REALTORS ® Leading the Way
By: David Crawford, RASM 2026 President
One of the greatest strengths of the REALTOR® organization is that our work extends well beyond the transaction. Every day, REALTORS® help clients navigate one of the biggest financial decisions of their lives. But behind every successful transaction are policies, laws, and regulations that shape affordability, property rights, financing, taxes, insurance, and housing supply. Those decisions don't happen at the closing table. They happen in city halls, in Tallahassee, and in Washington, D.C. That is why advocacy remains one of the most important responsibilities of RASM.
Earlier this summer, RASM was proud to send a strong delegation to the National Association of REALTORS® Legislative Meetings in Washington, D.C. Our members met directly with members of Congress to share what we're seeing every day in Sarasota and Manatee counties and advocate for policies that improve housing affordability and expand opportunities for homeownership.
Those conversations matter. Shortly after our visit, one of the most significant housing bills in decades became law: the bipartisan 21st Century ROAD to Housing Act. The legislation is designed to increase housing supply, improve affordability, expand opportunities for homeownership, strengthen housing finance, and support veterans. It represents the culmination of nearly two years of advocacy by REALTORS® across the country who worked together to keep housing at the forefront of the national conversation.
That success is an important reminder that when REALTORS® speak with one voice, we can help shape policies that directly benefit our clients and communities.
But our work is far from finished. One issue that continues to deserve attention is the federal capital gains exclusion for the sale of a primary residence. The current exclusion of $250,000 for individuals and $500,000 for married couples was established in 1997 and has never been adjusted for inflation. Nearly three decades later, many longtime homeowners find themselves facing tax consequences that simply did not exist when the law was written.
Modernizing that exclusion would allow more homeowners, particularly seniors and longtime residents, to move without facing an unnecessary tax burden, increasing housing mobility and creating additional inventory for today's buyers.
Advocacy also starts here at home. Through RASM's Public Policy Committee and candidate screening process, we work to identify and support local leaders who understand the opportunities and challenges facing Sarasota and Manatee counties. Housing affordability, responsible growth, infrastructure, property rights, and economic vitality all depend on informed leadership at the local level.
Whether we are meeting with Congress in Washington, speaking with legislators in Tallahassee, or engaging with elected officials here in our own communities, the goal remains the same: protecting private property rights, strengthening our profession, and creating more opportunities for our clients to achieve the dream of homeownership.
Much of this work happens quietly, behind the scenes. But its impact is felt every day. RASM is fighting for your business. More importantly, we are fighting for your clients, your communities, and the future of homeownership. Because when REALTORS® lead, our communities are stronger for it. •

MEET THE CLASS OF 2026
Molly Higdon, CLHMS REALTOR®, KW Coastal Living III
Known for delivering conciergelevel service and consistently exceeding expectations, Molly Higdon, REALTOR® with KW Coastal Living III, has built a reputation as one of the Gulf Coast's premier residential real estate professionals. Combining impressive production with a highly personalized
approach, she has earned the trust of clients throughout Sarasota and Manatee Counties.
Licensed since 2019, Molly specializes in luxury homes, second homes, relocation, investment properties, and residential real estate. Since January 2025, she has closed 55 transactions totaling more than $50 million in sales volume, while consistently ranking as the top-producing agent on her team. She has also been recognized by SRQ Magazine as a Top REALTOR® for four consecutive years.
Before launching her real estate career, Molly graduated from the University of South Florida with degrees in Business Marketing and Management and worked in fashion merchandising and buying for Bealls Corporate. That experience in branding, presentation, and customer experience continues to influence every aspect of her business.
Working alongside her husband, Molly has built a husband-and-wife team dedicated to redefining what clients should expect from a REALTOR®. Rather than simply facilitating transactions, they focus on delivering a true white-glove experience. Supported by an experienced staff, they prioritize communication, creativity, and thoughtful touches that transform what can often be a stressful process into an enjoyable and memorable experience.
Whether it's anticipating clients' needs before they're expressed or finding meaningful ways to surprise and delight them throughout the process, every detail is designed around putting the client's goals first. That client-first philosophy has become the foundation of a business built on exceptional service, lasting relationships, and consistently exceeding expectations.
As her business continues to grow, Molly remains committed to delivering an unmatched level of service while expanding her reach to buyers and sellers throughout Southwest Florida. She believes success isn't measured solely by sales volume, but by the relationships that continue long after closing.
Outside of real estate, Molly and her husband are deeply invested in the community they call home. They support youth sports, contribute to local private schools, are members of Grace Community Church, and actively support local businesses whenever possible. Their philosophy is simple: strong communities are built when neighbors invest in one another.
“Every client deserves to feel as though they're our only client. We believe real estate is about creating an unforgettable experience built on trust, communication, and genuine care, and that's what we strive to deliver every day.”
Molly Whalen Horner REALTOR® New Home Sales, Taylor Morrison
With an exceptional blend of customer service, sales excellence, and a genuine heart for serving others, Molly Whalen Horner, REALTOR® with Taylor Morrison, has become one of the area's most accomplished new-home professionals. Her passion for helping families achieve homeownership is matched only by her desire to make a lasting impact on the lives of those around her.
Licensed since 2011, Molly specializes in new construction and residential development with Taylor Morrison and investment properties. Since January 2025, she has generated 104 gross sales, 71 net sales, closed 86 homes, and exceeded $19 million in sales volume, an extraordinary level of production that reflects both consistency and client confidence. Throughout her career, she has earned numerous company recognitions, including multiple ACE awards for top monthly sales performance, Employee of the Quarter for customer satisfaction, and one of Taylor Morrison's highest honors, the TM Living Award, recognizing employees who exemplify the company's values.
