I joined this commercial laundry warehouse project as Job Captain and Lead Designer during CD, when the client requested that the previously developed building design be relocated to a new site. I updated the existing Revit model and adapted the documentation while maintaining the original building design and plan layout.

LAUNDRY SITE PLAN
Following the site relocation, the project underwent two major redesigns driven by evolving client requests. The first focused on activating the street-facing side through program reorganization, adding dedicated medical laundry rooms, a new covered lanai, and roof and exterior studies. The second explored an expanded healthcare textile (HCT) processing area through two operational workflow options, with corresponding plan, equipment, and exterior studies.

RICHMOND CENTRE Mixed-Use, TOD + Urban Design Redevelopment in Canada Company: CallisonRTKL Role: Designer Phases: SD 3D STUDY MODEL
The redevelopment of Richmond Centre is a large-scale Transit-Oriented Development (TOD) transforming the former shopping center into a dense, mixed-use urban district in Richmond, BC. Phase 2 builds upon the Phase 1 master plan with five mid-rise residential towers, ground-floor retail podiums including a grocer, new streetscapes, and connected public spaces over an existing multi-level parkade.
MALL PORTE COCHERE
I joined Phase 2 as a Designer, working alongside the Design Architect at my firm and coordinating with the lead design architecture firm to develop the design within the established master plan. My work focused on adapting the existing parkade to accommodate the new residential district while resolving relationships between the parkade structure, retail podium, grocer, and residential tower cores. I worked within the existing structural grid, coordinated 3D Revit models, and collaborated with the design team to resolve project constraints.
RICHMOND CENTRE R i chmond - Canada
Through SD, I continued developing the streetscape, public realm, residential and retail interfaces, and connections between the components of Phase 2, balancing the existing infrastructure with a new pedestrianoriented mixed-use district.

Since each district was developed by different members of the design team, close coordination was essential to maintain continuity across the project. I worked with the design team to ensure transitions between districts, streets, and public spaces flowed together cohesively while maintaining the distinct character of each district.

Majid Al Futtaim’s vision to provide memorable experiences for their customers is further demonstrated through developing a remarkable hotel network that links seamlessly with the company’s shopping malls. Majid Al Futtaim Properties own 12 hotels totaling nearly 3,000 rooms, thus enabling direct accessibility to a wider international demographic that attracts more than 1.2 million guests annually. All these achievements have been founded on a commitment to economic and social development across our regions. With each mall, hotel, office and living space that we
deliver, the company continues to prove its genuine desire to bring a balance of excitement and stability to its customers and to the communities in which we live and operate. The Majid Al Futtaim Property Vision for the North Growth Corridor in Riyadh is to create a vibrant urban precinct integrated into the emerging north of the city. A super-regional mall, anchored by leading international retailers and a 30,000 square meter unique leisure experience will sit at the core of the offering, thereby creating a unique destination that will be enjoyed by Riyadh residents and visitors alike. Mall of Saudi will be the Kingdom’s flagship destination for retail, leisure and entertainment, offering Saudi Arabia the most prestigious stores as

The strategy here is to allow for driver drop-off and pick-up at all of the mall entrances. A rather remote (from a customer perspective) parking field is assigned for driver waiting and services. Compound bus drop-off and pick-up will be located at a single north entry location so as to limit conflicts with customer vehicles and provide a single point of drop-off and pick-up that is particularly desirable for time scheduled bus transport.

The northwest edge of the mall site is bordered by a series of hospitality parcels and the northeast edge by a large office parcel. The thinking here was to border the north of the mall with commercial and hospitality properties that serve two functions; one, to create a series of synergistic uses adjacent to mall and two, to create an urban buffer between the mall proper and the planned north-side residential community. A third benefit is that because this northern line of hospitality and office parcels are isolated from adjacent parcels (and thus not subject to “overlook” concerns), additional height of up to 15 stories was granted for these parcels by the local authorities.

