Double Delight in Hidden Valley

M

y son John and his fiancée, Natalie, recently moved to Santa Barbara, and they’re looking for a place to live. They’re not super picky, but they do have a list of particulars: two bedrooms, preferably a house rather than an apartment, a kitchen, a bathtub if possible, and a little bit of dirt in which to do some planting. John grew up in Santa Barbara, but Natalie grew up on a farm in Wisconsin. So for Natalie, being able to work in the garden is a need similar to my requisite daily walk on the beach—a habit that is relaxing, nurturing, and enriching in a primal way. John and Nat aren’t desperate; they have a place to stay until the perfect rental home comes along. But the sooner, the better. I look at a lot of homes, but John and Natalie’s current rental search gave me a different perspective on my recent visit to the two homes at 3701 Portofino Way. Hidden Valley is true to its name. Unless one has a specific reason to venture there, you could live in Santa Barbara for years and not discover this gem of a neighborhood. Winding through, one observes how the Italianatenamed streets of Hidden Valley like Amalfi, Palermo, Catania, and Portofino sport tidy, ’70s-era tract homes with pretty front yards and a pride-of-ownership air. The home at 3701 Portofino Way is actually a duplex: two separate homes identified as A and B.

Unit A

Behind a custom gate crafted from horizontal wood planks is a large front yard. A stamped concrete walkway leads to two front doors. The entries beckon visitors with recessed doorways, each with a wood-framed glass door in a subtle deco style. First up, on the left side of the duplex, is home A. With three large bedrooms and two and a half baths, home A offers a size advantage over its little sister next door. In addition to an extra bed and bath, home A also has a new gas fireplace in the living room, killer custom ironwork on its interior staircase, and the showstopper that will always cement its place as the favorite child: a sparkling, solar-heated pool in the backyard. Size matters when it comes to living space, so with two bedrooms and one and a half baths, home B, on the right side, will never measure up to its big sister. It’s not a competition, mind you, but if we are comparing these two homes, smaller home B has plenty to brag about itself. An easy-care backyard with both a grassy area and a spacious patio, plus a raised garden bed in the corner, is perfect for barbecues and entertaining. Its bright kitchen has a tiled white backsplash, all-new cabinetry, and a self-cleaning oven with a curved Zephyr hood. Both of its bedrooms have ceiling fans, and both bathrooms have stylish new fixtures and cabinets. The powder room boasts my favorite detail: a dark wood vanity topped with a long, white farmhouse sink that’s almost trough-like in its generous proportions. All of the bedrooms in both homes have closet-organizer systems to maximize their space. Home A was

recently remodeled, and its firstfloor living space shows off a bit with an open floorplan, bay window in the dining area, and gleaming wood floors throughout. These homes are both move-in ready, with new paint and designer finishes. Both homes in this duplex have been owner-occupied for the past 10 years, serving as a family compound. The duplex could also be a perfect Unit A setup for an extended-family living situation or for two sets of friends who want to purchase the duplex together. Alternatively, a buyer might choose to live in one side while renting out the other, and of course an investor could buy the duplex and rent out both homes. I was considering these myriad possibilities as I drove out of picturesque Hidden Valley. If you’d like to buy this duplex and rent out home B, I’ve got a couple of perfect tenants for you. Their names are John and Natalie. They’ll even be in charge of the gardening.

Girls Rock Holds Spring Seaside Soirée

n May 10, Girls Rock Santa Barbara held its Spring

Seaside Soirée at Vice President Marla McNally Phillips’s idyllic Padaro Lane beach house. The friend-raiser introduced guests to this novel organization that provides after-school and summer-camp programs. The event also raised funds for its programming, including a special appeal to cover the costs of Syrian refugees attending its summer camp. About 125 guests mingled on the multilevel deck and sandy beach while enjoying performances by some of the girls in the program. Board President Kerri Murray explained how at Girls Rock, girls ages 6-16 collaborate to write an original song, learn an instrument, record the song in a studio, and perform. Murray related how the program is 100 percent about music but 200 percent about selfesteem, and how the number-one issue with girls this age is self-esteem. Through the programs, girls raise their voices, collaborate, and support each other. One of the girls performing was Murray’s daughter, Sofia Schuster, 14, who was presented with the Teen Leadership Award. Schuster was recognized for the more than $2,500 she raised for scholarships for Girls Rock from Golden Gate, an album she wrote and, with the help of Martin Gore from Depeche Mode, recorded in his studio. Veruca Salt’s Nina Gordon and Louise Post also played a few numbers for the enthusiastic crowd. The Santa Barbara Bowl was presented with the Community Partnership Award for its support of Girls Rock and other community programs. Arts education grants from the Bowl’s foundation have served 250,000 youth.

