GLOBAL REAL ESTATE TRENDS: WHAT REALTORS® NEED TO KNOW
For many international buyers, Florida’s Gulf Coast represents more than a real estate purchase; it represents sunshine, waterfront living, and a lifestyle centered around relaxation, culture, and year-round outdoor living. Global real estate may sound like a conversation reserved for Miami, Dubai, or London, but in 2026, international housing trends are having a direct impact on Sarasota and Manatee County. From Canadian snowbirds and Latin American investors to Americans exploring retirement opportunities overseas, today’s real estate market is increasingly shaped by global mobility, currency fluctuations, lifestyle migration, and cross-border investment. And according to new data from Florida REALTORS®, the North Port-Sarasota-Bradenton market continues to play a meaningful role in Florida’s international real estate landscape.
Mobile Home Issues
Florida has more than 800,000 mobile and manufactured homes, many of them in co-op or land-owned communities. Relying on a standard real estate closing process without accounting for the vehicle title system can result in unresolved ownership conflicts or defective title transfers.
Networking for Career Growth
As a real estate professional, your network is more than a contact list - it’s your pipeline, your reputation, and often, your biggest source of long-term success. While marketing plays a critical role in building a thriving business, networking remains one of the most powerful tools for growing a real estate career.
More Retirees Moving Abroad
As global mobility continues to reshape how and where people live, a growing number of Americans are looking beyond U.S. borders for their retirement years. Retiring abroad is no longer a niche idea - it’s a mainstream trend.

RASM: The Local Voice of Real Estate
By: David Crawford, 2026 RASM President
One of the greatest strengths of RASM has always been our ability to bring people together, share knowledge, and serve as a trusted voice for real estate across Sarasota and Manatee counties. As our region continues to grow and evolve, so does the opportunity for us to expand that voice in new and meaningful ways.
That is why I am excited to officially announce that RASM is developing a new consumer-facing real estate podcast along with expanded podcast studio capabilities at the RASM South Office.
The goal of this podcast is simple: create a trusted local resource that helps explain the rapid growth and transformation happening throughout Sarasota and Manatee counties while giving consumers direct access to the conversations shaping our communities.
People want to know what is being built, where growth is headed, how infrastructure is changing, and what it all means for their homes, businesses, and quality of life. Through conversations with REALTORS®, developers, economists, city leaders, business partners, and community voices, this platform will help educate consumers while reinforcing the role REALTORS® play as local experts, advocates, and trusted advisors.
Topics may range from housing affordability and commercial growth to market trends, barrier island development, infrastructure projects, and the long-term vision for our region. More importantly, it gives us the opportunity to explain these conversations in a way that is approachable, informative, and valuable to the public.
This initiative also gave us the opportunity to reimagine how our existing RASM video room could better serve our membership. While many members are already familiar with the video capabilities available through RASM, we recognized the need to create a more versatile content space through the addition of professional podcasting and audio equipment.
The expanded studio resources will now be available for member use at discounted rates, giving REALTORS® and Business Partners access to professional tools to create podcasts, market updates, educational videos, social media content, and more. Our hope is not only to strengthen RASM’s voice within the community, but also to help amplify the voices of our members as well.
But the bigger picture is not about cameras or microphones. It is about communication and trust.
Consumers today are looking for reliable information and local insight in a market that continues to evolve segment by segment. This gives RASM and our members another avenue to provide value beyond the transaction itself and continue strengthening the perception of REALTORS® as knowledgeable professionals, advocates, and community leaders.
As we continue through 2026, I believe RASM has an incredible opportunity to further establish itself as the leading local voice of real estate for Sarasota and Manatee counties.
The conversations shaping our communities are already happening. Now we have an even stronger platform to help lead them. •
Global Real Estate Trends: What REALTORS® Need
to Know in 2026
For many international buyers, Florida’s Gulf Coast represents more than a real estate purchase; it represents sunshine, waterfront living, and a lifestyle centered around relaxation, culture, and year-round outdoor living.
FLORIDA’S INTERNATIONAL MARKET IS REBOUNDING
After several years of slowing activity caused by higher interest rates, affordability concerns, and global uncertainty, international real estate activity in Florida is beginning to recover. Florida REALTORS® estimates that international buyers purchased approximately 16,400 Florida homes between August 2024 and July 2025, a
50% increase from the previous year. Total international dollar volume climbed to $10.4 billion statewide. While international buyers still account for only about 5% of Florida’s overall residential transactions, the rebound signals renewed confidence in Florida property as both a lifestyle destination and long-term investment.
“Florida offers a lifestyle that few places in the world can match,” said Beth Beckert, REALTOR® with The Keyes Company, and 2026 Chairperson of the Global Business Committee. “With sunshine, beautiful waterfront living, and beaches just minutes away, many buyers around the world see our Gulf Coast as their own piece of paradise.”
Nearly half of all international purchases continue to occur in South Florida, but the Sarasota-Manatee region remains firmly on the radar of global buyers, especially Canadians.
CANADIANS CONTINUE TO DRIVE SARASOTA-MANATEE ACTIVITY
One of the report’s most notable findings is the continued strength of Canadian interest in Florida real estate, particularly along Florida’s Gulf Coast. According to the Florida REALTORS® report, 38% of international buyers in the North Port-Sarasota-Bradenton metro area were Canadian, making Canada by far the region’s dominant international buyer source.
That trend aligns with broader statewide patterns. Canadians represented 18% of all international buyers in Florida, accounting for nearly $1.9 billion in dollar volume statewide. The report also notes that Canadian buyers are overwhelmingly “Type A” non-resident buyers, meaning their primary residence remains outside the United States. Many are purchasing seasonal residences or vacation homes, reinforcing Florida’s longstanding appeal as a snowbird destination.
“The Sarasota and Manatee areas continue to attract international buyers because of our beautiful beaches, lifestyle, culture, and the feeling that every day can feel like a vacation,” added Beckert.