Although she began her college education studying psychology and youth ministry, Molly discovered her calling in real estate while continuing to serve in church ministry; a role she has maintained throughout much of her career. That servant's heart continues to shape every interaction she has with clients.
What truly distinguishes Molly is her belief that buying a home should be about far more than simply completing a transaction. Whether she's helping a first-time buyer, investor, or growing family, she strives to create an experience that leaves people feeling genuinely cared for. Her own experience as a real estate investor (she and her husband currently own 14 units), provides valuable perspective that allows her to guide clients with both professional expertise and firsthand knowledge. Her long-term goal is simple: to continue helping more families achieve their dreams while growing a business built on exceptional service and lasting relationships.
Her compassion extends well beyond real estate. One of Molly's proudest moments came through Taylor Morrison's Build Joy initiative, where she helped create a once-in-a-lifetime experience for a young boy named Grayson, who is blind and gradually losing his sight. She organized a memorable Sarasota vacation for Grayson and his family, coordinated community fundraising efforts through a neighborhood lemonade stand, and helped make it possible for the family to return for another special visit. The experience perfectly reflects Molly's belief that success is measured not by sales, but by the lives you touch.
Maxwell Mann, GRI Broker Associate, Team Leader, Michael Saunders & Company
Maxwell Mann is quickly establishing himself as one of Sarasota's rising real estate leaders, combining exceptional sales performance with an unwavering commitment to education, leadership, and client service. As a Broker Associate with Michael Saunders & Company and team leader, Max has demonstrated that success comes from continually investing in both his clients and himself.
Licensed in 2021, Max has already built an impressive career. Since January 2025, he has closed 18 transactions totaling nearly $11 million in sales volume, while simultaneously stepping into a lead role and helping guide overall team performance. His dedication to professional development is equally impressive, having earned his Broker's License, Graduate, REALTOR® Institute (GRI) designation, and Certified Waterfront Specialist (CWS) certification while continuing to pursue additional credentials.
A graduate of Florida State University with a Bachelor of Science in Marketing, Max brings a strong background in branding, negotiation, consumer behavior, and strategic communication to every client relationship. Before launching his real estate career, he excelled in the highly competitive staffing industry, where he developed the consultative sales and relationship-building skills that continue to distinguish his business today.
What truly sets Max apart is his deep connection to Sarasota and the legacy that inspires his vision. His grandfather, I.Z. Mann, developed Sarasota Harbour,
the city's first condominium, in 1963, helping shape the Sarasota skyline. That history fuels Max's ambition to leave a lasting mark of his own. His long-term goal extends beyond personal production. He is focused on growing his team and building a respected real estate brand founded on education, integrity, and exceptional client service. He hopes to become one of the first names people think of when they think of Sarasota real estate, a reputation earned through trust, consistency, and market expertise. Every milestone he achieves reflects the same commitment to excellence, professionalism, and client service that continues to drive his long-term goals.
Max believes that the best REALTORS® never stop learning. His commitment to continual education, coupled with his Broker's License and professional designations, reflects his desire to be the most knowledgeable advisor possible for his clients. He attributes much of his success to treating every client as though they are his only client, continually investing in his own education, and recognizing that each transaction represents one of the most significant financial decisions in a person's life.
His commitment to Sarasota extends well beyond real estate. One cause that holds a special place in Max's heart is The Haven, an organization serving individuals with disabilities. The connection is personal. His cousin Bobby, who has cerebral palsy, has been a part of The Haven's community, and that relationship has given Max a deep appreciation for the incredible work the organization does for some of Sarasota's most cherished residents. He also actively supports local organizations and fundraising events, including Cooking for Wishes benefiting Make-AWish Foundation, Sarasota Contemporary Dance, and Wonderball, believing that a REALTOR®'s success is inseparable from the health and vitality of the community they serve. As his business continues to grow, Max plans to expand his philanthropic involvement and carry forward his family's tradition of helping build a stronger Sarasota for future generations.
“This award is a humbling reminder of why I do what I do. I have always believed that the best agents never stop learning, never stop growing, and never stop showing up for their clients. Real estate in Sarasota is not just a career for me, it is personal. I went to school here, I grew up here, and my family helped shape this city. Being recognized in this community means a lot and I am grateful to every client who trusted me with one of the biggest decisions of their life. This is just the beginning.”

Fidelity to Client
By: The National Association of REALTORS® Interpretations of the Code of Ethics Agreement Case 4-5. (Revised Case #13-7 May, 1988. Transferred to Article 4 November, 1994. Cross-reference Case #1-4. Revised May, 2017 and November, 2022.)
Client A contacted REALTOR® B to list a vacant lot. Client A said he had heard that similar lots in the vicinity had sold for about $150,000 and thought he should be able to get a similar price. REALTOR® B stressed some minor disadvantages in location and grade of the lot, and said that the market for vacant lots was sluggish. He suggested listing at a price of $97,500 and the client agreed.
In two weeks, REALTOR® B came to Client A with an offer at the listed price of $97,500. The client raised some questions about it, pointing out that the offer had come in just two weeks after the property had been placed on the market which could be an indication that the lot was worth closer to $150,000 than $97,500. REALTOR® B strongly urged him to accept the offer, stating that because of the sluggish market, another offer might not develop for months and that the offer in hand simply vindicated REALTOR® B’s own judgment as to pricing the lot. Client A finally agreed and the sale was made to Buyer C.
