As he steps into this role, David brings not only professional experience, but a genuine commitment to strengthening both the real estate profession and the communities it serves. On December 11, members and guests gathered at the Mote Science Education Aquarium for the 2025 RASM Installation and Awards Ceremony - an evening that celebrated both achievement and transition. The event marked the conclusion of Debi Reynolds’ term as president, honoring her leadership and service, while welcoming the Association’s new officers and directors for 2026. The evening also recognized nine outstanding award recipients whose dedication exemplifies the very best of RASM.

s we begin 2026, the REALTOR® Association of Sarasota and Manatee (RASM) continues its commitment to empowering local real estate professionals with the tools, education, and advocacy needed to thrive in our dynamic market. Serving more than 9,000 members across Sarasota and Manatee counties, RASM is focused on helping REALTORS® stay ahead through robust support and resources.

EDUCATION AND PROFESSIONAL DEVELOPMENT RASM offers a wide range of educational opportunities designed to strengthen members’ knowledge and skills. From online programs and certification programs to in-person classes such as GRI modules and market updates with NAR’s Chief Economist, these offerings help REALTORS® stay current with trends, laws, and best practices.

L

eadership rooted in authenticity, humility, and purpose defines David Crawford, Broker/Owner of Catalist Realty and the newly installed 2026 President of the REALTOR® Association of Sarasota and Manatee (RASM). As he steps into this role, David brings not only professional experience, but a genuine commitment to strengthening both the real estate profession and the communities it serves.

On December 11, members and guests gathered at the Mote Science Education Aquarium for the 2025 RASM Installation and Awards Ceremony - an evening that celebrated both achievement and transition. The event marked the conclusion of Debi Reynolds’ term as president, honoring her leadership and service, while welcoming the Association’s new officers and directors for 2026. The evening also recognized nine outstanding award recipients whose dedication exemplifies the very best of RASM.

Not counting fixing up rental properties with his dad as a kid, his real estate career began in college as a leasing agent, where he also met his wife while attending the University of Florida. He later returned to UF and earned his MBA with concentrations in Real Estate and International Business, building on a family legacy in the industry. Yet despite this background, David had little exposure to the true profession of Real Estate or Association involvement early on.

That changed when he opened Catalist Realty in downtown Sarasota and joined RASM, initially for practical reasons. Previously affiliated with an Association in Englewood through his father-inlaw’s brokerage, he was simply looking for a closer professional home. What began as a logistical decision soon revealed a deeper appreciation for the role Associations play in supporting REALTORS® and their communities.

A PATH SHAPED BY EXPERIENCE, NOT AMBITION

THE POWER OF PERSONAL INVITATION

David’s journey to Association leadership was never driven by a desire for titles or long-term ambition. In fact, he often shares that becoming president was not something he envisioned early in his career. Instead, his path unfolded organically through professional growth, curiosity, and the encouragement of others.

Like many RASM leaders, David’s deeper involvement began not with a form or an email, but with a personal conversation. A trusted colleague and RASM leader, Darla Furst, encouraged him to apply for the Leadership Academy - an invitation that proved transformative.

Through the RASM Leadership Academy and subsequent committee service, David gained firsthand insight into the depth of advocacy, education, and member support that RASM provides. Just as importantly, he experienced how intentionally the Association cultivates leadership by making service accessible, welcoming, and meaningful.

“Most people don’t get involved because of a message in their inbox,” David says. “They get involved because someone personally reaches out and invites them in.”

A THEME CENTERED ON COMMUNITY AND AUTHENTICITY As president, David’s guiding message is simple: build YOUR community. With nearly 9,000 members, it’s easy for REALTORS® to fall into comparison chasing trends, lead sources, or strategies that seem successful for others. David believes lasting success comes not from imitation, but from authenticity. There is no single path in real estate; each REALTOR® is an entrepreneur, building a business shaped by individual strengths, interests, and values.

Community involvement looks different for everyone. For some, it means civic organizations or chamber events; for others, volunteering, youth sports, faith-based groups, or shared hobbies. David points to his own experience building lasting relationships through local basketball leagues - connections that later evolved into trusted professional relationships.

“When relationships are built authentically, trust comes first,” he says. “The business follows naturally.”

