You mightknowSan Antonio-based interiorsguruKim Wolfeasthe Host andDesignerofHGTV’s“Whythe Heck DidI BuyThisHouse?” or herdominanceon“Survivor.” Or perhapsyou’ve been amongthe droves of fans perusing the AfricanKubaCloths, Italianpaper notebooksand otherworldly treasuresonview at thedesigner’sFirst Friday pop-ups.

Forstarters, in February Wolfesurprised fans with theannouncement shewouldn’t be continuing herhit show fora third season.Thissummer, she’salsoshuttering thedoorstoher belovedOlmos Park shop aftera multiyearrun at retail.
Asecond living area became acozyoffice and lounge when Kim Wolfe transformed a“bad, split-level house” into her family’s home.



“Lifemoves in seasons, andthishas been areally funone,but it feelsliketime,”she said,admiringthe airy venue, with its gleaming garage doorsand soaringceilings “I thinka lotinterms of browserwindows, andfor me,thisspace is ahandful of open browserwindows that Ican’t manage well. My kids are9,10and 11 rightnow,solifeis very,veryfull.”
Locals andvisitorswho experienced oneofher FirstFridaygatheringsinrecent yearsmight’vefelttransported to the ruggedrealmsofRound Top, with its relaxedyet inviting curation of thedesigner’s collected wares.

“I likethingstobeunfussy,comfortable andlived in,” shesaid. “I thinkthat’skindof theRound Topway.”
Growingup, Wolfeand herfamily movedoften,following herfather’scareer as afootballcoach.Their transientbackground,relocatingfromhouse to houseand town to town foreachjob,taughther valuable lessons.
“Homeisnot abuildingora particular structurebut somethingyou cantakewith youand create anywhere It’s about making thebestofwhatyou have,” she said.“We were always on ashoestring budget,but it wassoimportant to my mom that we allhad roomsand it felt specialto us That’s abig part of howI endedup doingwhatI do.”





Lookingback, shecan still remember hermotherstaple-gunning cowhiderugs onto thewalls of theirhomes and, in one instance,hanging drop cloths from Michaels inside herchildhood bedroomto coverthe unsightlydinosaurmuralsleftby aprevioustenant.
“Itfeltlikea tent camp in Botswana,” sherememberedofthe cozy,reimagined space, with itsdramatically draped fabric “Thatwas my childhood —everythingwas green carpet or Formica— nothingwas neworhighend,soI love helpingwith spaces likethat.”
Thedesignerdrewheavily from this early, think-outside-the-boxeducation while hosting“Whythe Heck DidI BuyThis House?”
“Withthe show,I wasdoing sevenor eighthousesatoncein24weeks, so you’re lookingat16to20bathrooms, eightkitchens, eightfamily rooms, eightentryways, anditwas just drinking througha fire hose,” shesaidofthe experience.“It wasso much fun, butI felt spread thin creatively.”
Aftertwo seasons, Wolfeand herhusband,Bryan,had renovated15houses, only to return home to an uninspiringhomeof theirown
“I felt likeI haddonehomes foreveryoneelse, andour family wasina badrental
—nobodyhad aspecial space, andnobody wanted to be there,”she said.“It wasthe opposite of what Iwas preaching.”
To remedy thesituation,the couple went to work renovating aroughly 2,000square-foot residenceinSan Antonio’s Northwood neighborhood
“Itwas abad,split-level housethatno onewantedand very much likethe houses from theshow,”she said of theproperty. “It’ssuper tiny forour family of five,but it’s really efficient.”
Outside, Wolfesoftenedthe split-level’s unappealingconcretestaircase by planting fragrant,fast-growingConfederate Jasmine alongthe side walls
“I’m abig outdoors girl andfeel best when I’minnature, so I’malwayslooking forwaystomakemyinteriors feel more connected to theoutside,” shesaid. “I love skylightsand suntunnels Naturallight is such abig deal to me.”
Indoors, morninglight floods through thegreat windowsofthe street-facing, secondarylivingroom, whichshe transformed into amultiuseoffice andlounge. Sincemovinginroughly oneyearago,the room hasbecomeone of thecouple’s favorite spots, aplace wheretheyenjoy coming together to bookendtheir day. Shealsobumpedout asection of the


thirdbedroom to incorporatea closet and bathroom into themainsuite
In theairykitchen,Wolfe addeda dining banquetand relocatedthe washer-dryer while selectingjoyfuldetails,including shell pink cabinetry, green marble countertops anda whiteoak island that feelslikeits own pieceoffurniture
“I love doinga smallspace becauseyou gettouse allthe coolestmaterials sinceyou don’tneed aton of them,” sheopined. “Everyonethatworkedonthiswas localand friendsfromthe show.… It wassofun to do ahouse forourselves.”
With herhomerenovationnow in the rearview,Wolfe is making theshift from residentialtoprimarily commercialprojects