Two months later, Client A discovered the lot was no longer owned by Buyer C, but had been purchased by Buyer D at $165,000. He investigated and found that Buyer C was a brother-in-law of REALTOR® B, and that Buyer C had acted on behalf of REALTOR® B in buying the property for $97,500.
Client A outlined the facts in a complaint to the Association of REALTORS®, charging REALTOR® B with collusion in betrayal of a client’s confidence and interests, and with failing to disclose that he was buying the property on his own behalf.
At a hearing before a panel of the Association’s Professional Standards Committee, REALTOR® B’s defense was that in his observation of real estate transactions there can be two legitimate prices of property - the price that a seller is willing to take in order to liquidate his investment, and the price that a buyer is willing to pay to acquire a property in which he is particularly interested. His position was that he saw no harm in bringing about a transaction to his own advantage in which the seller received a price that he was willing to take and the buyer paid a price that he was willing to pay.
The Hearing Panel concluded that REALTOR® B had deceitfully used the guise of rendering professional service to a client in acting as a
speculator; that he had been unfaithful to the most basic principles of agency and allegiance to his client’s interest; and that he had violated Articles 1 and 4 of the Code of Ethics. •

Relationships First: Why Great Communication Is Still Our Greatest Competitive Advantage
By: Ali Marks, Broker Associate, REALTOR®, Loyd Robbins & Co.
In an industry filled with new technology, artificial intelligence, and constantly changing market conditions, one thing hasn’t changed: people remember how we made them feel.
BUILDING TRUST THROUGH EVERY INTERACTION
Whether I’m working with buyers, sellers, another REALTOR®, a lender, inspector, title company, or contractor, successful transactions rarely come down to one big moment. They are built through dozens of small interactions that create confidence and trust. Communication is one of the simplest and most effective ways we can elevate the experience for everyone involved.
COMMUNICATION CREATES CONFIDENCE
People don’t necessarily expect us to have every answer immediately. They do, however, expect us to acknowledge their questions, follow through on our commitments, and keep them informed. A quick update, even when there isn’t much to report, is often better than silence. Uncertainty creates anxiety, while communication creates confidence. Responsiveness also means more than simply answering quickly. It means setting expectations. If I know I’ll need time to research something, I say so. If I’m waiting on another party, I communicate that as well. Those small updates prevent misunderstandings and reassure everyone that the transaction is continuing to move forward.
THE VALUE OF PROACTIVE COMMUNICATION
Over time, I have become increasingly intentional about communicating before someone has to ask. A seller should never have to wonder whether a showing took place. A buyer should not be left guessing about the next step in the inspection process. Another agent should not have to follow up multiple times for an update. Proactive communication reduces stress, builds trust, and allows everyone to focus on finding solutions rather than chasing information.
PARTNERS IN EVERY TRANSACTION
Just as important is treating every industry professional as exactly that: a partner. Every lender, title representative, inspector, photographer, contractor, and fellow REALTOR® plays an important role in our customers’ experience. When we approach these relationships with respect, appreciation, and a team mindset, transactions become far more collaborative and far less adversarial.
Challenges are inevitable in real estate transactions. How we communicate during those moments often determines whether a challenge becomes a roadblock or an opportunity to work together toward a solution.
Some of the strongest customer relationships are built after the closing table. A quick check-in, answering a homeownership question months later, or connecting someone with a trusted local resource reminds customers that our relationship didn’t end when the commission check arrived. Those continued conversations often become the foundation for future referrals and repeat business.
WHAT CLIENTS REMEMBER MOST
When I look back at the feedback I’ve been for tunate to receive, the compliments are rarely about contracts or negotiations. Instead, people mention feeling heard, informed, supported, and never pressured throughout the process. They remember responsiveness, patience, attention to detail, and the reassurance of knowing someone was consistently looking out for their best interests.
Those qualities are not dependent on market conditions. They are choices we make every day. As REALTORS®, we also have the opportunity to shape how the public views our profession. Every conversation, showing, email, and interaction with another real estate professional reflects not only on our individual businesses but also on the industry as a whole.
Professionalism is contagious. When we lead with respect, transparency, and clear communication, we encourage others to do the same. Markets will continue to shift. Technology will continue to evolve. New tools will continue to change how we do business. But genuine relationships, consistent communication, and a commitment to serving others will always remain among our greatest competitive advantages.
Those are the qualities customers remember long after closing day, and they are the qualities that continue to build lasting businesses, one relationship at a time. •
Some investments last a lifetime. Others last for generations.

Opening Doors to Opportunity: Celebrating Women's Equality Day Through Homeownership and Community
By: Etta Carter, Andria Kiel & Aleyah Lopez, RASM Diversity Committee Members
Each year on August 26, Women's Equality Day recognizes the progress women have made toward greater equality and the opportunities that continue to shape stronger families, businesses, and communities.
As REALTORS®, we see those opportunities every day. One of the most meaningful is homeownership. Owning a home represents more than purchasing property. It creates stability, builds equity, supports financial independence, and provides an opportunity to build generational wealth.
WOMEN SHAPING OUR COMMUNITIES
Throughout Sarasota and Manatee Counties, women continue to shape our communities as first-time homebuyers, business owners, investors, retirees, community leaders, and volunteers. Whether purchasing a first home, downsizing into retirement, or investing for the future, homeownership continues to open doors to new opportunities and lasting security.
Women's Equality Day also reminds us that strong communities are built by people who invest in one another. Across our region, organizations work every day to remove barriers, provide support, and create opportunities for families to thrive.
