‘WE ARE ALL IN’ Business owners Kristi Rockwell and Cameron Tharp are proud to call Sandestin home BY ZANDRA WOLFGRAM

I

n her 1966 No. 1 hit tune Nancy Sinatra belts out, “These boots were made for walkin’ and that’s just what they’ll do …” From the runway of Milan’s Fashion Week to the red carpets of the Grammy’s and the CMAs; in the spotlight at The Today Show, on stage at American Idol, parading at the Rose Bowl parade, and paired with a killer hat at the Kentucky Derby … Kristi Rockwell and Cameron Tharp were there — well, their dazzling designer boots were, at least. The famously head-turning custom footwear by Rockwell Tharp have allowed these boutique business owners to put their (well-heeled) foot in the door, so to speak. Move over Nancy, these boots were made for walkin’, too. Walking straight into a successful boutique business and rewarding resort-style life in the “best place in the world” — Sandestin Golf and Beach Resort.

THE EXCLUSIVE INSIDE LOOK OF THEIR STORY Rockwell is a sparkling petite, blue-eyed and blonde. Tharp is modest and measured. They grew up in cowboy boots, and each has the adorable dog-eared baby pictures to prove it.

“There is a picture of Cameron, as a baby, in cowboy boots,” Rockwell giggles, “and one of me in a frilly red polka dot dress and brown boots.” This clandestine pair — who are partners both in business and now married life — met in 2008 while living and working on the Hawaiian island of Maui a dozen years ago. Tharp was an international business consultant, and Rockwell was an intensive care trauma travel nurse. They both returned to sweet home Alabama — Rockwell to Birmingham and Tharp to Mobile — to care for their ailing parents. This life event was more than just an address change. The newly minted couple relished a fresh start and set out to design a new future together. Soon, they stepped away from their corporate jobs and channeled their enormous energy into a passion project that combined their shared interests of travel, design — and boots. “Kristi and I are both creative and artistic, but also business minded. Combining those mindsets is what’s helped make us successful,” Tharp says. Research and development took them around the globe; while overseas, they designed prototypes for eager friends and family members.

“The original boots we produced were a beautifully embroidered, knee-high design,” recalls Rockwell. “We designed jackets, sandals and boots, and everyone loved them.” But if that wasn’t enough market research, these entrepreneurs found their answer heading back home. “The first time Kristi wore them, we couldn’t get through the airport without women stopping us to ask where they could buy a pair,” Tharp recalls. “That’s when we realized we were on to something.” Soon, one pair of boots became a collection of 10 boots that they sold wholesale to boutiques across the U.S. and Canada. Manchester, Vienna and Tuscany are just a few of the growing list of carefully crafted styles Rockwell confesses are fondly named for “places we have been and loved, or places on our bucket list.” Their boot business boomed, but this hard-working couple didn’t kick up their heels. Inspired by the demand, they expanded into clothing, luxe leather handbags, accessories — some jewelry handcrafted by local artists — and ladies resortstyle apparel, many pieces designed by Rockwell and Tharp themselves. Though hundreds of shops have carried the Rockwell Tharp brand, the flagship boutique in The Village of Baytowne Wharf at Sandestin is the only location where clients can enjoy a first peek at new designs and shop the entire collection under one roof.


“People still flock here, because from a fashion perspective, boots are still on trend — they make a statement,“ Tharp says. Boot lovers can make a bold statement by rocking Rockwell’s “current favorite” the St. Tropez — bright turquoise and black mid-calf python leather boots, or her “first favorites” Bora Bora a vivid aqua and red sea-inspired knee-high boot, or perhaps the classic best seller — Passion Ranch, a rich chocolate brocade fabric with embroidered with a delicate floral print in muted hues. But if your “sole mate” is not found in the European or South American boot collections, not to worry. Rockwell Tharp can sometimes design a custom pair of boots to your liking, sized just for you. And if you are not sure how to put your ensemble together, Rockwell — who often styles celebrities for red-carpet events — will gladly provide styling tips.

