Welcome to the August edition of 78209 Magazine!

I recently had the pleasure of visiting the newly opened Kellyanne Park next to the Heights Pool with my daughter, and it reminded me how thankful I am to be part of such a special community!

What a blessing to have so many options for the little ones over the summer (and, of course, year-round) to enjoy time together and escape the heat.

In this edition, we are excited to introduce you to the Ramos Family. From military roots to building a family and leaning into their entrepreneurial spirits, it was such a joy getting to know Erica, Frank, and their son, Austin.

Speaking of family, our business feature this month is Alamo Plants and Petals. Owner AnnMarie Dylla took the torch from her mother and has continued the legacy of impeccable customer connection and service into the next generation. Our cover photo this month was captured in their showroom. I was dreaming of filling my own home with as many florals as are on display!

Our ‘09 Elevated feature this month is a love story, of sorts. The husband-and-wife team behind J Doyal Homes fell in love with the historic charm of 850 Estes and took it upon themselves to purchase the property, continuing to remodel the home while honoring its original charm, and are now on the hunt for a forever family to reside there.

I hope you all find joy and connection from the stories inside.

Alamo Heights Rotary Club Scramble for Scholarship Since 1987, the Alamo Heights Rotary Club has raised over 2.4 million dollars to support worthwhile charities, scholarships, and other community activities through the annual Alamo Heights Night. The Alamo Heights Rotary Club is committed to supporting charities and to providing scholarships where needed in our community.

In 2026, they decided to pause Alamo Heights Night with the intent to re-evaluate and make changes to improve our event. However, they are excited to inform you that in September 2026, the Alamo Heights Rotary Club will host their first golf tournament on Friday, September 25th at 1:00 pm at the Brackenridge Park Golf Course. Alamo Plants & Petals: Keeping 78209 Bedecked in Florals since 1978

alking through the double doors of Alamo Plants & Petals, festooned with wreaths of yellow ribbons and pink roses, customers are met with a riot of creamy orchid blooms, lemon trees, blue hydrangeas, and desert succulents.

that our regulars like, and we keep track of clients’ special occasions in case they forget to put in their orders. If it’s Mother’s Day, Valentine’s Day, or an anniversary, we’ve got them covered. We even know which customers are allergic to lilies and who dislikes red roses,” AnnMarie says.

For owner AnnMarie Dylla, the store is a testament to her family’s legacy in 78209.

“We have designed arrangements for brides in the past, who now bring their daughters and granddaughters to us when they get married. It makes us feel like we are an ongoing part of these families’ celebrations,” manager Chelsea Seevers says.

“I grew up in the flower shop. On sick days as a little kid, I would lay on a mat behind my Mom’s desk, and on Valentine’s Day, my brother and I delivered flowers door-to-door. At Christmas time, we would sit for hours and hours looking for burnt-out bulbs in our Christmas trees,” AnnMarie says.

When AnnMarie’s mother, longtime owner Sue Paciocco, decided to retire and sell the shop, AnnMarie made the midlife decision to transition from her career as a nursing-home manager to learn the flower business. In 2017, AnnMarie officially bought the store from her mother.

According to AnnMarie, the secret to the shop’s dedicated clientele lies in maintaining the services and values that her mother established at Alamo Plants & Petals almost fifty years ago.

“Why fix something that isn’t broken?” AnnMarie says. “We focus on providing personalized customer service and an excellent quality of plants and flowers.”

“There is nobody in San Antonio that provides fullservice like we do, from the showroom to the custom silk flowers, the weddings, the daily arrangements, and the corporate events. I absolutely love my work here. We are involved in some of the most important days of our customers’ lives, whether it’s a wedding, a new baby, or a funeral. Our job is to make sure those important days are beautiful and memorable for our clients,” AnnMarie says.

While Alamo Plants & Petals boasts an awardwinning design team nationally recognized by the American Institute of Floral Designers, it is the long-standing relationships between AnnMarie and her customers that ensure the store’s reputation for providing floral arrangements and gift services as unique as each client.

“When we go to market, we shop for specific customers. I know the particular type of Thai orchid

“We are starting to outgrow our current location, but we will not move out of the ’09 area. All of our clients are here. They have been so loyal to us, and we will stay loyal to them,” AnnMarie says.

