Visiting Live Virtual Open Houses

I

strolled through two open houses last week — one in Goleta and the other in Montecito — and was finished in under half an hour. I had a glass of wine in my hand, and I wasn’t wearing pants. Okay, okay, I was wearing shorts, and I don’t even drink wine. But I did get to visit both houses inside and out, within 30 minutes, without leaving my living room. Under the current circumstances, MAKE MYSELF AT HOME real estate has been deemed an essential business. In addition to masks, gloves, and the usual precautions, additional guidelines have been established for Realtors and their clients. Showing properties in person is possible, but showing properties from afar is preferred whenever possible. In order to keep taking care of business, local real estate agents have by Sarah Sinclair become super savvy with digital open houses. They’re using this expertise to show off condos, cottages, and multimillion-dollar mansions via Zoom meetings, Facebook live, Instagram, and more. Prospective buyers can be right next door or visiting virtually from around the globe. Rachael Douglas of Berkshire Hathaway HomeServices California Properties has become so proficient at conducting live virtual open houses that she’s leading classes for other Realtors. Even so, she admits that it can be challenging to juggle the technology while presenting a live broadcast. She relates that on her first LVOH (live virtual open house), “I had people commenting from Russia, Argentina, Brazil, New York, Florida, Colorado,” as well as local visitors. “Once I realized how many people were there, I’ll confess — I got a little nervous.” The house Rachael showed me is a beautiful home in a quiet setting at 2275 Featherhill Road in Montecito. With more than 3,400 square feet of living space, there was plenty to see. Rachael toured us through the two living rooms, two dining areas, three bedrooms plus office, four bathrooms, a new bonus room, and more. I admired

the hardwood floors, plentiful windows, walk-in closet, and absolutely huge shower in the master bathroom. The kitchen is dazzling. It was recently updated and has so many gourmet bells and whistles that I might have missed details like the wine fridge and microwave drawer if Rachael hadn’t pointed them out. With her knowledgeable commentary, I’m sure I learned and saw more than I would have on my own. One of my favorite spots in the house is the built-in window seat in the living room. Through Rachael’s camera angle, we got to gaze out the picture window onto the garden, just as I would have wanted to do if I were there in person. The house sits on almost an acre with lovely grounds and avocado trees. When we moved outside, we were able to see all of that and more, including ocean and mountain views. I

t’s hard to be optimistic these days. It’s hard enough simply staying safe and sane. There is immense uncertainty about our economy and how soon we will be able to get back to normal. If we can resuscitate our economy from this coma we are in, things may not collapse into a depression. If we are able to do the things we must do to achieve this resuscitation, like adequate testing and ultimately a vaccine, there is reason for hope. With essentially every other industry in lockdown, the construction industry is actually building right now, which is good. It is one reason for hope. However, it’s been said that architects are “the canary in the coal mine” relative to the future health of the construction industry. If we are not designing and drawing projects now, then a year from now the construction industry is not building. And that’s not good. For architects to design and draw projects, we need clients with the courage to believe in our community’s future. To believe and invest in the future, develop-

ers need certainty. Yet we are in the jaws of immense uncertainty! Not a reason for hope.... What we need right now, amid this uncertainty, is to press forward with a master vision for our community, especially our downtown, that incentivizes the creation of housing, ensuring our future economic and social vitality. We know that housing will remain a crisis well after this COVID19 crisis subsides. We know, from many studies, that housing is fundamental to our downtown’s health and survival. In November 2017, the American Institute of Architects, Santa Barbara (AIASB), conducted a charrette focused on creating visions for our downtown. Housing was identified as a critically missing piece. The council, in December 2019, based on a long process of community engagement, directed staff to amend, via a list of recommendations, the Average Unit-size Density (AUD) program. Some of these recommendations should happen immediately! For example, increasing the allowable density

Now’s the Time for a New Community Vision in our Downtown Central Business District, which is a critical incentive mechanism to encourage developers to build housing. However, there are some recommendations that will require more effort. These include revised development standards that would eliminate density (units/acre) as the measure of development and replace it with a form-based measure, such as a ratio of total square feet to lot area. Called Floor Area Ratio (FAR), this approach would not dictate number of units, but instead volume of building. In fact, there could be additional incentive mechanisms to encourage more, smaller units inside the same volume, which would result in more affordability. The AIASB and Community Development staff are embarking on a collaboration

to work together in creating revised development standards, such as FAR (floor area ratio) zoning, that is appropriate yet incentivizes the creation of housing. As visionaries, architects are uniquely suited to aid in the visualization necessary to communicate to our community what these new standards mean. Planners are uniquely suited to vet the various options and to create a safe and productive venue for community dialogue and consensus. This is an amazing opportunity, amid the looming drudgery of survival, to paint a vision for a better future and to create a plan for our community and our downtown that ensures vitality and beauty. We simply cannot delay. Now is a good time for some optimism.

