WORKING TO MAKE EVERY BUILDING GREENER Welcome to the LEED® Canada Buildings-in-Review Supplement, the fifth in an annual series produced with SABMag. We work with SABMag on this publication each year because it is a great way of recognizing green building innovation through the lens of LEED certified buildings in Canada.

I am happy to say that in 2013 there were more Canadian projects certified LEED than in any prior year: a total of 574. This brought the total number of projects certified in Canada to 1,484. In addition, 598 projects registered to pursue certification, bringing the total registered and certified projects to 4,685.

We should all be proud of how far we’ve come over the past decade and be excited about where we are headed next. With the release of LEED v4 in North America and the official launch in Canada at the CaGBC’s Building Lasting Change conference in June, we are poised to take green building performance to the next level.

The CaGBC is pleased to work with SABMag to give professionals and contractors, building owners and developers, and manufacturers and suppliers the national exposure and recognition they deserve for being at the forefront of green building innovation. The Reliable Controls headquarters Annex includes rain gardens and an extensive bioswale system at the centre of the structure’s stormwater management and soil erosion strategy.

The system yields a 54% reduction in stormwater runoff from the LEED boundary.

Before entering the bioswales, rain is first captured in two 7.5 m2 cisterns and stored for flushing toilets and irrigation. No potable water is used for irrigation, and the building consumes

Acden Corporate Headquarters Acden Corporate Headquarters is the only building of its kind in Northern Alberta. Stantec designed the 44,000 square foot facility with energy efficient and environmentally responsible features including: living walls, water feature, Kalwall insulated glazing panels, high insulation values for walls and roof, automated energy controls and an underground cistern for rain water harvesting.

Karis Place 2013

Developing and building Karis Place provided a unique challenge in achieving sustainability goals as an important aspect of the project.

A difficult program and a modest budget made the pursuit of these goals particularly challenging in this building for low income, urban singles. The solution successfully integrates streamlined architecture with environmental performance ambitions through careful envelope design and a variety of passive strategies. As such it provides an example, not just to other publicly-funded housing projects, but to market condominium developments as well.

Karis Place provides rental housing as part of the BC Provincial Homelessness Initiative, which focuses on providing safe, secure and supportive housing for singles in response to the current homelessness crisis in Vancouver.

Sun Life Financial and Bentall Kennedy (Canada) LP believe that managing a real estate portfolio in a sustainable manner is critical to their success. As a show of market leadership, Sun Life Place became the first office tower in Edmonton to achieve LEED EBOM Gold certification.

Strategies and programs were put in place that helped the property achieve the following: • Sun Life Place uses 35% less energy than the national median • Over 55% of occupants use alternative transportation • 30,000 ekWh per year of energy savings • 202 tonnes of waste diverted With Sun Life Financial’s endorsement, Bentall Kennedy implemented several sustainable initiatives on site before the building had targeted LEED designation.

These included the installation of low mercury lamps throughout the building, a low voltage electrical switching program throughout the tower, energy efficient retrofitted chillers, new energy efficient boilers installed, thorough preventative maintenance program for mechanical and electrical systems, exterior lamps that minimize light pollution, and operations strategies that helped the building achieve an Energy Star rating in the top 20th percentile of similar building types.

HSBC Building - West Georgia Street, Vancouver

In April 2013, the Cadillac Fairview Corporation Limited marked Earth Month by announcing the LEED® Gold Certification of the HSBC Building, at 885 West Georgia in the Existing Buildings: Operations and Maintenance (EB: O&M) category.

The HSBC building was the second building to achieve LEED® Gold EB: O&M in Vancouver, BC. The HSBC Building was built in 1986 and is one of the most prominent office structures in downtown Vancouver. Consisting of approximately 470,000 square feet, the tower stands 24-storeys high with office and retail space, four levels of underground parking (435 stalls), and a large, spectacular atrium entrance. The HSBC Building is an integral piece of the Pacific Centre Office Properties.

In order to achieve LEED® Gold EB: O&M, the HSBC Building had to meet strict, measurable benchmarks and earn credits in five categories: sustainable sites; water efficiency; energy and atmosphere; materials and resources; and indoor environmental quality. Credits in these categories were achieved as a result of a detailed process of property operation enhancements, guided by the rigorous benchmarks established by Cadillac Fairview’s national and award winning GREEN AT WORK™ program. The program is comprehensive and was designed to establish industry leading standards and benchmarks for all Cadillac Fairview properties, both office and retail, in core sustainable disciplines.

“Achieving LEED® Gold EB: O&M is a testament to the dedication that we have placed on pursuing sustainability initiatives within our properties,” says Alison Kirk-Owen, Vancouver Properties, Energy Management Specialist. Cadillac Fairview plans to have all of its buildings within the Pacific Centre Office Properties LEED® EB O&M certified by 2015.

Commerce Valley Drive

Commerce Valley Drive – This 212,000 SF “Class A”, suburban Toronto office building was awarded LEED EBom certification at the Gold Level in early 2013. This achievement speaks volumes to the quality of the asset and LaSalle’s commitment to sustainability in the real estate industry.

