Life revolves around the spectacular 30,000-square-foot clubhouse, now under construction and opening this fall. Designed as the heart of the community, it’s where neighbors gather around resort-style pools, enjoy shared meals at indoor-outdoor dining venues, and take a swing on the premier putting course. THE MODERN REALTOR® BRAND: TRUST, VISIBILITY & CREDIBILITY IN 2026
In today’s real estate landscape, one truth stands above the rest: consumers don’t just choose properties, they choose people they trust to guide them through one of life’s biggest financial and emotional decisions. The modern REALTOR® brand is no longer defined by production alone, but by visibility, trust, and credibility across every touchpoint. From Google search results to social media profiles to in-person interactions, today’s clients are constantly evaluating whether you are the right professional to guide them with confidence. In markets like Sarasota and Manatee counties, where lifestyle, second-home buyers, and relocation clients play a significant role, branding carries even greater weight. Many clients are purchasing from out of state, or even out of the country, making your online presence their first, and often most important, impression. So, what actually resonates in 2026 and how can REALTORS® position themselves to stand out?
Getting Lender Approval
A short sale in Florida is a lenderdriven transaction in which the mortgage holder agrees to accept less than the total debt owed. Understanding the approval process and how it has evolved since the 2008 financial crisis, is critical.
Rising Together
Here is a number worth sitting with: since its peak in 2022, NAR membership has shed tens of thousands of agents. But the raw figure misses the more revealing story. These agents didn’t flame out loudly. They simply stopped showing up, quietly, one by one.
Manage Your Global Business
It’s been tough to gauge how to maneuver your global real estate business over the past few years. In 2020, international buyer-dollar volume in Florida was $15.6 billion. As of this past July, it decreased to $10.4 billion. We, as real estate agents, have had a lot to balance.

New and Renewed Programs
By: Jeff Arakelian, RASM CEO
On behalf of the Association, thank you to all members who renewed for 2026. Our renewal rate reached 91.63%, and we expect to regain most non-renewals by adding new members. Because membership begins with the broker, we especially appreciate our brokers’ continued support of RASM.
STRENGTHENING BROKER SUPPORT
We don’t take our Broker support for granted and continually work to earn it by introducing new programs that can help brokers and agents succeed.
NEW OPPORTUNITIES
This year, we launched Broker Huddles and Broker Breakfasts, both of which are opportunities for brokers to network, share challenges and solutions, and learn from speakers and panels. For both agents and brokers, we introduced “Brewed Connections,” informal sessions with no set agenda that encourage one-on-one networking and idea sharing.
ENHANCED COMMERCIAL TOOLS & EXPOSURE
For commercial members, listings will transition to Stellar MLS’s improved commercial forms. Stellar is also pursuing an agreement with CREXI to expand public exposure. This change will reduce fees while providing a more stable platform.
EXPANDED SERVICES
We are also relaunching our video studio member services this month, offering expanded services at below-market rates.
Later this year, RASM will launch a podcast series to inform the public about local real estate developments, industry trends, and the REALTOR® organization’s role in supporting homeownership and property rights.
LOOKING AHEAD: MORE VALUE FOR MEMBERS
So again, thank you for your membership. Look for announcements for Broker Huddles and Breakfasts, networking opportunities, improved commercial services, video studio services, our podcasts, and more. RASM is always Reaching Further™ to elevate your success. •
WHAT CONSUMERS RESPOND TO NOW
Today’s buyers and sellers are more informed, more selective, and more digitally driven than ever before. According to the National Association of REALTORS®
(NAR), 97% of homebuyers use the internet in their home search, and more than half find the home they ultimately purchase online.
Before ever reaching out, consumers are researching agents, reading reviews, and comparing multiple professionals. In fact, 87% of consumers read online reviews for local businesses (BrightLocal), making your digital reputation a critical factor in whether a client chooses to contact you, or move on.
This is especially true in Florida, where relocation continues to drive market activity. Many buyers begin their search long before arriving, relying heavily on digital impressions to determine who they trust.
Behind all of this data is a simple reality: today’s consumers want to feel confident before they ever make that first call.
But beyond visibility, they are looking for something deeper - guidance, clarity, and someone who can help them navigate complex decisions with confidence.
Florida REALTORS® consistently emphasizes that buyers and sellers value professionals who can provide hyper-local expertise, simplify the process, and advocate for their best interests every step of the way.
Educational, value-driven content (not just listings)
Strong reviews and testimonials
Demonstrated local market expertise
A consistent, visible presence across platforms
Consumers are drawn to REALTORS® who position themselves as trusted advisors, not just salespeople.
PERSONAL BRANDING VS. BROKERAGE BRANDING
In 2026, the most successful REALTORS® understand how to balance personal brand identity with brokerage affiliation. While brokerages certainly provide credibility and infrastructure, clients tend to be loyal to individuals, not logos. That said, a strong brokerage can significantly elevate an agent’s success by offering professional support, marketing resources, legal protection, and a trusted reputation in the marketplace. Aligning with a high-quality brokerage not only enhances your credibility but also empowers you to deliver a higher level of service to your clients. Your personal brand answers critical questions:
What do you specialize in?
Who do you serve best?
Why should someone trust you?
Developing a strong personal brand is essential for building recognition, credibility, and long-term relationships.
At the same time, the National Association of REALTORS® has shifted its messaging slightly to be more consumer-centric. Campaigns like “Right by You” emphasize service, advocacy, and putting the client first, reinforcing that today’s brand is built on trust, not self-promotion.
For RASM members, this balance is further supported through access to professional development, branding workshops, and educational opportunities designed to help REALTORS® refine their message and stay competitive in a rapidly evolving market.
Ultimately, the most effective approach is one that thoughtfully blends the strength of a brokerage’s reputation with a clearly defined personal brand. Successful REALTORS® leverage their brokerage for credibility while building personal visibility through consistent content, community engagement, and authentic interactions. Just as importantly, they center their messaging on client outcomes, highlighting the value they deliver rather than focusing solely on personal achievements.
PROFESSIONAL PRESENTATION: ONLINE AND IN PERSON
Professionalism today extends far beyond appearance, it encompasses every interaction and impression, both digital and in person. Your digital footprint is often your first showing, especially for out-of-area buyers exploring Sarasota and Manatee communities from afar. A polished website, active social media presence, and high-quality content help establish credibility and attract potential clients. A professional, user-friendly website, with strong visuals, testimonials, and search optimization, plays a critical role in visibility and lead generation.
Search engine optimization (SEO), accurate local listings, and consistent branding ensure that your business is not only visible, but competitive. This includes targeting hyper-local searches such as “homes in Lakewood Ranch,” “Siesta Key waterfront condos,” and “Palmetto new construction homes.”