ELEVATING REAL ESTATE AS A PROFESSION A central pillar of David’s leadership philosophy is reinforcing real estate as a true profession - one deserving of pride, respect, and ongoing investment. He believes this starts with elevating how REALTORS® see themselves and how they communicate their value to the public.

REALTORS® guide clients through some of the largest financial decisions of their lives, often during emotionally significant transitions such as growing families, career changes, or the loss of loved ones. Yet despite this responsibility, the profession is too often reduced to stereotypes that overlook the expertise, ethics, and care required to do the job well.

David believes the solution lies in storytelling.

REALTORS® must do a better job of sharing the reality of their work: volunteering in schools, coaching youth sports, attending commission meetings, advocating for clean water and public spaces, and investing deeply in the communities where they live and work. By telling these stories, the profession can more accurately reflect the role REALTORS® play not just in transactions, but in strengthening neighborhoods and building trust.

“This is noble work,” David emphasizes. “For most people, buying a home is one of the most significant financial milestones of their lives, and it requires an extraordinary level of trust. That trust is not something we should take lightly; it reflects the responsibility we carry as guides, advocates, and professionals. We should be proud to say what we do.”

ADVOCACY, STRATEGY, AND INCLUSIVE LEADERSHIP Through Association involvement, David gained a deeper appreciation for the advocacy work that happens behind the scenes. From protecting homestead exemptions and clarifying flood and condo disclosures to defending 1031 exchanges and mortgage interest deductions, REALTORS® play a critical role in safeguarding homeownership and the American Dream. That work, he notes, is most effective when it is informed by those actively navigating today’s market challenges. For David, advocacy is not an abstract concept - it is a direct extension of the day-to-day realities REALTORS® face with their clients.

While RASM’s strategic plan provides direction, David stresses that much of the impact happens at the committee level - where members bring real-world experience into meaningful action. These memberdriven spaces not only shape policy and programs, but also foster leadership development and a deeper sense of belonging within the Association. He is particularly passionate about encouraging newer members to engage and share their perspectives.

“Experience matters at every level,” said David. “We need voices from agents with five years in the business just as much as those with thirty, especially when we’re shaping policies and programs that affect our entire membership. That mix of perspective is how future leaders are developed and the Association stays relevant, and its imperative that our members know their insight is welcomed and valued.”

ASM is proud to welcome our new team members and recognize the workplace anniversaries of our professional staff.

We are pleased to welcome Delisha (Dee) Reid, our new Association Services Coordinator for the RASM North office.

Dee assists current and prospective members both in person and over the phone with RASM membership, the RASM website, Supra lockboxes, and the REALTOR® Store. She is already known for her friendly demeanor, positive attitude, and commitment to providing excellent service.

Dee is a devoted wife and mother of four, two girls and two boys, with her youngest son born at the end of August 2025. She enjoys Asian dramas and K-pop, with BTS as her favorite boy band.

Dee also loves cooking and spending time with her family. She is Caribbean-American and has worked in the Customer Service industry for over 12 years. She is very happy to be a part of the RASM Team.

January marks two years since Brandon Gay returned to RASM as Communications Director, bringing with him a strong history with the organization and a deep understanding of its mission. Brandon first joined RASM as Communications Coordinator from 2018 to 2021, during which he built meaningful relationships with staff and REALTOR® members and gained firsthand insight into the Association’s impact on the real estate community.

Over the past two years, Brandon has strengthened the Association’s communication strategies, elevated member engagement, and helped reinforce RASM’s reputation as a trusted leader in the industry. His commitment to clarity, collaboration, and service continues to support key initiatives and enhance the member experience.

Looking ahead to 2026, Brandon’s primary focus is on delivering exceptional member value. The Communications Team has conducted a comprehensive survey, held member focus groups, and completed a full communications audit to better understand what REALTORS® truly want and need. These findings will guide next year’s strategy as Brandon and his team work to ensure that every touchpoint, resource, and message delivers meaningful value to the membership.

Responsibility for Sales Associate’s Error By: The National Association of REALTORS® Interpretations of the Code of Ethics Agreement Case 2-2. (Revised Case #9-5 May, 1988.