SUPPORTING FAMILIES THROUGH SERVICE
One organization making a meaningful difference is Mothers Helping Mothers, a Sarasota nonprofit dedicated to improving the lives of children and families by providing essential items, educational resources, and support during times of need. Their mission reminds us that strengthening families ultimately strengthens our communities.
Recently, the RASM Community Outreach Committee supported Mothers Helping Mothers through its Diaper and Wipe Drive, demonstrating how REALTORS® can partner with local organizations to make a meaningful difference beyond the closing table. Initiatives like these reflect the spirit of service that helps create stronger communities for everyone.
CREATING LASTING IMPACT
As REALTORS®, we don't simply help people buy and sell homes. We help individuals and families build futures, invest in their communities, and create places where they belong. Women's Equality Day reminds us that when opportunities continue to expand, the benefits reach far beyond one individual. They strengthen neighborhoods, inspire future generations, and enrich the communities we proudly serve.
From a Mortgage Professional's Perspective: "Homeownership is one of the most powerful tools we have for building long-term financial security, and I've been encouraged to see more and more women taking that step with confidence. Whether they're purchasing on their own or with a partner, today's women are making informed financial decisions and investing in their futures. I've had the privilege of helping more women achieve homeownership independently than ever before, and nationally, that trend continues.
According to the National Association of REALTORS®, single women make up 20% of all homebuyers, compared to 8% for single men. Seeing more women take ownership of their financial future through homeownership has been one of the most rewarding trends I've witnessed in my career. One of the most rewarding parts of my job as a mortgage professional is helping people realize that homeownership may be more achievable than they think. Start the financing conversation early. You may be closer to homeownership than you realize," Jacy Bloom, Owner, Mortgage Broker.
DID YOU KNOW?
Women continue to play a leading role in the real estate profession. According to the National Association of REALTORS®, approximately 65% of full-time sales agents and 61% of brokers nationwide are women. Here in the Sarasota and Manatee region, women are estimated to represent more than 60% of the real estate profession, serving as REALTORS®, brokers, business leaders, and volunteers who help strengthen our industry and communities.
Organizations such as Mothers Helping Mothers continue to make a meaningful impact throughout Sarasota and Manatee Counties by providing essential items and support to families in need.
The RASM Community Outreach Committee provides members with opportunities throughout the year to make a positive impact on Sarasota and Manatee Counties through volunteer projects, donation drives, and partnerships with local nonprofit organizations. Recent initiatives have included the Mothers Helping Mothers Diaper & Wipe Drive, the Clean Up Florida Waterways event, and upcoming projects such as the School Supply Drive benefiting The Twig and the Harvest House Food Drive.
You don't have to serve on the committee to make a difference. Members are encouraged to participate in Community Outreach initiatives and support projects that strengthen the communities where we live and work.
August also includes International Day of the World's Indigenous Peoples (August 9), one of many observances highlighted on RASM's Diversity, Heritage & Cultural Observances Calendar.

The Biology of Better Conflict Resolution
By: Eva Medcroft, BlueWave Restorations and Certified Trauma-Informed Coach
REALTORS® are often brought into people’s lives during major transitions: moving, marriage, divorce, the death of a loved one, financial strain, health changes, or family conflict. These are major emotional triggers. By the time a delay, denial, inspection issue, unexpected cost, or closing concern comes up, the client may already be carrying significant stress.
THE BRAIN UNDER PRESSURE
Their stress response is biological. When people experience threatening, overwhelming, disconnected, or out-of-control situations, the nervous system can automatically, and often unknowingly, shift into fight, flight, or freeze. In that state, the brain is wired more for protection than problem-solving. Because multiple stress events can build and overwhelm the nervous system, conflict during a real estate transaction often extends beyond the immediate concern: a delayed closing, inspection issue, financing setback, unexpected cost, or difficult negotiation. Facts matter, but so does the client’s sense of safety, support, connection, and being heard.
CONFLICT IS MORE THAN COMMUNICATION
That means effective dispute resolution is more than a communication skill. It is a powerful biology hack. Without safety and connection, fight, flight, or freeze can limit access to the prefrontal cortex, the part of the brain responsible for reasoning, perspective, and problem-solving. Once that happens, the goal is not to “win” the conversation. The goal is to create enough safety and clarity for problem-solving to resume.
REGULATE YOURSELF FIRST
This starts with awareness of your own response. Do you feel tense, rushed, defensive, or pulled to overexplain? Those are cues to pause, slow down, soften your tone, and breathe. By design, especially in fight, flight, or freeze, we respond to tone and presence before words. When you regulate your own nervous system first, you become better equipped to help others regulate theirs. Staying grounded helps shift the emotional environment, lead with calm presence, and notice changes in the other person’s energy without absorbing their stress.
HELPING CLIENTS FEEL HEARD
Once grounded, you can help your client shift their state through simple coaching and NLP communication tools. Mirroring pace, tone, breathing, or body language can create a neurological “matching” that supports true connection. Through the vagus nerve, the brain, heart, and gut are constantly communicating, which is why people often sense safety, trust, or disconnection before they can explain it logically. When safe connection is established, the nervous system is more likely to move out of protection mode and back into reasoning.
For this connection, curiosity without judgment is key. Instead of assuming intent, ask what feels unclear, urgent, or at risk. Reflect back what you hear as close to verbatim as possible, without interpretation. For example: “I hear you saying _______. Is that correct?” Then pause. Allow the other person to clarify before trying to explain, correct, or solve.
Next, guide the conversation forward with focused prompts such as, “What feels most urgent?” or “What would help clarify next steps?” Avoid phrases like “calm down” or “I understand.” While often wellmeaning, they can feel condescending, dismissive, or disconnected when someone is already activated.