Equally important is maintaining consistent Name, Address, and Phone number (NAP) information across all platforms. Search engines rely on this data to verify the legitimacy of your business, and even small discrepancies, such as abbreviations, outdated contact details, or mismatched brokerage information, can impact your visibility in local search results. Just as importantly, inconsistent information can create confusion for potential clients and undermine trust before a conversation ever begins.
When your NAP details are accurate and aligned across your website, Google Business Profile, MLS, and social platforms, it reinforces both your professionalism and your presence, helping ensure that when clients search, they find you with confidence.
IN-PERSON EXPERIENCE STILL MATTERS
Despite the digital shift, face-to-face interactions continue to define the client experience. Professionalism today is demonstrated through clear, timely communication, respect for client time and boundaries, and a high level of preparedness backed by strong market knowledge. In many cases, it’s these in-person moments that turn a transaction into a relationship, and a client into a lifelong advocate.
In coastal markets like Sarasota and Manatee, local expertise goes beyond pricing. It includes understanding flood zones, insurance considerations, waterfront property nuances, HOA and CDD structures, and seasonal demand fluctuations. Through RASM’s ongoing education and training opportunities, members can continuously refine these skills, ensuring they deliver a consistently high level of service in every interaction.
CONSISTENCY IS THE NEW CREDIBILITY
One of the most overlooked, but critical, elements of branding in 2026 is consistency. Today’s consumers are constantly cross-checking information across multiple platforms, from MLS listings and social media profiles to Google Business pages, signage, and print materials. When messaging or branding is inconsistent, it creates doubt and can quickly erode trust.
Consistency across platforms not only strengthens brand recognition but also improves search visibility, as businesses with accurate and aligned information are more likely to appear in local search results. Over time, this consistency builds recognition, reinforces confidence, and establishes credibility.
In a competitive and highly visible market like Sarasota-Manatee, that sense of familiarity becomes a powerful advantage.
AI IS RESHAPING REALTOR® BRANDING
Artificial intelligence is no longer optional; it’s embedded in modern real estate marketing. As consumer expectations continue to rise, clients increasingly expect faster responses, personalized communication, and seamless experiences across every touchpoint. AI helps bridge that gap, allowing Realtors® to operate more efficiently while maintaining a consistent and professional presence.
From streamlining daily tasks to enhancing marketing efforts, AI is transforming how agents manage their time and engage with clients. When used strategically, it enables REALTORS® to focus more on relationship-building while automating repetitive processes behind the scenes.
AFFECTIVE REALTORS® ARE USING AI TO:
Generate listing descriptions
Automate email and follow-up campaigns
Analyze lead behavior and intent
Personalize client communication
These tools allow agents to respond faster, stay consistent, and scale their efforts without sacrificing quality. The key is balance: AI should enhance, not replace, the human connection. In a relationshipdriven industry, technology works best when it supports authenticity and service.
COMMUNITY CONNECTION: A LOCAL ADVANTAGE
In Sarasota and Manatee, community connection remains a powerful differentiator. Clients want to work with professionals who are not only knowledgeable, but genuinely engaged in the communities they serve. Participation in local events, support of nonprofits, and neighborhood involvement all contribute to a stronger, more authentic brand.
For many buyers, especially those relocating, your connection to the community helps them feel confident not only in their home purchase, but in their decision to choose you.
RASM plays a key role in fostering these connections for REALTORS® and Business Partners alike, offering networking events, community involvement opportunities, and a collaborative environment where members can build relationships that extend far beyond individual transactions.
THE REALTOR® DIFFERENCE
In a competitive market, credibility is everything. The REALTOR® designation remains a powerful differentiator, signaling adherence to a strict Code of Ethics and a higher standard of professionalism. These ethical commitments continue to be a key factor in building consumer trust and confidence.
For RASM members, this credibility is further reinforced through access to local resources, ongoing education, and a collaborative professional network, creating opportunities not just to learn, but to connect, share insights, and grow alongside other professionals in the Sarasota-Manatee market.
THE BOTTOM LINE: TRUST IS THE BRAND
In a fast-moving, highly competitive market, the REALTORS® who stand out are those who:
Deliver consistent value
Communicate clearly and authentically
Stay visible across platforms
Demonstrate deep local expertise
Put the client experience at the center of their brand
Marketing is no longer just promotion, it is proof of professionalism. By combining strategic visibility, strong personal branding, and a commitment to service, REALTORS® can build a reputation that not only attracts clients, but earns lasting trust. Because in 2026, the most powerful brand you have isn’t your logo or your marketing; it’s the trust you earn, one relationship at a time. •

REALTOR® Buying and Selling to One Another are Still Considered
REALTORS®
By: The National Association of REALTORS® Interpretations of the Code of Ethics Agreement Case 2-13. (Revised Case #9-23 May, 1988. Transferred to Article 2 November, 1994. Cross-reference Case #1-20. Revised May, 2017 and November, 2022.)
RE ALTOR® A owned a home which he listed through his own brokerage firm. The property listing was filed with the MLS of the Association. REALTOR® B called REALTOR® A and told him of his interest in purchasing the home for himself. REALTOR® A suggested a meeting to discuss the matter. The two agreed upon terms and conditions and the property was sold by REALTOR® A to REALTOR® B.
A few months later during hard rains, leakage of the roof occurred with resultant water damage to the interior ceilings and side walls. REALTOR® B had a roofing contractor inspect the roof. The roofing contractor advised REALTOR® B that the roof was defective and advised that only a new roof would prevent future water damage.
REALTOR® B then contacted REALTOR® A and requested that he pay for the new roof. REALTOR® A refused, stating that REALTOR® B had a full opportunity to look at it and inspect it. REALTOR® B then charged REALTOR® A with violation of Articles 1 and 2 of the Code of Ethics by not having disclosed that the roof had defects known to REALTOR® A prior to the time the purchase agreement was executed.
At the subsequent hearing, REALTOR® B outlined his complaint and told the Hearing Panel that at no time during the inspection of the property, or during the negotiations which followed, did REALTOR® A disclose any defect in the roof. REALTOR® B acknowledged that he had walked around the property and had looked at the roof. He had commented to REALTOR® A that the roof looked reasonably good, and REALTOR® A had made no comment. The roofing contractor, REALTOR® B had employed after the leak occurred, told him that there was a basic defect in the way the shingles were laid in the cap of the roof and in the way the metal flashing on the roof had been installed. It was the roofing contractor’s opinion that the home’s former occupant could not have been unaware of the defective roof or the leakage that would occur during hard rains.