From Siesta Key sunsets and waterfront boating communities to downtown Sarasota’s arts scene and Lakewood Ranch’s growing master-planned neighborhoods, our region offers a wide range of lifestyle options that appeal to international buyers. Interestingly, Canadian buyers are also more likely than most international groups to pay entirely in cash. Approximately 75% of Canadian international transactions were all-cash purchases.
EXCHANGE RATES AND ECONOMIC CONDITIONS MATTER MORE THAN EVER
Global currency fluctuations are increasingly influencing international buying behavior. The Florida REALTORS® report notes that while the U.S. dollar softened somewhat in recent months, Florida real estate still remains attractive compared to many global markets. For many buyers, timing an international purchase now involves more than finding the right property; it also means watching interest rates, currency values, and long-term affordability.
For American buyers looking abroad, exchange rates can create opportunities, especially in countries where the dollar remains comparatively strong. Markets in Latin America and parts of Asia continue to offer favorable purchasing power for U.S. consumers.
At the same time, some European markets have become more expensive for Americans due to stronger local currencies. Economic uncertainty also continues to shape consumer confidence globally. The report cites moderating world GDP growth, persistent inflation, high interest rates, geopolitical instability, and trade tensions as factors impacting real estate demand worldwide.
AMERICANS ARE LOOKING OVERSEAS TOO
The flow of international real estate interest is no longer one-directional. According to Florida REALTORS®, 25% of surveyed REALTORS® reported working with clients interested in purchasing property abroad. The top overseas destinations attracting buyer interest included Spain, Colombia, Dominican Republic, Portugal, Costa Rica, Italy, Panama, Mexico,
and the Bahamas. Many buyers are pursuing retirement lifestyles, vacation homes, rental-income properties, or hybrid “live anywhere” arrangements enabled by remote work.
The report found that 81% of clients interested in overseas property were seeking vacation or rental-use homes. Mediterranean destinations like Spain, Portugal, and Italy continue attracting buyers interested in lifestyle, walkability, healthcare access, and residency opportunities, while Latin American and Caribbean destinations often appeal because of affordability and proximity to the United States.
WHAT INTERNATIONAL BUYERS WANT IN FLORIDA
Today’s international buyers are motivated by more than just investment returns. Florida REALTORS® found that the single most important reason international buyers purchase Florida property is simple: location. Nearly half of the respondents cited Florida’s desirable lifestyle and location as the primary driver behind purchases.
“Buyers from around the world are drawn to Florida not only for the sunshine and waterfront living, but also for the welcoming lifestyle and year-round outdoor experiences,” said Beckert.
Vacation use remains a major factor as well. Canadian and British buyers were especially likely to purchase homes intended for seasonal living. However, affordability concerns are becoming increasingly important. The report found the top reasons international buyers chose not to purchase were home prices, condo fees, insurance costs, property taxes, and concerns related to the U.S. political climate and immigration laws. For coastal Florida markets like Sarasota and Bradenton, insurance and condominium costs are becoming a larger part of the global buyer conversation. These rising ownership expenses are influencing not only purchasing decisions, but also the types of properties international buyers are willing to consider.
THE REALTOR® ADVANTAGE IS BECOMING MORE GLOBAL
As international transactions become more complex, REALTORS® with cross-border expertise are increasingly valuable. The Florida REALTORS® report found that personal relationships and referrals remain the top source of international business, far outweighing traditional advertising.
Consumers increasingly expect REALTORS® to understand international financing, navigate cultural differences, coordinate global referrals, and connect clients with legal, tax, insurance, and immigration professionals. The report also found that 44% of Florida REALTORS® surveyed speak a language other than English, and more than one-third were born outside the United States. That growing international fluency may become a competitive advantage in Florida’s future market. Understanding the community’s economic growth and global connections is also an important part of serving today’s real estate consumers.
THE IMPORTANCE OF INTERNATIONAL TRADE MISSIONS
As Florida’s international real estate market continues to evolve, many REALTORS® are recognizing the importance of staying connected to both local and global industry conversations. Participation in international trade missions, professional conferences, and educational events allows advisors to strengthen relationships, expand referral opportunities, and better understand the economic and cultural trends influencing today’s cross-border transactions.
“As global real estate advisors in Florida, attending international trade missions and industry conventions such as Florida REALTORS® and National Association of REALTORS® conferences is essential to strengthening relationships, expanding referral networks and staying informed on evolving market trends that influence real estate transactions worldwide,” said Anita E. Lambert, Global Real Estate Advisor, Premier Sotheby's International Realty.
“Trade missions provide direct access to international buyers, investors, and real estate professionals in key feeder markets, helping advisors better understand cultural preferences, global wealth migration, and cross-border investment opportunities that impact Florida’s real estate market. Equally important, attending state and national conventions fosters continuing education, regulatory awareness, and collaboration with industry leaders, ensuring advisors remain knowledgeable about emerging technologies, legal updates, marketing strategies and best practices. Consistent participation in these events reinforces credibility, elevates service standards and positions advisors to deliver informed, globally connected representation to discerning customers.”
Beyond international networking opportunities, staying informed about regional economic development and community growth is equally
important for REALTORS® serving today’s globally connected consumers. Understanding how local business expansion, workforce trends, infrastructure investments, and international partnerships influence housing demand helps agents provide more informed guidance while positioning themselves as trusted advisors within an evolving marketplace.
“By attending and learning more about local and global economic trends, REALTORS® can better understand how business growth, international relationships, workforce development, and global investment impact our real estate market and local communities,” says Anne Cormier, Broker Associate with Epique Realty, and member of the Global Business Committee. “This partnership with EDC helps position the Global Council as a resource for global real estate conversations while helping members stay informed, connected, and prepared for future opportunities in our changing market.”
A GLOBAL MARKET WITH LOCAL OPPORTUNITY
The Sarasota-Manatee market has long benefited from international appeal - but the nature of global real estate is evolving. Today’s buyers are more informed, more mobile, and more influenced by worldwide economic conditions than ever before. They are looking not only for homes, but for lifestyle stability, financial security, flexibility, and trusted local expertise. For REALTORS® willing to build global relationships, strengthen referral networks, and better understand international trends, the opportunities may continue expanding far beyond Florida’s borders.
