A HIGHLY IMPRESSIVE

2021

IN THE HOUSING MARKET

A very warm welcome to all of our regular readers on the production of our second Collection Magazine in 2021.

T

he Autumn/Winter edition features a number of beautiful houses, but for the first time ever it is blatantly obvious that many of these houses have already been sold or are currently under offer with historically low registers being recorded throughout our offices. The simple truth of the economy in 2021 was that the demand to purchase housing (and to let them) was considerably higher than the supply of properties coming onto the market for sale, for all estate agents in the North East of England. To put it into some context, Sanderson Young have AGREED SALES this year of just over a QUARTER OF A BILLION POUNDS (£250 Million) worth of property. Compare that to 2020 when we had approximately £210 Million worth of property sales, this represents an impressive 20% increase year on year. The pipeline of sales, as we entered into 2021, was historically high and the exchange value of houses that has gone through this year is predicted (dictating this at the beginning of November 2021) to reach £240 Million in value, which is a tremendous achievement. That figure is nearly double what we saw in exchange value in 2020. The most commonly requested question The most commonly requested question from all of our clients is from all of our clients is “how long will this “how long will this demand demand continue?” which is a particularly continue?” which is a particularly difficult answer to forecast. difficult answer to forecast.

Collection

THE FACTORS THAT INFLUENCE THE CURRENT HOUSING MARKET ARE AS FOLLOWS: • The financial crash in 2007 was followed by at least 7 years of abnormally low housing transactions, confidence, and sales, because people could either not afford to move, or had low job security, or perhaps couldn’t meet the criteria of the lending banks on their strict multiplier calculations for loan to value. Those conditions continued through to at least 2014, when we saw a relief in the housing market and more transactions taking place, but, regrettably, this was followed by four more years of disruption, between 2015-2019, where Brexit and elections caused unease and concern. 2020 was the first time that we saw real confidence returning and if it hadn’t been for the Covid lockdown we would have seen a record year regardless, as most of this was because of catch up from the poorer years and the low number of transactions that took place. • During the poor years of confidence house builders “battened down the hatches” and left many of the proposed new homes sites fallow, since they didn’t expect high demand and therefore did not build. This has led to a historically low level of new build houses coming onto our books for sale and therefore a shortage in supply. The builders are now re-addressing this and most national builders are furiously hunting for land to meet the excessive number of buyers that we now have. This will, however, still take time to work through and create a catch up of the houses that should have been built.

The simple truth of the economy in 2021 was that the demand to purchase housing (and to let them) was considerably higher than the supply of properties coming onto the market for sale…

• Over the last 14-15 years we have seen an increasing population in the North East of England, with larger numbers of people living here and living for longer periods of time. The housing stock, where it has been obsolete or derelict, has been cleared and councils have made strong efforts to reclaim housing stock, which has not been fit for purpose, but this, again, has led to lower numbers of houses being available to rent or to buy. The planning consultants who advise councils tell us that we are massively under supplied with housing stock for at least the next 5-10 years. • The impact of Covid, a highly unique and unusual situation, has led to a complete change in the way we “work, rest, and play,” especially for those who were used to working in a city or urban environment. The attractiveness of having a two or three bedroom apartment, with little to no outside space, and commuting to work in an area of great congestion, is now very unappealing. The opportunity to now work remotely and commute into a central office, perhaps 2-3 days a week, has increased the flexibility for people to live where they would want to and, therefore, the option of swapping a two bedroom flat in central London for £1 Million, for a delightful old stone Vicarage in mid-Northumberland, has undoubtedly had a significant impact. We are, at this present time, recording more and more buyers who I believe are relocating to the North East for a better quality of life and commuting between Leeds, Manchester, or even London, on a regular basis. • Staycations are equally causing considerable concern and the demand for second homes in prime locations of outstanding natural beauty, be it the coast or into the hills, is forcing up prices with huge numbers of buyers looking for a very small number of available properties. This will have to be addressed by planners who need to create stock for locals to live in at affordable prices.

Whilst the incentives of stamp duty have subsided now, the market, in my view, will still remain confident and strong for at least another 6-12 months.

The above five points are just some of the areas which have caused significant demand to increase beyond normality, and, in many cases, reality, and have led to property values rising anywhere between 20%-50% in the last 18 months.

