EXCLUSIVE INTERVIEW: Batter

Up with Carter Anderson at the Big Pancake Breakfast

It was all smiles, syrup, and sports at the Modoc County Little League Pancake Breakfast, hosted by the Modoc County Sheriff’s Office and a local business. Players packed the field opening weekend for a morning full of good food, friendly faces, and team pride.

We caught up with Carter Anderson— almost 7 years old and already a name to know in Little League—for the inside scoop on breakfast favorites, cool uniforms,

and what it’s like to swing big for Big Dog Electric.

Q: What did you eat for breakfast at the big pancake party? Did you like the pancakes or the sausages more?

Carter: The food is always so, so good! Those guys make the best sausage—I can’t argue that.

Q: Did you meet any police officers? What were they like?

Carter: I talked to a lot of guys in uniforms who were all nice. One

guy asked about my team and then said I was on the cool team.

Q: What team do you play on in Little League?

Carter: I’m on Big Dog Electric in Farm League. We wear hats and shirts, but next year I want to be a Minor and wear a jersey. This year, my team is red—and I like that because my helmet is red too!

Q: What was your favorite thing about breakfast day?

Carter: Eating sausage

and pancakes with my friends at the field.

Q: What do you like most about playing Little League?

Carter: I like being up to bat. I’m a really good batter.

Big thanks to the Modoc County Sheriff’s Office and the local sponsors who made the breakfast day a home run. And to Carter—keep your eye on the ball and your helmet red. We’ll be watching!

Local Teens Restore Fallen Cross in Surprise Valley,

Just in Time for Easter

A group of local teens took it upon themselves to restore a beloved community symbol that had been damaged by recent storms — and they did it just in time for Easter.

The “Old Rugged Cross,” a well-known wooden cross that stands near the entrance to Surprise Valley along Highway 299, was blown down in heavy winds several months ago. Over the weekend, five young men — Paul, Lige, Nate, Arturo and Iina — responded to what many are calling a divine nudge,

choosing Palm Sunday to raise the cross once again. Led by their youngest helper, Elliot, who locals affectionately called the “little foreman,” the boys faced setbacks as they began work Saturday afternoon. But by Sunday, the cross stood tall once more, a welcome sight to all who enter the valley. Photos of the restoration quickly spread through the community, with many residents expressing awe and gratitude. “It touched people deeply,” said one local. “It reminded us of what matters, of being

grounded. The timing was no coincidence.”

Local business owner Cauri, of The Vault Coffee Shop, offered the boys complimentary drinks and even pledged a donation of concrete to help support the structure. Later that morning, Epi Rangel, hearing about the boys’ efforts, left a note at The Vault offering to bring his cement truck after church to ensure the cross stays secure for years to come.

“God put this on their hearts,” one parent said.

“It amazes me that they chose this weekend — the beginning of Holy Week — without realizing the symbolism. But God knew.”

A donation fund has been set up to support the boys’ efforts. Those wishing to contribute can speak with Cauri at The Vault.

In Surprise Valley, the cross is standing once more — a quiet testament to faith, community, and the next generation of young leaders willing to shoulder the load.

What does it mean to be a Lion?

What is Lionism?

We are not a political organization, and yet among our members will be found leaders of all political parties and factions.

We are not a Social Club, yet we are directed to take an active interest in the social welfare of our various communities.

We are not a welfare organization, yet over the years, in good times and bad, countless thousands of less fortunate people have been the recipients of the generosity of the Lions.

We are not a sports or recreational agency, yet thousands of boys have been thrilled with Little League programs and many other activities built around the training of the minds of bodies of our youth, both boys and girls.

We are not a religious body, yet the precepts we live by are families to the doctrines of the world’s spiritual bodies.

We are not a medical or health organization, yet our clubs have performed miracles in this wide panorama of community and individual service.

We are not an education foundation, yet thousands of students are today in schools built by Lions. We are not a United Nations, yet we are an institution of peace. Lionism, both while the world was aflame, has grown strong under the nourishment of freedom and liberty.

Come join us on the first Wednesday of the month at 6:00 pm at the Brass Rail.

