Newsom as “Prohousing”, making it a funding and resource priority during a statewide acceleration effort of housing development. The announcement comes as California seeks to construct 2.5 million new homes by 2030. Of that, at least one million are set to house lower-income residents. The designation rewards communities that have shown a commitment to reducing construction obstacles; rewarding them with exclusive access to grants and infrastructure funding by the Department of Housing and Community Development

amid this development mission. According to a news release, Santa Monica proved these qualities in several instances such as identifying sites for 13,600 new housing units, eliminating parking requirements for residential development, ministerially approving ADUs and junior accessory dwelling units regardless of size

and providing financial assistance for new construction of affordable rental housing. “We need to aggressively build more housing to support Californians,” said Newsom in a statement. “Prohousing cities move to the front of the line when it comes to incentives, funding and other state resources. It’s critical for more communities

to join in this distinction and build their fair share of housing.” On Jan. 23, HCD announced a Notice of Funding Availability for the second round of the Prohousing Incentive Program. Prohousing jurisdictions have until March 15 to apply for a piece of the $9.5 million available in that round.

Smorgasburg Vendor to Open Kava Nectar Bar in Santa Monica Kava Nectar Is Made from Natural Roots of the Kava Plant By Zach Armstrong Kavahana, a permanent vendor at wellknown food event Smorgasburg, will hold the grand opening for its inaugural retail location which it describes as the first-ofits-kind “kava nectar bar.” The event will take place at 306 Pico Blvd. Santa Monica on Feb. 10 from Noon to 11 p.m. The brick & mortar spot will continue focusing on Kava nectar, a non-alcoholic drink originally conceived by its founders. The beverage is made from natural roots of the kava plant grown in Hawaii and the

South Pacific. Co-Founder Neil Bhatia compares it to matcha due to its premium and smooth texture. He went on to describe it as a new type of food inspired by original Kava drinks found in places such as Fiji. “With our new Santa Monica location, we aspire to become a vital part of both the local community and the greater Los Angeles area, establishing ourselves as a leading destination for non-alcoholic social gatherings and a beacon for those seeking a unique and inclusive social experience.” said Bhatia in a statement. Hannah Wilen, co-founder of Kavahana, held the vision to infuse traditional earthy and peppery notes of kava nectar with various flavor combinations. Santa Monica Architects for a Responsible Tomorrow

We are watching the sunset of our historical and cultural American dream of home ownership as we now are crossing over what was a welcome mat of opportunity to a lifetime of indentured tenancy for many citizens. Pride in homeownership and economic independence have always been deeply ingrained in the American culture, symbolizing financial stability, security, and a sense of belonging. However, many modern socioeconomic factors have made homeownership more fleeting, distant, and, for many, more impossible than ever. 1. Economic Hurdles: The soaring cost of real estate and inflationary factors. Rapidly escalating property values and low wage growth have created a vast and insurmountable affordability gap. The rising cost of living, student loan debt burdens, and increasing income inequality compound the economic challenges, leaving many aspiring homeowners needing more ability to accumulate the necessary funds for a down payment. 2. Mortgage Market Complexities: The intricacies of the mortgage market present another formidable barrier to homeownership. Stringent lending criteria and rising credit score requirements, amongst other factors, exclude a considerable portion of the population from securing a mortgage. Variable interest rates in the changing market are difficult to predict and add a layer of uncertainty, making it challenging for potential buyers to plan and budget effectively. 3. Urbanization and Housing Supply: The trend toward urbanization has increased housing demand in metropolitan areas. The current housing supply has triggered a surge in property prices. This imbalance between supply and demand has disproportionately impacted first-time homebuyers, pushing them further away from achieving homeownership and forcing some to relocate out of state. 4. Wall Street and Investment corporations: Corporate investment funds have capitalized on this shift by turning residential properties into lucrative commodities. Large-scale investors swoop in, buying vast quantities of homes and converting them into rental properties. This concentration of ownership leads to an enlarging of a rental market where individuals have limited competitive purchase or bargaining power and, as a result, find themselves subject to the whims of distant landlords more concerned with profit margins than the well-being of their tenants. This trend draws disturbing parallels to a new indentured servitude controlled and manipulated by Wall Street and investment corporations. In the past, indentured

