Continued on page 8 ]

myRASM.com | 7

ONE MARKET, MANY BUYERS

The North Port-Sarasota-Bradenton metropolitan area accounted for approximately 4% of Florida’s international purchases, placing the region directly within the state’s global real estate landscape. International transactions can involve considerations beyond the property itself, including currency, taxation, immigration, FIRPTA requirements, insurance, financing, and property management. Depending on the transaction, buyers benefit from the coordinated expertise of REALTORS®, attorneys, accountants, lenders, insurance professionals, property managers, and other specialists, each providing guidance within their respective areas of expertise.

The 2026 housing market cannot be defined by one generation or buyer profile. Buyers differ by purchasing power, equity, family needs, lifestyle priorities, location, and readiness. A first-time buyer may spend months preparing financially before entering the market. An equity-rich Baby Boomer may prioritize lifestyle and proximity to family. A Gen X household may be searching for a home that accommodates multiple generations. A relocating buyer may be comparing communities throughout Florida, while an international buyer may be navigating an unfamiliar transaction system. Sarasota and Manatee counties bring many of these buyers together in one market. And while consumers have more information and technology at their fingertips than ever before, professional guidance remains an important part of the transaction. NAR reports that 88% of buyers still purchased their homes through a real estate agent or broker. The role of the real estate professional is not simply to provide information buyers cannot find themselves. Increasingly, the value lies in helping them understand what that information means for their circumstances, their priorities, and the local market. There may be no universal 2026 buyer, and that is precisely why understanding the buyer has never been more important. •

BUYERS ARE SEARCHING DIFFERENTLY, TOO Today’s buyer often arrives with more information, and sometimes more questions about what that information means. Listings, neighborhood information, mortgage calculators, market commentary, social media, and increasingly, artificial intelligence, have given consumers unprecedented access to real estate information before they ever speak with a professional. Access to information, however, does not necessarily translate into understanding. A buyer may be able to research properties and communities from a phone or laptop, but online information cannot always provide reliable local context: how one community differs from another, how insurance and association costs affect affordability, what inspection findings may mean, or whether information found online accurately reflects current market conditions. Technology can provide information. The REALTOR® helps the buyer interpret it. That distinction may become increasingly important as consumers adopt new technologies throughout the home search.

Identification of Contributor to Appraisal By: The National Association of REALTORS® Interpretations of the Code of Ethics Agreement, 38th Edition, 2026; Case 11-3. (Revised November, 2001 and May, 2017.)

R

EALTOR® A, who had made a number of residential and farm appraisals for Client B, a bank, was asked to appraise the real property of a corporation that operated two extensive industrial parks. REALTOR® A made his appraisal of open land belonging to the corporation for future development. With respect to specialized industrial structures included in the assignment, he engaged the XYZ firm of industrial engineers to make a study of obsolescence and of current reproduction costs leading to conclusions. The report on this study was incorporated into REALTOR A’s appraisal report to Client B, without identifying the XYZ firm as a contributor to the report. Sometime after the submission of the report, Engineer C, a member of the XYZ firm, was invited to speak on an appraisal panel arranged by the local Association of REALTORS®. During his talk he used as an illustration some of the industrial properties that had figured in REALTOR® A’s appraisal report. Following the program, in informal conversation with Engineer C, REALTOR® B learned of REALTOR® A’s action in incorporating the engineering firm’s conclusions into his own appraisal without identification of the firm and its contributions to the assignment. REALTOR® B then filed a complaint against REALTOR® A alleging violation of Article 11 of the Code of Ethics. After examining the facts as set out above, the complaint was referred by the Grievance Committee for hearing before a panel of the Association’s Professional Standards Committee. At the hearing, REALTOR® A took the position that he had not violated Article 11 because the essence of the appraisal assignment had been to exercise his judgment as an appraiser, and that he had not engaged any other person to exercise judgment in connection with the assignment. He had simply employed the XYZ engineering firm, he said, to make certain conclusions as to the extent of obsolescence in properties and as to the current cost of reproducing them. Conceding that he had incorporated the XYZ firm’s report into his own appraisal report, REALTOR® A contended that this material was only incidental, and that the essential appraisal function of arriving at a valuation was entirely his own work. He stated further that he had paid the XYZ firm for its services and felt that relieved him of any obligation to identify the firm in his appraisal report.

12 | ELEVATE [ OCTOBER 2026 ]

During the hearing it was established that REALTOR® A had no previous experience in appraisal of industrial property, and that he had not disclosed this to Client B at the time he accepted the assignment. The Hearing Panel concluded that REALTOR® A’s defense was insufficient; that the appraisal process includes the findings and calculations that support judgment; that the XYZ firm’s conclusions had constituted a major element of the appraisal report; that under the requirements of Article 11, REALTOR® A should have identified the firm and its contribution. REALTOR® A was found in violation of Article 11. •

REALTOR® ATTORNEY JOINT COMMITTEE

Beyond the Home Inspection: The Importance of Specialized Waterfront Due Diligence in Florida Residential Transactions By: Stephen Rees, Esq., Icard Merrill

A

s a Sarasota local who grew up on the “Key” spending every waking hour of my childhood on the water, it’s no surprise that Sarasota and Manatee Counties have some of the most sought-after residential real estate on the West Coast of Florida (if not the Country). However, as a practicing land use and real estate attorney with over 20 years representing buyers and sellers of waterfront properties, waterfront ownership also presents risks and complexities that will not be identified in a standard home inspection. Buyers who fail to engage appropriate professionals during the due diligence period may discover after closing that significant limitations or costly repair obligations accompany their waterfront investment.