Surprise Valley 4-H Communications

There were ten members of the Surprise Valley 4-H club that participated in the communications group. Members worked on Google slide presentations\ on ”How To Do”, animals, tractors, winter activities, and fashion. On March 8th, seven members went to Presentation Day in Bieber. Loren and Cory Evans, Tanner Daly, Taryn Lemonds, Harlyn,

Ethan, and Kailyn Hinton participated. Everyone from SV 4-H received a Gold or Blue pin allowing them to advance to regionals in Susanville. Ethan and Kailyn did not get to go to regionals because they were too young. On Saturday, March 29th, Cory, Loren, and Harlyn presented their presentations at Regionals in Susanville, CA. Harlyn’s presentation was on

fashion in the 1900’s, Cory’s presentation was on pronghorn antelope and Loren’s presentation was on the John Deere tractors used on the ranch. The three members from Surprise Valley qualified to continue onto the State Competition at UC Davis in May.

The Modoc Fire Safe Council (MFSC) will reopen its popular Residential Chipping Program starting June 1, helping local homeowners reduce wildfire risk during fire season. Through federal, state, and local grants, MFSC operates the program to support residents in clearing brush and vegetation that could fuel a fire. Homeowners are encouraged to create at least 100 feet of defensible space around homes and buildings, including clearing vegetation 30 to 100 feet from structures and 20 feet from roads.

Once cleared, MFSC contractors will chip the slash piles — reducing hazardous fuels — and blow the chips back onto the property. The program is open to all Modoc County homeowners at a 50% cost share. To qualify, residents must live on the property and follow safety guidelines. Piles

should be stacked with cut ends facing the road, no taller than 4 feet, and placed 5 to 6 feet from chipper access. Avoid placing piles within 10 feet of power poles or where they block roads. The chipper can handle fresh material up to 10 inches in diameter, but not roots, stumps, metal, vines, invasive plants, or construction wood.

This year’s program runs through October 31, depending on funding and weather. Homeowners are responsible for spreading chipped material and complying with environmental rules.

To apply, review the program guidelines and fill out the Residential Chipping Program Request Form, available online or by calling (530) 233-5516.

MFSC urges residents to act early. “Preparing your property can save lives,” said a council spokesperson. “This program is one step in making our community fire safe.”

California’s Job Market Shows Mixed Signals in February 2025

California’s unemployment rate stayed at 5.4% in February 2025, even though the state lost 7,500 jobs. This follows an even larger job loss of 21,400 positions in January, according to the Employment Development Department (EDD). The steady unemployment rate might be due to people leaving the workforce or finding parttime positions rather than full-time jobs.

Despite these recent losses, California’s job market has grown consistently for almost five years, driven by recovery efforts following the COVID-19 pandemic and ongoing economic diversification.

Compared to February 2024, the state has added 78,200 jobs, showing slow but steady improvement overall.

In February, fewer people were unemployed compared to January, dropping by 8,200. However, there were still 60,600 more unemployed people than at the same time last year. While some people are finding jobs, sectors like hospitality, construction,

and business services face significant challenges.

Key Statistics (February 2025): Unemployment rate: 5.4% (unchanged from January)

Nonfarm payroll jobs lost: 7,500 (January loss: 21,400)

Total jobs gained since April 2020: Over 3 million

Average monthly job growth since April 2020: 53,167

Jobs gained since February 2024: 78,200

Unemployed people compared to January: Decreased by 8,200

Unemployed compared to February 2024: Increased by 60,600

Private Education and Health Services: +18,400 jobs

Government sector: +3,600 jobs (mostly local governments)

Information

Professional and Business Services: -7,700 jobs

Leisure and Hospitality, Financial Activities, Construction: Jobs lost

Farm jobs: Decreased by 200 from January, but increased by 16,700 from last year

Unemployment benefits claims: Slightly increased from January, but lower than February 2024

New unemployment claims: Decreased month-over-month, increased year-over-year

The mixed signals in California’s economy suggest continuing uncertainty. Job seekers might find opportunities in education and healthcare, but other industries may take longer to fully recover.

The Modoc Multi-Job Life

County, holding down more than one job isn’t unusual. For many local families, it’s just how things are. Ranchers and farmers often rely on one or both partners working off the ranch to make life work. Others pick up seasonal work, freelance jobs or trades to keep income steady. That way of life, common here for decades, is now becoming more common across the country.

