A consumer cooperative for BCC members with an accomodation agreement at Oslofjord

A tradition being renewed

In the summer of 1957, the church, now called BCC, gathered for a conference for the first time at a peaceful farm by the Oslo Fjord. After a whole year of hard work and effort, the place was finally ready to welcome travelers from all over Norway, Denmark and Germany. 450 people were accommodated in shared accommodation facilities and the rest brought their own tents. A tradition was born.

Every single year since then, childhood memories have been made, friendships have been forged, and important decisions of faith have been made at the conferences at Brunstad.

In the 1990s, demand for better facilities increased and a major development project was launched that would transform the entire area. Since 2002, ownership of the site has been held by a separate foundation. In keeping with tradition, BCC members put in their efforts to make this possible. By paying privately for accommodation agreements for 20 or 50 years, thousands of families and individuals helped to finance the expansion of the facility in several phases. Many people took on extra jobs, raised capital, and together they made a major financial commitment to be able to gather for Christian conferences. This commitment will now be continued in Samvirk, and new generations will have the same opportunity to use Brunstad and get their own contracts.

During the construction period, accommodation contracts have been signed with various organizations within the foundation responsible for commercial operations. Now that the construction project is complete, the separation between commercial operations and non-profit ownership is also finally complete. All accommodation contracts are now consolidated in a cooperative company –Samvirk.

Being a co-owner of Samvirk signals that you want to help continue the long tradition BCC has of building fellowship through the international conferences. We at Samvirk are proud to have co-owners who are proactive and think long-term.

In this brochure, we explain the hotel concept, the contracts, what points cost and how they can be used, how the suites are designed, where you can park, and what to consider when booking your stay.

In addition, there are 886 residential units built before 2005 in Hagebyen, Tømmerkollen, Solåsen, Rekketunet, and apartments in the conference center.

The architect’s vision

Architect Niels Torp, together with Bjørbekk and Lindheim Landscape Architects, won the architectural competition in 2011 with the slogan “Sun, Wind and Stars.” Torp is regarded as one of Norway’s leading architects, and is involved in several prestigious national and international projects. Since the competition, he has continued to work on the project at Brunstad, and has provided the design and style for the 1,600 suite apartments.

The venue is set in a stunning landscape, and we wanted to create buildings that could blend into this landscape in a better way than just putting up regular apartment blocks” Torp says.

“We were keen to establish a park and then place buildings in it. I was very fascinated by all the meetings, all the communication between the people at Brunstad. We have tried to ensure that the new development also encourages such meetings and communication. We focus on users being able to spend a lot of time outdoors, so they can experience the sun, wind and stars. You can walk on the roof, and we have created several spaces with parkland where you can experience being close to nature. In the buildings, we create welcoming balconies with great views and good sunlight.”

Through his design style, Torp has managed to create an impressive facility with functional elegance. It has been designed with a focus on efficient operation and good visitor experiences, but still has an exciting visual expression.

Inside, interior architect Vigdis A. Bergh from Inne Design has left her stamp on the suites. The company is known for bringing nature and traditions into its projects and has received a number of awards both in Norway and abroad. Bergh explains that the idea behind the design is to base the furnishing and decor on Norwegian and Nordic traditions, but still keep it modern and clean, with a touch of something warm and “home-like” in the color and material choices. She has chosen to create four different design expressions for the suites, with a color palette divided into the different seasons. Like Torp, she focuses on ensuring that the design is not at the expense of functionality. For example, the outdoor furniture is designed to be used indoors when needed.

In addition to Inne Design, a user group including some of the early leaseholders in the suites has provided good and important input on the design, decor, and furniture.

Your hotel agreement

The first thing you need to do to enter into a hotel agreement with Samvirk is to become a member. With membership, you also become a co-owner, and it comes with benefits and rights, which you can read more about here.

Price lists for hotel agreements can be found in the chapter “Prices and payment” on page 16-19.

20-year hotel agreement

The 20-year hotel agreement is our standard contract and we offer it to all our members. The agreement gives you the right to stay in hotel suites in a specified suite category, up to a certain number of days per year. For agreements of 7 500 points or more, the agreement gives you 80 nights per year. A 5 000 point agreement gives you 40 nights.

Even if the agreement specifies a particular suite category, you can also choose other suites when you book. But you have the highest priority within the category specified in your agreement. See more about this under the chapter “Priority” on page 21. In addition to the suite category and the number of annual usage nights, the agreement also specifies how often you can stay at BCC conferences.

You pay an advance rent for these 20 years before you use the points. In addition, you pay a resort fee.

1-year hotel agreement

Certain customer groups that do not need or have the opportunity to commit for 20 years can enter into a 1-year hotel agreement for 2025.

It covers the conferences you will attend in the next year and also includes vacation days. You enter your preferences for conference participation in connection with the annual booking.

1-year hotel agreements are available for:

Members aged 60 years or older. For married couples, this is based on the age of the oldest person.