“We help ladies express their unique style and by having exclusive designs that everyone else does not have — that’s our niche,” she chimes. Tharp echoes her thought, adding, “Just like Sandestin has its own unique style.”

THE BIG DAY Rockwell and Tharp both grew up vacationing on the beaches of the Emerald Coast. Once their business was established, there was only one place they wanted to settle down. With the vibrant Village of Baytowne Wharf nestled in the heart of the resort, Sandestin was the perfect place for this dynamic duo to “live, work and play.” They set up house in 2016, opened the shop the following year and “never looked back.” This July, Rockwell Tharp will celebrate 10 years in business, so stay tuned for special events to celebrate their 10th anniversary!!

A LEAP OF FAITH For Rockwell and Tharp, there is

little separation between their business and personal lives. They go “all in” in all they do and admittedly took a big “leap of faith” in launching a business as a couple. They considered just how to share something about themselves with their clients and landed on a small creative touch. Each zipper pull is subtly inscribed with “II Cor. 5:7,” their life philosophy, which reads: “For we walk by faith, not by sight.” SANDESTIN.COM

now are excited to sell in our boutique in Baytowne Wharf.” The Rockwell-Tharp reception was the first such event at Hotel Effie, which opened in late 2020. Festivities took place on the hotel’s Ara Rooftop Pool Deck, which features a bar, cabanas and a breathtaking 340-degree panoramic view of the Gulf, the bay and The Village of Baytowne Wharf. Kristi and Cameron had toured the hotel and the rooftop deck during construction and decided that this was the perfect venue for their big day. “It was incredible to watch our wedding reception site be built right before our eyes,” said Cameron. “Kristi and I did numerous hard-hat tours of Hotel Effie with all of our wedding team. We watched our future presidential suite, guest rooms and the entire rooftop come together. “When we walked in as the first-ever event, wedding and rooftop buyout at Hotel Effie, it was private, it was exclusive — it felt like months of planning had all come together on this glorious day. Our wedding planners, RaeBird Events, Chef Todd and the Sandestin Banquets & Special Events team made it all come

“Our business is here, we’re homeowners here and we even grew up vacationing here as children. We are all in.” says Tharp. In February, Rockwell and Tharp solidified their union with their wedding at The Chapel at Seaside, followed by their reception at the fabulous rooftop of the new Hotel Effie at the Sandestin Golf and Beach Resort. “It was an absolutely glorious day, and God’s hand was on so many of the details,” Kristi said. “We were honored to have friends and family come for their first time to experience the beauty and magical ambiance of Sandestin and Seaside Chapel. From the ceremony to the reception, it was all so breathtaking; my heart was filled with such joy and happiness, I could barely believe — this is our wedding!” Approximately 100 guests attended the big event, highlighted by a custom-made dress and custom wedding boots, designed by Kristi herself. “I am a pearl girl and love pearls, so I designed my wedding boots, placing every single pearl by hand on the heels,” she said. “And I designed my bridesmaids’ shoes that are Rockwell Tharp navy alligator pearl pumps with pearl anklets, which we

together on Feb. 21, 2021. It was remarkable a day, always to be remembered.”

