May I first of all, our regular readers to the latest, biannual edition of Collection magazine from Sanderson Young.

I am delighted to present to you a beautiful array of very fine homes throughout the North East of England, which are available for sale and to let, as well as some exciting new developments which are coming our way in the near future.

Iwas challenged recently by a colleague in their mid-30’s as to whether the housing market always experienced considerable fluctuation and ‘peaks and troughs’, since throughout their working career, and certainly earlier as a student, they appear to have survived a number of crises throughout the years. It made me look back on what had happened in the last 15 years or so, and I was amazed at the number of headline events that have taken place, which have had a direct impact on the housing market or the economy as a whole.

If we reflect back, then the impact of the most important stories would be:

• Collapse of Northern Rock – September 2007

• The global financial crash – 2007

• Lehman Brothers bankruptcy – September 2008

• Banking bail out

• The Great Recession – December 2007 – June 2009

• Period of depressed wages

• Austerity and deep political instability

• Quantitative easing

• Numerous consistent records broken for low earnings growth/ low interest rates/low productivity growth/record public borrowing/record cuts and public spending/record rise and national debt against GDP

• Grenfell disaster followed by cladding & tower block living crisis

• Brexit

• Successive government elections

• Covid 1 & Covid 2 2020/21

• Furlough scheme - £70 Billion cost

• Overall Covid bill – estimated £310 - £420 Billion cost

• War in Ukraine

• Illegal immigration

• Rapid inflation and surging interest charges

• Gas wars and fuel poverty

It makes a rather depressing read to look back on some of those headlines over the last 15 years, but there is no doubt they have all had their impact in their own way.

those numbers have tailed off in recent times, especially given that for many people who have grown up in a world of no interest rates, the fact that they are now climbing to relatively low levels, is significant. Never in my lifetime of nearly 60 years have we seen such a period of 0 - 1% interest rates, and yet now we are seeing those interest rates for the Bank of England at 3%, and for commercial lending on fixed terms, somewhere between 5.5 - 6%. Dictating this article in late November 2022, I was pleased to see interest rates now readjusting and falling back, which is a relief to many. I am also heartened by the chance of Russia potentially reducing their impact in Ukraine and rethinking, under worldwide pressure, their strategies. I am also hopeful that the reduction in gas prices can have an impact on the fuel crisis that exists. Potential factory production improvements in China also encourage worldwide manufacturers that normal conditions should return in the supply chain of many Chinese made components. There are many ways in which we can be positive and hopeful for the future, and see more consistency and normality return.

It is, therefore, no wonder that my colleague in his 30’s has not experienced what could be described as a normal, steady or stable period of employment or living standards. The reality is, as we stand, that the current housing market has seen very large numbers of buyers, and

In the housing market, the current situation in the North of England is a lot more positive, since we have, as an average house price, a figure reported recently as £155,000 (March 2021 – March 2022). Assuming a 10% deposit, joint buyers would need a mortgage of around £140,000, which is 2 ½ times the average salary in the North East, which is reported as £29,500 per annum, and is therefore affordable.

We know that, in many cases recently, we had as many as 20 buyers for a house, and this has now fallen back to perhaps 10. In some cases, we received 12 or 15 offers for a property - now we receive 5 - 7 offers. But it is still positive that we are receiving multiple offers and we can still sell. In recent weeks in November 2022, we have seen nearly 20 houses go to best and final offers, so the press reporting that the housing market is depressed or falling back is inaccurate in many of its descriptions.

back to our clients, we tell the TRUTH about the current demand, and we do our very best to guide our clients at the ACCURATE values that can be achieved. There will still be exceptions, and the fluctuations of perhaps 10/15% can still exist, but for most people, we should be able to give you more accurate comparisons.