Our duty has always been to our client, the vendor, to achieve the best price, and at Sanderson Young we will create added value by ensuring that we market the property to the best of its ability and achieve the best price for the home that we can, in a fair, professional, and honest manner. It is not a pleasant experience as a buyer when you know you are competing against 10 other people and whilst, as a vendor, you may benefit from the increased price and offers that you receive, I think many of us would prefer to work within an economy which has more equal supply and demand. Over 20%, and perhaps 30% in our rare! office, of the sales and income that we have achieved has been created by ‘off market sales’ in 2021. These properties have been part of a jigsaw puzzle, where, for whatever reason, a vendor wants to have a low profile sale without the glare of publicity, websites, and marketing, and we are able to match that property with the right buyer because of our knowledge of purchasers who are around at any given time. This continues to be a very important part of our marketplace and if you are thinking of selling your property or buying from us, you must register with us so we can understand your needs. We are happy to help with all confidential and private sales which can be overseen by myself. Due to the increased turnover of the company, we have invested in many important factors. Improved IT facilities, a new website, new hardware throughout all of our offices, window displays, marketing, social media, and security, have all been part of our investment. Our staff numbers have increased and we look forward in 2022 to launching a number of very exciting new homes sites, which are going to provide a very welcome release of supply within a market which is very oversubscribed. Whilst the incentives of stamp duty have subsided now, the market, in my view, will still remain confident and strong for at least another 6-12 months. I very much hope that myself and all of my team can help you with your requirements, either to rent, buy, or sell, in either 2021 or 2022. Please do not hesitate to contact me if I can be of assistance in any way on duncan.young@sandersonyoung.co.uk.

With my very best wishes for a healthy, safe, and homely Autumn/Winter. Duncan Young, Chairman Collection

MOVING FAST THROUGHOUT MY 40 (PLUS!) YEAR CAREER IN THE NORTH EAST PROPERTY MARKET, I HAVE NEVER WITNESSED ACTIVITY SUCH AS WE HAVE SEEN OVER THE PAST 18 MONTHS.

D

uring every other global crisis, the property market has been one of the biggest casualties and when we were closed down in March 2020 we anticipated a similar fate. How wrong we were! Re-opening our doors in May last year armed with the boost of the Stamp Duty Holiday, we saw an unprecedented flurry of movement and demand across all price points and in all locations. As summer 2021 arrived, with the market showing no sign of stopping, most property experts believed that sales levels would begin to cool in the second half of the year, once buyers could not make a very worthwhile saving on their purchase. However, this was not to be the case and the market is still showing pent-up demand for purchasers wishing to move, with lockdown emphasizing to many that the space they were living in really was not suiting their requirements. We all found the practicality of working from home, in some capacity for the foreseeable future, was not always easy in our current home. Some felt that a country location with more outside space ticked the box if there was not a need to travel into the office each day. Some wished to relocate back to their roots in the North East, having been pained by the separation from family. What was clear was that everyone had very different requirements when it came to moving postlockdown, which certainly mirrors how each of us have had different challenges to face throughout the pandemic. We have seen so many twists and turns it would be impossible for anyone who follows the property market to be aware of precisely

what is happening and where prices are sitting at present. Can you accurately value your own home? I would believe that this is extremely difficult. It is not merely a question of visiting property portals or market intel websites and seeing what has sold in your area, or how long a property has taken to sell. Any house that sells this week will only show the asking price and not the eventual sale price. This will not appear until the transaction completes and hits Land Registry, which can take up to 5 months, dependent upon how quickly the sales process takes. In a large number of cases we are selling well in excess of an asking price, which is also something that needs to be taken into account by those considering selling in the near future. It is vital that you take advice from property experts in order to determine the best achievable price for your home, whether any works may need to be considered to maximise that price, and how it can be marketed and promoted in order to achieve that price. Of course, it is not just about selling your home; it’s about finding the right property to meet your renewed needs. Over the last year, we have sold more properties off the open market than ever before, meaning they have never been listed online, had a for sale board outside, or been seen in the press. How do you know you haven’t missed your dream home coming to market? There is only so much market intelligence that can be gleaned without sitting down with the experts and planning your next move. Please do not hesitate to contact any of our offices, who can arrange for one of our valuers to meet with you and discuss the market and our recommendations. You may well be pleasantly surprised to learn exactly how the market is performing in your precise area and the quality of active buyers that may be looking in your locality. Free advice pays dividends in the long run.

are big fashion news.

Sweeping across AW21 fashion week, they were spotted on the catwalk at Balenciaga, Celine, Chanel, and Louis Vuitton. Fashion editors witnessed models wearing a variety of puffer jacket lengths, sporting an array of different outfit options underneath. Balenciaga went bold with a bright red coat, ticking a couple of key autumn winter trends at once. Rainbow colours are in again over the chillier months, meaning you needn’t be restricted to black or grey. Quilted designs were seen at Balmain and Longchamp, and Louis Vuitton displayed studded detailing, worn alongside biker boots and layered knitwear. Celine showed a glossy luxe looking black puffer, and sequinned trousers, while Isabel Marant plumped for winter whites. From building cosy layers to wearing bright colours, think getting snuggly while staying ahead of this season’s trend. The signature puffer style is padded outerwear with stitching to separate the fibre filling, adding to their puffed-up finish. Potentially adding texture to an otherwise plain outfit, they are easy to throw on and accessorise, with waterproof and storm proof options a big bonus. Especially for us North East folk. Typically associated with sportswear or more casual and practical occasions, their rising star on the fashion scene shows these coats can be dressed up too. LYLE AND SCOTT