The south hotel site was located adjacent to the southwest park to encourage hotel views of the park as well as to limit tower “overview” concerns of neighboring parcels. The luxury hotel is located immediately adjacent to the mall entry to allow for a direct passage from the Luxury Court to the hotel lobby. The family hotel is located immediately adjacent to the snow park allowing for access to the mall through the themed snow park arrival experience and to allow a few specialty rooms to be placed along the cold wall with views into snow park. A third hotel element, the recent addition of a large ballroom-conference facility, has been located at the south edge of the snow park to allow the pre-function and public space of the ballroom facility to overlook the snow park. As such, the snow park begins to take on the aspect of a snow globe, viewable from three sides; the mall and mall restaurants on the north, family hotel rooms on the east, and ballroom pre-function circulation on the south.

An axis was established that linked the southwest open space with the Friday mosque at the north-side community. The conditioned pedestrian link between the two sites has evolved into the three jewels of the Luxury District of the Mall. This was considered an important urban planning gesture both by MAF and the Riyadh authorities to link the north-side community (the Friday mosque and the surrounding open spaces in particular) with the symbolic front-door open space at the southwest of the project.

Key Master Planning Elements:
L S N O W PA R K
Perhaps one of the most important aspects of traffic in Riyadh is the legal constraint preventing women driving or traveling unaccompanied by a male relative or husband. This has led to a long and established tradition of private drivers. This means that plans must address driver drop-off at any mall entrance, a place for drivers to park and wait (with accompanying prayer and wash facilities) and finally driver pick-up at any mall entry. Related are the extensive use of small private compound buses to reach larger public facilities such as malls. Similar to private drivers is the need to park the buses and provide wait services for the drivers.
Down to Ground Level Up to Level 2
The park frontage at the southwest corner of the site was originally envisaged as a visual and celebratory open space intended to enhance the urban character of Riyadh.

Further, taxis are currently a particularly undeveloped transportation option in Riyadh. Allegorical evidence suggests that taxi services are likely to improve by the time of the mall opening, the prevailing sense remains simply “it has to get better than it is now.” We are planning for major taxi stations at the south and west sides of the mall with the expectation that if and when taxis in Riyadh become a reliable and trusted means of transportation in the city, the mall will be in a position to encourage their use and adjust to shifting transportation trends.
The mall program was later revised to its current GLA, nearing a 270,000 sq m configuration stretched out to two floors (with Level 3 boxes accessed from Level 2) with an additional 30,000 sq m GLA at Level 3, phase 2.

I S H B I L I YA H
The city of Riyadh has initiatives, plans and visioning for various modes of mass transit which are projected to be in operation at the time of the mall opening. The Riyadh “metro” train system has no stations planned near the site. The closest station would be 2 km due south of the site. The strategy is to plan for a major bus thoroughfare along Thumamah Road, as well as, encouraging bus traffic within the MAF master plan.
The mall parcel is 408,000 sq m and was originally sized to accommodate a 300,000 sq m GLA mall on three floors (200,000 sq m on two floors phase 1 and an additional 100,000 sq m at Level 3, phase 2). In addition, the program is supported by a unique leisure experience of 30,000 sq m with free-standing food and beverage offerings.
MOSQUE
AIRPORT ROAD MALL OF SAUDI
Riyadh is a private automobile centric city. As such, MAF has identified the need to provide 4 cars per 100 sq m of GLA. This ratio is double the usual international standard for car spaces in shopping malls and takes into account the heavy use of drivers and compound buses in Riyadh, as wells as, an optimistic forecast for taxi usage in the future. The mall is supporting parking approximately 10,800 cars with a future-proofing cost included to add a deck to the west garage which would add up to 1,200 additional cars accommodating the addition of up to 30,000 sq m GLA of phase 2 retail.
Within the emerging North Riyadh Development Corridor, the Mall of Saudi is one of the 18 key parcels of MAF’s extensive branded projects. The mall parcel was placed to capture 500 meters of frontage on Thumamah Road; the major east-west highway that links with Riyadh in the southwest and the airport in the northeast.

The strategy is to create a left turn fly-over on Thumamah Road, a series of shorter, right turn loops within and, at the edges of the MAF master plan, dramatically reduce the need to navigate the normal 2 km Riyadh superblock. The idea is simple convenience; make the Mall of Saudi the easiest mall to get into or out-of in Riyadh.