I am delighted to see on some of the new homes that we are developing, some fantastic schemes, and I was very heartened by the successful completion by Country Homes & Estates, an innovative development company in Mitford, who achieved outstanding success on the development of Ashford Grove, where 8 beautiful, stone homes have been constructed, and its masterpiece, the very last detached house, is due to be imminently launched, with high demand already recorded. Quality is undoubtedly the answer to all of our new homes, and those developers who spend time investing in high standards, beautiful furnishings and fittings, will see a reward.

The demand for housing is likely to continue for many years to come, due to the undersupply of construction of properties in the last 15 years, and we will do our very best to market those houses to the best of our ability, to achieve the right values and the best selling figures.

Good, old fashioned principles of estate agency still exist, with personal levels of service, true commitment between clients, seller and buyer, and professional guidance from your agent will make a significant difference for your sale or let.

The well anticipated opening of our ‘New Homes Hub’ is due to take place in the early part of 2023, where the new branch will display fabulous, regional developments, which are being constructed and built in many beautiful locations, from small 3/4 home schemes, up to multiple 300/400 new homes on larger developments around the riverside - the choice will be fantastic. This office will provide a new homes advisory centre, for our developers and clients, with impressive walk-through, computer generated, virtual reality imagery and videos, as well as, upstairs, showrooms for our new homes marketing suites, with actual fittings of kitchens, bathrooms, doors and floors, so that buyers can fully visualise and understand what a property could be, before it is built. We will be very proud to launch this next year. The housing market will continue to challenge us all, and I hope that such rapid problems of inflation, interest rates and instability will calm down, and that we can reflect more positively in 6 months’ time.

rom the Russian invasion of Ukraine and its economic aftermath, a mini-budget causing chaos in the markets, to our monarch and two prime ministers changing in just a few weeks, there has been national bewilderment.

REWILDING NATURE

While Hermes is keeping its efforts local, with solar panels and a large garden made up of 100 trees, brands like Chanel are thinking bigger. Their tree-planting attempts are focused on over 22,000 hectares of Sumatran rainforest. They are also a key force in promoting the preservation of a Peruvian rainforest, recently appointed a biosphere reserve by UNESCO.

These actions are working to offset the brands’ carbon footprint, but a whole sustainability uprising exists within the luxury fashion industry. Chanel are also working to decrease emissions and be 100% renewable by 2025. This is a trend with a conscience!

LIVING IN A MATERIAL WORLD

You may remember, way back in 1995, a young lady by the name of Stella McCartney entered the designer world. She was dismissed by many as simply flying on the coat tails of her super-famous father, but this was a woman with a clear vision. After a few years as creative director at Chloe, she launched her own label. She wanted to redefine fashion. Stella McCartney has since been known for providing slick, sleek, high-end clothing that fits with her vegetarian lifestyle. You won’t find a single bit of animal fur, feather, skin, or leather in any of her collections. Her stance was almost radical back then, when fur was seen as a sign of class and elegance, and genuine leather was one of the >>

THEY ARE NOT THE ONLY ONES TO BE TAKING A GREENER STANCE WHEN IT COMES TO PRODUCING THEIR CLOTHES. With an industry commitment to net zero emissions by 2050, more luxury fashion houses are looking to clean up their processes.

AT STELLA MCCARTNEY, DESIGNERS ARE EXPERIMENTING WITH MYLO. THIS FAUX LEATHER IS MADE OUT OF SOMETHING CALLED MYCELIUM; A MATERIAL CRAFTED FROM THE ROOTS OF MUSHROOMS.

<< most desirable materials in the industry. But slowly, and surely, other designers have started following suit.

Dolce & Gabbana are the most recent brand to repel fur, but they are unusually behind the times with this initiative. Saint Laurent, Gucci, Alexander McQueen, Versace and Armani have all promised to go fur-free.

Prada is another designer powerhouse that has switched to faux fur. They have also looked at some of the other materials they use, to boost their sustainability targets.

Re-Nylon is an alternative to nylon made from recycled fishing nets which the company recently trialled. They were so impressed with the material that it will be replacing nylon permanently in every future collection.

