Avoid these estate-planning mistakes

When many people hear the words “estate planning,” they assume it’s just for the wealthy. But that’s not the case because everyone can benefit from an estate plan. And when you’re creating one, you’ll want to avoid some common mistakes.

Before we look at those mistakes, let’s go over what estate planning is designed to accomplish. Essentially, an estate plan allows you to pass on your assets in the way you desire. But it can also specify other actions, such as naming someone to care for your minor children if you were no longer around. In creating an estate plan, several key documents are involved, including a will, a trust, a financial power of attorney and a medical power of attorney or a health care directive.

Now, let’s consider a few estate-planning mistakes:

• Not communicating your plans. You’ll need to inform your family about whom you’ve chosen as executor – the individual who will administer your estate – and whom you’ve named as the trustee – the person who will manage your trust’s assets. (You can also choose a trust company to handle this duty.) And to help avoid unpleasant surprises when your estate is being settled, consider letting your children or other close relatives know who will be receiving what.

• Not reviewing your plans periodically – Once you create your estate plans, don’t forget about them. Over time, your personal situation may change – you may experience a remarriage or bring in new children. Your interests may change, too – perhaps you’ll become deeply involved in supporting a favorite charitable organization. Given these and other potential changes, you’ll want to review your estate plans once in a while to see if they need to be modified.

• Not updating beneficiary designations – Every so often, you may want to review the beneficiary designations on your life insurance policies, investment accounts and retirement assets. As mentioned, changes in your life, such as remarriage and the addition of new children, may affect your beneficiaries. Beneficiary designations are powerful and can even supersede your will, so you’ll want to update them as needed. Also, if you have a 529 education savings plan, you’ll want to name a successor owner – someone who can take over your 529 if you were to pass away.

• Not re-registering assets placed in a trust – A living trust offers you many potential benefits, such as the ability to bypass the time-consuming and highly public process of probate when it’s time to settle your estate. However, just establishing the trust, by itself may be insufficient – you likely also need to re-register assets, such as your investments, so they are officially owned by the trust, not by you. This is essential for the trust to work as you intended.

Here’s one other mistake – not getting the help you need. Estate planning can be complex, so you’ll want to work with an attorney, and possibly with your financial advisor and tax professional, too.

By avoiding key mistakes and working with a qualified team of professionals, you can create and maintain an estate plan that will help you leave the legacy you desire.

WATERMELON! Who does not love eating cold sweet watermelon on a hot summer day?

Did you know that watermelon is 92% water? No wonder it’s so refreshing! People have been digging into this tasty, juicy fruit for millennia and it all started in Ancient Egypt. It’s said that watermelon cultivation began in the Nile Valley as early as the second millennium B.C. Watermelon seeds were even found in King Tut’s tomb! On August 3, we celebrate this ancient berry in a feast of juicy deliciousness— otherwise known as National Watermelon Day.

The juicy, refreshing watermelon deserves its own day, that’s why we celebrate National Watermelon Day. Cultivation of this fruit dates back to 2000 B.C., with the first watermelon harvest on record occurring approximately 5,000 years ago in Egypt. Traces of watermelon and its seeds have been discovered on sites of the 12th Egyptian Dynasty, including in the tomb of King Tutankhamen. Paintings of different types of watermelon have also been found in ancient Egyptian inscriptions.

The sweet fruit we enjoy today is the result of mutations over the course of a thousand years of cultivation. Watermelon seeds were sold to traders passing through the trade routes in the Kalahari Desert in Africa. From there, the cultivation of the watermelon spread across Africa. The origin of the progenitor of the watermelon was in Africa, after which it spread into Mediterranean countries and other parts of Europe. By the end of the ninth century, watermelon cultivation became common in China and the rest of Asia.

According to “The Dictionary of American Food and Drink” by John Mariani, the word ‘watermelon’ first appeared in the English dictionary in 1615. The watermelon is commonly known as a type of melon, but it is not in the genus Cucumis. The outer rind of a watermelon is dark green with yellow stripes or spots. Over 300 varieties of watermelon are available in the U.S., ranging from red to white, and come in different shapes and sizes.

Although watermelon is a tasty treat, it can be pretty disappointing to bring home a tasteless watermelon. Here are some tips for selecting the perfect watermelon.

The Stripes- The coloring of your watermelon helps indicate the ripeness of the fruit. You should pick a melon that has a strong, consistent stripe pattern. The green stripes should be a deep, dark green, while the pale stripes should be a creamy, light yellow. Additionally, you may want to choose a dull-looking watermelon. If the melon is very shiny, it is likely underripe.