A recent Facebook poll in the Modoc County Rants and Raves group drew 85 responses and showed that 46% of local respondents work two jobs. Another 24% said they juggle three or more. Only 30%

said one job was enough to meet their needs. The poll asked those voting to consider side gigs too. Some said they take on extra work out of financial need, while others do it to pursue personal goals or to learn new skills. Not everyone is grinding just to pay the bills. “I have two. Not to get by, but to support my dog habit!” wrote Heidi Hall in the comments. Her reply got plenty of laughs — and probably a few nods of understanding from fellow pet lovers.

A national survey by Academized.com in March 2025 found similar trends among millennials ages 26 to 41. It showed 52% work side hustles, and one in three juggle four

or more jobs. The term “polyworking” describes this trend. While the survey focused on millennials, the pattern rings true across ages here in Modoc. The reasons behind ‘polyworking’ vary. About 31% of people in the Academized survey said they are working extra hours to save money. Another 24% said it is about doing something they enjoy or care about. Some want to build a personal brand, launch a business or gain experience that could help them later in their career.

Others said it helps them feel more in control of their schedule or offers a break from routine. But there is a downside.

Forty-two percent of respondents said working so many hours left them feeling burned out. Some said it put a strain on their relationships or made them feel less focused at their main job. Still, nearly a third said they did not see any serious downside.

What used to be seen as a short-term fix is now looking more like a longterm plan. More than half of those surveyed in the source material, 58%, said they expect to keep working multiple jobs into the future. Only a third said they prefer the traditional single-job setup.

In Modoc County, that outlook may feel familiar. Many people here have

long balanced multiple jobs, split shifts and side projects. What started as a way of life for ranching families and seasonal workers is now showing up across more corners of the community. People are stacking part-time jobs, launching side businesses or blending paid work with creative projects. The reasons vary, but the pattern is clear: juggling multiple jobs isn’t just something people here have done in the past. It’s something that the up and coming generations are choosing now, shaping how work fits into everyday life.

Assemblywoman Hadwick Applauds New Bear Plan, Pushes for Passage of Science-Based AB 1038

In response to the California Department of Fish and Wildlife’s (CDFW) release of its updated Black Bear Conservation and Management Plan, Assemblywoman Heather Hadwick (R–Alturas) is calling for swift passage of her bill, AB 1038, to align state policy with the sciencebacked conservation efforts outlined in the new plan.

“This new plan shows what my communities already know, bears are out of control in California,” said Assemblywoman Hadwick. “The Department’s new plan lays out a thoughtful, science-driven path

forward, and AB 1038 is the legislative piece that ensures we follow that path responsibly.”

The updated Black Bear Conservation and Management Plan— the first such update since 1998—estimates California is home to approximately 60,000 black bears, which is two times higher than previous estimates with the largest bear density in the world. The plan was developed using the best available science and reflects input from over 5,000 stakeholders across the state.

AB 1038, authored by Assemblywoman Hadwick, would reinforce science-based wildlife policy and provide CDFW

with the authority to allow houndsmen to use trained dogs to haze bears, keeping them away from populated areas. This approach will reduce human-wildlife conflicts in suburban and urban areas, increase public safety, and prevent further escalation of dangerous encounters. Hadwick, speaking in support of the CDFW’s updated plan and her legislation, said “AB 1038 supports a balanced approach—one that respects the role black bears play in ecosystems, reduces dangerous human-wildlife encounters, and provides opportunities for public engagement, education, and recreation.”

Sheriff Michael Fisher of Sierra County, where California’s first recorded human death caused by a black bear occurred, also stated “Black bear conflict is a massive and growing problem especially here in Sierra County, where these interactions pose serious threats to public safety and tens of thousands of dollars of property damage. Despite no increase in our county’s footprint or population, bear encounters have become more frequent and more dangerous. I thank and support Assemblywoman Hadwick for introducing AB 1038, which takes a critical step toward protecting rural communities like ours from problem bears.”

The CDFW has already begun implementing strategies to manage human/bear conflicts. However, without additional wildlife management tools that AB 1038 would provide, Hadwick warns that the Department’s efforts could fall short.

“AB 1038 puts the Department’s plan to reduce human/bear conflict and improve public safety into action,” said Hadwick. AB 1038 is scheduled for its first committee hearing later this month on April 29th.