INTERNATIONAL MARKET SNAPSHOT
While South Florida continues to dominate much of the state’s international activity, Sarasota and Manatee counties remain an important part of Florida’s global real estate market. The region’s strong lifestyle appeal, waterfront communities, and seasonal population continue attracting buyers from around the world, particularly Canada and other key international markets. In addition, the area’s blend of luxury housing, cultural amenities, and comparatively lower density compared to larger metro areas continues to resonate with international buyers seeking both investment opportunities and quality of life.

With Sarasota and Manatee continuing to attract an increasingly diverse and internationally connected market, professional development opportunities focused on cultural awareness and inclusive business practices are becoming more valuable than ever.
GLOBAL CONNECTIONS
As Sarasota and Manatee counties continue attracting buyers and residents from around the world, cultural celebrations and community traditions play an important role in strengthening international connections locally. Events that celebrate heritage and shared experiences help create welcoming communities while giving residents and visitors opportunities to learn about cultures from around the globe.
For REALTORS® working in increasingly diverse and international communities, understanding cultural traditions and celebrations can help strengthen relationships and create more meaningful connections with clients.
“Cinco de Mayo is not Mexico’s Independence Daythey are two different holidays,” said Elizabeth Anzellini, Global Real Estate Advisor with Keller Williams on the Water. “Cinco de Mayo commemorates the victory at the Battle of Puebla in Mexico. In the United States, many Mexican American communities celebrate by honoring their heritage through folklórico dance, music, parades, and cultural activities. Mariachi bands often play traditional Mexican folk music while dancers wear colorful traditional clothing. It is a time when the community comes together with family and friends.”
These cultural celebrations reflect the growing diversity and international influence continuing to shape communities throughout Florida’s Gulf Coast.

Listing Property at Excessive Price
By: T he National Association of REALTORS® Interpretations of the Code of Ethics Agreement Case 1-17. (Originally Case #2-3. Revised and transferred to Article 7 as Case #7-21 May, 1988. Transferred to Article 1 November, 1994.)
Mr.A was about to retire and move to a warmer climate, and had discussed the sale of his house with a number of brokers. He dropped in on REALTOR® B to discuss the matter and said that various brokers had told him he should expect to sell the property at from $150,000 to $158,000. “Oh, that sounds low to me,” said REALTOR® B, “property moves well in that neighborhood and I recall that your house is in good shape and well landscaped. Give us an exclusive on it at $168,000 and we’ll make a strong effort to get you what your property is really worth.”
REALTOR® B got the listing.
He advertised the property, held it open on weekends, had many inquiries about it, and showed numerous prospective buyers through it for a few weeks, but received no offers. When activity slowed, and the client became concerned, REALTOR® B was reassuring. “We’ll just keep plugging till the right buyer comes along,” he said. When the 90-day exclusive expired, REALTOR® B asked for a renewal. He told the client that new houses coming on the market were adversely affecting the market on resales of existing houses, and recommended lowering the price to $158,900. Client A ruefully agreed, but the lowered price did not materially increase buyer interest in the property. As the term of the 90day extension of the listing neared, REALTOR® B brought Client A an offer of $150,000 and strongly recommended that it be accepted. But the client objected. “You told me it was worth about $168,000 and sooner or later the right buyer would pay that price. Meanwhile, similar houses in the neighborhood have been selling within 30 to 60 days at around $156,000.”
“I know,” REALTOR® B said, “but six months ago we had a stronger market and were at the most favorable time of the year, and $168,000 was not an out-of-line price at that time. But now we’re in the slow time of the year and the market is off. All things considered, I think the $150,000 offer in hand is a good one. I doubt that a better one will come along.”
Client A accepted the offer and complained against REALTOR® B to the local Board of REALTORS®, charging REALTOR® B with misinforming him as to fair market value, apparently as a means of obtaining the listing of his property.
At the hearing, the facts as set out above were not disputed. Questioning developed the additional fact
that at the time of the original listing, REALTOR® B had not gone through the house to make a systematic appraisal of opinion of value, and that his recommended offering price was not based on a systematic review of sales in the neighborhood. Members of the Hearing Panel pointed out that the neighborhood in question was a development of houses, basically the same in size and quality, that had been put on the market about 10 years earlier at prices varying from $145,000 to $150,000; that good location and land development practices had maintained a good market for resales, but there was no indication that any property in the immediate neighborhood had been resold for as high as $160,000. When told that circumstances tended to bear out the complainant’s charge that REALTOR® B’s recommended price was a stratagem to obtain the listing, REALTOR® B’s defense was that he felt he had a right to take an optimistic view of the market.
It was concluded that REALTOR® B was in violation of Article 1 of the Code of Ethics. •

Understanding Mobile Home Title Issues
By: Peter J. Pike, Esq. Pike Law Firm, PA
Florida has more than 800,000 mobile and manufactured homes, many of them in co-op or land-owned communities. Relying on a standard real estate closing process without accounting for the vehicle title system can result in unresolved ownership conflicts or defective title transfers. As their agent, understanding these issues protects your clients and your professional reputation.
THE FOUNDATIONAL ISSUE: PERSONAL PROPERTY VS. REAL PROPERTY
The first thing every agent must understand is that a mobile home begins its life as personal property, not real estate. Florida titles mobile homes through the Department of Highway Safety and Motor Vehicles (FLHSMV), the same agency that titles your car. The home carries a certificate of title, not a deed, and encumbrances against it are recorded in the motor vehicle system, not in county real property records.
Florida Statutes §319.261 allows a mobile home to be retired from personal property, converting it to real property when affixed to land that the homeowner also owns. Once completed, the home is treated as an improvement to the real estate and falls within the standard deed/title insurance framework. However, the retirement process is frequently skipped, done incorrectly, or left incomplete, creating a disconnect between what appears in the county's real property records and what exists in the FLHSMV system.