REALTOR® A told the panel that he was participating only to prove that he was not subject to the Code of Ethics while acting as a principal as compared with his acts as an agent on behalf of others. He pointed out that he owned the property and was a principal, and that REALTOR® B had purchased the property for himself as a principal. The panel concluded that the facts showed clearly
that REALTOR® A, the seller, did have knowledge that the roof was defective, and had not disclosed it to REALTOR® B, the buyer. Even though a REALTOR® is the owner of a property, when he undertakes to sell that property, he accepts the same obligation to properly represent its condition to members of the public, including REALTORS® who are purchasers in their own name, as he would have if he were acting as the agent of a seller.
The panel concluded that REALTOR® A was in violation of Articles 1 and 2 of the Code. •

One Night Only: An Exclusive Private Screening to Support The RRCF
According to Florida REALTORS®, nearly 905,000 low-income renter households in Florida pay more than 40% of their income on housing costs, and statewide estimates show tens of thousands of individuals and families lack stable housing. So, You’ve Got a Short Sale… Now What? A Florida REALTOR®’s Survival Guide to Getting Lender Approval
By: Cynthia A. Riddell, Esq. Riddell Law Group
Ashort sale in Florida is a lenderdriven transaction in which the mortgage holder agrees to accept less than the total debt owed.
For REALTORS®, understanding the approval process - and how it has evolved since the 2008 financial crisisis critical to successfully guiding sellers and managing lender expectations. Below you will find the step-by-step process of obtaining short sale approval.
SECURING SHORT SALE APPROVAL
STEP 1: ESTABLISH SELLER HARDSHIP AND ELIGIBILITY
Lenders require a documented financial hardship (e.g., income loss, divorce, death, medical issues, or rate resets) as the foundation of any short sale request. The Seller must prepare and sign a hardship letter detailing the hardship the Seller has experienced. Additionally, if the Seller is working with a short sale negotiator, a Third-Party Authorization form will need to be submitted, which allows the Lender to speak to the negotiator about the loan and the short sale process. Eligibility starts with hardship and a loan in or approaching default. The legal process for short sales guides whether a transaction can proceed, with lender or investor policies shaping eligibility. Owner-occupancy, loan type, and lien status often influence approval prospects.
STEP 2: LIST THE PROPERTY AND SECURE A BONA FIDE OFFER
List the property for sale and exposure on the MLS, and note that the sale is a short sale in your remarks and subject to Short Sale Lender approval. Any prospective Buyer should be aware that they are required to sign an arm’s-length transaction affidavit. The accepted contract must reflect fair market value and include proof of buyer funds or financing. Florida REALTORS®/The Florida Bar provides a Short Sale Approval Contingency Rider to be used along with the real estate sale and purchase contract and the rider will provide for deadlines for short sale approval and commencement of other timeframes found in the contract.
STEP 3: ASSEMBLE A COMPLETE SHORT SALE PACKAGE
The Seller must submit a comprehensive package including the hardship letter, financial statements, tax returns, and a listing agreement, purchase and sale agreement, preliminary closing statement, which discloses the short payoff to the lender and amount paid to any subordinate liens and costs of sale. Missing documentation remains a leading cause of denial.
STEP 4: LIST THE PROPERTY AND SECURE A BONA
FIDE OFFER
Florida lenders require exposure on the MLS and an arm’slength transaction affidavit. The accepted contract must reflect fair market value and include proof of buyer funds or financing.
STEP 5: SUBMIT TO LENDER AND SUPPORT VALUATION
Once under contract, the package and offer are submitted to the lender. The lender will order a Broker Price Opinion (BPO) or appraisal to validate pricing. REALTOR® involvement at this stage, providing comps and market data, can influence valuation outcomes and should be part of the initial package submitted.
STEP 6: NAVIGATE LENDER REVIEW AND NEGOTIATION
Unlike pre-2008 practices, today’s process is more standardized, with defined investor guidelines (e.g., Fannie Mae, FHA). Timelines typically range from 3–6 months due to internal review layers and documentation cycles.
STEP 7: ADDRESS SUBORDINATE LIENS AND TITLE ISSUES
All lienholders must consent to the short sale. Junior lienholders - such as second mortgages, HELOCs, HOA liens, or judgment liens - must agree to discounted payoffs or releases. Negotiations are often complex: first lienholders control proceeds, while junior lienholders may accept nominal settlements due to their weaker foreclosure position. Investor guidelines frequently cap subordinate lien payouts (e.g., $6,000 aggregate under Fannie Mae), requiring strategic allocation and written lien releases.
STEP 8: SECURE APPROVAL LETTER AND DEFICIENCY TERMS
Approval is formalized via a lender-issued short sale approval letter outlining net proceeds, closing conditions, and whether a deficiency judgment is waived. Under Florida Statute §702.06, deficiency exposure remains unless explicitly released - making this a critical negotiation point.
STEP 9: CLOSE THE TRANSACTION
Upon satisfaction of all conditions, including lien releases and final HUD/Closing Disclosure approval, the transaction proceeds to closing.
POST-2008 EVOLUTION
Since the Great Financial Crisis, short sales have shifted from high-volume, loosely managed transactions to highly regulated, documentation-driven processes with government-backed servicing guidelines. For Florida REALTORS®, success hinges on proactive file management, realistic pricing, and early identification of subordinate liens -often the deciding factor between approval and failure.

Navigating Florida's Unique Market: Why Your Business Partners Matter More Than Ever
By: Kim Nelson, MLO NMLS 1948763, Lincoln Lending Group
Florida's real estate market has always had its own rhythm, driven by lifestyle, migration trends, and strong investor interest. But in today's environment, that rhythm comes with added complexity. From evolving insurance requirements to stricter condo guidelines and an increase in investment-driven purchases, REALTORS® are facing challenges that require more than just market knowledge-they require a strong, reliable team. This is where your business partners become more valuable than ever.
INSURANCE CHALLENGES: A MOVING TARGET
Insurance has quickly become one of the most critical-and sometimes unpredictable-components of a real estate transaction in Florida. Rising premiums, limited carrier options, and stricter underwriting standards can impact a buyer's qualification and overall affordability.
Having a trusted insurance partner involved early in the process can make all the difference. Accurate, upfront quotes help set realistic expectations for buyers and prevent last-minute surprises that could derail a deal. Strong communication between agents, lenders, and insurance professionals ensures that everyone is aligned and working toward a smooth closing.
Condo transactions have taken on a new level of complexity. With updated lending guidelines and increased scrutiny on condo associations, factors such as reserves, structural inspections, and association financials are now front and center.
Condo transactions have taken on a new level of complexity. With updated lending guidelines and increased scrutiny on condo associations, factors such
as reserves, structural inspections, and association financials are now front and center.
A knowledgeable lending partner can help identify potential red flags early in the process, saving valuable time and protecting your client's ability to secure financing. Title professionals and association contacts also play a key role in gathering and reviewing required documentation quickly and efficiently.