Jay Nelson was found dead on his estate in Southern California on February 19, 2025. The Inyo County Coroner determined that foul play did not contribute to his death.

Jay was born in Pocatello, Idaho on November 30, 1949. He migrated with his family to Modoc in 1950 where his paternal great grandparents, the Everly’s, had homesteaded on the Westside of Goose Lake in the late 1800s. In 1951 the Nelson family established residence in Davis Creek. Jay’s father worked for Southern Pacific Transportation Company on the Lakeview line and his mother worked as Davis Creek’s Public Librarian and janitor for the Davis Creek grammar school until it closed in 1965; she then went to work as a meter reader for Surprise Valley Electric Corp.

Jay was extremely creative and inventive as a youth but had a bit of trouble adjusting to the strict control and regimentation of the public school environment. During

the Astrodome in Texas and at the NASA launch facility in Florida. Jay eventually settled in southern Texas and established an underwater salvage business operating in the Gulf of Mexico. However, that business was destroyed when a gulf storm sunk his barge and demolished his equipment. He then went back to school and became a

Jay’s high school years he excelled in track and set records for the mile and two mile that stood for many years at Modoc High School. He left high school late in his senior year and joined the Army (where I’m sure he learned how to deal with strict regimentation). After basic training and AIT he spent a short period in Germany and was then shipped to Viet Nam.

In 1970 he began his second tour in Viet Nam and that tour was cut short when he was injured by mortar fire while working as a Forward Observer for an artillery unit. After recuperating in Japan, he returned to the states and moved back to Modoc for a brief period. However, he was tormented by his involvement in a tragic accident that took the life of one of his friends, therefore he hit the road and traveled throughout the United States taking jobs as a welder/ fabricator on

his estate not far from Death Valley in 2014 but continued to work on various wind and solar projects in southern California. Jay was preceded in death by his parents Lyle and Betty Nelson and is survived by his sister Elsie Burke and brother Terry Nelson.

RISE-MESA with UC Davis Institute of the Environment

On Wednesday afternoon, March 5, 2025, thirty-three Modoc County middle and high school youth in RISEMESA completed a twohour session about STEM careers. That second learning event was held at the Modoc College Center in Alturas. Facilitators from UC Davis brought “Systems Thinking and Steps Toward Creating Systemic Change” to Modoc and Surprise Valley Joint students as part of the North State California Jobs First initiative and the Strong Workforce Program.

In February, UC Davis facilitators led the youth in “Thinking Spatially about Community through Participatory Modeling/ Mapping”. During that impact training, student teams highlighted their areas of concern and developed a Statement of Change. Part two in March expanded their perspectives on making meaningful community change in an interactive workshop. Part three will be in August with teams of youth presenting conference workshops at CSU, Chico.

Guided by graduate student Paul Ronevich ,with support from geographer Dr. Alyssa

Nelson, the large group learned to analyze systemic issues and brainstorm ways to address health, social, environmental and education problems. Students focused on issues pertinent to their lives and experiences in Modoc County. Ronevich said, “I’m really impressed at how the youth engaged in the training and brainstormed interesting ways to attack systemic problems and make their community better. I’m excited to see how they envision bringing these plans to life and having an impact.”

Ronevich is a Graduate Student Researcher, Masters student in the UC Davis Environmental Policy and Management program, and incoming PhD student in Geography. He previously taught high school and middle school environmental science for 16 years. His motivation for grad school is implementing changes to policy to help add incentives to increase environmental efforts.

Jobs First and the Strong Workforce Program aim to empower our Modoc County youth to take action in their communities to help shape

the vision they want in their region. Youth often have a vision for change they want to see in their community, and these trainings help them in creating plans for action.

Co-organizer Nelson said, “I was so happy to work with such an enthusiastic group and see their creativity and passions come out trying something new. RISE and MESA adults have clearly created a safe, nurturing group space for their youth participants to be themselves and to grow. Collaborating with the staff ahead of time to design the workshops to fit the group’s needs was key to its success.”

Nelson added that North State California Jobs First is eager to hear from young people to incorporate their feedback and consider ways to support their visions. Funding for these workshops came from a Plumas County nonprofit called the Sierra Institute for Community and the environment. From the North State Regional Plan: “A thriving and resilient North State is based on a regenerative economy that produces climate-adaptive forests and watersheds, healthy and financially secure communities, and growing

and innovative community scale businesses linked to regional markets.” For more see https://jobsfirst. ca.gov/.