IN FACT, CHLOE IS ONE OF THE MOST ENTHUSIASTIC PIONEERS FOR A SUSTAINABLE FUTURE! THE BRAND HAS CREATED A SUSTAINABILITY BOARD …

Meanwhile, at Stella McCartney, designers are experimenting with MYLO. This faux leather is made out of something called mycelium; a material crafted from the roots of mushrooms. It has all the durability and

desirability of traditional leather, with none of the pain. This is likely to become a key material in many fashion houses soon!

Possibly the newest route on our list, the South West 660 runs through Dorset, Cornwall, and Somerset. The route follows the southwest coast so that you will be able to enjoy sea views almost the whole way!

Starting in Poole, you’ll head West, past hidden bays until you hit the A379. You’ll drive past The Fleet, the largest lagoon in the country and avoid all the big, busy roads in favour of quiet back streets and a more interesting journey. You could do the whole 600 miles in one day, but experts recommend giving yourself 12 days so that you can make the most of the attractions along the way, including some irresistible Michelin-starred restaurants.

Check out the Old Harry Rocks from your position in The Pig on the Beach – a large conservatory that serves up local produce twice a day. Or, if you prefer seafood, it doesn’t get fresher than the offering at Catch at The Old Fishmarket. This restaurant sits in a Grade II listed building and has been trading since 1855, so it knows a thing or two about getting fish right!

Head north for a scenic Scottish adventure. The North Coast 500 is a route that circles right around the north of the country, starting and finishing at the stunning Inverness Castle. With so much to see and do along the 516 miles, you can easily spend 9-10 days on this journey, soaking up the sights and taking your time to get from one landmark to the next. Start your trip by exploring the wonderful city of Inverness.

Head up the north tower of the castle to get panoramic views of the city and see if you can spot the Loch Ness Monster in the river. Eat at the Chez Roux restaurant inside the five-star Rocpool Reserve Hotel fronted by Michelin-starred chef Albert Roux and maybe stay the night too, to make the most of your day.

Then, the fun really begins. Your trip will take you up to John O’Groats, past distilleries, breweries, and magnificent castles. You’ll go past fishing villages, beaches, golf courses, and retail hotspots, so there is something for everyone on this stretch. Why not enjoy a meal at the restaurant within Forss House? With 2AA rosettes, this eatery uses local produce to create magic in the kitchen.

From here you’ll snake along the top of Scotland towards Durness. Birdwatchers will love Dunnet Head, which is home to puffins, kittiwakes, and razorbills, to name just a few of the unique species found here. There are also lots of sandy beaches along this stretch of the drive, and some sea caves, which inspire some incredible photo opportunities!

You’ll then head down the west side of Scotland towards Applecross. This takes you through the North West Highland Geopark, where you’ll find some of the oldest rocks in the country. If mountain climbing is your thing, you’ll find plenty of opportunities along this way. And if you’ve got fish and chips on your mind, The Seafood Shack in Ullapool is a multi-award-winning establishment that has even been recommended by Mary Berry!

Finally, you’ll make your way back to Inverness, through Glen Affric Nature Reserve, considered to be the most beautiful glen in Scotland.

Joanna Melville is a veterinary surgeon with over 20 years of experience. After graduating from the Royal (Dick) School of Veterinary Studies in Edinburgh, she worked throughout the UK before emigrating to Istanbul, where she earned her MBA. She then returned to London to work with Ocado, assisting in building their online pet pharmacy.

By removing the need to travel, this premium service is ideal for anyone who struggles to get to a vet, such as the elderly, parents, and those with multiple pets. It is suitable for anxious animals who find vet visits stressful, and pets on medication who require frequent, time-consuming trips to the practice.

WHAT MAKES DOORSTEP VET DIFFERENT?

“Everything the practice does is focused on customer service,” explains Joanna. “Technology-wise the vet industry lags behind many others, and for many practices, the main method of communication is still a central telephone line, which creates a frustrating bottleneck for clients waiting on hold.”

