Should estate plans be equal … or fair?

WHEN you’re creating your estate plan and thinking of where you want your assets to go, you also may be thinking about how to be fair to your loved ones — but is that the same as treating everyone equally?

In estate planning, “equal” doesn’t always mean “fair.” If you have grown children with different financial needs, you might think it’s unfair to leave them the same amounts. Or if you have a family business, and one of your children is ready to assume control, you might want to leave the business to that child and compensate the other siblings in different ways.

Or, if you wanted to leave a cabin or vacation home jointly to two adult children, would this arrangement work out if one child was unwilling or unable to pay taxes and maintenance?

Communication is key to helping avoid these problems. Letting your family know your wishes for your estate plan can help avoid hard feelings and unpleasant surprises.

Also, you might benefit from objective help from your legal, tax and financial professionals.

It takes time to develop an estate plan that benefits your family as fairly as possible — but it can be worth the effort.

Benefits of Homeownership: Now (and Forever)

GIVEN current market conditions, homebuyers may feel uncertain whether it is the right time to buy a home. With persistently high interest rates, home pricing remaining strong, and inventories across most of the country limited, many would-be buyers have remained on the sidelines, apprehensive to make a change. However, with some positive signs on the horizon, the benefits of homeownership in the long term for many outweigh the costs.

The spring and summer selling season is historically a strong time for home sales. Many buyers start their search in the spring or early summer months with plans to close on their new homes and move during the summer. And after being at a disadvantage the last few years, experts say that buyers may finally find this sales season is the perfect time to take the leap, as the odds may finally be slowly tipping in their favor.

According to February’s National Housing Report from RE/MAX, an uptick in new listings as the sales season approaches was reported. Furthermore, days on market, a key indicator in the supply of listings available for sale, increased – meaning that an increasing number of sellers are finally deciding to make a change, after months or years of being paused in a “waiting game.”

Amy Lessinger, RE/MAX® President shared in the March report:  “As we move into what is normally the prime homebuying months, the increased inventory should give buyers more options and a better chance at securing a home that fits their needs.”

Owning a home is a sound investment in the future. Historically, real estate in general has had stable growth in value over the long term. While dips in the housing market through tough economic times can at times cause a home to lose value, often the value is regained as the market improves and healthy conditions return.

So, with each payment on a mortgage and as your home increases in value, equity increases, setting the stage for financial stability and an increase in overall net worth. With rental rates at historically high levels, (and rent ultimately being money paid that cannot be recuperated) a further case can be made for buying. And while rates may still be leaving buyers apprehensive, the opportunity to refinance as rates adjust down the road remains for many, further enhancing the overall financial benefits of buying.

New homes offer additional advantages. They’re energy-efficient, which translates to lower utility bills, and provide customization options to fit

your needs. New homes also come with choice and control, as homebuyers can often choose the floorplan, features and designs that best suite their preferences and needs.

In communities across Southern Arizona and nationwide, new home builders are offering special programs and incentives to make homeownership a reality for buyers. In Rancho Sahuarita, between the three new neighborhoods of Entrada Del Pueblo, Entrada La Coraza and Entrada Del Rio, Rancho Sahuarita currently offers new homes from 5 different builders, together offering over 50 innovative floorplans to choose from. Each of the builders offers various incentives and programs like closing cost assistance, special financing offers on select homes and savings on quick-move-in homes, making homeownership more attainable.

Being armed with the right tools and information can help make the decision to jump on in and purchase a home a bit easier.

For more information about any of the new home options or builders in Rancho Sahuarita, visit https://ranchosahuarita.com/find-your-home/.

*Builder financing programs, incentives, and special offers, as well as terms, vary and are subject to change. Buyers should contact the individual homebuilders directly for the most up-to-date information and terms.

BEAR CANYON TRAIL

Distance: 15.8 miles (to the base of the falls)

Elevation: 2,890ft

Difficulty: Hard

Route Type: Out and Back

The Bear Canyon Trail (#29) actually starts from the visitor center, crossing undulating, bushy land for 1.7 miles, though most people join at the end of the side road, from where the path descends the side of the ravine, passing a second source of drinking water, then heads along the canyon floor crossing the streambed a few times though generally following just above. The trail is stony, mostly level, and not particularly difficult, except at the rare times of high water flow when some of the seven creek crossings can be a bit tricky. There is some shade along the way provided by groups of cottonwood trees but most of the route is fully exposed to the sun. The canyon sides are steep

"Today is a Good Day": Rancho Sahuarita Unveils Tribute to Visionary Founder, Bob Sharpe

ON Sunday, April 21st, family, friends, and long-term community partners were invited to a special event, in which a tribute was unveiled and dedicated to the community’s beloved founder, Bob Sharpe. The commemorative bench serves as a permanent tribute to Sharpe’s legacy, unrelenting optimism and persevering vision he had for Rancho Sahuarita.