Listing Agents should ask to see the original title to the home at the time of taking the listing (if a doublewide, there will be two titles). If the seller cannot produce the title(s), budget extra time and cost to obtain a duplicate from FLHSMV before closing. Ask the seller whether the title has been retired. If the answer is yes, ask to see the RP (Real Property) sticker, which is affixed directly to the home, typically in a window, as proof of retirement. A deed that references or describes the mobile home does not automatically mean the title was retired. Always verify with the RP sticker and FLHSMV records.
CO-OP COMMUNITIES: SHARES, NOT DEEDS
In a resident-owned cooperative community, buyers do not purchase real property. Instead, they acquire shares in a cooperative corporation. Those shares entitle the holder to occupy a designated lot and the home on it, but neither the lot nor the home is conveyed by deed. The home itself typically retains its FLHSMV certificate of title as personal property.
Share transfers are governed by the co-op's bylaws. Most co-ops require board approval before a transfer is valid. Failure to follow this process can make the transaction voidable. Agents must request the co-op's transfer procedures early in the transaction timeline and use the co-op addendum to the contract (FAR form, FR-Bar does not yet have a form, although they are working on it).
The co-op may hold a right of first refusal. Agents should identify this provision early to avoid delays at closing.
Selling Agents should remind their buyers to review the co-op's financials as part of their due diligence. A co-op with significant deferred maintenance, inadequate reserves, or outstanding debt can expose all shareholders to special assessments. Advise your buyer to request and carefully review the co-op's articles of incorporation, bylaws, rules and regulations, Q&A document, current financial statements, and reserve disclosures before removing contingencies.
LAND-OWNED COMMUNITIES: OWNERSHIP IS SIMPLER - BUT NOT SIMPLE
In a land-owned (HOA) mobile home community, the buyer purchases both the home and the lot it sits on. This appears to mirror a conventional real estate transaction, and in well-documented cases where title retirement has been completed correctly, it largely does.
However, the titles to many homes in HOAs were never formally retired. Additional searches should be part of the settlement agent’s procedures to ensure that the title was retired, and if not, to ensure that no liens exist against the title.
Even when retirement was attempted, errors in the process create additional risk. If a prior owner failed to properly retire the title, the home may carry competing claims in both systems simultaneously. Resolving this could require a quiet title action in the Florida circuit court, an expensive and time-consuming process. It is not unusual to find a recorded deed with a description of the mobile home as part of the legal description.
However, if the prior title company that completed the sale into the current owner did not check DMV records, nor ask for a copy of the title, it can turn out that the land is owned by the current seller, but the mobile home is owned by someone back in the chain of title (and depending on how much time has passed, may be deceased or impossible to find.
DUE DILIGENCE CHECKLIST
Understanding these issues is only half the job. Agents who guide their clients through the process distinguish themselves as knowledgeable professionals in a specialized market.
USE THIS CHECKLIST FOR EVERY MOBILE HOME TRANSACTION IN A CO-OP OR HOA COMMUNITY:
1 | Engage a Florida attorney or settlement agent with specific mobile home title experience to ensure that they are familiar with the additional work needed for this type of transaction.
2 | Confirm whether the home's certificate of title has been properly retired; if not, determine whether the seller has the original document(s).
3 | Obtain information from the co-op or community association confirming all requirements for sale and purchase within the community.
4 | Make sure that you can provide access to the co-op's articles of incorporation, bylaws, rules and regulations, Q & A, financial statements, and reserve disclosures.
5 | Advise buyers that financing a non-retired mobile home typically requires a chattel loan rather than a conventional mortgage, which carries different rates and terms (and may be difficult to obtain).
CONCLUSION
Mobile home transactions in Florida co-op and land-owned communities are among the most legally nuanced deals a real estate agent will encounter. The overlap of personal property law, corporate governance, motor vehicle title records, and real estate title practice creates gaps that standard closing procedures simply do not address. Agents who recognize these gaps - and who build a reliable network of attorneys or specialized title companies, and community contacts - are far better positioned to protect their clients and close transactions cleanly.
The investment of time in understanding this framework pays dividends in client trust, professional referrals, and the confidence of knowing that the deals you close will hold up long after the keys change hands.
Honoring Our Past While Shaping Our Future
By: Aleyah M. Lopez, REALTOR®, EXIT King Realty, RASM Diversity Committee Member
There are moments in a community when we are reminded that what we preserve matters just as much as what we build. Across Sarasota, there are ongoing efforts to protect and restore places that hold deep historical and cultural significance. One of those efforts is centered around the Colson Hotel, a site that represents an important part of our local history and serves as a reminder of a time when access and opportunity were not equally shared.
Today, the Colson is being preserved with a new vision. Rather than returning as a hotel, it is expected to become a space that reflects both history and community, with plans that may include a museum component and opportunities for small businesses.
This work is supported by organizations such as the Sarasota Alliance for Historic Preservation, along with community partners including DreamLarge and the Gulf Coast Community Foundation, all of whom are committed to ensuring that these stories are not lost.
In a recent conversation with Erin DiFazio, REALTOR® and Program Director of the Sarasota Alliance for Historic Preservation, she shared insight into the ongoing work to preserve historic spaces within our community, including efforts surrounding the Colson Hotel. This landmark is a significant connection between downtown Sarasota and Newtown, dating back to when the area now known as the Rosemary District was referred to as Overtown.
These preservation efforts extend beyond a single building or a single neighborhood. The importance of preserving the Colson was underscored during a recent Sarasota Historic Preservation Board meeting, where a demolition permit was denied. According to reports, the potential loss of the building brought strong community response, with local leaders and residents speaking in support of saving it. Among those advocating was Vickie Oldham, President and CEO of the Sarasota African American Cultural Coalition, Inc. and CEO of Vickie O Heritage Productions, Inc., along with other community voices who recognized the significance of preserving this piece of history.
These efforts extend beyond a single building. The Newtown community, established in 1914, was designated a National Register Historic District in April 2024. It includes more than 691 historically significant structures, many of which are over 50 years old and reflect the character and history of the early to mid-20th century. Preservation in Newtown is not only about protecting structures, but about maintaining the identity of a community. Programs are being developed to
support homeowners with resources that help preserve these homes while keeping them accessible to the families who live there.