The Field Spot- This is probably one of the most important indicators of the quality of the watermelon is the field spot of the melon. Look over your watermelon and look for a large, discolored spot on the surface, also known as the field spot. This marking shows where the watermelon sat on the ground as it ripened. As a rule of thumb, the color should be a creamy yellow or near orange, which indicates a melon full of flavor. If it's white or light yellow, you may want to choose another one. White field spots suggest that the watermelon lacks flavor.

The Stem- In order to choose a watermelon that has had sufficient time to ripen and mature, you will want to inspect its stem which should be dry and yellow-brown. A green stem may signify that the watermelon is not yet ripe and will lack flavor and sweetness.

Knock- Don’t worry too much about the looks you may get from other shoppers while you are knocking on watermelon to find the best one. First, give your fruit a gentle tap and listen to the sound it makes. If the pitch sounds deep and hollow, the fruit has more water and is likely riper. By contrast, if your knock sounds higher-pitched and denser, it may signify that your rind is too thick and your fruit has not fully ripened to its optimal state.

Spots- Dry weathering spots and vein-like webbing lines are great indicators of an extra sweet watermelon. These spots show where sugar has been seeping out of the fruit. So many things to look for, make sure to fully inspect your watermelon.

Weight- Don’t settle for the first one you pick up. A watermelon should feel heavier than it looks. The denser it is for its size, the higher the water content, resulting in a sweeter watermelon.

Shape- Look for a watermelon that is rounder and more evenly shaped, as opposed to an oval one. The rounder melons are sweeter, while the more oval ones tend to be watery and less flavorful. Also, make sure to inspect the surface for any irregular lumps and steer clear of those as well.

Buying in season- Watermelons are best between May and September.

Health & Beauty

Watermelon- Watermelon is loaded with vitamin C, which instantly adds radiance to your skin. The grainy particles present in the fruit helps gently exfoliate the skin, while hydrating it as well. You can apply a spoonful of mashed watermelon to your skin, to naturally scrub off any dead skin cells present.

Raw Honey- Raw honey helps balance the bacteria on your skin, which makes it a great product to use for acne. Manuka honey has been studied as an anti-acne product and found to be significantly more effective than other popular products. Honey speeds up your skin cells' healing processes.

RED RIDGE TRAIL

Route Type: Out & Back • Distance: 9.5 miles • Elevation: 3,362 ft • Difficulty: Hard

It’s August…that means the temperatures are still pretty high down here in Tucson. But lucky for us, just two hours away we can get outdoors and enjoy the cooler weather. For those of you that enjoy a good long hike then this trail is for you. The Red Ridge Trail is a challenging trail that usually takes on average of 6½ hours to complete. If you are feeling really adventurous this trail is perfect for camping. Not too many people hike this trail, so the chances of you running into others is slim. Of course August is still considered our monsoon season, so be prepared for rain. Be sure to pack plenty of water and wear proper hiking attire.

Getting there: From the intersection of Speedway and Campbell, drive East on Speedway for 5 miles, take a left on Wilmot and continue onto Tanque Verde for 4.3 miles. Take a left on Catalina Highway for 29.1 miles. Take a right on Ski Run Road for .7 miles. The Red Ridge Trailhead will be on the right. The trailhead is a small dirt pull-thru, it may be easier to park at the paved parking pullout on the left, down the mountain side of the road past the trailhead.

Night Sky AUGUST

AUGUST 12 - FULL MOON, SUPERMOON. The Moon will be located on the opposite side of the Earth as the Sun and its face will be fully illuminated. This phase occurs at 01:36 UTC. This full moon was known by early Native American tribes as the Sturgeon Moon because the large sturgeon fish of the Great Lakes and other major lakes were more easily caught at this time of year. This moon has also been known as the Green Corn Moon and the Grain Moon. This is also the last of three supermoons for 2022. The Moon will be near its closest approach to the Earth and may look slightly larger and brighter than usual.

AUGUST 12, 13 - PERSEIDS METEOR SHOWER. The Perseids is one of the best meteor showers to observe, producing up to 60 meteors per hour at its peak. It is produced by comet SwiftTuttle, which was discovered in 1862. The Perseids are famous for producing a large number of bright meteors. The shower runs annually from July 17 to August 24. It peaks this year on the night of August 12 and the morning of August 13. Unfortunately the nearly full moon this year will block out all but the brightest meteors. But the Perseids are so bright and numerous that it

could still be a decent show. Best viewing will be from a dark location after midnight. Meteors will radiate from the constellation Perseus, but can appear anywhere in the sky.

AUGUST 14 - SATURN AT OPPOSITION. The ringed planet will be at its closest approach to Earth and its face will be fully illuminated by the Sun. It will be brighter than any other time of the year and will be visible all night long. This is the best time to view and photograph Saturn and its moons. A medium-sized or larger telescope will allow you to see Saturn's rings and a few of its brightest moons.