In today's market, understanding which condo projects are financeable-and why-is essential. This is not an area where REALTORS® should have to navigate alone. •
Embracing Responsibility: Diversity and the Role of REALTORS® in Building Inclusive Communities
By: Aleyah M. Lopez, Andria Kiel, and Catherine Ferrer
In recent years, antisemitism has re-emerged as a growing concern, impacting individuals and communities across the country. These incidents, whether overt or subtle, are a reminder that bias and exclusion still exist, and that addressing them requires awareness, accountability, and a shared commitment to respect for all.
Honoring memory is not only about reflecting on the past, but also recognizing how its lessons shape our responsibilities today. For REALTORS®, whose work centers on helping people find a place to belong, this responsibility is especially meaningful. The principles of diversity, equity, and inclusion are not just ideals; they are essential to building strong, welcoming communities.
REALTORS® play a vital role in ensuring that every client is treated with fairness and respect, regardless of religion or background. This includes upholding fair housing practices, remaining mindful of cultural needs, and actively working to eliminate bias in every stage of the homebuying and selling process.
Creating inclusive communities also means taking the time to understand and respect different traditions and experiences. For members of the Jewish community, this awareness helps foster trust and ensures clients feel seen, understood, and supported. Beyond individual interactions, REALTORS® have the opportunity to lead by example - continuing their education, advocating for equitable practices, and building genuine relationships within the communities they serve.
Embracing responsibility means taking intentional steps toward inclusion every day. By leading with empathy and commitment, REALTORS® can help create environments where all individuals feel safe, respected, and truly at home. In doing so, the industry not only upholds its values - it helps shape communities defined by belonging, dignity, and mutual respect.

Learn To Lein: Perfecting and Enforcing Broker Commission Liens Under Floridia’s Commercial Real Estate Sales Commission Lien Act
By: Ben Sorrell, Esq., Syprett Meshad, P.A
Understanding how brokers can secure their commissions with a lien begins with a look at the unique statutory framework.
THE COMMISSION LEIN ACT
Part III of Chapter 475, Florida Statutes (the “Act”), creates a statutory scheme that allows a broker to claim a lien on a seller’s net proceeds to secure the payment of a broker’s commission. The lien does not exist automatically. The Act requires a broker to take specific actions to perfect and enforce its lien. This article gives a general overview of the Act’s requirements.
REQUIRED DISCLOSURE AND THE STATUTORY COMMISSION NOTICE
The first step in perfecting a broker lien under the Act requires a broker to provide seller a disclosure of the broker’s right to a lien on seller’s net proceeds, which disclosure must be in the listing agreement/ commission agreement. The second step is to timely provide a commission notice to the seller and the closing agent (if known). The commission notice must be delivered to the seller and the closing agent (if known) within 30 days after the commission is earned, but no later than 1 day prior to closing. An untimely delivered commission notice will defeat the broker’s lien, however there is an exception to the 30-day requirement if the seller entered into a contract without the broker’s knowledge.
The broker’s lien only attaches to the seller’s net proceeds from the sale. The lien does not attach to the property. Therefore, a broker will lose its lien rights if the broker does not deliver a copy of the commission notice to the closing agent before the disbursement of the seller’s net proceeds. Note that the Act only applies to listing broker. A buyer’s broker has no lien claim against a seller’s proceeds under the Act.
RECORDING THE COMMISSION NOTICE AND CLOSING AGENT DUTIES
After the timely delivery of a commission notice, a broker may record a copy of the commission notice. Recording is not required to perfect the lien, but recording is useful to provide notice to the closing agent (i.e., it will appear on a title search). A copy of the recorded commission notice should be delivered to the Seller and the closing agent (if known). If the notice is recorded, the broker must record a release of the notice within 7 days after it is paid the commission.
A closing agent who is timely notified or has notice of a broker’s commission notice (whether recorded or not) must withhold funds from the seller’s net proceeds sufficient to pay the claimed commission. If the seller and broker cannot agree on the disposition of the withheld funds or the amount of the commission owed, the closing agent is required to interplead the withheld funds.
FINAL THOUGHTS
Like most statutory schemes, the requirements of the Act are simultaneously nuanced and strict. Failure to follow the Act could result in a broker losing its lien rights. Similarly, Part IV of Chapter 475, Florida Statutes, provides for a broker to claim a lien for leasing commissions under the “Commercial Real Estate Leasing Commission Lien Act.” •
1 The required disclosure is set forth in Section 475.703(5), F.S. ² The form of the commission notice is set forth in Section 475.705, F.S.
3 See Section 475.717, F.S., for delivery methods.
Why the Value of Title Insurance is Hard to Explain
By: Michael Infanti, Real Estate Attorney and CEO of Preferred Settlement Services, RASM Platinum Sponsor
One of the most common moments of hesitation I see at the closing table happens when a buyer or seller scans the settlement statement and pauses at the line item for title insurance. Agents know that it is important, lenders require it, and attorneys recommend it, but explaining why it matters can feel surprisingly tricky. Unlike inspections or appraisals, title insurance protects against problems no one can see. And when everything goes right, it can feel unnecessary, until it isn’t.
HOW TO EXPLAIN TITLE INSURANCE TO YOUR CLIENT
Title insurance protects property owners and lenders from problems that arose in the past, not from events that happen in the future. Unlike most insurance (such as homeowners or auto insurance), which covers future risks, title insurance looks backward.
Even if a home or improvement was built recently, the land itself may have existed for hundreds of years, and over that time, many things can go wrong, including undisclosed easements, recording errors, boundary disputes, missing heirs, or prior liens, to name just a few. Some of these issues may not be uncovered during a standard title search.
Title insurance protects the homeowner from those unknown or undiscovered defects in the chain of title. From the beginning of recorded history, up through the date of purchase, title insurance provides peace of mind to the buyer. Their ownership interest is protected.
A REAL-WORLD EXAMPLE OF YOUR CLIENT
Imagine a Buyer purchases a home, and everything appears clean. Months later, they received notice that a contractor from two owners ago had never been paid $100,000 and had filed a valid lien against the property. Without title insurance, the current homeowner could be responsible for paying that lien or even face legal action. With title insurance, the policy steps in to cover the legal costs and, if necessary, the claim itself.
It’s peace of mind for something no buyer expects, but can be financially devastating if it happens.
COMMON CLIENT QUESTIONS AND AREAS OF CONCERN
“The title search already checks everything. Why do I need insurance?”
How to respond: A title search greatly reduces risk, but it cannot catch everything. Public records can contain errors, missing documents, or fraudulent filings that don’t surface until later. Title insurance exists to protect the buyer if something slips through despite everyone’s best efforts. Moreover, a title search doesn’t provide any protection to the buyer.
“I’m paying cash, so I don’t need it.”