In that same conversation, Erin also spoke about the importance of supporting communities like Newtown through preservation efforts that help maintain both the homes and the history they represent.
There are also broader initiatives, such as the “Six to Save” program, which identifies and prioritizes historic places in Sarasota County that are at risk and in need of attention. As real estate professionals, we are part of the communities we serve. Our role extends beyond transactions. It includes understanding the history of the areas we work in and recognizing the value these places hold.
There are simple ways to stay connected and engaged. Learning about what is taking place, sharing information, and supporting efforts through awareness, volunteerism, or community partnerships can all make a difference. This is also an opportunity to reflect on the importance of continuing to grow in our understanding of the communities we serve.
Initiatives such as the Diversity Challenge are not separate from efforts like the preservation of the Colson Hotel. They are connected. They encourage us to learn, listen, and better understand the history, culture, and experiences that shape our communities. That awareness allows us to serve with greater insight and intention.
We encourage you to stay engaged. Please keep an eye out for updates on our website and future articles as we continue to share more about these efforts and opportunities to be involved.
This is an opportunity to begin that conversation. •

A Moving Day Success Starts Long Before the Truck Arrives
A Guide for Sarasota & Manatee County Residents
By: Blake Fitzpatrick, Owner, Sunshine Movers of Sarasota
Asuccessful move begins long before packing the first box.
PLAN EARLYSTRESS LESS:
Moving is one of the most exciting transitions in life, but it can also become one of the most stressful if not planned properly. The good news is that most moving-day problems are preventable with the right preparation and organization. The more structured your approach before the truck arrives, the smoother, and often faster, the entire process becomes.
START WITH A CHECKLIST
One of the biggest mistakes people make is underestimating how much advance preparation impacts both cost and stress. Creating a detailed moving checklist several weeks out gives you a clear roadmap. Begin decluttering early and decide what truly needs to make the move. The fewer unnecessary items packed and transported, the easier, and more affordable, the process becomes.
PACK SMART
Packing properly makes an enormous difference. Use quality boxes and materials, clearly label every box by room, and avoid overpacking large boxes with heavy items. A little extra time spent packing correctly prevents damaged belongings and saves significant frustration on moving day itself.
THE ESSENTIALS BAG: DON’T SKIP THIS
One of the most commonly overlooked tips is separating essential items before the move begins. Too often, people accidentally pack medications, jewelry, chargers, keys, important paperwork, garage door openers, or even their wallet onto the moving truck. Once loading begins, finding anything becomes nearly impossible. Keeping those critical items within arm’s reach can save hours of frustration and unnecessary panic on moving day.
Experienced movers consistently recommend preparing a personal “essentials bag” that travels with you - not on the truck.
ESSENTIALS INCLUDE:
Medications
Phone and laptop chargers
House and vehicle keys
Closing documents and important paperwork
Jewelry and valuables
Toiletries and a change of clothes
Items for children or pets needed throughout the day
Having immediate access to these items eliminates a tremendous amount of unnecessary stress.
THINK CAREFULLY ABOUT STORAGE
Many families find themselves needing temporary storage during renovations, delayed closings, downsizing, or staging their home for sale. Not all storage options are created equal, and it’s worth doing your homework. When evaluating storage facilities, consider climate control, security protocols, how access is managed, and whether the facility specializes in household goods. Some providers offer dedicated, professionally managed warehouse-style storage with individual item inventorying - a meaningful upgrade for families storing furniture and valuables long-term.
THE RIGHT MOVE STARTS WITH THE RIGHT MINDSET
Moving does not have to feel overwhelming. With a solid checklist, thoughtful packing, and qualified professionals guiding the process, it can become an exciting transition into the next chapter of life. Sarasota and Manatee County residents have access to a wide range of moving professionals - taking the time to ask the right questions and choose wisely makes all the difference. •
Unlocking Opportunity: What Every REALTOR® Should Know About 1031 Exchanges
By: Ryan H. Stulman, CES®, President, U.S. 1031 Exchange Services, Inc., RASM Gold Sponsor
As real estate professionals, understanding how to bring more value to your clients is essential. One of the most powerful tools for helping investors build long-term wealth and defer taxes is the 1031 Exchange. When properly executed, a 1031 Exchange allows clients to reinvest proceeds from the sale of an investment property into another "like-kind" property –without immediately paying capital gains taxes. Here’s a high-level overview of how it works and why every REALTOR® should have this strategy in their toolkit.
WHAT IS IRC SECTION 1031?
IRC Section 1031 is a provision in the Internal Revenue Code that permits real estate investors to defer paying capital gains taxes when they sell one investment or business-use property and reinvest the proceeds into another qualifying property. The IRS does not consider this a taxable sale – it’s a continuation of investment, not a liquidation.
The core benefit is tax deferral, which allows clients to keep more equity working for them, accelerating portfolio growth. This strategy is especially useful for real estate investors looking to consolidate, diversify, or relocate their real estate investment holdings.
WHAT IS “LIKE-KIND” PROPERTY?
One of the most misunderstood aspects of 1031 Exchanges is the definition of “like-kind.” Fortunately, this term is broadly interpreted. It doesn’t mean the properties must be identical, just that they are both held for investment or business use.
For example, a client can exchange a commercial office building for a portfolio of single-family rentals, or swap a vacant land parcel for a retail center. What’s not allowed? Primary residences, fix-and-flips, or second homes and vacation homes with significant personal use.
TIMELINES TO KNOW
Timing is everything in a 1031 Exchange. There are two strict deadlines REALTORS® should understand:
45-Day Identification Period: From the date of closing on the relinquished property, the investor has 45 calendar days to formally identify replacement properties.
180-Day Exchange Period: The entire exchange must be completed within 180 days of the sale – or the due date of the investor’s tax return, whichever comes first.
Missing either deadline results in a failed exchange, with the investor facing full tax exposure.
