Firm Profile
Jonathan Rose Companies is one of the country’s leading owners, developers, and operators of affordable and mixed-income housing. Founded in 1989 with a mission to create a more environmentally thriving and socially just world, the firm develops, preserves, renovates, and owns communities that integrate environmental stewardship, social impact, and long-term economic performance. To date, Rose has created projects representing more than $5 billion in value and maintains a portfolio of over 19,000 apartment homes across 14 states and Washington, D.C. The firm is a fully integrated investment management, development, and asset management company, with affiliates in construction management, solar energy, mortgage finance, and title services.
We call this integrated model a Rose Community. A Rose Community combines high-quality, affordable housing, environmental performance, and intentional resident services to create stable, healthy, and resilient communities.
We are thoughtful about where we invest and the communities we create. A growing body of research demonstrates that where people live significantly influences their health, economic mobility, and life outcomes. We prioritize locations with strong access to transit, employment, education, healthcare, and essential services, and focus on markets that demonstrate environmental, social, and economic resilience. By investing in these resource-rich environments, we help preserve long-term housing affordability in areas that present high opportunity to those who live there.
Our social impact is delivered through our Communities of Opportunity program, we partner with residents and local organizations to co-create programs and shared spaces that expand access to health, education, financial stability, and social connection. This resident-centered approach strengthens wellbeing, fosters community engagement, and helps ensure that our communities support opportunity and long-term stability.
We strive to achieve positive environmental impact through investments in energy efficiency, decarbonization, water conservation, and non-toxic building operations, which help improve building performance, reduce costs, and support occupant health and comfort.
We invite you to join us in this work.

Since 2005, Jonathan Rose Companies has been making value-add investments on behalf of our funds, acquiring affordable and mixed income multifamily housing in transit oriented or walkable locations. Our work focuses on preserving long term affordability, strengthening economic and environmental performance, and enhancing residents’ quality of life.
We also expand the supply of affordable housing by acquiring market rate properties and converting them to affordable homes through voluntary deed restrictions, ensuring long term affordability. These efforts are paired with green retrofits and targeted capital improvements designed to elevate the resident experience while reducing energy and water consumption and lowering operating costs.
Through our social service programs, we connect residents with health, education, economic, cultural, and other supportive services, helping to create vibrant and thriving communities.
Over the course of six funds and over $1.4 billion of equity capital commitments, we have preserved federally subsidized and rent-restricted properties at risk of losing their affordability and created innovative, mixed-income rent affordability programs at properties that were previously unrestricted.
We are known for our regulatory expertise and track record for closing on complex asset and portfolio-level acquisitions. As a sponsor, we have market-leading access to the debt capital markets, as well as to low-cost, subordinated, second-lien debt from state and local housing finance agencies interested in preserving and expanding access to affordable housing. In addition, we regularly research and obtain grants and incentives to enhance our investments and deepen our impact.

Good quality, safe, secure and affordable housing provides the foundation upon which opportunity can grow. But thriving, healthy communities require more than the physical provision of a home. Our Impact Framework highlights the importance of environmental and social impact work in creating and sustaining Rose Communities – high quality, environmentally thriving, socially just and inclusive communities that enable people and places to flourish.
Our work is grounded in a deep commitment to enhancing social wellbeing and improving our ecological footprint. We establish portfolio-wide targets for our company, our investments, funds and properties to guide performance in housing quality, affordability, social impact and environmental impact.
To support this work, we have developed an Impact Management System that integrates the commitments, plans, implementation, monitoring, and evaluation strategies into a unified framework that guides our impact delivery process and improves outcomes for our communities.

By minimizing the climate and resource impacts of our portfolio, we create properties that are not only resilient and future-proof but also promote the health and well-being of our residents. Our approach integrates leading green building certifications to guide both design and operations, helping ensure environmental benefits that reduce operating costs, enhance stability, and improve resilience.

• Climate Resilience
In new developments, we employ advanced techniques such as all-electric, high-performance design, and resilient construction with renewable energy and storage options, setting new benchmarks for sustainable, affordable, and mixed-income housing. These retrofits include cost-effective upgrades such as LED lighting with sensors, low-flow water fixtures, enhanced insulation, and improved air sealing. Using a data-driven approach, we monitor and analyze environmental performance across all properties, identifying further opportunities for energy and water efficiency.
From pioneering projects to ongoing operations, we are committed to creating scalable, replicable models that drive impactful change.