EVALUATING SEAWALLS AND SHORELINE One of the most critical areas requiring expert review is the condition of seawalls, bulkheads, revetments, and other shoreline stabilization structures. These improvements are often essential to protecting upland property from erosion and water intrusion. Marine contractors or structural engineers with waterfront experience can evaluate the integrity of these systems, estimate remaining useful life, and identify repair or replacement costs that may run into tens or even hundreds of thousands of dollars. As these engineered systems may interact and shape the local ecology, it is important to note that shoreline properties can be subject to wetlands regulations, mangrove protection requirements, conservation easements, and other environmental restrictions that limit future improvements; Environmental professionals can help identify conditions that may affect development rights and long-term property use. In a recent case, an existing, failed seawall required extensive approvals from several, overlapping governmental entities, resulting in conservation easements placed against the property limiting use of the area in question in perpetuity, payment into a mitigation back for impacts to wetland that formed overtime landward of the failed seawall, extensive engineering to redesign for changed flood conditions, and new setbacks affecting the buildable envelope of the property.

DOCKS, PERMITS, & MARINE IMPROVEMENTS Similarly, docks and related marine improvements should be assessed by qualified marine construction professionals. Buyers frequently assume that the existing structures were properly permitted and remain 16 | ELEVATE [ OCTOBER 2026 ]

compliant with applicable regulations; this is especially important following the widespread destruction of water-dependent structures during the 2024 hurricane season. In reality, previous owners may have performed modifications without required approvals, often unknowingly, or the structures may not meet current regulatory requirements. Confirming the permitting status, structural condition, and legal ability to maintain or replace these improvements can prevent substantial future expense and regulatory complications.

SURVEYING WATERFRONT & RIPARIAN RIGHTS Surveyors undoubtedly play an especially important role in waterfront transactions. In addition to the typical boundary survey ordered for most real estate transactions where the upland interests are reflected graphically, it may be prudent to order a bathymetric and mean high water survey to establish and document the extent of claimed riparian rights into the State’s sovereign waters, which can impact easements, setback restrictions, dock locations, and potential discrepancies affecting access to and/or use of the abutting waterbody. Since Florida law does not recognize a universal method for allocating riparian lines into said waterbodies and disputes are common the everincreasing congestion of these waterbodies, a proper survey of the lands and associated riparian rights may provide advance notice of future issues.

COORDINATING THE RIGHT PROFESSIONAL TEAM Finally, experienced real estate counsel can help coordinate and interpret the findings of these various professionals. An attorney can review title matters, analyze waterfront rights, evaluate permitting concerns, identify legal restrictions affecting use of the property, and assist in negotiating repairs, credits, or contract modifications when issues are discovered. Buyers who assemble the appropriate team of surveyors, marine contractors, engineers, environmental consultants, insurance professionals, and legal counsel are far better positioned to understand the true condition and value of the property before closing. •

RASM REALTOR® CHARITABLE FOUNDATION (RRCF)

Gratitude in Bloom: Making a Difference Together By: Melinda Sanchez, PLLC - ePRO, CIPS, AHWD, MRP, FMS, LPS, WPS, C2EX, CLHMS™ Coldwell Banker Realty

T

here are special moments in life that become lasting reminders of why giving back matters. For me, this year’s Gratitude in Bloom event is one I will recall for years to come.

GIVING WHERE IT MATTERS As the 2026 Vice-Chair of the RASM REALTOR® Charitable Foundation (RRCF) Scholarship and Grants Committee, I was honored to present grants to 10 nonprofit organizations whose work addresses housing-related needs among some of our area’s most at-risk populations. What made this gathering especially meaningful was bringing together the people who make the giving possible and those who put it into action: RASM REALTORS®, Business Partners, committee members, staff, and representatives from each recipient’s organization. Guests enjoyed a continental breakfast and had the opportunity to create a beautiful flower bouquet to take home - a small token of appreciation recognizing the generosity of the Foundation’s supporters and the dedication of the nonprofit professionals who do the challenging, hands-on work of helping people facing difficult circumstances.

MAKING A MEANINGFUL IMPACT The most rewarding part of the morning was hearing from each organization about how its grant will directly impact the lives of the people it serves. A few examples include providing beds to children so they no longer have to sleep on an uncomfortable floor, offering dignity through the ability to wear nice, clean clothes, and installing security cameras to help vulnerable individuals feel safe.

MAKING IT ALL POSSIBLE A special THANK YOU goes to the RRCF Board, Fundraising Committee, and RASM staff who work so hard throughout the year to make these awards possible, as well as the donors who continue to support the RRCF’s mission. Serving on the Scholarship and Grants Committee has given me an even greater appreciation for the role we can play beyond helping people buy and sell homes. Housing is at the heart of what we do, and through the RRCF, we have an opportunity to extend that commitment to those who need a helping hand.

