HALIFAX REAL ESTATE NEWS

Hello,

SEPTEMBER — 2026

Editor's Note

Not a week goes by that someone doesn’t ask me what I think the fall market is going to look like. My answer is pretty simple: I think it’s going to be quiet. We’re already roughly 367 sales behind where we were at this point last year, and I don’t see anything suggesting we’re heading for a major surge. Homes are still selling, but buyers are taking more time, being more selective and feeling very little pressure to rush. The strongest part of the market continues to be homes under approximately $600,000, where first-time buyers make up a large share of sales. Once you move above that price point, homes are generally taking longer to sell, especially over $900,000. If you’re selling this fall, my biggest advice is to be patient. Your home may sell quickly, or it may take longer. Stay in communication with your agent, pay attention to buyer feedback and let the market guide your decisions. To me, this feels much more like the market we had in 2016. It’s not the frenzy of the pandemic years. It’s a market that rewards strategy, realistic expectations and patience. I’ll keep watching the numbers and sharing what I’m seeing throughout the fall. As always, the numbers usually have a pretty good story to tell. Sandra Pike

HALIFAX SINGLE-FAMILY MARKET REPORT

August 2026 delivered 346 firm single-family resale transactions across the Halifax-Dartmouth MLS area, worth a combined $221,358,554 in sales volume. The median sale price was $577,375 (average $639,765), the median home went firm in 19 days, and the median sale closed at 97.4% of its original asking price. The headline for sellers is negotiation. 70.8% of homes sold below original list, giving up an average of $44,634. Only 20.8% sold over asking. Meanwhile, supply keeps building: 345 new single-family listings came to market in August and 1,198 remained active at month end, roughly 3.5 months of inventory at the August sales pace.

WHERE NOVA SCOTIA BUYERS WERE ACTUALLY LOOKING IN AUGUST 2026 Single-family showings under $1M across Nova Scotia peaked in the $400,000–$499,999 band. Just over 55% of all showings landed between $300,000 and $599,999. In Halifax-Dartmouth the centre of gravity sits higher: the $500,000– $599,999 band drew the most traffic, and nearly 64% of showings fell between $400,000 and $699,999. Halifax-Dartmouth listings drew more showings per listing than the provincial average at every band under $700,000, topping out near seven showings per listing in the $300,000s.

NOVA SCOTIA CONDO MARKET AUGUST 2026

Nova Scotia’s condominium market recorded 64 firm sales in August 2026 according to the NSAR MLS export reviewed by Sandra Pike, REALTOR® with The Pike Group at Royal LePage Atlantic. Fifty-nine of those sales were within Halifax Regional Municipality; the remaining five were in Lunenburg, Annapolis, Kings and Hants counties...

NOVA SCOTIA HOME SALES AUGUST 2026 Every month I pull the full NSAR export for the province and read it the way a buyer or seller would experience it: not as a set of averages, but as the difference between the home that sold in four days and the one that is still sitting there after four months. August 2026 was one of the clearest months I have seen for that distinction, so this post is less about the headline numbers and more about what sits underneath them.

Median Sale

Nova Scotia’s South Shore recorded 88 single-family sales going firm in August 2026 across Lunenburg County (56), Queens County (19) and Shelburne County (13). Sandra Pike’s review of the NSAR MLS cohort points to a market that is functioning, but on the buyer’s timetable: the median days on market was 46, nearly half of all sold homes (48%) reduced their asking price before securing a buyer, and the median sale landed at 90.2% of original asking among sales with a posted price. The month was defined by two very different seller experiences. Nineteen homes (22%) went firm within seven days, and not one of them required a price reduction. At the other end, 29 homes (33%) took more than 90 days, and 27 of those had cut their price at least once. Buyer demand remains concentrated below $500,000: ShowingTime logged 823 showings on sub-$1M listings, with the $400K– $499K bracket alone accounting for 185. With 559 active single-family listings and roughly 6.4 months of supply at August’s sales pace, the South Shore continues to reward realistic pricing and penalize aspirational pricing.

NEW CONSTRUCTION MARKET REPORT August delivered a steady, well-priced month for Nova Scotia's new construction segment: 53 sales went firm on MLS®, buyers paid list price at the median, and the median firm-to-list timeline held at 54 days. The headline story is supply. Builders and owners brought 123 new construction listings to market during the month, 2.3 new listings for every sale, with 109 of those still available at the end of August. That is the widest new-listing pipeline we have tracked this year, and it gives buyers meaningfully more choice heading into the fall. Halifax

Immigration & Halifax Housing: What Sellers Need to Know

New blog post. Halifax isn't growing slowly. According to a March 2026 CTV News Atlantic report, Halifax's population sits at approximately 545,000, with a growth rate of 1.6% from July 2024 to July 2025. That's roughly double Canada's national average of 0.9% over the same period — and immigration is the primary engine behind that gap.
