e’re living in weird, wild times right now as COVID-19 takes hold of our nation. As a mom of two and entrepreneur with a home office, I’m here to tell you things are seriously weird! We don’t have our normal routines in any way, shape, or form, and as someone who thrives on structure and predictability, this throws me off balance, as I know it does for so many of you, as well. With routines being rocked and rolled, it’s unnerving to us who work best with our predictable world intact. What’s particularly tough about this situation is that people have been forced to work from home without any time to plan: how to set up an office, stay organized, and minimize distractions. But despite this, we all know the show must go on. So as the Independent Independent’s productivity coach, I wanted to share five things that will, I hope, be of help as you navigate through our current reality. 1. Wear what’s appropriate for your reality: When you go into a job, it provides immediate structure to your life. You’re forced to get dressed, be presentable, and brush your teeth (we hope). These normal activities help push you into a productive mindset. If you’re new
to the working from home gig, it might feel appealing at first to stay in your pj’s. However, just the act of getting ready for the day (whatever that means to you) will help set you up for more success. 2. Keep a “chunky” schedule: Similar to getting dressed for the day, sticking with a familiar schedule will help get your mind in gear. Without clear timeframes throughout your work day, it’s easy to let minutes bleed into hours. Set up a chunky schedule for yourself. Make actual time blocks and set priorities so that you can hold yourself accountable. Each night, list your main priorities for the next day. End your day with order. Begin your day online and end it with a hard stop. Define those boundaries early on and stick with them! 3. Eat your frog(s) first! One of the simplest concepts and hardest to do is to eat your frog first in the morning … What this means is that you must identify (preferably the night before) what your frog or frogs are: What are the things (three max) that you absolutely HAVE to get done? Do them first. This will create momentum for the whole day, and

n the world of COVID-19 everything is constantly changing. In real estate, REALTORS® are adapting to serve the needs of their clients. We have adapted to new ways of doing things – how we learn, how we advertise, and how we conduct meetings, while incorporating technology which has been available for years – such as digital signing and virtual staging. Consumers are used to shopping online for just about anything. Are you ready to buy or sell a home virtually? A real estate transaction can be done virtually from start to finish, with only a few minor exceptions – the need for sellers to sign a grant deed, and buyers getting a loan will need a notary (California isn’t there yet with online notary services). Everything else – from listing, advertising, virtual walk-throughs and open houses, and all document signing – are being done virtually.
If you are a seller needing to sell during the stay in place order, be prepared for additional COVID-19 disclosures - to be signed by buyers as well - and for possible requests from your agent for you to participate in a Zoom showing, or to provide your wifi and password for a Facetime showing. If you are a buyer, you will likely start your search online and have your first, and perhaps all, visits virtually. If any visits to the property are absolutely necessary, be prepared to follow the guidelines your agent provides, such as limiting the number of people allowed at a time to two, and additional sanitary measures. We sat down - remotely - with Joe Parker to hear a bit more about the inspiration behind their efforts.
Q) Has there been anything surprising that you’ve noticed since you started the group? A) The camaraderie of the group is really strong and the level of support has been inspirational. This is filling the gap left by the social distancing order and allowing us to come together in a localized way online. Q) Do you have a favorite story about how people have come together to help each other? A) There are many, but the things I love to see most are how businesses are adapting and staying in the fight. Restaurants, retail stores and service providers have all recreated the way they do business. Platforms like this facebook group are a perfect way to experiment while getting their message out. People are working hard and making a lot less; it is inspiring! Q) What do you hope people remember when they look back on this time?
A) I hope we can look back at this time and think that as hard as it was, it enabled us to take a new path towards greater awareness of what is truly important in life. Q) Before you tell us about your activities related to the pandemic, give us some background on yourself and your team. A) I am a Santa Barbara native. I attended SBHS and UCSB before becoming a Realtor in 2001. I formed the Santa Barbara Group in 2007 with Garrett McCaw. Our newest member, Avi Becker, joined the team in late 2018 after graduating from UCSB; all three of us are Gauchos. Our philosophy is all about being of services to our clients and adding value to their real estate transactions. We do this by being accessible, listening, strategizing, sharing market knowledge, and utilizing the inner networks we are a part of. At the national sales convention we attended earlier this year in Nashville Tennessee, we were honored as 10 Year Legends for being in the top 1% in the nation for 10 years in a row within the Berkshire Hathaway HomeServices California Properties network.
Q) How did the idea hatch for your facebook group Support Santa Barbara Biz Online? A) I was on the phone with Avi about a month ago right when the stay at home order began. We were brainstorming about what we could do to help. Avi recently organized a documentary film screening to raise money for Surfrider. In that spirit, the idea for the group hit me. I sat down at my computer, opened facebook, and set up the group. Avi and I filmed an intro video and then we all started to work on growing it.
April 1st - 14th, 2020 vs 2019 For the first two weeks of April in the south county, the active inventory is down around 30% over last year. The number of withdrawn and canceled listings are almost triple, and new listings and closings are around half. Escrow fallouts are almost double. The biggest question I get these days is, “has real estate completely stopped?” NO, it is definitely a different market and process today, but some still need to move and Realtors are working hard to help in the safest ways possible. My goal is to inform and educate our community about the reality of the market during this time, so please don’t ever hesitate to reach out with questions.

Biggest challenges so far? I think the hard-
est part for the construction industry has been the uncertainty of what’s coming next and the seemingly constant and immediate change in guidelines and recommendations. Our executive team meets every morning via conference call to review any changes in government standards and discuss new challenges. But our challenges are far less than those facing the community as a whole. We are fortunate to have the option to work when many others don’t. Navigating a pandemic was not something I thought I would ever need to consider in my career, but the team we have in place has made this process manageable, and for that I’m grateful.