How to respond: Cash buyers aren’t required to purchase title insurance, but they are actually taking on more risk by skipping it. There is a reason why every lender requires title insurance. They want protection, and the buyer deserves that same protection for their investment.
“I’ve bought homes before and never needed to use it.”
How to respond: That’s exactly how title insurance works when it does its job well. You don’t buy it expecting a problem, you buy it because if a problem arises, it can be extremely costly without coverage. Most claims surface years after closing, long after memories and paperwork fade.
“It’s just another closing cost.”
How to respond: Unlike many closing costs, title insurance is a one-time fee that provides lifetime coverage. When clients compare that to the potential legal fees or loss of ownership rights, the value becomes much clearer.
FINAL THOUGHTS OF AGENTS
Your role isn’t to sell title insurance; it’s to educate and protect your clients. When you explain it clearly and confidently, clients feel informed rather than pressured. And when issues arise down the road, they’ll remember the guidance you provided that helped safeguard one of their largest investments. •
2026 Florida REALTORS® Legislative Session Recap: Wins, Progress, and What Comes Next
By: Max Brandow, RASM Vice President of Advocacy and Member Programs
Each year, the Florida Legislature convenes to debate policies that shape the future of our state, and for REALTORS®, the stakes are always high. From protecting private property rights to preserving the integrity of our profession, this year’s session once again highlighted the importance of strong advocacy on behalf of Florida’s real estate industry.
As in past years, Florida REALTORS® remained actively engaged throughout the process, working alongside lawmakers to support good policy, improve legislation where needed, and stop proposals that would have created unintended consequences for both consumers and real estate professionals.
PRESERVING FLORIDA’S REAL ESTATE REGULATORY FRAMEWORK
For the second consecutive year, Florida REALTORS® successfully opposed legislation that would have significantly altered the state’s real estate regulatory structure. HB 607 proposed eliminating the Florida Real Estate Commission and the Florida Real Estate Appraisal Board, replacing key education requirements with minimal annual updates, and weakening Florida’s mutual recognition agreements with other states.
These changes would have reduced important consumer protections and diminished the value of holding a Florida real estate license. Maintaining a strong regulatory framework ensures that REALTORS® continue to meet high professional standards while providing confidence to the consumers we serve.
STRENGTHENING PROTECTIONS FOR PROPERTY OWNERS
Property rights remain a core issue for REALTORS®, and this session brought meaningful progress in addressing fraudulent occupancy. Building on prior efforts to combat squatting, Florida REALTORS® supported SB 1293, which targets individuals who use forged documents or false identities to gain access to rental properties.
The legislation establishes clear criminal penalties and provides landlords with more efficient tools to remove bad actors. This is a practical solution that protects property owners while reinforcing accountability within the housing market.
IMPROVING LEGISLATION THROUGH COLLABORATION
Not every bill begins in a perfect place. A significant part of the legislative process involves working with policymakers to refine proposals so they are both effective and practical.
One example from this session was HB 1417, a broader Department of Environmental Protection bill that initially included a septic system disclosure requirement at the point of sale. While wellintentioned, the language would have created confusion for consumers and challenges for implementation. Florida REALTORS® worked with bill sponsors to remove the provision, allowing time to develop a clearer and more meaningful approach that avoids unnecessary litigation.
Similarly, SB 856 addressed how property tax estimates are presented to prospective buyers. The bill modernizes disclosure requirements to better reflect how taxes may change after a sale. Importantly, it also ensures that REALTORS® and other information providers are not held liable for the accuracy of thirdparty estimates.
While this legislation has not yet fully crossed the finish line, it is expected to be included in upcoming budget-related measures. Continued engagement will be important as the details are finalized.
LOOKING AHEAD
At the time of this article’s publication, the legislature still has not passed a budget. A handful of REALTOR® priorities are passed during this budget process. The legislature will weigh in on the historic Hometown Heroes housing program, with estimates coming anywhere from $50 Million to $75 Million for that program. My Safe Florida Home and Condo, which has provided millions of dollars for home and condo owners to harden their properties and reduce their insurance costs, will be deliberated during this time. The ever-important affordable housing trust funds will be funded during this process. Over a billion dollars of funds for water quality and environmental projects will be decided as well.
In addition to those funding programs above, the legislature has also indicated that they may decide on the hot topic everyone’s been discussing: property tax reform. This is an issue the REALTOR® Association is keeping a close eye on, as it can massively impact our industry and your clients. We will make sure that, if and when anything happens on that front, you will get that information quickly so you can best serve your clients. •
March 2026 Real Estate Market Report: Trends in Sarasota and Manatee Counties
By: Brandon Gay, RASM Communications Director
The REALTOR®
Association of Sarasota and Manatee (RASM) has released its March 2026 real - estate market report, highlighting shifts across property types and counties. The housing market across Sarasota and Manatee Counties continues to challenge traditional expectations, as rising sales activity coincides with tightening inventory and steady prices. Closed sales increased year-over-year in both single-family homes and the condo and townhouse segment, while inventory declined significantly, signaling that demand continues to outpace supply.
Despite these conditions, prices have remained relatively stable. Median sale prices rose modestly, but not at a pace that reflects the strength in sales, suggesting that sellers are reaching a pricing ceiling. At the same time, longer days on market indicate that buyers are taking a more deliberate approach, carefully evaluating options and negotiating terms rather than reacting to urgency.
This dynamic points to a market where demand is active but disciplined, with buyers increasingly setting the upper limits of pricing, even as inventory tightens and competition persists.
“We are continuing to see increased demand across both counties and across multiple property types, with buyers taking a more calculated approach to their purchasing decisions,” said David Crawford, 2026 RASM President and Broker/Owner of Catalist Realty. “Today’s buyers are focused on value and are approaching the process with less emotion and a more strategic, data-driven mindset.”
KEY TRENDS IN SARASOTA/MANATEE MARCH 2026:
Shrinking Inventory: Inventory declined across all areas and property types, as homes are selling faster than new listings are entering the market.
Sales Growth: Sales activity is increasing, with more homes closing compared to last year. Buyer demand remains steady and continues to support market activity.
Price Stabilization: Prices are holding relatively steady. Despite increased sales, sellers are facing limits on how much they can raise prices, as buyers remain cautious.
Longer Days on Market: Homes are taking longer to go under contract. Buyers are moving more carefully, taking time to evaluate options and negotiate terms before making a decision.
SINGLE-FAMILY
In Sarasota County, March recorded 890 closed single-family sales, an increase of 8.9 percent compared to the same month last year. The median sale price increased 3.3 percent to $485,000, suggesting that some buyers may be reaching affordability limits. Cash buyers accounted for 42.0 percent of transactions, with 374 cash sales recorded during the month. Sellers received a median of 93.8 percent of their original list price.