THERE’S NO PLACE LIKE SANDESTIN After living in the popular playgrounds of Las Vegas and Hawaii, why did this globetrotting couple choose Sandestin? “There’s no place in the world like Sandestin,” says Tharp. “The water’s warmer, the beaches are better, the people are nicer and you can’t beat the Southern hospitality.” “You’re right,” Tharp concedes, thoughtfully pausing before proving his case with a final thought. “Really, Sandestin offers everything. It affords all the luxuries of a big city — restaurants, shopping, amenities and events all year long — without having to live in a city. There really is something for everyone here.” Lucky for boot lovers near and far, it doesn’t appear this happy pair will be pulling on their “walkin’ boots” any time soon. They are here to stay! arch and April on the Emerald Coast often bring the lovely weather golfers enjoy so much. This year, resort golfers got to watch a major event then participate in something special of their own. First came the Emerald Coast Classic at The Raven, part of the PGA’s Korn Ferry Tour, a first for Sandestin. That was followed by the inaugural Sandestin Homeowners Tournament, in which 50 two-person teams participated in a “scramble” format on the Baytowne course. Designed by Robert Trent Jones Jr., the Raven played at 6,891 yards with a par 70 for the Emerald Coast Classic. The tour brought 156 players competing for $600,000 purse. “When I got here in 2007 we had just come out of hosting the Boeing Championship, which is the senior tour,” said Rick Hileman, director of all golf activities at Sandestin. “It was a great success, and we knew that a golf tour could be successful here. So around 2010 and 2011, we just started putting feelers out and asking questions and saying ‘Hey, we’d love to have an event.’ We got serious with the PGA Tour about a year, a yearand-a-half ago … it was really just persistence.” After several months of negotiations, a three-year agreement was signed last October. “And if we are fortunate enough to take on a title sponsor,” Hileman said, “it opens the door to an option for years four and five.” Stephan Jaeger provided plenty of excitement to the final round of the Emerald Coast Classic. His 4-under-par 66 gave him his sixth Korn Ferry Tour title overall, which he won with a par on the first playoff hole against David Lipsky. Jaeger came from four shots back on that final round. was attempting to become the Korn Ferry Tour’s first wire-to-wire winner since Kramer Hickok at the 2018 DAP Championship. He finished third. “The course does require some precision off the tee, but its real defense is around the tees — and once the wind starts blowing, it can be a real challenge,” Hileman said. “The Raven Course is our premier resort course. It was built in 2000, and it’s just a logical fit. Having hosted an event in ’06 and ’07 from a logistics standpoint, we knew we could make it work.” And it certainly did, for a variety of reasons. “A large majority of players and caddies really had never been to this area before they were not knowing what to expect,” Hileman said, “and there was very positive feedback from them on course conditions, especially the fairways and greens.” And where did that feedback come from? “From the tournament side, from the spectator, side from the volunteer side, from the owners’ side — they said, ‘Man, this was a lot of fun, this was a good week,’ ” Hileman said. “We’re already looking forward to next year’s, so I think there’s a lot of momentum and enthusiasm within the community, and that’s vital because Sandestin can’t put this thing on all by itself. It has to be a community and a county and an area contribution to pull something like this together.” Hileman’s summary: “At the end of the day, what’s our goal, right? We want to draw attention to Sandestin and this area, but we also want to have dollars for charity. And the bigger the event gets, the more dollars we are able to contribute into charities, which is essentially what it’s all about. Our two major 18

benefactors on this one were Sandestin Foundation for Kids and Emerald Coast Children’s Advocacy Center.” Darren Nelson from the PGA Tour was assistant tournament director for the event. “The golf course speaks for itself,” Nelson said. “We chose Raven because we thought it would be a challenge for the guys. It’s a great property, and they did a lot of work to get it ready. … The staff at the club were great to work with. Rick was super passionate about the event.” The event drew approximately 375 volunteers, which is a big number for an event, especially one in its first year.

ONE- AND TWO-MAN teams competed for the top prizes in several homeowner categories.

“When you get community support like that, it makes your job much easier, especially when it came to shuttling groups around the property. And we had 52 groups that played, so we needed 52 walking scorers, which we had no trouble getting. “Amenities here are incredible, and a there are lot of sponsors in the community that will want to come out and support this event in Year 2.” And just watching the pros play isn’t all that’s attractive. “We had 23 teams in the pro-am, and that could grow,” Nelson said. “We could have up to 40-plus teams, so we’ll be out there in the market between now and next year trying to promote the pro-am. We hope the folks can come out an experience a oncein-a-lifetime experience to play inside the ropes with the PGA Tour players.” In a news release, Korn Ferry Tour President Alex Baldwin stated: “Sandestin Resort is truly a remarkable location for professional golf, and we are eager to bring the Emerald Coast Classic to this community,” said. “We have vibrant partners with great track records of building spectacular events, and we are confident that the future stars of the PGA Tour will enjoy competing in this region.” In 2013, the Korn Ferry Tour became the path to the PGA Tour, with all 50 available PGA Tour cards coming through the Tour. More than three out of four tour members are Korn Ferry alumni. 20