The practice uses digital technology wherever possible, including online food ordering, home delivery of medication, and online payment methods, to make the process as simple as possible.

Joanna takes an innovative approach to the type of services the practice offers, focusing on consulting services only.

“When setting up the practice, it was very important to me that we did everything to the highest possible standard,” she explains, “I believe static practices are better able to perform surgical procedures than we are from the back of a van, as they can deal with complications. We focus on high-quality GP services including health checks, vaccinations, blood tests, and prescriptions. We have longer appointment times and fewer patients on our books.” The practice collaborates with local practices when further treatment is required.

Working in busy practices highlighted some of the common frustrations both vets and owners encountered, including jammed phone lines, stressful waiting rooms, and a lack of continuity of care. When Covid hit, those issues were magnified, made worse by social distancing requirements, a rise in people buying pets, and vets leaving the industry due to stress.

Doorstep Vet is a response to the problems in the industry, providing a convenient and personal service for people and their pets. Together with her assistant, Sarah Young, she is on the road five days a week.

“This service provides the best of both worlds,” continues Joanna, “A highly personal, convenient GP service from us, and advice on referral options if required. We can do what is best for each patient and owner, setting aside our financial interests.”

The practice also provides end-of-life care including euthanasia at home, allowing owners to say goodbye in their homes.

As 2022 comes to a close, I have had time to reflect on what has been a very interesting and another successful year within the North East property market.

The frenzy of activity that we have been experiencing over the past 18 months does seem to be finally easing, which will offer some comfort for home buyers in that competition levels have reduced. That being said, we are still seeing positive levels of activity within all sectors of the market, however there are some obvious affordability concerns, particularly for those with higher levels of borrowing and we have started to see buyer numbers lessen as interest rates have increased.

The number of mortgage products available is beginning to recover, after the widespread withdrawal that followed the mini budget. But those at higher loan to value ratios still remain in short supply.

The Government’s ‘mini-budget’ on the 23rd of September sent waves through the financial markets and that has had a profound impact on the mortgage market. It is my personal opinion, but I strongly feel that mortgage rates may now be close to their peak, with swap rates declining since mid-October and the latest interest rate rise by the Bank of England on the 3rd November by another 0.75% in an attempt to hopefully lower inflation. There are some signs that house prices have begun to settle throughout the region, which is understandable, however it is worth mentioning that we have recently agreed several sales within the last few weeks at excellent levels for a variety of clients at all different price points and we still require more homes to sell.

The prime areas of our beautiful region are still receiving a great deal of interest and we still have several buyers who are focused on moving home within the next 6/12 months, even if that means their new mortgage product will now be at 5% or even 6%.

When it comes to selling your home, the most important and current factor in achieving a positive sale is still pricing strategy. My advice is to price your home realistically to attract the right level of buyers which will allow our expert team to negotiate an offer that will be acceptable.

Here in the north east, we are spoilt for choice with local dairies and vineyards. So, whether you prefer your cheese hard or soft, and your wine dry or sweet, there is sure to be something to suit your palate.

As you might expect, when it comes to vineyards, you’ll have to head south, as the north east does not have the weather to bring grapes to their full ripeness. Not too far though – there are a couple of incredible wine-making spots in nearby York.

DUNESFORDE VINEYARD

The sheltered location of the four-acre Dunesforde Vineyard makes it ideal for grape-growing, which is why it was chosen by the Townsend family back in 2016. Offering a mix of still and sparkling white wines (and a rosé), this beautiful area is ideal for wine tours, tastings, and events, thanks to the large, welcoming cellar beneath the vines. You can also sit and eat on the Terrace Bar or spend a few hours exploring the 25-acre nature reserve next to the vineyard.

The Bacchus 2021 is a special treat that offers only limited quantities due to the frost that ravaged the grapevines in 2020. Something went right though because this wine has won multiple awards. With hints of gooseberry and elderflower in an acidic base, this is a wonderful aperitif.