Inventory levels declined, with active listings falling 24.0 percent to 3,351 homes. This represents a 4.8-month supply of inventory. Homes spent a median of 49 days on the market before going under contract and took about 88 days to close.
In Manatee County, single-family home sales rose 21.9 percent year-over-year, reaching 814 closed sales in March. The median sale price decreased 2.4 percent to $494,205 year-overyear. Cash transactions accounted for 256 sales, or about 31.4 percent of sales. Sellers received a median of 94.4 percent of their original list price.
Active inventory declined 8.1 percent to 2,991 listings. This represents a 4.7-month supply of homes. Properties spent a median of 51 days on the market before going under contract and approximately 102 days to close.
TOWNHOMES AND CONDOS
The condo and townhome market in Sarasota County experienced strong growth in March, with closed sales increasing 40.4 percent year-over-year to 455 transactions. The median sale price increased slightly by 3.8 percent to $359,500. Cash transactions remained dominant, representing 65.5 percent of sales with 298 cash purchases. Sellers received a median of 92.3 percent of their original asking price.
Active inventory decreased by 11.9 percent to 2,392 units, representing an 8.1-month supply of inventory. Properties spent a median of 65 days on the market before going under contract and about 104 days to close.
In Manatee County, condo and townhome sales increased by 12.0 percent year-over-year, totaling 336 closed transactions. The median sale price fell 11.3 percent to $300,000. Cash buyers accounted for 55.1 percent of purchases, or 185 transactions. Sellers received a median of 92.9 percent of their original list price.
Active inventory declined 12.1 percent to 1,597 units, equal to a 7.1-month supply of homes. Properties spent a median of 61 days on the market before going under contract and about 105 days to close.
SUMMARY
In March 2026, four key trends are defining the current market. Inventory is shrinking across property types, sales activity is increasing, prices have stabilized, and buyers are leveraging time as a primary negotiating tool.
The data suggests a shift away from a fast-moving, sellerdriven environment toward a more balanced and strategic market. While demand remains strong, buyers are exercising patience and control, using longer decision timelines and, in many cases, cash offers to strengthen their position.
Market conditions can vary significantly between neighborhoods and property types, making it essential to analyze the data at a hyper-local level. For both buyers and sellers, success will depend on understanding these shifts and adjusting strategies accordingly. Working with a REALTOR® who understands these evolving market conditions can provide the guidance and expertise needed to navigate today’s complex housing landscape.

What today’s market is teaching us about leadership, growth, and showing up for each other
By: Brian Chapman, Real Estate Advisor, GRI, Engel & Völkers Sarasota
Here is a number worth sitting with: since its peak in 2022, National Association of REALTORS® membership has shed tens of thousands of agents. But the raw figure misses the more revealing story. These agents didn’t flame out loudly. They simply stopped showing up, quietly, one by one, until their absence became a pattern worth paying attention to.
Most observers are chalking this up to a market correction. They’re not entirely wrong but the market is really just a stress test. And what it’s revealing is an opportunity the industry hasn’t fully seized yet: the chance to lead better than we ever have before.
THE ERA OF EFFORTLESS TRANSACTIONS IS OVER AND THAT’S OKAY
The shift is unmistakable here in Sarasota/Manatee. While inventory has tightened, the dynamics have changed in ways that demand more from every agent. Buyers are more cautious and deliberate. Sellers have adjusted their expectations. The days of effortless multiple offers are largely behind us, and agents are being asked to work harder, communicate better, and negotiate more skillfully to get deals across the finish line.
For years, the industry rewarded access over ability. When homes sold themselves, skill gaps stayed invisible. But a more competitive market is simply more honest. It surfaces what needs to be strengthened. And that’s not a threat. It’s an invitation.
Many of the agents stepping away today didn’t fail. The environment they entered wasn’t built to support them when conditions got harder. That’s something the industry can choose to change going forward.
THE LEADERSHIP OPPORTUNITY OF A GENERATION
The brokerages thriving right now share something in common: they prioritized people over numbers. They invested in coaching, in mentorship, in showing up for their agents in meaningful ways. And in this market, that investment is paying off.
The exciting news is that it’s not too late. Agents are hungry for guidance. They want structure,
accountability, and a leader who genuinely believes in their potential. The brokerages that answer that call will not only retain their best people they’ll attract new ones who are serious about building a lasting career.
This market is handing leaders a rare gift: a clear signal about what agents need most, and a genuine opportunity to be the one who provides it.
WHAT STRONG LEADERSHIP LOOKS LIKE RIGHT NOW
The strongest teams set clear, consistent expectations around production and follow-up because in this environment, discipline is the differentiator. They build real culture, environments where agents feel supported, challenged, and connected to something larger than their next commission check. Their leaders, brokers and managers included, model what effective leadership looks like by communicating clearly, holding people accountable, and leading with both empathy and consistency. They show up not just as managers, but as invested partners in each agent’s growth.
It doesn’t require reinvention. It requires presence, intention, and a belief that developing people is the job, not a bonus feature of it.
HERE’S WHAT YOU CAN DO RIGHT NOW
Not every agent has access to a strong mentorship culture, and that’s okay. You have more tools available than ever. Seek out a mentor. Many experienced agents are happy to share what’s working if you simply ask. RASM is a wonderful resource for education, professional growth, and connection with agents navigating this market successfully. Designations like GRI, ABR, and SRS exist precisely to build the skills a busy brokerage may not have time to teach.
The agents who come out of this period strongest will be the ones who took ownership of their own development and the leaders who made that easier for them.
THE BEST IS STILL AHEAD
This market isn’t eliminating agents, it’s clarifying what great looks like. The ones who commit to their craft and align with brokerages that take development seriously will build businesses more durable than anything the easy years produced.
Markets have always done this. They don’t end careers. They launch the next chapter for the agents and leaders ready to rise to meet it. •
How to Manage Your Global Business During Turbulent Times
By: Carla Rayman Kidd, Certified International Property Specialist and Certified Luxury Home Marketing Specialist, Coldwell Banker Realty
It’s been tough to gauge how to maneuver your global real estate business over the past few years. In 2020, international buyer-dollar volume in Florida was $15.6 billion. As of this past July, it decreased to $10.4 billion. We, as real estate agents, have had a lot to balance with new restrictions put into place with the implementation of SB264, which introduced regulations for buyers from China, Russia, Iran, North Korea, Cuba, Venezuela, and Syria.
MARKET DISRUPTION FROM TARIFFS AND RISING COSTS
In April 2025, the United States established tariffs on a wide range of goods, which created pressure on developers and consumers. Just prior to this, the Florida real estate market was in the midst of a significant transition, beginning to lead into a balanced market and stabilize prices. Sales in new construction were surging and providing inventory for buyers who had been seeking homes and waiting to buy. The rising costs and volatility forced many developers to delay or cancel projects.