Language matters. Using “we” or “us” fosters collaboration and helps avoid division, defensiveness, or blame. For instance: “Let’s take a quick break and come back to this with a clearer perspective,” “Let’s make sure we’re hearing each other,” and “Let’s look at what we can do from here.”
Finally, set boundaries without escalation. For example, “Let’s take a breather and come back with a fresh approach” is better than “Don’t talk to me that way.”
TRUST IS YOUR GREATEST ASSET
How conflict is handled impacts trust, referrals, and brand reputation. When we regulate, listen, and communicate clearly, we create conditions for resolution. In relationship-based industries, that is more than good communication. It is good business. •
The ROAD to Housing Act Becomes Law. Here's Why It Matters
By: Max Brandow, RASM Vice President of Advocacy and Member Programs
For years, REALTORS® across the country have been delivering the same message to lawmakers: if we want to improve housing affordability, we have to build more homes. That message has finally resulted in one of the most significant housing victories in a generation.
Last month, the bipartisan 21st Century ROAD to Housing Act officially became law. The legislation is the culmination of nearly two years of advocacy by the National Association of REALTORS® and state and local REALTOR® associations across the country. Rather than focusing solely on helping buyers compete for the limited inventory that exists today, this legislation addresses one of the biggest causes of our housing affordability challenges by making it easier to increase the nation's housing supply.
Housing markets are local, and this law alone will not solve every challenge facing Sarasota and Manatee Counties. Decisions about land use, zoning, permitting and infrastructure will continue to be made at the local level. By aligning federal policy with local efforts to expand housing opportunities, the legislation provides important momentum for communities working to address long-term housing needs. But for the first time
in many years, federal housing policy is moving in the same direction REALTORS® have been advocating for all along.
WHAT DOES THE LAW ACTUALLY DO?
Unlike many housing bills that focus on one specific issue, the ROAD to Housing Act is a package of nearly 50 bipartisan reforms designed to remove barriers that have slowed housing construction for years.
Among the provisions that could have the biggest impact are:
Streamlining portions of the federal permitting and environmental review process that often delay residential construction.
Expanding opportunities for manufactured and modular housing by modernizing outdated federal regulations. These homes can often be built more quickly and at a lower cost than traditional sitebuilt housing.
Creating new programs to encourage communities to increase housing production and update local planning policies that unnecessarily restrict new housing.
Expanding financing opportunities for small-dollar mortgages, helping lenders better serve buyers purchasing lower-priced homes. This is particularly important in many rural communities and older neighborhoods where financing options have become increasingly limited.
Strengthening financing tools that support affordable housing development and community investment.
Improving Veterans Affairs housing programs and increasing transparency so veterans can better understand and compare their financing options before purchasing a home.
The legislation also includes provisions intended to limit the ability of the nation's largest institutional investors to continue accumulating large portfolios of single-family homes, helping individual homebuyers compete more fairly in the marketplace.
WHAT DOES THIS MEAN FOR REALTORS®?
For REALTORS®, this legislation will not change how you practice real estate tomorrow morning. Instead, it has the potential to improve the market your clients will be navigating over the coming years.
More housing construction means more inventory and choices for buyers. More choices reduce the pressure that has driven bidding wars and rapid price appreciation over the past several years. Expanded financing options could open the door for buyers who have struggled to obtain mortgages for lower-priced homes.
Modernizing manufactured housing could create additional attainable housing opportunities in communities where workforce housing remains in short supply. And by reducing unnecessary delays in the development process, builders can often deliver homes to the market faster and at lower overall costs.
None of these reforms are silver bullets. Mortgage rates, insurance costs, labor shortages and infrastructure constraints will continue to influence housing affordability. But every one of these changes moves the conversation in the right direction.
WHY THIS MATTERS HERE AT HOME
The challenges that prompted this legislation are not unique to large metropolitan areas. According to our local market data, both Sarasota and Manatee Counties have seen inventory improve over the past year, giving buyers more options than they had during the height of the pandemic housing market. That is encouraging news. However, our region continues to experience long-term population growth and demand for housing across nearly every price point. And although inventory has crept up, we are still hovering around 4 months’ supply, which isn’t an oversupplied market by any stretch.
That is why RASM has consistently supported policies that encourage responsible housing production while opposing unnecessary barriers that make it more difficult, more expensive or more time consuming to build housing.
Housing affordability will continue to dominate conversations in Tallahassee, Washington and right here in our local commission chambers. Whether the discussion is infrastructure, zoning, impact fees, permitting timelines or land use, the outcome ultimately affects one thing: how many homes are available for families to buy.
ADVOCACY DELIVERS RESULTS
This legislation did not happen overnight. It resulted from thousands of meetings between REALTORS® and elected officials, years of research, countless calls for action and investments through
RPAC that helped keep housing at the forefront of the conversation.
Every REALTOR® who has attended Great American REALTOR® Days, participated in NAR Legislative Meetings, responded to a call for action or invested in RPAC played a small part in moving this conversation forward.
The work is far from over. Many of the most important housing decisions will continue to be made by our city commissions and county commissions here in Sarasota and Manatee. But this legislation demonstrates what can happen when REALTORS® speak with one voice.
Housing affordability begins with housing availability.
If we want homeownership to remain within reach for the next generation, we must continue supporting policies that make it possible to build the homes our communities need. •
June 2026 Real Estate Market Report: Sales Accelerate Across All Segments as Inventory Continues
to Shrink
By: Brandon Gay, RASM Communications Director
The REALTOR®
Association of Sarasota and Manatee (RASM) has released its June 2026 real estate market report, showing broad-based sales growth, sharply tightening inventory and a widening gap between single-family and condo pricing trends across Sarasota and Manatee counties.