TYPES OF 1031 EXCHANGES
While most transactions involve a straightforward sale followed by a purchase, there are several exchange formats that REALTORS® should be familiar with:
Forward/Delayed Exchange: The most common type, where the investor sells first, then buys.
Reverse Exchange: The investor acquires the replacement property before selling the relinquished one.
Construction/Improvement Exchange: This allows improvements to be made to the replacement property using exchange funds.
Each type has unique structuring and IRS requirements. A Qualified Intermediary is always necessary to guide the process and hold funds.
RULES & REQUIREMENTS
To ensure a successful exchange, several rules must be followed:
Use of a Qualified Intermediary (QI): The investor cannot take possession of the proceeds from the sale. A QI must hold the funds and facilitate the exchange.
Reinvestment Requirement: To fully defer taxes, the investor must purchase property of equal or greater value and reinvest all net proceeds.
Title & Taxpayer Consistency: The same taxpayer who sells the relinquished property must acquire the replacement property.
Intent to Hold: Properties must be held for investment or business use, not for resale or personal enjoyment.
HELP YOUR CLIENTS BUILD WEALTH – ONE EXCHANGE AT A TIME
As a REALTOR®, knowing when a 1031 Exchange might benefit your client can add tremendous value to the relationship. Whether they’re downsizing, trading up, diversifying markets, or optimizing cash flow, a properly executed exchange can preserve equity and increase long-term return on investment.

April 2026 Real Estate Market Report: Trends in Sarasota and Manatee Counties
By: Brandon Gay, RASM Communications Director
The REALTOR® Association of Sarasota and Manatee (RASM) has released its April 2026 real-estate market report. According to data from Florida REALTORS®, buyer activity strengthened across both counties in April 2026, as closed sales and pending sales increased in both the single-family and townhouse/condo markets. The condo and townhouse market in Sarasota County posted particularly strong gains. Active inventory declined across all four major segments, marking a shift from the inventory growth seen over the past year. Despite stronger demand and shrinking supply, prices remained mostly stable, pointing to a market that is gaining activity while still offering buyers room to negotiate.
KEY TRENDS IN SARASOTA/MANATEE APRIL 2026:
Sales Activity Strengthened: Closed sales increased across all four major market segments, while pending sales also rose year-over-year. This points to continued buyer demand across Sarasota and Manatee counties, with activity improving in both single-family homes and the townhouse/condo market.
Inventory Tightened: Active listings declined across all four property segments, reversing the recent trend of inventory growth. The drop appears to be driven by stronger buyer activity, along with fewer new listings coming onto the market in several segments.
Prices Remained Steady: Despite rising sales and declining inventory, prices remained relatively stable, with some segments seeing modest year-over-year gains. Since prices often respond more slowly to changes in supply and demand, this will be an important trend to watch in the coming months if inventory continues to shrink. Buyers still appear to have room to negotiate, as shown by the median percent of original list price received.
Luxury Market Activity Remained Strong: Singlefamily sales increased in the $1 million-plus category in both Sarasota and Manatee counties. This shift toward higherpriced transactions is reflected in the increase in average sale prices, showing that activity at the upper end of the market played a larger role in April’s overall sales picture.
SINGLE-FAMILY
In Sarasota County, April recorded 824 closed singlefamily sales, an increase of 0.9 percent compared to the same month last year. The median sale price increased 4.3 percent to $490,000. The average sale price climbed 24.6 percent to $814,685, reflecting strong activity at the upper end of the market. Cash buyers accounted for 43.9 percent of transactions, with 362 cash sales recorded during the month. Sellers received a median of 94.3 percent of their original list price. New pending sales rose 17.0 percent yearover-year, suggesting continued momentum heading into the summer.
Inventory levels declined, with active listings falling 26.8 percent to 3,258 homes. This represents a 4.7-month supply of inventory. Homes spent a median of 46 days on the market before going under contract and took about 86 days to close.
In Manatee County, single-family home sales rose 4.8 percent year-over-year, reaching 704 closed sales in April. The median sale price increased 6.1 percent to $492,500 year-over-year. Cash transactions accounted for 231 sales, or about 32.8 percent of sales. Sellers received a median of 94.6 percent of their original list price. New pending sales rose 4.6 percent compared to last year.
Active inventory declined 9.9 percent to 2,929 listings. This represents a 4.6-month supply of homes. Properties spent a median of 44 days on the market before going under contract and approximately 88 days to close.
TOWNHOMES AND CONDOS
The condo and townhome market in Sarasota County continued to show strong growth in April, with closed sales increasing 18.7 percent year-over-year to 445 transactions. New pending sales surged 35.1 percent compared to a year ago, the largest year-over-year gain in any segment this month. The median sale price held nearly flat, slipping 0.6 percent to $337,500. Cash transactions remained dominant, representing 70.1 percent of sales with 312 cash purchases. Sellers received a median of 91.1 percent of their original asking price.
Active inventory decreased by 13.3 percent to 2,300 units, representing a 7.7-month supply of inventory. Properties spent a median of 67 days on the market before going under contract and about 103 days to close.
In Manatee County, condo and townhome sales increased by 12.5 percent year-over-year, totaling 307 closed transactions. The median sale price increased 6.6 percent to $320,000. Cash buyers accounted for 58.6 percent of purchases, or 180 transactions. Sellers received a median of 93.2 percent of their original list price. New pending sales rose 14.6 percent year-over-year.
Active inventory declined 12.9 percent to 1,582 units, equal to a 6.9-month supply of homes. Properties spent a median of 60 days on the market before going under contract and about 103 days to close.
SUMMARY
April’s data points to a market that is becoming more active but not overheated. Sales are rising, inventory is tightening, and prices are holding steady across much of the region. If these trends continue, the SarasotaManatee market could see increased competition in certain segments, making local expertise especially important for buyers and sellers navigating the months ahead. Consumers should work with a REALTOR® to understand current conditions, evaluate pricing strategies, and make informed decisions in today’s market.