R

EALTOR® A, a REALTOR® principal, was asked to list a neglected house that obviously needed a wide range of repairs. He strongly advised the owner that it would be to his advantage to put the house in good repair before offering it for sale, but the owner wanted it sold at once on an “as is” basis.

REALTOR® A wrote a novel advertisement offering a “clunker” in poor condition as a challenge to an ambitious do-it-yourself hobbyist.

A few days later, Sales Associate B, who was not a Board member, from REALTOR® A’s office showed the house to a retired couple who liked the location and general features, and who had been attracted by the ad because the husband was looking forward to applying his “fix-up” hobby to improving a home. The sale was made. Shortly thereafter, REALTOR® A was charged by the buyer with having misrepresented the condition of the property.

REALTOR® A accompanied Sales Associate B to the hearing, armed with a copy of his candid advertisement. The hearing established that the buyer fully understood that the house was represented to be generally in poor condition, but that while inspecting the house with a view to needed repairs, Sales Associate B had commented that since the house was of concrete block and stucco construction, there would be no termite worries since termites could not enter that type of construction. Sales Associate B confirmed this and his belief that the statement was correct. However, after the sale was made, the buyer ripped out a sill to replace it and found it swarming with termites, with termite damage to floors in evidence. Further questioning established that there had been no evidence of termite infestation prior to the sale, and that the Sales Associate had volunteered an assurance that he thought was well grounded.

REALTOR® A, prior to the conclusion of the hearing, offered to pay the cost of exterminating the building and the cost of lumber to repair termite damage in view of Sales Associate B’s failure to recommend a termite inspection, which was the usual and customary practice in this area. The complainant stated that this would satisfy him completely. s we enter our third year as an organized Diversity Committee, I am filled with gratitude for the leaders who built our foundation, for the members who showed up with consistency and heart, and for a REALTOR® community that continues to embrace growth, representation, and meaningful connection.

In 2024 and 2025, our committee planted strong roots. We built presence. We sharpened our purpose.

And we demonstrated that diversity, equity, and inclusion are essential pillars of professionalism in real estate. Under the outstanding leadership of our 2025 Chair, Julia Montei, our committee made visibility a priority. From new member orientations to nearly every RASM event, we ensured that DEI remained part of the culture and the standard we uphold as REALTORS®.

One of our proudest accomplishments was the continued success of the RASM Diversity Challenge, created to recognize members who invest in fair housing, cultural competency, and bias awareness education. Members embraced courses such as At Home With Diversity®, Fairhaven, Bias Override: Overcoming Barriers to Fair Housing, GRI 101, Be the Change, ADA and Commercial Real Estate, REALTOR® L.E.A.D. Courses, Accommodations for Service Animals in Housing, and other approved options. This growing participation has strengthened our collective understanding and directly enhanced the way we serve our diverse communities.

Our committee also used our voice by contributing articles to ELEVATE Magazine throughout 2025. These pieces encouraged thoughtful reflection, highlighted the importance of continued learning, and showcased REALTORS® in our market who are helping move our industry forward. We will continue this work in 2026 because storytelling remains a powerful tool for education and connection.

LOOKING AHEAD TO 2026 As I step into the role of 2026 Chair, I see a year filled with possibilities. Our committee is expanding, and our vision is growing stronger. In the coming year, we will continue increasing participation in the Diversity Challenge, elevating member stories, strengthening community partnerships, and creating spaces for meaningful dialogue.

I am especially pleased to share the launch of the 2026 Diversity, Heritage, and Cultural Observances Calendar. This new resource highlights key cultural holidays, heritage months, and awareness observances throughout the year. It is designed to help REALTORS® deepen their understanding of the diverse clients we serve and to support more intentional communication and community engagement.

As we begin a new year, many of us are coming out of a season filled with traditions, gatherings, and celebrations that reflect the rich variety of cultures within our communities. These moments remind us that while our customs may differ, our desire for connection and belonging remains the same. Carrying that spirit into 2026 gives us the opportunity to strengthen our awareness of one another and continue the meaningful work of honoring diversity throughout our REALTOR® community.