HOMEOWNER GOLF TOURNAMENT

As soon as the pros stepped off the fairways, Sandestin homeowners took to the links to make their own mark at Baytowne Golf Club. The inaugural Sandestin Real Estate Homeowner Appreciation Golf Tournament saw locals hit the course in one- and twoman teams to take home the title. “Whenever you have an ownership that wants connectivity with the homeowners, the best way to do it is at a social event that everybody enjoys,” said event emcee Gary Bowman, who gave credit to Sandestin CEO Tom Becnel for this first-year event. “A lot of people have cabin fever from COVID the past year, year-and-a-half, and they’re kind off itching to get out.” In addition to the overall titles, the event also included other event awards, such as closest to the pin and longest drive award. “Great event, well run, fun team,” said Sandestin homeowner Randall Nukk. Other local homeowners were abuzz after the event. “It was extremely well organized and an excellent chance to meet some of my fellow owners in a fun atmosphere,” said David Flanery. “Many thanks to Sandestin Real Estate for sponsoring the event.” Added Nancy Sack: “Let me say what a great event it was — lots of fun friends and new neighbors to fraternize with, plenty of food, fun and prizes. I’ll look forward to playing again next year.”

esidents and visitors alike will have an assortment of new options to sink their teeth into this summer at The Village of Baytowne Wharf. Local cafes and restaurants are serving up everything from avocado toast to gargantuan steaks, and seemingly everything in between. And when it’s time to leave, no matter how near or far away home may be, a new beach-themed art gallery offers a picture-perfect way to bring home a slice of the Emerald Coast. “The Emerald Isle cannot be beat,” said Kitty Whitney, commercial broker with Sandestin Real Estate. “We all welcome new ideas. These are the things that give vitality and longevity to the resort and to the Village, and that make everybody want to live here.” Here’s a look at a few of the new highlights happening in and around The Village of Baytowne Wharf:

When surveying the restaurant and nightlife scene in Sandestin, longtime restaurateur Mike Justice couldn’t shake the feeling that something was missing. The area boasts the world’s best seafood, prepared in more ways than even Forrest and Bubba could count. And there are plenty of places to enjoy some, say, parrot-and-cocktail inspired tunes while enjoying the Gulf Breeze. But how could it be, Justice wondered, that this pristine plot in northwest Florida that sits within shouting distance of Georgia, Alabama, Mississippi and Louisiana not have anywhere devoted to Southern and country culture?


“We have not had that in the Village for years and years,” Whitney said. The Drunken Goat Saloon, Justice’s latest venture, is changing that. Opened in April, The Drunken Goat serves Southern-inspired barbecue, steaks and fried fare and a full stock of beverages to go along with live music and line dancing most nights. CHARLIE’S Donuts has just the thing to brighten up any morning in the office (or at home).

“They’re just a great partner,” Justice said of The Village of Baytowne Wharf. “I wanted to be near the beach and on the water. We’ve got sunset views and marina views. It just fits.”

Sure, Charlie’s Café has tasty flatbreads, avocado toast and other options for those seeking a light lunch. But let’s be honest, the donuts are the star of the show. The latest branch of what began as Charlie’s Donuts — originally housed in a renovated Sunbeam bread truck, no less — Charlie’s Café is bringing more than a dozen varieties of donuts to The Village of Baytowne Wharf. Add in a full array of ice cream, lunch selections and specialty brews from Tallahassee-based Java masters Lucky Goat Coffee, and it’s easy to see why Charlie’s Café was named “one of the South’s Best Bakeries” by Southern Living. It’s already become a hit among locals since in opened in late April.