AUGUST 27 - NEW MOON. The Moon will be located on the same side of the Earth as the Sun and will not be visible in the night sky. This phase occurs at 08:17 UTC. This is the best time of the month to observe faint objects such as galaxies and star clusters because there is no moonlight to interfere.

AUGUST 27 - MERCURY AT GREATEST EASTERN ELONGATION. The planet Mercury reaches greatest eastern elongation of 27.3 degrees from the Sun. This is the best time to view Mercury since it will be at its highest point above the horizon in the evening sky. Look for the planet low in the western sky just after sunset.

iHeart Media’s Tucson KidsFest

On June 25th and 26th, iHeart Media hosted its annual KidsFest event at the Tucson Convention Center. Presented by Rancho Sahuarita again this year, the event was enjoyed by over 5,600 kids and parents over the course of two days, and featured tons of activities and family-friendly entertainment.

A new Tot Land was introduced, designed for fun and enjoyment by the littlest event attendees. Kids of all ages had the opportunity to climb the rock wall, which reached 25 feet to the top of the TCC! A DIY Slime Zone was a big hit, and gave children the chance to make their own slime to take home.

The PJ Mask characters were on board for meet and greets with kiddos, 1000s of which lined up each day for the chance to see the famous cartoon heroes. According to iHeart Media, the event also featured more rides and inflatables than ever before.

Tucson Medical Center was also present, and gave over 4000 free bike helmets and over 2,200 free booster seats to children and families. The team at Rancho Sahuarita was at the event both days providing fun and interactive games for booth visitors, and to provide information about what’s new and exciting happening in the community.

Dining In

AUGUST RECIPES

14 ounce can sweetened condensed milk

• ¼ cup whole milk

Whipped Topping: 1 pint heavy whipping cream

3 Tablespoons powdered sugar

• ½ teaspoon vanilla extract

• Ground cinnamon, for the topping

Preheat the oven to 350 degrees F. Grease a 9×13'' pan with non-stick cooking spray. In a medium bowl combine flour, baking powder, and salt. Separate the eggs into two other mixing bowls.

Add ¾ cup sugar to the bowl with the egg yolks and mix on high speed until the yolks are pale yellow. Add ⅓ cup milk and vanilla and stir to combine. Pour the egg yolk mixture over the flour mixture and stir gently just until combined (don't over-mix).

Use electric beaters to beat the egg whites at high speed. As they begin to whip into stiff peaks, gradually mix in the remaining ¼ cup of sugar. Fold the stiffly beaten egg whites into the batter gently, scraping the bottom and sides of the bowl, until combined.

Pour batter into the prepared pan and smooth it into an even layer. Bake for 25 to 35 minutes, or until a toothpick inserted in the center of the cake comes out clean. Remove from the oven and allow the cake to cool completely.

Combine the evaporated milk, sweetened condensed milk, and whole milk in a small bowl. Once the cake has cooled use a fork to poke holes all over the top of the cake.

Slowly pour the milk mixture over the top of the cake, making sure to pour near the edges and all around. Refrigerate the cake for at least 1 hour or overnight, to allow it to soak up the milk.

In the meantime, whip the heavy cream, sugar and vanilla until stiff peaks. Smooth over the top of the cake. Sprinkle cinnamon on top. Serve with fresh sliced strawberries, if desired. Enjoy!

PROP 492 AND 493

Mister Car Wash Location Opens Doors in Sahuarita

Tucson has been home to the nation’s largest car wash brand, Mister Car Wash, since it established its headquarters offices downtown in 2014. At that time, the company operated just over 100 stores. The newest location – number 408 – is now open in Sahuarita.

“There’s just something about this town – this community is very special,” said James Throckmorton, Vice President of Real Estate and Development for Mister Car Wash. “I have had my eye on Sahuarita for a long time and we are excited to be up and running with this new location in our own backyard.”

Located off I-19 at the corner of Sahuarita Road and Rancho Sahuarita Blvd, the location features a state-of-the-art tunnel experience with Mister’s proprietary cleaning systems. Customers can quickly clean their cars’ exterior and take advantage of the free vacuum stalls on site. Unlimited Wash Club® members can also access all Mister Car Wash locations across the city using dedicated “member only” lanes.

As a socially conscious neighbor, Mister invests in the communities in which it operates through sustainability efforts and education, fundraising partnerships, and investments in its employees.

Sustainability

Mister is committed to making operational decisions to reduce impact and enhance sustainability in freshwater use, eco-friendly chemistry, and energy consumption. On-site, the company’s water conservation process includes the use of high-efficiency nozzles, sophisticated reclaim systems, and responsible return to the city infrastructure.

This commitment to water stewardship goes beyond the four walls of the wash. Mister recently teamed up with Trees for Tucson, an initiative set on planting one million trees in the region by 2030. Mister's $150,000 investment will transform a local park, creating nature paths and gathering areas, water basins that collect rain to replenish the water table, and planting native droughtresistant plants to improve the ecosystem for a vulnerable community. Mister's ultimate goal is to engage in watershed protection in each of its markets, and it starts at home.