Elevate Your Real Estate Career Through Networking
By: Lauren Crowley, Owner/Broker of Teak Real Estate, LLC
As a real estate professional, your network is more than a contact list - it’s your pipeline, your reputation and often, your biggest source of long-term success. While marketing, technology and market knowledge all play critical roles in building a thriving business, networking remains one of the most powerful tools for growing a real estate career.
The most successful REALTORS® understand one important truth: people do business with professionals they know, like and trust. Strong networking creates opportunities, referrals, partnerships, and visibility that advertising alone simply cannot replicate. As they say, “your network is your net worth.”
WHY NETWORKING MATTERS IN REAL ESTATE
Real estate is fundamentally a relationship-driven industry. Buyers and sellers are making some of the biggest financial decisions of their lives and they want an agent they feel connected to and confident in. Effective networking helps REALTORS®:
Generate consistent referral business
Build credibility in the local community
Stay top-of-mind with past clients
Connect with industry professionals
Discover off-market opportunities
Learn about market trends earlier
Expand influence and brand awareness
A strong network creates momentum. One introduction can lead to multiple transactions, future referrals and/or valuable business partnerships.
BUILD RELATIONSHIPS, NOT JUST CONTACTS
One of the biggest networking mistakes agents make is focusing only on collecting business cards or social media followers. Successful networking is not about quantity, but quality - it’s about genuine relationship building. People remember REALTORS® who provide value, listen well, and stay authentic. Instead of approaching networking with the mindset of “What can I gain?”- focus on:
How you can help others
Making meaningful introductions
Sharing valuable market insights
Supporting local businesses and events
Staying engaged consistently
Relationships built on trust tend to generate business naturally.
LEVERAGE YOUR EXISTING SPHERE OF INFLUENCE
Many REALTORS® overlook the power of their current network. Friends, family, neighbors, former coworkers, and past clients are often the strongest source of referrals. To stay connected:
Send regular market updates
Celebrate client milestones
Check in personally throughout the year
Host client appreciation events
Stay active on social media
Share helpful homeowner tips
Consistency matters more than constant selling. The goal is to remain visible and valuable without always asking for business.
ATTEND INDUSTRY AND COMMUNITY EVENTS
Networking opportunities are everywhere - not just at real estate conferences. REALTORS® can become visible members of their communities by attending:
Chamber of commerce meetings/events
Local charity events
Business networking groups
School/sport functions & fundraisers
Open houses
These environments create natural conversations and help establish your local presence. The more familiar people become with you, the more likely they are to think of you when real estate needs arise.
BUILD STRATEGIC BUSINESS PARTNERSHIPS
Some of the best referral relationships come from complementary industries and strong partnerships with professionals who share your standards for communication, service, and professionalism. Some examples of complementary industries below:
Mortgage lenders
Title companies
Insurance agents
Contractors
Interior designers
Attorneys
Financial advisors
One of the most important things to remember is that networking results are cumulative. Not every connection will produce immediate business, but consistent relationship building compounds over time. The REALTORS® who thrive long-term are often those who continuously invest in people, relationships, and community presence.
In real estate, your next opportunity may come from a conversation at a coffee shop, a community event, a social media interaction, or a referral from a past client. Every connection matters. Elevating your real estate career through networking is not about being the loudest person in the room - it’s about becoming the most trusted and connected professional in your market.
By building authentic relationships, staying visible in your community, and consistently providing value, Realtors can create a sustainable business fueled by referrals, reputation, and long-term growth. In today’s competitive market, networking is no longer optional - it’s essential!

Why More Americans Are Choosing to Retire Abroad - And Why It Matters to You
By: Dave Swenson, Broker/Team Leader, Suncoast Global Realty, Classical Pianist
As global mobility continues to reshape how and where people live, a growing number of Americans are looking beyond U.S. borders for their retirement years. Whether driven by financial considerations, lifestyle aspirations, or a desire for adventure, retiring abroad is no longer a niche idea - it’s a mainstream trend. For REALTORS®, especially those engaged in global business, understanding this shift is essential.
At our recent Global Business Council event on May 13th, we highlighted the Top 10 Countries Americans are Retiring To, reinforcing just how relevant this conversation has become for today’s clients.
SIX OF THE TOP REASONS U.S. CITIZENS ARE CHOOSING TO RETIRE INTERNATIONALLY:
1 | Lower Cost of Living: In many countries, retirees can significantly stretch their retirement income. Housing, healthcare, dining, and daily expenses are often a fraction of U.S. costs, allowing for a higher quality of life on the same, or even reduced, budget.
2 | Affordable and Accessible Healthcare: Healthcare is a major driver. Countries across Latin America, Southeast Asia, and parts of Europe offer high-quality care at a much lower cost. Many retirees find they can receive excellent treatment without the financial strain often experienced in the U.S.
3 | Lifestyle and Climate: From beachfront living to historic European villages, retirees are drawn to environments that promote relaxation, wellness, and year-round outdoor activity. Warmer climates and slower-paced lifestyles are especially appealing.
4 | Tax Advantages and Financial Efficiency: Certain countries offer favorable tax structures for retirees, including exemptions on foreign income or reduced tax rates. Combined with lower living expenses, this can create a powerful financial advantage.
5 | Cultural Enrichment and Adventure: Today’s retirees are more globally minded than ever. Many seek meaningful experienceslearning new languages, immersing themselves in different cultures, and continuing a life of exploration well into retirement.
6 | Strong Expat Communities and Infrastructure: Established expatriate communities make the transition easier. With English-speaking services, social networks, and support systems already in place, retirees can integrate more smoothly into their new environments.
WHAT THIS MEANS FOR RASM MEMBERS
For members of the REALTOR® Association of Sarasota and Manatee, this trend presents both opportunity and responsibility. Clients are increasingly asking global questions: Where can I go? What does it cost? Who can I trust? Being equipped with international knowledge and connections positions you as a valuable resource - not just locally, but globally.
GET INVOLVED. GET CONNECTED. GO GLOBAL.