<< we’re talking puffer coats for both menswear and womenswear, applying to different sartorial situations. Standout high street brands showcasing their puffer jacket selections include North East born favourite Barbour, as well as sustainably focused fashion name, Baukjen. Plus, there is a stylish selection from Hunter, Hush, Lyle & Scott, and Sweaty Betty. For serious outdoor gear, without compromising on style, Barbour is our go-to. Regional loyalty continuously pulls us towards this classically stylish brand, serving up both timeless and contemporary takes each season. On the coat front, top picks for men are found within Barbour’s latest Tartan collection, while the womenswear jackets we’ve chosen are from the Coastal range. In menswear, the Holburn Quilted Jacket (£269) is available in both Rustic/Winter Red and Navy. A tailored fit, the quilted finish is an alternative to an overtly puffy jacket, instead as a subtle nod to this trend. The large hood with detachable fur trim is cosy for winter, while big pockets add practicality too. As ever, Barbour’s minimalistic branding and embroidery is a key feature. The hood’s faux fur lining looks particularly snug, and ribbed cuffs bring extra detail, with branding on there too. Although not strictly a classic puffer, the waterproof Hauxley Jacket (£219) is worth mentioning for its warm outerwear potential alone. Which as we know, Barbour do so well. And you can choose between Navy or Nori Green. The Baukjen Jaden Recycled Down Coat (£399) is a longline navy puffer jacket complete with popper and zip closure. The shade is a dark alternative to black, which will be the ideal accompaniment to tan boots, and colourful knits. We are a big fan of their Deryn Ecotec Cardigan (£129) in Pink Twist at the moment, whose berry shades are brightening alongside a winter jacket like Jaden. Passionate about the importance of sustainability within our fashion footprint, on their website you will also find clothing rental and pre-loved sections. Recognised as the No.1 Certified B Corp in the UK fashion industry, this basically means their social and environmental performance is rated highest. Eager to be totally transparent with consumers, you can also access their sustainable development goals online. Its rubber touch finish is water resistant too, with the lightweight jacket snug without being uncomfortably bulky. Focusing on khaki green tones at Hush, are the Dia Reversible Quilted Coat (£159) and Joely Cotton Puffa Jacket (£139). For shorter coat fans, Joely fits the bill with an integral jersey hood and ribbed cuffs. The casual coat is a weekend wear buy, or when out and about on your days off. We’d pair with black jeans and hiker boots, plus a chunky knit as the days get chillier. Dia’s reversible interior is a muted leopard print if you go for patterns, and its quilted finish contributes an extra stylish edge. Lyle & Scott’s Women’s Puffer Jacket (£120) has diamond criss-cross detailing and urban edginess. The shorter length would double up well for both casual cosiness and when worn with a dress or heeled boots. The black tones are a sure fire match for

any complementary outfit colours. Or perhaps if you prefer a completely muted fashion colour palette, generally steering away from bright shades. Infusing outerwear with a bolder colour pop, however, is Sweaty Betty with their brightly coloured waist length puffer. The Pathfinder Lightweight Packable Jacket (£155) is also a streamline option for travel too. For a puffer gilet option, their Pathfinder Lightweight Packable Vest (£145) in Moss Green can be worn alone or with other layers. Made from recycled nylon, the vest has a high funnel neck and adjustable toggles on the collar and is water resistant. The boxy fit achieves an effortless look, featuring two zip pockets for convenience too. And speaking of gilets, Sweaty Betty’s piece de resistance this season has to be the newest coat incarnation hitting their shops – the genius multi-tasker, Go Your Way 3-in-1 Mac (£295). Available in Stone Beige and Black, as the name suggests, this jacket can be worn three ways. Meaning you can have a puffer jacket element with the fully detachable top gilet layer, it can be worn alone or over the water resistant coat. There is a removable waist belt too, should you want to cinch in the mac. Versatility is the name of this high-tech fashion game; you can choose between light and deeper shades. For Stone Beige, its gilet is a sunny yellow, while Black’s shades all match. This is a minimalist way of ticking several style boxes. Possibly the simplest way to infuse style into your wardrobe this AW21, whatever the occasion or price point, there are plenty of puffer coat picks to choose between. From dark tones to brighter shades, we’ll be eagerly embracing being cosy while looking chic, maximising pocket potential, and looking out for waterproof or storm proof finishes. Across coastal walks, city exploring, weekend breaks and during the working week, this autumn winter season eagerly awaits us.