TURNING GENEROSITY INTO OPPORTUNITY I encourage everyone in our RASM family to get involved, whether by giving, volunteering, sponsoring, or simply spreading the word. Together, we can continue turning generosity into opportunity and helping more people find stability. Because home isn’t just a place, it’s a feeling. •

RASM DIVERSITY COMMITTEE

A Place to Call Home: Serving LGBTQ+ Buyers & Sellers By: Andria Kiel, Molly Beers, and Etta Carter, RASM Diversity Committee Chair

O

ctober is LGBTQ+ History Month, an opportunity to recognize the people, experiences, and progress that have helped shape our communities. For those of us in real estate, it also offers an opportunity to think about something very current: the experience we create for the customers we serve today.

“Equality means more than passing laws. The struggle is really won in the hearts and minds of the community, where it really counts,” Barbara Gittings. That history has a local real estate connection. According to Project Pride SRQ's Sarasota Pride History, in 2005, previous RASM member Donald Geikie founded the Gay Real Estate Executive Network (GREEN), bringing together professionals within the real estate industry. It is one example of how our profession has been part of Sarasota's evolving LGBTQ+ story. An LGBTQ+ buyer or seller comes to the real estate process with many of the same considerations as any other customer - affordability, financing, location, lifestyle, and long-term financial goals. But those considerations may sometimes be accompanied by additional questions: Will I be treated with respect? Will assumptions be made about my family or relationships? Will I feel comfortable discussing what I need in a home and community? Those are deeply human questions. Providing excellent real estate service isn't simply about understanding contracts, financing, and market conditions. It's also about understanding people. Trust can begin in the first conversation; in the words we use, the questions we ask and our willingness to listen without making assumptions. So, what does an inclusive real estate experience actually look like? We decided to ask a member of our own RASM community. After more than 38 years in real estate and 28 years as an active RASM member, including serving as RASM President, Mike Bruno brings both personal and professional perspective to the conversation. Mike shared that members of the LGBTQ+ community want the same things all customers want: to feel comfortable and accepted in their new community. REALTORS® can support that by actively listening to a customer's specific criteria and needs, making suggestions based on what they tell us and offering local resources they can investigate on their own. 18 | ELEVATE [ OCTOBER 2026 ]

Mike also reflected on his own 28 years at RASM, where he felt welcomed, supported, and treated with respect by both staff and fellow members. His message brings the conversation back to something very simple: our focus should be on what's inside a person and how they share that with the community. There is no single LGBTQ+ experience. That's precisely why listening matters. A REALTOR® doesn't need to know everything about a customer's life. We need to understand what matters to that customer: the home they want, the people important to them, their financial goals, and the future they are working to build. Sometimes an inclusive service is remarkably simple. Instead of assuming “husband” or “wife,” we can ask, “Who else will be involved in the decision?” Instead of assuming what kind of neighborhood or lifestyle someone wants, we can ask what's important to them and let them tell us. Those practices aren't limited to serving LGBTQ+ customers. They're part of providing thoughtful, professional service to every customer.

DID YOU KNOW? Inclusive communication doesn't have to be complicated. Listening to how customers describe themselves and the people important to them can often tell us the language they prefer. Neutral terms such as spouse, partner, parent, family or household leave room for customers to describe their own relationships and family structures.

The Value of Lakewood Ranch: Built for Generations By: Christine Baumann, REALTOR® Program Manager

H

elping clients understand what sets Lakewood Ranch apart means helping them look beyond the home itself and see the value of the broader community. Connect its thoughtful planning, long-term stewardship, breadth of choices and vibrant lifestyle to what matters most to each client, the way they want to live today and in the future.

INTENTIONAL INFRASTRUCTURE Thoughtful long-term planning has shaped Lakewood Ranch from the start. More than $1.2 billion has been invested in master infrastructure, while 46% of the community remains dedicated to open space, including conservation areas, lakes, preserves, parks, and more than 150 miles of trails. The Lakewood Ranch Stewardship District helps carry that vision forward, maintaining community standards, supporting long-term infrastructure needs, and preserving the quality of the environment. What clients see today is the result of thoughtful planning: “Everything feels intentional and planned with purpose.”

A COMPLETE COMMUNITY Lakewood Ranch is a fully realized community where neighborhoods, town centers, schools, healthcare, employment centers, shopping, dining, parks, trails and amenities have been planned as part of the bigger picture. That access gives residents greater flexibility, convenience and more ways to enjoy everyday life. A simple phrase to bring that value to life: “It’s not just where homes are built – it’s where a complete lifestyle has been planned.”

A VIBRANT LIFESTYLE Lakewood Ranch comes to life through its people, experiences and opportunities to connect. Sports, clubs, markets, events, parks, activities, and more create an active and inviting atmosphere. Explain the vibrancy to buyers: “Lakewood Ranch gives people more ways to live, connect and belong.”

A HOME FOR EVERY LIFE STAGE The breadth of home choices is another important part of Lakewood Ranch’s value. With a wide range of villages, builders, home styles, and price points, buyers can find options that reflect their lifestyle and priorities today, with choices that can continue to serve them as their needs change over time. For clients, the value is simple: “Lakewood Ranch offers choices for where you are today, and where life may take you next.”