COOLING INTERNATIONAL BUYER DEMAND
Economic and political friction began to cool international buyer demand. Online search traffic, particularly from Canada, declined. Agents reported their potential buyers hesitating or resisting purchases because they no longer felt welcome. For other buyers, the purchase price became cost prohibitive. Those looking at new construction didn’t want to sign contracts where price increases could occur during mid-builds.
Sounds depressing, right? But we need to remember there is opportunity in every market – particularly for those of us who have global connections and understand working with foreign buyers and sellers.
INCREASE IN FOREIGN SELLER ACTIVITY
Our listing inventory from foreign sellers began to increase in the fall of 2025, which greatly helped bring more condos and single-family homes to the market for consumers. Our sellers were happy that value of the U.S. properties had increased bringing more money despite the currency conversion to their home country.
GROWING DEMAND FOR INTERNATIONAL INVESTMENT
U.S. citizens wanting to invest in overseas properties also continued their demand. What started out as a niche trend during the pandemic has now turned into a mainstream trend, particularly among the affluent and those with the ability to work remotely. Towards the end of 2025, over 67% of highnet-worth citizens owned residential real estate outside of the United States. On top of this, two-thirds more are looking to do the same within the next five years. There’s another opportunity!
For the mainstream buyer, skyrocketing housing costs and higher interest rates have made international markets more attractive. The demographics for them are those still working and can do so from anywhere, to the retiree, both looking for a lower cost of living and a higher quality of life. For some, owning a property overseas helps them diversify their assets during turbulent times.
Central America, the Caribbean, Mexico, and Europe (Portugal, Spain, Italy and Greece) continue to be the favored hot spots for U.S. buyers looking to purchase properties abroad. Residency as an asset class is viewed as hedging against domestic political and economic volatility. Overseas investment has shifted from simple property purchases to structured investment funds and specialized tax regimes.

Gulf Coast Growth: What the Headlines Miss
The headlines say slowdown - The streets tell a very different story
By: Jordan Sebastiano, Principal Agent, Compass Florida LLC
If you’ve been paying attention to national real estate headlines, you’d think markets like Sarasota and Bradenton are slowing to a crawl. But zoom out just a bit, and what’s happening on the ground tells a very different story. The Gulf Coast continues to experience steady migration, with buyers making longterm commitments to the region. That demand is showing up not just in resale inventory, but in the continued evolution of new construction communities across both Sarasota and Manatee counties.
SEAFLOWER COMMUNITY
In Bradenton, SeaFlower is redefining development. It’s not just about homes - it’s about experience. With multiple builders, walkability, and intentional design, it reflects what today’s buyers are looking for. Learn more at our upcoming Trolley Tour on May 7.
AQUA COMMUNITY
Nearby, Aqua continues to build momentum, offering a modern coastal lifestyle with accessibility to the broader Sarasota-Bradenton market.
LUXURY MARKET ON THE RISE
On the Sarasota side, the luxury segment continues to push forward. Developments tied to globally recognized brands like Ritz-Carlton and Waldorf Astoria, along with Mira Mar, are elevating the region’s profile. These projects signal long-term confidence in Sarasota as a premier coastal destination.
GROWTH BEYOND HOUSING
Growth isn’t limited to housing. The restaurant and retail scene continues to expand alongside population growth, reinforcing the long-term sustainability of the market.
WHERE GROWTH MEETS OPPORTUNITY
Through involvement with YPN, we see this growth from a unique perspective - engaging with the builders, developments, and people shaping the future of the Gulf Coast. While some metrics show short-term normalization, the long-term trajectory remains strong. Population growth is positive, development is active, and the lifestyle continues to attract buyers. If anything, it’s just getting started. •
The Palms of Terra Ceia Bay - Palmetto’s Hidden Gem
By: Dolph & Taren Myrick, The Myrick Team at Bright Realty
When we moved from North Carolina in 2020, we never dreamed of finding an affordable waterfront golf community. We were pleasantly surprised by The Palms of Terra Ceia Bay, a hidden gem featuring Sunshine Skyway Bridge views, a 500-foot fishing pier, an 18-hole golf course, and a beautiful shoreline walking deck.
Originally envisioned as a premier resort-style destination in the late 1990s and early 2000s, the community has matured into one of the region's most stable and sought-after enclaves. It offers diverse living options, from single-story condos with garages to stunning 9-story high-rises overlooking the bay. While many Florida waterfront markets have skyrocketed, prices here remain accessible, typically ranging from the mid-$200s to the $900s. These buildings are in exceptional condition - structurally and financially sound with well-managed reservesoffering buyers immense confidence.
At the heart of our lifestyle is the Terra Ceia Bay Golf Club. This challenging public executive course is perfect for all skill levels and features a full-service restaurant and bar. It’s the hub where we meet neighbors for a round of golf, dinner, or sunset cocktails.
Location is our greatest advantage. We are minutes from Anna Maria Island or St Pete Beach and perfectly positioned between three major airports (SRQ, TPA, and PIE). Whether you crave the culture of St. Pete or the charm of downtown Bradenton, you’re only minutes away.
Our neighborhood is a vibrant blend of full-time residents and "snow-birds." We live, work, and play here, and we are 100% confident in this lifestyle. We love our neighbors and this community, and we know you will too!

Protecting The Business of Real Estate
By: Julia Montei, RASM RPAC Chair
What is RPAC? RPAC stands for the REALTOR® Political Action Committee and has been promoting pro-REALTOR® Candidates since 1969.
RPAC is our suit of armor in a constantly changing legislative landscape. It exists to protect REALTORS®, property owners, and the real estate industry by supporting candidates and policies that understand the importance of private property rights and a healthy housing market.
The REALTOR® Political Action Committee is often misunderstood, so it’s just as important to clarify what it is not. It is not a charity. It is not a requirement. It is not tied to one political party. The REALTOR® Party is not focused on the right, left, or even the middle of the aisle; it is focused on the issues that matter to existing and future homeowners and the real estate industry. And most importantly, it is not separate from your business
The funds raised from RPAC are distributed to support candidates who support initiatives that affect our businesses and daily lives, on a local, state, and national level. Without it, for example, we would see the abolishment of FREC, Florida Real Estate Commission, and the Florida Real Estate Appraisal Board. Business rent tax would still be in effect, and removing squatters and other fraudulent individuals from our clients’ biggest assets would continue to be costly and timely. And, there are so many more examples. Protecting our businesses is an ongoing initiative, and it takes everyone to pitch in and help. How can you help? It is simple.
