Black Group Realty Ltd. Selling Principal
hello. It’s November. I know I’m not telling you anything you didn’t already know, but I just felt like I needed to actually write it down so I’d believe it myself! It’s hard to determine whether this has been the longest year in history, or whether 2020 has flown by. But here we are, so close to the end of the year. I have to say, being afforded the luxury of going away with friends over Labour Weekend, or heading out to a cafe for a coffee, or seeing the social touch teams playing on the city sports fields, you can’t help but feel fortunate to be living in New Zealand right now. And for us, that unique position has afforded us the luxury of being able to forge boldly ahead with our businesses including the two new Black Group offices we’ve opened in the past few months. With summer coming, we expect our Takapuna and Matakana offices to be flat out as people seek out the perfect properties to make the most of the warmer climate. You must have a look at our listing on Omaha Valley Road - it includes a huge workshop and an art gallery! We love unique listings, and there’s a few of them around at the moment to make our jobs really rewarding. Our feature property this week is a gorgeous lifestyle block in Clevedon, south of the city. Agent Maggie Gao says it’s one of the most peaceful spots she’s ever spent time at, and it’s easy to see why. As well as that, we hear from REINZ chief executive Bindi Norwell about the state of the market. Plus you’ll find our regular bevvy of gorgeous listings from across our team. Enjoy! 2020: A Record Year? REINZ chief executive Bindi Norwell shares her thoughts on the current state of the market.

THE BLACK BOOK.
At the beginning of 2020, everyone was excited about what the new decade might bring. Naturally, that brought with it a sense of renewed optimism about what was to come. Auction rooms were busy, we were starting to see price rises in areas that had been previously been flat, and there was a sense of anticipation that this growth in prices would continue for a few months. However, at the same time, Covid-19 moved from being something that no one had ever heard of to something that started to enter the daily lexicon, particularly as New Zealand’s first case emerged at the end of February - and we all know what happened over the coming weeks. Naturally, the first thing people did as Covid-19 cases started increasing in New Zealand was ask what the impact would be on the market. The obvious place to start making comparisons was the Global Financial Crisis, as that was the last significant financial event that impacted economies across the world. Initially, there were concerns that that the property market would be significantly impacted. An assumption was made that prices and sales volumes would fall dramatically as people were unable to view properties in person, and agents were unable to meet with vendors and potential purchasers face-to-face.
So far in 2020, for the first 8 months of the year, we’ve seen in excess of $43 billion worth of property sold across the country and in excess of $19 billion in Auckland.
Fast forward a few months, a significant level 4 lockdown and a secondary lockdown for the Auckland region, we now start to have a clearer picture of how New Zealand’s property market is faring thus far. So far in 2020, for the first 8 months of the year, we’ve seen in excess of $43 billion worth of property sold across the country, and in excess of $19 billion in Auckland alone. Last year, the total value of residential property sold across the country was in excess of $52 billion, and in Auckland it was in excess of $22 billion. Should the remaining three months of the year continue in a similar fashion, it’s likely we will see total value meet, if not exceed, last year’s total value. Just a few months back, suggesting that we could meet or exceed last year’s total sales value was inconceivable — especially when you consider that in April sales volumes were down 77.2 per cent when compared to the same time last year! Taking a closer look at sales volumes again shows that despite losing the best part of a month’s sales, we’re catching up. Last year, in the first nine months of the year, 56,094 properties were sold across the country. For the same period this year, 55,919 properties have been sold — just

175 properties short of last year’s tally at this point in the calendar year.
Agents are still reporting that lifestyle choices remain at the forefront of many purchasers’ decision-making.
The confidence we had going into Covid-19, Kiwis’ ability to respond quickly and positively to technology solutions, and the numerous stimulus measures provided by the Reserve Bank, have gone a long way to ensuring New Zealand’s property market has remained in good stead when there was high a risk that it wouldn’t. With the Reserve Bank’s focus firmly on ensuring the wider economy remains positive, we can expect a number of the macro-economic tools the Reserve Bank has introduced to remain in place for a few more months yet. And with forecasts of interests rates dropping even further in the coming months, this may bolster the market even more. The balance between supporting the economy and not having house price growth impact affordability even further is a constant challenge. Looking forward, at this point in time there are no signs that there will be much change in the property market in the next few months. Agents are still reporting that lifestyle choices remain at the forefront of many purchasers’ decision-making, be it a bigger house with a bigger backyard or a pool , or whether it’s an older couple who have made the decision to downsize. With the limited number of new listings coming to market and the total pool of available properties at its lowest level since REINZ began keeping records, many people are finding themselves waiting to list until they’ve already purchased somewhere new to move - thereby further exacerbating the shortage of properties available. We’re hopeful that as we get to the warmer months of the year, we might see an uplift in the number of listings coming to market, as people often see the summer months as a great time to sell, thereby easing the listings shortage, giving buyers more choice and reducing the pressure on affordability. One thing is for certain though — we’re not fully out of the woods yet. There may still be wider economic impacts to come, but the property profession is ready to deal with whatever comes our way. n