A CALL TO ACTION FOR 2026 The National Association of REALTORS® now requires all members to complete Fair Housing and Anti-Bias Training when joining the association and once every three years thereafter. Since this required training already brings every member halfway to completing the RASM Diversity Challenge, we invite you to take one more meaningful step. By adding only two additional approved courses, you can complete the challenge and join the REALTORS® who are committed to expanding their knowledge and elevating their service to all communities. As the incoming Chair, my vision is to inspire at least five percent of our membership to participate in 2026. Your involvement will help strengthen equal opportunity in housing and reaffirm the core values of our profession.

NAR President Testifies to Congress on Housing Supply Crisis By: Max Brandow, RASM Vice President of Advocacy and Member Programs

O

n December 3, NAR Immediate Past President Kevin Sears testified before the U.S. House Financial Services Committee in a hearing on “Building Capacity: Reducing Government Roadblocks to Housing Supply.” He highlighted an estimated national shortage of 4.7 million homes and urged Congress to streamline permitting, expand infrastructure funding that supports housing, and incentivize the construction of entry-level and workforce homes. To view this testimony, head to this link: https://financialservices.house.gov/calendar/ eventsingle.aspx?EventID=410914 The Sarasota and Manatee County region experienced one of the worst supply crunches throughout the whole country post-pandemic. At one point, we only had two weeks’ worth of supply on the market, which greatly impacted the affordability for the region for homes that were typically considered starter or modest single-family homes. This impacted the region in a multitude of ways: traffic increased due to workers having to live farther from their jobs, businesses losing workforce due to the affordability of the region, average first-time home buyer age increasing nationally and locally, and fewer Sarasota and Manatee County residents able to achieve the American Dream.

That is why RASM, FR, and NAR have consistently sounded the alarms when it comes to the housing crisis.

Supply levels in our region are stabilizing closer to equilibrium than in the past, and we have seen a good amount of growth in recent years to meet that demand, but make no mistake, we are still at 5.0- and 4.2-months level of supply in Sarasota and Manatee County, respectively. That is close to what economists suggest is an equilibrium market, not necessarily an oversupplied market.

We will continue to advocate for private property rights, and the American Dream of Homeownership, and maintaining a healthy level of housing supply is key to those goals.

2026 LEGISLATIVE SESSION This month, RASM members, along with hundreds of other REALTORS® in Florida, will travel to Tallahassee for Great American REALTOR® Days to speak with lawmakers directly about issues impacting your business and our industry.

Support the Hometown Heroes Housing

Program: Florida’s Hometown Heroes Housing program helps teachers, nurses, firefighters, and other critical workforce personnel afford homes in the communities they serve. Lawmakers should expand funding so this proven, selfsustaining program can continue opening doors to homeownership for hardworking Floridians.

Expand the Availability of Accessory Dwelling Units (ADUs): Allowing homeowners to build small accessory units - such as backyard cottages or garage apartments - creates affordable housing without altering the neighborhood character. REALTORS® support SB 48 to help expand the availability of ADUs. Lessen the Tax Burden on Florida’s Homeowners: Families across Florida are facing mounting financial pressure from every direction, including high property taxes. REALTORS® support measures that help lessen property taxes while not hampering local governments’ ability to provide essential services.

Preserve Beneficial Attainable Workforce Housing Strategies (Live Local Act): The Live Local Act has been a game-changer for housing affordability throughout the state. Lawmakers should preserve its core provisions so communities can build more attainable housing options where Floridians live and work.

Support the My Safe Florida Home and My Safe Florida Condo Programs: These programs harden homes against hurricanes and lower insurance costs for thousands of families. Realtors urge lawmakers to provide continued funding so more Floridians can protect their homes and reduce premiums.

Continue to Support Water Quality Efforts: Florida’s economy and quality of life depend on clean water. Continued investment in Everglades restoration, springs protection, and coastal resilience ensures our environment, and our communities, remain healthy and strong.

Monitor the Effectiveness of Ongoing Property Insurance Reforms: Recent insurance reforms are stabilizing the market, but premiums remain high. REALTORS® ask lawmakers to keep monitoring progress and pursue additional solutions to deliver real relief for homeowners. •

November 2025 Real Estate Market Report: Trends in Sarasota and Manatee Counties By: Brandon Gay, RASM Communications Director

T

he REALTOR® Association of Sarasota and Manatee (RASM) has released its November 2025 real‑estate market report, providing a snapshot of market conditions across the two counties. According to data from Florida REALTORS®, November’s housing market showed divergent trends between single‑family homes and condos/townhouses and between the two counties.