That’s exactly where the Global Business Committee (GBC) continues to add value. If you’re not yet a GBC member, now is the perfect time to get involved. For just $25 for the remainder of the year, you’ll gain access to upcoming events, valuable networking opportunities, and a fabulous Holiday Party to cap off the year. Global real estate is no longer optional, it’s the future. The question is: will you be part of it? •
Financing Mistakes New Agents Don’t Realize They’re Making: What Every New REALTOR® Should Know Before Writing an Offer
By: Cindy Jaramillo, Branch Manager, Oasis Finance Group
One of the fastest ways for a newer REALTOR® to build confidence - and close more transactions - is learning how financing really impacts the strength of an offer.
In today’s market, writing the “highest” offer is not always what wins. Clean financing, realistic expectations, and proactive communication often make the difference between a smooth closing and a stressful one.
As a lender working closely with agents across Southwest Florida, I see a few common financing mistakes newer agents make early in their careers. The good news? Most are completely avoidable once you know what to look for.
MISTAKE #1: ASSUMING A PRE-APPROVAL MEANS THE BUYER IS FULLY CLEARED
Not all pre-approvals are created equal. Some buyers have only completed a quick online application and basic credit pull. Others have submitted income documents, bank statements, and gone through automated underwriting. Before writing an aggressive offer, ask questions:
Has the lender reviewed income and assets?
Has the automated approval been run?
Are there any potential issues that have already been identified?
A strong lender-agent partnership can help you understand how solid the file truly is before negotiations begin.
MISTAKE #2: NOT DISCUSSING PAYMENT CHANGES BEFORE OFFER SUBMISSION
Taxes, insurance, HOA fees, and interest rates can dramatically affect affordability. A buyer approved at one payment level may feel very different emotionally once real property taxes, flood insurance, or HOA/ condo fees are factored in.
One of the biggest mistakes agents make is showing homes based only on purchase price instead of the estimated monthly payment. This can create contract fallout later during escrow.
MISTAKE #3: WRITING UNREALISTIC TIMELINES
Every financing type has different requirements. VA, FHA, condo approvals, down payment assistance programs, and self-employed borrowers may need additional documentation or appraisal conditions.
When agents communicate with the lender before writing the offer, we can help structure realistic:
Inspection periods
Financing contingencies
Closing dates
That protects both the client and the agent’s reputation.
MISTAKE #4: WAITING TOO LONG TO INVOLVE THE LENDER
The best transactions happen when the REALTOR® and lender operate as one team. Sometimes a quick five-minute conversation before submitting an offer can prevent major issues later:
Credit disputes
Large undocumented deposits
Employment gaps
Condo eligibility concerns
Insurance challenges
The earlier financing conversations happen, the smoother the process becomes for everyone involved.
WHY THIS MATTERS FOR YPN MEMBERS
One thing I love about YPN is that it creates a space for newer agents to ask questions, collaborate, and learn from industry partners before mistakes become expensive lessons.
The agents who grow fastest are usually not the ones pretending to know everything - they’re the ones building strong relationships with trusted professionals around them.
Real estate is a relationship business. And financing knowledge is one of the most powerful ways newer agents can stand out, build credibility, and create smoother experiences for their clients from day one. •
Monarch Acres
By: John Cannon, Founder & President, John Cannon Homes
As demand for estate-sized homesites continues to outpace supply, a rare enclave within the award-winning masterplanned community of Lakewood Ranch is drawing the attention of discerning buyers who refuse to compromise. Monarch Acres delivers what today’s luxury market increasingly cannot: genuine privacy and a prime location large enough to design and build a home that is truly one’s own.
Seven generously sized homesites – averaging approximately 1-acre – provide meaningful distance between neighbors and ample room for the custom estate amenities buyers in this segment expect - private pools, detached garages, expansive outdoor living areas, and lush, personalized landscaping. Custom homes start at 3,600 square feet, and every residence is fully bespoke, designed around each homeowner’s unique lifestyle.
The community’s intimate scale ensures a quiet, low-traffic environment while its location within Lakewood Ranch places residents within minutes of championship golf, top-rated schools, premier medical facilities, and the vibrant dining and retail destinations at Waterside Place and University Town Center. The cultural attractions of Sarasota and the Gulf beaches are equally close at hand.
Surrounding natural preserves enhance the community’s sense of seclusion, and miles of scenic trails and parks connect residents to the broader Lakewood Ranch lifestyle - one consistently recognized among the best-selling master-planned communities in the United States.
For REALTORS® representing buyers in the luxury segment, Monarch Acres merits close attention. The community addresses a genuine gap in the local market: clients who want the prestige, personalization, and privacy of an estate homesite, without sacrificing proximity to everything that Lakewood Ranch offers. John Cannon Homes invites you to schedule a private tour for yourself or your clients. To learn more, visit www.johncannonhomes.com or call 941-924-5935. •

Global Pride
By: Denise Ricciotti, RASM Professional Development Director
At RASM, our global community is more than a network. It is a reflection of our shared commitment to education, collaboration, and connection across cultures. I could not be prouder of what we have accomplished together.
CELEBRATING GLOBAL RECOGNITION
Earning NAR's Global Achievement Award Platinum status for three consecutive years, along with the Florida REALTORS® Global Engagement Award for the past two years, is an incredible honor. These achievements reflect the dedication of our members and the impact our Global Business Council continues to make both locally and internationally.
EXPANDING KNOWLEDGE THROUGH GLOBAL CONNECTIONS
Our awards are earned through the outstanding education we provide, the international relationships we build through travel, and the value we bring back to our community. So far this year, GBC members have traveled to Canada, London, Vietnam, and Peru, with future trips planned to Brazil, Birmingham, and Panama.
Our 2026 educational programs have explored the state of the market in Canada and Costa Rica, as well as the "Top 10 Countries to Retire In," with upcoming sessions featuring Argentina and Greece.
BUILDING RELATIONSHIPS BEYOND BUSINESS
The Global Business Council is also about fun, friendship, and unforgettable experiences. Global Members are looking forward to our Global Night Out on June 11 at Mi Pueblo El Restaurante, where we will celebrate Mexican culture, enjoy authentic cuisine, and connect with fellow global-minded professionals.