Members residing outside Europe

Members living in countries eligible for missions support

Medlemmer aged 18-26 years

UNG hotel agreement

Samvirk UNG is a program for young people aged 18-26 years. Under the name UNG, you are invited to become a co-owner and get an early start on paying for your own hotel agreement at Brunstad. You pay down on the agreement monthly in the years until you turn 27, when the hotel agreement is activated.

Hotel agreement UNG is the smallest agreement with 2 500 points. It entitles you to 20 nights each year, 20 years into the future.

Many people will need more nights and more rights, which is why you can easily upgrade your agreement at my.samvirk.com as soon as you have completed payment of your agreement.

In addition, all members in this age group can be a free guest of others with their own reservation.

Guest stays with others

All overnight guests must be registered in the reservation. Children under the age of 18 can freely be added as a guest, as can young people aged 18-26 who are members of Samvirk. Others who wish to be an overnight guest must have a 1-year or 20-year hotel agreement with Samvirk.

Samvirk’s purpose is to manage accommodation capacity in the best possible way. As a member, you have a duty of loyalty to the objectives and the other members. This means that you cannot undermine Samvirk’s financial basis by abusing the agreement. According to the agreement, subletting or lending is therefore not permitted.

Missions Support Program

BCC has its own missions support program that provides discounted prices on 1-year agreements to members from countries with low purchasing power. People from countries country that receive missions support will have the opportunity to get a discounted total price when they submit their application in the annual booking.

Financially disadvantaged people

In 2024, members who are financially disadvantaged and are not able to commit to a 20-year hotel agreement can purchase a 1-year hotel agreement during the annual booking process.

Use during BCC conferences

When BCC Event organizes and conducts conferences, Samvirk provides accommodation. How often you can stay overnight at BCC conferences, and which suite category you are entitled to or have priority for, is determined by the number of points you have in the agreement.

You can use your points to stay overnight at the BCC conferences that your local church is invited to participate in. If there is capacity, it will also be possible to sign up for the conferences that your local church is not invited to.

If you, as an individual, wish to stay overnight at all conferences you are invited to, you have the opportunity to do so with 3,750 points, either in your own suite or as a guest of others.

With fewer points than this, you only have the opportunity to stay overnight at a selected number of conferences.

A married couple with an agreement of 7,500 points or higher will always be able to stay overnight at the conferences they are invited to. An agreement with more than 7,500 points gives more rights and priorities related to, for example, size, number of beds, and other qualities.

The points system

Members have varying preferences for which conferences they want to attend and which category of suite they want to stay in. To regulate the use of hotel suites, we have a points system to help ensure that your contractual rights are met during BCC conferences. It will also ensure proper prioritization when demand exceeds capacity, so that the use of the suites is distributed as fairly as possible. The points system allows you to choose different suite categories at the different events within the available capacity.

Your agreement with Samvirk specifies an annual points total that you can use to book suites at BCC events. These suites are grouped into 9 categories from 6,100 to 14,000 points. The category indicates how many points you must use if you want to use the suite in question at all conferences you are allocated.

Since the number of conference days you are allocated can vary, the number of points used per day may change annually. In a year with 18 conference days, you must use 555 points per day if you stay in a suite in the 10,000 points category (10,000 points/18 days = 555 points per day). If you stay in a suite in the 14,000 points category, you must use 777 points per day in the above example (14,000 points/18 days = 777 points per day).

In practice, this means that if you have an agreement that gives you 10,000 annual points, you will be able to book a suite in the 10,000 points category at the recurring conferences you are allocated, and you are then guaranteed to get at least this suite category at these conferences. An exception is the sisters’ and brothers’ conferences, where you are not guaranteed your own suite. Traditionally, there have been many vacant suites at sisters’ and brothers’ conferences because many people with appointments have been guests in each others’ apartments. If previous usage patterns continue, there will be room for everyone for several years to come.

If you have an agreement that gives you 5,000 points, you will still be able to book a suite in the 10,000 points category, but you will only have enough points to book this category for half of the conference days throughout the year. Similarly, with 2,500 points, you will be able to stay for a quarter of the conference days by booking a suite in category 10,000. Alternatively, you can apply to use your points more flexibly. For example, with 5,000 points, you can apply for a suite in the 7,500 points category for two thirds of the conference days.

Prices and payment

Standard

As of November 2023, the cost of each point was NOK 120 for a 20-year agreement. Prices are adjusted monthly, and the prices in this brochure are index-regulated as of April 2024.

In addition to the points, there are costs for parking. For agreements with 7 500 points or more, parking costs NOK 182 600 for 20 years. For 2 500, 3 750 and 5 000 points, you have fewer days in the agreement, and therefore parking costs NOK 45 600, NOK 68 400 and NOK 91 300 respectively.

Terms and conditions

For agreements entered into in the fall of 2024, payment must be made no later than November 30, 2024. Prices are index-linked monthly and the final price will be adjusted until the payment date.

When you pay in advance, you lock in the price for 20 years.