November’s data highlights the need to evaluate each segment of the housing market on its own. While Sarasota experienced a notable increase in single-family home sales alongside softer condo activity, Manatee County showed the opposite trend. These contrasting patterns reinforce the value of working with local real estate professionals who understand the nuances of each market and can help buyers and sellers navigate shifting conditions.

KEY TRENDS IN SARASOTA/MANATEE NOVEMBER 2025: Sales Activity: Sarasota County posted a 28.5 percent

year‑over‑year increase in single‑family home sales, while its townhouse/condo segment slipped 3.4 percent. Manatee County saw the opposite pattern: single‑family sales fell 13.7 percent, but condo/ townhouse sales grew 16.0 percent.

Median Sales Price: Sarasota’s median sale prices declined for both property types. In Manatee County, the median price for single‑family homes jumped 13.3 percent, while condo prices remained almost consistent year-over-year.

Inventory: Active listings rose in most segments.

Sarasota condos reached an 8.1‑month supply of inventory, while Manatee condos stood at 6.5 months.

Sarasota single‑family homes had the leanest inventory at 4.8 months.

Speed of Sales: Homes generally took longer to sell compared with last year. Manatee condos saw the biggest increase in time to contract and time to sale.

Sarasota single‑family metrics were relatively stable.

SINGLE-FAMILY HOMES In November 2025, Sarasota County reported 564 closed sales for single-family homes, a 28.5 percent increase year-overyear. The median sale price declined 6.6 percent to $457,495, continuing a gradual normalization from last year. Cash buyers made up 42.7 percent of all closed sales, while sellers received a median of 93.3 percent of their original list price.

Inventory in Sarasota edged up 0.8 percent year-overyear to 3,245 active listings, while the months supply of inventory decreased to 4.8 months, signaling modest tightening compared to October. Homes took a median of 54 days to go under contract and 94 days to close.

In Manatee County, there were 548 single-family sales, representing a 13.7 percent decline year-over-year, reflecting a slower pace than in October. The median sale price increased 13.3 percent to $487,233, driven in part by a shift in the mix of homes sold. Cash sales accounted for 27.0 percent of transactions, and sellers received 94.5 percent of their original list price.

Active listings in Manatee rose 8.4 percent year-overyear to 2,647 homes, with the months' supply holding firm at 4.2 months. Homes spent a median of 59 days to go under contract and 102 days to close.

“Sarasota and Manatee may share a border, but their single-family markets are behaving very differently,” said Debi Reynolds, 2025 RASM President and Managing Broker at SaraBay Real Estate. “That’s why working with a professional who understands local nuances is critical when making major real-estate decisions.”

TOWNHOMES AND CONDOS In November 2025, Sarasota County recorded 228 closed sales for condos and townhomes, a 3.4 percent year-over-year decrease. The median sale price declined 11.8 percent to $329,500. Cash buyers accounted for 62.3 percent of all condo transactions, and sellers received 92.0 percent of their original list price.

Active condo inventory in Sarasota rose to 2,203 units, while the months supply settled at 8.1 months. The median time to contract was 61 days, and the median time to sale was 103 days, indicating slightly faster movement than a year ago.

Manatee County posted 189 closed sales in the condo and townhome segment, a 16.0 percent year-over-year increase.

The median sale price dipped slightly, 0.6 percent to $308,000, while cash sales made up 49.2 percent of all transactions.

Sellers received 92.3 percent of their original list price.

Manatee’s condo inventory increased 3.4 percent yearover-year to 1,447 active listings, with the months supply slightly increasing to 6.5 months. Homes took a median of 74 days to go under contract and 115 days to close, underscoring the slower pace and heightened competition among sellers.

“The condo and townhome market is clearly more supplydriven, especially in Sarasota County,” added Reynolds. “Higher inventory levels mean buyers have more leverage, while sellers must be more strategic to remain competitive.”

SUMMARY November’s figures underscore that there is no single narrative for the Sarasota–Manatee housing market.