“We have a house style, and we don’t want to grow so big that we become a mass-produced flower shop. We know our clients, and they know us, and that is really a result of being a part of the neighborhood for so long,” Chelsea says.

The shop’s dedication to staying local is reflected in the staying power of their employees.

“Our Head Designer, Manuel Heredia, trained under my mother, and he has stayed with us for 32 years. We are a family here, ” AnnMarie says.

Apart from their signature designs for weddings and corporate events, the shop offers a range of services of which even the most dedicated of customers may be unaware. In-home, holiday design services (including Fiesta decorations) are available, from fresh-flower or silk arrangements to festive wreaths. As the shop gears up for the fall season, gift baskets, candy bouquets, pumpkin scapes, and Halloween trees are available or currently on display in the showroom.

“We carry everything from birds of paradise to peonies. Tell us your vision, and we will bring it to life,” AnnMarie says.

Erica and Frank Ramos: Forging a Life of Resilience and Ingenuity

S

itting in Erica and Frank Ramos’ airy living room on College Boulevard, in a house they designed and built from the ground up, it is clear that the Ramos family welcomes a challenge. Their wall of family photos taken on fishing trips, hiking expeditions, and mountain biking trips attests to this spirit of adventure. Erica, a proud Montanan, joined the National Guard in 1998, while Frank, a native of San Antonio, served in the US Army Special Forces Group, working in South and Central America.

“The military shaped us in many ways,” Erica says. “Frank’s 26 years as a Green Beret instilled discipline, loyalty, and the mantra that guides our family: adapt and overcome, but never quit. My own military service brought me from Montana to Texas, and eventually to Frank.”

“I always had an interest in the medical field,” Frank says.

“Eventually, I was accepted into the Physician Assistant program at Fort Sam Houston. There just so happened to be one particular girl in class who caught my eye,” Frank says.

“Frank and I survived PA school together, and that pressure forged us into an unbreakable team,” Erica says.

Settling in Alamo Heights When Frank was deployed to Iraq in 2005 with the 101st Airborne Infantry Division, Erica sent care packages every two weeks.

“The guys back in Iraq said, ‘Frank, you’ve got to marry that girl,’” Frank says.

In 2008, Erica and Frank’s son, Austin, was born. Frank was sent to Colombia on a Special Forces rescue mission, where he served as the “Doc” in Operation Jaque, which resulted in the rescue of three Americans.

It was during Erica and Frank’s training that the Iraq War broke out.

“We returned them to Brooke Army Medical Center, and that was the beginning of my relationship with United States Army South. I was asked to lead their medical efforts in Personnel Recovery missions. This move ultimately resulted in several more Americans being rescued. But first, I was slotted to go on another tour to Afghanistan,” Frank says.

“We had to learn really fast, and we knew that when we graduated, we would be heading to the Middle East,” Frank says.

“Austin and I moved to Alamo Heights while Frank was deployed. Our home was right across the street from Austin’s

sisters, Brooke and Blake – Frank’s daughters from his previous marriage. It was perfect for the kids to be so close,” Erica says.

The Ramos family has deep roots in 78209. Brooke and Blake are graduates of Alamo Heights ISD, and Austin is a rising senior. He is charting his own path in entrepreneurship through the Alamo Heights High School’s Business Incubator elective, where his team won first place for their design of a hitch-mounted BBQ pit: Grill Gate.

“I fell in love with Alamo Heights long before I realized it would be our forever home, Erica says. “As a family, we love the small-town charm, the walkability, and the rare luxury of getting around the city without a highway. 78209 is where we belong.”

Where Medicine Meets Creativity A keen acumen for entrepreneurship is a tenet of the Ramos family ethos. When Erica was laid off during the long months of COVID, she developed the first, FDA-compliant overthe-counter anti-dandruff dry shampoo: RestoraScalp.

When Frank is not working as a physician assistant in Emergency Medicine at Audie Murphy VA Medical Center, he is chief operating officer at Raven Innovations, and it is through RestoraScalp that Erica and Frank have now become an ideal team both at work and at home.

“We like to do the hard things or the things that don’t come easily, but I believe in us,” Frank says.