WHERE DO YOU GATHER YOUR INSPIRATION FROM? Our inspirations come from a number of different avenues. We at Ashburton Interiors all have a nature for creativity from listening to what our clients’ expectations are, to visiting leading interiors exhibitions, and searching through samples and ideas. Remember that design is everywhere around you, hold on to ideas and objects- you never know when you might use them for inspiration down the line. We regularly work alongside new and established interior designers and it’s always nice to share inspiration for projects. DO YOU HAVE A FAVOURITE LIVING SPACE WITHIN THE HOME TO WORK ON? Currently our favourite living space to work on is the kitchen. We have recently undertaken a few projects this year which include building work. For example, removing walls to create open plan living for a multi-functional family space combining cooking and living areas. After the last year everyone has experienced it is rewarding that we can create space to bring the entire family back together. WHICH EMERGING THEMES YOU’RE SEEING ARE PARTICULARLY POPULAR AT PRESENT? Regarding themes and trends, 2021 has been a big year of change Also, a particular colour we have used a lot of this when it comes to style, whatever year is green. With bold deep greens for walls and kind of property you live in. We lighter softer shades for furnishings… have been installing some beautiful panelling from acoustic to traditional wood panelling. Also, a particular colour we have used a lot of this year is green. With bold deep greens for walls and lighter softer shades for furnishings, we cannot forget textured walls and statement venetian plastering. Overall, we have seen an increase in enquiries for garden rooms, home offices and snugs. The demand for inspiring and comfortable home working spaces has definitely increased due to Coronavirus.

THE FINER DETAILS Curtain and soft furnishings designer, Jayne Wade, shares her top tips for accessorizing with soft furnishings, and current decor trends. • Grey remains a popular pick, with people now going bolder with dark blues, teal, peacock shades and green. • Upholstered headboards are coming back into fashion. Think highly patterned fabrics or a shaped effect with a plainer finish and piping. • Cushions are still an excellent way of adding colour to a room without a massive outlay. Always use different fabrics for the cushions and try to get an eclectic mix of colours and patterns. • If you’re a dab hand at DIY, bring definition to a square room by adding panelling. The simplest technique is by cutting MDF into strips, and there are plenty of tutorials on YouTube and Pinterest. • With us all spending more time at home recently, rooms are being converted into snugs. Upholstered foot stools can add a bright pop of colour, and comfortable luxury. • Fabric trends are currently swaying towards natural linens and velvet, and away from shinier textures. • If you favour vibrant bird print, opt for cushions and lamp shades which can be easily switched up should trends change.

Their Poverty Proofing project identifies barriers that families living in poverty may face when it comes to accessing the building and activities. Situated at the very heart of our regional arts community, BALTIC’s exhibitions and events cover a broad variety of topics, across social and artistic themes; not to mention reaching a world renowned recognition for exhibiting cutting edge exhibitions. A major landmark on the Newcastle Gateshead quayside, the ex-industrial building brings arts, culture, and community offerings to the North East and our steady stream of welcome visitors. There’s never been a better time to visit, with current exhibitions encompassing ground-breaking work by Ad Minoliti and Sutapa Biswas. Their first solo show in the UK, Ad Minoliti’s Biosfera Peluche / Biosphere Plush, runs until 8th May 2022. Their work uses geometry and colour as a tool for creating alternative universes and speculative pictorial fiction influenced by feminist and queer thought. Drawing on geometric abstraction found in Latin America, Minoliti’s painting blends design and functionality,

Seen as an example of why the space reserved, DACS 2021 race benefits the already powerful, exacerbating pre-existing social and economic equality, and environmental issues, this is an acutely relevant topic today. And so, Biosfera Peluche / Biosphere Plush intends to be a polar opposite to Biosphere 2, presenting an environment as an inclusive community centre, and a space for intersectional feminist education and fantasy. The solo exhibition by Sutapa Biswas started on 26th June and runs until 20th March 2022. Spanning Biswas’ extensive career, this also includes a major film commission, Lumen. Additionally, a companion exhibition is set to take place this autumn at Kettle’s Yard, Cambridge. Between both, visitors can access a presentation of the artist’s work in seventeen years. Lumen (2020-21) is a semi-fictional story of migration, filmed in India and England, following Biswas’ maternal ancestors through the artist’s monologue. The film covers memories of the artist’s journey by sea between Mumbai and Dover when her family emigrated under difficult circumstances. The artist’s own … recurring themes found in Biswas’s work personal history mirrors maritime histories from the Atlantic and including motherhood, migration, memory, Indian Ocean slave trades to loss and temporality through drawings, post-emancipation British colonial photography, and moving imagery trade and post-colonial migration.

As a result, this exhibition draws on the long histories of transit associated with the River Tyne, and maritime trade at Kettle’s Yard, in the form of 17th century Dutch Delft tiles in the collection. The BALTIC exhibition will explore recurring themes found in Biswas’s work including motherhood, migration, memory, loss and temporality through drawings, photography, and moving imagery. Plus, a selection of works will draw on her personal history and family relationships. Specifically, in the photographic series Synapse I (1992–94), Biswas’s body becomes a site for projected images taken during her first return to India since moving to the UK in 1966. This display includes a snapshot of the landscape surrounding her grandmother’s house and other psychological imprints the artist wanted to revisit. In the two-screen installation of the film Birdsong (2004), inspired by the first sentence spoken by the artist’s son, Biswas depicts a magical imaginary world where a horse lives with the family in their living room. Other works include the haunting film Magnesium Bird (2004), which features birds sculpted from magnesium ribbon being ignited at dusk in the setting of the Victorian walled gardens at Yorkshire’s Harewood House. Meanwhile, visitors will also be able to observe the artist’s ongoing series of beautifully delicate bird drawings in Time Flies (2004–2021), which are a moving tribute to her late father and reflect on a written passage by Marcel Proust. an events management business offering catering vans, mobile bars, and bespoke planning. Dedicated to creating the perfect event, their party passion encompasses sourcing entertainment, sorting out wedding receptions, and much more, writes Helen Wilson-Beevers.