Prices are inclusive of 12% VAT, and any change in VAT is at the tenant’s risk. This means that if the current VAT rate is increased, you will receive an invoice for the difference, or a refund if the rate is reduced.

Samvirk members living outside Denmark and Norway have the opportunity to enter into agreements on other terms at a lower price.

The agreements cannot be used at more conferences than the conferences you have been allocated, even if there is capacity and therefore more participants than those allocated to the conference are allowed.

Guideline prices 1-year agreement

The price for a 1-year hotel agreement is calculated based on the price for a 20-year agreement.

However, the 1-year agreement will be more expensive per year, as you have to pay an interest element to compensate for not tying up capital over a longer period. In addition, the fixed resort fee is included in the price.

You will be able to pay for the hotel agreement in monthly installments:

and all convention days if attending as a married couple. This applies regardless of whether you are a guest or book your own suite.

The final price of the one-year hotel agreement depends on which suites you are offered and which conventions you stay in your own suite. The variable resort fee is only payable if you stay in your own suite.

There will be a guide in the annual booking process that will help our members with both pricing and product.

The guideline prices are in NOK and apply for 2024.

Resort fee

When the hotel agreement comes into effect and you gain access to use the suites, you will be charged a resort fee, which is split in two:

Fixed resort fee – As a customer, you pay a fixed contribution to the operating costs that Samvirk is obliged to pay to Oslofjord, as well as Samvirk’s own costs. You can pay annually or monthly. The price depends on how many points you have.

Variable resort fee – Paid prior to check-in for each stay and calculated based on the suite category you use. It includes one start-up charge, plus one price per night.

Prices in the tables are in NOK and apply as of May 1, 2024. The resort fee is adjusted annually in line with the consumer price index.

Priority

If you enter into a hotel agreement that gives you 7,500 points or more, you will be guaranteed a suite that is at least equivalent to your agreement category if you apply for it and have enough points available. However, there is an exception for the brothers’ and sisters’ conferences, where Samvirk reserves the right to assign you to a lower category.

Here, too, you can choose to book other categories of suites, and the chance of having your preferences fulfilled will depend on a number of factors, such as capacity and previous booking history.

Our booking system will, as far as possible, facilitate a good and fair distribution over time, so that everyone has equal opportunities to get the most value out of their hotel agreements.

Points will not be deducted when using suites outside of BCC conferences. We call these vacation days. However, you must stay within the limit of the total number of usage days specified in the hotel agreement. You are basically allowed to book the category of suites specified in your hotel agreement during these periods.

Annual booking

In the fall, you enter your needs and preferences for accommodation in the coming year. Samvirk then distributes the suites, based on your rights in the agreement and according to your preferences. When the allocation is ready, you will receive an offer with reservations that need to be confirmed.

It will be possible to change the booking later, if there is available capacity.

How to buy a 1-year hotel agreement

You buy this agreement through the annual booking.

You enter your wishes for conference participation in the next year when you make your annual booking

You will then receive an offer for a hotel agreement that must be confirmed before the booking is finalized.

How to get the best possible experience

Download the Oslofjord app in the App store or via Google play for the best possible experience. Here you can see which suite you are assigned to, you can unlock the suite, and if you have a parking agreement, you can enter the license plate number of the car that will use your parking space. In the app you will also find information about the program, opening hours and offers from the conference center.

Parking

There are 1 500 parking spaces below ground level. If you have parking included, it is stated in your agreement and you can park every time you use a suite, without paying anything extra. The agreement entitles you to parking for one car. Paid charging for electric cars is available.

You will be allocated a parking zone in the basement under the hotel buildings and Oslofjord Arena. The allocation is done automatically by a system that stores your history and tries to give you parking as close as possible to where you are staying. There is an elevator from most of the underground parking basements to your floor. The capacity of the underground parking under the hotel buildings only covers one third of the suites. The Oslofjord App indicates which zone you should park in.

Parking in the basement is primarily sold as part of the hotel agreements, and Samvirk cannot at this time guarantee any parking capacity to customers without a parking agreement.

The suites

There are 17 main types of hotel rooms and suites with different sizes and layouts. In addition, there are variants with a loft and a terrace or glazed balcony, etc.

The suites are grouped into nine categories, from 6 100 to 14 000 points. The grouping is based on an assessment of the size of the suite and associated outdoor areas, as well as whether or not it has a glazed terrace. This means that there may be several variants within one point category. The grouping may change slightly over time, based on updated assessments.

We have compiled information about the suites including pictures and floor plans on 26-61 in this brochure.

You can see which suites are included in the different categories, how big they are, how many beds they have, and other information that may be useful for you to have when making your choice.

The suites are furnished and have kitchenware, dishes, laundry equipment, patio furniture and duvets for the number of people the suite can accommodate.

From August 2024, we can present 80 newly renovated apartments at Rekketunet. They are 22m2 and 22 m2 with a loft respectively. They will be included in two new suite categories of 6 100 and 8 000 points.