BRINGING THE VALUE TO LIFE For REALTORS®, the opportunity is to move the conversation beyond the features of a home and connect clients to the bigger picture. Thoughtful planning, a complete community, an active lifestyle and choices for every stage of life all contribute to something greater: a place designed to support how people want to live today and for years to come. That is the value of Lakewood Ranch, and the story worth sharing with every client.

STAY CONNECTED The Lakewood Ranch REALTOR® Program provides REALTORS® with information, support and access, from builder updates and incentives to REALTOR® events, office presentations and the annual Selling the Ranch Seminar. The New Home Center gives REALTORS® and clients a central place to explore villages, builders, lifestyle, and new-home opportunities, while Central Registration connects buyers with all Lakewood Ranch new-home builders through one REALTOR® registration. GOVERNMENT AFFAIRS

Your 2026 REALTOR® Election Guide: Election Day is Almost Here By: Max Brandow, RASM Vice President of Advocacy and Member Programs

O

ver the past several months, the REALTOR® Party has been hard at work at every level of government. From Congress and statewide offices to our county and city commissions, REALTOR® associations evaluate candidates with a focus on the issues that directly affect our industry, our clients, and our communities. Here at RASM, our Public Policy Committee has spent countless hours researching races, interviewing candidates, and discussing issues including housing affordability, private property rights, infrastructure, responsible growth, taxes, land use, and economic development. With the November 3 General Election approaching, we want our members to know which candidates have earned REALTOR® support and which ballot initiatives RASM and FR is supporting this November.

NATIONAL ASSOCIATION OF REALTORS® ENDORSED CANDIDATES United States Senate: Ashley Moody United States House of Representatives: District 16: Sydney Gruters

District 17: Greg Steube

FLORIDA REALTORS® ENDORSED CANDIDATES Statewide Offices: Governor: Byron Donalds

Attorney General: James Uthmeier Chief Financial Officer: Blaise Ingoglia Commissioner of Agriculture: Wilton Simpson Florida Senate: District 20: Jim Boyd, RASM Member

District 22: James Buchanan, REALTOR®

20 | ELEVATE [ OCTOBER 2026 ]

Florida House of Representatives: District 72: William “Bill” Conerly

District 73: Fiona McFarland District 74: Nick Pachota

RASM ENDORSED CANDIDATES At the local level, endorsements are recommended by RASM’s Public Policy Committee and approved by the RASM Board of Directors. Our candidate screening process focuses specifically on real estate and business issues that impact REALTORS®, property owners, and our local economy. Manatee County Commission: District 2: Amanda Ballard

District 4: Mike Rahn, RASM Member District 6 At-Large: Tara Poulton Bradenton City Council: Ward 4: Lisa Gonzalez Moore, RASM Member Sarasota County Commission District 2: Mark Smith

District 4: Jim DeNiro, REALTOR® Sarasota City Commission (Only vote for one!) At-Large: John Harshman, REALTOR®

RASM-SUPPORTED BALLOT INITIATIVES Candidates are only part of what voters will decide this November. Several ballot questions could have long-term implications for property owners and the real estate industry.

YES ON AMENDMENT 3: PROPERTY TAX REFORM Florida REALTORS® supports Amendment 3 because housing affordability does not end at the closing table. Rising property taxes, insurance premiums, and other household expenses have made the ongoing cost of owning a home increasingly difficult for many Floridians. Amendment 3 would provide meaningful property tax relief by increasing the homestead exemption for non-school taxes to $150,000 in 2027 and $250,000 in 2028, while protecting school funding. It would also reduce the annual assessment-growth cap on nonhomestead properties from 10 percent to 5 percent, providing greater predictability for rental properties, commercial real estate, and the businesses and tenants that depend on them. Florida REALTORS® believes these reforms can help Floridians afford not only to purchase a home, but to remain in it, while providing greater stability and predictability for property owners across the state.

YES ON SARASOTA COUNTY ENVIRONMENTALLY SENSITIVE LANDS RASM is supporting the continuation of Sarasota County’s Environmentally Sensitive Lands Protection Program. Voters will consider two related questions: whether to continue the program’s existing tax of up to 0.25 mills through 2049 and whether to authorize up to $250 million in bonds, repaid from that dedicated revenue, for the acquisition and management of environmentally sensitive lands and parkland.

This November, take the time to learn about the candidates and ballot questions, make a plan to vote, and make your REALTOR® voice heard. •

MAKE YOUR REALTOR® VOICE HEARD Election Day is November 3, and the voter registration deadline is October 5. REALTOR® advocacy does not begin when a bill is introduced or when a controversial issue comes before a commission. It begins by electing policymakers who understand the importance of homeownership, private property rights, housing supply, responsible growth, and a strong real estate market.

Peace of Mind for Every Home Inspection: The Inspection Is More Than a Checklist By: Sheila Marvel, Peace of Mind Home Inspections, Owner, Certified Master Inspectors on the Team

A

home inspection is often viewed as another box to check during a real estate transaction. But for buyers, it can be one of the most valuable opportunities to understand the property they are about to call home. At Peace of Mind Home Inspections, we believe an inspection should provide more than a detailed report. It should provide context, clarity, and confidence.