We spoke to Cameron, finding out all about this fantastic regional venture, and the pair’s journey so far. TELL US ABOUT THE INSPIRATION BEHIND NEWCASTLE CATERING CO.? I approached Fergus for advice on buying a fish and chip shop in a popular holiday location on the Northumberland coastline. From there we decided to go mobile and suit the current patterns of existing mobile bar, The Bubble Bar. From the short success experienced since opening, we thought it was paramount to create an umbrella company in which The Bubble Bar, Frosty’s Fish & Chips and future projects and services can sit under. Subsequently the Newcastle Catering Co was established. WHAT DOES YOUR BUSINESS OFFER TO POTENTIAL CLIENTS LOOKING FOR EVENT PLANNING SUPPORT? The aim is to be a one stop shop for all your event needs. Planning an event can be stressful so we want to make it as easy and stress free as possible for all our customers. WHICH IS YOUR FAVOURITE PART OF RUNNING AN EVENTS MANAGEMENT BUSINESS? Firstly, seeing the customer smile. Within this industry, once you see the customer having a great time from the work you have put in, there is nothing better. Secondly, seeing your vision of an event come together, run smoothly and all parties being over the moon with how it’s gone. It makes the long hours more than worth it. DO ANY SPECIFIC EVENTS STAND OUT TO YOU AS THE MOST SPECIAL? The first wedding at our own event site. Back in August 2020, we met with my uncle and Nigel Holliday (who owns Boutique Event Hire) to look at doing rural weddings on my uncle’s farm. The whole wedding industry was a bit all over the place because of the pandemic. The event had over 250 attendees with 4 giant tipis in a field. We had a giant 20ft container bar, The Bubble Bar Van, a bottle bar as well as a cocktail bar with 4 of our mixologists putting on a show for the guests. We have also been fortunate to provide our mobile bars to people’s homes in recent months with cocktail evenings and tailored menus to suit the clients’ preferences. Max, our in-house mixologist as well as his amazing team, are fantastic at what they do and provide light to any party they have been involved in with us. CAN YOU SHARE ANY UPCOMING NEWS WITH US ABOUT EXCITING DEVELOPMENTS INTO AUTUMN AND WINTER? We have just bought our second fish and chip van. This allows us to keep up with the increasing demand we are receiving for private events as well as the weekly round we offer to towns and villages in Northumberland. From Christmas parties to Christmas markets as well as the increasing demand for warming food on cold autumnal evenings, we are very excited. We will also be looking to take on staff, providing opportunities to work for an expanding start up in the events industry.

SY HOMES

CITY & SUBURBS

The re-opening of the housing market last year brought demand for property here in the North East to excessive levels. We have been assisting an abundance of clients who seem to be still re-assessing their current lifestyles and what they want from their homes. The combination of this, alongside low interest rates, has meant that it is clearly still a very strong sellers’ market even following the end of the stamp duty holiday. There has also been further increased demand for semi-detached and detached homes with gardens or lovely outside spaces throughout Newcastle, of which there has been a limited supply recently. Beautiful period terraced homes within the central areas of Jesmond and Gosforth, and within the surrounding suburbs of Heaton, Benton and Fenham, have also seen a capital uplift. This demand seems to be driven by a younger family buyer hoping for guaranteed access to fantastic state schooling and excellent transport links. Demand in the desirable coastal towns of Tynemouth, Whitley Bay and Whitburn has also shown no signs of dissipating with many local buyers seeking easier access to our region’s beautiful coastline.

GREG MCCARTHY REGIONAL VALUER

Are these trends that we’ve observed over the past 12 to 18 months only a momentary flash in the pan or are they signs of something more permanent? Perhaps what we believed to be temporary lifestyle moves are not so temporary after all. Looking forward into early and mid 2022, I am certain that the demand for our region’s homes will still be there, however the signs of inflation might just slow activity levels down to a less heated level. Whilst there are discussions of an inevitable interest rate rise on the horizon, you may be wondering is now the right time to move? Brackendene House Low Fell

Brackendene House provides a magnificent, detached Grade II listed family home, positioned on an elevated site with stunning views. Originally built in the mid 1850s, the house was famed, not just for its architecture, but also because of its art collection and the owner’s friendship with leading interior designers including William Morris, who is believed to have been a frequent visitor. This fine detached five bedroomed property provides extensive accommodation with outstanding features including tall ceilings, elaborate fireplaces, solid oak doors and limestone flooring. The gardens are particularly impressive, extending to circa 1.5 acres, with lovely walks, substantial trees providing privacy, a small dene, and a former tennis court. There is also a detached one bedroomed coach house, ideal for older children/visiting relatives.