RYEDALE VINEYARD

The award-winning Ryedale vineyard sits on the very cusp of grape-growing territory. The 12-acre site is responsible for the production of both red and white wine, and cider. They keep the use of pesticides to a minimum and encourage the growth of wildflowers for the most sustainable farming environment. Not only does this mean that the wine is better for you, but it also makes for the most interesting vineyard tours. Although there is accommodation at this vineyard, there is no shop or café. You’ll have to buy online or find a local stockist to purchase your wine. We recommend the limitededition Royal Rose Sparkling. This dry, fruity rosé was created for the Queen’s 70th Jubilee and is even more poignant in memory of her life.

YORKSHIRE HEART VINEYARD

FROM GROWING THE VINES TO FERMENTING THE WINE AND BOTTLING THE FINISHED PRODUCT, THE WHOLE PRODUCTION PROCESS TAKES PLACE AT YORKSHIRE HEART VINEYARD.

From growing the vines to fermenting the wine and bottling the finished product, the whole production process takes place at Yorkshire Heart Vineyard. The team creates still and sparkling wines in all three of the traditional colours and has won many awards for its range. The business began as a hobby back in 2000 with 35 vines in the garden of Chris and Gillian Spakouskas. It has now expanded to over 25,000 vines

and is now an impressive family business, built up slowly and surely over the years, moving to the most recent site in 2006.The Nun Monkton site also includes a café, camping, and a brewery, making for a truly interesting visit. Looking for some bubbles? The Sparkling White Wine has been recognized for its incredible taste, giving vibes of white blossom and biscuit. THE NORTHUMBERLAND CHEESE CO.

Making good cheese is no easy task, but the artisan cheesemakers at Northumberland Cheese Co have been honing their craft since 1984. Their range of farmhouse cheeses is made using local cow’s milk, goat’s milk from Yorkshire, and sheep’s milk from Lancashire. All their cheeses are vegetarian and pasteurized, available to buy both in-store and online. The Nettle Cheese is a highlight of the range, blended with real nettles to create a gouda-inspired texture. It tastes fantastic alongside the Oak Smoked Cheese, which has won awards for its smooth, smokey flavour. There is a café onsite and you can even order cheese wedding cakes – just make sure to order in advance.

TEESDALE CHEESEMAKERS

This husband-and-wife-run business sells eight different soft cheeses made from the milk produced on their family farm. The Allison Garlic Special is a delicious tribute to her family background, crafted according to a Maltese recipe with mulberry milk as the base. Or you might enjoy the newest addition to the Teesdale family, the Durham Blue, which was born out of lockdown and tastes incredible with a strong red wine. Current owners Allison and Jonathan Raper took over the business in 2016. They have a café and shop on site and offer cheesemaking experiences and glamping!

DODDINGTON DAIRY

THERE IS A CAFÉ ONSITE AND YOU CAN EVEN ORDER CHEESE WEDDING CAKES – JUST MAKE SURE TO ORDER IN ADVANCE.

This family-run business creates cheese from their stock of Friesian and Ayrshire cross cows. This is the full focus of the business – unlike other cheesemakers on our list, you won’t find an onsite café or shop. All cheeses can be purchased

online or at stockists in the local area. Their produce contains intense flavours attributed to the unique microflora of the ingredients, and the cheeses taste slightly different depending on the season. Try the Doddington Cheese, a hard blend that falls somewhere between a Cheddar and a Leicester in taste and flavour. The namesake cheese is unpasteurized and not suitable for vegetarians as it is crafted from traditional rennet. If you prefer a blue cheese, Darling Blue is for you. This is a buttery blend made with pasteurized milk that makes a salty addition to any cheese board.

They include Zenvo, Mazzanti, Hennessey, Czinger, Koenigsegg, Rimac, Pagani, Drako and Spyros Panopoulos, and they hail from less likely sources such as Croatia, Denmark, Sweden and Greece.