ADD VALUE WITH A LITTLE
D.I.Y
There are certain jobs you can tackle with little or no equipment that will add sales appeal to your home and give you a head start when it comes to listing your property.
“Before putting your home up for sale, it pays to spend a bit of time getting it in the best shape possible,” says Andrew Haliday, head of merchandise at Bunnings. “There are plenty of small DIY jobs that homeowners with basic skills can do to help give their sale price a boost.” Here, then, are the value-add home improvements that you can do yourself:
1.
A LICK OF PAINT
Haliday says applying a fresh coat is one simple but effective task you can do to give your home a “new-house” feeling and refresh a space. “Bathroom need a facelift? Completely freshen up the space by painting the tiles,” he suggests. Caleb and Alice Pearson, winners of The Block NZ in 2013, hosts of The Ultimate Reno in 2018, and founders of Pearson+Projects, an online resource for DIY enthusiasts, home makers and renovators, agree that a paint job is a great way to brighten up your home, and that there’s a reason why painting is at the top of the DIY list for most home renovators. “It’s a big impact project with relatively minimal cost and skill required. Painting or wallpapering completely changes the look and feel of a home, covering up any outdated design schemes, modernising and adding a new home feel,” Caleb Pearson says.

THE BLACK BOOK.
2.
KERB APPEAL
“It’s important to create a positive experience when a prospective buyer arrives at your property,” Haliday says. “Is your fence in good condition? Does the same paling keep falling off or perhaps it’s time to build a new fence? Maybe it just needs a fresh coat of paint? “Simple fixes can greatly improve the kerb appeal of your home.” Even changing the look and feel of the front door can make a statement, Pearson explains. “A makeover to your front door can create a strong first impression as well as bring street appeal to your property. This could be as simple as a fresh coat of paint and a new handle, or go the next step and add a digital door lock and video doorbell.” Stan Scott, the "Easy As" builder from Mitre 10, says the exterior of your property is a good place to start. “Stand in front of your house on the street and look at it as if you are a potential house hunter. Paint the fence, weed the garden, trim the trees, clear anything away from the house, lay new bark in the garden, plant a couple of feature plants, paint the window trims, give the house a light water blast, install a new letterbox, waterblast the driveway and fit a new front door or paint the existing one.”
3.
HAVE A CLEAR OUT
Haliday recommends looking at the rest of the house through a potential buyer’s eyes. “Doing a declutter to remove the mess and things you no longer use is a cost-effective and easy way to get your home looking its best. A good place to start is the kitchen or bathroom.” And while you’re at it, get the scrubbing brush out. “It sounds obvious but giving everything a good clean makes a big difference. Think walls, carpets and windows, and don’t forget the grout.” Block winners Caleb and Alice Pearson: "Painting or wallpapering completely changes the look and feel of a home." Smith agrees that your home needs to look like it’s well-loved and maintained. “Get rid of any rubbish, define garden borders, stain the fences, weed the garden, and clean the windows. Your home should be as attractive as possible not just for open homes, but for your listing’s photographs too, Pearson says. “Declutter, stage, style and clean. Arrange your furniture to maximise space and the positive features of your property.”

4.
EXPERIMENT WITH LIGHT & DESIGN TOUCHES The Pearsons advocate using design features and subtle finishing touches to help your home stand out, such as creating a feature wall within several of the rooms or using a designer light pendants - which don’t require installation by an electrician to create a focal point. Changing interior lighting options can be a simple trick to enhance the look and feel of a space, Haliday says. “Whether you want to add warmth and ambience, make a bold statement or accent a feature, there are plenty of options.” Maybe you could plan to frame some of those prints that have been sitting around for a while. “Adding a point of interest to a room, such as an artwork, can be an affordable way to add personality to a space,” Haliday says.
5.
OUTDOOR ACTIVITIES
One fun job could be rearranging your outdoor living space and planning some furniture options or new decking. “Us Kiwis love the outdoors,” Pearson says. ”And many of us will be walking around an open home wondering where we will put the barbecue to entertain friends, or where the kids can run around. An outdoor living space is a big value add to any property. Consider its connection to inside, flow between spaces and location on the property.”
REMEMBER: SAFETY FIRST “Before a project, take five minutes to think about where any risks are and what you can do to avoid these, and if [you can’t], then minimise this risk.” Always wear a dust mask when sanding or stripping old paint and do not get on the roof of your home unless you have a safety harness on, says Smith. In fact, leave any roof work to the professionals. “Ladder injuries by DIYers are one of the main causes of ACC claims in NZ, so make 100 per cent sure your ladder has good footing and is not too steep. Keep the area around the bottom of the ladder completely clear of any obstacles, and never attempt to do any electrical or plumbing work yourself.” n