Nelson specializes in involving community members–including young people–in research and action. She describes her area in geography as the study of “interrelationships between people and place.” A graduate of the UC Davis PhD program in geography, Nelson currently works as the Rural Environmental Justice Program Director at the UC Davis Institute of the Environment.

Ronevich and Nelson are collaborating with the Modoc and Surprise Valley youth as a team to present two Jobs First workshops at the 44 th California Conference on American Indian Education scheduled for August 12-14, 2025 in Chico. RISE Director Lisa Craig will announce the conference teams and Ambassadors this June. Additional information on college-led training, MESA and RISE projects may be received by contacting Craig at (530) 233-2226.

Statements of Change were created in groups, with one team left-to-right of Lotus Aulbridge, Alice Stephen, Zoey Curran, Xia Marrow, Iiyan Nabahe-Henry and Kylie Quinn.
Brainstorming Systemic Change, left-to-right, are Faith Fabela, Tianna Horse, Sophia Blair, Paul Ronevich, (standing) Ginger Summerfield, Cali Blair and Khloe Taitingfong.
Arthur Delgado, standing center, led an ice breaker game during the UC, Davis session.
Social norms for citizenship and safe participation began the large group session.
Middle schooler Dylan Mudron, center, led an ice breaker game during the second session of Jobs First.

Modoc Braves Face Back to Back Wins Against Trinity and Fall River

Modoc made it two straight wins over Trinity, cruising to a commanding 8-2 victory on Friday. With this latest triumph, the Braves have now tallied six wins this season by margins of more than five runs — making blowouts something of a habit.

The star of the show was Colin Jeffers, who impressed both on the mound and at the plate. The right-hander delivered a dominant

pitching performance, striking out nine over six innings while allowing just one earned run on three hits and a single walk. At the plate, Jeffers stayed hot, going a perfect 3-for-3, scoring a run, and stealing three bases — setting a new personal best.

Adin Benson also chipped in offensively, scoring twice and collecting a hit in four atbats.

The Braves have now

won back-to-back games and improved their season record to 10-2. Their recent success has been fueled by sharp pitching, with just three total runs allowed over the last two contests.

Modoc dominated the Fall River Bulldogs 15-4 on Tuesday night. Modoc will have a rematch against the Bulldogs on Friday April 18th at 4:00 Baseball Field.

Season-High Surge Lifts Modoc Over Fall River

Winning is always nice, but winning behind a season-high scoring effort is even better — just ask Modoc.

The Braves rolled to a 22-2 victory over Fall River on Tuesday, marking their fifth consecutive win over the Bulldogs. The win also saw Modoc post its highest run total of the season and extend its winning streak on the road to three games.

Senior Caelli DePaul delivered a standout performance on both

sides of the game. In the circle, she tossed three innings, allowing just one earned run on three hits.

The outing continued her streak of five straight appearances without surrendering more than one earned run.

At the plate, DePaul went 5-for-6 with four runs scored, two triples and five RBIs — a career high in hits.

Macy Benson and Aaliyah Sevilla also made key contributions.

Benson went 2-for-4 with three runs scored and a

stolen base, setting a new personal best for runs in a game. Sevilla added a 2-for-2 performance and matched Benson with three runs scored.

Coach Jillian Steinbrook-Cory, “Defensively the girls had a very clean game! Only 2 errors the entire game and only 12 batters faced out of 5 innings.” Modoc tallied 18 hits in the win, continuing a recent surge in offensive production. After averaging just five hits per game earlier this

season, the Braves have averaged 10.4 hits over their last 15 contests.

The win pushed Modoc to 5-8 overall and are 3-0 in league and currently

Sunshine, Syrup, and a Strong Start to Little League Season

A chilly start didn’t stop the smiles on Opening Day as families gathered for pancakes, play, and plenty of community connection. Hosted by the Modoc County Sheriff’s Office alongside a local coffee shop, the morning brought out kids in uniforms, parents with cameras, and plenty of hot food to warm everyone up. The smell of syrup and sausage filled the air as plates were passed out and laughter rang across the Little League fields. Kicking off the season in style, Junior Walton threw the ceremonial first pitch, marking the official start of the Modoc Little League season.