70 University Avenue – This 238,000 SF “Class A”, downtown Toronto office building was awarded LEED EBOM Gold certification in June 2013.

Oshawa Bus Facility Durham Region is expected to grow at an unprecedented rate and GO Transit is working to ensure that we grow with it. Located in the Greater Toronto and Hamilton Area (GTHA), the population of Durham Region is forecasted to increase 50% by 2031.

To meet that increasing demand, GO Transit, Metrolinx’s public transit system, built the Oshawa bus services facility to centralize service to meet the changing needs of our customers and staff.

At more than 160,000 square feet, this facility is one of GO Transit’s largest full-service bus centres and is equipped to accommodate the growing number of bus customers in Durham Region.

The Oshawa building and site was designed and constructed to LEED standards to reflect GO Transit’s strong commitment to the environment and well-being of its employees and neighbours.

The new facility enables GO to make service enhancements which further Metrolinx’s regional transportation plan, The Big Move, making GO a faster, frequent and convenient transit option. Richmond Community Safety Building – Green Building 2013

The Richmond Community Safety Building, home to the Richmond RCMP, was designed and repurposed to meet LEED Gold Standards. The building previously serviced regional policing needs, which planned and conducted security operations for the Vancouver 2010 Olympic and Paralympic Winter Games.

The recycled structure was officially opened as the Richmond Community Safety Building in November 2011.

The Richmond Community Safety Building boasts sustainable features, including: • low-emitting materials that reduce or eliminate volatile organic compounds (VOCs) in paints, coatings and flooring, resulting in no “new building smell” • white roofing to reflect sun and heat, making mechanical system operations easier • solar panels to heat domestic water with clean, free energy • high-efficiency heat pump units to heat and cool the building. These units are also able to recover waste heat from the building’s cooling processes, diverting it to other building spaces that need heat • carpooling parking stalls and electric vehicle charging outlets As a result of sustainable choices made for the Richmond Community Safety Building, almost 1,200 metric tonnes (over 80%) of construction waste was diverted from landfills: • 784 metric tonnes of material was recycled.

• 360 metric tonnes of material was salvaged for reuse within the construction project.

• 50 metric tonnes of material was donated to other projects.

The building is a staple in community safety, also housing a number of other RCMP regional services such as the Integrated Forensic Identification Service and Police Dog Service. The Community Safety Building is the first City of Richmond-owned building to be LEED Gold certified.

Sainte-Marie among the Hurons 2013

As a National Historic Site, Sainte-Marie among the Hurons maintains a deep rooted connection to the land and environs surrounding Southern Georgian Bay. The environmental commitment to the management of the historic attraction has been carried through to the green, sustainable development of the new Administration and Maintenance Building which achieved LEED ® Gold certification in 2013.

“We are pleased that together we have attained LEED® Gold Certification,” said Bob Neally, Director of Project Services at Infrastructure Ontario. “Achieving this level of sustainability and environmental stewardship would not have been possible without a concerted effort by every partner on this project.”

Jan Gray, General Manager of Huronia Historical Parks (HHP) states, “The design and build process was managed with rateable LEED® categories front of mind. We achieved a 30% water use reduction, we managed to divert 88% of the construction waste from landfill and used materials that had 35% recycled content and were manufactured regionally.”

HHP notes the green building has improved the quality of working life and staff are thrilled to be in this new environment. HHP is communicating all the LEED® information on their web site, in a brochure, and via a video screen in the reception area. Jan Gray has also briefed several organizations contemplating LEED® certification for their proposed new building projects.

John Alley, MHPM Project Managers Inc. notes, “We are particularly pleased that the project earned points where they mattered most. The overall building efficiency and geothermal heating/cooling system will minimize operating costs and the Water Efficiency scores will reduce costs and minimize pressure on the nearby Wye Marsh.”

This project reduces greenhouse gas emissions, conserves resources and reduces dependence on costly, nonrenewable energy resources. TWIN FEATHERS 2013

Twin Feathers is a 4 storey, multi-residential apartment building comprised of 19 units ranging from one to four bedrooms, a common laundry room, storage facility, and bicycle storage. It provides students and families with affordable housing located in an area of Kamloops, BC that has easy access to transit, schools, the university, employment and community amenities. Each suite provides daylight to 80% of the space, and a very high level of occupant control over the lighting and ventilation of their suites.

The building is non-smoking, and tenants are provided with green cleaning supplies for in-suite cleaning and laundry. Kamloops Native Housing Society promotes the preservation of â&#x20AC;&#x153;Mother Earthâ&#x20AC;? as Aboriginal People.

The SRC built by Stó:lo Nation, is a 24,800 square foot three-storey office building located in the heart of S’ólh Téméxw (‘Our World; Our Land’), on the Coqualeetza grounds in Chilliwack, British Columbia (previous site of the Coqualeetza Residential School).

Achieving LEED recognition involved twelve professional engineering and design firms, most from the Chilliwack and the Fraser Valley.

As a result, the SRC is a technologically advanced, energy efficient and environmentally friendly building – providing for a healthier work place and natural environment.