And yes, there really is a Charlie. That would be Charlie Mingus, a U.S. Army veteran whose post-military career has taken a sweet turn. “There’s just something about the beach and donuts,” said Mingus, noting that guests are often waiting outside when opens his doors each day at 6:30 a.m. “I can’t figure it out.” A quick look at those donuts might help to explain it. Whether iced, glazed, sprinkled or stuffed, each of Charlie’s donuts is its own edible work of art. And weighing in north of 3 ounces, each donut has plenty of substance to go with its style. “They can feed a family and then have a lot left over for the afternoon,” Mingus said. Despite the wide variety of donuts on offer — there’s even a maple bacon donut for those that like a little pork on their pastry — Mingus said his most popular item is the classic sour cream cake donut. “They are absolutely beautiful,” he said. “I promise you, they’re to die for.”

Since moving to the area more than eight years ago, artist and photographer Shannon Upton has been inspired each day by the stunning sunrays that dance on the Gulf of Mexico, creating countless shades of blue and green. No surprise, then, that those blues and greens are hanging from the walls and resting on the shelves at Emerald Coast Art, the Village’s new gallery that houses Upton’s photography and paintings. “Just being here, you see such beautiful things with the water all the time — the colors and how it changes,” Upton said. “I’m always taking pictures of it, then a certain picture, I’ll say, ‘I think I can paint that.’ ” Opened March 1, Emerald Coast Art is proof of that. The gallery features acrylic, resin and watercolor paintings, as well as some of the top-choice photographs from Upton’s lens. Whether guests are on the hunt for a small print to serve as a vacation keepsake or a full-sized original to hang over the

mantle, Upton’s got something to complement any beachthemed décor. And although some might think art galleries are places for high brows and higher price tags, Upton prides herself on pricing her pieces at a rate that is accessible for all. “People come in because they enjoy the beach and want to take a little bit of that with them,” Upton said. “Anything you can do to share that with them, it’s fun.” SANDESTIN.COM

S

tranded on the side of the road, a mere mile-and-a-half into his new golf cart’s maiden voyage, Mark Wilson had every right to be more than a little miffed. Yes, he’d bought it secondhand and, yes, it was clear that he’d been sold a bill of goods. But rather than curse the sky — or the seller — Wilson turned his gaze inward. He realized that, had he just done some research into what exactly he was buying, the whole situation could have been avoided. The cart’s needed repairs left Wilson’s wallet $1,500 lighter. In a sense, though, that $1,500 might have been the best investment he would ever make. Out of that ordeal was born the idea for NasCarts: a business built of golf cart specialists who sell high-quality, customized carts while offering comprehensive, userfriendly service and repairs. Since launching in golf-crazed Ponte Vedra in 2014, NasCarts has expanded to St. Augustine, Nocatee, Jacksonville and, most recently, Sandestin — all while generating a list of clients that includes T.V. stars, professional athletes and Hollywood’s most beloved golfer, Bill Murray. And at the center of it all is the man who just a few years ago was stranded on the side of the road in a cart of his own. “I didn’t know anything about golf carts,” Wilson said. “Now I teach visitors about them. I educate them on a golf cart that is good, better, best.” In addition to an extensive selection of models for sale, as well as a pillar-to-post custom shop that Wilson calls the “Build-ABear” of golf carts, NasCarts also provides its users with what might be the industry’s most generous service plan.