San Antonio Home Sales Surge 15% in June

an Antonio’s housing market delivered a convincing signal in June: buyers are back. The San Antonio Board of REALTORS® reports 3,479 homes sold in June 2026 — a 15% increase over June 2025 — while inventory held at a healthy 6.13 months, keeping conditions balanced for both sides of the transaction.

The June Numbers

Home values continued their steady climb. The average sale price rose 5% year over year to $401,319, and the median price increased 4% to $329,730 — evidence of sustained market confidence despite elevated mortgage rates.

Homes sold in a median of 44 days — a slight improvement over May’s 48 — signaling that motivated, well-priced listings continued to find buyers without extended market time. At 172 active listings and 6.3 months of supply, the market sits at the balanced-to-buyer-leaning edge, giving buyers meaningful options without overwhelming seller inventory.

“Inventory remains at levels we haven’t seen in years, giving buyers more negotiating power and more options, while sellers continue to benefit from steady price appreciation.” – Ed Zapata, SABOR 2026 Chair.

For buyers, the combination of expanded inventory and rising prices makes a compelling case for acting now. For sellers, consistent appreciation and strong sales volume confirm that realistic pricing continues to be rewarded.

78209 Market Report: June 2026 Shows Seasonal Cooling After a Strong Spring Summer arrived in 78209 — Alamo Heights and Terrell Hills — with the seasonal slowdown that typically follows a strong spring market. June’s numbers pulled back from May’s elevated pace, but the underlying story remains one of a resilient, highdemand zip code that continues to attract serious buyers.

The median sale price came in at $649,900, down modestly from May’s $679,359 but still reflective of the premium this market commands. The average sale price of $772,405 underscores the upper-end activity driving value in 78209.

Closed sales totaled 39 transactions generating $30.1 million in dollar volume, compared to 47 closings and $37.7M in May — a volume dip consistent with summer norms. The 97.1% closingto-list-price ratio remained strong, though down from May’s near-perfect 99.7%, suggesting buyers regained a small degree of negotiating room.

According to a recent SupplyHouse survey, 77% of homeowners say summer energy costs are causing financial stress — and 65% have already cut spending on dining, shopping, and groceries to compensate. Here’s what actually works to keep your home cool without draining your wallet.

What Works — and What Doesn’t - Run fans with your AC, not instead of it. Fans use far less electricity than HVAC — but they cool people, not rooms.

Use both together for maximum efficiency.

- Raise the thermostat strategically. A slightly higher setting saves real money. Keep in mind “The Rule of 20”: AC is designed to cool interiors no more than 20 degrees below outside temp. Aim for 10–20 degrees under the outdoor temperature as your target.

- Avoid heat-generating appliances from 2–6 p.m. Running your oven, washer, or dishwasher during peak afternoon heat can raise room temps by 2–5 degrees — forcing your AC to work harder.

- Don’t close vents to redirect airflow. It backfires. Closed vents create duct pressure that actually worsens airflow and can strain your system. Keep all vents open.

How to Keep Pets Safe When the Temperatures Climb

any experts predict parts of the country will see warmer than usual weather over the next few months, and proof of that may be the prolonged heat wave out west. Extreme heat is dangerous for us, as well as for your family pets. The American Red Cross has steps to take to help ensure your pet stays safe this summer: Never leave your pet in a hot vehicle, even for a few minutes.

The inside temperature of the car can quickly reach 120 degrees even with the windows cracked open.

Limit exercise on hot days. Exercise in the early morning or evening hours.

Walk your pet in the grass if possible, to avoid hot surfaces burning their paws.

If your pet is outside, make sure they have access to shade and plenty of cool water.

Water safety is important for your furry friends. Do not leave pets unsupervised around a pool—they aren’t all good swimmers.

Watch your pets at a backyard barbecue. Keep them away from the grill and know that some food can be poisonous to them. Avoid raisins, grapes, onions, chocolate, and products with artificial sweeteners.

Heat stroke is a common problem for pets in warmer weather.

Dogs with short noses or snouts, like the boxer or bulldog, are especially prone to heat stroke, along with overweight pets, those with an extremely thick fur coat, or any pet with upper respiratory problems such as laryngeal paralysis or collapsing trachea. Some of the signs of heat stroke in your pet are: • Heavy panting and unable to calm down, even when lying down • Brick red gum color

If the temperature is above 105 degrees, cool the animal down. The easiest way to do this is by using the water hose.

