Since 1969, Rogers-O’Brien has firmly established itself as a leading general contractor in Texas by providing a wide range of preconstruction and construction management services. Rogers-O’Brien is family-owned, with the third generation leading the company’s operations. The family attitude extends throughout our strong management team, many of whom rose up through the ranks to management. To our offices in Austin, Dallas and Houston, we have also actively recruited a forwardthinking new generation to energize us with knowledge of new tools, techniques and approaches to continually improve the way we deliver services. Others who have joined us in the past decade are seasoned construction professionals, hand-picked for their ability to grow the firm. This controlled growth approach has resulted in $1.5 billion in construction volume over the past five years.

SAFETY At Rogers-O’Brien, we always put safety first, believing it is our duty to provide the safest possible workplace for our employees, jobsite partners and clients. Our dedicated safety personnel directs our proactive approach to environmental, safety and health programs that Rogers-O’Brien has refined over the course of four decades.

Our program includes customary requirements such as background checks and drug screening for all new employees; subcontractor compliance with our substance abuse policy and safety procedures; and maintaining a minimum level of OSHA 30-hour safety training for all management-level personnel. We also assign each new employee a work partner until the safety director has completed an assessment of that employee and identified his/her training needs.

We have a long-established partnership with OSHA to identify and eliminate potential hazards in the industry and establish the safest environment possible for our subcontractors.We consistently maintain an Experience Modification Rate (EMR) well below industry average. Rogers-O’Brien won 2nd place in the National AGC Construction Safety Excellence Awards Competition and has won the ABC Safety Star Award for two consecutive years.

COLLABORATIVE PROJECT PLANNING The mission of Collaborate Project Planning is to proactively impact project cost and schedule through creating a higher level of document detail by conducting team constructability reviews during early document development.

Rogers-O’Brien Construction implements Collaborative Project Planning (CPP) on all of its projects. This is a fresh approach to our preconstruction delivery process greatly benefits many of our projects. CPP focuses on engaging with the architect, its consultants and Owner immediately and intensely after our selection to most effectively prepare for the commencement of construction.

During our constructability review, we provide more detailed information that assists the design team, RO’s preconstruction professionals, our trade partners and their personnel to more effectively and accurately prepare estimates and field documentation. By engaging in this effort early, it will significantly reduce the need for RFIs and lessen the need for architect changes to the design documents.

TECHNOLOGY DRIVES QUALITY An early adopter of Building Information Modeling (BIM), Rogers-O’Brien actively uses technology to enhance team collaboration and achieve operational efficiencies, faster project delivery and lower total project costs.

Our staff includes recognized industry leaders in BIM that have authored national journal articles and presented to international audiences. Our technology team keeps current on BIM software such as Autodesk Revit and Navisworks; Innovaya to generate quantities and costs directly from either architect’s electronic files or our internally built models; Timberline estimating software to develop and analyze project costs; and Primavera products for scheduling. This technology team also manages our online portal for all team members to distribute and electronically review project data and documents.

Virtual models are used by superintendents to show work crews exactly how completed work should look; IPads are used in the field to compare in-place construction to virtual models and quickly resolve any variances.

Subcontractors can pre-fabricate MEP systems, wall sections, or even entire rooms based on the model, reducing job site labor and clutter.

At project completion, information-rich 3D as-built drawings act as a virtual operating manual.

Both buildings 09 & 10 are complete data centers with four (4) 4.6 MW colo rooms (8 total). Each building will have a total IT capacity of 18.4 MW, totaling 36.8 MW. Each colo is powered by three (3) 1.46 MW electrical and UPS line ups (cells) located in adjacent electrical rooms. Each building will have two (2) MDF rooms, and one Facility Ops/ Administration.

Phase I includes 86,297 SF build-out of Data Hall including 40,000 SF of white space. 2.25 MW Day 1 with infrastructure included allowing immediate expansion to 4.5 MW. The 29,733 SF interior finish-out includes office, main lobby and corridors of existing shell building.

CYRUS ONE Building II

Building II started as site retaining walls only for two new building additions adjacent to the current site and then evolved into the entire Building 2 facility including data center fit up complete in 7months. A project of this magnitude has never been done in this time frame.

This tilt-wall and precast structure houses a single tenant (Fortune 100 client) with 18 MW of critical load, totaling 188,617 SF. With a 7month schedule, this ground-up project was completed on time from start to a fully commissioned data center with 4 months of around-the-clock construction.

To reduce noise to an adjacent residential neighborhood and two separate utility yards, 30’ tall sound barrier walls were installed on the entire west side of the project site. These walls consisted of poured-inplace concrete, tilt panels and precast at various areas of the building to remain within the sound ordinance levels.

This 2 - story building includes: • 16 - 2.25 MW generators • 48 - 750KW UPSs • 96 - 600A STS/PDUs • 16 - 425 ton roof mounted chillers • 48 - 6,000 cfm CRAH units

Other upgrades include the addition of acoustical panels at the generator yard for sound attenuation and installation of a new air purge system to tie-in with gas cylinder Fire Suppression System.

story Computer Wafer Fabrication facility. The building is designed around a 65,000 SF clean room with support area of 455,000 SF for systems servicing the clean room function. Additionally, a five-story Administration Building of 120,000 SF was required for the administrative functions of the clean room. Also included is a chemical dock and a deionized water building.

This complex, totaling 650,000 SF is connected to an existing operating clean room facility - DMOS 5 Phase I and required a 12-month construction schedule.

DMOS 5 Phase II is an addition to Phase I, which was also completed by RogersO’Brien.

SAMSUNG

SEMICONDUCTOR U-FAB FACILITY AUSTIN, TX

The Project Team also contributed to supervision of the project overall project including mechanical QA/QC, and structural and architectural Quality Control.

SETON MEDICAL CENTER DATA CENTER UPGRADES AUSTIN, TX

This two-phase project, totaling 3,195 SF, included replacing the existing HVAC unit