WHAT IS AN INSPECTION REALLY LOOKING FOR? A professional home inspection is designed to provide an objective look at the home's major systems and components. This can include the roof, structure, electrical system, plumbing, HVAC, exterior, interior, and other accessible areas of the property. The purpose isn't to determine whether a home is “perfect,” because no home is. Instead, an inspection helps identify conditions that may require maintenance, repair, further evaluation, or attention in the future.

NOT EVERY FINDING IS AN EMERGENCY One of the most important parts of the inspection process is understanding the difference between a significant concern and an ordinary maintenance item. A report may contain numerous observations, but the number of findings doesn't necessarily tell the whole story. Some items may be relatively minor, while others may deserve immediate attention or evaluation by a qualified specialist. That’s why communication matters. At Peace of Mind Home Inspections, we take the time to explain findings clearly so clients can better understand what they're seeing in the report. Our goal is to provide useful information without unnecessary alarm.

INFORMATION LEADS TO BETTER DECISIONS For buyers, knowledge can make the inspection process much less intimidating. Understanding the condition of a home can help buyers plan for maintenance, discuss questions with their real estate professional, and determine whether additional evaluations are appropriate.

22 | ELEVATE [ OCTOBER 2026 ]

For agents, having a thorough and clearly communicated inspection can help clients stay focused on the facts while navigating an important stage of the transaction.

THE REAL VALUE OF AN INSPECTION A home inspection isn't about predicting everything that could happen to a house in the future. It's a snapshot of the property's observable condition at the time of the inspection. Its real value is giving clients information they can use. At Peace of Mind Home Inspections, that's what we strive to deliver every day: a thorough inspection, straightforward communication, and the confidence that comes from knowing more about the home you're considering. Because peace of mind doesn't come from knowing a home has no issues. It comes from understanding the issues, and knowing what to do next. •

MARKET ANALYSIS

August 2026 Real Estate Market Report: Trends in Sarasota and Manatee Counties By: Brandon Gay, RASM Communications Director

T

he REALTOR® Association of Sarasota and Manatee (RASM) has released its August 2026 real estate market report, showing broader buyer activity, continued inventory tightening and faster transaction timelines across the single-family and townhouse/condo markets in Sarasota and Manatee counties. Closed and pending sales increased across all four major market segments, signaling that buyer demand remained active through late summer. The strongest gains continued to come from townhouses and condos in both counties. At the same time, active inventory and months supply declined across every county and property type. With fewer homes available compared to recent sales activity, market conditions continued to tighten across both the single-family and townhouse/condo segments. Seller leverage also continued to improve. Homes generally moved to contract and closing faster than a year ago, and sellers received a larger share of their original asking prices across all four segments. Price trends remained relatively steady overall, with modest gains in most segments and limited softness elsewhere. "The trend line continues to tell the story of buyers and sellers finding common ground and seeing a true market value through a similar lens,” said David Crawford, 2026 RASM President and Broker/Owner of Catalist Realty. “It's exciting to see this trend of increased sales and shorter sales cycles continue even through the end of summer!"

KEY TRENDS IN SARASOTA/MANATEE AUGUST 2026: Sales and Pending Activity Strengthened:

Buyer activity remained broad-based, with both closed sales and new pending sales increasing across every major property segment. Townhouse and condo activity continued to post the strongest gains, while single-family sales also remained positive in both counties. Inventory Continued to Tighten: Active listings and months supply declined across both counties 24 | ELEVATE [ OCTOBER 2026 ]

and property types, continuing the shift toward a more competitive market. Single-family inventory remained especially tight, while townhouse and condo supply remains closer to balanced conditions. Homes Moved Faster as Seller Position Improved: Marketing times shortened across every major segment, and sellers generally received a larger share of their original asking prices. Prices were comparatively stable, with modest gains in most segments, suggesting buyers and sellers are becoming more aligned on current market value. SINGLE-FAMILY

In Sarasota County, 646 single-family homes sold in August, an increase of 0.8 percent compared to August 2025. The median sale price declined 1.1 percent to $470,000, while the average sale price decreased 1.9 percent to $670,413. Cash purchases represented 37.3 percent of closed sales. Sellers received a median of 94.7 percent of their original list price, compared to 92.3 percent one year earlier. Active listings fell 20.8 percent to 2,619 homes, reducing months supply to 3.7 months in August 2026. Homes spent a median of 47 days on the market before going under contract and 91 days from listing to closing. Higher-priced single-family activity was mixed in Sarasota County. Sales of homes priced at $1 million or more decreased 8.2 percent to 78 transactions. However, sales between $1.5 million and $1.99 million increased 46.2 percent to 19, while sales between $2 million and $2.99 million increased 18.2 percent to 13 transactions. In Manatee County, single-family closed sales increased 5.7 percent to 687 transactions. The median sale price rose 5.9 percent to $495,000, while the average sale price was nearly unchanged, declining 0.3 percent to $663,878. Cash purchases represented 26.6 percent of closed sales. Sellers received a median of 95.6 percent of their original list price, compared to 94.8 percent in August 2025. Active inventory fell 7.0 percent to 2,616 homes, while months supply declined to 3.9 months. Properties spent a median of 45 days on the market before going under contract and approximately 95 days from listing to closing.