PONTELAND & TYNE VALLEY

What a year! 2021 has proved to be as busy as 2020, with high demand in Ponteland, Tyne Valley and rural villages. Buyers have outstripped the supply of properties and we urgently require more homes to meet this continued demand! Buyers continue to value the standard of living and outside space which many properties in Ponteland and the surrounding villages offer, with good access to Newcastle city centre for commuting, excellent local schools for all ages and the opportunity to walk and enjoy the open countryside. COVID-19 is still very fresh in all of our minds, and has unlocked a desire in many of our buyers to enjoy a different way of life, where there isn’t the need to travel into work every day; to take advantage of extra time with the family and embrace the great outdoors.

PENNY WRIGHT VALUATION MANAGER

We have had great sales at all price points in rural areas, along with the high demand for family homes in Darras Hall and Ponteland. A really positive change we have seen in the last 6 months is the increased interest in apartment living, where all of the apartments in Hemingway Court in Ponteland are now sold, and only a small number remain in Wylam Grange. Despite the end of the Stamp Duty holiday, we still expect to see good levels of activity for homes this Autumn, where the seasonality for selling homes is a thing of the past – if the right house comes to the market, we are seeing sound interest.

SY HOMES

NORTHUMBERLAND & REGIONAL

Despite ongoing uncertainty for many in 2021, the housing market in our region has continued to grow with demand outweighing supply, with the popularity of rural Northumberland and our stunning coastline producing unprecedented interest and properties selling between 10% and 15% above the guide price. With a new version of normality resuming for many, we will continue to see clients entering a period of reflection, re-evaluating lifestyle options and how we spend our precious down time with family and friends away from the stresses of the everyday. Many of you have already made the change to move to the home you always dreamed of in a location you never thought possible, or perhaps have been able to finally purchase your very own retreat, or simply invest in our region as a superb location for the ever more popular ‘staycation.’

HEATHER ARMSTRONG REGIONAL VALUER

We have been delighted here at Sanderson Young that we have continued to see strength in our housing market with high levels of proceedable buyers registered, waiting for homes to come to the market. Our experienced sales team have continued to work with both vendors and purchasers to provide professional advice and support ensuring their ideal outcome with as little stress as possible. With a career in estate agency that spans almost 30 years, I have seen many changes in the housing market, however none have been as exceptional as 2020/21.

REGIONAL LETTINGS

As Autumn returns, we are delighted to reflect on an outstanding 2021 so far, with extremely high levels of enquiries and demand outstripping supply at all price points across the full North East region. The majority of our current stock is securing tenants on the day of listing and we are seeing bidding wars from customers vying to win their ideal property. The shortage of accommodation just doesn’t end with the lettings side of the business, where we have also been inundated from sellers looking to rent for the shorter term as a stepping stone to their next move up the ladder. We have been incredibly successful on meeting the housing needs of many of our customers and equally offering good quality accommodation to the lettings marketplace, as well as having close links with returning landlords and assessing when properties are due to become available again to match up waiting applicants.

We are proud of the extensive number of houses we let on a weekly basis, yet due to exceptionally high demand, stock levels constantly run low. Sanderson Young manage over 100 properties on a daily basis and some of those lets are shown below. We require at least 4-5 new landlords per week to satisfy the demand for increasing numbers of tenants, who often are of a very high quality and from blue chip companies, coming to Sanderson Young first due to our reputation for quality homes kept to a high standard. If you are a landlord looking for an experienced property manager with extensive connections throughout the business sectors we would be delighted to help rent your property within a very short period of time, at the best price possible. I am particularly proud that over 50% of my landlords have seen significant rent increases due to the economics of the current market. Are you letting your portfolio at the right price? Please give me a ring to discuss.

NEW HOMES

There’s no doubt that Covid has changed how we understand and appreciate our homes. We need houses that help us balance our personal and work lives like never before. New developments need to represent the shift to what has become our ‘new normal’; many of us working from home in a variety of capacities, video calling across the globe, requiring internet speeds that can handle multiple devices being used at once. Outside space is at a premium, with many of us looking back through rose tinted glasses at all those family meet-ups, playdates and catch-ups with friends in our gardens, yards or balconies (in all weathers!). Family entertaining space is in high demand, where many now relish in throwing dinner parties and socialising in our homes after being apart for so long.

