Local Crescent Salford, Greater Manchester 399 apartments in two towers linked by a row of 8 town houses.

Conceived with ambition four years ago to provide five-star hotel amenities for residents, significantly raising the bar for high quality living in this area of Salford.

The investment in and delivery of this project has been fundamental in enabling the wider transformation of the University of Salford and Salford City Council’s ambitious masterplan for the surrounding area to push ahead.

It is creating a new community with high specification apartments, swimming pool and spa facilities, courtyard and roof top gardens, five-a-side football pitch on the roof, gym, cinema and launderette and the whole of the ground floors available for residents wanting to work from home or meet and socialise.

It was the first residential scheme to be funded through Trafford Borough Council’s Asset Investment Fund with monies now being repaid.

Local Blackfriars Salford, Greater Manchester 380 apartments in two blocks framing a central landscaped garden and a new street of 8 town houses.

A perfectly executed jewel of a development using the highest quality materials to produce distinctive apartment buildings of character and class.

One, two and three bedroom apartments and four duplex penthouses have access to a large gym and exercise studio, cinema and launderette/meeting place all positioned around the landscaped courtyard All sold and occupied.

The townhouses have re-activated the area with front doors onto the street helping knit together this development with its neighbours.

But Blackfriars has done more than just create outstanding new homes. It has provided brand new offices for accountancy firm Crawfords, which had been existing in dilapidated conditions on the site, giving them a new profile on the main Trinity Way. During construction Salboy paid for the firm to continue to operate from alternative accommodation close by.

It has also brought the rebirth of The Black Friar Pub – once a decaying landmark on the boundary of Salford and Manchester it is now restored to glory and about to re-open as a local with the addition of a bespoke new restaurant.

The Press Manchester City Centre Grade 2 listed conversion to create 66 apartments with a central glazed atrium + two restored town houses.

An example of Salboy’s bespoke and sensitive approach to preserving listed heritage buildings. Once the printing house for the Co-operative Society newspaper the building had latterly been carved up to provide serviced office space.

The approach was light touch, designed to retain original features and the heart and soul of the building while adding in elegant and simple living elements.

Salboy’s conversion has restored the central ‘street’ as a light filled place for residents to sit and socialise while exposed brick, restored beams and the retained glazed entrance way with stained glass oak doorway ensure the history of the building remains visible.

Acquired, converted, 90% sold and occupied within two years.