Daxton Morris-Wright,

one of the young players on the field, said he enjoyed the sausage most at breakfast but had just as much fun connecting with friends. His favorite part of the day? “Seeing my friends and all the people,” he said with a grin. Daxton plays for Team C8, proudly donning a black jersey and matching hat with a red C8 logo. He also got to meet Deputy Ferris, who introduced him to his big K-9 partner, and Officer Alcala, who offered a cheerful hello. When asked if anything was missing from the breakfast menu, Daxton had only one suggestion: rainbow syrup.

DESCRIBED AS FOLLOWS:LOT 37 AS SHOWN ON THE MAP OF AMENDED MAP STONES EAGLE LAKE SUBDIVISION NO.5, FILED JULY 14, 1970 IN THE OFFICE OF THE LASSEN COUNTY RECORDED IN BOOK 7 OF MAPS AT PAGE 88. The sale will be held at the main entrance of the Lassen County Courthouse, 220 S. Lassen St, Susanville, CA 96130. The Secretary of Housing and Urban Development will bid $251,564.30. There will be no proration of taxes, rents or other income or liabilities, except that the purchaser will pay, at or before closing, his prorata share of any real estate taxes that have been paid by the Secretary to the date of the foreclosure sale. When making their bids, all bidders except the Secretary must submit a deposit totaling $25,156.43 [10% of the Secretary’s bid] in the form of a certified check or cashier’s check made out to the Secretary of HUD. A deposit need not accompany each oral bid. If the successful bid is oral, a deposit of $25,156.43 must be presented before the bidding is closed. The deposit is nonrefundable. The remainder of the purchase price must be delivered within 30 days of the sale or at such other time as the Secretary may determine for good cause shown, time being of the essence. This amount, like the bid deposits, must be delivered in the form of a certified or cashier’s check. If the Secretary is the highest bidder, he need not pay the bid amount in cash. The successful bidder will pay all conveying fees, all real estate and other taxes that are due on or after the delivery date of the remainder of the payment and all other costs associated with the transfer of title. At the conclusion of the sale, the deposits of the unsuccessful bidders will be returned to them. The Secretary may grant an extension of time within which to deliver the remainder of the payment. All extensions will be for 15-day increments for a fee of $500.00, paid in advance. The extension fee shall be in the form of a certified or cashier’s check made payable to the Secretary of HUD. If the high bidder closes the sale prior to the expiration of any extension period, the unused portion of the extension fee shall be applied toward the amount due. If the high bidder is unable to close the sale within the required period, or within any extensions of time granted

by the Secretary, the high bidder may be required to forfeit the cash deposit or, at the election of the foreclosure commissioner after consultation with the HUD representative, will be liable to HUD for any costs incurred as a result of such failure.

The Commissioner may, at the direction of the HUD representative, offer the property to the second highest bidder for an amount equal to the highest price offered by that bidder. There is no right of redemption, or right of possession based upon a right of redemption, in the mortgagor or others subsequent to a foreclosure completed pursuant to the Act. Therefore, the Foreclosure Commissioner will issue a Deed to the purchaser(s) upon receipt of the entire purchase price in accordance with the terms of the sale as provided herein. HUD does not guarantee that the property will be vacant. The scheduled foreclosure sale shall be cancelled or adjourned if it is established, by documented written application of the mortgagor to the Foreclosure Commissioner not less than 3 days before the date of sale, or otherwise, that the default or defaults upon which the foreclosure is based did not exist at the time of service of this notice of default and foreclosure sale, or all amounts due under the mortgage agreement are tendered to the Foreclosure Commissioner, in the form of a certified or cashier’s check payable to the Secretary of HUD, before public auction of the property is completed. The property heretofore described is being sold “as is”. The street address and other common designation, if any, of the real property described above is purported to be: 208 N WEST C ST, ALTURAS, CA 96101