Traffic Concept
Riyadh is a right-side drive and right turn city. Left turns are rarely permitted and often points of particular congestion and danger. North Riyadh is a city built on a 2 km grid, the 70 m deep perimeter of each 2 km block is populated with low scale commercial buildings and the inner block typically dedicated to single family residential buildings. This context highlights drivers in Riyadh are accustomed to traveling up to 7 km to drive to the other side of a major thoroughfare.
VISIBILITY AND ADDRESS
well as new brands making their debut in the market. Gravitating around the shopping mall, the three internationally branded hotels, range of service apartments and commercial buildings will create a world-class destination of unparalleled quality and value. Two dedicated free-flow traffic ramps and flyovers will provide connectivity with the City of Riyadh and the development. These will also link directly into the shopping mall as well as feed a new landscaped boulevard accessing a mixed use and residential complex that will emerge behind the shopping mall. The entire development is sprinkled with parks, open spaces, street retail and restaurants, creating a cohesive destination for the people of Riyadh.

MATERIALS
Exterior Concept The exterior architecture of the building is largely understated and simply constructed, insulated plaster with an elegant, triangular light motif at its most visible corners. As most of the mall is shielded from major roadway view by other master plan building parcels. There are however four key exterior points that require specific architectural attention:
As my first project, I worked on a 324,520-SM mixed-use development in Saudi Arabia, comprising a large-scale retail and entertainment center and hotel. I supported the design team through Concept and SD, contributing to design deliverables, client presentations, and retail planning.
The north and south valet entry points along the master plan northsouth axis are each crafted into an “arms-outstretched” welcoming arc to make clear a formal urban point of entry. These two locations are unique in their use of stone veneer to add to the sense of solidity as well as a more elaborate vertical lighting concept to make the mall valet entries the brightest part of the building at night to reinforce the formal and symbolic point of mall entry. The remaining two areas of exterior consideration are the exterior dining terrace of the food court at the northeast corner of the project and the south garage approach from the Thumamah Road fly-over. The dining terraces utilize a shade trellis and a north facing greenwall to create an urban escape for the guest’s dining experience during the more enjoyable months of the year. The south garage facade is partially skinned with an illuminated perforated metal screen to formally announce Mall of Saudi vehicle arrival to the site.

Traffic along Thumamah Road to the south arrives by either right turn or by left turn fly-over into the southern garage. The right turn along the street leads directly into the main field of parking under the mall or directly into the west garage. The fly-over splits to allow easy distribution to four points; Level 1 and Level 2 mall south deck parking, as well as, direct ground level access to both the main under mall parking field and the front door mall valet. Traffic north bound on Abi Bakr As Siddiq Road can right turn onto the north edge of the development and right turn south directly into the main ground floor parking field from the north.

Luxury Shopper Experience The luxury shopper experience is first and foremost founded on the brand collection of the district. To add value to this experience, the storefronts are 4.75m tall at the Level 1 mall but grow to 5.75m and 8.0m at the Level 2 mall.
The two courts that anchor the luxury loop are the Luxury Court and Gold Court of the mall and are rendered in decidedly elegant, feminine sensibilities of color, form, and material. The color palette is an array of soft metallic and mirror gold tones with gold leaf accents. The flooring is conceived in warm local (or as near to local as can be achieved) gold vein granite, quartz or possibly highend white slab porcelain tile with delicate gold veining. The Luxury Court volume is identified by its heroic jewel-faceted skylight that reaches 30 m above the Level 1 mall floor. The stated design brief was to create a modern, 21st century version of the glass atria at the Mall of the Emirates.