It illustrates the point that if something has an almost unattainable wow factor and is exceedingly rare into the bargain it will sell regardless of the prevailing economic climate. An indication of the willingness with which the mega-rich are prepared to part with chunks of their money is their eagerness to sign-up for cars they have not even driven.

There are many illustrations of this, with a spate of magnificently expensive limited-edition newcomers being snapped up almost overnight.

The entire allocation of just 100 British-built Gordon Murray T.50 supercars costing a cool £2.36 million each was sold-out within 48 hours of announcement.

Buyers clamoured to hand over deposits of a whopping £600,000 each for a car that had not turned a wheel, based upon their belief in a proven level of design, craftsmanship and exclusivity that will safeguard their investment.

Then, when former Formula One technical guru Mr Murray

recently announced the T.33 supercar coupe successor, history repeated itself and the entire production run of 100 models was sold for individual prices of £1.37 million (plus tax), even though the first one will not be built before 2024. Swedish supercar maker Koenigsegg is enjoying similar global success with its highly desirable range of sportsters, including the CCXR and its newest CC850 model.

The recently-revealed 200mph hypercar was initially destined for a limited run of just 50 models costing £3.5 million each to celebrate this year’s 50th birthday of founder Christian von Koenigsegg.

Those cars sold out almost overnight so he contacted each of the buyers to ask if he could dilute their exclusivity by raising production to 70 models.

They agreed and the additional cars also sold out immediately, with the increased £70 million production run being not even close to demand.

Just as Britain has an almost disproportionate stake in the design and production of Formula One racing cars, so it does with the creation of unfeasibly expensive road cars attracting the world’s wealthiest investors.

This is illustrated by models such as the McLaren Speedtail and Lotus Evija at around £2 million each plus the Aston Martin Victor, Vulcan and Valkyrie models costing even more. Again, all 150 examples of the £3.5 million 6.5-litre 250mph V12 hybrid Valkyrie are sold out, so the company is building spin-off convertible and track versions too in an attempt to partially meet the insatiable demand for more.

Rolls-Royce’s sleek Sweptail model weighed in at a remarkable £12.5 million, whilst its innovative Boat Tail successor is more than twice that price at an astonishing £28 million.

Bentley’s Bacalar is around £2 million and the company is so determined to ensure its exclusivity that each one is painted a different unique colour and production is limited to just a dozen despite pleas for more.

At the very pinnacle of this rarefied sector of the market companies with an established pedigree are confident of buyers regardless of how outrageously expensive their latest offerings become, or more probably because of it.

This is partly the theory behind the creation of La Voiture Noire, which is officially the most expensive in a long line of exceedingly costly Bugattis at about £18 million.

Powered by an eight-litre 16-cylinder quad-turbo engine producing 1500 horsepower it reaches 60mph in under two and a half seconds and boasts a top speed of 260mph.

Costing just half that is the company’s Centodieci model, which even at £9 million represents just a third of the annual wages of footballer Christiano Ronaldo, who has one.

Propulsion methods are being forced to change with the times, however, without compromising the prodigious performance with which such cars are synonymous.

Increasingly the latest generation of future collectibles are either hybrid or pure electric, such as Croatia’s Rimac’s Nevera, which claim’s the title of the world’s costliest electric vehicle at £2.4 million.

The barrage of batteries generates a massive 2000

horsepower that enables the car to nip to 60mph in a mere two seconds, with a 260mph top speed.

Environmentalists may say it is pointless paying ludicrous premiums for such power in increasingly politically-correct times but such is the continuing demand that not only is there no end in sight, performance targets and associated prices are becoming even higher.

Models such as the Bugatti Chiron and SSC Tuatara can now exceed 300mph whilst the Koenigsegg Jesko Absolut manages a mind-boggling 310mph.

It does not go into production until next year but, needless to say, it is already a sell-out at £3 million a pop.