There are more than 100 Girls Rock organizations in the world, each operating as a separate nonprofit, and the Santa Barbara one is the largest. Its Sleep Away Camp in Ojai offers girls ages 10-16 its flagship program, Rock Band, as well as programs in film and photography, journalism and creative writing, deejaying, and music production and engineering. Girls Rock offers scholarships to about 50 percent of campers, including a significant number of full scholarships. The Summer Day Camp for girls ages 7-15 has a main music program and also offers programs in photography and filmmaking and in journalism. About 25 percent of these students receive some form of scholarship. The After School Program runs for 10 weeks each year starting in February and offers a main music program as well as a film and photography program. Thanks to a generous donor, this program was offered free this year, and Girls Rock expects to keep it this way. Last year, 341 girls participated in Sleep Away Camp, 120 in Day Camp, and 126 in the After School Program. Since its inception in 2012, Girls Rock has served more than 3,000 girls, many on scholarship, including nearly 1,000 girls on full scholarship. It has set a goal of doubling the number served by 2020 and raising $250,000 to accomplish this. According to founder and Executive Director Jen Baron, “We don’t teach girls to be perfect; we teach them to be brave.” She is driven to empower girls and wants to make the Girls Rock experience available to as many as possible. This summer, Girls Rock has committed to providing full scholarships for 20 Syrian refugees to attend its Sleep Away Camp. The request came from Heart4Refugees, an initiative under the nonprofit Syrian Community Network, which is helping 190 Syrian families — about 1,000 people — resettle in Southern California. According to Murray, the majority of the families Heart4Refugees is resettling are victims of torture. Murray and Baron related that when they heard about these resilient Syrian girls, they could not say no. Daniel Sperling, professor of civil engineering and environmental science and policy and director of the Institute of Transportation Studies at the University of California, Davis, was in town recently to talk about the revolution happening in mobility with automated, shared, and electric vehicles. As a decade-long member of the California Air Resources Board, he plays a central role in shaping our policies relating to climate change, alternative fuels, vehicle travel and land use, and zero-emission vehicle programs. Many believe that the Air Resources Board is the most potent agency in Sacramento, and Sperling is at the center of its decision-making. California is the epitome of car-centered development and culture. Interestingly, Seattle, with a similar car-centric history, just enacted a package of far-reaching parkingregulation reforms. The intent is to establish a better balance between all transportation modes, make the city more people friendly, and address climate change. One feature exempts any commercial or residential project within a quarter mile of high-frequency bus stops or a half mile from light-rail stops from providing parking spaces. The reforms also eliminate parking requirements for all nonprofit affordable housing developments anywhere in the city. Building parking is expensive—$20,000-$40,000 for each space, according to a 2015 Seattle Metro report. Moreover, per the report, 30-40 percent of off-street parking goes unused each night. This parking construction expense gets passed on to tenants in the form of higher rents. Beyond eliminating parking minimums, the new regulations require commercial and residential building to unbundle rent from parking costs. This means parking will be an added charge and building managers can’t charge people for parking that they don’t use. Uncoupling makes the cost of parking, $200 per month on average in Seattle, more transparent. In addition, to increase the use of existing excess parkby Dennis Allen ing, new flexibility will allow anyone to pay for vacant off-street parking spaces, either for an evening when on-street parking is full or for long-term parking. Currently, 27 percent of Seattle renters don’t own a car. These parking innovations will certainly discourage car ownership. Parking reduction plays a crucial environmental role. Transportation accounts for 66 percent of Seattle’s greenhouse-gas emissions. Passenger vehicles are the source of half of these emissions. Dr. Sperling foresees greater social equity with the proliferation of electric vehicles; the spread of Uber- or Lyft-type services, especially pooling services; and the adoption of driverless vehicles. Facilitating shared rides — pooling — is being greatly enabled by smartphones, social networking, and the mobile internet. More people who currently can’t drive — e.g., because they are too young, too old, or too infirm — will have more mobility options. Moreover, the experts argue that these options will offer the same or greater convenience as owning a car, but at much-reduced cost — perhaps as little as a 10th of the cost, some claim. Just think: No more worrying about metered parking or filling the gas tank when the gauge gets low; no more experiencing the hassle of getting the car serviced or needing expensive repairs. The future of mobility looks bright: more inclusiveness, less cost, less of a city’s real estate devoted to roads and parking, less air pollution, and help with offsetting climate change.

I

t was only a matter of time before Leland Walmsley — a landscape architect specializing in the art and science of designing outdoor spaces for discerning clientele—and his team at everGREEN landscape architects crossed paths with Giffin & Crane. That encounter occurred in 2008 on a comprehensive remodel in Montecito. Since then, they’ve worked together on more than half a dozen projects, from a Tuscan farmhouse residential build to a remodel of the Ojai Valley Inn & Spa. While Walmsley’s reputation rests with high-end endeavors, he’s not exclusive. He’ll take on 300 square feet as enthusiastically as 300 acres, simply because it’s what he loves to do. Indeed, it’s in his blood. About a century ago, his grandmother Margaret Sears started practicing landscape architecture at Florence Yoch & as told to Keith Hamm Associates in Pasadena. In 1923, she helped create the renowned Italianate garden at the Il Brolino estate in Montecito. She also designed the Ojai Valley Inn’s original gardens and worked on exterior set designs for Gone with the Wind. These days, in a drought-stricken Southern California, original practices come back into play.“A true estate garden really gets by on very little,”Walmsley said.“My family and I have always practiced cutting-edge, organic, environmentally responsible and green design. Many of my early clients don’t even realize their gardens are eco-sensitive but are enjoying all the benefits: reduced installation and maintenance costs and a healthier environment in which to work, live, and play.” Born and raised in Pasadena, Walmsley initially studied film, fine art, and marine biology at UCSB in the early and mid-’80s. He graduated from the USC School of Cinema-Television in 1988. For years he worked in Hollywood production design before refocusing on landscape design and architecture. He moved back to Santa Barbara in 2001, earned a graduate certificate for landscape architecture from UCLA a year later, and in 2004 launched everGREEN. In 2007, he distinguished himself as the first certified LEED AP landscape architect in Santa Barbara and Ventura counties. That LEED (Leadership in Energy and Environmental Design) certification requires that all the heavy hitters of a construction project — general contractor, architect, landscape architect, interior designer, and a variety of engineers, among others—get together early on to carry out the U.S. Green Building Council’s mandate of resource efficiency and environmental responsibility. “When you get good contractors onboard from the outset, they can engineer-value the project more precisely so that clients don’t get sticker shock,” Walmsley said. That’s good for the billfold, he added, and good for the build.