AMY BRICE MRICS CHARTERED SURVEYOR / RICS REGISTERED VALUER

If we are spending more time in our homes, they need to be designed smarter. They need to be slick, stylish and make us delight in our time spent in them. There is demand on how energy efficient they can be and how they can work for us to maximise our output. Smart home technology, electric car charging, green energy and high insulation are all points on current buyers’ ‘wishlists’. This re-evaluation of ‘home’ should be seen as a chance to consider how we design dwellings for the future and enable a review of the specifications that we currently design to. Add in the need to search for a sustainable approach to building and living, and this becomes a huge opportunity to make design improvements, previously considered unfeasible, the ‘new normal’ and the way forward for residential developments. Sanderson Young’s new homes division arms developers with the market intel and local experience to consult on what features of new homes should be considered to meet such changing requirements and how to design specific schemes with the target purchaser in mind.

hae McMahon and Lucy Williams, who were first to register an interest in the development and first to visit a show home, are thrilled with their four bedroomed townhouse at Garden Mews, in the Blaydon Conservation Area. Comprising a stylish mix of 25 homes, the regeneration includes the renovation of the historic Blaydon House into three family homes. Seven apartments, three mews houses and 12 three-storey townhouses make up the rest of the project. Shae and Lucy, who used to live in a two-bedroomed flat at nearby “Our new home has high ceilings, the attention to Dunston, were looking for a bigger property with a garden and detail is second-to-none and the space on the top spotted the Garden Mews floor, where there is a huge master bedroom, development on Rightmove. ensuite bathroom and dressing room, is amazing.” Shae, 29, a Principal Product

Manager at a software company, said: “We weren’t going to go for a new build, but what has been developed here by Greenway Homes is very different to most modern estates. “Our new home has high ceilings and the attention to detail is second-to-none. The space on the top floor, where there is a huge master bedroom, en-suite bathroom and dressing room, is amazing.” Shae and 29-year-old Lucy, a Senior Affiliate Marketing Manager, have a Poochon puppy called Ally and a kitten called Jermain so outside space is also a high priority. Lucy said: “As soon as we visited the showhouse, we fell in love with it. Our new home has been built to a really high standard with fabulous fixtures and fittings. “With having pets the external area is important and we chose this particular plot as it has one of the biggest gardens on the estate. “We are so pleased we got in early to secure such a fantastic home – we were the first people to view the show home, the first to register an interest and now we are the first people to move in.” Shae added: “The whole process went really smoothly. We are so excited and are looking forward to settling in here.” Ian Watson, chairman of Greenway Homes (NE) Ltd, said: “We have forged a solid reputation for creating well-designed, spacious properties combining stunning architecture with contemporary living, whilst remaining sympathetic to the surrounding area. “We also pride ourselves on attention to detail and it is great to hear Shae and Lucy have flagged up this characteristic as one of the reasons they were attracted to their home at Garden Mews. “We wish them all the very best in their lovely new home.”

BLAYDON HOUSE REPRESENTS THE FINAL PHASE OF THIS EXCLUSIVE DEVELOPMENT OF BEAUTIFUL HOMES. Great care and attention will be paid by Greenway Homes into transforming this fine Georgian building into three substantial, luxury townhouses whilst retaining many stunning architectural features. These bespoke family homes, offering 1230 - 1800 sq ft of accommodation, will portray the grandeur and prestige associated with the history of this imposing building.

if you are thinking of keeping toasty warm, you can hire a fire pit for £10. Think piping hot food, freshly caught, devoured on one of the region’s most loved beaches. The Northumberland Arms is set in the picturesque town of Felton, beside the winding River Coquet. Famed for their hearty Sunday lunches, dog friendly bar area and chic, cosy décor, food is freshly prepared using the best local ingredients. Menus change regularly, in keeping with this, but you will generally find pub classics, street food nods, and moreish meals, as well as tempting puds. Not forgetting, the wine list. Aware of the importance placed by some diners on remaining outside, their team has created an al fresco option. “We’ve invested heavily in our outdoor spaces over the last eighteen months by taking electricity over the road and adding additional furniture, lighting and electric and gas heaters, so they can be enjoyed year-round,” says Stuart Young, owner of The Northumberland Arms.

The Blackbird at Ponteland was originally a castle built in the 14th century. Now playing host to a country pub, dishes cover Sunday lunch, main and children’s menus, as well as gluten-free offerings. The interiors marry contemporary and rustic charm, making for a high quality foodie destination. In terms of utlising outdoor space, The Blackbird came up with an innovative idea after lockdown. “We introduced a tipi restaurant last summer to cater for outside dining and it proved to be such a popular addition that we have now purchased our own, which will be a permanent addition to the pub,” explains Stuart Young, director at The Blackbird. “We introduced a tipi restaurant last summer He adds, “Our main tipi will be fully heated, and we are also adding to cater for outside dining and it proved to extra heating to our mini tipis and be such a popular addition that we have now outside tables for the winter. he North East is incredibly fortunate to have a stunning collection of golf courses. It doesn’t matter whether you want to play on a links course next to the coast, enjoy the wide open spaces of a heath course or the manicured greens and fairways of a parkland course, you will find them all. Close House is brilliant for golfing breaks thanks to terrific accommodation and restaurant. “We are very proud of everything that we have achieved at Close House over the past decade,” said Close House owner, Sir Graham Wylie. “The club has become a real focal point for golf in the North East.” Ramside, near Durham is also part of a hotel, Ramside Hall. At this relatively early stage in the stampede towards conventional engine alternatives, many people prefer to hedge their bets with hybrids rather than pure electric to overcome the fear of becoming stranded if the batteries run out. Some motorists are also wary of investing in models with large