servitude involved individuals bound to a specific employer under contractual obligations for a set period. In the modern context, the metaphorical shackles are financial, with Americans being tethered to landlords and large corporations. The opportunities of homeownership have, in a growing number of cases, transformed into converted ownership of shares and investment pools. This distorts and manipulates the original core of American values and capitalism, leaving the ordinary working man and middle class with few options for achieving housing ownership and independence. Economists have named this trend “neofeudalism.” A core characteristic is that the masses no longer “own” assets (real property and other assets) but rather “rent” them. This is apparent when neo-feudal sovereigns are those who, while not kings or emperors, still hold an equivalent power in a modern sense (large Corporations and Ultra-Wealthy Individuals) and largely monopolize the marketplace. This disturbing trend of monopolizing and controlling investment in the housing market must be taxed and regulated reasonably to help provide equal opportunities for aspiring homeowners. But this is just a part of the big picture. 5. Socioeconomic Disparities: Historically, socioeconomic disparities have played a pivotal role in shaping the landscape of homeownership. Historical injustices, such as redlining and discriminatory lending practices, have perpetuated disparities in wealth and homeownership rates among different racial and ethnic groups. Wage growth is not even remotely near home pricing growth, so the widening gap in living wages exacerbates the issue. 6. Purchasing Ability: It is not only the housing supply that affects pricing but, in many cases, is connected with individual purchasing ability. For example, large lender-required down payments are being supplied by either family members who have accumulated savings or have refinanced the equity in their homes, making it possible for a particular segment of the populace to “afford” housing despite the pricing. This is another factor that supports an increase in home prices, which also reflects a movement towards gentrification by new, wealthier residents. Focusing on housing affordability, pricing, and availability alone will not solve income inequality. While affordable housing initiatives sound good on the surface and can help, our society, to function in socioeconomic balance, needs to address the root causes of income inequality and the cost of living, such as corporate and Wall Street greed focused on profitability above all else as their inalienable right; also the impacts of increasing costs and burdens for smaller family-run businesses that are unable to compete effectively, thereby reducing local family spendable income.

7. Policy Implications: Government policies profoundly impact the housing market. Reforms in zoning regulations, tax incentives (or disincentives, as the case may be), and affordable housing initiatives are necessary to create an environment that fosters homeownership for a broader spectrum of the population. Local, State, and Federal governments must work together to create a fair and balanced home act, providing affordable rental housing and options for homeownership opportunities. This also requires a locally coordinated, multi-faceted approach that promotes equitable access to a wider variety of housing opportunities for those who own a home in their community. In a recent analysis by the National Association of Realtors, the median age of American homebuyers has reached a new high of 49 years, marking a significant shift from 1981 when the average age of a homebuyer was just 29 years old. This upward trend reflects the mounting challenges younger generations face, including escalating college expenses, increased cost of living, and unstable job markets. Particularly striking is the shift in the age of first-time buyers, now averaging 35 years, an increase from 31 years in 2013 and 29 in 1981. The National Association of Realtors

attributes this change to stricter credit conditions and a limited housing inventory, which has, in turn, been a contributing factor driving up the prices of homes. Here is a dismal factoid of how Santa Monica stacks up in the US: The current US homeownership rate is 66%, and California has the second lowest ownership rate, 55.3% (only NY is lower than us at 53.9%). Homeownership in Santa Monica, meanwhile, is a pitiful 28.9%, or less than half the national average. In conclusion, once attainable for a broad cross-section of society, the American

Dream of homeownership has become an elusive goal for many. Economic challenges, complexities in the mortgage market, urbanization pressures, socioeconomic disparities, and policy shortcomings collectively contribute to the formidable obstacles that individuals face in realizing this dream. Addressing these challenges requires a comprehensive and collaborative effort from policymakers, industry stakeholders, and the broader community to create a more inclusive and accessible path to homeownership in the 21st century. Santa Monica Pier Calling for Love Story Submissions for the Month of Love The Stories Will be Compiled and Shared on its Website By Zach Armstrong Where did you meet your soulmate? Where did you realize they were the one? Where did you propose to them? For many, these questions point to the bustling and oftentimes romantic Santa Monica Pier. The Pier is calling for submissions of Pierside love stories to celebrate Valentine’s Day to compile and share on its official website and social media pages throughout the Month of Love. The submissions can be anything from a first date to a cute holding hands story to sharing an ice cream cone. A previous submission from a woman named Jessica wrote “In the summer of 2017, in a record-breaking Twilight crowd, I managed to get onto the pier for the Khalid concert, where I would meet my current boyfriend. We both attended the show alone and managed to find one another in the beer garden. Well, he managed to find me. He started off with a line, something cute,

and politely asked if I wanted to hang out with him during the show. I agreed, and it was the start of something lovely that grew

into something life-changing. Dear Pier, thank you for the meet-cute, I am forever smitten.”