Closed sales increased year-over-year in all four major market segments, with gains ranging from 11.2 percent to 26.2 percent. New pending sales also increased across every county and property type, indicating that buyer demand accelerated heading into the peak of summer.
At the same time, active inventory declined by double digits in all four segments, ranging from a 12.1 percent decline in Sarasota County condos to a 27.4 percent decline in Sarasota County single-family homes. Months supply fell considerably from June 2025 in every segment, pushing both single-family markets down to 4.1 months, further below the level traditionally associated with a balanced market. Condo and townhome buyers continued to have more options, although available supply also tightened substantially in that segment.
Prices told two different stories depending on property type rather than county. Median single-family prices climbed in both Sarasota and Manatee counties, while median condo and townhome prices declined in both counties. Sellers also closed the gap with their original asking prices, with the median percent of original list price received rising year-over-year in three of the four segments, a sign that competition for wellpriced homes has intensified.
“June was one of the clearest signals yet that buyers who had been waiting on the sidelines are moving forward,” said David Crawford, 2026 RASM President and Broker/Owner of Catalist Realty. “Sales grew across every segment we track, and sellers who priced their homes appropriately were rewarded with faster contracts and stronger offers. At the same time, the growing divide between single-family and condo pricing shows just how important it is to understand the dynamics of each property type before making a decision.”
KEY TRENDS IN SARASOTA/MANATEE JUNE 2026:
Sales Growth Accelerated: Closed sales rose across all four market segments, led by a substantial increase in Manatee County single-family homes. New pending sales also increased in every segment, led by a strong jump in Sarasota County condos, pointing to continued momentum ahead.
Inventory Tightened Further: Active listings decreased across every county and property type for the second consecutive month. The largest decline occurred in Sarasota County’s single-family market, pushing months supply to its lowest level in years.
Prices Diverged by Property Type: Median single-family prices rose in both Sarasota and Manatee counties, while median condo and townhome prices fell in both counties. This underscores the importance of viewing singlefamily homes and condos as distinct markets rather than relying on one overall regional trend.
SINGLE-FAMILY
In Sarasota County, 805 single-family homes sold in June, an increase of 15.2 percent compared to June 2025. The median sale price increased 8.2 percent to $492,450, while the average sale price rose 5.7 percent to $732,527. Cash purchases represented 39.0 percent of closed sales, up from 35.8 percent a year earlier. Sellers received a median of 94.4 percent of their original list price, compared to 92.2 percent one year earlier.
Buyer activity remained strong, with new pending sales increasing 4.1 percent to 686, while new listings declined 6.5 percent, contributing to the continued drop in available inventory.
Active listings fell 27.4 percent to 2,870 homes, reducing months supply from 6.3 months in June 2025 to 4.1 months in June 2026. Homes spent a median of 47 days on the market before going under contract and 89 days from listing to closing, both notably shorter than last year.
In Manatee County, single-family closed sales increased 26.2 percent to 890 transactions, the largest year-over-year gain of any segment this month. The median sale price rose 11.4 percent to $490,000, while the average sale price increased 11.2 percent to $648,560. Cash sales represented 25.2 percent of closed sales, down from 28.9 percent a year earlier. Sellers received a median of 95.8 percent of their original list price, up from 94.3 percent in June 2025.
New pending sales increased 22.8 percent to 716, providing a positive indicator for future closings. New listings rose 4.9 percent to 831.
Active inventory fell 15.3 percent to 2,706 homes, while months supply declined from 5.2 months to 4.1 months. Properties spent a median of 45 days on the market before going under contract and approximately 99 days from listing to closing, both shorter than one year ago.
Growth in Manatee County was broad-based across price points. Sales between $800,000 and $899,999 more than doubled, increasing 116.0 percent, while sales between $2 million and $2.99 million increased 162.5 percent and sales between $3 million and $4.99 million increased 166.7 percent.
TOWNHOMES AND CONDOS
The Sarasota County condo and townhome market recorded 364 closed sales in June, an increase of 25.5 percent year-over-year. The median sale price declined 7.5 percent to $343,750, while the average sale price edged down 1.0 percent to $571,877. Cash buyers accounted for 59.1 percent of sales, down from 67.2 percent a year earlier. Sellers received a median of 92.0 percent of their original list price, up from 89.7 percent in June 2025.
New pending sales increased 27.4 percent to 307, while new listings rose 14.0 percent to 359. Active inventory decreased 12.1 percent to 1,959 units. Months supply declined from 8.3 months to 6.3 months, although the segment continued to offer buyers more selection than the single-family market.
Properties spent a median of 71 days on the market before going under contract, nearly unchanged from 72 days last year, and approximately 109 days from listing to closing, five days faster than a year ago.
Higher-priced condo and townhome activity increased considerably. Sarasota County recorded 45 sales of $1 million or more, an increase of 50.0 percent. Sales between $1.25 million and $1.49 million nearly tripled, increasing 175.0 percent, and sales between $2 million and $2.99 million more than doubled, increasing 140.0 percent.
In Manatee County, condo and townhome sales increased 11.2 percent to 259 transactions. The median sale price declined slightly, down 0.9 percent to $310,000, while the average sale price rose 4.7 percent to $349,674. Cash purchases represented 50.2 percent of closed sales, up from 46.4 percent a year earlier. Sellers received a median of 92.1 percent of their original list price, nearly unchanged from the previous year.