THE BLACK BOOK.
When real estate agent Maggie Gao took on the Tourist Road listing, she knew she had something pretty amazing on her hands. “It’s lovely. It’s natural. It’s something special,” she says. But Maggie wanted to know first-hand just how special the home was, and knowing the current owners personally, she had the opportunity to spend the weekend on the nearly 5 and a half hectare property. “It’s just magic,” she marvels. “I got woken up by the cows! You’re so removed from everything else, that all you can hear are the animals. There’s something really peaceful about waking up that way.”
On one side you have this incredible, large pond, and it’s full of water lilies. It’s gorgeous.
It certainly makes Maggie’s job easy - this is a property she feels connected to, and she knows you will too. “I think I have a personal attachment to it!” she laughs. “It’s incredibly special. I see lots of lifestyle properties - from millions to 10 millions to even 30 millions - but this is something quite different. It doesn’t just have the land, it has everything going for it.” The original house was built in the 70’s, but over time has gone through a few facelifts to bring it to the magnificent home you see today. And that wow factor feeling begins the minute you arrive, opening the gate and driving into the expansive property. “There’s a big, wide, winding driveway lined with beautiful trees,” explains Maggie Gao, who’s listed the property through Ray White Takapuna. “On one side you have this incredible, large pond, and it’s full of water lilies. It’s gorgeous. Sometimes you can even see fish in the pond. And on the other is the cottage. So that just takes you slowly to the main house, to the entrance.” The main house is something to behold - it’s more than 500sqm on its own. It’s bold, and carries quite a presence when you arrive outside it. “There’s something really unique and amazing about it,” explains Maggie, as she walks The Black Book through the property. “So it’s four bedrooms and three bathrooms. Two of those are ensuites, plus a separate family bathroom and two separate toilets. That’s the main house.”
THE BLACK BOOK.

There’s a gorgeous high ceiling with a pitched roof, lovely wooden floors, and you’ve got that modern open living space.
But boy is there more once you’re inside. “Yeah, it’s really big!” smiles Maggie. “The bedrooms are all big double-sized bedrooms. And all the rooms inside the house open up onto the outdoor area.” Three of the bedrooms are grouped together at one end of the house, but the master is located at the opposite end, almost giving it its own wing. “There’s a second living area or a family room, but it also shuts off from the main living area, and can be used as part of that master bedroom wing, which just makes that whole space huge.” The bathrooms are all beautifully designed with a spacious feel - there’s even twin sinks in the master ensuite to ensure you can really make the most of the area.
But it’s the dining and living area that is at the heart of this home. “It’s beautifully open plan,” explains Black Group agent Maggie Gao. “There’s a gorgeous high ceiling with a pitched roof, lovely wooden floors, and you’ve got that modern open living space.” You’ll find stunning features like the overhead chandelier, or the exquisite marble island - everything to make this home feel luxurious. “The kitchen, dining and living all complete the one open plan space. There’s also a big sliding door that opens up to the outdoor patio area, which overlooks the swimming pool.” That pool area comes with its own cabana as well - perfect for entertaining family and friends on those long summer nights. There’s a large double garage attached to the main house, with its own wee secret upstairs - a fully functioning loft. “That can certainly be used as extra accommodation,” Maggie tells us. “Or it’s a large one bedroom, one bathroom and a lounge. That separation from the main house means there’s plenty of options”. But wait, as they say, there’s more. Remember the cottage we mentioned earlier, as you drive down the driveway? “That’s a fantastic space!” Maggie says. “So the separate cottage has two bedrooms and one bathroom. It’s hidden behind those trees, so you hardly see it.”

It just provides you with so much flexibility - a generously sized main house, a loft above the garage, and a separate cottage. “So recently we’ve had buyers come through who are two or three generations of the same family, and this house is perfect for them. They’ve come together and are possibly planning on living together in this house. So there’s also a bit of separation. You’re not all stuck in the one house together. So it’s perfect - you’re close enough, but living in separate dwellings. It’s really great.” But it’s the surroundings that really give this property its edge. “To me, it’s just the natural environment,” Maggie says with a twinkle in her eye. “I think you can always build a house with this level of luxury. But with this house, it’s the landscape. It’s the whole package. Those trees, the pond, the flowers - everything about it just makes it really special.” It certainly feels peaceful - like it’s your own private oasis. “Plus, look at the money! Imagine trying to get something like this for the price they’re after in a suburb like Remuera or Epsom. You get a lot for your money in Clevedon.” You certainly can’t argue with that.