Higher-priced single-family activity was also mixed in Manatee County. Sales of homes priced at $1 million or more declined 6.6 percent to 71 transactions. Sales between $1 million and $1.24 million increased 26.1 percent to 29, while sales between $1.25 million and $1.49 million and between $1.5 million and $1.99 million declined year-over-year. TOWNHOMES AND CONDOS

The Sarasota County condo and townhome market recorded 281 closed sales in August, an increase of 13.8 percent year-over-year. The median sale price increased 3.3 percent to $310,000, while the average sale price rose 4.7 percent to $441,558. Cash buyers accounted for 59.8 percent of sales. Sellers received a median of 91.6 percent of their original list price, up from 88.5 percent in August 2025. Active inventory decreased 11.8 percent to 1,659 units, lowering months supply to 5.2 months in August 2026. Properties spent a median of 83 days on the market before going under contract and approximately 124 days from listing to closing. Sales between $1.5 million and $1.99 million held steady at four transactions, while sales between $2 million and $2.99 million increased to six from two one year earlier. In Manatee County, condo and townhome sales increased 20.5 percent to 241 transactions. The median sale price increased 5.4 percent to $307,000, while the average sale price rose 5.0 percent to $372,591. Cash purchases represented 50.6 percent of closed sales. Sellers received a median of 93.4 percent of their original list price, compared to 90.4 percent in August 2025. Active inventory fell 16.1 percent to 1,171 units, lowering months supply to 4.9 months in August 2026. Properties spent a median of 72 days on the market before going under contract and approximately 116 days from listing to closing.

SUMMARY The August 2026 housing market reinforced the shift toward tighter and more active conditions across Sarasota and Manatee counties. Sales and pending activity improved across every major segment while available inventory continued to decline, helping homes move through the market more quickly and giving well-positioned sellers somewhat more leverage. Even with the broader improvement, conditions remain highly dependent on location, property type and price point. Buyers continue to evaluate value carefully, while sellers benefit most when homes are priced and positioned for current conditions. Buyers

GLOBAL BUSINESS COUNCIL

Expanding Horizons With Global Real Estate: Brazil By: Anita Lambert, The Lambert Team at Premier Sotheby’s International Realty, and 2026 President ElectREALTOR® Association of Sarasota and Manatee

A

ugust 2026 was a busy month filled with conventions, recognition, and networking opportunities with global real estate professionals. The month started with exciting news at the annual convention in Orlando when Florida REALTORS® presented two awards to the Global Business Council of the REALTOR® Association of Sarasota and Manatee: the 2026 Global Partnership Award and the 2026 Global Outreach Award. Additionally, three of our most active global members, the Cashi team, received a Global Ambassador Award. Congratulations to the entire Global Business Council team! Next on the travel schedule was a double convention event in Brazil featuring the annual CIMI360 real estate gathering PLUS the CILA convention. CILA, the Confederación Inmobiliaria Latinoamericana, or Latin American Real Estate Confederation, comprises 18 Latin American countries, and the sole U.S. State member which is Florida REALTORS®.

The two-day event took place in Rio de Janeiro, a culturally rich city known for its mountainous landscape and famous Copacabana and Ipanema beaches along the Atlantic Coast. For perspective, Brazil is a vast country comprising 26 states. It is approximately 5% larger than the contiguous United States and roughly 50 times larger than Florida. Florida REALTORS® hosted a large pavilion in the expo hall, where approximately a dozen Florida associations were represented by about 60 to 70 Florida real estate professionals, including representatives from the REALTOR® Association of Sarasota and Manatee. Each association had its own kiosk, providing opportunities to connect with [ Continued on page 31 ] 30 | ELEVATE [ OCTOBER 2026 ]

Brazilian real estate professionals with assistance from professional interpreters and translation apps. We also gained valuable insight into the Rio de Janeiro real estate market and potential opportunities. During the visit, the Lambert Team also toured a Sotheby’s International Realty brokerage location and established new relationships that can help expand our global opportunities.

INTERNATIONAL TRANSACTIONS IN U.S. RESIDENTIAL REAL ESTATE According to National Association of REALTORS® international transaction data (For the best source for more information, download the full report here: www.nar.realtor/research-and-statistics/researchreports/international-transactions-in-u-s-residentialreal-estate), foreign buyers purchased 67,100 existing U.S. homes from April 2025 through March 2026, representing $45.3 billion in residential purchases. Florida remained the top destination for international buyers, accounting for 20% of foreign buyer purchases. This activity demonstrates why developing international knowledge and referral relationships can create additional opportunities in both residential and commercial real estate.

HOW CAN RASM MEMBERS GET INVOLVED? Consider joining the Global Business

Council: Expand your international referral network, increase your global knowledge and explore potential business opportunities. RASM Global Business Committee: Applications for 2027 committees will be accepted through October 16, 2026. Finally, we are proud to announce that the REALTOR® Association of Sarasota and Manatee has signed a Memorandum of Understanding with CIMI360 of Brazil. The agreement is designed to promote future opportunities for members and support the development of international referral networks. We look forward to seeing these relationships evolve as RASM continues expanding its connections with Brazil and the global real estate community. •

PROFESSIONAL DEVELOPMENT COMMITTEE

Leverage Before You’re Ready By: Meagan Jones, Director of Productivity, Global Advisor, REALTOR®

R

eal estate has no shortage of companies promising the next “easy button” for our businesses. That can make us understandably cautious about where we invest our hardearned dollars. So, we wait. After a few more closings, I’ll hire the assistant. I’ll get a coach. I’ll finally get help with my marketing. But what if we have it backwards? Sometimes creating leverage first is exactly what gives us the capacity to serve more clients and sell more real estate.