New pending sales increased 15.8 percent to 242, while new listings rose 4.6 percent to 271. Active inventory fell 18.2 percent to 1,327 units, lowering months supply to 5.7 months.
Properties spent a median of 84 days on the market before going under contract, up from 68 days last year, and approximately 123 days from listing to closing, both notably longer than a year ago
SUMMARY
The June 2026 housing market was defined by across-the-board sales growth, tightening inventory and a clear divergence in pricing between single-family homes and condos. Single-family supply tightened further in both counties, while condo and townhome buyers continued to have more selection despite that supply also declining. Median single-family prices rose in both counties even as median condo and townhome prices fell, and rising average prices across most segments show that upper-price transactions continue to shape overall market activity.
These differences reinforce the importance of reviewing housing conditions at the neighborhood, property-type and price-point levels. Buyers and sellers should work with a REALTOR® who can interpret hyper-local data, evaluate current competition and develop a strategy based on the conditions affecting a specific property.

Data Centers and Florida Real Estate: What the AI Buildout Means For Our Market
By: Jennifer Eastburn, REALTOR®, eXp Realty
Artificial intelligence runs on physical infrastructure. Every chatbot response is processed in a building filled with servers, and those buildings are being constructed at a pace commercial real estate has not seen before.
THE DATA CENTER BOOM EXPANDS
The national numbers illustrate the scale. CBRE Research reports that 2026 is on track to set a record for data center leasing, with vacancy at historic lows. JLL projects roughly 100 gigawatts of new capacity coming online between 2026 and 2030, an estimated $1.2 trillion in new real estate asset value.
Historically, this growth was concentrated in a few hubs, led by Northern Virginia, but as those markets face power and land constraints, development is spreading to new regions, including Florida. Investment has been reported in the Tampa Bay area and in several Central Florida counties. The primary constraint on new development is electricity rather than land; JLL identifies speed to power as the leading factor in site selection.
WHAT IT MEANS FOR FLORIDA REAL ESTATE
Several aspects of this trend are relevant to agents in Sarasota and Manatee counties. Utility costs have become part of the national conversation. In some regions, regulators and consumer advocates have raised concerns about grid costs being passed on to households. In May 2026, Florida enacted Senate Bill 484, which requires hyperscale data centers and other large-load customers to pay the full cost of the infrastructure needed to serve them, rather than shifting those costs to residential ratepayers. The Florida Public Service Commission has approved a large-load rate structure for Florida Power & Light.
LAND, POWER, AND LOCAL PLANNING
Land markets can also be affected. In established data center regions, acreage near available transmission capacity has sold at prices well above what agricultural or residential development would support. Agents who work with rural or transitional land may encounter this dynamic as Florida activity develops.
Local governments retain a central role. SB 484 preserved local zoning authority, so decisions about
where facilities may be located rest with county and municipal governments, and around the country these proposals have drawn a range of responses. On the benefits side, supporters cite construction employment, permanent technical jobs, and property tax revenue generated without comparable demands on schools and other services. The Consumer Energy Alliance, an industry-supported group, estimates that a one-gigawatt data center can create more than 45,000 temporary jobs, 5,000 permanent jobs, and over $400 million annually in state and local taxes.
BALANCING GROWTH AND COMMUNITY CONCERNS
On the other side, residents near proposed sites in several states have raised concerns about noise from cooling systems and backup generators, lighting, water use, and construction traffic. Research on effects on nearby home values remains limited, and outcomes vary by location. Some states have proposed moratoriums or new rate structures while these questions are studied, according to Stateline. These issues are typically addressed through public hearings and comprehensive plan amendments.
CLOSER TO HOME
There are currently no hyperscale data center campuses in Sarasota or Manatee counties. The closest activity is in neighboring DeSoto County, where a developer has received initial rezoning for a data center at a decommissioned power plant near Arcadia and has proposed a much larger multi-phase expansion that remains under county review, according to Suncoast Searchlight. Whether that project proceeds will depend on power availability, land economics, and local government decisions. For agents, the takeaway is awareness: clients are reading about this topic, and its fundamentals of power, land, and zoning are familiar ground for our profession. •
Global Perspectives from NAR’s 2026 Legislative Meetings
By: Samira Easton, Broker Associate, Premier Sotheby’s International Realty, 2026 NAR CIPS Advisory Board Member
The 2026 REALTORS®
Legislative Meetings, held June 13–18, 2026, in Washington, D.C., brought together REALTORS®, lawmakers, and industry leaders from across the United States and around the world. In addition to advocating for real estate policy, the meetings featured discussions on international business, immigration, investment, and emerging trends that affect REALTORS® and their clients in an increasingly global marketplace.
STRENGTHENING GLOBAL LEADERSHIP
As a 2026 CIPS Advisory Board Member, former NAR Global Ambassador, and Certified International Property Specialist (CIPS) Instructor, I was honored to participate in discussions that continue to strengthen international collaboration and expand global opportunities for REALTORS®.
EXPANDING THE CIPS NETWORK
The Certified International Property Specialist (CIPS) Advisory Board celebrated the continued growth of the designation, which now includes 2,847 active CIPS designees worldwide, including 650 international designees. During 2026, 191 new designees earned the credential, including 32 international members, while 29 CIPS Institutes, including four international Institutes, are scheduled throughout the year. Members also received updates on enhanced benefits, including expanded marketing resources, monthly CIPS Mentor Sessions, Global Perspectives educational content, and improvements to The Hub, NAR’s online collaboration platform.
The Global Alliances Advisory Board welcomed updates from Regional Coordinators representing markets around the world, while the Global Business & Alliances Committee explored strategies for strengthening international partnerships and expanding opportunities for REALTORS®.