The undersigned Trustee disclaims any liability for any incorrectness of the street address and other common designation, if any, shown herein. Said sale will be made without covenant or warranty, express or implied, regarding title, possession, or encumbrances, to pay the remaining principal sum of the Note(s) secured by said Deed of Trust, with interest thereon, as provided in said Note(s), advances if any, under the terms of the Deed of Trust, estimated fees, charges and expenses of the Trustee and of the trusts created by said Deed of Trust. The total amount of the unpaid balance of the obligations secured by the property to be sold and reasonable estimated costs, expenses and advances at the time of the initial publication of this Notice of Trustee’s Sale is estimated to be $135,210.09 (Estimated). However, prepayment premiums, accrued interest and advances will increase this figure prior to sale. Beneficiary’s bid at said sale may include all or part of said amount. In addition to cash, the Trustee will accept a cashier’s check drawn on a state or national bank, a check drawn by a state or federal credit union or a check drawn by a state or federal savings and loan association, savings

association or savings bank specified in Section 5102 of the California Financial Code and authorized to do business in California, or other such funds as may be acceptable to the Trustee. In the event tender other than cash is accepted, the Trustee may withhold the issuance of the Trustee’s Deed Upon Sale until funds become available to the payee or endorsee as a matter of right. The property offered for sale excludes all funds held on account by the property receiver, if applicable. If the Trustee is unable to convey title for any reason, the successful bidder’s sole and exclusive remedy shall be the return of monies paid to the Trustee and the successful bidder shall have no further recourse. Notice to Potential Bidders If you are considering bidding on this property lien, you should understand that there are risks involved in bidding at a Trustee auction. You will be bidding on a lien, not on the property itself. Placing the highest bid at a Trustee auction does not automatically entitle you to free and clear ownership of the property. You should also be aware that the lien being auctioned off may be a junior lien. If you are the highest bidder at the auction, you are or may be responsible for paying off all liens senior to the lien being auctioned off, before you can receive clear title to the property. You are encouraged to investigate the existence, priority, and size of outstanding liens that may exist on this property by contacting the county recorder’s office or a title insurance company, either of which may charge you a

fee for this information. If you consult either of these resources, you should be aware that the same Lender may hold more than one mortgage or Deed of Trust on the property. Notice to Property Owner The sale date shown on this Notice of Sale may be postponed one or more times by the Mortgagee, Beneficiary, Trustee, or a court, pursuant to Section 2924g of the California Civil Code. The law requires that information about Trustee Sale postponements be made available to you and to the public, as a courtesy to those not present at the sale. If you wish to learn whether your sale date has been postponed, and, if applicable, the rescheduled time and date for the sale of this property, you may visit the Internet Website address www.nationwideposting. com or call Nationwide Posting & Publication at 916.939.0772 for information regarding the Trustee’s Sale for information regarding the sale of this property, using the file number assigned to this case, CA0700161622-2. “eligible tenant buyer,” you can purchase the property if you match the last and highest bid placed at the trustee auction. If you are an “eligible bidder,” you may be able to purchase the property if you exceed the last and highest bid placed at the trustee auction. There are three steps to exercising this right of purchase. First, 48 hours after the date of the trustee sale, you can call 916.939.0772, or visit this internet website www.nationwideposting. com, using the file number assigned to this case CA07001616-22-2 to find the date on which the trustee’s sale was held, the amount of the last

and highest bid, and the address of the trustee. Second, you must send a written notice of intent to place a bid so that the trustee receives it no more than 15 days after the trustee’s sale. Third, you must submit a bid so that the trustee receives it no more than 45 days after the trustee’s sale. If you think you may qualify as an “eligible tenant buyer” or “eligible bidder,” you should consider contacting an attorney or appropriate real estate professional immediately for advice regarding this potential right to purchase. A Heartfelt Thank You!

Thank you to all that assisted with and participated in the Dragon Lady Nursing Scholarship Dinner, a joint effort between Modoc Medical Center and Alturas Sunrise Rotary. Again, I can’t believe the generosity and desire to help with the scholarship from our local businesses and citizens at large. Your continued support and generosity are strengthening the future of our health care community. Our local businesses are repeatedly asked to support countless organizations and events. Regardless of the cause, it is my experience that they step up with a smile and willingness to help. Their commitment to Modoc County is the backbone of our community. This unyielding support is exactly why it is so important that we, as a community, show our appreciation and make it a priority to SHOP LOCALLY. Every dollar we spend at home helps to sustain the businesses that continually give back to us. It is up to us to ensure they remain a vital part of our local economy. We are sincerely grateful for the ongoing support of the Rotary Dragon Lady Nursing Scholarship. I know the Dragon Lady is smiling.

Sincerely,