When designing the Centre, the vision was to develop functional and beautiful working spaces that would allow for interaction of business, culture, education, and community services delivered by local Aboriginal organizations. The building features a library, Elder’s room, video conferencing boardrooms, language lab, archives, temperature controlled artifact storage and display gallery, and multimedia classrooms.

The Centre incorporated a stormwater management plan that helps keep rain and other surface water from leaving the site and more importantly helps filter all surface water before infiltration back into the ground. Three key design elements that helped the SRC accomplish this goal are the construction of the bio-swales, the use of permeable pavement and the extensive botanical gardens.

The building was designed to minimize water usage by 45% through the installation of water-efficient fixtures such as dual-flush toilets and low flow faucets and showers.

As part of the waste reduction strategy 95% of the demolition, land-clearing and construction waste was diverted from landfill.

For the occupants, easily accessible dedicated areas for the collection and storage of materials for recycling is centrally located within the building.

2013

In 2013, seven (7) of Montoni’s projects were certified under LEED® NC. On average, these buildings consume 30% less energy and use 30% less water than a conventional building.

During the construction phase, 80% of construction waste was recycled.

These projects were built using more than 20% of recycled materials and more than 40% of regional content.

The majority of these buildings also include vast green spaces, bike racks, water efficient landscaping, light pollution reduction measures and low COV products to name only a few attributes.

Since 2006, Montoni has built and obtained LEED® certification for more than 1,300,000 square feet. Another 2,100,000 square feet are on their way to certification.

In 2013, Montoni was awarded The Industry Leadership Award by the CaGBC in recognition of its tireless commitment to green building, the values of LEED® and sustainable development.

Cushman & Wakefield markham office

Cushman & Wakefield’s commitment to a LEED CI Silver designed facility and a change in corporate philosophy were integral to the design of their 13,000 sq. ft. office space. Collaboration, technology, flexibility and LEED principles drove the planning direction, along with the desire for a smaller footprint and occupancy cost.

The space needed to reflect C&W’s corporate image and be representative of the commercial marketplace in which the company operates. Westparks+Associates inspiration for the design centered around access to natural light, visual expansiveness, and creation of a planning module that worked on a universal scale.

The established LEED philosophy influenced all material and product selections.

ASSOCIATION DE LA CONSTRUCTION DU QUÉBEC, QC 2013

Designed to be modern, efficient and comfortable while having in mind the benefit of future generations, the new headquarters of the most important employers’ construction association in the Province of Quebec, was proudly recognised as the first LEED-certified building in the Borough of Anjou, in the City of Montreal. The Association in so doing wishes to set the tone for the rest of the construction industry.

East Port Properties - 122 Dorey Avenue Warehouse, Dartmouth, NS

The East Port Properties Dorey Avenue Warehouse is a multi-tenant warehouse facility located at 122 Dorey Avenue in Burnside Industrial Park, Dartmouth, Nova Scotia. This Design-Build building is a 63,180 sq. ft. Tilt-Up Concrete building with a 24 ft. clear height. Sandwiched panel walls, underslab insulation, and an R-30 insulated roof contributes to an efficient building envelope. The primary heat is supplied by a natural gas fired in-floor heating system, with supplementary natural gas unit heaters adjacent to loading bay doors. Site cast and erected concrete construction allowed the building to be constructed with a large volume of locally available materials, and a high percentage of recycled content through the reduction of Portland cement in the concrete.

No Irrigation Required The landscaping was designed to thrive in Nova Scotia’s climate. As a result, no irrigation is required to maintain the landscaping. Native and regionally adapted plants need less fertilizer, pesticides, and herbicides for maintenance, and no water other than what comes from the sky.

Innovative Wastewater Technologies and Water-saving fixtures Water use is reduced through the use of high efficiency fixtures. Plumbing fixtures were selected to reduce the amount of water used in the building, including dual flush washrooms, and low-flow hand wash lavatories and showers.

Energy Use and Renewable Energy System The two following significant design features help this building to be 46% more efficient than the MNECB reference building: • The primary heat is supplied by a natural gas fired in-floor heating system; • Occupant sensors for lighting controls; • Improved wall, roof, and curtain wall thermal properties; • Extensive daylighting strategies including clerestory windows and skylights.

Recycled Materials Used in Construction Using recycled materials into the building design reduces the environmental footprint from extracting/harvesting and processing virgin materials. Examples include structural steel and rebar that have a total recycled content (post consumer and post industrial) equal or close to 100%. Calculations for this credit reveal that the project achieved a recycled content percentage of 24.30%.

Regional Materials Used in Construction Using materials extracted and manufactured regionally reduce the environmental impacts of transportation and support local resources.

Examples include concrete materials from the local market; the farthest being located at 400km from the project site, at Belledune, New Brunswick.

Calculations for this credit reveal that 48.41% of project materials and products are extracted and manufactured regionally.

Daylight 75% of Spaces Advanced Glazing’s Solera® punched windows around the entire perimeter of the building, at 20 ft. high, provide up to 75% daylighting in the space.

This is enhanced by the supplemental Solera® skylights to make up for losses caused by racking inside the warehouse.