LEARNING FROM GLOBAL SUCCESS
One of the highlights of the week was the Global Business Councils Forum, where local associations shared innovative strategies for growing international business. A keynote presentation by Teresa King Kinney, CEO of the MIAMI Association of REALTORS®, titled Building a Global Real Estate Dynasty, chronicled the organization’s transformation from its first international partnership in 1996 into one of the world’s premier global real estate networks. Her presentation emphasized the importance of leadership, strategic vision, market intelligence, education, and cultivating long-term international relationships to create lasting value for members and their clients.
informative session was presented by Russell Riggs, Senior Policy Representative at the National Association of REALTORS®, who reviewed federal immigration and investment policies impacting real estate. His presentation included updates on the EB-5 Immigrant Investor Program, proposed legislation to expand EB-5 investment for residential housing, the H-2B Temporary Worker Visa Program, and emerging proposals such as the Gold Card and Platinum Card visa initiatives. He also discussed increasing federal and state attention to foreign property ownership and investment, issues that continue to influence international real estate.
The meetings concluded with the annual CIPS Networking Reception, where REALTORS® from around the world gathered to exchange ideas, strengthen professional relationships, and celebrate the continued growth of NAR’s global community.
A GLOBAL PERSPECTIVE FOR EVERY REALTOR®
Whether serving local buyers and sellers or clients with international connections, today’s REALTORS® benefit from understanding the global forces shaping our industry. NAR’s Global programs and the CIPS designation continue to provide the education, relationships, and resources needed to help REALTORS® succeed in an increasingly interconnected marketplace. •

Don’t Let Insurance Delay Your Closing: Common Issues Every REALTOR® Should Watch For
By: Jasmin Dakkak, Managing Partner, AutoLife Insurance Group
In today’s Florida real estate market, getting a property under contract is only part of the journey. One of the most overlooked and often last-minute obstacles to a successful closing is homeowners insurance. As insurance requirements continue to evolve, waiting until the final days before closing to secure coverage can create unnecessary stress, unexpected costs, or even jeopardize the transaction. The good news is that many of these challenges can be identified early with the right planning.
ROOF CONDITION MATTERS
One of the biggest factors affecting insurability is the age and condition of the roof. Many insurance carriers have stricter underwriting guidelines for older roofs, even if they aren’t leaking. Encouraging buyers to obtain an insurance quote early in the inspection period can help uncover any concerns before they become a closing day surprise.
UNDERSTANDING FOUR-POINT INSPECTIONS
Another important consideration is the four-point inspection. Older homes may require this inspection to evaluate the roof, electrical, plumbing, and HVAC systems. Issues such as outdated electrical panels or aging plumbing can impact insurance eligibility or require repairs before coverage is approved.
DON'T OVERLOOK FLOOD INSURANCE
Flood insurance is another topic that deserves attention. If you live in Florida, you live in a flood zone, either preferred or standard. Even properties outside designated flood zones can experience flooding, and General homeowners' insurance policies do not cover flood damages. Yet many homeowners are surprised at claim time. Helping buyers understand their flood insurance options early allows them to make informed financial decisions before closing, and protect REALTORS® from liability when they say you don't need flood insurance or you do not live in a flood zone. Wind mitigation features can also play a significant role. Homes with impact-resistant windows, hurricane
shutters, reinforced roof connections, or newer roofing systems may qualify for valuable insurance discounts. Having a wind mitigation inspection available can provide buyers with a clearer picture of their future insurance costs.
Finally, it’s important to remember that every insurance company evaluates risk differently. A property declined by one carrier may be acceptable to another, making it beneficial to work with an independent insurance agency that can compare multiple carriers and identify the best solution for each home.
PROACTIVE COMMUNICATION PREVENTS DELAYS
For REALTORS®, proactive communication is one of the most valuable tools in ensuring a smooth transaction. Encouraging buyers to begin the insurance process shortly after going under contract, not days before closing, can help prevent delays, reduce surprises, and create a better overall experience for everyone involved.
A TRUSTED INSURANCE PARTNER
At AutoLife Insurance Group, we are proud to partner with REALTORS® throughout Sarasota and Manatee counties by providing timely insurance guidance, reviewing potential concerns early in the transaction, and helping buyers secure the coverage they need with confidence. Together, we can make the path to closing smoother, more predictable, and less stressful for our clients! •

Don't Let Your Real Estate License Expire: Understanding Florida's Education Requirements
By: Denise Ricciotti, RASM Professional Development Director
One of the easiest ways to avoid unnecessary stress during your license renewal is to understand what education is required and when it needs to be completed.
IS THIS YOUR FIRST RENEWAL?
If this is your first license renewal, Florida sales associates must complete 45 hours of Post-Licensing education before their license expiration date. Brokers must complete 60 hours of Broker Post-Licensing. Failure to complete this requirement before your renewal deadline will result in your license becoming null and void, meaning you must start the licensing process over from the beginning.
RENEWING AFTER YOUR FIRST CYCLE
Once you've completed your first renewal, you'll move into Florida's standard 24-month licensing cycle. Real estate licenses renew every two years, with expiration dates falling on either March 31 or September 30, depending on when your license was originally issued.
For each renewal cycle, you'll need to complete 14 hours of Florida Real Estate Commission (FREC)approved Continuing Education, which includes:
3 hours of Core Law
3 hours of Ethics & Business Practices
8 hours of Specialty Education
COMPLETE YOUR REQUIREMENTS AT RASM
If your license renewal is approaching and you still need your Continuing Education, RASM has you covered.
