hen I met the owners of 5651 West Camino Cielo, I knew immediately that I was going to like them.

Sarah told me that she loved waking up to the sunrise every morning, and when her husband, Mark, shared that listening to the owls at night “makes my heart sing,” I knew they were my kind of people.

The house is only 15 minutes from upper State Street, but it feels worlds away. Set on over six acres of dramatic boulders and meandering trails, the setting is both serene and striking, with breathtaking views over Santa Barbara of the ocean, channel, and Santa Cruz Island.

Living in Chicago, Sarah and Mark MAKE MYSELF AT HOME started looking for a second home in Santa Barbara in 1995. Sarah grew up in Santa Barbara and loved the view from her childhood home on the Riviera. They spent several years viewing houses throughout the area but couldn’t find exactly what they were looking for. Then, in 1999, after seeing a photo taken at sunrise from a parcel of land at 5651 West Camino

by Sarah Sinclair Cielo, they visited the property and fell in love with its natural beauty. Situated at the end of a private road and bordered by the Los Padres National Forest, the setting ensures that its unobstructed view and privacy are assured.

It took Mark and Sarah nearly 10 years to build their home, due in part to their desire to design around the rock formations and canyons on the lot. They originally planned to build a two-story home, but to keep the profile of the house low, they instead built a one-story main house with a two-bedroom guest house situated 200 feet away, forming a mini-compound that echoes the symmetry and serenity of the environs. The two structures function as a very private

family compound consisting of four bedrooms, three full baths, two separate living rooms, kitchen/dining areas, four fireplaces, two laundry rooms, a small office, and a two-anda-half-car garage.

They settled on a contemporary design to be most consistent with the surrounding landscape. Thirty-foot vertical walls of sandstone create a canyon just west of the main house. The canyon runs north to south, opening onto a breathtaking ocean view. The main house echoes this natural design, with thick stone walls running north to south. This layout, plus the placement of the home’s doors and windows, allows a view from the entrance on the north side through to the ocean view on the south.

The most compelling feature of the main house is the expansive view. I challenge anyone to visit without being drawn to its mesmerizing panorama. Glass doors off the living room, dining room, and main bedroom fold completely into the walls, showing off the view and allowing true indoor/outdoor living in this completely private setting.

The kitchen has a stunning view of a different kind, overlooking a grotto at the front of the house with a waterfall and the majestic trees beyond. It features custom walnut cabinetry, granite countertops, and top-of-the-line appliances.

The striking in-ground swimming pool was the first part of the project to be constructed due to the need to be able to

get large pieces of equipment to the pool site. The pool has an automatic cover which negates the need for a fence, providing an unobstructed 360-degree view from the pool area.

The trees on the property are also magnificent: live oaks, manzanitas, and toyon abound. A fruit orchard and vegetable garden sit within easy access of the kitchen, providing oranges, lemons, limes, pomegranates, plums, tangerines, apricots, kumquats, avocados, and more. Drought-tolerant accent plantings enhance the entrance to the house.

The home’s design also offers many fire-protection features. The roof, windows, and doors of both houses are metal, and both structures are fully fitted with sprinklers. The concrete driveway is engineered so that fire trucks can easily access the property. Two 5,000-gallon water tanks, plus an additional 27,000 gallons of water from the pool, are available if needed.

The location of the property at the top of Highway 154, while secluded and serene, is an easy drive to Santa Barbara and Montecito, or wine tasting in the Santa Ynez Valley. There is even a trail from the house that offers a hike to Cold Spring Tavern.

That said, Mark and Sarah say that their favorite part of their home is the peace and quiet they experience every day.

“We love to watch the sunrise in the morning, the birds feeding on the rosemary along our south patio while we are at breakfast, swimming each afternoon almost year-round, and watching the sun set over the Pacific Ocean in the evening with a glass of wine to toast another perfect day,” Mark tells me. Like I said, they are my kind of people.

been asked how I want to take title of my new home. What does that mean? Also, I keep hearing about grant deeds, title deeds, and even quit-claim deeds. How many different types of deeds are there?

A: I understand your confusion. It’s befuddling. In addition

to the deeds you mentioned, there are also correction, gift, warranty, grant deeds for life estate, deeds of reconveyance, inter-spousal transfer grant deeds, deed in lieu of foreclosure, and more.

The most common deeds are grant and quit-claim deeds, so I’ll Q&A with briefly explain these. Remember, for Marsha Gray advice about your specific situation, speak with your real estate attorney.

First, let me clarify that property deeds and title are not the same thing. You hear these terms tossed around and they seem to be talking about similar concepts, but in real estate, title does not refer to an actual deed. Title designates your bundle of rights and ownership in a piece of real estate. It may be partial or complete ownership. The grant deed is the document that is recorded when ownership is transferred to another party. It is the public notice of this transfer. To sum up, title is your bundle of rights and interest in a property, and the grant deed is the document that transfers one party’s rights to another.

The quit-claim deed is used to relinquish whatever interest the grantor has in a property. This commonly occurs between spouses or family when property is gifted, divided, or given away without selling it.

Here is a true story, from a fellow Realtor, which involved all these elements: title, grant deed, and a quitclaim deed. About 40 years ago, there was a Santa Barbara housekeeper who had saved and scrimped for the down payment to purchase her own home. Fearing she wouldn’t qualify for the loan, she asked her employer to obtain the loan, and he purchased the house with her down payment money.

She didn’t understand the process. Her employer purchased the house, he had the loan, and he was on title; legally, it was his house. She paid the taxes and the mortgage and did all the repairs and maintenance. The housekeeper lived there for years, believing she owned the house. The employer knew better. Suddenly, he became seriously ill.

He had a deep pang of conscience and wanted to correct the situation with his housekeeper. He asked a real estate agent to arrange a quit-claim deed, in which relinquished all his rights and interest to the housekeeper’s home. He didn’t own the property anymore.

He recovered from his illness and deeply regretted his moment of conscience. He sued the real estate agent who had assisted with the quit-claim deed and demanded the house back. He lost his case, and his housekeeper finally had the home legally put in her name. She was on the title, and the grant deed was recorded in her name.

t has been over a year now since COVID-19 began affecting our community. It has been a tumultuous time but I am proud to say that our local Realtors stepped up to help with COVID-19 relief. When the pandemic hit in early 2020, the Santa Barbara Association of Realtors C.O.R.E. Committee quickly pivoted their annual fundraising efforts and targeted our local Santa Barbara community. The committee’s goal was to drive business to our local restaurant community as well as raise funds for the COVID-19 Joint Task force.

On Thursday, February 11th, the SBAOR C.O.R.E Committee presented a check of $20,000 to the COVID-19 Joint Task Force.

Committee Chair and SBAOR Past President Thomas Schultheis shared the following, “While COVID-19 required us to pivot from our normal fundraising methods, we were fortunate to launch our “Dine & Donate” fundraiser series which turned out to be a great success.

Not only did Dine & Donate raise $20,000 for the COVID19 Joint Response Effort, but also brought recognition to Uncorked Wine Tasting and Kitchen and Shalhoob’s Funk Zone Patio who graciously offered to work with us on the fundraiser. We are looking forward to continuing this fundraising series this year in support of The Friendship Center.”

In February, the year-to-date median sale price was 33% higher than it was this time last year. What will happen with home prices as 2021 unfolds? Many experts believe buyer demand will soften somewhat as mortgage rates are poised to bump up slightly.

Some also believe the inventory challenge will ease as more listings come to market this year. Based on this, most forecasters anticipate we’ll see strong appreciation in 2021 – but not as strong as last year.