Drive a cart to NasCarts’ shop, and Wilson and his team will give it a free analysis. Stuck on the course or a cart path with a dead battery? NasCarts makes house calls, AAA style. “What I’m finding out is that service is more important than anything right now,” Wilson said. “People are now coming out of the woodwork, both visitors from spring break and people that live here.” With 4,500 residential units and 4,500 golf carts to go along with them, Sandestin could hardly be a more natural fit for the NasCarts team. Sure, golf cart sales and service have been in the area’s backdrop for many years. But now, for the first time ever, Sandestin residents have a full-service, neighborhood shop located just moments from their front door. “I think they’re really dynamic,” said Kitty Whitney, residential broker associate and commercial broker for Sandestin

Real Estate. “And them being inside the gates is fun.” Fun is something of a specialty for NasCarts, especially when the custom shop gets to flex its muscles. The team has designed themed carts for everything from alma maters — LSU and Ohio State are popular choices — to blockbusters. A recent build modeled after Disney’s “Pirates of the Caribbean” would no doubt be Captain Jack Sparrow’s vessel of choice should he ever hit the links. “I would really like someone to say this is an entirely different experience than they’ve ever had,” Wilson said. “When they walk through, they’re learning, they’re picking out colors. “And once cart is ready, we roll it out and they say, ‘This is exactly what I wanted.’ I just want people to say, ‘I couldn’t get this anywhere else. Emerald Coast Classic This inaugural tournament is a part of the PGA’s Korn Ferry Tour and is a qualifier for The PGA Tour. Award-winning Raven Golf Club was the location for this historic week at Sandestin that included a junior clinic, a pro-am tournament and four rounds of competition that resulted in a $600,000 payout for winners. The Emerald Coast Classic is a new stop on the Korn Ferry Tour, and this year’s event was held March 29–April 4. Germany’s Stephan Jaeger won the inaugural event, edging American David Lipsky on the first hole of a playoff. The Emerald Coast Classic FEATURED 156 and a total purse of $600,000. The Korn Ferry Tour is the primary pathway for professional golfers looking to earn their PGA Tour card. Since 2013, the Korn Ferry Tour has had 50 available cards for the following season. Twenty-five Tour cards are reserved for the leading points earners at the end of the regular season, and another 25 are up for grabs at the three-event Korn Ferry Tour Finals that follow. Wine Fest The Sandestin Wine Festival is known as the best event in the Visit South Walton Beaches Wine and Food Festival area, and the 34th annual event was no exception! Guests and visitors alike gathered in The Village of Baytowne Wharf on April 15-18 for four days of unique events such as wine dinners with celebrity chefs, tasting presentations by independent liquor brands, culinary explorations from local restaurants and more. Wine novices were able to learn more about wines and sample from a comprehensive selection in all varieties, styles and price ranges. Wine aficionados enjoyed meeting winemakers, asking detailed questions and acquiring hard-to-get selections. 8th Annual Tequila and Taco Festival Local restaurants and food trucks gathered in The Village of Baytowne Wharf to compete for the “Best Taco on the Emerald Coast,” with a first place prize of $2,500 going to the winner. We ended up going to her specific unit and doing a virtual walk through of the unit with her so we could allay any concerns that she had before her arrival. She ended up having an amazing stay with us and has since also booked a room at Hotel Effie in May.

5. If there was one thing that you wish everyone knew about Sandestin, what would it be? That there is something for everyone when they visit. 1. How long have you worked for Sandestin, and what brought you here? I have worked with Sandestin for almost three years. I had always known about Sandestin as a competitor from my time on Amelia Island, and when I heard about the renovation of the Baytowne Conference Center and the Hotel Effie plans, it seemed like a perfect time to join the team at Sandestin.

I have learned so much from the Group Sales team these past three years and know the resort is in great hands with this experienced team selling our Resort. We are seeing a very busy second half of 2021, and 2022 shaping up because of their hard work.

Year-over-year decreases have been recorded throughout the areas and property type with the exception of an increase in condominiums in Miramar Beach and North Santa Rosa Beach and townhomes along 30A and in North Santa Rosa Beach. Despite the decrease in available inventory, this area of beaches, golf courses and picturesque communities continues to celebrate an overall 7% increase in median sales price in 2021.