Stop cooling the animal when the temperature reaches 103 degrees.

Bring your pet to the veterinarian as soon as possible, as heat stroke can lead to severe organ dysfunction and damage.

Open windows or doors are a temptation for pets to try to get outside. Keep all doors and unscreened windows closed, and make sure screens are tightly secured.

Some plants in your garden can be hazardous to animals.

Visit the Animal Poison Control Center to find out which plants and flowers are poisonous to animals.

You can take the Red Cross Cat and Dog First Aid online course so that you’ll know what to do in an emergency until veterinary care is available. You can access the course on your desktop or tablet at redcross.org/catdogfirstaid and go through the content at your own pace. The interactive course includes: • How to determine a pet’s normal vital signs so owners can notice if there are any irregularities.

• Step-by-step instructions and visual aids for what to do if a pet is choking, needs CPR, has a wound, or is having a seizure, and information on preventative care, health, and tips for a pet’s well-being.

Follow these important steps to help keep your pet at their best: • Give your pet plenty of exercise. Regular exercise will help your pet feel better and live longer.

• Get to know a veterinarian and make sure your pet has yearly checkups.

• Make sure your pet is up to date on vaccines, especially rabies.

• Get your pet spayed or neutered.

• Keep dogs on leashes outside—another animal may be too much temptation.

• Know how to perform CPR and provide basic first aid until veterinary care is available.

Calendar and Campus Hours The first day of school for students is August 19, 2026.

Campus hours are: Howard ECC - 7:40 a.m. to 2:55 p.m.

Woodridge and Cambridge 8:10 a.m. to 3:30 p.m.

Junior School 8:40 a.m. to 4 p.m.

Students that live two miles or further from their school campus may qualify for free bus service. Registration for this service is now open. The online registration form can be found on the Transportation website.

For route information, the windows of time are approximately: Howard ECC: 6:45 a.m. -7:05 a.m. and 3:00 p.m. -3:25 p.m.

Immunizations Parents should make sure their child’s immunizations are up to date, and share that information with their campus nurse.

The Health Services website has minimum immunization requirements, medication policy, and medical forms to prepare for the new year.

Reflections from The Circle School’s 8th Grade Graduates Sending graduates off to high school is always bittersweet!

Leaving behind the classrooms they know so well is difficult, but the pride of witnessing how prepared they are to move into the next adventure is also wonderful. The graduating eighth graders share their reflections on their time at The Circle School below:

“I am sad that my time at The Circle School is coming to a close. I’ve been here since 2020 in the third grade, and I’ve made friends that I hope I will stay in touch with in the years to come. Some memories that stand out are playing ultimate tag with the middle schoolers, eating mulberries that I scrounged, and playing D&D with Daniel, Beckett, and Lucian. The Circle School has grown my understanding of mathematics, literature, the sciences, English, and history. The teachers I’ve had are Miss Angela, Mister Rob, and Ms. Sarah. These teachers have nourished me and taught me the skills needed for high school and beyond. My time was great, but it is coming to a close.” Zane, Circle School Student 2020-2026.

You Belong at the Hall: Mural Reveal by Henry Scott ’26 During the final week of school, the National Art Honor Society and the Office of Belonging came together for a joyful mural reveal honoring senior Henry Scott and his remarkable artistic vision. Henry spent the semester designing and painting a vibrant mural that will now live permanently in the Office of Belonging.

Henry drew inspiration from the breathtaking sunrises and sunsets that stretch across the school’s football field, weaving together shades of blue, orange, pink, and green to capture the feeling of hope and belonging those moments bring. The finished mural is both stunning and deeply meaningful, a testament to Henry’s creativity and the collaborative spirit of our Upper School artists. We are so proud of Henry and grateful for the heart, time, and talent he poured into creating such a warm and welcoming piece for our campus.

The Power of Lifelong Learning: Why It’s Never Too Late to Learn

ifelong learning is more than simply gaining knowledge — it is a powerful way to support physical, emotional, and cognitive health while adding purpose and enjoyment to everyday life. As we age, it is natural to experience some changes in memory and processing speed. However, research has shown that the brain remains capable of forming new connections throughout life, a concept known as neuroplasticity.