Community Fundraising

Mister's values: We Care, We Work Hard, We Have Fun, also extend beyond the business. In the last five years, Mister has given back over $100,000 to nearly 200 Southern Arizona organizations through its generous fundraising program. Scout troops, little leagues, rotary clubs, and other organizations sell wash vouchers to their network at retail price and keep 50% of the proceeds. Additionally, organizations can solicit in-kind donations for use in raffles, silent auctions, etc. In the same five-year period, more than 200 nonprofit organizations have benefitted from $25,000+

in in-kind donations. Those interested in hosting a fundraiser or requesting an in-kind donation can learn more at mistercarwash.com/community.

Employment

In addition to the nine staff members hired to run the Sahuarita location, nearly 200 employees are working for Mister across 16 locations in the region. Additionally, 300+ headquarters professionals are working across two campuses on 6th Ave. in downtown Tucson. Headquarters employees include professionals in research and product development, marketing, real estate, construction, IT, human resources, finance, and more.

“Of course, we feel invested in each of the 70 major markets we operate in across the country, but this is home,” said Throckmorton. “As we are busy working to build this national brand we won’t forget where we came from, and we will continue to invest in this community.”

The hours of operation for the Sahuarita location are 7:30 a.m. to 7 p.m. Monday – Saturday and 8 a.m. to 6 p.m. Sunday. For more information about the new store, visit mistercarwash.com/ location/sahuarita/. 

Mother Teresa once said, “Not all of us can do great things. But we can do small things with great love.” My heart is full of gratitude and appreciation to be resident of this wonderful community. When my family and I moved to Sahuarita 19 years ago, we thought this may just be another place we would be passing through as we had done so many times before, serving in the USAF. I would never have imagined that I would have the opportunity to help lead this wonderful town with my town council colleagues and town staff.

I can say with great enthusiasm, that from where I stand, Sahuarita is in as good a place as ever to plan thoughtfully for the future. One indicator of a healthy economy is an approved and balanced budget that we just adopted for this fiscal year. It included healthy reserves that will allow us to weather any economic down turns that may be on the horizon. This is incredible news for our community, and we are certainly in an enviable position. With the growth of the town being another indicator that things are headed in the right direction, our planning and building department is happy to be reporting the highest number of permits granted for single family homes in more than 10 years.

we are able to think out-of-the-box, creatively, and find ways to stimulate economic expansion.

We have many exciting new businesses that have just opened or will be opening soon. I had the pleasure of cutting the ribbon two weeks ago for Mister Car Wash. They set a record of hitting 1000 monthly unlimited car wash subscriptions in the fastest time of any of their other 409 locations. Thank you Sahuarita! By the time you read this, Eegee’s will be open in Sahuarita, with AZOMS Oral Surgeons, Banner Health Primary Care Clinic, and APEX Physical Therapy following soon with more to come. The Sahuarita Advanced Manufacturing Technology Center (SAMTEC) is almost fully leased with two wonderful tenants, PowerPhotonics and Steel Jupiter. They are helping bring more high wage job opportunities to town.

The middle of summer means monsoon season is upon us, the August 2nd Primary Election is here and a new fiscal year for the town is underway. As I run for reelection this year, I reflect on how it has been such an honor to serve the residents of Sahuarita during the past eight years, the last six as your mayor. I thought this was a perfect time to look back on the past year and look forward toward the future.

Because we’re growing faster than the state-wide average, we qualify for a larger share of state-shared funds. This is money that we can add to our general fund through which we are able to provide the high-quality services we offer to residents. And I want to personally thank all of the wonderful folks living here, who throughout the pandemic have helped to keep the wheels turning by shopping locally. By doing so, you’ve helped us maintain the excellent level of service for which we’re known: our police department is well-staffed and has the tools they need to do their jobs effectively, our local infrastructure gets the attention it needs—keeping our roads in tip-top shape, and

Over the years, our town leadership has sought to encourage a spirit of community through our signature events, providing venues for shared experiences and camaraderie that reinforce all the wonderful traits of our residents that make living here so special: teamwork, cooperation, and generosity. I hope many of you were able to enjoy the town’s 4th of July Stars and Stripes Celebration. Thousands of our residents joined together and celebrated our country we are blessed to call home. The coming year will be no different. Please visit our website at www.sahuaritaaz.gov/events to keep tabs on town-sponsored and organized events coming your way.

It is with great enthusiasm that I wish to express my gratitude for the privilege of public service. On behalf of the other council members and our town employees, I wish you health and prosperity and may God continue to bless us all and please remember to vote on August 2nd! 