THE COST OF BEING CAPABLE Before real estate, I worked in marketing and earned my degree in graphic design. I appreciate beautiful marketing, thoughtful messaging, and engaging content. I also know how to create it. And yet, I wasn’t doing it consistently. I would have a flurry of things to share, followed by stretches of silence. I wanted everything to have a certain aesthetic and be “just so,” but that pursuit of perfection was keeping me from consistently sharing the stories, expertise, and lessons that could help others while also keeping me connected to my sphere. Eventually, I invested in professional marketing help. The difference wasn’t that I suddenly became capable of better marketing. The difference was consistency. I began showing up more regularly, staying top of mind and hearing from people who were seeing and engaging with my content. At the same time, I got back hours I could invest in the parts of my business that actually require me. Perhaps the greatest reward has been the peace of mind that comes from simply knowing it’s taken care of. There is a cost to being capable and always doing everything yourself. You may save the dollars, but what is it costing you in time, consistency, opportunities, or attention? Just because we can do something doesn’t mean we should. Instead of asking, “Can I do this?” ask, “Is this the highest and best use of my time?” The best leverage doesn’t create distance between you and your clients. It creates more capacity for you to be present with them. Your marketing professional can help execute your social media. They cannot replace you at the listing consultation. A transaction coordinator can manage deadlines. They cannot replace your counsel when a client faces a difficult decision. Technology can automate a follow-up reminder. It cannot build a relationship or deepen trust for you. 32 | ELEVATE [ OCTOBER 2026 ]

SUCCESS WAS NEVER MEANT TO BE A SOLO SPORT Orlando REALTOR® Ken Pozek recently crossed $2 billion in career sales. In reflecting on the lessons behind that milestone, one of his first was simple: you cannot build something great alone. His journey offers another important reminder: meaningful growth takes time. Pozek’s real estate career began more than two decades ago, and today his business includes a team, systems and a significant media operation. The lesson isn’t that every REALTOR® needs to build a large team. It’s that growth eventually requires us to stop measuring our value by how much we can personally do. That is leverage in action.

BUY BACK YOUR HIGHEST-VALUE TIME Leverage doesn’t necessarily mean hiring a fulltime employee tomorrow. It might mean improving a system, automating a repetitive process, hiring a transaction coordinator, investing in coaching, or finally handing off something that has lived on your to-do list for too long. Look at your calendar from last week and ask yourself: What am I still doing simply because I know how to do it? Then ask the harder question: What could happen in my business if I got that time back? The irony wasn’t lost on me. I coach REALTORS® on systems, productivity and leverage, yet here I was holding onto a task simply because I knew how to do it. You may never feel completely ready to hand something off. Start small. Identify one task, system or responsibility that someone or something else could handle well, and intentionally reinvest that time into the work that requires you. Maybe we don’t invest in leverage because we’re ready for the next level. Maybe we invest in leverage so we can become ready for it. Delegate the Task, Not the Relationship. •

Amendment 3: What Florida Homeowners Need to Know By: Cameron Allen, Esq., Attorney, Berlin Patten Ebling, PLLC

F

lorida homeowners will have an important opportunity in November 2026 to vote on Amendment 3, a proposed amendment to the Florida Constitution designed to provide additional property-tax relief. If approved by the required supermajority of voters, the amendment would make significant changes to Florida’s homestead exemption and the way certain property taxes are calculated.

A LARGER HOMESTEAD EXEMPTION For Florida homeowners, the most significant change is an increase in the homestead exemption for taxes imposed by counties and municipalities, other than school district taxes. Under current law, qualifying homeowners generally receive a homestead exemption that can reduce taxable value by up to $50,000. Amendment 3 would increase the exemption from $50,000 to $150,000 beginning in 2027 and $250,000 beginning in 2028, with the $250,000 amount thereafter adjusted annually for inflation. The practical benefit is straightforward: A larger portion of a homeowner’s homestead would be protected from certain property taxes. For homeowners who qualify for the exemption, this could mean meaningful annual savings, particularly as property values and local tax burdens continue to rise.

Amendment 3 would also require counties and municipalities to use property-tax revenues for specified governmental purposes, including public safety, education and schools, infrastructure, natural resources, bond debt service, employee retirement benefits, and governmental operations and administration.

WHAT THE AMENDMENT COULD MEAN FOR HOMEOWNERS For Florida homeowners, the amendment represents a potentially substantial expansion of constitutional property-tax protections. However, the actual amount saved will vary depending on the property's assessed value, local tax rates, exemptions, and whether the property qualifies as a homestead.