Challenging the brain with new information, hobbies, and skills helps keep these neural pathways active. Whether it’s learning to paint, taking a dance class, studying a new language, or mastering a favorite recipe, new experiences encourage the brain to stay engaged.

Learning provides opportunities to set personal goals, celebrate achievements, and foster a sense of purpose.

Social connection is another valuable benefit. These positive experiences can help reduce feelings of loneliness, which is a common concern among older adults.

Many learning opportunities take place in group settings, including community centers, libraries, senior centers, colleges, and online classes. Sharing ideas, asking questions, and working alongside others helps build meaningful relationships while creating a sense of belonging. For many

seniors, these friendships become just as valuable as the knowledge they gain.

Lifelong learning can also improve independence. Technology classes help older adults stay connected with family through video calls, email, and social media. Health education classes teach practical ways to manage chronic conditions, improve nutrition, and stay physically active. Financial workshops, gardening clubs, book discussions, and creative arts programs all provide useful knowledge that enhances everyday living.

The best part is that learning does not have to be formal or expensive. Reading books, listening to podcasts, solving puzzles, attending local lectures, volunteering, or exploring a new hobby all stimulate the mind. Research continues to show that older adults who remain mentally active often experience better cognitive function and higher overall well-being than those who stop challenging themselves. While lifelong learning cannot prevent every age-related change, it can strengthen cognitive reserve, helping the brain adapt and function more effectively over time.

Growing older is not about slowing down. It is about continuing to grow in new ways. Every skill learned, question asked, and new experience explored help

enrich life. No matter your age, curiosity remains one of the greatest gifts you can nurture. After all, the joy of learning has no expiration date.

How One Mom Beat Chronic Back Pain with Strength Training

Have you ever had such bad back pain that you could barely get out of bed? If so, you probably know how hopeless and scared it made you feel. Crippling back pain can totally interrupt your ability to work, be there for you family, and enjoy the moments in your life that should otherwise be fun.

It’s the last thing anyone should want to deal with when they wake up in the morning.

This is exactly what McLean was dealing with. As an inshape 47-year-old mother and attorney, she felt completely blind-sided when she had multiple severe episodes of low back flare-ups. From simple things like sitting on a long plane ride or moving boxes around her house, she could become bed-ridden for days in agony, wondering how and why this kept happening.

We tend to take our health for granted. However, when we get sick or hurt, we would do just about anything to feel like ourselves again. When your back is in excruciating pain, you cannot “show up” for your kids, spouse, or job like you want to. That pain is all you can fixate on.

But why did these back flare-ups keep happening for McLean? She avidly walked, ran, and ate healthily. She thought that was checking the health and fitness box.

Unfortunately, that wasn’t enough.

The problem for McLean was that she lacked strength in her back. Although she appeared to be healthy, and lived an active lifestyle, her body was not as strong and resilient as it needed to be to protect her spine. She needed a coach to build a strength training program designed for her body, age, and injury history.

McLean didn’t even realize that her muscle tone and strength had steadily been dropping over time. But this was directly tied to her injuries and long-term health.

She learned that being strong is about protecting the life she wanted to live. Strength training is no longer a luxury - it is essential. Especially as the body starts to slow down after 40. Strength training is the path to rebuilding movement, health, and a pain free life.

For McLean, we prioritized full-body movements that strengthened her core and lower back. The main movements that alleviated her back pain were Romanian deadlifts and planks.

After 6 months of consistently training twice a week with us, McLean’s back pain got night and day better. While her low back still flares up from time to time, her body is stronger and more resilient, and the flare-ups don’t completely sideline her for days like in the past.

Besides being more productive at work and able to be fully present for her kids (since she is no longer facing bouts of severe pain), McLean was able to recently travel to Spain with her daughters and had an amazing time.

While the idea of sitting on a plane for 10 hours, walking 20,000 steps a day exploring new cities, and hauling her three daughters’ suitcases around could have left McLean on edge about whether her body could keep up with those demands, she didn’t have to worry.

With her newfound strength, McLean can spend less time in pain and worrying about being a burden, and more time doing the things that she loves, like traveling, with her family.

Strength didn’t just give McLean a stronger back. It gave her a fuller life.