In May, thevenue’s newbar,Anacacho Coffee& Cantina— namedfor thehistoric Texashorse ranch— opened as aday-tonightdestination incorporatingSan Antonio flavorswitha modern,WestTexas twist. There, coffeeand cocktails areservedalongside amenulayered with BigRed barbacoa tacosand baobuns, to name afew Laterthissummer, thehotel will also debutits newlyrebranded restaurant,Esencia— “essence” in Spanish— in collaboration withFood NetworkChefand James Beard semifinalistchefLeo Davila.The SanAntonionativeclosedhis restaurant,Stixs & Stone, in MarchtocometoThe St.Anthony, wherehe’ll overseefood andbeverageat both Anacacho andEsencia

No matterthe projecttypeorscale,soul andstorytellingare centralpillars of Wolfe’s work.Furthermore,the designer drawsinspirationfromthe creative well around her, be it thelocal architecturalfirm, Lake |Flato or thepowerhousedesignduo behind the LosAngeles-and Nashville-based studio Pierce &Ward.
Though herresidential projects arefewer andfarther between thesedays, Wolfecan still be foundtreasurehunting at favorite haunts such as the8th Street Market in Comfortorsharing home design advice with herburgeoningfollowing
“I’m bigontakingyourtimeasI thinka lotofpeopletry to addresseverythingand endupwithnothing they’rereally excited about,” shesaid. “Withhomes,I feel it’s more of aknowyourselfthing,kindoflikeparenting —different things work fordifferent people.It’sabout giving yourself permission to do it theway that feelsright to you. ”
Today, Wolfeisgivingherself permission in more ways than one. Just as she’srenovated homesbothpersonally andprofessionally, thedesignerisnow giving herselfgrace to reimagineher next steps, complete with ambitiouscommercialprojectsand bigbrand collaborationsfor Wayfairand Ford,toname afew.
“Sayingnotothe show wasthe beginning of that forme, andrecognizing that there’sa lotofgood things,and notall good things are yeses,”she said.“Everything takescapacity andI only have so much Slowing down, saying no,takingtimeoff with my family and waitingfor theright projects that I’mvery inspired by …that’swhatI’m excitedabout rightnow.”

WhenHGTVteamedupwithSan Antonio’sKMBuildersfor this year’s HGTV SmartHome2025 giveaway,a midcentury home on the NorthSidewas transformedintoa hightech modern masterpiecepackedwith smarttechnologyand asportySouth Texasvibe.
HGTV host and“Married to Real Estate”co-star Mike Jackson introduced the home in Aprilonthe popularTVnetwork, giving atourofthe three-bedroom,threebath 3,000-square-foot home near San Antonio’sMacArthur High School.Although thegiveawaycontest deadlinewas May23for the$1.1millionpackage,which includes aMercedesand $100,000 cash, youcan still getloads of inspirationby checking outthe waythe projectteam used itsexistingfootprint, claiming new square footageinwhathad been attic space.
The outdoor spaces are afavorite feature of the HGTV SmartHome 2025 in San Antonio.





Jackson,a builder whoworks with wife andco-star EgyptSherrodontheir HGTV series,which is in itsfourthseason, is excited aboutthe many smartfeaturesinthe San Antoniohome. He mentions AT&T Fiber, thesmart-homesecuritysystembySimpliSafe andthe smartintegratedlighting.
“I love technology.I’m so into it,so intriguedbyit,” he said during aSan Antoniovisit andopenhouse theday thehome wasrevealedonHGTV.
Theoutdoor spaces aresomeofhis favorites. Some of them aresmart,too.
If he hadsomedowntimeatthe home, “You’d probably find me on that deck,” he said.Ithas an outdoor kitchen, fire pit, pergolaoff themainbedroom anda coldplunge tub. Roberts, 31,has been with herfather’scompany fornineyears andsaidHGTVsoughtout hercompany forthe localwork.
Robertssaidshe liked that theHGTV team,which included designer Poonam
Moore, wasabletomakedecisions quickly becausetheydothatall thetime. Moore’s influenceincludedsoothing earthtones andtextures, dark wood forfloorsand cabinets,and aTexas twisthereand there. Cowboy hats adornedwalls,western art wasinthe curatedcollectiononTVs that wereoff, androwsofspurs (the boot adornment, notthe athletes)madean attractive featurewallnearthe frontdoor Thehomefeelslikeitwould be perfectfor sports enthusiastswho liketoentertain
“Wewereabletoexpandthe floor plan andgiveitsquarefootagewithout adding to thefootprint,” Robertssaidabout using theatticspace fornew rooms.