PROVISIONS FOR NEW FLORIDA RESIDENTS

A DECISION FOR FLORIDA VOTERS

The amendment would also address homeowners who move to Florida after 2026. Individuals who are not Florida residents as of December 31, 2026, would initially receive the existing homestead exemption when they qualify. The increased exemption would become available beginning with the homeowner’s fifth year of receiving the exemption, to the extent permitted by the U.S. Constitution. Another important provision would reduce the annual assessment increase cap for certain nonhomestead properties from 10% to 5%. Although this provision does not directly change the homestead exemption, it could provide additional protection against sharp increases in assessed values for qualifying properties.

Florida homeowners should therefore pay close attention to Amendment 3 when they vote in November. While no constitutional amendment can eliminate every property-tax obligation, Amendment 3 could provide homeowners with greater protection against rising tax burdens and preserve more of their household income for the costs of owning a home. •

NEIGHBORHOOD SPOTLIGHT

University Place By: Lori Cashi-Haught, Coldwell Banker Realty, Team Cashi

F

or buyers looking for the best combination of location, lifestyle, and value, the hidden jewel neighborhood of University Place in Sarasota’s 34201 area deserves a place on every REALTORS’® shortlist. This gated community of just 403 single-family homes offers an established neighborhood feel, resort-style amenities, and one of the area’s most convenient locations. Built primarily between 2003 and 2005, University Place features homes constructed by four respected builders: Neal Communities, Lee Wetherington Homes, Bruce Williams Homes and Inland Homes. The result is a diverse collection of well-designed homes ranging from 1,500 to 3,500 square feet with mature landscaping and a neighborhood character that newer communities simply cannot replicate. Why do buyers love living here? It starts with the lifestyle. Residents have access to two community centers with heated pools, both featuring summer kitchens with natural gas grills for residents to use at their convenience, a hot tub/spa, fitness centers, and scenic walking trails wrapped around fountain-lit

lakes, creating plenty of opportunities for recreation without ever leaving the neighborhood. Beautiful lakes, green spaces, Charleston-inspired lampposts with hanging flower baskets and mature oaks throughout, while the black wrought-iron-style gated entrance provides an added sense of exclusivity and privacy. The best part by far is the location. Minutes from premier shopping, dining, and entertainment at University Town Center, which currently offers approximately 80 dining options and more than 300 stores and boutiques about 8 miles from downtown Sarasota and 11 miles from Lido Key. University Place puts residents close to virtually everything that makes the Sarasota-Bradenton area so desirable. Less than 1 mile from I-75 provides quick connectivity to Tampa; St. Petersburg is a breeze. Sarasota’s International Airport is approximately 15 minutes away, and Tampa International Airport is about a 50-minute drive. For REALTORS®, University Place offers something particularly valuable: broad buyer appeal. It can work beautifully for full-time residents, seasonal homeowners, retirees, professionals, and families who want amenities and convenience without sacrificing an established neighborhood atmosphere. When your buyers say they want a gated community, amenities, a convenient location, and a true neighborhood feel, make sure University Place is part of the conversation. It may be one of the SarasotaBradenton area’s best-kept secrets. •

PROFESSIONAL DEVELOPMENT

Your Real Estate License Taught You the Rules. Now Learn How to Build the Business By: Denise Ricciotti, RASM Professional Development Director

P

assing the real estate exam is a major accomplishment. You studied the laws, learned the terminology, passed the test, joined a brokerage, and officially became a real estate professional.

NOW WHAT? Knowing how real estate works is only the beginning. Building a successful real estate business requires an entirely different set of skills - many of which aren't covered in pre-licensing education. FROM LICENSEE TO BUSINESS OWNER.

As a REALTOR®, you're not simply learning how to complete a transaction. You're building a business. That means deciding how you'll organize your day, manage your finances, find prospective clients, market yourself, maintain relationships, price property, prepare for listing appointments, and create systems that keep your business moving forward. Without those systems, it's easy to spend an entire day being busy without actually doing the activities that build your business. That's where BOOST comes in. TWO DAYS. TWO IMPORTANT GOALS.

RASM's two-day BOOST New Agent Training is divided into two areas every new agent needs to master: building your business and winning more business. Day One focuses on creating the foundation. You'll work through business planning and time management, taxes and financial basics, creating a productive daily schedule, mastering the CMA, and developing an effective listing presentation. Day Two turns the focus toward growth. You'll explore marketing and personal branding, open houses that create clients, CRM and database building, AI for real estate productivity, and strategies for turning all of those pieces into a practical 90-day success plan. DON'T JUST COLLECT INFORMATION. CREATE A PLAN.

New agents have access to more information than ever before. There are videos, podcasts, social media accounts, webinars, technology platforms and countless opinions about what you “should” be doing.

The challenge isn't finding information. It's knowing what to do with it. BOOST is designed to bring the pieces together so you leave with practical tools, systems, and strategies you can put to work in your own business. You don't need to have everything figured out before you begin. But you do need a plan for what comes next.

READY TO BOOST YOUR BUSINESS? BOOST New Agent Training will be held on October 7 & 14 from 10:00 a.m. – 4:00 p.m. at RASM South. The program is included with RASM membership, and lunch is included. Whether you've just received your license or you've been in the business long enough to realize you need more structure, BOOST can help you turn what you've learned about real estate into a plan for building your real estate business. Register at myRASM.com/BOOST.
