minimalism at its best This development of a run down factory in downtown Johannesburg was completed late last year, and the project promises to deliver much needed quality units in an area which had been neglected in the past. Llaai Ntsoane

nnercity residential developments have become a common feature in the recently, but every now and again there comes a development that manages to stand out from the rest, urban 8 falls into such category. The award winning Pretoria architecture Henk Potgieter of Think! architectures was tasked to provide a unique
and urban apartments from a small room. The space inspired him to create a minimalist design which is first in the inner city, he transformed the small room and introduced what he calls “sleeping stalls�.This he achieved by introducing a sleeping bunker above the sitting area which is accessed via a small stairway.

Looking at the building from the outside is hard to believe that initially it was a clothing factory. The developers Urbanvest acquired the building in 2007 when it was hijacked by slumlords. It took them close to two years of court battle to finally get an eviction order. They had to call the notorious Red Ants to remove the last of the squatters who were still refusing to move out. The building was in an appalling condition not suitable for human settlement, it was an open plan structure and about 100 people were sleeping next to each other in one floor. The last floor was used as a toilet, elevators were not working and part of the roof was removed. To appreciate the development you only have to take a look at the state of the building around the corner which is hijacked, plans are in progress to acquire it and transform the whole area. The development started in early this year with clearing 300 loads of rubbish. During this time stolen vehicles were found in the basement of the building and police were called. It has taken them about 9 months to trans-
form the factory into one of the best apartment units in the inner city. The costs to renovate and develop the building are estimated at close to R 10 million. The apartment has 5 storeys which consists of 108 rooms, with 80 percent of them being single unit and the remaining 20 percent accommodating two people. These are communal living apartments. On the ground floor they have included shops which include, a grocery shop, internet cafĂŠ, laundry and the Urbanvest offices. According to management of Urbanvest, security in the inner city is a major concern and at 13 Charles street nothing was spared to make it one of the most secure apartments in the area. The building has 24 hour security guards, uses a tag system for access, it also has 24 hour surveillance cameras outside the building and also in hallways inside the building . According to the manager, their original plan was to create quality accommodations for University of Johannesburg, Doornfontein campus students because of the proximity of the university to 13 Charles street which is only 200 meters away, that is one of the reason they converted parking bays in the basement into storage space which can be rented by the public. Since the opening of the apartments three months ago, they have received many applications from the general public that they had to revisit their plans to accommodate students only and open the building to everyone. The apartment is almost full to capacity with few rooms left. The apartments 13 Charles street are located on corner Van Beek, Charles and Silverwright street in New Doornfontein and they are reasonably priced, wa single unit starting from R 1 750* per month. Taking the hassle out of moving
I
t is that time of the year where many leases are approaching their completion and tenants are faced with the decision of moving or continuing with their tenancy. Also many others are preparing to begin their tenancy for the first time, these people are faced with a mammoth task of packing and unpacking. In this article we aim to assist you with preparations whether moving in or out. This could be a stressing timefor anyone especially if they are ill prepared. We have tried to put together a checklist of things you must do to be better prepared and have an effortless move. The first thing on our checklist is the transportation method which will be used. If you are planning on using a removal company, you should compare quotes f i r s t and remember they might seem expensive but your staff will be insured in case of damages. Where you will be moving them yourself you should get a medium sized truck to avoid making too many trips or forcing everything to fit into a small van. Collect as many boxes as you can from your local supermarket for packaging. Start packing items you rarely use. Label what is inside each box and which room it will go to. This should be done three weeks before the move to avoid living things behind. Record each box on your checklist and the number of boxes you have packed, this will help you when you are unpacking. Inform your landlord of your plans to move so that he can arrange inspection of the place for damages if any. This will help you get your deposit faster and if there are any disputes you are able to attend to them personally rather than via a phone. Start cleaning the property a week or two before the move as you wont be able to on the moving day. Arrange with the landlord to return the keys and provide him with your banking details so he can send your de-
posit, he has 14 days to do this from the day you moved out. You should also inform banks, magazine subscriptions, insurance, cellphone companies and retail shops of change of address. You don’t want someone receiving your letters. If you are moving with family arrange for children’s school transfer and admission to their new school ahead of time. Arrange for someone to look after them on the day of the move as they wont be helpful. Always move during the weekend because you are able to get help from friends and family. Avoid moving during the week the traffic is too high on the roads. A day before the move call the truck rental or removal company to confirm the time, date and address. Check the weather if it is raining or not. We have seen people transporting stuff through the rain, discuss this with the rental tuck. Do a final inspection to check if you have packed everything. Decide to donate or throw away items you do not want. Lock all the doors and windows after you’ve moved out. Take all the personal stuff such as certificates, letters and pictures with you. At your new address make sure electricity and water are switched on. Make arrangement to have the place cleaned before you move in. Check and record the amount on the meters, this will help you to avoid paying for electricity and water usage of the tenant before you. Check and take photos of any defects o n; cupboards, doors and stove. Report any damages to your new landlord if they are any. When you unpack use the checklist to see if there is anything missing. Avoid putting all the boxes in one room when you unpack, place them in their room as per the label on the box. Have a box of items that you will readily need such as; toilet roll, tooth brush and your cellphone charger.