Female-Owned Whiskey Brand by Santa Monica Locals Finds Its Way in L.A. Restaurants Cassia, Lunetta, Gold-Diggers, Esters Wine Shop, Local Kitchen & Wine Bar and Roadrunner Spirits. Anna and Wendelin’s journey to become whiskey entrepreneurs originated during their career in the entertainment, music and film industry. As they traveled around the world, they indulged in various high quality whiskey brands. However, the predominantly male-appeal given off from them was unquestionable. Once Covid-19 brought the entertainment business to a halt, the pair seized the opportunity to pivot to their passions and began creating their own blend of the classic drink. “We wanted to create something that fits our lifestyle,” said Axster. “Something to consume in versatile ways. Something with different serve strategies. Something that can be consumed neat or on the rocks. Something that works as a shot and is not too heavy or syrupy. Something that works as a cocktail. Something that steers away from the idea that whiskey has to be high proof.” Several obstacles and cumbersome experiences were endured by the founders while launching the brand. For example, the

male-oriented drink and, consequently, Cassia, Lunetta, usually presented with a male aesthetic. This made an idea start brewing for Santa Gold-Diggers and Monica locals Anna Axster and Wendelin von Schroder (also cousins) to break the Esters Wine Shop mold. Lodestar Whiskey, launched by the Are Among Those female duo in 2023, blends straight highrye bourbon and American single malt Carrying the Brand whiskey to include notes of caramel, citrus and warm baking spice. licensing process can be more tedious than one might expect. And because whiskey includes an aging process, it’s difficult for entrepreneurs to secure funding to navigate the supply chain. Luckily for Anna and Wendelin, these troubles were untangled with the help of Distill Ventures; an accelerator backed by multinational alcoholic beverage company Diageo whose brands include Guinness, Smirnoff, Baileys liqueur and Captain Morgan rum. Another barrier to growing a liquor brand is how crowded the space can feel. For Anna and Wendelin, the key is focusing on their own story while staying true to a mission of building and connecting a solid community. “We set out to create something that would represent the people around us … staying true to that has always been a guide in anything we do.” said von Schroder. “We’re out there ourselves, meeting bar directors and bartenders and beverage directors in the community and making those connections to figure out how we can support each other.”

Black History Greens Festival to Honor Civil Rights Champion Attendees can engage in cooking demonstrations, book readings and dance performances Santa Monica, in collaboration with the Black Santa Monica Community Group, is set to host the 9th annual Black History Greens Festival—a free community celebration aligning with the city’s Black History Month events. This year’s festival will honor Lloyd Allen, a significant local figure and former commissioner, Santa Monica business owner, and civil rights champion. Having recently celebrated his 103rd birthday, Allen holds the distinction of being the first Black member of the Santa Monica Rotary Club and the Santa Monica Recreation and Parks Commission. He played a pivotal role in establishing Virginia Avenue Park. The event, themed “Acknowledging the Past, Living in the Present, Building for the

Future,” will occur on Saturday, Feb. 24, from 10 a.m. to 2 p.m. at Virginia Avenue Park. Breakaway Cafe and Coucou to Expand: New Locations Coming to Venice and West Hollywood Breakaway Cafe to Open a Window Space, Coucou Sets Its Sights on West Hollywood 2024 is bringing exciting news for fans of Breakaway Cafe, located in Culver City,

and Coucou in Venice. Very exciting news indeed for other parts of the city. Breakaway Cafe announced on December 1 that they will be opening a second location in Venice on Westminster. When I spoke with co-owner Zach Bayse recently, he was excited to confirm that the new location will be a window where the quietly popular Breakaway Cafe can sell its wonderful and tasty breakfast and lunch items, including its delicious breakfast burrito and sandwiches. The exact details of the new menu

have not been announced as yet, but Nick Bayse’s chef skills will no doubt give the people of Venice some breakfast food to look forward to. Coucou, which was recently included in the Infatuation’s Best Date Night Restaurants list, will open a new West Hollywood location at 9045 Santa Monica Boulevard. Owners Hayley and Jesse Feldman confirmed this on the restaurant’s Instagram. This Parisian-style bistro is known for its excellent cocktail program and its very

French ambiance and menu. It’s got a Martini Mondays menu, with the Burger Americaine and French onion soup that warms up a traditionally quiet day of the week. The restaurant stated that the space in West Hollywood has a larger kitchen and enclosed outdoor patio and that they will be introducing some new dishes to the Coucou WeHo menu and asked patrons for suggestions. It’s exciting to see what they can do with more space and chef Jacob Wetherington’s skills.

Matthew Hallock has been appointed as the new chief of the Santa Monica Fire Department. His official start date is scheduled for Feb. 12, with an annual salary of $303,588. Hallock, previously serving as the fire chief in Monterey Park since 2020, brings 24 years of experience in public safety and emergency response. Hallock’s career in fire service began in 1994 as a reserve firefighter, and he later returned in 2002, steadily climbing the ranks. In addition to his public sector experience, he spent four years as an emergency preparedness planner at Southern California Edison, according to a post from the City of Santa Monica. Notably, he led the Monterey Park Fire Department through the challenges of the COVID-19 pandemic and the tragic shooting at the Star Ballroom Dance Studio. Expressing gratitude for the opportunity, Hallock said in the release, “Santa Monica is known for its commitment to community safety, and I am honored to have the opportunity to lead the exceptional Fire Department team.” Hallock holds a master’s degree in public policy and administration from California State University, Long Beach, and is a graduate of the Executive Fire Officer program through the U.S. Fire Administration’s National Fire Academy.