banks of batteries that may be considered a liability when they reach the second hand market. The result is that in this embryonic stage of the greatest power transition for a century, there are currently 600,000 plug-in vehicles on our country’s roads, with many more hybrids than pure electric. That may seem like an impressive figure, which is slowly rising, but it remains a miniscule proportion of the UK’s combined 40 million cars and vans in daily use. The government’s determination to consign this overwhelming majority of petrol and diesel models to the history books is forcing car companies to make their electric offerings increasingly appealing by improving efficiency. Earning new found respectability, many of these large SUV models are hugely impressive in hybrid guise, including the Range Rover P400e that combines a petrol engine and electric motor. It achieves an impressive C02 rating of only 75g/km that results in a tax liability of just 19 per cent, with the ability to travel up to 25 or even 30 miles in electric-only mode. This is in comparison to the P400 mild hybrid version that uses a

3.0 litre turbocharged petrol engine with a self charging 48 volt battery, but without the plug-in charging facility. The mild hybrid system harvests electricity whilst driving, which assists the engine but the vehicle does not travel far on battery power alone, so the CO2 rating is less impressive than that of the plug-in 400e and it remains saddled with a 37 per cent tax liability. The hybrid concept is seen as a perfect antidote to diesels, with the combination of petrol engines and electric motors achieving similar pulling power to that of traditional oil burning engines that generate the hefty torque necessary to haul heavy SUVs. However, the main expansion is taking place in the plug-in hybrid market, as the preferred forerunner to the all electric vehicles that we will all be obliged to adopt within a decade or so. Among the most efficient is BMW’s X5 that combines a 3.0 litre six cylinder petrol engine with a 24kWh battery for an outstanding electric range of about 50 miles, although a full charge takes about seven hours. Top of the pile is its largest XC90 SUV model, which despite the addition of large batteries is unusual in remaining a seven seater, with an electric range of 30 miles. The batteries steal their space from the fuel tank, which becomes smaller but the range stays the same when the batteries are fully charged. Hybrid vehicles cost more than their petrol or diesel counterparts and critics argue that the tailpipe CO2 figures are invalid because they ignore the CO2 generated by the production of the electricity needed to charge the vehicles’ batteries. And how will the Government balance the books as it loses more and more of the massive tax revenues it receives at the pumps? The answer is that every vehicle will be charged according to their daily and annual mileage, regardless of the type of propulsion, which will raise just as much money whilst achieving the aim of persuading us all to drive less. A LIFE LIGHT UP

St Oswald’s Hospice recently announced the return of their annual in memory service,

LIGHT UP A LIFE.

T

his beautiful service can be accessed both in person and virtually, offering families and friends the chance to dedicate a light on the hospice Christmas tree in memory of their loved one. Whether you’re able to attend an in-person service, or gather remotely as a family, there are options for both. For a donation to the hospice, you will receive a card with the name of those you are remembering, and a memory star to display on your own Christmas tree at home. After the campaign was unable to proceed last year at their usual venue, Newcastle Arena, the hospice is happy to report in-person Light up a Life services will return. They are set to be held at the new venue of Gosforth Civic Theatre, on Sunday 12th and Monday 13th December. Doors will open at 6pm, and there will also be a Christmas market with stalls to browse and refreshments ahead of the service starting at 7pm. Within these, you will find a selection of gifts, Christmas cards and calendars, and Light up a Life merchandise on sale. Additionally, all funds raised from the festive market sales support the crucial community role of St Oswald’s Hospice. During the service itself, there will be music, song, and time for reflection. The Christmas tree lights will then be switched on, with each one sparkling brightly in memory of someone very special. It’s also worth noting that Light up a Life is suitable for the whole family, and guests don’t need to have a hospice connection to To find out about remembering a loved one in attend. If you do prefer to watch from home, a special virtual service will be broadcast on Sunday 19th December at 7pm. The service is available to access on Facebook or through the hospice website, for those preferring to join in the shared act of remembrance if they can’t be together in person. Perhaps you will gather as friends or an extended family, to commemorate together. The hospice also suggests we light a candle in our window, to remember special people who are so dearly missed both at Christmas and all year round. Morag took part in Light up a Life last Christmas in memory of her sister Fiona, who spent six weeks on St Oswald’s Inpatient Unit before she died in July 2020. With Morag living in London, her sister Paola in California, and their parents and Fiona’s son James in Newcastle, the family were able to mark Fiona’s life in a special way together, despite the thousands of miles that separated them. Morag shares the importance of this. “As a family, we chose to take part in the Virtual Light up a Life service last Christmas as a way to mark our first Christmas without Fiona. With so much distance between us all, we had to grieve separately, so we wanted to do something for her, together, especially as her birthday fell just before Christmas.” Morag continues, explaining “On the night, we all tuned in at the same time, lit a candle and hung the stars on our trees and just talked about Fiona. It was a special moment of connection that we had so desperately missed.” A poignant occasion to remember loved ones, Light up a Life offers Christmas light shining in dedication of friends and family members.