DONATE, ADVOCATE & PARTICIPATE
What is the difference between Florida REALTOR® PAC, and RPAC and how are the funds distributed? Florida REALTORS® PAC is the branding used for the statewide advocacy and fundraising efforts of Florida REALTORS®. It works in coordination with REALTORS® Political Action Committee, which represents the political advocacy arm of the National Association of REALTORS®. Together, they operate as a unified, federated system, meaning contributions are shared across the local, state, and national levels to support REALTOR® advocacy at every stage of government. Each dollar contributed is distributed as follows:
30% to NAR – RPAC
35% to Florida REALTORS® PAC
35% to local associations
Insure your business and become a contributor to RPAC. There are many contribution levels with $20 being the minimum investment.
A Major Investor is a REALTOR® who contributes at a higher level to the REALTOR® Political Action Committee with contributions of $1,000 or more.
We extend our sincere appreciation to the dedicated members of RASM who have stepped forward as early bird Major Investors, giving $1,000 or more, to RPAC 2026.

Kickstart your RPAC investment early this year. Early investments allow RPAC to engage immediately with lawmakers, support pro-REALTOR® candidates, and respond quickly to emerging issues that impact property rights and homeownership.
What are the RPAC Events, and Programs I can participate in? There are many local, state and national events every year. Network with other Investors from across Florida, the US and even internationally.
At the national level, through the National Association of REALTORS®, members can participate in major events such as the Legislative Meetings in Washington, D.C., the NAR NXT Conference, and programs like the Federal Political Coordinator (FPC) Program and President’s Circle. These experiences offer direct engagement with lawmakers and a front-row seat to the issues shaping real estate across the country.
At the state level, Florida REALTORS® offers signature events like the RPAC Jamboree, leadership meetings, and advocacy-focused programming. These events provide deeper insight into statewide legislative priorities and give you the opportunity to collaborate with REALTORS® from across Florida.
At the local level, you can give your time. Volunteer on an RPAC Committee, engage in advocacy efforts, and spread awareness to others. Whether formal or informal, volunteering for RPAC is one of the most impactful ways a REALTOR® can give back to their profession. While investing financially is important, volunteering brings advocacy to life by building relationships, strengthening awareness, and ensuring our collective voice is heard. I am so thrilled to be this year’s RASM RPAC Chair, and I am truly grateful to work alongside so many outstanding leaders on our committee, comprised of REALTOR® Members, Business Partners, and RASM Staff Leadership. Thank you to Kara Wootson - RPAC Vice Chair, Linda Ivell, Sheila Marvel, Tracy Tonitis, Anne Cormier, Jessica Bow, Derek Patti, Brooke Milleaux, Sherry Grooms, Steve Zeris, RPAC Trustee -Laura Benson, GAD - Maxwell Brandow, and Staff Liaison- Kimberly Coffland.
Each year, we recruit new and returning RPAC Committee Members as well as Task Force Members, and the application process will begin for 2027 soon. Keep an eye out for your opportunity to grow further with RPAC.
UPCOMING RASM RPAC EVENTS/ PROGRAMS
RASM HOMECOMING – OCTOBER 1, 2026
Join us at our REALTOR® Home, the REALTOR® Association of Sarasota and Manatee South, on October 1 for one of the most anticipated RPAC events of the year - RASM/ YPN Homecoming. RASM RPAC and YPN Committees have partnered this year to create an unforgettable evening. This signature event is for ALL RASM Members and Business Partners, whether you invest in RPAC or not. Stay tuned for additional details. This event will be full of retro fashion, fabulous food and drink, lots of laughter, and good fellowship. Whether you’re a long-time investor or new to RPAC, this is a great opportunity to get involved and be part of something bigger.
RASM MAJOR INVESTOR RECEPTION – OCTOBER 19, 2026
On October 19, the REALTOR® Association of Sarasota and Manatee will host an exclusive evening at Water Works recognizing the leadership and commitment of our top supporters of the REALTOR® Political Action Committee. This invite-only event brings together some of the most engaged and influential members in our association for a night of connection, recognition, and elevated experiences. It’s a unique opportunity reserved for those who have made a significant investment of $1,000 or more in advocacy, where conversations, relationships, and impact all come together at a higher level. Not on the list? This is the kind of room you’ll want to be in.
GREATER AMERICAN REALTOR® DAYS IN TALLAHASSEE WINS FOR REALTORS
In 2026, Florida REALTORS® prevented House Bill 607 through RPAC, which would have eliminated licensing boards like FREC, the Florida Real Estate Commission, and weakened education requirements. Can you imagine the repercussions this would have on your business?
Florida REALTORS® support Senate Bill 593 which makes it a felony for an individual to gain access as a tenant under fraudulent means and allows landlords to remove these individuals quickly. Before SB593, removing a squatter was not a quick law enforcement matter. it was treated much more like a civil landlord/tenant dispute. That meant time, cost, and real risk to a deal.
Florida REALTORS® pushed back on House Bill HB 1379 originally included language that would have required mandatory septic system inspections before a property could be sold, additional state oversight and reporting requirements. Florida REALTORS® got that requirement removed, protecting smoother transaction, through RPAC.
These are only a few ways RPAC protects your business. Find a complete list of Florida REALTOR® Initiatives at FloridaRealtors.org and look for the 2026 LEGISLATIVE FINAL REPORT.
For those new to RPAC, think of it as stepping into a leadership role in advocacy. You’re not just supporting the industry; you’re helping shape the policies that impact your business, your clients, and property rights. Major Investors receive enhanced recognition, exclusive event access, and opportunities to connect directly with industry leaders and policymakers through the National Association of REALTORS®.
Remember, as Elizabeth Warren has coined the phrase, “If you do not have a seat at the table, you are on the menu.”

Why Most REALTORS ® Stop Growing After Year One... and How to Avoid It
By: Denise Ricciotti, RASM Professional Development Director
Many REALTORS®
start their careers with energy and excitement, but after the first year, that momentum can slow down. Without the right structure, tools, and support, it’s easy to feel stuck or unsure of what to do next.
SUCCESS STARTS WITH A STRATEGY
The truth is, success in real estate doesn’t just happen. It comes from having a clear plan, consistent lead generation, and the ability to adapt in a constantly changing market. That’s why ongoing training and support are so important.
A COMMITMENT TO YOUR GROWTH
At RASM, we believe in supporting our members every step of the way. That’s exactly why our BOOST New Agent Training is offered as a complimentary member benefit - because your long-term success matters.
WHAT YOU’LL LEARN AT BOOST
This two-day intensive program is designed to give you real, practical skills you can use immediately. In the first session on June 3 (which even includes lunch), you’ll start building the foundation for a stronger, more sustainable business. BUILD MOMENTUM THAT LASTS
With the right training, support, and mindset, it is possible not only to maintain momentum but to grow consistently in a competitive industry. Don’t let your momentum fade. Take advantage of the tools and training available to you and keep building the career you set out to achieve.
