Hilltop Gym was built in 1980 as the Salem Family Center and served as our primary facility for most ministry activity outside of worship. For the past twelve or so years it has been used primarily for missions central, as a backup gym for sports activities and for King of Kings Church. With any structure, time takes its toll. Maintenance needs and costs at Hilltop Gym have reached the point where prudent management indicates the best course of action is the sale of the facility and property on the east side of Lutheran Church Road.
Current considerations regarding the sale of the property: · Salem leadership considers having our entire campus on one side of the road is best for our long-term vision for mission and ministry. · Infrastructure repairs of building needed to meet current building and safety codes include, but are not limited to total replacement of all HVAC and septic systems, the roof, all windows, restrooms, electrical panels, appliances, ceiling tiles, security and fire protection. · Refurbishment costs have been estimated in excess of $500,000. · Current forecasts for development of contiguous properties on Lutheran Church Road will most likely be single-family residential neighborhoods. · We will preserve and relocate the old sanctuary bell recovered from the 1963 fire and the historical marker to a prominent location on our campus. · Terms of sale will include restrictions so future use of the property will not detract from the esthetic of the broader neighborhood or operate any enterprise in conflict with Salem’s core values and mission. These restrictions are worded carefully and will be in place as long as Salem exists in this place. · Our long-range vision planning team will have the opportunity to consider the optimal use of the proceeds from the sale for capital improvements on this side of the road.
