The Collective [Academic] Mixed-use Residential

Location 788-798 Dundas Street W, Toronto, Ontario Size Programs AutoCad, SketchUp, Photoshop, Illustrator

The collective is an urban regeneration project located at an infill lot bordering Alexandra Park, Trinity Bellwoods and Kensington. Its aims are to produce collaborative spaces in the Alexandra Park neighbourhood that can generate a sense of community, pique the interest of the public realm and provide all neighbourhood residents with opportunity for advancement, employment and convenience through multi-level income housing. An integration of opportunistic, inclusive and adaptable agencies that offer rehabilitation and advancement are catalysts in the urban renewal. By activating vacant lots with such processes, interest is generated amongst residents and the public realm, encouraging economic activity and increased resident wellbeing.

NO PUBLIC ACCESS PUBLIC INTERIOR

Predominately residential with few public interiors; boundaries created through visual, physical and mental barriers create a sense of isolation and lack of community. /05.4 site conditions and boundaries mapping

RETAIL CHAINS SMALL BUSINESS GOVERNMENT ORGANIZATIONS DETERIORATED RESIDENCE AND ABANDONED STORE FRONTS

/05.5 economic prosperity mapping

An economically prosperous neighborhood is dictated by its quality of living along with its capability to support local businesses through engagement. Larger context of the site shows an excess of abandoned, deteriorated structures with many small businesses and little engagement.

EDUCATION SUPPORT AND REHABILITATION POTENTIAL EMPLOYMENT OPPORTUNITIES

Lacking varied types of employment, facilities for advancement and multilevel income housing; the possibility for personal enrichment and advancement through employment, rehabilitation and other resources are sparse.

/05.7 design strategy By preserving the bulk of the existing front facade, The Collective blends uninterruptedly within the streetscape while the carved out entry into the courtyard seamlessly integrates and invites the public realm into the structure. A partial mesh wall covers a portion of the facade to provide privacy for residents while allowing sunlight to penetrate through the crevices. The enveloped courtyard invites community congregation while providing the public access to event spaces, retail and leisurely activity while a rooftop terrace allows the community and residents additional employment opportunity and a space to gather and congregate in a semi-private manner.

Mixed-use Residential, Commercial

Location 617-619 Queen Street W, Toronto, Ontario Size 280 sqft Programs AutoCAD, Sketchup, Photoshop

Shops on Queen housing units are prefabricated economical modules that utilize inexpensive materials and sustainable systems. Aimed to provide entrepreneurial opportunity and independence for young artisans and designers, the units provide residents exposure through store front vistas in a prime shopping and design district otherwise unaffordable to young professionals. Easily transformed between living, working and entertaining functionalities, the unit can serve many purposes while simultaneously accommodating two individuals performing different tasks. The units can be free-standing, stacked or placed in rows to create a community of live/work spaces. Once clustered together, the site can contain community gardens and shared courtyards for public and private interaction.