California Adopts New Light Bulb Efficiency Standard

O

n January 1 this year, California banned the sale of inefficient light bulbs. This action was needed because the Federal Department of Energy (DOE) was attempting to overturn the complete

alternatives. Per the law, the completion of this changeover was to take place on January 1, 2020. This past fall, the DOE attacked the new standards by (1) deciding to keep the 2012 standards unchanged, and (2) withdrawing the updated efficiency definitions. These standards impact the bulbs that go into by Dennis Allen 2.7 billion lighting sockets in the U.S. Since these changes are illegal under the provision of EISA, the California Energy Commission (CEC) voted to adopt the higher efficiency federal draft regulations — the ones that the DOE is trying to eliminate. Thus, as of January 1, 2020, it is illegal to sell light bulbs in California that fail to meet the minimum efficiency standard of 45 lumens per watt. Lumens measure the amount of light phase-out of inefficient light bulbs. The delivered per watt of power consumed Energy Independence and Security Act by a bulb. There is a wide range of LED light (EISA), passed in 2007, laid out a 12-year plan to end the sale of energy-wasting bulbs that meet the new high-efficiency incandescent and halogen bulbs and standard. Replacing an old-fashioned transition to dramatically more efficient 60-watt incandescent bulb with an LED

of equivalent light output will use 10 watts of power or less. Moreover, the LED bulb will last at least 10 times longer, saving the cost and inconvenience of annual bulb replacement. According to the CEC, the California standards will save 4,000-13,600 gigawatt-hours of electricity once the transition is completed. This amounts to between $736 million and $2.4 billion in annual savings for California businesses and households. These figures are on top of the savings already being realized by California’s upgrades, standards that were implemented in 2018 for some types of light bulbs. Most importantly, perhaps, these savings will prevent the emission of millions of tons of carbon from utilities having to generate the extra electricity to power inefficient bulbs. Once again California is demonstrating its environmental leadership. There is a strong likelihood of future lawsuits from lighting companies and maybe even the federal government, but California has the law on its side. Furthermore, as is frequently the case, other states are likely to follow California’s example. As of May 1st, members of the Multiple Listing Service (MLS) are required to submit their listings to the service within one day of marketing the property to the public.

Sellers can still list their home and then take the necessary time to “fix things up” to get ready for marketing without being required to submit their listing to the MLS. However, once marketing to the public begins, submission to the MLS is now required to be a part of that marketing plan.

If the seller wants to submit their listing before the paint has dried, the Santa Barbara MLS has created a “Coming Soon” listing status to let other members know that the home will soon be marketed. What about a celebrity or other high-profile seller who does not want the public to know that it is their house for sale? The SBMLS has just initiated a new “Privacy” property type to address these concerns. Privacy listings will

not require a full address and will not be displayed on third party sites like Realtor.com and Zillow. The new policy that begins May 1st, known as “Clear Cooperation”, restores the initial intent of the Multiple Listing Service: that brokers coopercooper ate with each other to benefit their clients, even though they are competitors. It equally protects sellers’ and buyers’ best interests. It is flexible to meet the many different circumstances that sellsell ers may have. It adds transparency to the home buying process by ensuring that sellers are fully informed about market exposure and buyers have equal, fair opportunity to buy. For the vast majority of the members of the Santa Barbara Multiple Listing Service, there is no change. They already knew that it was in their client’s best interest to submit all listings to the MLS. After all, doesn’t it make sense that sellers should have 1700 members working together to get their home sold? Keeping the distance turned out to be the hardest part of the day. As Dianne shared, “It was such a challenge not to run up and give them all hugs!” The Johnsons encouraged the families to include their pets, and to get creative with props that would help the photographs provide a fitting memento of this unique time period for years to come. When asked about the highlight of their experience, Brianna shared, “Everyone was in good spirits and enjoyed a reason to get out of sweatpants and take a trip to the front porch. Dianne and Brianna Johnson have long used the phrase “Welcome Home” as part of their business mission and slogan. The mother daughter team from Village Properties Realtors is passionate about helping their clients find the perfect sanctuary to call home. During the current covid-19 pandemic, they brainstormed to come up with a special gift that would bring

a smile to the faces of their clients. “We wanted to give our clients something to look back on to remember this time in their lives,” explained Brianna, “Since we worked so closely with them to find their homes, and now they’ve been under the Stay at Home order for over a month, home is feeling pretty important these days.” Dianne and Brianna decided to partner with local photographer Mallory Carlson to help document this unique time period. They were inspired by the Front Porch Project on Instagram, in which photographers are documenting families across the country on their front porches. The Johnsons invited their clients to step out onto their own front porches for a family photo shoot. They arranged appointments last Friday afternoon, and dubbed it “Front Porch Friday.” Dianne, Brianna, and Mallory drove – in separate cars – from the West end of Goleta, to San Antonio Creek in the Foothills, to the top of Mission Canyon, through Samarkand and over to the Mesa to visit all