Retail Planning Concept
Guest Experience
MAF retail planning is a study in efficiency. The target retail efficiency for the Mall of Saudi is 70%. Excluding the ULO and energy center we are currently achieving 72.8% efficiency.
To ensure the complete guest experience, a comprehensive approach to design must reflect a strong vision that extends naturally from the MAF brand and aims to meet the property’s strategic objectives. The overall guest experience is of the MAF standard, high quality and high value.
The concourses are straight and geometry orthogonal so as to maximize retail, parking and construction efficiencies with leasing flexibility being paramount, above all other design or concept considerations.
A truly successful development becomes an extension of MAF’s brand identity. Every guest interaction creates a positive impression and builds loyalty.
Currently, the mall width is 10 m typical with 4 m at the upper retail concourse. Further efficiencies have been considered (reducing the concourse to 9 m or 8 m with the upper concourse reduced to 3.75 m but these have, to date, been rejected based on MAF market research and allegorical evidence that suggests wider concourses would be preferred by Saudi shoppers. The counter argument for improved efficiencies is that Saudis visit Dubai and seem to have no special aversion to the narrower Dubai dimensions.
The Mall of Saudi, a landmark mixed-use destination, will cater to the residents of Riyadh, the broader Saudi community and the MENA tourism market. A true community-based destination, new and uniquely Saudi; the mall is a reflection of the Saudi way of life.
The footprint of the mall is particularly large, nominally 300,000 sq m of GLA stretched over two floors. The north and south concourses each extend more than 600 m and the travel distance around the concourse loop is one mile.
Key to the unique sense of place is the sense of social order founded on family, a single theme articulated in a number of differentiated forms and patterns but always a part of a single familiar whole. This particular approach to design is decidedly contrary to current trends in architecture that emphasize international brand above place. This distinctive design approach will add to the value in providing a modern but unique sense of place to the Mall of Saudi.
The retail concept is to create three leasing districts: a luxury loop at the west, a value loop at the east, anchored by Carrefour, and an adventure court between the two, anchored by the snow park and possible future Cinema.
The three primary districts – Luxury, Adventure and Value – each carry distinctive elements to cue the customer subtly to their location within the mall by modifying the volume, the ways natural light is introduced to the space and the general color palette.

The Adventure Court (sometimes referred to as the Father Court) is a large court anchored by the snow park, crafted with masculine sensibilities and in the guise of a metaphorical ice cave. The forms of the “cave” are reinforced by the use of ice-blue porcelain tile flooring, appearing irregularly cut and representing a cracked ice motif (though using a cost-effective pattern). The ceiling is highlighted by a series of mirror-like ice blue spandrel glass panels (alternately ultra-reflective automotive painted metal panels). Concentrated food and beverage units with views into the snow park and into the concourse, as well as a possible future cinema and entertainment-themed music and electronics retail, help to flush out the Adventure Court as a dynamic and engaging shopper experience.

I took ownership of developing the Executive Summary book, organizing project information and visual materials into a cohesive presentation that was well received by the client. I also contributed to design studies for the exterior of the ski slope and luxury restaurant area at the main entrance, with elements of my design incorporated into the final concept.
The luxury experience is composed of a loop anchored by two courts and accessed by a separate super-luxury diamond shaped court at the south valet entry. Additionally, the luxury hotel has direct guest access to the Level 1 Super-Luxury Court.

Stage - 80 sq m
The value shopping experience is centered on a 15,000 sq m Carrefour at the Level 1 mall. This is the classic MAF mall; clean, modern and a little playful. The idea is a simple white on white palette with MAF standard white amalgam flooring with black amalgam edging. The district is filled out with a 30 tenant (3,000 seat) food court, a Magic Planet, Little Explorers and a second, as yet to be identified, Family Entertainment Center (FEC).
Outdoor Terrace
The shapes and form-making of the two courts leading to the Carrefour are in character with the other parts of the mall, utilizing a more playful arrangement of triangular skylights and ceiling forms, intended to be reminiscent of more transient daily materials such as folded paper or artful children’s crafts. While the Luxury Courts are all about aspiration, the Adventure Court about a special night or weekend experience, the Value Courts are all about the pleasant and comforting rhythms of daily family life in the Kingdom of Saudi Arabia.
Vestibule
The food court has been designed with hanging screens and directional natural light to break up the large area into human-scale spaces. The wide variety of seating modules allows flexibility to divide the food court into singles and family eating areas as required. Triangular skylight opening