The iron bench, which displays the words “Today is a Good Day,” symbolizes Bob’s tenacity, and relentless resolve in the face of his over 4-year battle with glioblastoma, an aggressive form of brain cancer. While the diagnosis did not leave time in his favor, Bob chose to spend what precious time he had left continuing to improve the lives of those around him – lighting the flame that would eventually lead to the raising of nearly $3 million to benefit the National Brain Tumor Society.

From the outset, Bob envisioned a community that fostered connection, provided safe

neighborhoods for children to play, and allowed families to thrive. His son, Jeremy Sharpe, now the Managing Partner of Rancho Sahuarita, spoke at the ceremony, highlighting the impact his father had. Jeremy remarked, “My dad, he often planted roots. And this community, my family, those around him – it all grew from that,” as he referenced the bench commemoration and Bob’s guiding motto, “Today is a good day.”

This simple yet powerful phrase also embodied Bob’s optimistic spirit and unwavering commitment to building a vibrant community. Deborah Sharpe, Bob’s wife, shared the heartfelt emotions. “This is so special,” she said. “Bobby loved Rancho Sahuarita more than anything. This was his whole life, this was his dream, this was his vision. He wanted to create a better life for people and be proud of where they live. He did all of that.”

WATERMELON

FACE MASK

WATERMELON is not only delicious and refreshing, but it also offers several benefits for your skin: Hydration: Watermelon is aptly named because it contains a high-water content, around 92%. Staying hydrated is crucial for maintaining healthy skin, as it helps to keep your skin moisturized and prevents dryness, flakiness, and dullness.

Rich in vitamins and antioxidants: Watermelon is packed with vitamins A, C, and E, as well as antioxidants such as lycopene and betacarotene. These nutrients help protect your skin from damage caused by free radicals, which can lead to premature aging, wrinkles, and fine lines. Antioxidants also promote collagen production, which is essential for maintaining the elasticity and firmness of your skin.

Anti-inflammatory properties: The vitamins and antioxidants in watermelon have antiinflammatory properties, which can help soothe and calm irritated or inflamed skin. Applying watermelon topically or consuming it regularly may help reduce redness, swelling, and sensitivity associated with conditions like acne, eczema, or sunburn.

Promotes collagen production: The vitamin C content in watermelon plays a crucial role in collagen synthesis. Collagen is a protein that provides structure and elasticity to your skin. By promoting collagen production, watermelon can help improve the overall appearance of your skin, making it smoother, firmer, and more youthful-looking.

Natural exfoliant: Watermelon contains natural enzymes and acids that can help gently exfoliate the skin, removing dead skin cells and promoting cell turnover. Regular exfoliation can help unclog pores, prevent breakouts, and reveal brighter, smoother skin underneath.

Sun protection: While watermelon cannot replace sunscreen, the lycopene content in watermelon may offer some level of protection against UV radiation. Lycopene is a powerful antioxidant that helps neutralize free radicals generated by sun exposure, reducing the risk of

sunburn and protecting against long-term sun damage.

Incorporating watermelon into your diet or skincare routine can be a delicious and beneficial way to promote healthy, radiant skin. Whether eaten fresh, blended into smoothies, or applied topically as a hydrating mask or serum, watermelon can help nourish and rejuvenate your skin from the inside out.

Ingredients:

1 cup of fresh watermelon chunks (seedless if possible)

1 tablespoon of honey (preferably raw or organic)

Optional: a squeeze of lemon juice (for oily or acne-prone skin) or a teaspoon of yogurt (for added hydration and probiotics)

Instructions:

Start by preparing the watermelon. Cut it into chunks and remove any seeds if necessary. You'll need about 1 cup of watermelon chunks for this recipe.

Place the watermelon chunks in a blender or food processor and blend until smooth. You can also use a fork to mash the watermelon if you don't have a blender.

Transfer the blended watermelon into a mixing bowl. Add 1 tablespoon of honey to the bowl and mix well until the honey is evenly incorporated into the watermelon puree. Honey has moisturizing and antibacterial properties, making it an excellent addition to this face mask.

Optional: If you have oily or acne-prone skin, you can add a squeeze of lemon juice to the mixture. Lemon juice contains citric acid, which can help control oil production and reduce acne breakouts. Alternatively, if you want added hydration and probiotics, you can add a teaspoon of yogurt to the mixture.

1. Once all the ingredients are mixed thoroughly, your watermelon face mask is ready to use. Apply a thick, even layer of the mask to clean, dry skin, avoiding the eye area.

2. Relax and let the mask sit on your skin for 1015 minutes. During this time, the watermelon and honey will help hydrate and nourish your skin, leaving it feeling soft, smooth, and refreshed.

3. After the mask has been on for 10-15 minutes, rinse it off thoroughly with lukewarm water. Gently pat your skin dry with a clean towel, then follow up with your favorite moisturizer to lock in hydration.
